      <title>Can you feel it?</title>
      <description>&lt;p&gt;As this weekend&amp;nbsp;draws to a close, I'm beginning to get the feeling that there's change in the air.&amp;nbsp; Do you feel it?&amp;nbsp; More activity.&amp;nbsp; Double and triple offers.&amp;nbsp; Yes, some on foreclosures, some on short sales, but yes, some on traditional transactions too!&amp;nbsp;&lt;/p&gt;
&lt;p&gt;In Chicago's western suburbs we're slowly depleting the existing inventory.&amp;nbsp; Stagnant inventory is being overlooked.&amp;nbsp; New inventory is slow coming to market as sellers are reluctant unless it's an absolute necessity that they move.&amp;nbsp;&amp;nbsp;&amp;nbsp;It's not surprising then that homes priced correctly are selling quickly in double and triple offers.&amp;nbsp; The multiple offers&amp;nbsp;are a result of buyers being in the marketplace SO long, that they certainly realize a good value when they see one and jump all over it.&lt;/p&gt;
&lt;p&gt;There is&amp;nbsp;anxiety in the air.&amp;nbsp; With less than 5 months left for 1st time homeowners to take advantage of the $8,000 tax credit that our government is offering, that leaves a little less than four months to find a home and write a contract in order to close before the deadline.&amp;nbsp; This in addition to relocation renters who are on the sidelines, trying to decide what to do and are prepared to jump in as soon as they feel the bottom has been reached has created the current climate.&lt;/p&gt;
&lt;p&gt;If you're thinking of selling your home, but holding off, you may want to think again.&amp;nbsp; This just could be one of the best times in a long while to put your home on the market.&amp;nbsp; Just remember - Declutter, clean, stage &amp;amp; price and then clean some more!&lt;/p&gt;
&lt;p&gt;Oh, and&amp;nbsp;two words to those that are part of the stagnant inventory that is being overlooked.&amp;nbsp; Evaluate your home and listen to feedback.&amp;nbsp; Remove&amp;nbsp;wallpaper!&amp;nbsp; Clean up your landscape.&amp;nbsp; Get rid of any odors! Any job that you've been putting off because it's too much work to do&amp;nbsp;- a buyer will look at and think it's too much work&amp;nbsp;multiplied by 5.&amp;nbsp; If you're not willing to do the work, then think&amp;nbsp;- price reduction.&lt;/p&gt;</description>

      <title>Only 178 Days Left</title>
      <description>&lt;p&gt;Time is running out to take advantage of the 1st Time Home Buyers Tax Credit.&amp;nbsp; There are only 178 days left in which to purchase and close on a home in order to be eligible.&amp;nbsp; Your opportunity to take advantage of the credit expires on December 1, 2009.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;In order to be eligible you or your spouse must&amp;nbsp;not have owned a principal (the home you actually live in) residence in the past three years prior to the date you close on a new home.&amp;nbsp; So, what exactly does that mean you ask?&amp;nbsp; Well, if you own a home, but have not been living in it, but renting it out and living elsewhere, you're still eligible.&amp;nbsp; Check with your tax accountant or attorney to verify all information.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;You must live in this new home a minimum of three years or you will have to&amp;nbsp;pay back the credit when you sell the home.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;You must file&amp;nbsp;an income tax return in order to&amp;nbsp;receive the credit.&amp;nbsp; However, you can fill out an amended tax return to this year's taxes, and receive your credit&amp;nbsp; this year.&lt;/p&gt;
&lt;p&gt;The credit is a maximum of $8,000 or 10% of your purchase price.&amp;nbsp; In and around Will, DuPage &amp;amp; Kane counties, it's pretty much $8,000 as it is extremely difficult to purchase something around here for less than $80,000.&lt;/p&gt;
&lt;p&gt;Lenders are partnering with non-profits to offer monetized credits.&amp;nbsp;&amp;nbsp; Basically the lenders are providing bridge loans through private parties enabling borrowers to access the funds for down payment.&amp;nbsp; When they receive the credit from the government they in turn pay back the loan.&lt;/p&gt;
&lt;p&gt;Hurry, this won't last long - there may never be another opportunity like this one.&amp;nbsp; Only 3.5% downpayment is required for FHA financing.&amp;nbsp; As interest rates are poised to rise, this could be the absolute best and last time that housing is this affordable.&lt;/p&gt;

It helps residents save money on their prescription medications any time their prescriptions are not covered by insurance. The free cards are distributed by the County and may be used at any participating retail pharmacy. It&amp;rsquo;s important to note that the discount card is not insurance.&lt;br /&gt;&lt;br /&gt;All DuPage County residents, regardless of age, income or existing health coverage are eligible. There is no enrollment form, no membership fee and no restrictions or limits on frequency of use. Cardholders and their family members may use the card any time their prescriptions are not covered by insurance.&lt;br /&gt;&lt;br /&gt;In these difficult times, when you may find yourself without insurance or your plan won&amp;rsquo;t cover a specific medication, you will at least receive a discount by using this card provided by the county.&amp;nbsp; Participants of DuPage Rx will see an average savings of 20 percent on their prescription medicines, depending on the drug and quantity purchased. Cardholders are eligible for higher discounts on a three-month supply of some medications through mail service.       <description>&lt;p&gt;I know it's a crazy market out there.&amp;nbsp; The media hype&amp;nbsp;has homeowners running scared.&amp;nbsp; We are rather fortunate here in Chicagoland's Western Suburbs, as we have not taken nearly the hit that our neighbors to the north (read Michigan) south (read Florida) and southwest (read California) have.&amp;nbsp; Relatively speaking, we've fared quite well.&amp;nbsp; On average we used to see homes sell for 2-3% off list, where as now, we're seeing somewhere between 4-6% unless it's a real shiny penny.&amp;nbsp; However REAL ESTATE IS LOCAL and every neighborhood is different.&amp;nbsp; If you're curious to know what's been happening in your neighborhood, simply e-mail me with your neighborhood name and I'll be happy to post a report on your neighborhood too.&lt;/p&gt;

      <description>&lt;p&gt;It's finally here!&amp;nbsp; Beginning October 6th, 2008, the long&amp;nbsp; awaited and forever fabled 95th Street Park-n-Ride will become REALITY.&amp;nbsp;&amp;nbsp;It is actaully located at 91st St &amp;amp;&amp;nbsp;Wolfs Crossing Road, the Park-n-Ride will provide commuters in Naperville, Aurora, Oswego&amp;nbsp;&amp;amp; Plainfield with a great option for getting to and from the Route 59 Metra Station.&amp;nbsp;&amp;nbsp; The station actually resides in Will County.&lt;/p&gt;
&lt;p&gt;In addition to more than 200 parking spaces, there will also be a loading/drop off&amp;nbsp;area for Kiss-n-Ride commuters, bicycle parking &amp;amp; a bus shelter.&amp;nbsp; Yeah!&lt;/p&gt;
&lt;p&gt;The long awaited Park-n-Ride makes it three for Naperville.&amp;nbsp; Hopefully it's debut will help to ease traffic congestion on&amp;nbsp;Rte 59 during the morning and evening rush.&amp;nbsp; This lot will be serviced by &lt;a href=&quot;http://www.pacebus.com&quot; title=&quot;Pace Bus Service&quot; target=&quot;_blank&quot;&gt;Pace Route 672&lt;/a&gt; which plans to add additional morning and evening trips.&amp;nbsp;&lt;/p&gt;

      <title>5th Avenue Study - What We Know &amp; What We Don't</title>
      <description>&lt;p&gt;Quite a large crowd turned up curious to learn what&amp;nbsp;the future held&amp;nbsp;for the 5th Avenue &quot;Neighborhood&quot;.&amp;nbsp; Many were disappointed with the lack of information provided at this meeting.&amp;nbsp; However, city planner Rory Fancler made it very clear that this was an information gathering meeting.&amp;nbsp;&amp;nbsp; The purpose and intent of the evening's meeting&amp;nbsp;was to receive input from the public in order to be able to craft a plan.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Topics of discussion were Transposrtation/Parking which unfortunatley due to a previous engagement I missed.&amp;nbsp; Land Use and the Washington Streetscape.&amp;nbsp; Initially the study is for land use, and zoning will&amp;nbsp;follow at a later date.&amp;nbsp;&amp;nbsp;They addressed the Washington streetscape as it is now the more of a gateway to our town, particularly with the Naperville Blvd exit off I-88 being re-routed to Warrenville Rd, it's an easy left to access Washington and head south to town.&amp;nbsp; Although there is not much to work with in terms of space they plan to weigh different options to beautify and make safe this section of Washington.&lt;/p&gt;
&lt;p&gt;Currently we do know that the Department of Public Works (DPW) will be vacating their present location at 5th Ave &amp;amp; Loomis this fall and relocating to Fort Hill Drive and Jefferson Ave (NE corner).&amp;nbsp; The disposition of that land is still to be determined.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;We learned a proposal has been formally submitted&amp;nbsp;to the City of Naperville for condominiums on Ellsworth.&amp;nbsp; We &quot;heard&quot; that there has been &quot;talk&quot; with Omnia regarding the theatre, but presently nothing formal has been proposed.&amp;nbsp; The break out sessions proved more interesting than the meeting.&amp;nbsp; Some residents expressed concern about being approached by developers to purchase their block for a hotel even.&lt;/p&gt;
&lt;p&gt;Obviously any land use would have to be voted on and approved by the Council and thus the people.&amp;nbsp; My advice to you is if you have any stake at all in property in and around the vicinity of 5th Ave, you should be in attendance at these meeting to make your voice heard.&amp;nbsp; The next meeting will be held October 29,2008 in City Council Chambers at 7pm.&lt;/p&gt;

The market is down, there is no question about that, but a well priced home in good condition still sells quickly.  People are tired of the old inventory.  If you're considering placing your home on the market, don't be afraid.  Prep your home first!  Turn it into a shiny penny and you will be pleasantly surprised.  

Ask your Realtor to show you online homes that have sold in less than 30 days and then make your home LOOK like those.  Then ask them to show you homes that have sat on the market for over a year, and make sure your home doesn't look like those.  In addition to how it looks, it needs to be priced right...but they DO sell.  Good Luck</description>

      <title>The Greatest Grandma</title>
      <description>&lt;p&gt;Someone passed this along to me as a consolation for having lost my 102 yr old grandmother last week.&amp;nbsp; When&amp;nbsp;someone lives to be that old, you celebrate their life, not mourn their death.&amp;nbsp; This&amp;nbsp;made me laugh, and in her honor, I thought I'd share it with you all.&amp;nbsp; I hope it makes you laugh also.&amp;nbsp; She was a pistol!&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;She is eighty-eight years old and still drives her own car. She writes:&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;Dear Grand-daughter,&lt;br /&gt;&lt;br /&gt;The other day I went up to our local Christian book store and saw a Honk&lt;br /&gt;if you love Jesus bumper sticker.&lt;br /&gt;&lt;br /&gt;I was feeling particularly sassy that day because I had just come from a&lt;br /&gt;thrilling choir performance, followed by a thunderous prayer meeting.&lt;br /&gt;So, I bought the sticker and put it on my bumper. Boy, am I glad I did,&lt;br /&gt;what an uplifting experience that followed. I was stopped at a red light at&lt;br /&gt;a busy intersection, just lost in thought about the Lord and how good he is,&lt;br /&gt;and I didn't notice that the light had changed.&lt;br /&gt;&lt;br /&gt;It is a good thing someone else loves Jesus because if he hadn't honked,&lt;br /&gt;I'd never have noticed.&lt;br /&gt;&lt;br /&gt;I found that lots of people love Jesus! While I was sitting there, the&lt;br /&gt;guy behind started honking like crazy, and then he leaned out of his window&lt;br /&gt;and screamed, ' For the love of God! ' ' Go! Go! Go! Jesus Christ, GO !'&lt;br /&gt;What an exuberant cheerleader he was for Jesus!&lt;br /&gt;&lt;br /&gt;Everyone started honking! I just leaned out my window and started waving&lt;br /&gt;and smiling at all those loving people. I even honked my horn a few times to&lt;br /&gt;share in the love!&lt;br /&gt;&lt;br /&gt;There must have been a man from Florida back there because I heard him&lt;br /&gt;yelling something about a sunny beach.&lt;br /&gt;&lt;br /&gt;I saw another guy waving in a funny way with only his middle finger stuck&lt;br /&gt;up in the air. I asked my young teenage grandson in the back seat what that&lt;br /&gt;meant. He said it was probably a Hawaiian good luck sign or something.&lt;br /&gt;Well, I have never met anyone from Hawaii , so I leaned out the window and&lt;br /&gt;gave him the good luck sign right back. My grandson burst out laughing. Why&lt;br /&gt;even he was enjoying this religious experience!!&lt;br /&gt;A couple of the people were so caught up in the joy of the moment that&lt;br /&gt;they got out of their cars and started walking towards me. I bet they&lt;br /&gt;wanted to pray or ask what church I attended, but this is when I noticed the&lt;br /&gt;light had changed.&lt;br /&gt;&lt;br /&gt;So, I waved at all my brothers and sisters grinning, and drove on through&lt;br /&gt;the intersection. I noticed that I was the only car that got through the&lt;br /&gt;intersection before the light changed again and felt kind of sad that I had&lt;br /&gt;to leave them after all the love we had shared. So I slowed the car down,&lt;br /&gt;leaned out the window and gave them all the Hawaiian good luck sign one last&lt;br /&gt;time as I drove away.&lt;br /&gt;&lt;br /&gt;Praise the Lord for such wonderful folks!! Will write again soon,&lt;br /&gt;&lt;br /&gt;Love,&lt;br /&gt;Grandma&lt;/p&gt;</description>
