      <title>SEO vs. PPC</title>
      <description>&lt;p&gt;An associate of mine contacted me a few weeks ago asking me to handle a PPC campaign for her and I refused.&amp;nbsp; I don&amp;#39;t do PPC!&amp;nbsp; PPC is a temporary (and expensive) fix to having your site found in the search engines - and more often than not, your ROI is rarely recouped.&amp;nbsp;&lt;/p&gt;&lt;p&gt;I told her if her client wants to throw away her money like that, just send ME a check for doing absolutely nothing instead of sending it to the PPC companies who are already making tons of cash off of people/companies.&amp;nbsp; While a PPC company returns virtually nothing in the form of real leads I will at the least send a thank you card!&lt;br /&gt;&lt;/p&gt;&lt;p&gt; A lot of readers might disagree with this statement, and that&amp;#39;s fine, different strategies work with different people, but my personal experience in managing PPC campaigns for agents is that zero (yes NONE) of those clients were (a) happy with their ROI (b) happy with me after spending hundreds sometimes thousands of dollars on PPC campaigns that netted them a big fat goose egg.&lt;/p&gt;&lt;p&gt;So - I don&amp;#39;t offer PPC services any longer, haven&amp;#39;t in a few years.&amp;nbsp; It&amp;#39;s a waste of money.&amp;nbsp; I always recommend that an agent spend that money on search engine optimization services so that their sites are naturally ranked higher in the search engines.&lt;/p&gt;&lt;p&gt;My theory is this, let&amp;#39;s say you have a budget of $500 a month to spend on marketing and you choose to spend it on a PPC campaign...I can tell you in advance that you&amp;#39;d be lucky to score one client/sale off of that campaign...so let&amp;#39;s say 8 months down the road, after spending $4,000 on fruitless marketing efforts you&amp;#39;re financially strapped and can no longer afford the $500 month budget for marketing.&amp;nbsp; Where are you now?&amp;nbsp; You&amp;#39;re without a marketing budget and just as low in the search engine rankings as you were when you started.&lt;/p&gt;&lt;p&gt;So what have you accomplished?&amp;nbsp; Absolutely nothing!&amp;nbsp;&lt;/p&gt;&lt;p&gt;Find an SEO expert and work on your rankings!!&amp;nbsp; Quit throwing your money away because most home buyers who Google online do NOT click on the paid advertisements...and here&amp;#39;s a little secret - the ones who ARE clicking on your paid advertisements are probably your competitors!&lt;/p&gt;&lt;p&gt;&lt;a href=&quot;http://www.thevirtuallink.com&quot; title=&quot;Real Estate Virtual Assistant - Internet Marketing&quot; target=&quot;_blank&quot;&gt;&lt;img title=&quot;Real Estate Virtual Assistant - Real Estate Internet Marketing&quot; src=&quot;http://www.thevirtuallink.com/annalogo.jpg&quot; height=&quot;235&quot; alt=&quot;Real Estate Virtual Assistant&quot; width=&quot;450&quot; /&gt;&lt;/a&gt;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;</description>

      <title>Craig's List Scam</title>
      <description>&lt;p&gt;A post by one of our IREAA members has certainly caught our attention, it reads:&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;Recently, I was encountered by a situation  relating to one of my client&amp;#39;s &amp;quot;For Sale&amp;quot; listings, that I had posted &lt;br /&gt; on Craig&amp;#39;s list. It&amp;#39;s a long story, but I&amp;#39;ll try to sum it up. &lt;br /&gt;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt; Someone had taken the post that I created and changed the text to read that this was a rental property with a very low rent, changed  the &amp;quot;Reply To&amp;quot; email address slightly so that it still resembled my  client&amp;#39;s email address (they used a Yahoo Email) and reposted this ad  in the Rental Homes section. People began to respond to the ad. &lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;One  woman, who thought the reply she received looked a bit fishy, decided  to dig further and found my clients real ad and email address. She  forwarded us the response she received from the con artisit to her  &amp;quot;request for more info&amp;quot;. The message was designed to look as if it  was coming from a legitimat real estate agent, my client, and spoke  about how &amp;quot;her client&amp;quot;, the person renting out the home, was a Roman  Catholic Priest and away in Nigeria on a mission. It stated that she  was left in charge of renting the property out to a &amp;quot;nice person like  yourself&amp;quot; and the rent was so low because he wanted to make sure he  got good tenants. &lt;/p&gt;&lt;p&gt;&lt;br /&gt; &lt;br /&gt; As I was in the process of investigating this with Craig&amp;#39;s List,  about a half hour later my client called back to tell me someone was  at the door of the property (her listing client&amp;#39;s home) looking to  move in. They had paid someone an amount of money, equal to the  rent, for immediate occupancy in the home. &lt;/p&gt;&lt;p&gt;&lt;br /&gt; &lt;br /&gt; Now I know you&amp;#39;ll say, &amp;quot;what kind of idiot would just give a stranger  money for a home they never saw&amp;quot;, just like I said. That&amp;#39;s not the  point really, we don&amp;#39;t know the circumstances. People go to  desperate measures and take chances when they are in certain  situations, especially if it comes to putting a roof over their  families head.&lt;/p&gt;&lt;p&gt;&lt;br /&gt; &lt;br /&gt; My client was extremely concerned about her name and reputation being  tarnished. We decided against taking all listings out of Craig&amp;#39;s  list since this could have happened on any of the internet listing  sites, even the public MLS. I now check the listings daily on these  sites and have set up Google Alerts for all the properties.       <description>&lt;p&gt;I wonder how some real estate agents ever get or keep clients - seriously, if you have an &amp;quot;I know it all&amp;quot; attitude and treat inquiries like they&amp;#39;re *bothering* you - then why the heck are you in this business?&lt;/p&gt;&lt;p&gt;Here&amp;#39;s the scenario:&amp;nbsp; My mother-in-law retired earlier this year.&amp;nbsp; She wants to&amp;nbsp;relocate from Nevada to Texas to be here with the grandkids.&amp;nbsp; I want her here&amp;nbsp;desperately - I absolutely adore my&amp;nbsp;mother-in-law and can you say babysitter?&amp;nbsp; &lt;/p&gt;&lt;p&gt;She&amp;#39;s been fixing her house up this year to sell and she&amp;#39;s ready to put it on the market.&amp;nbsp; So it&amp;#39;s time to start looking for houses here.&amp;nbsp; To help out, I&amp;#39;ve been scouting out homes in the immediate area on her behalf and sending her links to view houses online.&amp;nbsp; We have certain criteria that she must be close enough for the kids to walk to or ride their bike to without having to cross any major streets, so we&amp;#39;re talking a 5 block radius.&lt;/p&gt;&lt;p&gt;A house came up for sale down the street several weeks ago.&amp;nbsp; This house is ideal -did I mention the babysitter would be just down the street? - but to date there&amp;#39;s still not any flyers nor are there any pictures online.&amp;nbsp; After waiting a few weeks, I decided to call the agent to get some additional information.&lt;/p&gt;&lt;p&gt;THIS AGENT WAS RUDE!&amp;nbsp; Rude, rude, rude...&lt;/p&gt;&lt;p&gt;I guess my first mistake was saying &amp;quot;hi I&amp;#39;m calling about this house that&amp;#39;s for sale down the street.&amp;quot;&amp;nbsp; So I got the nosy-neighbor sarcastic response of &amp;quot;so you&amp;#39;re planning to move down the block?&amp;quot;&amp;nbsp;&amp;nbsp;&amp;nbsp; NO.&lt;/p&gt;&lt;p&gt;I told him that I was wanting information for my mother-in-law.&amp;nbsp; His response was &amp;quot;so have your mother-in-law call me.&amp;quot;&amp;nbsp; At this point I&amp;#39;m ready to throttle this idiot.&lt;/p&gt;&lt;p&gt;So I went on to explain that my mother-in-law lives in Vegas and wants to move here.&amp;nbsp; His next response was &amp;quot;is her house on the market yet?&amp;quot;&amp;nbsp; No, no it&amp;#39;s not.&amp;nbsp; The next snotty response was that the owners wouldn&amp;#39;t accept any contingencies and if we wanted to see the house we&amp;#39;d need to bring a pre-approval letter from a mortgage company.&lt;/p&gt;&lt;p&gt;That&amp;#39;s not a problem because in this particular case her house in Vegas&amp;nbsp;is paid in full AND she has the money in the bank to buy a $200k house outright so there&amp;#39;s no reason for&amp;nbsp;a loan.&amp;nbsp; Additionally, my brother-in-law and his *partner* live in Vegas and can manage the upkeep, etc. for her if she chose to move here&amp;nbsp;today...but again,&amp;nbsp;this is not his concern nor is it a problem nor is it why I called him!&amp;nbsp;&lt;/p&gt;&lt;p&gt;Basically the conversation went on and on - all I was looking for was a flyer and maybe some snapshots of the interior to send her for consideration.&amp;nbsp; I wasnt&amp;#39; looking for an attitude, nor was I looking to be talked down to.&amp;nbsp; I basically could of sold this house for this agent and instead, I was treated like a nosy-neighbor who was wasting this agents time.&lt;/p&gt;&lt;p&gt;Luckily there&amp;#39;s about 5 other houses in the area for sale, Grandma Las Vegas will be here in a week to look at them and she&amp;#39;ll hopefully be moved here by Thanksgiving.&amp;nbsp; So, Mr. Snotty real estate agent, you just kissed that sale goodbye!&lt;/p&gt;&lt;p&gt;Lesson here?&amp;nbsp; Take 5 minutes to listen to what the person on the other end of the phone has to say.&amp;nbsp; I&amp;#39;m sure had he gotten the whole story beforehand he wouldn&amp;#39;t of had as much of an attitude as he did.&amp;nbsp; I can&amp;#39;t help but giggle a little because the way I figure it, he lost an additional&amp;nbsp;$6,000 in&amp;nbsp;commissions because my M-I-L doesn&amp;#39;t have a buyers agent here in Texas!&lt;/p&gt;&lt;p&gt;Way to go jerk!&lt;/p&gt;&lt;p&gt;&lt;strong&gt;I know not all agents act like this, this is just one bad banana in the bunch - I have a lot of agents that bend over backwards for their clients.&amp;nbsp; Those are the agents I adore and the &lt;u&gt;only&lt;/u&gt; kind of agent I&amp;#39;ll ever work for!&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;img title=&quot;Real Estate Virtual Assistant Anna Baron&quot; src=&quot;http://activerain.com/image_store/uploads/4/3/7/9/7/ar119143375379734.jpg&quot; height=&quot;235&quot; alt=&quot;Real Estate Virtual Assistant Anna Baron&quot; width=&quot;450&quot; /&gt;&lt;/p&gt;</description>
