How many of us have had a mentor like Howard Brinton?

Over 20 years ago I had the priveledge of meeting Howard Brinton of "Star Power" Howard had been hired by our Naples Board of Realtors to be a speaker at an educational seminar. As the chair person I got to pick him up at the airport that day and that was the begining of a great friendship. The very first thing I learned from Howard that day was "Let me tell you how I work" Over the next years, I used that with my customers. I remember the first Star Power Conference I attended in 1997, in Naples. My career changed that day and over the next 12+ years

Howard has always shared the good and the bad with all of us. I love his "Pig" story and oh lets not forget the time he went to haver that massage..LOL He has a wonderful funny side and he lets us in.....

Howard is now fighting cancer and needs our prayers, so ask for everyone to pray for him.

Our company Picnic was a success

Today was a great today in our Keller Williams Lafayette Market Center. We had a great turn out for our first KW Cares Luncheon. Several of our agents and staff brought in food, salads and deserts to share with our agents. All the agents had to do was donate $5 for the lunch. We then donate that money to our KW Cares. Lots of agents showed, food was yummy and we already have 4 of the guys who will provide the lunch next month. Thanks KW.

Are you running your real estate career...

As a business or just running as fast as you can hoping that it is working? I hope that your answer isn't the latter! As a trainer and coach for agents, too many times I discover that they know it is a business , try to set it up to run like one, but never quite get it. You can't build a beautiful well built home without a blueprint so what makes you think that you can build a successful real estate career without one?

My advice for 2010, get a business plan in place now and then write the action plan to work it successfully. Be realistic and don't set your goals so high you can't attain them, but do aim high enough to reach them. Start with how much money you want to make, how much did you make this year..Now if you want to make the same amount of income or more income, then figure out what you need to do. Are your expenses going to be the same or have they changed. Do you need to run mean and lean or are you able to spend more next year... All important questions to ask your self.

If you have never done a business plan, find out where you can go to learn how to do one. I know Keller Williams offices around the country are holding one day courses, anyone can attend, check in your area.

Did you leave an orphan behind?

You know the buyer who after you closed with them and put your check in the bank, you just went on to the next client and forgot all about them. We call these orphans and are easy pickens for that next savvy agent who is smart enough to keep in touch. According to the latest NAR 2008 "Profile of Buyers and Sellers", 43% come from being referred to you by a friend who used your services. Someone you worked with that was happy with your service. So what does that tell us?. Maybe we should spend a lot more time on the clients who we already made happy rather than spending alot of money ontrying to find new clients. 11% used the same agent that they had worked with before. I bet these agents didn't let them forget who helped them either buy or sell their last home.

NAR also reported that 67% of the buyers only meet with one agent before choosing who they want to work with. So they said it is the first one to the table, not the agent's company. Great news for my company, Keller Williams, as JD Powers said we were for the second year in a row number #1 for working with buyers. You rock Keller Williams Lafayette.

If someone tells you are not good enough.....

"Get a second opinion" that was one of the messages that the incrediable Nick Vujicic shared with us at Mega Camp in Austin this past week. Nick is 26 years old, from a small town in Australia, a college graduate with 2 majors, owns 2 very profitable companies, a wonderful speaker and.....was born with no arms or legs. Nick's parents were told that he would never do anything with his life, that he would be a vegtable, but someone forgot to tell him. He is funny, bright and so inspiring to all of us. He doesn't believe that he can't do anything and so far it seems he is right. He has even surfed in Hawaii, now that is aiming high and then accomplishing that.

If you ever get a chance to hear him speak or if not go buy his DVD, and watch it. He will change how you think. For Nick he sees only what he can do, not what he couldn't nor can't. Thank you Gary Keller for bringing him to Mega Camp this year.

Until you walk in her shoes

Stop complaining..Today at the last day of the Keller Williams Mega Camp, I got to hear the most amazing young woman, Liz Mathews. You might have heard of her, they did a movie of her young life. "Homeless to Harvard" She has appeared on Oprah,, 20/20 did a 30 minute segment on her. Liz doesn't want our pity, she has moved on in her young life. But I have to wonder if it was "I" who had her life, would or could I have done what she did. Can you imagine being home less, for 2 years, at the young age of 15, living on the subway, while going to day school, night school and even school on Saturday's? How about maintaining an 4.0 average while doing it.

Liz also said that while she grew up hungry, poor and living on the streets, she came from a loving family. She knew her mother loved her, but she also knew her mother was sick.

She graduated from Harvard, with love and grateful for her life. She only asked today that we do our part in society. To reach out to others because if her teacher didn't reach out to her as her mentor , if the New York Times had not given her a scholarship to Harvard and if her friends and the strangers did not reach out to her after hearing her story, she might not be the person she is today. Today, Gary Keller of Keller Williams Realty spoke to us about thinking bigger. He said 'life doesn't wait for anyone" Think Big ...start small....and aim high, if you want to succeed in anything in life. There was this awesome artisit named Patrick Mathews there who paints the most amazing oilo paintings in one day. he painted 3 for us while our confefrence as going on. We also got to hear this wonderful talented guitar player, Tommy Emanual. He shared his life story with us and how he started playing at 4 years old with no training. So many wonderful and amzing prople were there. keller Williams is a great company to belong to.

Hear attack is not a laughing matter

I just don't understand why perfectly sane people, speaking of my little brother, can be so damn stupid. My brother just had his 3rd heart attack this afternoon. He is only 55 years old. Course after the first one he was told to quit smoking and he did for about a month. Then comes the second heart attack, same story, quit for a little while. Doctor put him on plavix to keep his blood flowing, but he has been out of work for a few months and so he couldn't afford it so he stopped taking it 2 weeks ago. So here comes the next heart attack and this one is worse and now he has to have a triple bypass, that is if they can get his blood from clogging up.

Please take care of yourselves, follow the doctors orders and don't stop taking your meds, it just might kill you if you don't. Oh and please say a prayer for my brother Jimmy, he is a great guy. He is stable and with the grace of GOD he will come out of this. And quit smoking.

Just saw a news feed that announced that Keller Williams was rated number one for working with buyers.

Not bad for a company who only a few years ago, didn't even register. Read on;

J.D. Power and Associates is best known for their ratings on cars, electronics and other products. But for the past two years, they have also rated the top real estate brokers. In the study released this summer, Coldwell Banker was the top-rated agency for home sellers, and Keller Williams was the top rated agency for buyers. The 2009 Home Buyer/Seller Study includes more than 3,100 evaluations from 2,801 respondents who bought or sold a home between April 2008 and June 2009. The study was fielded between April and June 2009.

So next time you are thinking about buying a home call a Keller Williams agent, they get the job done. In LAfayette Indiana it's the Keller Williams Signature Partners office located right behind Lowes on 26.

Home Sale Stats for Indiana

Good News....according to Indiana Association of Realtors Tippacanoe County is not doing too bad. In 2008 Tippecanoe County had 222 closed sales in the month of July. This year we had 199, a 10% difference. Compared to the rest of the state , not bad in this economy. Tippecanoe Counties average sales price dropped from $130,000 to $122,000. Overall the state as a whole only saw a 6% decrease in our home sales. Not bad..

How does a school put a child on the wrong bus?

In today's paper in Lafayette In, I read with horror how on her very first day in kindergarden and her very first day riding home on her school bus......first they loaded her into the wrong bus, she was to be on Bus 39 but they put her in bus 13, not even close. So here is a teacher handing a child who is new to school a nd the bus driver. so along they go and when 3 older children get off , this 5 year old, not knowing anything walks off behind them. The bus driver doesn't even check her list to see if this is her stop, for goodness sakes. The three other children of course run home and there she is left on a bridge alone. The bus driver just drives off. So this little girl is smart, so she realizes that this isn't her way home, so here this little 5 year old who starts walking, alone ,o7 miles, back where ,"thank God" a women sees her alone looking over the bridge and stops and picks her up. Now, I am sure the parents had taught her to not get in a car with anyone but....she did. This women took her to the school and waited for someone to contact her mother. The mother was already frantic as she was waiting at her stop with her video camera to take pictures of her first day.

The parents then demanded to know how this happens. There system and I think it is lame is to write the bus number on her wrist. Obviously no one bothered to read it or she would have been on the right bus. Course they said they did put her on the right bus except this school happens to have cameras and it shows loading her on the wrong bus.. So the next day the mother once again armed with her video camera watches as they load the kids in the car lanes. They don't ask who are you ..just opens the door and in they go. So that child is now enrolled in a private school as these parents have no confidence in their abilities. I agree..My grand daughters school has a system that is like Ft. Knox. I have to have my identification card with a picture, a card in the window that shows who I am picking up and my daughter had to call ahead or I can't take her. When I go in to pick her up early, I sign in, show my license and wait for her. I feel good that they are very careful with her. Perhaps LAfayette's school sytem ought to come up with a better safer plan for the kids here. Hope your schools are watching our little ones as the schools start their year.

Who's that Doggey in the window or my office?

I love my job, I love going to work everyday, but the best part is that "Chopper" my Chihauhau goes to. When I applied for this new job as the TL for the Keller Williams, one of my contract request was Chopper came to work. Now for them it was a first, but as I explained as a high "D" personality, Chopper keeps me sane. He had been with me for 7 years, always coming to the office. I couldn't imagine not putting him in the car every morning. He waits by the door. Afterall I have to take him for short walks, which releases any tension I might have, he makes me laugh and he reminds me that I am human. The agents in the office love having him there to. They stop by and pet him, bring him treats and when children are present they bring them to meet him. Chopper also reminds me that it is time to go home. I don't know how he does it but he knows when it is after 5PM.

Anyone else fortunate to bring in their pet to work? I know that the company I work for made my day.

I have been reading my updates on my facebook and it appears from the real estate agents I know that they are very busy these days. In my own keller Williams office I have seen a huge increase in listings going pending. Today alone we had 7 that I know of. My agents are cooking......Listings taken and contracts written.. Their is a new excitement in our market center. We have always been busy but this last week even more . It looks like we have consumers who are once again confident who are taking advantage of the $8000 tax credit and the great deals out there. I sure hope that this keeps up and spreads around the country.

Tough Times require a different approach

With the change in our economy and like many families we had to find ways to cut back. Sounds easy but it has been quite a challange.

First, let me say that I have had the priveledge of being the princess for many years so the first thing I did was to stop taking all my clothes to the dry cleaners and having all my shirts pressed. I did that for years as my time was a lot more valuable out front with buyers and sellers back then, but it had to go. So now I sprend Sunday afternoons catching up with my ironing. Lots of ironing.... Next thing we did was plant our own garden. Now this was definitely something a city girl liike myself ever did befofre. But I have to say it has been fun and very rewarding. Today I have strawberries, tomatoes, green and yellow peppers, onions and soon watermellons. whipee...... Now we also have used coupons, watch the prices and stopped shopping like we did before. Everyone has to do their part to survive and to continue working in this market. It hasn't been too bad...I do miss my housekeeper though,,,,,Anyone else want to share what you have had to do to make it in this market?

The little guy gets shot down again

I read tonite in the newspaper that the big bad movie company "Warner Brothers" doesn't like the fact that Netflix and now the "Red Box" have been scooping up some of their profits. So now they are going to not sell their 'New" releases to them until 23 days after they have been released.

I like the new "Red BOx" releases. It is great to get a movie for a buck , from a vending machine where you either are shopping at Walmart or eating at McDonalds. You can even drop it off at any location even in another state. How cool is that. Of course they did offer a solution that if they shared their small profits with the big Warner Brohters then they might still let them have the new releases. How much profit can it be in a $1 dvd rental?

Maybe we should just not rent the big DVD's until they come around. Just a thought.

Today I witnessed how the ALC of Keller Williams worked

Many companies say that they run their companies with agents input but sometimes they theally don't. As a new team leader for the Keller Williams office in Lafayette Indiana I got to see it first hand at todays meeting. Our ALC (Agent Leadership Council) makes the decisions that run our market center. Our agenda today was full of items that needed decisons on. They came through. They do the Research, chair committee meetings,know the financials and they handle making the decisions that may not make everyone happy. but benefit everyone.

The time that they give to our market center is execeptional and remember they are in the top 20% of our producers. SO they have their own busy business to look after. They make a big committment to the other agents in the office, to the company and to KW.

I am proud of Fred, Shannon, Denise and Gary for all the hard work they have done this year. You guys rock!!!!!

Ethics and The Internet

Here is the question? If an agent uses other agents names on blogs to purposely drive traffic to their site is it a violation of 12-10? If an agent uses just about everyone's name from their board who is a top producer in a blog designed to drive traffic to their site, is this unethical. ? Bloging was not designed to try and deceive people.

If an agent uses another companies name in somewhere in their front page web site so it comes up as a page on google but is directed to their website is this a violation.?

It is very disturbing when you get calls from a client who is trying to find your website only to see your company name and it then goes to another companies agent or when a member of one of the banks calls you to give you a heads up, that they found this and they think it is wrong wrong wrong.

If an agent has left one company but still is using the other companies name in their blogs is that a violation?

When is it wrong to direct or try to confuse the public on the internet? Where can we find a list of examples?

I would like to hear what other professionals think about this and how it should be handled. Thanks!!!

Have you checked who is using your name on the internet

So here is the question,.......Is it unethical to use top agents or any agent for that matter, names to drive business to your site?. Many agents don't own their own names or different variations of that name, I know stupid, but so is it right that an agent who is a little savvy drives that to their site.? Have you checked where your name might come up if you typed it in with the location you practice in?. You might be surpprised to see just who is hanging on to your success. When the public wants to connect with a certain agent but is routed to someone else's site is wrong.

Using other real estate agents names embedded in your blog or as keywords, meta tags or clicks to purposely drive that potential buyer or seller to your website is just plain wrong, misleading and unethical in my opinion.
