      <title>RAINMAKER IN SAN FRANCISCO</title>
      <description>&lt;p&gt;I would love to get your comments about yesterdays seminar in San Francisco although I received a lot of valuable information I was disappointed not finding out more how to use Activerain. Also, I found the visual presentation was hard to see I came with three people from work and they were also&amp;nbsp;having a hard time seeing everything. Did anyone experience headaches as all three of use got one and I never get headaches. I do believe Brad Anderson was very informative.&lt;/p&gt;</description>

&lt;p&gt;&lt;strong&gt;Before Spring gets here, and we start to work in our yards&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Even&amp;nbsp;&lt;br /&gt;if you don't have a pet, please pass this to those who do.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Yesterday&amp;nbsp;&lt;br /&gt;one of our dog agility friends experienced a&amp;nbsp; tragedy and&amp;nbsp;&lt;br /&gt;wanted me to pass a special message along to all of my dog loving&amp;nbsp;&lt;br /&gt;friends and family.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Over&amp;nbsp;&lt;br /&gt;the weekend the doting owner of two young lab mixes purchased&amp;nbsp;&lt;/strong&gt;&lt;strong&gt;Cocoa&lt;/strong&gt;&lt;strong&gt;&amp;nbsp;&lt;br /&gt;Mulch from Target to use in their garden.&amp;nbsp; They loved the way&amp;nbsp;&lt;br /&gt;it smelled and it was advertised to keep cats away from their&amp;nbsp;&lt;br /&gt;garden. Their dog Calypso decided that the mulch smelled good enough&amp;nbsp;&lt;br /&gt;to eat and dev oured a large&amp;nbsp; helping. She vomited a few times&amp;nbsp;&lt;br /&gt;which was typical when she eats something new but wasn't acting&amp;nbsp;&lt;br /&gt;lethargic in any way.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;The&amp;nbsp;&lt;br /&gt;next day, Mom woke up and took Calypso out for her&amp;nbsp; morning&amp;nbsp;&lt;br /&gt;walk. Half way through the walk, she had a seizure and died&amp;nbsp;&lt;br /&gt;instantly.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Although&amp;nbsp;&lt;br /&gt;the mulch had NO warnings printed on the label, upon further&amp;nbsp;&lt;br /&gt;investigation on the company's website, this product is HIGHLY toxic&amp;nbsp;&lt;br /&gt;to dogs and cats.&amp;nbsp; Cocoa Mulch is manufactured by Hershey's,&amp;nbsp;&lt;br /&gt;and they claim that 'It is true that studies have shown that 50% of&amp;nbsp;&lt;br /&gt;the dogs that eat&amp;nbsp;&lt;/strong&gt;&lt;strong&gt;Cocoa&lt;/strong&gt;&lt;strong&gt;&amp;nbsp;Mulch can suffer physical harm to a variety&amp;nbsp;&lt;br /&gt;of degrees (depending on each individual dog). However, 98% of all&amp;nbsp;&lt;br /&gt;dogs won't eat it.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Cocoa&amp;nbsp;&lt;br /&gt;Mulch, which is sold by Home Depot, Foreman's Garden Supply and&amp;nbsp;&lt;br /&gt;other Garden supply stores, contains a lethal&amp;nbsp;&lt;br /&gt;ingredient&amp;nbsp;&lt;br /&gt;called 'Theobromine'. It is lethal to dogs and cats. It smells&amp;nbsp;&lt;br /&gt;like&amp;nbsp; chocolate and it really attracts dogs.&amp;nbsp; They will&amp;nbsp;&lt;br /&gt;ingest this stuff and die. Several deaths already&amp;nbsp; occurred in&amp;nbsp;&lt;br /&gt;the last 2-3 weeks. Just a word of caution, check what you are using&amp;nbsp;&lt;br /&gt;in your gardens and be aware of what your gardeners are using in&amp;nbsp;&lt;br /&gt;your gardens.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Theobromine&amp;nbsp;&lt;br /&gt;is in all chocolate, especially dark or baker's chocolate which is&amp;nbsp;&lt;br /&gt;toxic to dogs.&amp;nbsp; Cocoa bean shells contain potentially toxic&amp;nbsp;&lt;br /&gt;quantities of theobromine, a xanthine compound similar in effects to&amp;nbsp;&lt;br /&gt;caffeine and theophylline. A dog that ingested a lethal quantity of&amp;nbsp;&lt;br /&gt;garden mulch made from cacao beanshells developed severe convulsions&amp;nbsp;&lt;br /&gt;and died 17 hours later. Analysis of the stomach contents and the&amp;nbsp;&lt;br /&gt;ingested cacao bean shells revealed the presence of lethal amounts&amp;nbsp;&lt;br /&gt;of theobromine.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;PLEASE&amp;nbsp;&amp;nbsp;&lt;br /&gt;GIVE THIS THE WIDEST DISTRIBUTION!&amp;nbsp; You would think no one&amp;nbsp;&lt;br /&gt;would want to use this stuff for fear of killing a neighbors pet.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;

      <title>How to stay motivated in 2009</title>
      <description>&lt;p&gt;How are other people staying motivated in this market here are few of my suggestions. I start each day with affirmations then I start calling at least 6 past clients just to say hello and ask how they're doing (hour of power). Send out notes to people I have met and&amp;nbsp;then I get on the social network sights. Any more suggestions would greatly be appreciated.&lt;/p&gt;

      <description>&lt;p&gt;Every professional hits a plateau at some point in his or her career. Plateaus come in many forms, some are financial, others are motivational. Maybe an agents productivity is down due to the bottoming out of the cyclical real estate market, while another has been distracted by other forces allowing someone not to fully concentrate on ones work. Whatever the reason, the effect is usually the same lower productivity and a decrease in income. I would like to know your thoughts on how do you keep focused in this market and not hit these plateaus.&lt;/p&gt;</description>

If you hear of anyone who is thinking about selling or buying you call me.&amp;nbsp;Plan &amp;nbsp;on doing a big promotional campaign and tell them you will give them a title and a little promotional ad.&lt;/p&gt;

&lt;p&gt;I was at a party several weeks ago and two agents were there- at the end of the party they started to hand out there calenders-I thought this was in bad taste and the hostess apologized to me NEVER DO THIS!!&lt;/p&gt;

      <title>MANNERS DO IMPROVE OUR IMAGE!</title>
      <description>&lt;p&gt;In this tough market it is always good to remember our manners when showing properties. Always call with enough time for the sellers to be ready for a showing. Ring door bell, knock before entering the property if you think someone might be in the house announce yourself as you enter. Leave your business card. If no one is home please turn off all lights and lock all doors. If you see any problems with the property a leaking faucet, overflowed toilet contact the listing agent immediately. If you pull up to the property and for some reason your client does not want to see the house call the owner and let them know you will not be showing there home or call the listing agent. Never speak negatively about the property in front of the owner. I know these seem like common sense items but it is amazing the agents that don't do any of these.&lt;/p&gt;</description>

      <title>THE NERVE OF SOME REAL ESTATE OFFICES </title>
      <description>&lt;p&gt;So here is my story I list this house with a for Sale sign on the property. Property closes -I have my sign take down and I notice the next week the Buyers agent put up a sign that said Sold with her firms sign- it just so happens a friend of mine knows the new buyers -the new buyers signed a consent form that allowed their agent to post a sign up for 15 days (making it look like she was the listing agent) to me this is too much!!&amp;nbsp; I did call the buyers agent on this and she said it was her company's &amp;nbsp;policy is this tacky or what?&lt;/p&gt;</description>

      <title>Living Trusts </title>
      <description>&lt;p&gt;Can I ask this question-why are so many people scared to have a living trust prepared? I think the majority of people I deal with do not have a living trust why? if something happens don't they realize that without a living trust that everything would go through probate-or how about the people that do have living trusts and they forget for some reason to fund it with title to their homes.&lt;/p&gt;
&lt;p&gt;This is especially important if you own real estate in different states, otherwise probate will be required in each state where the properties are located.&lt;/p&gt;</description>

      <title>LETS TALK ABOUT GOOD MANNERS </title>
      <description>&lt;p&gt;In this day of modern technology let's talk about proper etiquette at the following places:&lt;/p&gt;
&lt;p&gt;Client meetings- when meeting with a client turn off the phone not unless you're out on counter on there transaction and you need answers while they're with you- but if you're in the car, showing property -never answer your phone let them know that you return all calls but for now all my attention is with you.&lt;/p&gt;
&lt;p&gt;Office meetings-turn off the phone and leave your&amp;nbsp;PDA in your office focus all your attention on&amp;nbsp;who is speaking at your meeting. If you have your PDA with you it is rude to keep checking your e-mails&lt;/p&gt;
&lt;p&gt;E-Mail- stop sending out e-mails that have nothing to do with real estate like chain letter, prayers-etc. so please don't abuse this communication tool. Also, when sending an e-mail watch your tone so be very careful how you write your e-mails. Use spell check and be brief and to the point.&lt;/p&gt;
&lt;p&gt;Lunch- so many of my colleague's when I'm having lunch with them take calls during lunch -I know sometime you are waiting for a certain call but excuse yourself and go outside nothing is more irritating then hearing people talk on there phones in a restaurant.&lt;/p&gt;</description>

      <title>HOW TO HAVE A SUCCESSFUL OPEN HOUSE</title>
      <description>&lt;p&gt;Here are some pointers even the seasoned agents need to go back to open house 101&lt;/p&gt;
&lt;p&gt;Advertise make sure you go the extra mile maybe with a picture of the house or bold the advertisement to get your advertisement noticed.&lt;/p&gt;
&lt;p&gt;People need to get to the house make sure you have enough signs&lt;/p&gt;
&lt;p&gt;Get to the open house at least 15 minutes before pickup any papers in front of the house- if the house needs to be swept in front sweep it!! Have plenty of flyers&lt;/p&gt;
&lt;p&gt;Advertise on Craigslist and your local MlS for the open houses plus there are a lot of different websites you can advertise on free&lt;/p&gt;
&lt;p&gt;Make sure the house shines in the event your clients are not the neatest people explain to them the benefit of having a clean house. Advise the sellers to declutter areas and put personal items away&lt;/p&gt;
&lt;p&gt;Play music I have a portable player for my IPOD and I take it to evey open house&lt;/p&gt;
&lt;p&gt;If the house has a fireplace and the weather is on the cool side light a log (get permission from the seller first)&lt;/p&gt;
&lt;p&gt;Greet every person at the front door (do not sit) remember everybody that comes through that door may be interested in finding an agent to list their house&lt;/p&gt;
&lt;p&gt;If the weather is warm have bottled water for the people coming through the open house&lt;/p&gt;
&lt;p&gt;Open all blinds and turn on every light.&lt;/p&gt;
&lt;p&gt;MAKE A GREAT FIRST IMPRESSION!!!&lt;/p&gt;
