Currently there are 35 single family homes on the market in Millis. The houses have an average list price of $517,000 and an average market time of 209 days. There are five properties available for $300,000 or less. On the upper end of the scale, there are five properties listing for $700,000 or more.

In the last week one new single family home came on the market. It was a 3 bedroom, 10 room contemporary on Forest Road. One single family home went under agreement. It was a 3 bedroom, 6 room ranch on Morse Avenue.

One single family home were sold in the last week in Millis. It was a 3 bedroom, 6 room contemporary on Forest Road that sold for $440,000.

There are currently 14 condos on the market. The condo average list price is $294,000 with an average price per square foot of $171. Average time on market is 302 days. No new condos came onto the market in the last week. No condos went under agreement but one was flagged to go under agreement soon.

Three condos were sold this past week in Millis. The first was a 2 bedroom townhouse on Key Street that sold for $216,500. The next was a 2 bedroom townhouse at Pondview that sold for $199,250. The last was a 2 bedroom townhouse on Pine View that sold for $228,000.

Be Cautious About Giving Info to Census Workers

With the U.S. Census process beginning, the Better Business Bureau (BBB) advises people to be cautious. The major concern is that individuals don't become a victim of fraud or identity theft.

The first phase of the 2010 U.S. Census is under way as workers have begun verifying the addresses of households across the country. Eventually, more than 140,000 U.S. Census workers will count every person in the United States and will gather information about every person living at each address including name, age, gender, race, and other relevant data.

The big question is - how do you tell the difference between a U.S. Census worker and a con artist? BBB offers the following advice:

** If a U.S. Census worker knocks on your door, they will have a badge, a handheld device, a Census Bureau canvas bag, and a confidentiality notice. Ask to see their identification and their badge before answering their questions. However, you should never invite anyone you don't know into your home.

** Census workers are currently only knocking on doors to verify address information. Do not give your Social Security number, cre dit card or banking information to anyone, even if they claim they need it for the U.S. Census. While the Census Bureau might ask for basic financial information, such as a salary range, the Census Bureau will not ask for Social Security, bank account, or credit card numbers nor will employees solicit donations.

Eventually, Census workers may contact you by telephone, mail, or in person at home. However, the Census Bureau will not contact you by Email, so be on the lookout for Email scams impersonating the Census.

Never click on a link or open any attachments in an Email that are supposedly from the U.S. Census Bureau.

Many times I get asked.. .what is the difference between a short sales and a foreclosure?

My short answer is, in a short sale. . you are selling your home, in a foreclosure. ..you are losing your home.

What is a Short Sale?

A short sale occurs when the sales price of a property is too low to pay off the mortgage balance(s) and all other necessary selling expenses (closing costs, other liens or judgments, etc). In this case, a lender may agree to accept less than what they are owed to allow the sale to proceed. Although there are exceptions, lenders will usually require some proof of a financial hardship before agreeing to discount the outstanding mortgage balance. There are also many other criteria that lenders consider in the decision to approve a short sale and that approval must be received for a sale to occur. Approvals are usually obtained by communicating and negotiating with a bank's loss mitigation department. If approved, the lender receives the proceeds from the short sale. Although the sellers receive no proceeds, they are usually relieved of at least a sizable portion (and many times all) of the mortgage debt.

What is Foreclosure?

A short sale is not foreclosure. In fact, a short sale is a means to prevent foreclosure. In Pennsylvania, foreclosure is the legal process that banks must follow in order to have a property sold at a Sheriff’s Sale to recoup the debt owed to them by a defaulting borrower. The Sheriff’s sale is the ending event of the foreclosure process and often takes 4 months or more from the initial filing of a foreclosure complaint by the lender. Because of the legal fees, filing fees, Sheriff’s fees, and months of accruing mortgage interest, foreclosure is a very expensive process for the lender. In many cases, a bank would rather take a smaller loss via a short sale rather than risk an even greater loss after foreclosure. This is especially true if a short sale can be completed before foreclosure is initiated and foreclosure costs start to accumulate onto the debt owed to the bank.

Bad Chimneys Don't Always Need Repair

Most homes in Minneapolis and Saint Paul are old houses with masonry chimneys. When these masonry chimneys go bad (and they all go bad) the repair can be very expensive. If you call up a chimney contractor to see what can be done about it, they'll tell you the chimney needs repair, just like an orthodontist will tell you your kid needs braces. Repair is just one option. The other option is removal.

When chimneys are badly deteriorated, sometimes it just makes more sense to tear the chimney down below the roof line instead of repairing the section that sticks up above the roof. The benefits of doing this are lower repair costs, less exterior maintenance, and less chance for leakage at the roof. Chimneys are notorious for leaks, both through the top and at the roof flashing.

If you're thinking about tearing a chimney down below the roof line, the chimney must be located in the middle of the house. If the chimney is located on an outside wall, the fix wouldn't simply involve removing the chimney below the roof line - it would require complete removal of the chimney, which might be cost prohibitive. I counted houses around my neighborhood in Minneapolis (Bryn Mawr), and about three out of four houses has a chimney in the middle of the house.

To remove the chimney below the roof line, the chimney must also be abandoned, or only be used to vent gas appliances that are connected to a metal flue liner. If the chimney is completely abandoned, it's a no-brainer; it's not doing anything, just get rid of it.

If the chimney is being used to vent gas appliances such as a furnace / water heater / boiler, that vent will still need to penetrate the roof to carry the exhaust gases to the exterior. Just make sure that all of the gas appliances are properly connected to the vent!

It used to be common practice to connect the furnace to a metal vent that ran inside the chimney, while the water heater would be connected only to the chimney, where it would use the annular space around the furnace vent to carry exhaust gases to the exterior. If you see the water heater vent connector entering the chimney separately from the furnace or boiler, this is probably what is happening. That's what you're seeing in the photo below - the smaller vent connector that I outlined in red comes from the water heater.

The diagram below shows the same thing - click for a bigger version.

If you have an installation that looks like this, you should have it fixed, whether you plan on tearing down your chimney below the roof line or not. Allowing the water heater to vent in to the annular space in the chimney will allow the corrosive exhaust gases to damage the chimney walls, and water heaters usually don't draft properly when they're installed this way... but I digress. More on this topic another day. Back to the chimney.

If the chimney is removed down below the roof line, be sure to seal up what's left of the chimney inside the attic space, to prevent the chimney from doing what it does best - bringing warm air up! If the chimney ends below the roof line, it will act like a huge attic bypass, allowing heat to escape in to the attic. If the chimney is abandoned, seal off the top completely. If the chimney is still used as the chaseway for a gas vent, seal off the area between the chimney and the vent with sheet metal, and use high-temperature caulking to make it airtight.

No more chimney maintenance!

How To Buy Edison For Sale By Owner (FSBO) Real Estate in New Jersey

There are a few misconceptions about buying Edison for sale by owner real estate (FSBO) in New Jersey

Seller Isn't Serious

Some buyers think that the seller isn't serious about selling the house, that they're just testing the market. While this is true in some cases, most sellers will accept an offer that is close to the asking price at any time.

Sometimes Edison for sale by owner real estate will sit on the market for a while. This may be because the owner is not open to negotiations on the sale price. More often, it's because the owner doesn't have the experience showing homes to potential buyers that a real estate agent does. A typical owner isn't likely to have the time to properly market the house. If there aren't enough buyers looking at the house, it's going to be harder to get a good purchase offer.

Real Estate Agents Can't Help

Some buyers believe that real estate agents can't help negotiate the purchase of a FSBO. That's not true. If you find an Edison FSBO you're interested in, whether you find it because you drive by it or see it in an advertisement, let your Edison real estate agent know. Real estate agents can represent your best interests when purchasing Edison FSBOs, just like they do when purchasing homes listed with real estate companies.

If you do happen to come across an Edison for sale by owner that you just love, you may need to include several things in the purchase offer to protect yourself. These include:

Home inspection required that shows there are no significant defects or pest infestations in the house. Make sure you hire a credentialed home inspector; you do not want to buy a house that needs major repairs without knowing about it...
Appraisal of the home is a specific value. You don't want to agree to buy a house for more money than it's worth.
Clear title on the property.
Seller disclosures. The seller is required to give you all the same documentation you would expect to get from an agent-represented seller.
Mortgage approval.

With a for sale by owner, you never want to give the earnest money check directly to the seller. A third party, like a real estate broker or title company, should hold on to all earnest money. If you give the money to the seller, you may lose the ability to determine how the money is used.

Black Friday Shopping - It's A Sporting Event! What Are Your Plans?

Ok, I know at least a few of you will be joining me the morning after Thanksgiving!

This is a yearly tradition in my family. It's ALMOST as important as the Turkey. I shop for my children, my nieces and nephews, and my extended family. Sometimes I even manage to wrap up the entire holiday in one day!

So there I'll be, shivering in the cold at about 3:30 am. Hopefully my hands will be wrapped around a nice, hot cup of coffee, but there are no guarantees. I really think Starbucks should open at 3 am on this special day! :)

What are my Black Friday "don't miss" places to go?

Depends on the ads, but here goes:

- Kohl's, always lots of good things

- WalMart, kids clothes and videos

- ToysRUs, of course! But the longest lines are always there, beware...

- JCPenney, some special jewerly for my mother

And perhaps a few more after that.

Existing Home Sales Rise to Highest Levels Since 2007 in October

Existing Home Sales Rise 10.7% Above September Sales

And Home Sales Are Up 23.5% Above October 2008 Sales

A large portion of sitting inventory moved across the nation in October 2009.

Existing home sales were at their highest since February 2007, with huge, unexpected increases over both the previous month and the previous year.

Total housing inventory in the nation fell from an 8 month supply in September down to a 7 month supply in October.

A five to six month supply is considered a balanced market, and 7 months of supply is much, much lower than the 10 to 11 months of supply seen at some points in 2008.

Sales in the entire South region were up 12.7%, higher than the national increase of 10.7%.

♫ Shortly after my wise old grandmother adopted me, she bought me a bedside transister radio/alarm clock. A transister radio! ♫

♪ was the coolest guy in my neighborhood when everyone found out. Instead my friends coming over to play basketball, they came over to see my transister radio/alarm clock. Yes, we were a poor neighborhood. ♪

♫ went to sleep to the radio every night. Still do, except that now my "radio" is my own collection of digital music played on a nice set of computer speakers. Music has always inspired me, and I've always had a radio in my office, which might be why my very first job at the help desk in the Microfiche Department of the Texas A&M University library didn't last too long! ☺☺☻☻☺☺

♪ It's appropriate, then, to have some music for your reading and listening pleasure, music from Scott Joplin (1868-1917). ♪

While many of you might not know him by name, I suspect that many of you are already recognizing The Entertainer as the music from the 1973 movie The Sting, starring Robert Redford and Paul Newman—and who can forget those two? Machismo for the guys, good looks for the girls.

There has always been uncertainty about when Joplin was born, with most sources saying that he was born into the first post-slavery generation near Texarkana, Arkansas, on this date in 1868. More recent research indicates that he might have been born sometime between July 1867 and January 1868. Since my daily history newsletter has this date, well, who am I to argue with those folks that study history for a living? Some sources also still stay that he was born in eastern Texas.

Known as the King of Ragtime, Joplin wrote 44 original ragtime compositions, as well as one ragtime ballet and two operas. One of his earliest compositions, Maple Leaf Rag, created a national ragtime craze and remains his best composition, in my humble opinion.

Joplin is credited with revolutionizing American music at the end of the of the 19th Century with his syncopated rhythms.

Other interesting facts about Scott Joplin:

Posthumously awarded the Pulitzer Prize in 1976.
His father was an ex-slave from North Carolina, while his mother was freeborn in Kentucky.
As a young boy, Joplin was determined to make something of himself. He studied music under a German immigrant, Julius Weiss, who was so inspired by Joplin that he taught Joplin for free and encouraged him in his ambitions and aspirations. Joplin never forgot Weiss, sending him money when he was old and ill, after Joplin had hit the big time with ragtime.
There were no regular job opportunities for black pianists, so Joplin played at brothels throughout the South.
Studied music at one of the nation's first all-black academic institutions, the George R. Smith College for Negroes in Sedalia, Missouri.
Performed at the Chicago World's Fair in 1893, although not as an "official peformer" since he was black. Black performers played in the cafes surrounding the Fair and in the city's notoriously seedy and corrupt Tenderloin district.
Worked at the Maple Leaf Club and the Black 400 in Sedalia, Missouri, in 1894, social clubs for "respectable black gentlemen."
Maple Leaf Rag was ragtime's first hit, as well as America's first great instrumental hit, selling 75,000 copies in six months. It was also the first instrumental to sell over one million copies of the sheet music.
Inducted into both the Songwriter's Hall of Fame and the National Academy of Popular Music in 1970.
Billy Dee Williams starred as Scott Joplin in the 1997 film, Scott Joplin.
Honored with a United States postage stamp in 1983.
Received a star on the St. Louis Walk of Fame in 1989.
A collecton of Scott Joplin's own performances on piano rolls, recorded in the 1900s, is in the Library of Congress National Recording Registry.
