What is about Vegas?

What is that stands up and sets in the unsettling feelings about Las Vegas?
Some would love it some would hate it! There is a combination of excitement, flavor of forbidden dreams and empty promises that melts together and intoxicates our wondering minds.

Las Vegas is like Dr. Jackal at night and Dr. Hide in the morning... The history of the city talks for itself. Vegas is notoriously known for is broken dreams, dirty business, gambling, nightlife firecrackers and corruption... and all are so gloriously disguised under the umbrella of fascinating glamors, high-life style, lights, champagne, luxurious cars and beautiful women... It is all an empty dream! From witch many wakes-up in the morning with huge headache and empty pockets.

But hey!!! What happens in Vegas stays in Vegas! Right?

And so the dream keeps on going and going and going... They all fall into the same trap.

Many things have changed over the last decade in Las Vegas. From the City who never slips and endless parties, mainly on one large Boulevard called Las Vegas Strip. The City woke-up to a new life style becoming a large metropolis with large residential developments, beautiful parks and communities. The Investors, Builders and Architects transformed Vegas into a more domestic "normal lifestyle" kind of city.

And it just happened!

The business of Las Vegas Real Estate was booming! It was HOT, AFFORDABLE and TRENDY to buy properties in Las Vegas, live in Las Vegas, work in Las Vegas.... It was the land of opportunities.
A spontaneous combustion that set in fires the entire Real Estate Industry. Not only for the Residential buildings but for the High Rise Buildings, Luxurious Condos, Casino, Mega Hotels, Restaurants, Night Clubs and ending with the spectacular City Center Complex.

To good to be true! Right?

Housing Industry melts down, Recession, Financial Confusion, Corruption and Money mishandling sets in a new reality. From here it was only one-way street... just going down! Everything has changed now and the mood of life is no longer "honest surviving" but "greed and money grabbing"... returning to the old times of hard gambling, fast money and corruption... anything goes!

But hey!!! What happens in Vegas stays in Vegas! Right?

Count down to - New Year 2009!... Certainly most expected and feared by many. This will be the New Year most feared since 2000 when everybody thought the turn of the millennium would produce global chaos. This time the fear is focused on worldwide economic downturn.

But not in Las Vegas... This eternal fun, exciting, glitzy, unleashed and unconventional city is in his way to put out the biggest show in the world! It gets no better than New Year's in Las Vegas...

Officials from the Las Vegas Convention, LVCVA and Las Vegas Events met with the city representatives and Fireworks to design the details for NEW YEAR 2009 firework, an amazing citywide festivity planned for New Years Eve.

More than 29,000 pyrotechnics will be fired from different locations during 8 minute, 10 second display locations include: the Mandalay Bay Convention Center Lot, Las Vegas Luxor Parking Lot, MGM Grand Parking Garage, Caesars Palace Parking Garage, Treasure Island Valet Parking Garage, Las Vegas Convention Center Gold Parking Lot, Stratosphere Parking Garage, and Fremont Street Experience.

Hi Everyone Arina here, wanting to wish all of you THE HAPPIEST OF NEW YEARS! I thought this might be a better way to wish all of you a Happy holiday season since I was not much around here, on ActiveRain, lately. I only want you to know that I did not forget all of you and specially my good friends who, over the years, were an inspiration and motivation for me to be my best.

I want to wish a Happy New Year to everyone at ActiveRain. I pray that the coming year will bring lot of peace, happiness, joy, health, prosperity and wealth in everyone's life.

My wish for each of you would be all the love you can handle , all the money you could spend and enough happyness to fill a hundred life times. Friends that will endure all time. And a great family to share it all with!!! Let it snow! Let it snow! Let it snow!!!

There is nothing more refreshing than the white snow... specially in Vegas. It is magic, quiet and simply magic. Today's winter storm brought heavy snow to the Spring Mountains and the Red Rock Canyon area spreading down to Summerlin and even in few areas of Las Vegas Valley.

Las Vegas is not used to the White Christmas but today it was a quiet extraordinary disply of beauty and tranquil snow. In fact, the three snowiest months occurred in the Las Vegas Valley in the 20th Century, according to weather service records. The most snowfall was recorded in January 1949, followed by January 1974 with and January 1979.

Beat up the Holiday Blues... Light up the Spirit!

The holidays are down time in the real estate industry. The real estate market begins slow after Halloween, drops off drastically a week or two before Thanksgiving and doesn't start picking up again in late January...

It's that time of year again, when into the last month of the year we squeeze Hanukkah, Christmas, Kwanzaa, New Year's Eve. Throw into that mix a big dose of unrealistic expectations and harsh economical struggle and no wonder that along with "peace on earth, goodwill toward men," come anxiety, exhaustion, and depression.
With all that is going on in the Real Estate market this winter is going to be, most probably, very slow and blue. So why not to get busy instead of getting blue? Maybe this year is time to do something no one else is doing. Takes some research and little work... but it is a time well spend, while you have extra time now is the time to do it.

Focus on the next year... Promote your business and services by designing great brochure with relevant informations of your comunity along with your AD.

List the community events that happen annually (you can include the holiday's events too). Call the appropriate entities and get this year's dates for each event. Write a small note about each one,(only few good words) telling visitors and new residents why they should attend them. List them according to date.
Note the names and addresses of recreational facilities in your community. The gym, the shooting range, the bowling alley, the movie theaters, etc. Put down everything that comes in the category of "fun". Do the same thing: write a small note on each one and make them sound attractive.
Get a copy of a good map of the community and start marking each of these events and facilities on the map. Seeing them all marked in will give you a sense of how to proceed. You may use graphic bullets or numbers differentiating the events from the recreational facilities. (2 different colors will make it) or if the map is not to crowded put names on the map. If you use numbers create a small legend for name,location and rest of info.
Be sure to put your office location on the map... perhaps with a bright red star!
Reserve a space for your ad, making sure that it showcases the benefit of choosing you. Concentrate in making your ad very attractive and professionally looking. Don't forget to include your picture in the ad. And of course, in large bold print, list the fact that this brochure is presented compliments of... YOU.
It is a great source to design and print these brochures on line.

It is fast, inexpensive and provides many layouts to design your AD. You can create it in minutes and the quaity of graphics are great!

If you still want to save money to print these brochures, it is a good idea to choose a few other business in your area who offer services and approach them about placing an ad along with yours. Since you do all the work, and holidays are around the corner, we'll be surprised how many would love to join you. Think about motels and restaurants in particular, because you'll be mailing these brochures to new customers coming in from other communities.
If you don't want to bear the cost alone, you should have no trouble getting some of these service to kick in for printing in exchange for a nice block ad on this map. They might even be willing to give you discount coupons to give as additional gifts at closing of your real estate transaction.

Once finished, you can offer copies of this handout to gas stations, motels, and restaurants as a service to their customers - so that any person who arrives in town without having chosen a Realtor will learn about you first.

This event captured the imagination of millions... in the expectation of - not only the Presidential Inauguration - but the beauty and glamour that moment can bring. It is the right time for a big show? ... With all the bad news overseas and in the financial world the country needs a celebration and an Obama inauguration is as good a one as any. But opinions are divided of-course and many people are simply to overwhelmed with economical struggle, to really appreciate the event. On the other hand it's important to commemorate the inauguration of President-Elect Obama in a suitable fashion.

The Hip-Hop Inaugural Ball, galas and other festivities that will mark the dawning of the Obama administration.

Burj Dubai - world's tallest building

1. The tower is designed by Skidmore, Owings and Merrill -Sta. Monica- Los Angeles, who also designed the Sears Tower in Chicago and the Freedom Tower in New York City, among numerous other famous high-rises.

The design of Burj Dubai is a combination of patterns embodied in Islamic architecture and the abstracted version of the flower Hymenocallis. ( footprint of the building )

As the tower rises from the base, setbacks occur at each element in an upward spiraling pattern, decreasing the cross section in steps as it reaches toward the sky. The Height of Burj Dubai is being kept private, and will not be told until it is complete. According to the developers, it will be the tallest building on earth. The tower, at its tallest point, sways a total of 1.2 m (3.9 ft)

Chicago Spire - Santiago Calatrava

2. Designed by Spanish architect Santiago Calatrava and is being developed by Shelbourne Development Group, Inc.

The Chicago Spire is the latest in a series of super-tall projects proposed and erected since the mid 1990's. The tallest building in the United States as well as the Western Hemisphere

As with many of his designs, Calatrava has been inspired by themes and designs from nature. For the design of the building, he created the structure of an imaginary smoke spiral coming up from a campfire near the Chicago River projecting to the sky in a spiral form of a snail shell.

The Chicago Spire tower will incorporate world-class sustainable engineering aplications to meet the Gold standard of Leadership in Energy and Environmental Design certification.

SURVEY SAYS! THE HOUSING INDUSTRY IS IN RECESSION. WHAT ARE YOU GOING TO DO ABOUT IT?

Excellent post!... It is the first time I read on Active Rain such straightforward, honest and hard core reality talk. Knowledge, strategizing and preparation is the key power... Well taken points to remember and follow closely.

REAL ESTATE AGENTS AND BROKERS NEED TO GET A GRIP ON REALITY AND LEARN THE FACTS ABOUT THE HOUSING INDUSTRY IS IN RECESSION. BY ALL LOCAL AND NATIONAL NEWS REPORTS, IT IS REAL.

A recent opinion based survey conducted by INMAN on December 1st shows that I am not alone in my opinion that the recovery from this housing industry recession may take several years.

However, I don't rely on opinions or platitudes. I rely on FACTS.

My word means everything in the world to me. I will not mislead the consumer.

FACT OR FICTION? It is not in my nature to harp, kick that dead horse, or be pessimistic. However, when it comes to the housing market and the real estate industry, I rely on HARD CORE REAL ESTATE. I RELY ON MY OWN RESEARCH of the FACTS. Numbers do not lie.

Property values are down.

Sales volume is down.

Consumer traffic is down.

Unemployment is up.

The economy is in recession.

Relating the above isn't pessimism. It is the result of reality based observation of the facts of my market which is Maryland and Northern Virginia. Thanks to ActiveRain, I also have a window into local markets across the country.

OUR BROKERS CAN LEAD. For the survival of agents in our business, it is critical that brokers come to grips with reality. If the agents and brokers who interact with the public continue to present a rosy picture to the consumer, we will lose all credibility with the home buying and selling consumer. We sold a lot of real estate when home prices were escalating faster than the contracts could close and buyers were realizing a 20% gain the next year. We can also sell a lot of real estate today, if we accept the fact that the housing industry is in recession and use that information to formulate our personal business plans.

TURN THIS HOUSING RECESSION INTO OPPORTUNITY TIME.

If we face reality and understand that the housing market is a reflection of the national economy, we will have some credibility throughout the recovery, when it comes, and it will come.

FACT: The economy is in recession.

FACT: The housing market is in recession.

FACT: Foreclosures and short sales are an increasing percentage of active listings of homes for sale and and will continue to increase as home valuations continue to fall, unemployment continues to rise and the government continues to rescue the banks and Wall Street and leaves the average home owner to fend for themselves.

FACT: Americans are a home ownership society. Paying rent on property owned by investors is not an attractive proposal to most consumers. Even if home owners understand that they will not realize high equity gains for some years, owning a home offers a quality of life that Americans desire. We're an independent society and having control of our home drives many home buyers.

FACT: Many home owners will be unable to sell their homes because the property will not appraise for more than market value which, in many cases, is far less than the mortgage balance. The move-up market is non-existent for the vast majority of home owners. Since the move-up market has historically been a large percentage of real estate sales, agents and brokers need to focus marketing dollars and energy on alternative market segments. That fact will result in fewer sales and reducing sales dollar volume. This will also probably result in a reduction in the numbers of licensees competing for the reduced number of home buyers.

FACT: Relief from the government will be targeted to segments of the market that are already in distress leaving millions of home owners hostage to a property with a mortgage balance higher than the market value of their home, making sale of the property impossible.

ALL OF THE ABOVE CANNOT BE SUGAR COATED BY REAL ESTATE PRACTITIONERS.

However, real estate agents and brokers can survive the market recession if we are smart and quick on our feet. How?

1. Sell those foreclosures. First time home buyers and buyers looking for good prices are excited about the discounted prices offered by foreclosed properties. Many of the foreclosures on the market today are in locations and communities popular with home buyers. Learn how to prepare our buyers

2. Sell short sales. These properties are discounted and the appraisal are a guide to the bank's willingness to accept far less than present day market prices.

3. Sell financing. Look for marketing opportunities with special financing for home buyers. First time home buyer financing can make sales happen. Research grant programs for lower income buyers and first time home buyers. They are out there.

4. Research loan officers. Form relationships with lenders who are willing to offer special financing opportunities for your home buyers. If a loan officer or mortgage company is not willing to help find more than the usual financing, find one that will.

5. Get a grip on your market. Last year's market is gone. Accept the fact that our average sale price is going to be reduced dramatically for the foreseeable future. Homes that were selling for $450,000 3 years ago are now selling for $300,000. Expect to have to work harder to maintain gross sales volume with the reduced sale prices.

6. Examine your household budget. It may be necessary to adapt a more modest life style to survive as a real estate sales person in this housing recession.

7. Learn from the success of others. Bryan Tutas has, in the two years I've known him, changed his broker model at least 3 times.  Broker Bryant's advice is hard work.

WHAT IS YOUR JOB GOING TO BE IN 2010? We, real estate agents and brokers, can survive and thrive this housing recession if we are smart, know the market and be willing to do what works, not necessarily do what we have always done.

It's that time of the year!... Time to smile, time to relax, time to share the moments of joy and time to feel like a kid again. For few magic days we leave the worries and stress behind and enjoy every moment, embracing the glory the beauty of peace and happiness... Las Vegas, known for its bright lights, glows even brighter during the holiday season. Since the visitor count is lower than usual, the Entertainment Capital of the World is also less expensive on most days from December 15 through Jan. 05.

You can call it "The Black Thursday"! The attempt to obtain an extra 25Billing founds from the taxpayer-financed rescue assistance, failed. The decision came after two days in which the "Big Three" CEOs America's largest corporations plead their case this week before the Senate and House and in front of a national television audience.

In spite of all efforts made by the "Big Three" CEOs - who were unable to come up with a credible plan for financial recovery and profitability - the majority of Senate and House members said: "No... Not so Fast!" unless they show a solid business plan they won't see the money.

It sounds only fair that if you come in front of American's people to ask for help, you should be able to make your case in a credible way and at least show some respect for the majority of regular people who use the public transportation and commercial fly to conduct their regular business. The "Big Three" CEOs looked unprepared and arrogant... "It's almost like seeing a guy show up at the soup kitchen in high-hat and tuxedo. . . ." said Rep. Gary L. Ackerman (D-N.Y.)

The only argument working for them is the perspective of thousands upon thousands of workers who are the victims in this mess,,, losing their job in an economy that is shrinking by days!!!

Forclosures... on hold! Fannie and Freddie halting evictions...

Fannie Mae and Freddie Mac just announced that will put on hold eviction proceedings - between Nov. 26 2008 and Jan. 9, 2009 - just in time for the Holidays... For some will be a sweeter Christmas!... but not for all!

The foreclosure suspension affects only a small percentage of homeowners facing foreclosure. Although Fannie and Freddiemortgages account for more than half of all mortgages, they have relatively few of the most risky sub-prime loans. As Freddie Mac spokesman Brad German said "The vast majority of what's going into foreclosure are not Fannie Freddie loans,"

Fannie Mae and Freddie Mac has strict rules for qualifying the eligibility:

Homeowners must be 90 days or more late in their mortgage payments,
Owe at least 90% of their home's current value,
Live in the home on which the mortgage is delinquent
Did not filed for bankruptcy.

Still is a step in the right direction, the opportunity to let the rescue plan work for some borowers to qualify for a modification under Streamlined Modification Program... Although borrowers facing eviction between Nov. 20 and Nov. 26 were not expected to get relief.

It was about time!

It looks like Recession... It sounds like Recession... But is it here YET???

Despite all the negative news and economical statistics it is still an unclear question about Recession. In many economists specialists it is still in debate if the economy data meets the criteria of Recession or not! It is also very much an interpretation of local economy and financial indicators...

The truth is that economists are still in dilemma of recognizing the facts on hand. How soon is to soon to trigger the gun and call the economy in a Recession mood?... Some are still afraid that by recognizing that we are currently in Recession may trigger panic and more confusion... Whatever it is the economy doesn't look good and it looks like in spite of all efforts to correct the economical situation we are heading in the uncertain future.

I overheard more than once many people with slowing and challenging economic times saying they were going to cut back on their decorations for the holiday season. While on the surface this seems practical I would relate to them from a past severe financial difficulty I went through, that lighting one candle provided me great hope for the future.

Darkness, and being downtrodden can not fight the power, the LIGHT of even one candle. Your candle is your spirt, your hope, your promise for a better tomorrow. The year that I went through this enormous struggle I decked out my front yard with lights. The heck wiith the electric bill. It felt so good.

I was on a mission of hope.

And you know what?

Things got better eventually. I knew they would. I not only lit up the world with my candle. I kept that candle inside of me burning brightly.

So this holiday season, think twice before severely cutting back on decorations, especially anything involving light. It is the season of light, and we need all the light in our lives we can get.

In my featured blog entry a couple of days ago - Ten Take Aways from the NAR 2008 Annual Convention - a number of commenters blasted me for this entry:

6. Every REALTOR owes Bank of America a big apology. In fact, we owe it to every bank and mortgage vendor who underwrote the bulk of the events, including the Bank of America night out at Universal Studios. We should be ashamed of ourselves for accepting their money after we just spent the better half of the last decade demonizing banks as “trying to put us out of business.” .......... Still, someone should have stood up at the opening session and did an honest “mea culpa.” It’s easy to argue for protectionism when the market is lining your pocket with easy pickings; but REALTORS have some gall showing up with their hats out when it’s the other end of the market.

I was told in "no uncertain terms" by some readers that the banks "needed" the REALTORS, and that all of the current housing crisis was "the banks fault." Nobody bothered to mention the FACTS - like how Bank of America didn't get into subprime lending - it's CEO Jamie Dimon was and is way too smart for that. And nobody mentioned the Community Reinvestment Act or the cheap Fed money (through artificially low inflation) or even how FANNIE AND FREDDIE were politically motivated, UNREGULATED lenders who "strong armed" banks into lending to "sub" prime or marginal borrowers or "else" not get a bank branch in certain neighborhoods. It's clear in everybody - BUT REALTORS?? - that Fannie and Freddie poured fuel on the fire- backed up by taxpayer money to the tune of what will be more than a trillion bailout dollars, most likely.

Last week, at their Convention, NAR TOOK BANK OF AMERICA'S MONEY - and that of Wells Fargo and plenty of other banks and mortgage companies. LOTS OF IT. Can you imagine what their HUGE booths cost? Can you guess at what it cost to underwrite the Universal Studios night out? No problem with banks being "in" real estate there, was there?

Now, today, NAR's "CALL TO ACTION" email arrives in my Inbox. It encourages me to send my "support" of the Four Point Stimulous Plan to my Congressman and Senator. Here are the four points, right from their site:

NAR has urged Congress to include the following provisions in any future legislation:

Make the $7500 tax credit available to all purchasers and eliminate the repayment requirement. The credit’s limited availability and required repayment terms have severely limited the credit’s appeal to potential homebuyers. As a result, the credit has not been widely used or proven effective at stimulating sales.

Make the 2008 FHA, Fannie Mae and Freddie Mac loan limits permanent. New rules for 2009 would significantly reduce the FHA, Fannie Mae and Freddie Mac loan limit from their 2008 levels. Now is not the time to limit the availability of affordable mortgages.

Get the Emergency Treasury bank relief program back on track by targeting more funds to mortgage relief efforts and increasing efforts to mitigate foreclosures. Don't just give the banks unrestricted cash. Make the program work to improve mortgage and housing markets as it was originally intended.

Permanently bar banks and banking conglomerates from engaging in real estate brokerage and management. The banks have proven they have enough to do to simply properly manage their current lines of business. Do we really want them to manage on the home buying process? Imagine what could have been the situation now if they already had the added ability to engage in real estate sales.

So, let's see if I can interpret:

1. NAR wants to give MORE TAXPAYER MONEY to MORE UNQUALIFIED BUYERS. This means the neighbors who saved their pennies to put down their $7500 or more will simply have their tax money given - WITH NO PAYBACK - to their new neighbors who really can't afford the home. Why is this a good idea? Why are SOME PEOPLE supposed to play by the rules and others NOT? Why is it ok to send SOME people's tax money to OTHERS who have not earned it?

2. NAR wants to RE-INFLATE the bubble by letting Fannie and Freddie now cover EVEN HIGHER LIMITS. As if the limits they already screwed up on were not enough to plunge the finance markets into disarray. NAR says "now is not the time to limit the availability of affordable mortgages" but what it's really saying is "Now is not the time to push more people into HIGHER LEVELS of debt."

Does NAR READ THE NEWS? Like this story from the Wall Street Journal yesterday:

Freddie Mac said it will need a $13.8 billion cash infusion from the U.S. Treasury as losses stemming from home-mortgage defaults surge and its future role in the housing market becomes cloudier.

3. NAR is against foreclosures??? How can an industry that is supposed to value home ownership, property rights and contracts be AGAINST foreclosures? Do only "buyers" get rights? Apparently the rights of the banks who own the homes - and have the right to be repaid - do not count. Foreclosures are the necessary and full-justice method of a market to reset itself. Putting the day of reckoning off isn't going to help anyone - not even NAR's members. And encouraging Congress to take any steps that abrogate contracts - between borrowers and banks - is very reckless.

4. NOW THIS ONE REALLLY MAKES ME MAD! As a businessman in general. How can NAR have JUST TAKEN HUNDREDS OF THOUSANDS (millions?) of dollars from Banks at our trade show and then walked right up to Capital Hill and said, "These guys are our enemies! Don't let them into our industry!" The call for proptectionist laws is made solely on rumor and supposition. There is NO EVIDENCE - only innuendo - that the banks "can barely manage their own current lines of business." It's more shocking because such an approach to the "competition" violates NAR's own Code of Ethics?

REALTORS® shall not knowingly or recklessly make false or misleading statements about competitors, their businesses, or their business practices.

Guess that is only an "ethics for other REALTORS"?

Maybe the CONSUMER would prefer to have the bank manage the home buying process - and we can't really control that, can we? Not unless we use the POWER of the government to BAR (by force, let's just be clear) our competitors from offering consumers what might be a BETTER DEAL?

How can we walk around the convention saying, "Real estate provides choices to REALTORS - to affilliate with different companies, to use different clever ideas and technologies to compete - but that all stops at the FRONT DOOR? Is NAR a trade association - or a UNION? I couldn't even carry in my own BOX into the trade show without some Friedman bullies coming up and saying that had to be "done by the union guys!" Now we're doing the very same thing to our "partners"?

We should all hang our heads in shame. If you want to be "against" banks, that's great. But don't eat their food, don't take their gifts, and don't take their sponsorship money. Sure, I wish banks would wake up and stop shooting themselves with their own sponsorships. But are we really so bold - so unethical - as to act like this as an industry?

Why is it that the Code of Ethics asks us to conduct ourselves at the highest levels of standards and performance - but we then advocate the complete opposite: Consumers don't have to repay other taxpayers' money; Consumers aren't responsible for the loans they take; Govnerment agencies without regulation, causing consumers HARM by encouraging borrowing beyond their means; and pure protectionism, using the force of law to bar competitors from entering real estate.

Why does NAR want to CAUSE another IRRESPONSIBLE HOUSING BUBBLE - and alienate its banker friends at the same time? Is this the BEST answer they can come up with? Or, is it just that the $7500 tax credit is "oddly" similar to the average commission to most of its members.....?

One of these days, what goes around is going to come around. Imagine how awful the convention will be next year when the only people who show up at the trade show floor are the jewelry and back massage booths. Once banks and mortgage companies start to figure out that they are paying their own attackers, they're going to get smart. All it takes is one CEO like Bank of America's Jamie Dimon to say - Hey! We have a few friends in Congress, too. Maybe it's time to call in a few favors.

Not all sellers are aware or understand the importance of staging the home before showing the property. First impression is very important in selling a home. Can brake or make the deal.... in many cases.

Think about it. The buyer, or potential buyer, is looking for the home that matches his interests, dreams and practical needs. The minute he stops on your driveway his mind starts recording every detail that may surprise him presently or unpleasantly. There are many factors that come into his perception and builds up his interests in buying. Some are tangible like: price, location, curb apparel, house exterior apparel, landscape, plan layout... others are less tangible and more as a general feeling of calm, happiness or good energy. I here some clients saying: This feels like a happy house... feels so good and inviting.

As much as a seller can do to stage the home to its best potential there is something else that pushes the presentation further. Feng Shui practices can add perceived value to your home in a buyer's mind. It is the work of an artist and specialist Feng Shui stage decorator who can make the big difference in selling a home.

In case you're not familiar with the concept of Feng Shui, here are some tips for incorporating it into your house.

Employ the sense of sight. Try to maximize the space get read of unnecessary clutters, make sure your home offers lots of horizontal space. Let as much natural light to come in as possible. Keep it clean, turn on front porch lights if the viewing will be after dark, place a nice doormat in the entry, and have flowers or lush plants on either side of the entryway.

The kitchen should be inviting, friendly and exudes a feeling of health and prosperity. Keep counters immaculately clean, organize your pantry, and keep all wastebaskets out of sight.

Bathrooms represent yin, or unhealthy, energy. Keep the bathroom door shut, out of the sight and immaculate, fresh and clean. When they do inspect the bathroom, it's also critical to make sure the toilet lid is down. It's also important that potential buyers never see a toilet until they actually open the door and expect to see one.

Every single room in the house is important in getting a general impression about your home. You may not ever know what was that "click" that triggered buyer decision to do ahead.

Let the home introduce itself to its new owner... it is an interaction (a conversation) at deep level of comfort and trust... Let that process come easy. Let the home reveal it's qualities.

I used to ask my clients what was the main reason they picked that particular home to buy. I get unexpected comments and reactions. Besides the practical reasons; Price, Schools, Neighborhoods, distance to work place... I get personal reaction to what that home gave them the feeling of relaxation, comfort, joyful prosperity.

The Third JESUS... The Collective Consciousness to change the world!

The simple fact that science and technology have dismantled our traditional beliefs made our road to spiritual discovery so much difficult. It makes so much sense to our practical, modern minds to embrace the spirituality that doesn't alter or refute our values or believe system.

Consciousness is the collective phenomena with great transformation potential... We created the world we live in, as the world around is the reflection of our Collective Consciousness (look around in our violent world...) We have to change that through changing the way we see, live and understand the world around us.

As for the most expected return of Jesus on the earth is probably our redemption, rebirth and raise from ashes... the promise of a new better life and return to heaven of God.

I believe that humanity struggled with faith and spirituality since the beginning of life. Has been decades of religious crusade and endless struggle for belief systems domination... even today in this troubled world.

If we read the history of religions over the century we have to accept that the faith is something deeply personal rooted in people's cultural, ethnic and historic-geographic background... Faith unite us and divides us in the same time.

I like to read Deepak Chopra's books because he doesn't dismiss nor judge anyone faith, (nor he advocate for conversion to a new one...) but invites us to find an answer, to the eternal question of divinity, in the context of philosophical-scientific reality. He is not a New Age Guru... he is an eminent Doctor physician who opens a door to a broader reality: humans are a speak of the universe energy therefore governed by the same laws of manifestation... we are limitless and divine. Within that scientific context he draws interesting philosophical (and religious) theories... not a revision or a new faith, just a provoking thought of how we can positively improve our life through living in harmony with the universe laws.

The History in Making!... America fall in love all over again!!!

The History in Making!...The White House has a unique and fascinating history... I am sure, I am not wrong by saying that America did not feel the excitement, hopes for changes and enthusiasm for their new elected President since John F. Kennedy... and this time they're determined to make sure that he gets all the support he needs to make this presidency a success.

White House is the symbol of the Presidency of United States for more than 200 years. The history of the White House takes us back on December of 1790, when President George Washington signed an Act of Congress declaring that the federal government building should be in a district "not exceeding ten miles square...on the river Potomac."

The city planner Pierre L'Enfant, chose the site for the new residence which, since that time, has been the permanent residence of all elected presidents of United States - 1600 Pennsylvania Avenue. WA - the pride and symbol of American democracy. A competition was held and the Irish-born architect James Hoban won the gold medal for his handsome design. Out of nine design proposals his project stood out through it's iimpeccable architectural style.

Construction began in October 1792 and President Washington oversaw the construction of the house but never lived in it... never the less he dedicated a great amount of energy and enthusiasm to see that building coming to light. It was not until 1800 when the White House, became the permanent residence of President John Adams and his wife Abigail. Since that time, every other President contributes with their own additions and changes to the splendor, style and historical value of the house. The White House is, after all, the President's private home and captured their personality.

President Theodore Roosevelt officially gave the "White House" its current name in 1901.

Undoubtedly the White House's walls have many story to tell, from fires (one at the hands of the British in 1814 -during the war of 1812-, another one in the West Wing in 1929, while Herbert Hoover was President) to many transformations, renovations and new additions... But nothing was expected to re-write the history of the White House as the recent election... when the American people decided to elect the first African American President...

What a moment! It was a long, long road from the 1790 -dark years of slavery- to today's progressive society. What slaves build, 200 years ago, with their own hands, was destined to sustain the history to the day when one of their own would become the 44 President of United States.

America fall in love with Obama a young, bright, charismatic all around good man that seems to be at the right time, at the right place for the right reason... it was the destiny! The history in making...

Market update, post election: What happened to interest rates?

Market update, post election: what happened to interest rates?

Well, it started yesterday, Tuesday November 4th. There was a big sigh of relief in the credit markets where we saw one of the biggest rallies we have seen in a long time, and the prices of mortgages were driven WAY up by the end of the day. If you read any of my updates, by now you know that price up is a good thing! It takes the price to go up for the yield to go down. That relief rally has carried into today with some more gains. On the Equity side of the equation we saw one of the biggest election day gains ever, only we lost everything we gained yesterday and then some. But that is just stocks.. Not bonds and mortgages... So do not get caught up in what stocks are doing, the media does not report on the credit markets, and the credit markets are doing well.

It is typical to see the election day, post election day rally in the markets but it is typically short lived. This week the calendar looked busy, but the election took over and the next big news will be Friday's employment Report. The Non-Farm payroll number is expected to lose 200,000 jobs, the rate is expected to be 6.3% and average hourly earnings are anticipated to be up +0.2%. There is hardly any doubt that the report will not paint a pretty picture, the question is how ugly will it be? The anticipated numbers will support steady to fractionally lower rates. If there are significantly fewer jobs lost and the jobless rate 6.1% or better it is likely rates will move higher fairly quickly.

The bulk of the news is and was anticipated to show a slow economy and it was priced into the market. This bad news is typically good news for interest rates. As far as rates go we have seen significant improvements this week over last with a 30 year fixed rate coming in about 0.5% lower than we saw last week. A 50 basis point move in a week is significant.

Now that the election is over I hope to see the market get a little happier. The Negative campaigning and mudslinging are over and the stack of negative post cards in your mail box wont be there this afternoon. No matter what your politics are, or what you believe.... The election being over is a good thing. Change is what people wanted and they can now move forward in the hopes that there will be improvement in the economic climate. This alone will help to raise consumer confidence and the consumer will not hold on to their dollars quite as tightly. As the consumer spends the economy improves.(We just need them to start buying houses!) I am sure there is some pent up demand in real estate now, and I wont be surprised if your phone starts ringing with people looking for their next home.

Have we been fair to Alan Greenspan? Is he the one to blame for the deterioration of our economy? Just few years ago Greenspan's reputation as a financial genius seemed unanimously agreed. Most economists were in total admiration and praised him as "The Maestro", the biggest mind of our times...

What went wrong?... or better say: What did he do so wrong and what is his crucial role in the ongoing global credit crisis.

Alan Greenspan is undoubtedly a complex and interesting man in his intellectual capacity. Long before becoming Federal Reserve chairman, Greenspan played the clarinet and shared Ayn Rand's philosophy... Lots of young intellectuals read and shared her politically incorrect hymn to selfishness. It was the 20th. century trend to politically incorrect view on individualism and laissez-faire -Let do ("allow to do")- capitalism. He never seems to move away from that. He later gave up on music as a profession, studied economics and became one of the most influential man of the century.

But recently his "statue" was shaken and was badly treated by the House Committee of Government Oversight and Reform. Under the enormous pressure he found himself in no other defense but to admit that he'd make some important mistakes... How important?... As per his own admission: "Those of us who have looked to the self-interest of lending institutions to protect shareholders' equity, myself included, are in a state of shocked disbelief,"

For many observers Alan Greenspan's legacy will be his contribution to one of the biggest financial disasters in American history. Fair?

I had the pleasure of meeting Mr. Greenspan and his wife Adrea Mitchell when I lived in DC a few years back. They were guests of an acquaintance of mine and it just happened to be one of those random moments when fate crosses your path with someone you would have never have expected to meet. As fate would have it a secret service agent moments later whisked him away under the fecund call of GW Bush. I thought to myself, poor fellow he hadn't even a moment to eat dinner and off he was at the disposal of the President.

The impression that I received from this brief encounter was that here is a man who suffers from intense melancholia. His demeanor was heavy and somber as if his conscience had squished his soul down to the souls of his shoes.

Fed Bankers are an obsessive lot, entrusted with keeping our ignanomous Fractional Reserve banking system greased and cranking. He and all Fed Chairs since the Wilson administration have had one and only one directive: Keep Americans in debt at any and all costs! Because Bankers Make Money from our indebtedness. Trillions of dollars worth of unchecked profits go into the pockets of a very select group of bankers who are the real power behind the politics of this country.

The more the fed deregulates our banking system the more money they make off the backs of Americans, who are in essence slaves to debt and the Banks that hold that debt. Greenspan was only doing the job he was entrusted to do. Unfortunately for us that job was to orchestrate the greatest financial collapse this country has seen since the Great Depression, why because money in this country is made from debt.

Have you noticed that virtually all the Investment Bank CEO's got paid enormous sums of money even while they drove their businesses into the ground. So what if you bankrupted your company when your "forced" into retirement with billions of dollars in your severance package.

Have you noticed that the bail out funds have been used to pay for lavish parties, corporate retreats, and end of year bonuses for the top executives accounting for over $70 billion of the total bailout. Why are their "top" producers getting paid bonuses when all they produced was the failure of the their company? It's because these amoral bankers made trillions for the cadre of banking elite that run this country.

Move over Barney... The new "First Puppy" is moving into White House!

A promise is a promise... even in the White House! The new elected president Barack Obama has promised to get a puppy for his girls if he is elected president.

The new White House puppy will follow in the paw-steps of a menagerie of animals that have come and go in the White house. Now "Sasha and Malia," Obama are in the search for their four legged friend. Can anyone guess what dog breed would be the best for Obamas?

What kind of dog? Purebred or mutt? From a shelter or breeder? Puppy or adult? Are the girls going to pick their favorite one? Who will walk the dog?... What will be the choice of name?

There is a lot of buzz on the Internet and over the blogging net about what kind of dog the girls should get but not surprisingly Obamas say that is is imperative that they adopt the dog from an animal shelter or rescue group. Which is so awesome!

So it seems as for the first time in the White House the "first puppy" would be a lovely, ordinary, most probably a breed less dog but none the less a very anticipated pet friend by the two little girls. They only wanna have fun!!!

It is "first time" for everything in the White House!

Election is over... "What do we do now?..."

Do you remember Robert Redford's movie "The Candidate? The film won a Best Writing Oscar-1972- It is more resonant now as the year it was released... a satire so spot-on modern day American politics, such as the importance of money and the emphasis on the image of political candidates... Yet, it is still funny.

A liberal lawyer named Bill McKay (Robert Redford), gets rolling and embarks on the quest to be a California Senator... With little chances to win Bill McKay is as honest and forthright as he likes in the campaign. That reverse the fortune and unexpectedly he wins.

Once the political machine, press and money rolles in there is no way to back-of. Funny and brilliant movie script.

I couldn't help but remember that movie and the last words Bill McKay, in total dismay of his own success, asking his campaign manager: "What do we do now?..."

It was a great presidential campaign and a young, charismatic, liberal candidate named Barack Obama won against all ods and the old Washington establishment... but he inherits a monumental task, to bring back to prosperity a country that is on the path to economical down-spiral.

After the honeymoon is over and reality kicks in, he might ask himself: "What do we do now?..."

Can he do it? Remains to be seen!
