      <title>Five years later... I still love my career choice</title>
      <description>&lt;p&gt;I just realized I passed my&amp;nbsp;five year mark at the beginning of November. Wow, where did the time go? Even in today's crazy real estate environment, and all my personal life changes thesse past few years, I still love my career choice.&lt;/p&gt;
&lt;p&gt;I still enjoy showing homes, I still enjoy writing contracts, I still enjoy negotiating the contracts, I still enjoy&amp;nbsp;managing the details, I still enjoy putting the pieces of the puzzle together, I still enjoy solving the problems, and most of all I enjoy making&amp;nbsp;my client's&amp;nbsp;goals and dreams a reality.&lt;/p&gt;
&lt;p&gt;I am so lucky. And thankful. And I'm looking forward to many more years.&lt;/p&gt;

&lt;p&gt;The average $ per square foot was $142.93.&lt;/p&gt;
&lt;p&gt;The average days on market is 117.&lt;/p&gt;
&lt;p&gt;The average original list price was $268,869.&lt;/p&gt;
&lt;p&gt;The average list price at contract was $254,514.&lt;/p&gt;
&lt;p&gt;The average sold price was $249,583.&lt;/p&gt;
&lt;p&gt;The average sale price to list price percentage was 98.06%.&lt;/p&gt;
&lt;p&gt;The lowest sales price was $110,000 and the highest sales price was $470,000.&lt;/p&gt;
&lt;p&gt;There are currently&amp;nbsp;368 active listings (homes on the market without contracts)&amp;nbsp;in Federal Way.&amp;nbsp; Of these, 249 are listed at $350,000 or less. The minimum list price is $59,900 and the maximum list price is $1,690,000.&lt;/p&gt;
&lt;p&gt;Based on the current active listings, if no new homes came on the market, it would take over 6 months for the inventory to be absorbed which means it is still a buyers market in Federal Way.&lt;/p&gt;

&lt;p&gt;The average original list price was $280,705.&lt;/p&gt;
&lt;p&gt;The average list price at contract was $263,778.&lt;/p&gt;
&lt;p&gt;The average sold price was $259,185.&lt;/p&gt;
&lt;p&gt;The average sale price to list price percentage was 98.26%.&lt;/p&gt;
&lt;p&gt;The lowest sales price was $140000 and the highest sales price was $550,000.&lt;/p&gt;
&lt;p&gt;The days on market number would have been better but there was one home that sold that was on the market 1122 consecutive days! Ouch! Who want their home on the market that long? Even if they did end up getting 94% of their list price.&lt;/p&gt;

&lt;p&gt;The average $ per square foot was $113.50.&lt;/p&gt;
&lt;p&gt;The average days on market is 386. (These two homes in Milton were on the market a long time! One was three months shy of two years!)&lt;/p&gt;
&lt;p&gt;The average original list price was $535,475.&lt;/p&gt;
&lt;p&gt;The average list price at contract was $437,475.&lt;/p&gt;
&lt;p&gt;The average sold price was $362,500.&lt;/p&gt;
&lt;p&gt;The average sale price to list price percentage was 82.86%.&lt;/p&gt;
&lt;p&gt;The lowest sales price was $325,000 and the highest sales price was $400,000.&lt;/p&gt;
&lt;p&gt;There are currently 25 active listings (homes on the market without contracts)&amp;nbsp;in Milton. That means at the&amp;nbsp;current absorption rate, if no new homes come on the market, it will take approximately 12 months for the current homes to be sold.&lt;/p&gt;

&lt;p&gt;The average list price at contract was $251,240.&lt;/p&gt;
&lt;p&gt;The average sold price was $252,013.&lt;/p&gt;
&lt;p&gt;The average sale price to list price percentage was 100.31%.&lt;/p&gt;
&lt;p&gt;The lowest sales price was $98,200 and the highest sales price was $349,950.&lt;/p&gt;
&lt;p&gt;All of the homes were on the market less than 100 days. Two were 20 days or less. Which shows that all of these Milton homes were priced right based on their condition and today's market!&lt;/p&gt;

&lt;p&gt;The average $ per square foot was $161.21.&lt;/p&gt;
&lt;p&gt;The average days on market is 124.&lt;/p&gt;
&lt;p&gt;The average original list price was $365,757.&lt;/p&gt;
&lt;p&gt;The average list price at contract was $346,471.&lt;/p&gt;
&lt;p&gt;The average sold price was $337,636.&lt;/p&gt;
&lt;p&gt;The average sale price to list price percentage was 97.45%.&lt;/p&gt;
&lt;p&gt;The lowest sales price was $113,500 and the highest sales price was $499,950.&lt;/p&gt;
&lt;p&gt;Of the seven sales five were on the market less than 90 days! More evidence that home buyers in Edgewood, WA were poised to take advantage of great sales prices and great interest rates. And maybe even the $8,000 tax credit.&lt;/p&gt;
&lt;p&gt;Currently there are 46 active listings (homes without sales contracts) in Edgewood. Based on that and the current absorption rate, if no new listings hit the market, there is over 6 months of inventory.&lt;/p&gt;

&lt;p&gt;Edgewood, WA had six homes closed in September 2009.&lt;/p&gt;
&lt;p&gt;Here are the averages-&lt;/p&gt;
&lt;p&gt;The average square footage was 2182.&lt;/p&gt;
&lt;p&gt;The average $ per square foot was $145.88.&lt;/p&gt;
&lt;p&gt;The average days on market is 276.&lt;/p&gt;
&lt;p&gt;The average original list price was $384,168.&lt;/p&gt;
&lt;p&gt;The average list price at contract was $313,835.&lt;/p&gt;
&lt;p&gt;The average sold price was $306,167.&lt;/p&gt;
&lt;p&gt;The average sale price to list price percentage was 97.56%.&lt;/p&gt;
&lt;p&gt;The lowest sales price was $190,000 and the highest sales price was $360,000. Four of these sales in Edgewood were over $300,000 which is great news because for a long time the $300,000 price point was a kiss of death.&lt;/p&gt;

      <title>Some Pierce County WA home sellers need to make tough decisions</title>
      <description>&lt;p&gt;The $8,000 tax credit is working it's magic. Buyer are getting off the fence and getting into the market. Which is great news!&lt;/p&gt;
&lt;p&gt;But some Pierce County, WA sellers (specifically Bonney Lake, Sumner, Buckley, Orting, and others) need to be aware that even with this increase in buyer traffic, it is still a buyer's market. And to make matters worse, it is a declining market. Currently the NWMLS is tracking the rate of of decline at .9% per month.&lt;/p&gt;
&lt;p&gt;So if you want to sell your home, it's not the time to say &quot;the house down the street sold for X dollars, therefore, my home is worth that too.&quot; Because if the neighbor's home sold a&amp;nbsp;few months ago, it's not. Current residential appraisal guidelines state the condition of the market; whether it's appreciating, or stable, or declining. And if the declining box is checked, banks expect that a time adjustment is made in the value of the comp. (for example, if a house sold in March for $299,950 then today's adjusted value would be $289,151. Four months x .9&amp;nbsp;= 3.6.&amp;nbsp;$299,950 x .964 = $289,151&amp;nbsp;)&lt;/p&gt;
&lt;p&gt;And if the buyer is using government financing (which 90%+ are these days) then the appraisal situation can get even stickier. VA appraisals stay with the property for 6 months. So if your first offer falls apart because of a low VA appraisal and you are unwilling to lower the sales price to the appraised amount- it will eliminate all VA buyers unless they have the cash to make up the difference between list price and appraisal price.&lt;/p&gt;
&lt;p&gt;So the tough decisions sellers need to make are-&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;do I really want/need/have to sell?&amp;nbsp;&lt;/li&gt;
&lt;li&gt;what do I have to do/can I do/will I do&amp;nbsp;to make that happen? &lt;/li&gt;
&lt;li&gt;what will I do if the appraised value comes back less than the list price?&lt;/li&gt;
&lt;li&gt;am I willing to let a deal fall apart? Can I handle it?&lt;/li&gt;
&lt;li&gt;can I wait for another offer?&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;Thinking about the answers to these questions will help you decide if now is the time for you to sell your home or if it is better to wait until the market has stabilized.&lt;/p&gt;

&lt;p&gt;As I sit here and listen to the media talk about Twitter, I realize in the last few weeks so many of my family members and friends have asked me what Twitter is. They have no idea. Not a single person in my immediate circle of family and friends Tweet.&lt;/p&gt;

      <description>&lt;p&gt;Federal Way&amp;nbsp;home sales for April 2009 were quite healthy! In April, 41 home sales closed.&amp;nbsp;&amp;nbsp; Of these&amp;nbsp;41 Federal Way, WA homes 31 homes were priced under $300,000, six were priced at $300,000 to $400,000, three were priced from $400,000 to $500,000 and one sold above $500,000.&lt;/p&gt;
&lt;p&gt;Sale prices ranged from $72,900 to $565,000 with the average being $266,813.&lt;/p&gt;

&lt;p&gt;Price per square foot ranged from $50.63 to $235.00 with the average being $139.28.&lt;/p&gt;
&lt;p&gt;Square footage ranged from 840 to 3,215 with the average being 1960.&lt;/p&gt;
&lt;p&gt;The sales price vs. the list price ratio ranged from 78.72% to 104.68%. And on average these homes&amp;nbsp;sold for 93.93% of list price. &lt;p&gt;Sale prices ranged from $58,000 to $265,000 with the average being $193,250.&lt;/p&gt;
&lt;p&gt;Days on market ranged from&amp;nbsp;10 days to 197 days with the average being&amp;nbsp;80 days. You'd think the home that sold for $58,000 would have sold the quickest, but it took 84 days before it got an offer.&lt;/p&gt;
&lt;p&gt;Price per square foot ranged from $36.69 to $196.53 with the average being $132.38.&lt;/p&gt;
&lt;p&gt;Square footage ranged from 1,094 to 2,052 with the average being 1546.&lt;/p&gt;
&lt;p&gt;The sales price vs. the list price ratio ranged from 82.04% to 100%. And on average these homes&amp;nbsp;sold for 96.55% of list price. The home that dropped these averages is the home that sold for $58,000. It's SP vs. LP ratio was the 82.04%. If this Milton home had not been included the sales price vs. list price ratio would have been 98.10%.&amp;nbsp;&lt;/p&gt;

(As compared to the same period in 2008 where the highest purchase price was $649,000) Of these 7 Edgewood, WA homes six were priced at $300,000 or below.&lt;/p&gt;
&lt;p&gt;Sale prices ranged from $175,700 to $392,000 with the average being $268,957.&lt;/p&gt;
&lt;p&gt;Days on market ranged from 73 days to 246 days with the average being 182 days.&lt;/p&gt;
&lt;p&gt;Price per square foot ranged from $107.66 to $205.53 with the average being $141.99.&lt;/p&gt;
&lt;p&gt;Square footage ranged from 1,322 to 3,040 with the average being 1963.&lt;/p&gt;
&lt;p&gt;Another interesting note was that the sales price vs. the list price ratio ranged from 95.05% to 105%. And on average these homes&amp;nbsp;sold for 99.84% of list price. What this means for home buyers and sellers in Edgewood is in April there were not&amp;nbsp;a lot of negotiations&amp;nbsp;in the purchase price.&amp;nbsp;&lt;/p&gt;

      <title>Edgewood Fruit Stand to open May 16th!</title>
      <description>&lt;p&gt;All winter I have driven by the Edgewood Fruit Stand. And every time I drove by I would notice that their sign said &quot;See you in the Spring&quot;.&lt;/p&gt;
&lt;p&gt;I was starting to get worried that perhaps it wasn't going to reopen. Especially since Sterino's closed.&lt;/p&gt;
&lt;p&gt;But then today, as I drove past, I noticed that the sign had been updated! It now says &quot;Open May 16th.&quot; Yeah. And they will have some free giveaways.&lt;/p&gt;
&lt;p&gt;This is a great local fruit stand that&amp;nbsp;features local farm grown fruits and vegetables. I'm looking forward to the fresh Pink Lady apples, strawberries, blueberries, corn, and squash. The fruit stand is located on Meridian Avenue across the street from the Edgewood Flower Farm.&lt;/p&gt;

It was freshly painted inside, the carpets were cleaned, the windows and windowsills were&amp;nbsp;washed, outdated light fixtures were replaced, the lawn was mowed, the weeds were pulled&amp;nbsp;- they invested a little time and elbow grease. This home sparkled.&lt;/p&gt;
&lt;p&gt;And the sellers were realistic with their pricing. They took my CMA and did their homework. They followed my suggestion on pricing and checked out the competition. They sent an email to all their personal contacts once the listing went live on the MLS. They were committed to this home selling.&lt;/p&gt;
&lt;p&gt;And guess what?&lt;/p&gt;
&lt;p&gt;The first offer came to us in 24 hours. By the 4th day of the listing, we had 4 great offers.&lt;/p&gt;
&lt;p&gt;Is this a fluke? No, I don't think so. Buyers are ready to buy great homes. Especially if they are&amp;nbsp;in move in ready condition.&amp;nbsp; Humans are attracted to shiny, bright objects.&amp;nbsp;&lt;/p&gt;

      <description>&lt;p&gt;After seeing / hearing wat seems to be the 5,000th politcal ad on TV and radio, spreading fear and misinformation, I'm exhausted. I'm irritated and fed up!&lt;/p&gt;
&lt;p&gt;One political ad says Washington State's foreclosure rate is &quot;2 times the national average.&quot; &lt;em&gt;Really??!&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;Yesterday I read the &lt;a href=&quot;http://www.warealtor.org/&quot; title=&quot;Washington Realtor Website&quot; target=&quot;_blank&quot;&gt;Washington Realtor&lt;/a&gt;News publication for Nov/Dec 2008. Their cover story - &quot;Foreclosures: Where Washington Stands Today.&quot; Last year they took and in-depth look at foreclosures in Washington and in this article they look at this year's numbers. In it they report &quot;According to the Mortgage Bankers Association (MBA) the current foreclosure rate for Washington State as of June 2008 is 1.04 percent , whereas nationally it is 2.75 percent. Washington ranked 45 in delinquencies and 44 in foreclosures started. This means that Washington State is currently performing 62 percent better than te national rate.&quot;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;em&gt;&lt;span style=&quot;text-decoration: underline;&quot;&gt;62 percent better!!&lt;/span&gt;&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;So why is consumer confidence at an all time low? I'll tell you why. Because these ads spreading doom and gloom&amp;nbsp;are scaring the public! The average, every day person.&lt;/p&gt;
&lt;p&gt;Washington's real estate market is still good. We've got many large employers representing different industries&amp;nbsp;like Boeing, Microsoft, Bio-engineering, medicine, and Alaska Airlines/Horizon Air. Now is a great time to own real estate!&lt;/p&gt;
&lt;p&gt;So please, Politicians, stop scaring my clients and hurting my livelihood. Find some other topic to use in your negative ads. Or better yet, quit running the ads!&lt;/p&gt;
