I was talking to Empire Realty Broker Associate Julie Dudum the other day about Downtown Walnut Creek. Julie is an experienced real estate professional who lives in Downtown Walnut Creek and has a great sense of the community and why it is such a great place to call home!

Q: Julie, tell me about Downtown Walnut Creek and the homes in that area. Why are they different?

A: Each home in Downtown Walnut Creek is different and cuter than the next - they are truly the gems of Walnut Creek. Most homes downtown were built in the 1920s or 1930s and exude so much charm and character. Each home evokes a feeling! There is a tremendous amount of pride among homeowners in downtown. Many are original owners! Typically when a new family moves into the neighborhood, they are greeted with warmth and a very welcoming feeling, characteristic of yesteryear. My clients love the convenience of being so close to downtown as well.

Q: For children, what school districts are kids a part of downtown?

A: For elementary and middle school they are in the Walnut Creek School District and for high school they are in the Acalanes School District

Q: You live downtown, correct? Tell me about that and the unique home you are in.

Q: Yes, I live downtown in the Almond Shuey District and absolutely love it. In my neighborhood there are families, retired couples, executives, original homeowners, and more. The home we live in was the mayor's home in the 1930s, so it has a ton of historic and sentimental meaning to my family and to the city of Walnut Creek.

Q: What do you love most about this neighborhood?

A: I love the historic feeling that this neighborhood has. No two homes are the same! I love the close-knit community that is felt downtown. In fact, every year in August there is an Almond Shuey block party and is something we look forward to every year. it's a great opportunity to catch up with friends and neighbors.

I recently chatted with Empire Realty Associates Partners & Broker Associates Dana and Paul Weiler about the beautiful neighborhoods of Whitegate and Bryan Ranch in Alamo. This is what they had to say:

Q: Tell me about this area. Where in Alamo is it located, and what types of homes are there?

A: These communities are located on the eastern end of Stone Valley Road, at the foothills of Mt. Diablo. There are four different ‘neighborhoods' and they include all single family situated on private lots, many with outstanding views of the mountain, valleys and pastureland. The homes located in Bryan Terrace are situated on small lots, easy to maintain and all with fabulous, private lots and great views. All of the other neighborhoods have homes located on spacious lots, backing to open spaces. Many homes are single level, some are two story and all are very well maintained. Q: How would you describe this neighborhood?

Q: What is the best thing about it?

A: The privacy and peace is outstanding! You can watch eagles and hawks soar; see cows grazing on the hills and enjoy gorgeous sunsets! Within minutes to both Alamo and Danville, yet in the country, adjacent to Mt. Diablo State Park! Large yards and gorgeous trees!

Q: Anything else you'd like to add?

A: The homes are custom designed and many have been remodeled and updated over the years. School buses transport children to their elementary school, Oak Hill Park is nearby featuring summer concerts, picnic areas and a beautiful community center.

EMPIRE REALTY ASSOCIATES PARTICIPATES IN HOLIDAY FOOD DRIVE

DANVILLE and WALNUT CREEK - Empire Realty Associates teams up with the Food Bank of Contra Costa and Solano to gather donations for the Holiday Food Drive. Donations include canned and dried goods, peanut butter, fruit juice, and other non-perishable items. The Danville and Walnut Creek offices have two bins, one located in the main lobby of each office.

The Food Bank of Contra Costa and Solano was founded in 1975 and serves over 98,000 people every month. They distribute about 9.6 million pounds of food per year, which is enough for about 7.68 million meals. Their mission is, "to alleviate hunger and provide an efficient, coordinated system for collecting and distributing food that reduces food waste and increases public awareness regarding hunger and food security issues in Contra Costa and Solano counties."

Empire Realty Associates and the Food Bank of Contra Costa and Solano recognize the growing rate of families in need this holiday season. Empire has participated in the traditional food drive before and has always been committed to the greater good of the community.

They will have donation bins in the main lobby of Empire November 4^th until December 18^th and are open from Monday through Friday from 8:30am - 5pm.

Beautiful Greenbrook!

Realtor, Tracy Pisenti is passionate about the close-knit community of Greenbrook. I asked to to put into her own words what she loved about Greenbrook, why it is so special to her, and why it is a great place to call home!

"My favorite Saturday morning ritual is to wake up before the kids, pour myself a cup of coffee and venture out to our back deck overlooking San Ramon Creek and relax for 15 minutes of peace and quiet before the kids bound downstairs to start our day. As the trees gently rustle in the breeze, I hear the soft "ping . . . ping . . . ping" of a metal bat hitting the ball in the batting cages at Osage Park, which is right across the creek from our home.

Looking up above the trees at the creek, I take in the beautiful Las Trampas Ridge, just a short hop across the freeway, but home to endless miles of wonderful hiking trails. Behind me, the sun is just peeking up over the South end of Mt. Diablo - a majestic and awesome mountain around which much of our beautiful San Ramon Valley lies.

The dog barks, the boys invade my quiet . . . and so begins our day in the fabulous Greenbrook area of Danville!

I feel so fortunate to live and work in one of the most lovely communities in the East Bay. Danville still has a quaint charm which pulls from its past, and the Town has done an outstanding job balancing beautifully updated buildings while still maintaining the "old town" feel that welcomes visitors and residents with warmth and grace.

The area most call "Greenbrook" is actually comprised of several smaller pocket neighborhoods including Greenbrook, Sycamore, Danville Station, Shadow Hills, Danville Place, as well as the more upscale Hidden Hills/Tunbridge Estates and Hansen Lane Estates - a small enclave of Clarum-built solar powered and LEED certified luxury homes nestled on the edge of the Iron Horse Trail near Osage Park.

To keep things simple, let's just call the area "Greenbrook".

Tucked in between Sycamore Valley Road, Camino Ramon and Crow Canyon Road, the Greenbrook area was originally orchards. Miles and miles of endless orchards with lovely views of Mt. Diablo to the east and the Las Trampas Hills to the west. Every couple of miles you might run across a ranch home, but for the most part, the area was not developed until the 1970's. One of the first developers to move into the Greenbrook area was Damé, who developed much of the area in the mid-1970's to early 1980's. The Housing Group and Shapell built the very popular Hidden Hills and Tunbridge Estates in the late 1980's and 1990's - an area now coined "Funbridge" for their open door neighborhood gatherings and huge Halloween block party.

In 2009, Clarum homes added their mark and brought our cozy "Greenbrook" into the 21st century with a small enclave of spectacular estate homes which are not only LEED certified and solar powered, but the first certified Zero Energy Homes in Contra Costa County.

But in the eyes of most Greenbrook area residents, it's not the architecture, builder or developer that brought them here; it's the outstanding schools and uniquely close-knit community. With two top rated elementary schools (John Baldwin Elementary and Greenbrook Elementary) and the highly rated Charlotte Wood Middle School right here in our backyards, this is an area where children can walk or ride their bikes to some of the best schools in Northern California. Teachers and families alike move to this area simply to attend our schools.

And with the outstanding San Ramon Valley High School nearing its 100-year anniversary, we have pride in knowing our children will benefit from 12 years of top notch education.

Part of what makes our schools and local community so strong is the level of family involvement here. Parents are not only involved in their childrens' education and activities, but they are highly involved in helping their schools through fundraising, classroom involvement and staying politically active in Sacramento and beyond. The level of commitment not only improves our schools, but in turn strengthens our property values, as people continue to seek out homes in the area because of the schools and strong feeling of community.

Osage Park is a great place for families and friends to hang out, play sports, and have a great day!

Did I mention sports? On a warm spring or summer afternoon, you'll hear the chiming music of the ice cream truck as it arrives to cool down Osage's visitors, young and old. In some ways, it's a step back in time, which those of us who live here cherish.

On any given day in the Greenbrook area, you'll find neighbors out walking with dogs on leash, babies in strollers, kids on trikes, bikes and scooters and empty-nesters out for a leisurely evening stroll. It's a "wave and say hello" kind of neighborhood, where everyone knows each other and is truly happy to be here.

Right in the center of our neighborhood is Osage Park, a 35-acre park known for its stunning memorial rose garden bordering a paved path which circles the park. In the center are multiple baseball diamonds and soccer fields, home to Danville Little League and site of many Mustang Soccer practices and games. There's a quaint old Snack Shack that serves up the best burgers in town during baseball season, and a kids' play area with jungle gyms and a mini-water park for the little ones."

City of Orinda sets up an earthquake preparedness drill this weekend!

Empire Realty Associates Realtor and Orinda resident Allison Johns is helping with earthquake preparedness.

The City of Orinda is having a city-wide earthquake drill this Sunday. In preparation for that, the community that Allison lives in, Canyon Ranch Estates, is organizing a detailed emergency plan of action. The association has divided up the neighborhood into a number of different zones. Each zone has a captain.

In the event of an emergency,the captain is responsible for checking on the homes in his/her zone, making sure all the gas and power are off and checking on the safety of the families.

Allison is the co-captain for her zone. She attended a meeting last night with other zone leaders to prepare for Sunday's drill.

As we embark on the 20 year anniversary of the Loma Prieta earthquake, many cities in the bay area seem to be taking this opportunity to get ready in the event of an earthquake.

Kudos to the City of Orinda for planning this drill and getting prepared!

Great teachers are priceless!!

I was speaking to Empire Realty Partner & Broker Associate Barbara Youngman today about the community of Greenbrook. Barbara specializes in working with buyers and sellers throughout the Diablo and Tri-Valley communities, but she has a special place in her heart for Greenbrook; a very family oriented neighborhood in Danville, CA.

Barbara knows many of the teachers at Greenbrook School very well. Below is an article from Barbara about a very special teacher!

"Something was MISSING, when school started at Greenbrook this year......

Mrs. Allred, a second grade teacher at the school for the past 13 years was missing! Her husband accepted a transfer with Wells Fargo Bank, to London. So, they sold their house and they are off on a new adventure. Mrs. Allred retired from her beloved position of helping children discover new concepts at this important time in learning development. Mrs. Allred says, "Children spend kindergarten and first grade ‘learning to read'. In second grade that changes to ‘reading to learn'." How fortunate is the child that discovers the excitement found in the world of reading.

At this age children are learning to be accountable, aware of right and wrong, they want to be honest, they want to please, says Mrs. Allred. And, that the children at this age have inquiring minds, forming memories, writing stories, learning new skills in math, such as, "carry & borrow". They also learn to tell time. They are eager sponges, just soaking up knowledge.

She first came to Greenbrook School on Valentine's Day, to substitute in a kindergarten class for three weeks. The class of thirty two children had twenty boys. They had a difficult time getting a teacher to stay with such a lively class. Mrs. Allred got their attention right away by speaking in rhymes, which she continued to do for the remainder of the year-no regular conversation, always rhymes.

The children were captivated! The principle, seeing her abilities, hired her full time immediately. The next year and from then on, she taught second grade, which was her favorite.

Greenbrook School is the recipient of all the awards possible and is designated as a "Distingushed School". Substitute teachers say that the school has the friendliest staff in the valley, a staff that is very open, loving and accepting. The parent support is one of the reasons for the school's success. Parents devote many hours of volunteer work to assist in making the school a great asset to the community.

We will all miss Mrs. Allred and we thank her for her many years of giving to our community and to the children. Mrs. Allred thought that teaching at Greenbrook was the best postion anyone could have. She said, "You know, the children here are happy. It is wonderful to teach happy children. I have loved it and will always treasure my fond memories."

Mt. Diablo School District needs our help!

I spoke to Realtor Julie Sullivan today about the Mt. Diablo School District. Julie (along with information from Mark Lloyd, Vice President of the Mt. Diablo School District) filled me in on the help that this critical school district needs.

Q: In a nutshell, what is happening at Mt. Diablo School District ?

The 4000 high school student athletes of the Mt. Diablo Unified School District need your help They are short money ($250,000) to keep the sports in the schools. I know many people may think, I don't have a kid in Mt. Diablo School District why should I help? For Realtors, it will be very challenging trying to sell a home in the Mt. Diablo School District and then having to tell your clients they have no sports programs. For the people who live in the district right now this greatly affects the values of their homes including there goes Northgate and College Park too! In March of this year, faced with multiple millions in budget cuts, the school district eliminated the annual funding of high school sports, an $800,000 budget item that must now be made up through individual booster organizations and "contribute-to-play" fees. The United Mt. Diablo Athletic Foundation (UMDAF) was established as a 501(c)(3) Charitable Organization in May of 2009 to generate complementary financial support for all six high schools in the MDUSD - Mt. Diablo, Ygnacio Valley, Northgate, College Park, Clayton Valley and Concord High.

Q: What does high school look like without sports?

A: No "Friday Night Lights," no three-pointers at the buzzer, a homecoming dance without a homecoming game, no chance for learning new athletic or team-building skills, no opportunities for college recruiters to scout....this is happening in Contra Costa County within the Mt. Diablo Unified School District (MDUSD) right now.

Q: Tell me about the foundation

A: The Foundation - which is separate from the school district - is comprised of parents and community members from all six district high schools and is a cooperative effort of the six high schools working together as one team with one common goal: MAKE ATHLETICS HAPPEN! The foundation team has had huge successes with the help of several very generous donations, plus numerous fundraisers. The MDUSD school board adopted the foundation's funding plan and our first of three high school sports seasons began in September. The funding plan has been successful for the most part; the foundation has raised approximately $150,000 and the schools "contribute-to-play" portion has brought in $105,000.

Q: What is next?

A: On October 27, 2009, the school board will determine if winter sports can compete based upon the fall fees raised. So for a lack of a better way of putting it, "it's crunch time - it's the end of the fourth quarter with no time outs left and only a Hail Mary in our arsenal". We find ourselves in need of about $250,000 to continue sports and begin the high school winter season - which could mean no basketball, soccer or wrestling for students who are hoping to use their athletic skills on college applications, and may prevent a student from wanting to stay in school.

Q: How can you help?

A: Currently the UMDAF is reaching out to our greater business community, our local professional sports teams and professional athletic foundations for help in sponsoring a high school athletic season. We are hopeful you will help us fund local high school sports and benefit from goodwill advertising and public relations. All funds generated will be shared equally between all six schools. In addition, you can be part of our efforts. The Foundation has announced its largest fundraiser to date - a 5K run/walk for all ages and skill levels on Sunday, October 18, 2009 at Newhall Park in Concord. Participant entry fees will be $20-$25 and benefit high school athletics in the Mt. Diablo Unified School District. In addition to the 5K run, a benefit concert is planned for the spring of 2010 at the Sleep Train Pavilion in Concord.

Q: What can we do if we would like to make a donation?

I know it is difficult times for all however if you can spare any amount please make a check to United Mt. Diablo Athletic Foundation or UMDAF and leave it attention ‘Julie Sullivan' at the Walnut Creek office. In addition, please spread the word and ask anyone you feel is appropriate for a donation. Together, we can make a difference!

EMPIRE REALTY ASSOCIATES RAISED OVER $7,000 FOR THE AMERICAN CANCER SOCIETY

Empire Realty Associates participated in the American Cancer Society Relay for Life 24 hour walk-a-thon in June for the fourth year in a row. This was held at California High School in San Ramon. Empire raised $7,080 and was one of the top three companies to raise the most money. The total that the American Cancer Society received was $101,485.94.

Relay for Life is about remembering those lost to cancer, celebrating the survivors, and fighting back against the disease. Over 500 people joined together to support this cause. The money that people raised will help the American Cancer Society continue to provide research, education, advocacy and services like Reach to Recovery, Road to Recovery, Man to Man, and more!

The American Cancer Society collected over 1200 cans of food for the Food Bank of Contra Costa, collected over 200 cans of pet food for the Alameda County Animal Shelter, recycled 77 pounds of #1 plastic, recycled 5 bags of other plastics, and diverted 140 pounds of food scraps and biocompostables from trash. People walked over 3200 miles, which is equivalent to the distance from San Ramon, California to Anchorage, Alaska.

A special thanks to Empire Realtors Angela Fitzgerald and Tracy Pisenti who led and organized the Empire team. Empire looks forward to this event every year and will continue to support the American Cancer Society.

"Having lost my father and grandmother to cancer, and being a cancer survivor myself, Relay For Life® is a wonderful time to honor their memories," says Pisenti. "It is also a time to celebrate life and to do what I can to help raise money toward cancer research and support."

"We have all been touched by cancer. It seems almost every day someone I know is faced with this reality," says Fitzgerald. "Relay® allows me to do my part to combat this disease. Q: Tell me more about Diablo County Club - I know there is a tremendous amount of history behind it right?

A: (Marilee) Yes! There is a tremendous amount of history. Diablo is a historic community that is nestled at the base of Mt Diablo. The first homes were built in the 1870's, with one property sitting on 4000 acres. In the 1920's, Diablo was a resort destination for families from San Franciso and Oakland. Families would enjoy the warm weather, the pretty lake and a beautiful club house.There was a railroad line that came from Oakland up to Diablo. It's tracks were where the 17th and 18th fairway of Diablo Country Club currently lie. The vacationing "well to do" San Franciscans and Oakland residents built small cottages. Many of these unique homes still remain.

A: (M.J.) Some of Diablo's history has disappeared with the passing of years, yet much remains. Nearly half of the Eucalyptus trees from the race track form the border between today's Diablo and the Cameo Acres neighborhood. Part of the current Diablo Country Clubhouse was once the bowling alley from railroad times. The stately 1800's home called "Oakwood" once an inn, then clubhouse, and now a private residence again, still stands proud on Alameda Diablo.

From a description in the July 1, 1897 Contra Costa News: "It is a beautiful little valley surrounded by rolling hills that protect it from invading winds and sudden atmospheric changes... the herds of cattle and horses that roam in the luxuriant fields and on the hills know of but one season, and that is summer... for the roses and the violets never stop blooming here in this favored spot.

Q: Tell me about Diablo today in 2009; what makes it such a unique community?

A: (Marilee) Diablo is a cohesive community centered around a beautiful golf course. Homes vary in size and price but most are unique and shaded by old growth trees. No cookie cutter homes here. You enter Diablo through an arbor of oak trees. People buy in Diablo for the pretty homes, large trees and country club setting but they stay for the community. The residents are involved in welcoming newcomers, special Halloween events, food bank collections, etc. The country club offers many activites for families including golf, tennis, swim team, concerts in a beautiful environment.

A: (M.J) Diablo is a "one of kind" community. Diablo today is a vibrant mix of properties in a beautiful setting at the base of Mt. Diablo. The moment you enter Diablo, it is clear you have stepped into a different world, whose residents treasure its tranquility, the winding, tree-lined lanes and strong community. It's not hard to get to know neighbors in Diablo, where the "community" center, is the quaint post office established in 1916, just steps from the private Country Club's front door. Floria Hakimi’s Client Appreciation Garden Party ~ An Annual Tradition!

Empire Realty Partner, Floria Hakimi just shared with me a very special party she held for her clients.

I think this is a wonderful and personal idea to bring all the special clients in her life together - especially all the familes! I love that she is making this a tradition as well as all the love and care she took to make the details so special. Thank you Floria for sharing your story with us!

"It was that time of the year again, mid July and time to celebrate another wonderful year in the company of my client's young families!

I started this party last year and it was so much fun that we decided to do it every year. We had over 50 guests with more than half of them under 10 yrs old gathered in our backyard at 4 pm!

It took us a good 10 days of preparation for both getting the garden prepared, plant fresh flowers, move things around to make it safe for kids, pick the right jumper and go shopping with kids in mind. This year we ordered a new jumper. Last year it was Winnie the Pooh and this year we chose Finding Nimo!

The weather was great and we served our famous pomegranate martini to adults and a variety of juices and fresh lemonade to children. Dinner consisted of ongoing BBQ lamb kabob and a wide variety of authentic dishes helped keep the party going. By 9 pm, Moji and I were convinced that our Second Annual Garden Party was a huge success!"

Q: Floria, tell me about this area. What types of homes are there?

"Woodranch Hills" and "Cimarron Hills" are within the same community known as "Woodranch". There are only single family homes. Woodranch homes were built by Ponderosa and they are in the lower section of the neighborhood with smaller lots. Cimarron Hills homes are built by Davidon Homes and they are on larger lots and many of them offer great views of Mt. Diablo and surrounding hills.

Q: How would you describe this neighborhood?

One of the few Danville neighborhoods where you can be as private or as social as you wish. There is always someone celebrating an event and everyone appreciates the livelihood and friendship that is easily recognized. People don't move out of this neighborhood unless they get relocated! By the way, Woodranch has one of the most active Tennis Teams that competes locally. Many of the neighborhood ladies find their Tennis Team as a wonderful added value to their life style without any additional cost. Low home owner dues of only $70 per month, has been envied by many other neighboring communities that a lot more without having the Olympic size pool, play area, children's park, club house and two tennis courts.

Q: What is the best thing about it?

Being surrounded by rolling hills and having very large lots that allows great privacy for home owners. Proximity to Blackhawk Plaza and Movie theatres and restaurants and biking and hiking trails has created a very unique environment for homeowners. Let's not forget the area's top notch schools within a short distance!

Q: Anything else you'd like to add?

Cimarron Hills has become a destination neighborhood for many local families and particularly is a popular community for relocation families. There are many Chevron Families that have chosen Cimarron Hills as their new home due to both community amenities and proximity to their place or work and for always holding the values higher than comparable neighborhoods.

He has lived in Dublin with his wife since 1980, is very active with the community and schools, and loves helping families find the right home. One of the neigborhoods Kevin specializes in is Dublin Ranch. This is what Kevin has to say about Dublin Ranch:

Q: Tell me about Dublin Ranch...

A: Dublin Ranch is a premier Robert Trent Jones 18 hole Golf and housing development, that was built by 7 builders; Toll Brothers, Pulte Homes, Standard Pacific, Centex Homes, Shea Homes, Greenbriar, and Lennar. Dublin's Eastward expansion into the Tassajara Valley was supported by former 2 term mayor, Guy Houston, who went on to the State Assembly. The product mix goes from condominiums and small single family homes all way up to luxury Golf Course homes over 4,000 square feet. The draw here is good schools, parks, low traffic, affordable home prices compared to neighboring San Ramon, Danville, and Pleasanton. Dublin Ranch has modern and upscale shopping, lots of employment nearby, and is a small community of well built production homes.

Q: What price range can people find in Dublin Ranch??

A: Prices range from the mid $300,000 range for condominiums to over $900,000 for large luxury homes. Dublin Ranch affords an opportunity to live in a well planned suburban community. Here's the site for the golf club too.

Q: Why do you think Dublin is a great place to live?

A: Dublin is the Cross Roads of the East Bay. It's a small City, incorporated in 1982 and sits at the very crossroads of I-580/680. The City emblem, the Shamrock is actually shaped in the crossroads of the freeways. While being a small City and very easy to get around in locally, with a small town friendly attitude, it also is very commutable to: Silicon Valley/San Jose/Santa Cruz; Stockton/Sacramento/Lake Tahoe; San Francisco/Oakland/Berkeley; and Walnut Creek/Concord. It also has two B.A.R.T. stations. I was recently talking to Don Morton about Westside Alamo. Don is a Realtor at Empire Realty, and very involved in the Alamo Rotaty Club. He has lived in Alamo for over 30 years! Here is what he has to say about this beautiful area here in the East Bay:

Westside Alamo - As Good as it Gets!

Westside Alamo is an idyllic prestige community located in the hills between the City of Walnut Creek and the Town of Danville in the San Ramon Valley. Historically Westside Alamo was that area located in the hills West of Danville Blvd the original highway throught the valley with the western backdrop of the Las Trampas Hills Regional Park with its many hiking & horse riding trails. Since the completion of I680 many newcomers refer to the Westside as anything West of I680.

Housing is the home to top & rising executives with many CEO's of major corporations living there and housing prices are among the highest in the East Bay with the average price of $2,000,000 even in today's market. "I'm the Real Estate Expert!" Who Gives a Hoot? (thank you Bernice Ross!)

I subscribe to Bernice Ross' blog and I hope she doesn't mind that I am going to repost this for all the agents and real estate professionals that read our blog. I love what she has to say here. Would love to hear your opinion! Please post a comment below and let me know what you think.

"I'm the Real Estate Expert!" Who Gives a Hoot? (written by Bernice Ross)

Are you still proclaiming that you are "the local real estate expert"? If so, you may be surprised about how few people actually give a hoot. According to NAR, approximately 50 percent of the web leads go unanswered. The reason is two-fold. First, web leads often expect instantaneous response. Second, they may take months of intensive follow up before they will contact you to do business.

At a recent conference, a speaker was explaining how she converts her web leads into closed business. The speaker's solution was to contact the web lead and to say the following: "Congratulations on choosing a professional real estate expert to assist you in finding the perfect home for you. The next step is to call me for a ten-minute evaluation of your wants and needs. As a top agent, I have access to all the properties on the MLS as well as good deals that aren't listed. I know where the best properties are at the best prices. If you want to find the best home for you, call me."

The agent then repeated some other variations of this theme including, "I can help you get the best mortgage and the best rate-call me" and "If you need help with a short sale, I'm an expert, call me."

Sadly, this approach is a perfect example of what NOT to do in today's Web 2.0 environment. Any agent who markets this way will be in for a rude surprise as their business dwindles into nothingness. To keep this from happening in your business, here are the key points you must know.

1. The "me-me-me" show is dead

As you read through the comments above, count the number of times this person used the words "I" or "me." The whole commentary is devoted to "How great I am." The tone is also condescending. "I'm the expert, you're not." To avoid this arrogant approach in your business, eliminate "I" and "me" and substitute the word "you." The goal is to be of service and to focus on the client's needs, not on how great you are.

2. "Experts" are out; "trusted resources" are in - people born prior to 1965 (Baby Boomers and Traditionalists") value expertise. However, they want to be in control of the decision making process. Clients don't want to be told what to do by their agent. Instead, the expert model has morphed into the "trusted advisor" model. The agent's role is to supply clients with the best possible information so that the clients can make the best possible decision.

In contrast to Boomers and Traditionalists who do value expertise, nothing turns off Gen X (born 1965-1976) more than claiming that, "I am the expert." Gen X distrusts expertise. They are highly independent, slow to trust, and insist on doing their own research. As one generational expert put it, "Members of Gen X believe they could pilot the space shuttle if they had a computer and access to Google." Self-proclaimed experts have virtually no value for Gen X clients. Instead, supply Gen X with plenty of resources including web links where they can do their own research. Be the trusted source for "great information."

Gen Y (born 1977-1994) also doesn't value expertise. Gen Y trusts their circle of friends (sometimes called a "posse.") Like Gen X, they will investigate things online, but their first level of investigation is to query their posse. When you're working with Gen Y, invite their posse to be part of the process. With this group, "Expert = Parent." Avoid parenting and behave more like a member of the posse. Send them interesting photos and videos of any properties that you have previewed for them. Once a Gen Y buyer has identified the top two or three houses that they may buy, encourage them to invite their friends to see the house and to provide their input. It's easier to overcome an objection that is surfaced in front of you than it is to overcome a negative Facebook post or text message.

3. Don't call us, because we won't call you - perhaps the most surprising part of this agent's approach is her expectation that a web lead is going to pick up the phone and call her. Most web leads will surf to another site if they have to register any personal information. Furthermore, Gen X and Gen Y won't even use their phones to talk to their parents, much less some agent who is trying to solicit their business on the web. As one Gen Y put it, "Talk on the phone-that's way too confrontational!"

If you want to connect with people on the web, be a trusted resource for all things related to the specific real estate niche that you serve. Your expertise is valuable; announcing it is not. Let your actions speak louder than your words. Furthermore, become a lifestyle expert in the areas you serve, whether it's the great little place to get the best homemade desserts or who is the best dog groomer. The resources and the service that you provide to others are what will keep your business strong now and in the future.

Q: Where is Bancroft Village?
A: Bancroft Village is in the heart of residential Walnut Creek, a few moments from downtown via Ygnacio Valley Road. It's bright, clean, well-kept, and close to everything! It's bordered by a park and a canal trail, so it's also a great place for people who want active lifestyles close to nature.

Q: What kind of homes are there?
A: Bancroft Village is a PUD (planned unit development) built in several phases during the 1970s and 1980s. It is made up of 400 townhouses, ranging from 2 bedroom/2 bath up to 3 bedroom/3 bath. Each townhouse has a small courtyard in front, an attached 2-car garage, and a backyard.

Q: How would you describe this neighborhood?
A: Bancroft Village used to be known as a Rossmoor alternative. If you wanted a nice home in a good location, but didn't want to deal with the care of a house and the yard, and you weren't quite ready for Rossmoor, then Bancroft Village was an excellent place to call home.

These days, you'll find a wide range of homeowners - everything from senior citizens enjoying retirement, to families who want their children to attend the excellent Walnut Creek schools, to singles and newly married couples who are pleasantly surprised by Bancroft Village's affordable homes.

Q: Why is it called Bancroft Village?
A: Bancroft Village was built on what used to be the Bancroft family farm, founded in 1880 by Hubert Howe Bancroft and made up of approximately 400 acres of walnut and fruit trees. Mr. Bancroft, an avid collector of books about the American West, also gave his name to the Bancroft Library at UC Berkeley.

The family farm was passed down through the family and as the city of Walnut Creek grew and farming moved east to the San Joaquin Valley, the land was gradually sold off to developers including the one that built Bancroft Village.

The Ruth Bancroft Garden on Bancroft Road is the last remaining piece of undeveloped land from the original farm. In 1989, it became the first garden in the United States to be preserved by the Garden Conservancy and has been open to the public since 1992. If you've never visited, you're in for a real treat! Don't be surprised if you catch a peek of Ruth Bancroft - she's still active in the garden at 100+ years old.

Q: What makes Bancroft Village so popular?
A: Many reasons, including the fact that it is a clean, well-kept and affordable complex where the exterior of the homes, front lawns, common areas and streets are all maintained by the financially healthy HOA. There are two sparkling pools and several tennis courts on the premises. Feel like a walk? The Contra Costa Trail is just steps away. How about a visit to Heather Farm Park? Bancroft Village homeowners have special access via a locked gate at the back of the complex. And downtown Walnut Creek, with its world-class shopping, dining and entertainment, is only a short, five-minute drive away.

EMPIRE REALTY ASSOCIATES HELPED TO RAISE OVER $50,000 FOR SCHOOLS AND CHARITIES

ALAMO - An enthusiastic group of Empire Realty agents shared a sponsorship for the 27^th annual Alamo Music & Wine Festival held on September 12; Angela Fitzgerald, Dawn Smallwood, Jane Thacker, Joy Pratt, Linda and Frank Cookson, and Raelene Sprague were the contributing agents.

The proceeds from the combined event sponsorships exceeded $50,000 and will be donated to the San Ramon Valley school music programs and community charities. Local Alamo eateries provided delicious and assorted dinner options and the children and "the young at heart" enjoyed the rhythms from various bands and vocal groups. The threat of stormy weather did not dampen the festivities of this traditional Alamo "block party". The Alamo Rotary is to be commended for its annual organization and planning of this fun, charitable community event!

Featured Neighborhood | Saranap, Walnut Creek ~ A Step Back in Time!

I recently had a great discussion with Realtors, Lisa and Jonas Tichenor about the quaint neighborhood of Saranap in Walnut Creek. Lisa and Jonas specialize in working with buyers and sellers throughout the Walnut Creek and surrounding areas and specialize in the Saranap neighborhood.

Q: Tell me about Saranap. Where in Walnut Creek is it located, what types of homes are there?

A: Saranap is a relatively small neighborhood in South Walnut Creek on the Lafayette border, just minutes from both interstate 680 and highway 24. It's popular for its close proximity to both Downtown Walnut Creek and Downtown Lafayette. In fact, you will often hear residents here proclaiming they enjoy, "the best of both worlds." The ranch-style homes were all built primarily in the post World War 2 era in the late 1940's and early 1950's, and in some cases for the soldiers and their families upon their return. Many residents have since expanded and renovated some of the homes, but kept them true to the period in which they were built which makes this area increasingly popular.

Q: How would you describe this neighborhood?

A: The neighborhood is a great mix of young families, old families, retirees, single people and couples. There are a lot of people who commute to San Francisco for work. There are also an overwhelming number of children and families as the school district for this area is primarily Lafayette. Lots of mature trees and wide streets make Saranap great for day and night time walking.

Q: What is the best thing about it?

A: The "everyone knows your name" factor is a big draw for this area. It is common place to walk across the street and borrow sugar from your neighbor or pot luck on holidays in someone's front yard.
