First time home buyers muct act by Nov 30 to qualify for $8000

One of the most exciting provisions of the Housing and Economic Recovery Act of 2008 was the First-Time Homebuyer Tax Credit. The credit was expanded as part of the most recent economic stimulus bill (The American Recovery and Reinvestment Act of 2009). The credit is designed to encourage first time home buyers to go ahead and make the leap to purchase their first homes. Combine this tax credit with the fact that home prices and interest rates are at historical lows, and it is indeed an ideal time for many first-time homebuyers to purchase a home!

Here are some things to keep in mind:

A first time home buyer is defined as someone who has not owned a home in the last three years.
Single taxpayers with incomes up to $75,000 and married couples with incomes up to $150,000 qualify for the full tax credit.
You cannot purchase the home from a related party like a spouse, direct ancestor, or direct lineal descendent (child or grandchild); however, you can still qualify for the credit if you purchase a property siblings, nephews, nieces, and others.
If you are married, both spouses must be first-time home buyers. If more than one unmarried individual is buying the property, the credit can be split up among all the individuals that qualify. However, the total credit taken cannot exceed $7,500 for homes purchased in 2008 and $8,000 for homes purchased in 2009.

For Homes Purchased Between April 9, 2008 and December 31,2008:

The credit amounts to 10% of the purchase price of the home not to exceed $7,500.
The tax credit works like an interest free loan and must be repaid over a 15 year period.

For Homes Purchased Between January 1, 2009 and December 1, 2009:

The tax credit amounts to 10% of the purchase price of the home not to exceed $8,000.
The tax credit does not need to be paid back if you continue living in the home as your primary residence for 3 years without selling it.

How does a tax credit work?

A tax credit is a special provision that reduces income tax liability on a dollar for dollar basis. When filing a tax return, you must include income items, deduction items and the number of exemptions, among other things, to figure your total tax liability. For example, if your total tax liability for the year is $8,000 and you qualify for the full $8,000 tax credit, this credit would wipe out all of the tax due. If your employer already deducted the $8,000 from your pay checks throughout the year, you would receive a tax refund of $8,000. If you owe less than $8,000 in taxes for the year, you are still eligible for the full $8,000 credit when you file your tax returns. In that case, the IRS will write you a check for the difference between $8,000 and your actual tax bill.

New Cowboys Stadium to open June 6th

Announced this morning, George Strait, Reba McEntire will headline along with Blake Shelton and Julianne at the June 6th Opening Event. The New Cowboy Stadium has been slated to open by June, let's just hope it's very early June!

Of course most North Texas residents have eagerly been anticipating an inside glimpse of this massive venue, the largest stadium in the NFL. Not only will it seat 80,000 people it will have the tallest glass retractable doors in the world opening in just 17 minutes. The field is 50 feet below ground level, and it is tall enough to hold the Statue of Liberty. Another world record breaker is the massive video board suspended 110 feet over the center of the field. It will run from 20 yard line to 20 yard line, and 50 feet tall - ok , so YES, everything is really bigger in Texas!

I have to admit that een I can't wait to be inside this place, but I don't think it will be for he George & Reba concert. I'll wait for the Boys to play or the TX/OU game, or the Cotton Bowl. Maybe 'll just hold out for he 2011 Superbowl. Afterall, I might have to save that long to afford my seat!

And today, more than ever before, they are willing to work with the homeowner to resolve the situation and avoid foreclosure. We are all vulnerable in some way..

I sit here writing tonight with a very heavy heart.

I have offered to support one of the walking teams for The Race for the Cure. This blog is supposed to be about how you too can support The Pink Ribbon Solemates. But, earlier today I found out that my business partners sister-in-law, Leslie, has breast cancer. Tonight I found out it is Stage III. They found 3 masses, and she starts chemo Friday.

Leslie is 31. She has a little boy that just turned 2. Even though Leslie and I are not close, she was there for me in a way even she doesn't even realize when my twins were born, and I want her to know that I will be there with her through this journey in whatever way I can.

I am certainly one of the lucky ones. My grandmother is a cancer survivor, and Leslie is the only other person that I personally know to be struck by this horrible disease. Unfortunately, here on Active Rain just 1 month ago we lost our friend Karen to Breast Cancer. I pray she is the last!

Please keep Leslie, and The Pink Ribbon Solemates in your thoughts as they continue to fight for a cure!

ok... so the old adage if it sounds too good to be true, it probably IS too good to be true!

I sought out some information on a company today because I just can't seem to grasp the concept. With a background in Mortgage and Title - and now a Realtor - I thought I had a pretty good understanding?!?!

TUC, The United Cities Group, a Florida based company,has launched a new financial mechanism based on private currencies which are backed by the total net worth of their network.

So basically, they are helping homeowners who either are unable to catch up their mortgage or those who have ARMS that are about to adjust and they are unable to refinance the mortgage.

They are not under the jurisdiction of the Federal Reserve, but are insured by the FDIC. For whatever that's worth right now??? So they offer one rate, claiming they are eliminating the middle man, and lending their own funds. This is all regardless of your credit history or qualification ability. They purchase your home for cash and quit-claim the deed back to you, for the first 12 months you make no payments and starting month 13 you start making payments at the rate assigned (currently 4.5%) amortized over 29 years vs. 30.

So what's the catch? I spoke with my attorney, he states that yes, basically any individual can hold a mortgage, ok knew that... but what other risks are involved?

If you have had any experience with this company, I would love your feedback!

Flower Mound getting a Riverwalk?

Yes, It's true!

The River Walk at Central Park is planned as the Town of Flower Mound's 21st Century downtown, integrating commercial and residential uses within the development. The River Walk at Central Park is intended to capture the vitality, flexibility, convenience and charm carried through by traditional towns that were once common throughout America.

Commercial uses in the development will include medical, office, retail and dining. Many of the buildings will accommodate street-fronting shops and restaurants with offices and residences located on upper floors. Residential uses in the development will include a variety of living choices, including townhouse, apartment, condominium, lofts over retail and office, assisted living and senior living.

The River Walk Park will be a focal point for Flower Mound, its design will allow and encourage people to work and live in close proximity and provide a pedestrian oriented environment that is accented by a river walk park that traverses the entire development and will provide linkages to the existing Timber Trails Park and to other parts of the community through the Town's trail system, encouraging walking, jogging, and biking.

At the center of the development, Central Park, a crescent shaped public park, will become Flower Mound's Town Green and provide a gathering space for community events.

Planning and zoning commissioners unanimously voted to recommend approval of three items involving the River Walk to the town council. The commission approved an amendment to the land use plan to allow mixed-use development. It also approved a request to amend land development regulations by creating the Central Business District as a new zoning district, and it approved a rezoning request from Planned Development, Unit 2 to Central Business District.

Flower Mound Town Council could potentially be presented this for vote by August 18th. Stay tuned for further information!
