Adirondack Country Homes Realty, Inc., partnering with 21^st Century Homes and Structures, is pleased to announce a breakthrough in affordable and quality housing. After several years in development, as well as a year in certification by New York State Department of State Code Division, our first "Engineered" home has been built here in the North Country. The traditional method of wood building, on site, or in a factory (manufactured modular home) has now been joined by a third type of a new construction methodology. Made in the USA, 21^st Century Homes are built presently in a factory in Saratoga Springs, N Y. The benefit here is that weather does not play a part in the construction cycle. 21^st Century Homes are factory built modulars that are under strict quality control inspection each step of the building process. The homes have to meet NY state certification requirements and building codes. The homes supersede local building code approval, including LEEDS, (except for the foundation and septic), so the time it takes from start to finish is greatly decreased. These homes are engineered built to withstand over 200 mph winds!

The building process. These homes super structures are manufactured using Core 10 Steel Plate not wood! The secret, they start with steel shipping containers. The only wood used in construction is in the roof structure (trusses and out side sheathing).

Interior walls can be sheet rocked, or paneled with knotty pine v-joint. Exteriors can be vinyl sided, log sided or any standard siding choice. 21^st Century Homes are as stylist as any modern day home with your selection of colors and textures, BUT, the entire home has the highest rating for energy savings including excellent insulation and e - glass windows, hurricane proof integrity, and pest proof because of the steel structure throughout (floors, walls and ceilings). Three great features.

Square footage can be specified by the buyer along with internal design to meet your personal needs. The foundation is a full basement or a four foot crawl space poured concrete. Attachment via a patented device that locks the structure to the foundation to achieve the hurricane resistance from slides, roll over or up lift that are typical destruction forces of hurricanes. All homes are equipped with appliances, boilers, your choice of carpet and siding. Site work can be arranged by 21^st Century Homes & Structures. Summer Report - Tourist Vacation Resort Area

Hello Colleagues,

It's been a busy summer, and I haven't been much of a poster on Active because the tourist were "active", very. Now that life is getting to some normalcy, I'd like to ask how did others fair in the summer tourist season; i.e. for the folks in a vacation resort community.

Upstate New York, in the Adirondack Park, was quite busy. Busy mostly in the southern Adirondack which are closer to NYC and NJ. However, I notice the budget was lower this year. The gas prices didn't seem to deter buyers; but did deter visitors. Our Internet presence strengthened; yet our walk in's were about the same in our southern offices and less in our Northern offices.

If any wishes to share their summer report, please do. I'd like to see how NY compared with other state resort areas, and are NAR's predictions correct.

Folks,

New to Active Rain, but wanted to let other Realtor colleagues know where we are and how we can work together. We service the entire Adirondack Park. This region is 6 million acres and we have 9 offices to cover the area. Our agency is Adirondack Country Homes Realty, with offices throughout the park and approximately over 40 agents currently. We even cover the fringe areas like Saratoga and Glens Falls (great places too). We welcome referrals (25%) and glad to work with our colleagues if you have clients looking at vacation places, or investments, in this area of upstate New York. There are many new investment hot areas (one popular one being near Gore Ski Mountain, the Olympic Whiteface Mountain, the new AMD plant arriving in Malta, the new medical facility in Greenwich, and the City of Plattsburgh development around the old air force base), plus the Adirondacks have always been a popular choice for NYC, and NJ area due to the close distance. We have hundreds of lakes and rivers, thousands of streams and a good mountain range with some of the best Eastern ski slopes around.
