The Inauguration of our 44th President - From Chattanooga

Today from 11:30 until several minutes after President Barack Obama was Inaugurated, not much work was getting done in our office. I was glued to my computer watching our great nation shift power from one political party to to another. No matter which side of the row you sit on, you have to take great pride in the fact that our country can change power with an oath and a handshake. No violent over throw, no bullets or bombs; just pomp and circumstance.

Living in Chattanooga and watching CNN from my computer was an amazing experience that really brought tears to my eyes. I can only imagine what the 2 million people standing in The National Mall in Washington were feeling. Everyone who attended witnessed an historic moment in our nations history (you wouldn't find me in that crowd for any type of money!) which is pretty young compared to the rest of the world.

I take great pride in my country and look forward to our new President making some good decisions for this great nation of ours. The job will be tough, I have no political aspirations myself, and I am sure mistakes will occur. But, this is a time for our country to come together as one to fix some of the problems that face our country and our world.

Personally, I hope that President Obama will provide incentives for home buyers, tweak the $7,500 first time home buyer tax credit and create options to help out those facing foreclosure. Real estate could easily lead the recovery and interest rates don't get much better than today's rates.

After all to quote our new President, "We remain a young nation, but in the words of Scripture, the time has come to set aside childish things. The time has come to reaffirm our enduring spirit; to choose our better history; to carry forward that precious gift, that noble idea, passed on from generation to generation: the God-given promise that all are equal, all are free, and all deserve a chance to pursue their full measure of happiness."

I look forward to seeing action speak louder than words in the days, weeks, months and years ahead!

Chattanooga Real Estate Debate - Paint vs. Wallpaper

Let me start off this article by stating that I do not show houses, however, I have been asked the question on numerous occasions, "will my house sell faster if I take down my wallpaper and paint the walls?". My answer is always YES - and everyone on the team concurs! I have read a few articles on the subject of Paint vs. Wallpaper and there are distinct advantages to having wallpaper on your walls. There are also many disadvantages.

In the Chattanooga real estate market, most buyers these days are looking for simple neutral painted walls. Wallpaper is just a turnoff to most of the buyers in today's market. Remember, I always say that you only get a first impression once. Wallpaper usually is a bad first impression. I don't want to knock wallpaper, I grew up with it all over my house (ended up trying to take it down myself as a teen-ager, what a disaster!). There are so many colors, textures and designs that you can choose from. I feel that wallpaper is an expression of an individuals personality. There are some beautiful homes that I have visited in Chattanooga that are well decorated and the wallpaper is beautiful. If people didn't like wallpaper there wouldn't be thousands of companies selling the product.

So, what is my point. Selling real estate in Chattanooga can not have a personal expression of one's self. A house must be staged to sell. In my opinion that means tear the wallpaper down all over the house and paint the walls.

We had a client selling his home in the Chattanooga area, it was a unique home at that, and it was covered in wallpaper from the 1970's. In 2007, this wallpaper was just not appealing, but our client felt that buyers would overlook the wallpaper. His home was priced pretty well, mostly because Andy Hodes is an expert in getting homes priced to sell in our market, after a few discussions he asked us what he could do to get his home sold. The first thing out of our mouth's was to pay to have someone come in and take down the wallpaper and paint the entire house in neutral colors. He was not happy to spend anymore money on the house, and we explained that this will sell the home in Chattanooga. Well, he listened and it took a couple weeks to strip the wallpaper, prime the walls and paint the house. Two weeks later the house went under contract.

This experience was only the first of many The Scenic City Team has had in the Chattanooga real estate market. Every time we give this advise, we get results. This doesn't mean that you have to paint your walls the same color white or beige. There are so many color variations to choose from. The one thing you don't want future buyers to dwell on is how your walls look, you want them to look around and picture themselves living in your home.

So, the next time you are thinking about changing the way your walls look, don't just jump into the pool without taking the temperature of the water. It could be the difference in having your home "for sale" in Chattanooga for more time than you would like. Always feel free to contact us for advice and input.

Fed Statement Help Mortgage Rates

Thanks largely to Tuesday's Federal Reserve statement, the historic drop in mortgage rates over the last few weeks continued a little further this week. Lower than expected inflation data from the November Consumer Price Index (CPI) report also was favorable for mortgage rates. According to Freddie Mac's weekly survey, average 30-year fixed conforming mortgage rates fell to the lowest level in 37 years. Mortgage rates turned slightly higher late in the week, however, raising the question of whether the downward trend will continue.

In a unanimous vote, the Fed cut the target Fed Funds rate from 1.00% to a range between 0.00% and 0.25%. The 75 basis point cut was larger than the consensus forecast for a 50 basis point cut. According to the statement, the Fed will employ "all available tools" to stimulate economic growth. Most notable for the mortgage industry, the Fed mentioned the option of expanding the purchase of large quantities of mortgage-backed securities. Mortgage rates generally move based on changing levels of demand for mortgage investments. Immediately following the release of the statement, mortgage rates dropped due to this expected increase in demand.

In the housing sector, November Housing Starts fell -19% to a record low. Building Permits, a leading indicator, showed a similar decline. The slowdown in the building of new homes will help reduce the inventory of unsold homes on the market.

Channel 3 holds 24th Annual Food Drive for Chattanooga Area Food Bank

Let's give a big slap on the back to the owners, management and employees of WRCB Channel 3 in Chattanooga for their incredible work on December 10, 2008. The Chattanooga community decided to give not only with their hearts, but with their groceries. The "Share your Christmas Food Drive" collected over 117,000 pounds in three locations, Chattanooga, Cleveland and Dalton, GA. The food collected in Cleveland and Dalton will stay in those areas to help the local groups that feed the ones in need. The food collected in Chattanooga will go directly to the Chattanooga Area Food Bank.

Channel 3 broad-casted live from each location all day from 5:00am to 6:00pm. It certainly does the heart well to know that during these rough times in our economy, people still are willing to give to those less fortunate then themselves.

Don't Let the heat escape your home

In Chattanooga and around the country the price of electricity is on the rise, so what can we do to keep the heat in our home and pay the electric or gas companies less money?

I have compiled a few tips to assist us all in making this winter a little warmer, and to help cost us a little less money. Wouldn't you rather put the money in a savings account or a holiday gift for a friend?

These tips are just a start, there are several more things you can do around your home during the winter months to make your home more efficient and still be comfortable.

4 Tips to save on your monthly heating bill

Set the Thermostat Back - At night, and especially when leaving the home for an extended period of time, set the thermostat back. For every degree you reduce your thermostat setting you may save about 3% on your heating bill. At night you can throw an extra blanket on the bed, you should be comfortable, but a "penny saved is a penny earned".

Don't Block Air Flow - For those who have floor registers, don't cover them up with a carpet or furniture. This will block the air flow and make your system work a little harder.

Let the Sunshine In - Take advantage of "the sunny side of the street". Open your blinds and let the sunshine in, this will help reduce the amount of time your heat will kick on during the day and nothing will heat your home better than the sun. This is also assuming that the sun is shining.

Keep it Clean - Take care of your heat system and it will take care of you. Change your filters on a monthly basis. This will certainly help your system work better and more efficiently.

I hope that these simple but important tips will help you sleep a little better at night and maybe even put a little extra something in your pocket every month. In today's world, every penny counts! Here in our homes in Chattanooga we don't get the extreme cold weather like they do in the Northeast, but we do have cold temperatures during the months of December through March.

"Does and Don'ts regarding Holiday Decorations while your home is FOR SALE"

Now that the Thanksgiving holiday has passed, most people begin to put up their holiday decorations. But, your home is for sale in Chattanooga and you are not sure how much to decorate. Well if you asked yourself this question, you are on the right path toward getting your home sold in the Chattanooga market before the end of the year.

We all like to prepare our homes for the holiday season; nothing says holidays like beautiful lights strung outside your home, decorations on the front lawn, a wreath on your front door, a tree in the family room and tons of decorations. Well, if your home is FOR SALE in Chattanooga here are some suggestions for your holiday decorations so when a potential buyer views your home, they look at the house and not at your decorations.

Place a simple wreath on your front door.

Please do not call me a "Scrooge," I am all for celebrating the holidays and putting out decorations, but my house in not for sale in Chattanooga. The only people that will be visiting my home during the holidays are friends and family.

Your home should be ready for the buyer who doesn't know you and is looking for a home for their family. They want to come into your home and look at a clean, well staged home with no distractions. Remember, I have said this many times, you only get to make a good first impression once.

Chattanooga Voters - It's time to VOTE!

Everywhere you go and everyone you talk to lately seem to be discussing and thinking about next week's election. I must say that this is a welcome focus because I believe that the most important issue today, besides the economy, is voting. Political views aside, everyone needs to vote because voting is a fundamental right given to us by the founders of our country and we all need to make sure that our vote counts.

Early voting in Chattanooga (Hamilton County) broke the record with over 67,500 people voting early; early voting records were shattered in every state that allows early voting. In Florida (where my folks live) people waited two hours or more just to early vote. I think it is great that citizens are so committed to making sure their vote gets counted. (My mother actually picked up an absentee ballot, filled it out and returned it rather than waiting in line; but she voted.) By all accounts, Tuesday will produce a record turnout across the United States unmatched in our lifetime.

This right should not be taken lightly, after all before 1920, Women didn't have the right to vote, they had to fight for that right. The passing of the 19th Amendmentto the Constitution finally gave women the right to vote. There was also a time that blacks couldn't vote and, if I recall correctly, the desire for freedom and representation led to the Declaration of Independence which started the Revolutionary War. Throughout our history people have fought and die to protect many things, among them the right to vote.

Some may try to convince you that your vote doesn't matter. They'll say something like, ". . . this is a red state or this is a blue state so your vote won't count." Shame on anyone that tells your anything other than, your vote matters, your vote counts and you need to vote this year on November 4th.

So, my moral of the story (okay it's a blog) is just get out and vote. Whether you are Democrat or Republican (by the way, the parties were listed in alphabetical order to be completely fair), whether you live in a "blue state" or a "red state" (also alphabetical), female or male, religious or non-religious, and no matter the color your skin - we are all Americans that have been given the right to VOTE. Make sure that you are counted!

Mortgage Rates Improve

While the headlines were focused on the poor performance of the stock market, mortgage rates improved moderately during a volatile week. Mortgage rates were helped by a couple of factors. Seeking to reduce risk, investors sold stocks and moved the funds into relatively safer Treasury bonds and government guaranteed mortgage backed securities. In addition, slower economic growth and lower energy prices reduced expectations for future inflation. More good news for the housing market came from the September Existing Home Sales report, which rose 5.5% from August to the highest annual rate since August 2007.

Another important development was a decline in Libor rates during the week. Libor rates are viewed as a primary indicator of credit market conditions. They are also an important benchmark for setting the rates on many consumer loans, including adjustable-rate mortgages. Libor rates shot higher during the credit crisis when financial institutions became reluctant to lend money to each other. The broad series of recent government actions brought Libor rates down closer to more normal levels.

A series of government officials made statements during the week, including Fed Chief Bernanke, former Fed Chief Greenspan, Treasury Secretary Paulson, and FDIC Chairman Bair. The common theme is that the government is ready to take further actions as needed to support the economy and financial markets. Broad support was seen for a second fiscal stimulus package. The decline in the housing market was a key factor in causing the credit crisis, and many proposals are under consideration to help stabilize the housing market and prevent foreclosures. The bottom line, though, is that it will take some time for economic conditions to improve.

Chattanooga's 9th Annual Grateful Gobble Walk, Roll or Stroll

The Grateful Gobbler is a non-competitive walk starting and ending at Collidge Park, where entertainment will be ongoing, as well as plenty of food and drink. Afterwards the historic Coolidge Park Carousel will be open - free for all participants. The Grateful Gobbler is a wonderful family event that will finish early enough so you can be home in time to see the Macy's Thanksgiving Day Parade (on television), watch football and enjoy a delicious Thanksgiving Dinner.

History of the Grateful Gobbler Walk for the Homeless:

In November 2000, members of ten downtown congregations joined with the Homeless Coalition in organizing Chattanooga's inaugural Thanksgiving Day walk for the homeless. All participants came together regardless of religious belief or background in order to work toward one common goal: helping some of the neediest individuals in our community. With this goal, additional congregations have been added each year, making this an event that is a Chattanooga tradition for many families.

The Homeless Coalition is an association of agencies and individuals who serve the homeless population in our community and surrounding area. It identifies service needs, works with organizations to develop resources, and facilitates community actions that move homeless individuals and families to self-sufficiency. The Coalition is the "lead agency" in developing an eleven county Continuum of Care of services to homeless individuals and families. It operates a computer-based centralized case management system that links providers in improving the quality of services to the homeless. In addition, it operates a "Community Voice Mail" program that links the homeless/phone-less to employment, housing and needed health and human services.

Goals For The Walk:

Promote an awareness of issues faced by the homeless population in an effort to find better long term solutions.
Promote cooperation within our diverse faith community to respond to the needs of our neighbors.
Promote philanthropy as well as a healthy lifestyle on a day characterized by overindulgence.
Raise a significant sum to benefit the local homeless population through the Homeless Coalition and its member agencies.

Five Halloween Safety Tips in Chattanooga

I always remember the phrase we used to use as a child, "Trick or treat, smell my feet, give me something good to eat". Today, many hand out healthier and better treats than we ever had as children. I remember my parents going with us when we were young and, as we got older, we would venture out on our own. Unfortunately, today's society is larger with more dangers lurking than when I was a kid. So, it is very important that parents focus on safety this Halloween while being careful not to ruin the kid's experience.

So, prepare well and use some of these

5 Tips for Trick or Treating this October 31st!

1. Plan your route in advance! Walk your neighborhood or other familiar neighborhoods and look for obstacles that might be dangerous or be annoying, like a broken sidewalk or limbs piled up next to the sidewalk.

2. Make sure your kids are have plenty of light! Consider using reflective tape on the back of their costume. Kids care about the candy and won't mind the addition of reflective tap on their costumes.

3. Make sure no costume drags them down! The worst thing that could happen while out "Trick or Treating" is for your child to trip and fall, start crying and want to go home. You want them to have the best experience possible so to avoid the "tripping hazard" make sure their costumes don't hit the ground.

4. Breathing is important! If your child's costume has a mask, make sure there are ample holes for him/her to be able to breathe. You also might want to bring a bottle of water to keep the kids hydrated.

5. Be afraid of a dark home! If a home is not well lit consider moving on to the next home. They probably just don't want to be bothered (or forgot to buy some candy to give out).

Everyone around the world and in Chattanooga are going "green", but what does it mean? Some people say that the term has become a buzz word for companies to capitalize on a movement to be able to charge more for products and services. Others feel that it is an ecological movement by the citizens of the world to clean up the mess we have made over the past century, and a few even call this movement just a "fad"! Kermit the Frog was actually the leading proponent of going green in the early 70's saying, "It's not easy being green".

Personally, I think going "green" is a way of life that is changing the world around us. As consumers of "stuff", I really think that this movement is here to stay and hope that it will improve our lives. There are so many products that have come to market in the past couple of years, but do we really know if they are "green" and really what does it all mean to you and to me personally? We hear terms that builders are now building "Green Homes" under LEED Standards with Energy Star Appliances, and a reduction in the Carbon Footprint. This sounds wonderful, but what in the world are they talking about? Well, I was reading Georgia Realtor Magazine, September/October 2008, "Going Green Eco-Friendly Initiatives in Real Estate" Issue, and found a glossary of terms that gave me a better understanding of what all these terms and acronyms mean and I thought I would share them with you.

The Glossary of Green Terms:

Alternative Energy - Energy from sources other than fossil fuels (coal and natural gas), such as renewable sources like wind, sun, or raining water.

Carbon Footprint - The total amount of carbon dioxide emitted over a given time by a person, organization or state. Usually expressed in equivalent tons of carbon dioxide (CO2).

Energy Star(R) - Actually introduced in 1992 by the US Environment Protection Agency as a voluntary labeling program to identify and promote energy-efficient products to help reduce greenhouse emissions. Originally designed for computers, it has expanded to office products, major appliances, lighting, home electronics and now expanded to include complete buildings such as homes, commercial and industrial buildings.

Green Power - This is the production of electricity from environmentally friendly sources such as hydrogen fuel cells, ocean energy and wind power.

Greenwashing - The practice of making an unsubstantiated or misleading claim about the environmental benefits of a product, service, technology or company practice.

Greywater - Waste water from lavatories, showers, baths and sinks only. This water can be stored in special equipment and may then be used to water lawns, gardens or other relatively benign non-potable uses such as groundwater recharge. Water from toilets is called black water; it must be properly drained to the sewer or septic system.

LEED - The acronym for "Leadership in Energy and Environmental Design." The LEED program was developed by the U.S. Green Building Council as a system for rating new and existing commercial, institutional and residential buildings. It evaluates the overall environmental performance during the life-cycle of a building and provides a tangible methodology for analyzing the standards of a green building.

Sustainability - A way of working and living that balances immediate needs for commerce, living, habitation, food, transportation, energy and entertainment with future needs for these resources and systems as well as the liveliness and support of nature, natural resources and future generations.

I certainly hope that this information was helpful in all of our basic understanding of what it means to be green. I am sure Kermit would appreciate us all.

Finally! Some Relief at the Pump!

Even before hurricanes Gustav and Ike, gas station owners in the Chattanooga area warned us of the increase in prices to come - and they weren't kidding! As of this past Saturday, we are finally seeing some decreasing prices at the pump.

Since the beginning of September, gas prices have soared to as much as $4.15 a gallon for regular unleaded gas. Not only did the prices increase, but at most stations you either had to wait in line, or search for a station that had some gas to sell! Although it has been frustrating, Chattanooga was not as hard hit as some of our neighbors in Georgia and North Carolina, who were also affected by the gas shortage.

With the end of the shortage in sight and with oil prices hovering around $85 a barrel, we're hoping for prices to continue to drop. Currently, the lowest I noticed in our area is $3.06 a gallon for regular (which I never thought I'd be excited to see!). Other areas of the country are seeing prices well below $3 a gallon!

With as much driving as I do working with my buyers, I can see that all areas in Chattanooga are not as quick to give the lower prices to their consumers and, with consumers driving less, not everyone is aware that lower prices are literally just around the corner . I found a great web site to check the gas prices in the area to make sure I get the best available price.

With this site you enter your zip code and it will give you the current gas prices in your area from the lowest to highest. I was amazed when I checked this morning that there is a gas station near my house still charging $3.87 a gallon! At that price it's worth driving a few extra miles to get it for $3.07!! Avoiding those stations with the higher prices will not only save you money, but will send them a compelling message! Check out this site for your area today...you'll be glad you did!

Go Fest 2008 at Chattanooga Zoo

Today my wife and I went to the Chattanooga Zoo, not to see the animals, but to experience Go!Fest 2008. Go!Fest is part of an initiative created by Chattanooga Mayor Ron Littlefield to help make Chattanooga more accessible to everyone, regardless of their ability.

"People of all abilities want to live their lives to the fullest - without limitations," said Mayor Littlefield. "And the public's perception and awareness about disabilities will expand when discoveries are made about how people with different abilities live, work and play together. We all benefit from unlocking the unique gifts of every citizen. That's what Go!Fest is all about."

It was a beautiful day to visit the Chattanooga Zoo. Along with the Chattanooga Department of Parks and Recreation, the city opened the Zoo to the public for free to see the changes in the Zoo and to experience Go!Fest. We arrived around 11:30am and the parking lots were almost full. Adults and children of all ages and disabilities were everywhere enjoying the sunshine and the free admission to the zoo.

Go!Fest is a special project of the Mayor's office, to give the opportunity for all organizations to showcase their programs to children and adults with special needs. There was something for a wide range of disability, there were disabled artists displaying their work, and organizations giving out information on how to assist people with disabilities.

One of the coolest groups that I got the opportunity to meet up with was SPARC, Sports, Arts and Recreation of Chattanooga. Part of this group is sports and recreation for the disabled. SPARC set up in the zoo parking lot to show all the disabled sports they sponsor, basketball, golf, skiing and biking. Well, I have always wanted to get a bicycle, but they are pretty expensive, so I was thrilled at the opportunity to try one of these bicycles and take it for a spin. It was a ton of fun and I am hoping to meet up with the group on Monday for a bike ride along the Tennessee River. The city sponsors this wonderful group, which I plan on joining this week.

Chattanooga is a great town, with incredible amounts of opportunities for all, disabled or able bodied individuals. There are wonderful activites throughout the city, thanks in part to the Chattanooga Parks and Recreation Department. Chattanooga has so many great parks and the new Zoo at Warner Park is just one of many wonderful places to spend time with friends and family.

Stocks Fall Further

This week the stock market fell to the lowest level since 2003. Normally mortgage markets improve during a stock market decline, since Fannie Mae, Freddie Mac, and Ginnie Mae mortgage backed securities (the vehicles through which most mortgages made today are sold) are considered a relatively safe haven. This week, however, the prices paid for these securities moved lower as well. One reason is that some investment funds have been forced to reduce their leverage and sell nearly every asset class in their portfolios. Another factor is investor concern that the supply of debt will increase significantly as the government funds its rescue actions. Mortgage rates ended the week moderately higher.

Investors viewed the $700 billion rescue plan passed last week as a necessary first step, but not an immediate solution to the credit crisis. Governments around the world took a variety of additional steps during the week to support the banking system. A historic coordinated interest rate cut from many central banks took place on Wednesday. The Federal Reserve lowered the Fed Funds rate by one half point to 1.50%, citing reduced inflationary pressures due to an economic slowdown and falling energy prices. The Fed Funds rate heavily influences short-term interest rates, but its impact on long-term mortgage rates varies based on inflation expectations. In this case, the Fed rate cut most likely helped move mortgage rates a little lower, but the factors described above had more influence.

The decline in home prices was a major cause of the credit crisis, and stabilization in the housing market will be important to resolve the problems. Little noticed this week, August Pending Home Sales jumped 7% from July, far above the consensus for a small decline. They were 9% higher than one year ago and were at the highest level since June 2007. Pending Home Sales are a leading indicator for the housing market, meaning that the next Existing and New Home Sales reports may show increases. Investors will be closely watching future housing market data to see if the trend continues.

Fed Chief Bernanke predicted that inflation will moderate "pretty significantly"
In August, consumer borrowing declined for the first time in more than a decade
The Dow was down about 40% from the record high levels seen in October 2007
Oil prices fell to $80 per barrel, down from $147 per barrel in July

Week Ahead
The Economic Calendar will be full next week. The Consumer Price Index (CPI) inflation report will come out on Thursday. CPI looks at the price change for those finished goods which are sold to consumers. The Producer Price Index (PPI) will be released on Wednesday. PPI focuses on the increase in prices of "intermediate" goods used by companies to produce finished products. Retail Sales is also scheduled for Wednesday. Industrial Production, an important indicator of economic activity, will be released on Thursday. Housing Starts will come out on Friday. Consumer Sentiment, the Philadelphia Fed index, and the Fed's Beige Book will round out a busy week. Investors will also be watching for additional government actions to ease credit markets. Mortgage markets will be closed on Monday in observance of Columbus Day.

HillBilly Willy's BBQ - Best Kept Secret in Chattanooga

This past week my wife and I were watching our local PBS Station, WTCI Chattanooga while flipping channels called Tennessee Crossroads. This particular program was called "Smokin'" it was a special on BBQ places around state of Tennessee. Since moving to Chattanooga we have come to love BBQ and love to watch programming about BBQ. Well, they did a story about a local place called HillBilly Willy's BBQ located in Lookout Valley, where they serve Baby Back Ribs. It is not easy to find in good Baby Back Ribs in Chattanooga, as most BBQ joints use the St. Louis style ribs.

After the program I asked my wife to go look it up on the computer to see if they were open for dinner and maybe we would go try it. Well, they were closed Sunday and Monday, I was a little disappointed but determined to try out this place. So, I set up a date night with my wife and tonight we drove just three miles west of Chattanooga to try out HillBilly Willy's BBQ.

Well, let me tell you it was worth the wait and the drive. This BBQ joint is in an old supermarket strip mall and the food was incredible. We both shared a combo plate (1/2 rack of baby back and pulled brisket) it came with 2 sides, we ordered 2 additional sides, and we shared the meal. Let me tell you that it was enough food for both of us. The meat was smoked perfectly and they served sauce on the side. I dipped a little into the sauce but the flavor of the baby backs were incredible, sauce wasn't even needed. The sides were all fresh, great mac & cheese and green beans!

The atmosphere was very comfortable, like being in a friend's eat-in kitchen. The walls had pictures of family and friends and a ton of old pictures of the prohibition times, old stills, articles on liquor and just a few local celebrities. You come into the restaurant and are greeted with a huge smile, they ask if you had ever been there before, they certainly new we were newbies. They explained how to order at the counter, how the food is prepared, the sides, which they say are fresh and let me tell you they certainly are! We placed our order and took a seat and read the sign that says "this is not fast food, meals are prepared to order". We only waited about five minutes and our food was brought to our table. The portions were huge served on plastic plates with plastic forks. It was just a good ole BBQ joint.

After our meal we talked with the owners George and Angela, talk about some really nice people. We had a nice conversation about BBQ, families and friends. It was like going to a friends house for dinner. I can tell you that if you like Chattanooga BBQ, I highly recommend Chattanooga's Best Kept Secret, HillBilly Willy's BBQ, you won't be disappointed.

Chattanoogan's Help Celebrate Battlefield's 145th Anniversary

Today marks the Opening Ceremony of the celebration of the anniversary of the Civil War battles at the Chickamauga National Battlefield. Vice-President Dick Cheney has arrived at Lovell field and his on his way into the battlefield as a guest speaker for the event. It turns out, after a little reading that his great-grandfather, Capt. Samuel Fletcher Cheney of the 21st Ohio Volunteer Infantry, served in the battle that became known as the "Gettysburg of the West." This information was gathered from The Gadsden Times article posted this week.

Celebrating the 145th Anniversary seems to draw in crowds from all over The United States of America and the world. I have only seen this on the news, but what I have seen seems to be pretty incredible. The re-enactment of the battles take place over three days and thousands of men and women play the roles of these Civil War soldiers and wives. Local students are also attending as a hands on learning experience from some of the local schools.

There are tons of activities planned throughout the entire weekend. You can tour the camps and talk to the solders, you can visit "living tents", attend a concert and experience the Civil War period like never before. The Chattanooga area is rich in history, that includes some good and bad, but this event marks the change that our country made and how we have grown. Before the Civil war the U.S. was referred to as These United States, now we use the term The United States. Many families were torn, brother fought against brother, but in the end it made our country stronger. I hope everyone gets the opportunity to visit the battlefields in their lifetime, it is a very powerful experience.

Landscaping - Good Looking Lawns = Sold!

This past week Chattanooga received beneficial rains thanks to the tail end of Tropical Storm Fay. Our thoughts and prayers are with everyone who has been negatively affected by her rain and winds, but in Chattanooga we needed the four inches of rain to help our lawns - especially homes that are on the market. It's not easy maintaining a beautiful lawn during the summer while it's extremely hot. We don't want to be out on our weekends mowing the grass, weeding beds and trimming bushes, but as a Seller in today's market, this is a must!

In past articles I frequently talk about the first impression, you only get one! Lawn Maintenance is a very important tool in working to get your home on the top of a Buyer's short list. If the yard does not look like it is well maintained, then it's a bad first impression and the Buyer will likely think that the inside is not maintained causing them to move on to the next house before they even see the incredible inside of your home.

If you don't have time to properly maintain your landscaping, there are plenty of qualified companies that can do the work in less than an hour. Large lawn companies usually do about 6-8 houses a day with a crew of two to three individuals and could easily go through your property, make it look great, and move on. The cost to have your lawn maintained professionally is not always cheap, but if you are on a regular schedule, your yard will always look welcoming to Buyers and it will move from the "for sale" column to the "sold" column quickly.

Should you want to tackle this work on your own, here are 6 tips:

1. Make sure you have the time to regularly keep your lawn looking its best.

2. If you have kids, make it a fun project every week to pick up the toys and pull weeds.

3. Invest in having your lawn mower blade sharpened. A sharp blade will cut nicely and not leave the grass brown.

4. Avoid cutting wet grass. This causes brown spots because clippings clump together and smother your lawn.

5. Keep your flowers and planting beds well watered, the last thing a buyer needs to see are wilted plants.

6. Water your lawn as frequently as possible.

These tips will help as long as you keep to a schedule. It is all about maintenance. We don't like to do it but if we keep to a schedule the workload will be much easier every week. You can even break it up during the week. Whatever works for you just as long as you keep your landscaping looking top notch. This will certainly enhance your curb appeal, which attracts buyers and finally gets you a contract on your home.

Charles & Mrytle's Coffeehouse - A Hidden Gem for Saturday Night Music

I love the downtown music venues in Chattanooga. However, I don't always enjoy returning home smelling like a 6′3″ cigarette, partially deaf from inebriated audience members who yell "Play Free Bird" at the top of their lungs at the end of every dadgum song. The Tivoli and Memorial Auditorium bring in talented artists, but on my budget as a writer, I can only afford a couple $60 concerts a year.

If you're looking for a change of pace with equally talented rock, blues, and folk musicians, consider Charles & Myrtle's Coffeehouse located on 105 McBrien Road in the Brainerd area of Chattanooga. The concerts are held in a converted entertainment room in a residential area. Charles and Myrtle's provides an intimate area for musicians to share stories, interact with the crowd, and usually try out new material.

I learned about Charles and Myrtle's two years ago when noted Nashville Blues Rocker Kevin Gordon, a good friend of mine, had a gig there. Since then, I've attended several concerts a year there. When Marshall Chapman makes her annual appearance there, it's always amusing to see 200 people cram in to an area not much larger than a combined living/dining room.

For a suggested $10 fee (no one is turned away for lack of funds), you can catch a two hour set in a non-smoking, family-friendly environment. All artists are accessible after the show to hang out with, something you will never find at most impersonal venues. I once spent 30 minutes talking about the alt-country music scene with Rock Musician, Tennessean music journalist, and adjunct Vanderbilt music professor, Peter Cooper after his show.

Coffeehouse Director Andrew Kelsay books notable acts from the vibrant Nashville and Atlanta music scenes. While people who aren't self-professed "music snobs" like myself, may not have heard of any of the musicians who play each Saturday, I can guarantee you that some are just as talented as anyone you'll find playing at larger venues in the city. He told me he's booked acts through March 2009 and to expect a few surprises. I'm eager to find out who all is coming.

Tansaction Specialist - Wow That's a Great Idea!!

So . . . What's a Transaction Specialist? On The Scenic City Team, it's me! I handle all the details and negotiations from the time one of our clients have an accepted contract straight through to the end of a successful closing. Working with Andy, Kacey, the other Realtor and our seller or buyer, I coordinate home inspections, "termite" inspections, surveys, appraisals, home warranties, repairs, switching over utilities, cleaning services etc., plus I work with the lender and the title company to facilitate a smooth closing. (Basically I make sure our contracts get closed and keep things running smoothly; we call it "bullet proofing" a transaction).

The Scenic City Team strives to provide our clients with a highly specialized level of service during our entire relationship. Andy focuses on working with our sellers to get our listings marketed and sold. Kacey specializes in working with buyers to explain the process, answer questions and help them find the perfect home.
