&lt;p&gt;Today from 11:30 until several minutes after &lt;a href=&quot;http://www.whitehouse.gov/&quot; title=&quot;President Barack Obama&quot; target=&quot;_blank&quot;&gt;President Barack Obama&lt;/a&gt; was Inaugurated, not much work was getting done in our office.&amp;nbsp; I was glued to my computer watching our great nation shift power from one political party to to another.&amp;nbsp; No matter which side of the row you sit on, you have to take great pride in the fact that our country can change power with an oath and a handshake.&amp;nbsp; No violent over throw, no bullets or bombs; just pomp and circumstance.&lt;/p&gt;

&lt;p&gt;&amp;nbsp;I take great pride in my country and look forward to our new President making some good decisions for this great nation of ours.&amp;nbsp; The job will be tough, I have no political aspirations myself, and I am sure mistakes will occur.&amp;nbsp; But, this is a time for our country to come together as one to fix some of the problems that face our country and our world.&lt;/p&gt;
&lt;p&gt;Personally, I hope that President Obama will provide incentives for home buyers, tweak the $7,500 first time home buyer&amp;nbsp;tax credit&amp;nbsp;and create options to help out those facing foreclosure.&amp;nbsp; Real estate could easily lead the recovery and interest rates don't get much better than today's rates.&lt;/p&gt;
&lt;p&gt;After all to quote our new President, &quot;&lt;em&gt;&lt;a href=&quot;http://www.cnn.com/2009/POLITICS/01/20/obama.politics/index.html?iref=mpstoryview&quot; title=&quot;President Obama's Inauguration Address&quot; target=&quot;_blank&quot;&gt;We remain a young nation, but in the words of Scripture, the time has come to set aside childish things. The time has come to reaffirm our enduring spirit; to choose our better history; to carry forward that precious gift, that noble idea, passed on from generation to generation: the God-given promise that all are equal, all are free, and all deserve a chance to pursue their full measure of happiness&lt;/a&gt;&lt;/em&gt;.&quot;&lt;/p&gt;

&lt;p&gt;Let me start off this article by stating that I do not show houses, however, I have been asked the question on numerous occasions, &quot;will my house sell&amp;nbsp;faster if I take down my wallpaper and paint the walls?&quot;.&amp;nbsp; My answer is always YES - and everyone on the team concurs!&amp;nbsp; I have read a few articles on the subject of &lt;a href=&quot;http://www.articlesbase.com/home-improvement-articles/paint-vs-wallpaper-394791.html&quot; title=&quot;Paint vs Wallpaper&quot; target=&quot;_blank&quot;&gt;Paint vs. Wallpaper&lt;/a&gt; and there are distinct advantages to having wallpaper on your walls.&amp;nbsp; There are also many disadvantages.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;img src=&quot;http://www.sceniccityscoop.com/wp-content/uploads/2008/12/removing_wallpaper.jpg&quot; height=&quot;132&quot; alt=&quot;Wallpaper Removal&quot; width=&quot;194&quot; style=&quot;float: left; margin: 10px;&quot; /&gt;In the Chattanooga real estate market, most buyers these days are looking for simple neutral painted walls.&amp;nbsp; Wallpaper is just a turnoff to most of the buyers in today's market.&amp;nbsp; Remember, I always say that you only get a first impression once.&amp;nbsp; Wallpaper usually is a bad first impression.&amp;nbsp; I don't want to knock wallpaper, I grew up with it all over my house (ended up trying to take it down myself as a teen-ager, what a disaster!).&amp;nbsp; There are so many colors, textures and designs that you can choose from.&amp;nbsp; I feel that wallpaper is an expression of an individuals personality.&amp;nbsp; There are some beautiful homes that I have visited in Chattanooga that are well decorated and the wallpaper is beautiful.&amp;nbsp; If people didn't like wallpaper there wouldn't be thousands of companies selling the product.&lt;/p&gt;
&lt;p&gt;So, what is my point.&amp;nbsp; Selling real estate in Chattanooga can not have a personal expression of one's self.&amp;nbsp; A house must be staged to sell.&amp;nbsp;&amp;nbsp; In my opinion that means tear the wallpaper down all over the house and paint the walls.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;We had a client selling his home in the Chattanooga area, it was a unique home at that, and it was covered in wallpaper from the 1970's.&amp;nbsp; In 2007, this wallpaper was just not appealing, but our client felt that buyers would overlook the wallpaper.&amp;nbsp; His home was priced pretty well, mostly because Andy Hodes&amp;nbsp;is an expert in getting homes priced to sell in our market, after a few discussions he asked us what he could do to get his home sold.&amp;nbsp; The first thing out of our mouth's was &lt;img src=&quot;http://www.sceniccityscoop.com/wp-content/uploads/2008/12/paint-cans.jpg&quot; height=&quot;173&quot; alt=&quot;Paint Cans&quot; width=&quot;275&quot; style=&quot;float: right; margin: 10px;&quot; /&gt;to pay to have someone come in and take down the wallpaper and paint the entire house in neutral colors.&amp;nbsp; He was not happy to spend anymore money on the house, and we explained that this will sell the home in Chattanooga.&amp;nbsp; Well, he listened and it took a couple weeks to strip the wallpaper, prime the walls and paint the house.&amp;nbsp; Two weeks later the house went under contract.&lt;/p&gt;

&lt;p&gt;Everywhere you go and everyone you talk to lately seem to be discussing and thinking about&amp;nbsp;next week's&amp;nbsp;election.&amp;nbsp; I must say that this is a welcome focus because I believe that the most important issue today, besides the economy, is voting.&amp;nbsp; Political views aside, everyone needs to vote because&amp;nbsp;voting is a fundamental right given to us by the founders of our country and we all need to make sure that our vote counts.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;img src=&quot;http://www.sceniccityscoop.com/wp-content/uploads/2008/10/vote.jpg&quot; vspace=&quot;8&quot; border=&quot;0&quot; height=&quot;122&quot; hspace=&quot;8&quot; align=&quot;left&quot; alt=&quot;&quot; width=&quot;155&quot; /&gt;Early voting in Chattanooga (Hamilton County)&amp;nbsp;broke the record with over 67,500 people voting early; early voting records were shattered in every state that allows early voting.&amp;nbsp; In Florida (where my folks live)&amp;nbsp;people waited&amp;nbsp;two hours or more just to early vote.&amp;nbsp; I think it is great that citizens are so committed to making sure their vote gets counted.&amp;nbsp; (My mother actually picked up an absentee ballot, filled it out and returned it rather than waiting in line; but she voted.)&amp;nbsp; By all accounts, Tuesday will produce a record turnout across the United States unmatched in our lifetime.&lt;/p&gt;
&lt;p&gt;This right should not be taken lightly, after all before &lt;a href=&quot;http://womenshistory.about.com/od/suffrage1900/a/august_26_wed.htm&quot; target=&quot;_blank&quot;&gt;1920, Women didn't have the right to vote&lt;/a&gt;, they had to fight for that right.&amp;nbsp; The passing of the &lt;a href=&quot;http://www.archives.gov/exhibits/featured_documents/amendment_19/&quot; title=&quot;19th Amendment&quot; target=&quot;_blank&quot;&gt;19th Amendment&lt;/a&gt;to the Constitution finally gave women the right to vote.&amp;nbsp; There was also a time that blacks couldn't vote and, if I recall correctly, the desire for freedom and representation led to the Declaration of Independence which started the Revolutionary War.&amp;nbsp; Throughout our history people have fought and die to protect many things, among them the right to vote.&lt;/p&gt;
&lt;p&gt;Some may try to convince you that your vote doesn't matter.&amp;nbsp; They'll say something like,&amp;nbsp;&quot;. . . this is a red state or this is a blue state so your vote won't count.&quot;&amp;nbsp; Shame on anyone that tells your anything other than, your vote matters, your vote counts and you need to&amp;nbsp;&lt;strong&gt;vote this year on November 4th&lt;/strong&gt;.&lt;/p&gt;
&lt;p&gt;So, my moral of the story (okay it's a blog) is just get out and vote.&amp;nbsp; Whether you are Democrat or Republican (by the way, the parties were listed in&amp;nbsp; alphabetical order to be completely fair), whether you live in a&amp;nbsp;&quot;blue state&quot; or a &quot;red state&quot; (also alphabetical), female or male, religious or non-religious, and no matter&amp;nbsp;the color your skin - we are all Americans that have been given the right to VOTE.&amp;nbsp; Make sure that you are counted!&lt;/p&gt;

&lt;p&gt;In November 2000, members of ten downtown congregations joined with the &lt;a href=&quot;http://www.homelesscoalition.org/&quot; title=&quot;Homeless Coalition&quot; target=&quot;_blank&quot;&gt;Homeless Coalition&lt;/a&gt; in organizing Chattanooga's inaugural Thanksgiving Day walk for the homeless.&amp;nbsp; All participants came together regardless of religious belief or background in order to work toward one common goal: helping some of the neediest individuals in our community.&amp;nbsp; With this goal, additional congregations have been added each year, making this an event that is a Chattanooga tradition for many families.&lt;/p&gt;

&lt;p&gt;I always remember the phrase we used to use as a child, &quot;Trick or treat, smell my feet, give me something good to eat&quot;.&amp;nbsp; Today,&amp;nbsp;many hand out healthier and better treats than we ever had as children.&amp;nbsp; I remember my parents going with us when we were young and, as we got older, we would venture out on our own.&amp;nbsp; Unfortunately,&amp;nbsp;today's society&amp;nbsp;is&amp;nbsp;larger with more dangers lurking than when I was a kid.&amp;nbsp; So, it is very important&amp;nbsp;that parents&amp;nbsp;focus on safety this Halloween while being careful not to&amp;nbsp;ruin the kid's experience.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;So, prepare well and use some of these&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;em&gt;5 Tips for Trick or Treating this October 31st!&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;1.&amp;nbsp; Plan your route in advance!&lt;/strong&gt;&amp;nbsp; Walk your neighborhood or other familiar neighborhoods and look for obstacles that might be dangerous or&amp;nbsp;be annoying, like a broken sidewalk or limbs piled up next to the sidewalk.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;2.&amp;nbsp; Make sure your kids are have plenty of light!&lt;/strong&gt;&amp;nbsp; Consider using reflective tape on the back of their costume.&amp;nbsp; Kids care about the candy and won't mind the addition of reflective tap on their costumes.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;3.&amp;nbsp; Make sure no costume drags them down!&lt;/strong&gt;&amp;nbsp; The worst thing that could happen while out &quot;Trick or Treating&quot; is for your child to trip and fall, start crying and want to go home.&amp;nbsp; You want them to have the best experience possible so to avoid the &quot;tripping hazard&quot; make sure their costumes don't hit the ground.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;4.&amp;nbsp; Breathing is important!&lt;/strong&gt;&amp;nbsp; If&amp;nbsp; your child's costume&amp;nbsp;has a mask, make sure there are ample holes for him/her to be able to breathe.&amp;nbsp; You also might want to bring a bottle of water to keep&amp;nbsp;the kids&amp;nbsp;hydrated.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;5.&amp;nbsp; Be afraid of a dark home!&amp;nbsp;&lt;/strong&gt; If a home is not well lit consider moving on to the next home.&amp;nbsp; They probably just don't want to be bothered (or forgot to buy some candy to give out).&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;&lt;em&gt;Greenwashing&lt;/em&gt;&lt;/strong&gt; - The practice of making an unsubstantiated or misleading claim about the environmental benefits of a product, service, technology or company practice.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;em&gt;Greywater&lt;/em&gt;&lt;/strong&gt; - Waste water from lavatories, showers, baths and sinks only.&amp;nbsp; This water can be stored in special equipment and may then be used to water lawns, gardens or other relatively benign non-potable uses such as groundwater recharge.&amp;nbsp; Water from toilets is called black water; it must be properly drained to the sewer or septic system.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;em&gt;LEED&lt;/em&gt;&lt;/strong&gt; - The acronym for &quot;Leadership in Energy and Environmental Design.&quot;&amp;nbsp; The LEED program was developed by the &lt;a href=&quot;http://www.usgbc.org/&quot; title=&quot;USGBC&quot; target=&quot;_blank&quot;&gt;U.S. Green Building Council&lt;/a&gt; as a system for rating new and existing commercial, institutional and residential buildings.&amp;nbsp; It evaluates the overall environmental performance during the life-cycle of a building and provides a tangible methodology for analyzing the standards of a green building.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;em&gt;Sustainability&lt;/em&gt;&lt;/strong&gt; - A way of working and living that balances immediate needs for commerce, living, habitation, food, transportation, energy and entertainment with future needs for these resources and systems as well as the liveliness and support of nature, natural resources and future generations.&lt;/p&gt;

&lt;p&gt;Even before hurricanes Gustav and Ike, gas station owners&amp;nbsp;in the Chattanooga area warned us of the increase in prices to come -&amp;nbsp;and they weren't kidding!&amp;nbsp; As of this past Saturday, we are finally seeing some decreasing prices at the pump.&lt;/p&gt;
&lt;p&gt;&lt;img src=&quot;http://www.sceniccityscoop.com/wp-content/uploads/2008/10/gas2.jpg&quot; vspace=&quot;10&quot; border=&quot;0&quot; height=&quot;156&quot; hspace=&quot;10&quot; align=&quot;left&quot; alt=&quot;&quot; width=&quot;209&quot; /&gt;Since&amp;nbsp;the beginning of September, gas prices have soared to as much as $4.15 a gallon for regular unleaded gas.&amp;nbsp;&amp;nbsp; Not only did the prices increase, but at most&amp;nbsp;stations you either had to wait in line, or&amp;nbsp;search for a station that had some gas to sell!&amp;nbsp; Although it has been frustrating, Chattanooga was not as hard hit as some of our neighbors&amp;nbsp;in Georgia and North Carolina, who were also affected by the gas shortage.&lt;/p&gt;
&lt;p&gt;With the end of the shortage in sight and with oil prices hovering around $85 a barrel, we're hoping for prices to continue to drop.&amp;nbsp; Currently, the lowest I&amp;nbsp;noticed in our area is $3.06 a gallon for regular (which I never thought I'd be excited to see!).&amp;nbsp; Other areas of the country are seeing prices well below $3 a gallon!&lt;/p&gt;
&lt;p&gt;With as much driving as I do working with&amp;nbsp;my buyers, I can see that all areas in Chattanooga are not as quick to give the lower prices to their consumers and, with consumers driving less, not everyone is aware&amp;nbsp;that lower prices are literally just around the corner&amp;nbsp;.&amp;nbsp; I found a great web site to check the gas prices in the area to make sure I get the best available price.&lt;/p&gt;

&lt;p&gt;With this site you enter your zip code and it will give you the current&amp;nbsp;gas prices in your&amp;nbsp;area from the lowest to highest.&amp;nbsp; I was amazed when I checked this morning&amp;nbsp;that there is a gas station near my house still charging $3.87 a gallon!&amp;nbsp; At that price it's worth driving a few extra miles to get it for&amp;nbsp;$3.07!!&amp;nbsp; Avoiding those stations with the higher prices will not only save you money, but&amp;nbsp;will send them a compelling message!&amp;nbsp; Check out this site for your area today...you'll be&amp;nbsp;glad you did!&lt;/p&gt;

&lt;p&gt;Go!Fest is a special project&amp;nbsp;of the Mayor's office, to give the opportunity for all organizations to showcase their programs to children and adults with special needs.&amp;nbsp; There was something for a wide range of disability, there were&amp;nbsp;disabled artists displaying their work, and organizations giving out information on how to assist people with disabilities.&lt;/p&gt;

&lt;p&gt;One of the coolest groups that I got the opportunity to meet up with was &lt;a href=&quot;http://www.chattanooga.gov/spring08schedule.pdf&quot; title=&quot;SPARC&quot; target=&quot;_blank&quot;&gt;SPARC&lt;/a&gt;, Sports, Arts and Recreation of Chattanooga.&amp;nbsp; Part of this group is sports and recreation for the disabled.&amp;nbsp; SPARC set up in&amp;nbsp;the zoo&amp;nbsp;parking lot to show all the disabled sports they sponsor, basketball, golf, skiing and biking.&amp;nbsp; Well, I have always wanted to get a bicycle, but they are pretty expensive, so I was thrilled at the opportunity to try one of these bicycles and take it for a spin.&amp;nbsp; It was a ton of fun and I am hoping to meet up with the group on Monday for a bike ride along the Tennessee River.&amp;nbsp; The city sponsors this wonderful group, which I plan on joining this week.&lt;/p&gt;
&lt;p&gt;Chattanooga is a great town, with incredible amounts of opportunities for all, disabled or able bodied individuals.&amp;nbsp; There are wonderful activites throughout the city, thanks in part to the Chattanooga Parks and Recreation Department.&amp;nbsp; Chattanooga has so many great parks and the new Zoo at Warner Park is just one of many wonderful places to spend time with friends and family.&lt;/p&gt;</description>

&lt;p&gt;This week the stock market fell to the lowest level since 2003. Normally mortgage markets improve during a stock market decline, since Fannie Mae, Freddie Mac, and Ginnie Mae mortgage backed &lt;img src=&quot;http://www.sceniccityscoop.com/wp-content/uploads/2008/10/2007-520-stock-market-roller-coaster.jpg&quot; vspace=&quot;10&quot; border=&quot;0&quot; height=&quot;166&quot; hspace=&quot;10&quot; align=&quot;right&quot; alt=&quot;&quot; width=&quot;276&quot; /&gt;securities (the vehicles through which most mortgages made today are sold) are considered a relatively safe haven. This week, however, the prices paid for these securities moved lower as well. One reason is that some investment funds have been forced to reduce their leverage and sell nearly every asset class in their portfolios. Another factor is investor concern that the supply of debt will increase significantly as the government funds its rescue actions. Mortgage rates ended the week moderately higher.&lt;/p&gt;
&lt;p&gt;Investors viewed the $700 billion rescue plan passed last week as a necessary first step, but not an immediate solution to the credit crisis. Governments around the world took a variety of additional steps during the week to support the banking system. A historic coordinated interest rate cut from many central banks took place on Wednesday. The Federal Reserve lowered the Fed Funds rate by one half point to 1.50%, citing reduced inflationary pressures due to an economic slowdown and falling energy prices. The Fed Funds rate heavily influences short-term interest rates, but its impact on long-term mortgage rates varies based on inflation expectations. In this case, the Fed rate cut most likely helped move mortgage rates a little lower, but the factors described above had more influence.&lt;/p&gt;
&lt;p&gt;The decline in home prices was a major cause of the credit crisis, and stabilization in the housing market will be important to resolve the problems. Little noticed this week, August Pending Home Sales jumped 7% from July, far above the consensus for a small decline. They were 9% higher than one year ago and were at the highest level since June 2007. Pending Home Sales are a leading indicator for the housing market, meaning that the next Existing and New Home Sales reports may show increases. Investors will be closely watching future housing market data to see if the trend continues.&lt;/p&gt;

&lt;strong&gt;Also Notable: &lt;/strong&gt;
&lt;li&gt;Fed Chief Bernanke predicted that inflation will moderate &quot;pretty significantly&quot; &lt;/li&gt;
&lt;li&gt;In August, consumer borrowing declined for the first time in more than a decade &lt;/li&gt;
&lt;li&gt;The Dow was down about 40% from the record high levels seen in October 2007 &lt;/li&gt;
&lt;li&gt;Oil prices fell to $80 per barrel, down from $147 per barrel in July &lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;&lt;strong&gt;Week Ahead&lt;/strong&gt;&lt;br /&gt;The Economic Calendar will be full next week. The Consumer Price Index (CPI) inflation report will come out on Thursday. CPI looks at the price change for those finished goods which are sold to consumers. The Producer Price Index (PPI) will be released on Wednesday. PPI focuses on the increase in prices of &quot;intermediate&quot; goods used by companies to produce finished products. Retail Sales is also scheduled for Wednesday. Industrial Production, an important indicator of economic activity, will be released on Thursday. Housing Starts will come out on Friday. Consumer Sentiment, the Philadelphia Fed index, and the Fed's Beige Book will round out a busy week. Investors will also be watching for additional government actions to ease credit markets. Mortgage markets will be closed on Monday in observance of Columbus Day.&lt;/p&gt;</description>

&lt;p&gt;After the program I asked my wife to go look it up on the computer to see if they were open for dinner and maybe we would go try it.&amp;nbsp; Well, they were closed Sunday and Monday, I was a little disappointed but determined to try out this place.&amp;nbsp; So, I set up a date night with my wife and tonight we drove just three miles west of Chattanooga to try out &lt;a href=&quot;http://www.hillbillywillys.com/&quot; title=&quot;HillBilly Willy's BBQ&quot; target=&quot;_blank&quot;&gt;HillBilly Willy's BBQ&lt;/a&gt;.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Well, let me tell you it was worth the wait and the drive.&amp;nbsp; This BBQ joint is in an old supermarket strip&amp;nbsp;mall and the food was incredible.&amp;nbsp; We both shared a combo plate (1/2 rack of baby back and pulled brisket) it came with 2 sides, we ordered 2 additional sides, and we shared the meal.&amp;nbsp; Let me tell you that it was enough food for both of us.&amp;nbsp; The meat was smoked perfectly and they served sauce on the side.&amp;nbsp; I dipped a little into the sauce but the flavor of the baby backs were incredible, sauce wasn't even needed.&amp;nbsp; The sides were all fresh, great mac &amp;amp; cheese and green beans!&lt;/p&gt;

&lt;p&gt;In past articles I&amp;nbsp;frequently talk about the first impression, you only get one!&amp;nbsp; Lawn Maintenance is a very important tool in working to&amp;nbsp;get&amp;nbsp;your home on the top of a Buyer's short list.&amp;nbsp; If the yard does not look like it is well maintained, then it's a bad first impression and the Buyer will likely&amp;nbsp;think that the inside is not maintained causing them to move on to the next house before they even see the incredible inside of your home.&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;&lt;em&gt;3.&amp;nbsp;&amp;nbsp;Invest in having your lawn mower blade sharpened.&amp;nbsp;&amp;nbsp;A sharp blade will cut nicely and not leave the grass brown.&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;em&gt;4.&amp;nbsp; Avoid cutting wet grass.&amp;nbsp; This&amp;nbsp;causes brown spots because clippings clump together and&amp;nbsp;smother your lawn.&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;em&gt;5.&amp;nbsp; Keep your flowers and planting beds&amp;nbsp;well watered, the last thing a buyer needs to see are wilted plants.&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;em&gt;6.&amp;nbsp; Water your lawn as frequently as possible.&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
