      <title>What Is a Short Pay Refi and is it for my clients (or myself)</title>

&lt;p&gt;&lt;strong&gt;&lt;em&gt;What's a Short-Pay Refi?&lt;/em&gt;&lt;/strong&gt;&lt;strong&gt;&lt;em&gt;&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;The Short Payoff Refinance is done using&amp;nbsp;a standard FHA Loan Program. This process is similar to a short sale. The difference is instead&amp;nbsp;of the owner-occupied property being sold, it is refinanced with a new lender.&lt;/p&gt;
&lt;p&gt;A Short-Pay Refi is unique in that it allows the borrowers to keep their home, lower their payments and eliminate the upside down equity in their homes while reducing their principal.&lt;/p&gt;
&lt;p&gt;&lt;em&gt;&lt;strong&gt;What's the Process?&lt;/strong&gt;&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;It's critical to build a relationship with the borrower's lender. If there are two, you will want to engage both primary and secondary lien holders/servicers at the same time because all parties will need to approve the demands.&lt;/p&gt;
&lt;p&gt;What's so great is we handle all the negotiations for you. So our negotiation department&amp;nbsp;builds credibility with previous lenders and the entire process becomes easier.&amp;nbsp;We let&amp;nbsp;them know your intent to re-negotiate the negative equity on the borrower's behalf. More and more lenders are open to this process.&lt;/p&gt;
&lt;p&gt;The transaction itself is&amp;nbsp;mostly a three part process. Negotiations are done by&amp;nbsp;our Negotiating company lead by Chad in conjunction with the borrower and the lien holder.&lt;/p&gt;
&lt;p&gt;First you and your appraiser need to establish the actual current value of the home. Next, we underwrite your borrower through Total Scorecard to the maximum ltv for that new value and issue our preliminary approval. Now, armed with your appraisal and our loan approval,&amp;nbsp;Chad and your borrower can enter into &lt;em&gt;equity re-negotiations &lt;/em&gt;with the bank/loan servicer for a discount on the current mortgage.&lt;/p&gt;
&lt;p&gt;Once the bank/loan servicer accepts the offer presented and issues the shortened pay-off demand, we can complete the new loan transaction with the final underwrite, lock and go to docs and fund.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;em&gt;Who should get a Short-Pay Refi?&lt;/em&gt;&lt;/strong&gt;&lt;strong&gt;&lt;em&gt;&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;For those borrowers that still have decent credit scores, income and no mortgage lates but do to a decline in the value of their home (owing more than it's worth), a Short-Pay Refi is the perfect solution.&lt;/p&gt;
&lt;p&gt;Aside from the decrease in the home's value, there are certain scenarios where the current lender will be more open to the proposal,&amp;nbsp;for instance&amp;nbsp;where there are financial challenges on behalf of the borrower and where default may be imminent due to these challenges or where the mortgage interest rate is scheduled to adjust upward.&lt;/p&gt;
&lt;p&gt;You may also want to take into account loan costs when negotiating the short payoff amount. Find out if there are any liens on the property, which can pose problems for the loan approval process, including tax and/or mechanic's liens.&lt;/p&gt;
&lt;p&gt;Remember, we intend to refinance the borrower into a low fixed rate FHA loan at the highest LTV (up to 97%ltv) possible. Please note that HUD/FHA loan limits per county do apply. This allows the borrowers to put the brakes everything gets away from them and spins out of control.&lt;/p&gt;
&lt;p&gt;After the transaction is complete and the lien holder is paid off, it's completely up to that lien holder as to how they are going to rate the paid-off mortgage to the credit bureaus and as the loan officer you must explain this to your client. Depending on the lender, it may be filed as: Paid In Full, Settled, Charged-off, Paid for Less than Balance, etcetera.&lt;/p&gt;
&lt;p&gt;This should be something they would want to discuss during the negotiations.&lt;/p&gt;

We envision a body with no flaws with great stamina and strength.&lt;/p&gt;&lt;p&gt;But there is another area of fitness that is even more critical to our business, personal life and overall well being. It&amp;#39;s our attitude.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Attitude is Everything&lt;/strong&gt;&lt;br /&gt;We have heard many times, &amp;quot;Attitude is everything!&amp;quot; Well, truer words have not been spoken. Let&amp;#39;s take a look at the definition of &amp;quot;attitude:&amp;quot; &amp;quot;A position of the body or manner of carrying oneself; a state of mind or a feeling; disposition; the orientation of an aircraft&amp;#39;s axes relative to a reference line or plane, such as the horizon.&amp;quot;&lt;/p&gt;&lt;p&gt;Attitude is the actual positioning of oneself in order to correct and put ourselves into alignment. Just like the aircraft must align itself in relation to the horizon, or what will happen? That&amp;#39;s right. It will crash and burn. Just like us, we must align ourselves with the good that we want and veer away from what we don&amp;#39;t want.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;You&amp;#39;re in Control&lt;/strong&gt;&lt;br /&gt;More closely, attitude is the conversation or thoughts we have with ourselves about something or someone. And who controls that particular conversation or thought? We do!&lt;/p&gt;&lt;p&gt;For example, let&amp;#39;s focus on your real estate business. There may be a few different conversations that you may hold with yourself about your real estate career (All of which are made up by you). Perhaps you focus on, &amp;quot;This is too hard,&amp;quot; or &amp;quot;I hate working with buyers,&amp;quot; or &amp;quot;I hate listings. I have too many and they are not selling,&amp;quot; or even, &amp;quot;This market is awful. I can&amp;#39;t do it.&amp;quot;&lt;/p&gt;&lt;p&gt;Or the opposite conversation: &amp;quot;I love my career, I get to work with who I want, I love my clients. Selling real estate is easy! Wow, I get listings every time! I feel energized!&amp;quot;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Empower Yourself&lt;/strong&gt;&lt;br /&gt;Which of these conversations do you believe will help you to mentally and emotionally operate more effectively? Which conversation provides more enthusiasm, enjoyment and empowerment? Which conversation &amp;quot;moves&amp;quot; you to better thinking, thereby creating better results? &lt;/p&gt;&lt;p&gt;The second conversation definitely gives you more empowerment and clarity, doesn&amp;#39;t it? Empowerment builds you up. It creates a higher mood level, thereby creating more positive energy, which stimulates and leads to creating a fit attitude!&lt;/p&gt;&lt;p&gt;The first conversation, or negative conversation, was one of disempowerment, which creates a significantly lower mood level immediately. It sinks in to a low energy state and sucks out all creativity and excitement, thereby causing a great deal of doubt and uncertainty. In many instances for Realtors&amp;reg;, it leads them to a depressed state, which is the lowest emotional state you can experience. This is where no productive behavior can be achieved easily.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;A Stronger Position to Face Life&amp;#39;s Challenges&lt;/strong&gt;&lt;br /&gt;When we operate from an empowered state, then we are acting from a fit mental state. This instantly puts us in a much stronger position to handle the constant ups and downs that life offers us each day. We are ready to maximize the wonderful opportunities that come our way unexpectedly and expectedly. It also gives us a strong foundation to align ourselves to withstand the many challenges that life will throw at us. &lt;/p&gt;&lt;p&gt;This is a fact of life. The control we have over external situations is zero. What we do have control over is how we let it affect us, how we handle it and move forward to our next challenge or opportunity.&lt;/p&gt;&lt;p&gt;The ways we do handle our challenges is determined solely by our attitude. The more we practice correcting and fine-tuning our attitude, the better and quicker we can correct our thinking to meet the challenges head-on and turn them into opportunities. In other words, we are building up our &amp;quot;toolbox&amp;quot; to aid us in handling every situation that will come to us. The better the tools we implement into that toolbox, the better we will be able to navigate through all kinds of challenges and opportunities. &lt;/p&gt;&lt;p&gt;&lt;strong&gt;Practice Makes Perfect&lt;/strong&gt;&lt;br /&gt;We must practice continually empowering our minds via our attitude through conversations and thoughts. &amp;quot;I can do this.&amp;quot; &amp;quot;I will handle it.&amp;quot; &amp;quot;This is great! I love my life, I love myself.&amp;quot; &amp;quot;I am powerful and creative,&amp;quot; and so on. When we fill our minds with this kind of thinking, we have less room for the disempowering negative thinking. It will no longer freely creep into our thoughts.&lt;/p&gt;&lt;p&gt;This is our attitudinal workout, if you will. We are taking the necessary steps to working on our attitude, or &amp;quot;working out&amp;quot; our attitudes. With the proper tools in our toolboxes, we become stronger mentally and more ready to react with fitness and speed in order to calm rough waters or to take advantage of opportunities faster than other agents. We become the fitness gurus of mental acuity.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Propel Yourself Toward Your Goals&lt;/strong&gt;&lt;br /&gt;We get to propel ourselves toward our goals and gain the power to attain them rather than letting those disempowering conversations take you in the opposite direction of your goals, thereby making them more difficult to attain.&lt;/p&gt;&lt;p&gt;Using our &amp;quot;new attitudinal pull,&amp;quot; we have created a system that will help us to attain so much more out of our real estate lives and even more important, to help pave the way to truly enjoying the process of achieving all the goals that you decide you want to achieve. &lt;/p&gt;</description>

      <description>&lt;p&gt;Aug. 29--Double loans. Super piggy back. Seller carry backs. These are among the monikers being tossed around as mortgage agents seek to get a handle on the home loan debacle. &lt;/p&gt;&lt;p&gt;The housing meltdown and resulting credit crunch have unleashed new calamities on consumers, loan companies and home builders on an almost-daily basis. Yet residential financiers in the East Bay and elsewhere are finding ways to cope with the relentless difficulties as loan companies tighten credit standards. Lenders have ushered in new kinds of loan packages to replace the ways people were able to obtain mortgages until just a month or two ago. &amp;quot;Customers are looking for loans that no longer exist,&amp;quot; said Christopher George, president of San Ramon-based CMG Financial Services, a mortgage vendor. &lt;/p&gt;&lt;p&gt;&amp;quot;A year ago they would have qualified for loans. Now they no longer qualify.&amp;quot; The new realities have forced borrowers and vendors alike to view home loans in very different ways, said Ginny Ferguson, chief executive of Pleasanton-based Heritage Valley Mortgage. &amp;quot;I would venture that a good 50 (percent) to 60 percent of the loans will have to be restructured,&amp;quot; Ferguson said. The big problem in the East Bay and other parts of the Bay Area is the median prices -- about $600,000 in the East Bay and $665,000 in the Bay Area -- are far more than the $417,000 limit for loans that conform to standards sponsored by the federal gove nment. &lt;/p&gt;&lt;p&gt;Loans with amounts above the limit, generally known as jumbo loans, come with a higher interest rate than loans at or below the threshold. And in recent weeks, the interest rates for jumbo loans have skyrocketed because investors that would normally buy such mortgages have shunned them, fearing they are too risky. In a quest to still offer loan amounts that match the sky-high home prices in the Bay Area, lenders have attempted to fashion new kinds of mortgage products with all kinds of flavors. Here are some examples of the new approaches: --Double loans. This package consists of two loans, a first and second fixed-rate mortgage. &lt;/p&gt;&lt;p&gt;The first loan pays up to the $417,000 limit and usually comes at the lowest interest rates available. The second mortgage, which has a significantly higher inte est rate, covers amounts above the limit, usually for no more than an additional $400,000. --Super piggy back loans are similar to the double-loan package. But some lenders can provide buyers with an additional $1 million in financing via the second loan if their income is high and their credit sparkles. --Seller carry backs. Because some lenders require a 5 percent to 10 percent down payment -- amounting to $30,000 to $60,000 at current median prices -- the seller of a home will agree to carry part of the financing burden by lending the amount of the d wn payment to the buyer. &lt;/p&gt;&lt;p&gt;Some companies have been able to tap the resources of banks and credit unions in other parts of the country that are still eager to loan money. Walnut Creek-based Residential Pacific Mortgage is one of those independent lending firms that can still bring in financing from sources in the Midwest and the East Coast. RPM offers a super piggy back product that enables people to land as much as $1.4 million in total residential financing, said Rob Hirt, Residential Pacific&amp;#39;s president. &amp;quot;We have investors who still want to put money into California,&amp;quot; Hirt said. &amp;quot;They think it&amp;#39;s a great market. They know that in the Bay Area there are still a lot of well-qualified borrowers with a lot of equity in their homes who need to get loans above the limit.&amp;quot; RPM also has been able to help qualified first-time homeowners. &lt;/p&gt;&lt;p&gt;Still, plenty of companies have been forced to shift out of the residential lending business as the residential real estate implosion intensifies. Fremont-based Green Valley Funding is looking at financing more custom-built homes and commercial real estate projects such as small retail centers. Amer Faraz, vice president of Green Valley, said his company is hanging in there. But it also is doing a out 10 percent of the loan volume it did a year ago, Faraz said. &amp;quot;This is brutal,&amp;quot; Faraz said of the current market conditions. &amp;quot;Our company is in a building that had 15 mortgage companies last year. &lt;/p&gt;&lt;p&gt;Now we&amp;#39;re the only one left.&amp;quot; George Avalos covers jobs, economic development, finance and petroleum. Orders went up for machinery, automobiles, metal products, airplanes and communications equipment. Demand for primary metals, including steel, increased 7.9 percent, the biggest rise since July 2004. Orders for communications equipment soared 20.7 percent, the most since March 2006. Demand for airplanes for commercial use rose 12.6 percent. Airplane orders for defense purposes increased 15.8 percent in July.&lt;/p&gt;&lt;p&gt;Demand for computers, however, dropped 4 percent in July and orders for electrical equipment and appliances fell 1.2 percent - two weak spots in an otherwise strong report.&lt;/p&gt;&lt;p&gt;Overall, the figures suggest that capital spending by businesses is weathering the financial storm so far. Scott, a Certified Public Accountant for 25 years, said small local mortgage companies are eager to work with clients burned by the troubles in the mortgage industry,&amp;quot; the message later said. About a half-dozen other local lenders also sent e-mails in wake of last week&amp;#39;s news that First Magnus would stop funding mortgages, leaving an unknown number of would-be home-buyers without financing. Barkley Mortgage, Nova Home Loans and other brokers not only offered their assistance to buyers left in the lurch, but also provided reassurances about the availability of credit. &lt;/p&gt;&lt;p&gt;&amp;quot;This is not a reason for panic,&amp;quot; said Ray Desmond, Nova president and founder, in a phone interview Monday. &amp;quot;They call it a credit crunch, but there&amp;#39;s money there.&amp;quot; Yet, that statement might not apply to everyone who lost out on a First Magnus loan. Just within the past few weeks, the standards have gotten tighter, making some types of loans more difficult to get, said Desmond and others in the industry. Loans that do not conform to the standards of government-backed mortgage investors Fannie Mae and Freddie Mac -- which include some of the types of loans written by First Magnus -- are getting more difficult to obtain, local lenders said. &lt;/p&gt;&lt;p&gt;Those nonconforming (sometimes known as &amp;quot;exotic&amp;quot;) loans include alternative-documentation loans, also called Alt-A loans, and jumbo loans, those more than $417,000. Amid growing problems in the home loan industry, First Magnus was forced to substantially shut down its business because it could no longer sell those loans and others in the secondary market. Now that nonconforming loans are becoming a tough sell to investors, fewer lenders are offering them to borrowers, said Tom Scott, president of Barkley Mortgage, which is also the parent of Northstar Mortgage. Buyers who had non- conforming loans from First Magnus are out of luck, Barkley said. &lt;/p&gt;&lt;p&gt;&amp;quot;If they were an Alt-A-type borrower, they might never get a loan,&amp;quot; he said. Desmond said there is still some availability of nonconforming loans, but buyers &amp;quot;may have to put a little more money down.&amp;quot; &amp;quot;If they put 20 percent down, they&amp;#39;re fine,&amp;quot; he said.       <description>&lt;p&gt;My first mentor, Mr. Shoaff, over a five-year period of time when I was 25 to age 31, taught me some extraordinarily simple things, before his untimely passing at age 49. He only went through the 9th grade in school. He never finished high school, never went to college, never went to a university. So he put his experiences and ideas in very simple language, which, I think for me - kid from the farms of Idaho - was so important. You ask yourself, &amp;quot;Where did I write that?&amp;quot; or &amp;quot;Where is that piece of paper?&amp;quot;&lt;/p&gt;&lt;p&gt;So let&amp;#39;s say that you cannot find where you wrote down that buyer lead. Does that mean you just lost a potential client representing $5,000 in commissions? These referred leads are your high quality money-maker leads. There are four basic ones; each, or a &lt;br /&gt;&amp;gt;combination of several, can trigger the most incredible activity. The day &lt;br /&gt;&amp;gt;that you allow these emotions to fuel your desire is the day you&amp;#39;ll turn &lt;br /&gt;&amp;gt;your life around.&lt;br /&gt;&amp;gt;&lt;br /&gt;&amp;gt;1) DISGUST&lt;br /&gt;&amp;gt;One does not usually equate the word &amp;quot;disgust&amp;quot; with positive action. And &lt;br /&gt;&amp;gt;yet properly channeled, disgust can change a person&amp;#39;s life. The person who &lt;br /&gt;&amp;gt;feels disgusted has reached a point of no return. He or she is ready to &lt;br /&gt;&amp;gt;throw down the gauntlet at life and say, &amp;quot;I&amp;#39;ve had it!&amp;quot; That&amp;#39;s what I said &lt;br /&gt;&amp;gt;after many humiliating experiences at age 25, I said. &amp;quot;I don&amp;#39;t want to live&lt;br /&gt;&lt;br /&gt;&amp;gt;like this anymore. I&amp;#39;ve had it with being broke. I&amp;#39;ve had it with being &lt;br /&gt;&amp;gt;embarrassed, and I&amp;#39;ve had it with lying.&amp;quot;&lt;br /&gt;&amp;gt;&lt;br /&gt;&amp;gt;Yes, productive feelings of disgust come when a person says, &amp;quot;Enough is &lt;br /&gt;&amp;gt;enough.&amp;quot;&lt;br /&gt;&amp;gt;&lt;br /&gt;&amp;gt;The &amp;quot;guy&amp;quot; has finally had it with mediocrity. He&amp;#39;s had it with those awful &lt;br /&gt;&amp;gt;sick feelings of fear, pain and humiliation. He then decides he is not &lt;br /&gt;&amp;gt;going to live like this anymore.&amp;quot; Look out! This could be the day that &lt;br /&gt;&amp;gt;turns a life around. Call it what you will, the &amp;quot;I&amp;#39;ve had it&amp;quot; day, the &lt;br /&gt;&amp;gt;&amp;quot;never again&amp;quot; day, the &amp;quot;enough&amp;#39;s enough&amp;quot; day. Whatever you call it, it&amp;#39;s &lt;br /&gt;&amp;gt;powerful! There is nothing so life-changing as gut-wrenching disgust!&lt;br /&gt;&amp;gt;&lt;br /&gt;&amp;gt;2) DECISION&lt;br /&gt;&amp;gt;Most of us need to be pushed to the wall to make decisions. And once we &lt;br /&gt;&amp;gt;reach this point, we have to deal with the conflicting emotions that come &lt;br /&gt;&amp;gt;with making them. We have reached a fork in the road. Now this fork can be &lt;br /&gt;&amp;gt;a two-prong, three-prong, or even a four-prong fork. No wonder that &lt;br /&gt;&amp;gt;decision-making can create knots in stomachs, keep us awake in the middle &lt;br /&gt;&amp;gt;of the night, or make us break out in a cold sweat.&lt;br /&gt;&amp;gt;&lt;br /&gt;&amp;gt;Making life-changing decisions can be likened to internal civil war. &lt;br /&gt;&amp;gt;Conflicting armies of emotions, each with its own arsenal of reasons, &lt;br /&gt;&amp;gt;battle each other for supremacy of our minds. And our resulting decisions, &lt;br /&gt;&amp;gt;whether bold or timid, well thought out or impulsive, can either set the &lt;br /&gt;&amp;gt;course of action or blind it. I don&amp;#39;t have much advice to give you about &lt;br /&gt;&amp;gt;decision-making&lt;br /&gt;&amp;gt;except this:&lt;br /&gt;&amp;gt;&lt;br /&gt;&amp;gt;Whatever you do, don&amp;#39;t camp at the fork in the road. Decide. It&amp;#39;s far &lt;br /&gt;&amp;gt;better to make a wrong decision than to not make one at all. Each of us &lt;br /&gt;&amp;gt;must confront our emotional turmoil and sort out our feelings.&lt;br /&gt;&amp;gt;&lt;br /&gt;&amp;gt;3) DESIRE&lt;br /&gt;&amp;gt;How does one gain desire? I don&amp;#39;t think I can answer this directly because &lt;br /&gt;&amp;gt;there are many ways. But I do know two things about desire:&lt;br /&gt;&amp;gt;&lt;br /&gt;&amp;gt;a. It comes from the inside not the outside.&lt;br /&gt;&amp;gt;b. It can be triggered by outside forces.&lt;br /&gt;&amp;gt;&lt;br /&gt;&amp;gt;Almost anything can trigger desire. It&amp;#39;s a matter of timing as much as &lt;br /&gt;&amp;gt;preparation. It might be a song that tugs at the heart. It might be a &lt;br /&gt;&amp;gt;memorable sermon. It might be a movie, a conversation with a friend, a &lt;br /&gt;&amp;gt;confrontation with the enemy, or a bitter experience. Even a book or an &lt;br /&gt;&amp;gt;article such as this one can trigger the inner mechanism that will make &lt;br /&gt;&amp;gt;some people say, &amp;quot;I want it now!&amp;quot;&lt;br /&gt;&amp;gt;&lt;br /&gt;&amp;gt;Therefore, while searching for your &amp;quot;hot button&amp;quot; of pure, raw desire, &lt;br /&gt;&amp;gt;welcome into your life each positive experience. Don&amp;#39;t erect a wall to &lt;br /&gt;&amp;gt;protect you from experiencing life. The same wall that keeps out your &lt;br /&gt;&amp;gt;disappointment also keeps out the sunlight of enriching experiences. So let&lt;br /&gt;&lt;br /&gt;&amp;gt;life touch you. The next touch could be the one that turns your life &lt;br /&gt;&amp;gt;around.&lt;br /&gt;&amp;gt;&lt;br /&gt;&amp;gt;4) RESOLVE&lt;br /&gt;&amp;gt;Resolve says, &amp;quot;I will.&amp;quot; These two words are among the most potent in the &lt;br /&gt;&amp;gt;English language. I WILL. Benjamin Disraeli, the great British statesman, &lt;br /&gt;&amp;gt;once said, &amp;quot;Nothing can resist a human will that will stake even its &lt;br /&gt;&amp;gt;existence on the extent of its purpose.&amp;quot; In other words, when someone &lt;br /&gt;&amp;gt;resolves to &amp;quot;do or die,&amp;quot; nothing can stop him.&lt;br /&gt;&amp;gt;&lt;br /&gt;&amp;gt;The mountain climber says, &amp;quot;I will climb the mountain. They&amp;#39;ve told me it&amp;#39;s&lt;br /&gt;&lt;br /&gt;&amp;gt;too high, it&amp;#39;s too far, it&amp;#39;s too steep, it&amp;#39;s too rocky, it&amp;#39;s too difficult.&lt;br /&gt;&lt;br /&gt;&amp;gt;But it&amp;#39;s my mountain. I will climb it. You&amp;#39;ll soon see me waving from the &lt;br /&gt;&amp;gt;top or you&amp;#39;ll never see me, because unless I reach the peak, I&amp;#39;m not coming&lt;br /&gt;&lt;br /&gt;&amp;gt;back.&amp;quot; Who can argue with such resolve?&lt;br /&gt;&amp;gt;&lt;br /&gt;&amp;gt;When confronted with such iron-will determination, I can see Time, Fate and&lt;br /&gt;&lt;br /&gt;&amp;gt;Circumstance calling a hasty conference and deciding, &amp;quot;We might as well let&lt;br /&gt;&lt;br /&gt;&amp;gt;him have his dream. He&amp;#39;s said he&amp;#39;s going to get there or die trying.&amp;quot;&lt;br /&gt;&amp;gt;&lt;br /&gt;&amp;gt;The best definition for &amp;quot;resolve&amp;quot; I&amp;#39;ve ever heard came from a schoolgirl in&lt;br /&gt;&lt;br /&gt;&amp;gt;Foster City, California. As is my custom, I was lecturing about success to &lt;br /&gt;&amp;gt;a group of bright kids at a junior high school. I asked, &amp;quot;Who can tell me &lt;br /&gt;&amp;gt;what &amp;quot;resolve&amp;quot; means?&amp;quot; Several hands went up, and I did get some pretty &lt;br /&gt;&amp;gt;good definitions. But the last was the best. A shy girl from the back of &lt;br /&gt;&amp;gt;the room got up and said with quiet intensity, &amp;quot;I think resolve means &lt;br /&gt;&amp;gt;promising yourself you will never give up.&amp;quot; That&amp;#39;s it! That&amp;#39;s the best &lt;br /&gt;&amp;gt;definition I&amp;#39;ve ever heard: PROMISE YOURSELF YOU&amp;#39;LL NEVER GIVE UP.&lt;br /&gt;&amp;gt;&lt;br /&gt;&amp;gt;Think about it! How long should a baby try to learn how to walk? How long &lt;br /&gt;&amp;gt;would you give the average baby before you say, &amp;quot;That&amp;#39;s it, you&amp;#39;ve had your&lt;br /&gt;&lt;br /&gt;&amp;gt;chance&amp;quot;? You say that&amp;#39;s crazy? Of course it is. Any mother would say, &amp;quot;My &lt;br /&gt;&amp;gt;baby is going to keep trying until he learns how to walk!&amp;quot; No wonder &lt;br /&gt;&amp;gt;everyone walks.&lt;br /&gt;&amp;gt;&lt;br /&gt;&amp;gt;There is a vital lesson in this.
