      <title>Help for Foreclosures?</title>
      <description>&lt;p align=&quot;center&quot;&gt;&lt;strong&gt;Help for Foreclosures?&lt;/strong&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;Once again, the media gurus are critical of the President&amp;#39;s plan to help with foreclosures.&amp;nbsp; &lt;br /&gt;Why am I surprised? &amp;quot;So many today are expecting the government to bail us out from every mistake that is made.&lt;/p&gt;&lt;p&gt;Those that are critical say it only helps about &amp;frac14; million Americans while about1.2 million subprime borrowers are in trouble. Where is individual accountability? It seems to me that we need less government intervention than more. &lt;/p&gt;&lt;p&gt;Tax cuts are just one example of how less government is a benefit.&lt;/p&gt;&lt;p&gt;Some prefer no intervention while others want more. I would prefer to let the market determine what is needed. &lt;/p&gt;&lt;p&gt;One industry anylasist says, &amp;quot;Buyers who were expecting a &amp;quot;huge fire sale&amp;quot; on homes may not like the market to continue sinking. But at the end of the day it&amp;#39;s going to&lt;br /&gt;alternative of all those folks losing homes over the next five years.&amp;quot;&amp;quot;&lt;/p&gt;&lt;p&gt;All in all, I hope the market will determine the direction for real estate. I trust it more than some government bureaucrat. &lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;</description>

      <title>Impact fees may be increasing in Raleigh, NC</title>
      <description>&lt;p&gt;The Mayor of Raleigh, NC is planning to move forward to raise impact fees on builders and developers of new housing in the city of Raleigh.&lt;/p&gt;&lt;p&gt;While it may not be a &amp;quot;politically correct&amp;quot; thing for a realtor&amp;reg; to support development fees, I feel this is the right approach. I would like to see new construction should pay its fair share of the impact it will have on roads, parks, water and sewer facilities and other infrastructure. &lt;/p&gt;&lt;p&gt;Currently the impact fee in the city of Raleigh, NC for a 2,500 to 2,700 square foot home is about $1,200. Mayor Meeker plans to raise it to about $2,500. While this doubles the fee it will not have a huge impact on the final price of a new home.&lt;/p&gt;&lt;p&gt;The mayor&amp;#39;s opponents have said that this will slow growth in the Raleigh, NC housing market which is feeling the effect the housing market slowdown and the recent mortgage industry problems. I am not favoring slowing our growth, but I believe it should be done with proper attention to the cities ability to pay for and to support the growth. And it should be done in a fair manner.&lt;/p&gt;&lt;p&gt;While it is true that everyone can benefit from growth, I do not believe the numbers have been equitable in Raleigh for some time&lt;/p&gt;&lt;p&gt;I would like to hear how others feel about impact fees and how much they are in some other areas of the country.&lt;br /&gt;&lt;/p&gt;</description>

      <title>Should we support the FHA Modernization Act of 2007?</title>
      <description>&lt;p&gt;The House of Representatives passed H.R. 3915, the Mortgage Reform and Anti-Predatory Lending Act of 2007, on Nov. 15 in an effort to address the turbulence in the mortgage market. &lt;/p&gt;&lt;p&gt;The bill wouild require lenders tp require borrowers to have a reasonable ability to pay back a loan, bring mortgage brokers under a nationwide licensing registry, expand some limits on high-cost mortgages and establish some legal liability standards for mortgage&lt;br /&gt;&lt;br /&gt;The bill, which seeks to curb abusive mortgage lending practices, would require lenders to make sure borrowers have a reasonable ability to pay back a loan, bring mortgage brokers under a nationwide licensing registry, expand some limits on high-cost mortgages and establish some legal liability standards. &lt;/p&gt;&lt;p&gt;The bill would also establish federal standards for appraisers and require certain borrowers to open escrow accounts along with their mortgages to protect against unexpected taxes and insurance premiums.&lt;/p&gt;&lt;p&gt;The bill has not passed the Senate&lt;/p&gt;&lt;p&gt;NAR is encouraging realtors&amp;reg; to contact their senator and encourage the passage of the bill.       <description>&lt;p align=&quot;center&quot;&gt;&lt;strong&gt;New Building Limits Proposed to Limit Residential Construction in the City of Raleigh, North Carolina&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;A proposal that would have limited residential construction, specifically targeting older neighborhoods, gathered no support at Tuesday&amp;#39;s City Council meeting. &lt;/p&gt;&lt;p&gt;The proposal would have limited the height of buildings and increased the setback requirements on side and backyards. It was proposed as a temporary measure and will automatically move on to the Planning Commission for review, it is likely that a different approach will be considered due to the overwhelming opposition. At the meeting Mayor Meeker recognized the need for redevelopment, but &amp;quot;new homes also need to fit into the neighborhood.&amp;quot;&lt;/p&gt;&lt;p&gt;All of this comes about primarily because of some people&amp;#39;s objections to tearing down older homes and replacing them with much larger homes. I personally do not see why this is a problem. Contrary to the unsubstantiated claims of some, the larger homes will only tend to increase property values and the values of the smaller homes as well.&lt;/p&gt;&lt;p&gt;The City of Raleigh has seen as significant increase in the number of tear downs inside the beltline and in the most popular areas of the city, this is likely to increase. I do understand the need for ordered growth, but I hate to see more government intervention into what a home owner can do to improve his property.&lt;br /&gt;&lt;/p&gt;</description>

Absorption rate is the number of months it would take to sell all the homes currently on the market if they sold at the current rate (number of homes sold through October divided by 10 months).&lt;/p&gt;&lt;p&gt;Even though the supply of inventory is up in all three of these areas, the absorption rate is still pretty good. Morrisville&amp;#39;s supply for all residential property types is just under 3 months. Cary has a 3.2 month supply and Apex has a 4 month supply of homes for sale. When one examines just detached single family homes, Cary&amp;#39;s absorption rate stays about the same and Morrisville moves out to about 4 months.&lt;/p&gt;&lt;p&gt;The selection of single family detached homes priced under $300,000 in this area is very limited.
