&lt;p&gt;Few Sellers however, have a true detailed knowledge of what a home is truly worth, or a plan to effectively and efficiently sell their home.&amp;nbsp; Their prices are often subjective.&amp;nbsp; Their resources to determine value are not neccessarily accurate and in reality they no viable way of pre-screen perspective buyers.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;THE MAIN OBJECTION&lt;/strong&gt;- independant sellers have to hiring a professional REALTOR&amp;reg; is paying the commission.&amp;nbsp; They don't really understand what they are paying for.&amp;nbsp; Most For Sale By Owners have planted a sign firmly intheir front yard, and are waiting for the phone to ring.&amp;nbsp; But, there is more to effectively marketing a home than that.&lt;/p&gt;
&lt;p&gt;Did you know that 80% of prospective buyers use the Internet?&amp;nbsp; They will not see your sign. The MLS (Multiple Listing Service) is only&amp;nbsp;one venue- there are dozens of sites that consumers will visit when previewing property.&amp;nbsp; It is a combination of marketing tools and techniques that a Realtor&amp;reg; will use to promote your property and help you achieve a sale. Combining these elements, with vast experience in prior sales, proper pricing, and staging tips as well as contract expertise and negotiating skills will all culminate into a successful sale.&lt;/p&gt;
&lt;p&gt;So before you look at the possiblity of going it solo, you may really want to sit down and consult with your local Realtor&amp;reg;. do a little research on the Internet, and talk to several agents before selecting the one you feel most comfortable with.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;REALTORS&amp;reg; ae there to help you- pick their brains a little and find out what your home is worth in today's market.&lt;/p&gt;

      <title>REAL ESTATE OSCILLATES- ABC'S BROAD GENERALIAZATION IS OF SERIOUS CONCERN</title>

Florida is comprisedf of 64 Counties- not all are suffering to the extent this writer would have the average reader believe.&lt;/p&gt;
&lt;p&gt;Below is my response to him.&lt;/p&gt;
&lt;p&gt;In my market of &amp;nbsp;Osceola County, sales prices are in fact rising. We hit bottom last December, and sales have consistently risen along with price gains since that time.&amp;nbsp; I think generalizing that the entire state&amp;nbsp;is expected to &quot;plunge&quot;&amp;nbsp;inaccurate.&amp;nbsp; &amp;nbsp;&lt;/p&gt;
&lt;p&gt;There are depressed areas everywhere in particular Poinciana for instance which is serious trouble, but even there sales are increasing as banks strive to liquidated inventory.&amp;nbsp; I think localizing such a broad and sweeping statement, would have been a better presentation that to generalize and encompass the entire state. &amp;nbsp;&lt;/p&gt;
&lt;p&gt;As a licensed Broker-Assoc, and columnist for St. Cloud in the News, as well as a featured blogger on &lt;a href=&quot;http://www.activerain.com/blogs/astewartrealtor&quot;&gt;www.Activerain.com/blogs/astewartrealtor&lt;/a&gt;&amp;nbsp;&amp;nbsp; I am ranked #1 in Osceola County and #1 in St. Cloud.&lt;/p&gt;
&lt;p&gt;What I am seeing is a spike in sales in the lower end homes, multiple offers on short sales and bank owned properties, and&amp;nbsp;private seller not in distress sale predicaments&amp;nbsp;returning to the market.&amp;nbsp; Buyers are able to get bargain priced homes even after the recent HVCC changes affecting appraisals. &amp;nbsp;&lt;/p&gt;

&lt;p&gt;Least of all let us not forget, that the bubble was a combination of lose lending practices, reduced available inventory and frenzied buyer demand.&amp;nbsp; These conditions do not exist today- builders are not overbuilding in Osceola County as they did in 2005-2006.&amp;nbsp;&amp;nbsp; Real Estate Oscillates it always has, and it always will.&amp;nbsp; It is not the doom and gloom, the homes falling into foreclosure were predictable by lenders during the boom when so called &quot;Stated income&quot; loans and creative financing paved the way for marginal buyers to fail. And they did.&lt;/p&gt;
&lt;p&gt;Today, what is evident is that more home sare rotating off the market than are coming on. Here in my Market of St. Cloud/Kissimmee it is apparent that the market is stablizing.&lt;/p&gt;&lt;div class='agent_signature'&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;

      <title> 2010 BETTER OR WORSE?</title>

&lt;p&gt;If you have been following&amp;nbsp;my Real Estate column in St. Cloud in The News over the past year, you may have seen some pertinent articles which addressed topics before they were all over the National News.&amp;nbsp;The Recession for example, or the increase in home sales, the shift from larger homes to smaller ones and the impact the world economy would have in our neck of the woods.&amp;nbsp; &amp;nbsp;&lt;/p&gt;
&lt;p&gt;The economy certainly is of major concern to most &lt;strong&gt;St. Cloud, Florida&lt;/strong&gt;&amp;nbsp;residents, the business sector has been hard hit as consumers scale back purchases. &amp;nbsp;Sales of commercial property have been sluggish, and more businesses have closed rather than sold.&amp;nbsp;&amp;nbsp; Commercial property is particularly difficult to sell due to impact fees which can be cost prohibitive in a down economy.&amp;nbsp; But what is happening here in&lt;strong&gt; St. Cloud,Florida &lt;/strong&gt;is happening everywhere.&amp;nbsp;&amp;nbsp; &amp;nbsp; &amp;nbsp;&lt;/p&gt;
&lt;p&gt;A quick trip&amp;nbsp;down the 192 corridor is a stark reminder that businesses in&lt;strong&gt; St. Cloud, Florida&lt;/strong&gt;&amp;nbsp;are struggling.&amp;nbsp;&amp;nbsp; Pet Pantry for instance has decided to close after 50 years of loyal service&amp;nbsp;to our community. &quot;We tried to sell it for five years and decided we would just close it&quot; the owner said.&amp;nbsp;&amp;nbsp; Bargain hungry shoppers took advantage of the 50% discounts the store was offering in its final days.&amp;nbsp;&amp;nbsp; Ruth's Deli, Whistle Junction, Main Street Uptown Grille, Bonnie Lee's Chicken, Living Legends Furniture,&amp;nbsp;C-21 and &amp;nbsp;Remax, and several other local small businesses...all gone.&amp;nbsp;&lt;/p&gt;

In lesser economic times prices must&amp;nbsp;reflect what the market will bare.&lt;/p&gt;
&lt;p&gt;But the question one may ponder is... isn't something better than nothing or a loss on an inventory liquidation sale? &lt;img src=&quot;http://activerain.com/image_store/uploads/7/3/4/8/1/ar126088419118437.jpg&quot; height=&quot;150&quot; alt=&quot;&quot; width=&quot;200&quot; style=&quot;float: right;&quot; /&gt;Perhaps.&amp;nbsp; Foreign Investors look for certain opportunities.&amp;nbsp; Visa requirements have tightened post 9/11 and as a result it is more difficult for foreign investors to get the Visa's they need&amp;nbsp;enabling them to live and work in the U.S. so records which show a business is viable are very important in ticking off the right boxes.&amp;nbsp;&amp;nbsp;&amp;nbsp; &amp;nbsp;&lt;/p&gt;
&lt;p&gt;Which leads us to developing a better business plan to market and sell local businesses.&amp;nbsp; Did you know that over 80% of buyers begin their search on the Internet?&amp;nbsp; Well according to a recent survey conducted by the National Association of Realtors&amp;reg; they do.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Which means home sellers and business owners must have&amp;nbsp;a way to tap into the World&amp;nbsp;via the Internet.&amp;nbsp; The reason most businesses fail to sell is no one really knows they are for sale and the asking price is not reflective of what the market will bare. &amp;nbsp; The same applies to Home Sales.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Existing homes have depreciated 30-40% during this economic readjustment from their over inflated high values 2-3 years ago. Hyper inflation of home value was caused by limited supply and high buyer demand and relaxed lending practices.&amp;nbsp; All of which do not apply today. &amp;nbsp;&lt;/p&gt;
&lt;p&gt;It is still possible to have equity in a home. Depending on when the home was purchased.&amp;nbsp; What has changed is the realistic overview of what the true value in today's market really is.&amp;nbsp;There are several types of value.&amp;nbsp; Replacement Value for instance, what it would cost to rebuild if disaster were to strike, appraised value is a measure of what it worth predicated on prior sales of similar properties.&amp;nbsp; This is the most common measure of current market value. &amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;IS VALUE PREDICATED ON IMPROVEMENTS?&lt;/strong&gt; &amp;nbsp;&lt;/p&gt;
&lt;p&gt;Most often home owners assume the granite countertops, and upgraded amenities will automatically add value to their property, this is not necessarily&amp;nbsp;the case.&amp;nbsp; You are less likely to see a dollar for dollar return on those improvements. The same applies to swimming pools.&amp;nbsp; &amp;nbsp;&lt;/p&gt;
&lt;p&gt;By now everyone realizes that foreclosed properties diminish value which affects what a non distress sale will achieve.&amp;nbsp; Some developments have been harder hit than others, but the sad truth is foreclosures and short sales are everywhere and they have an enormous impact on overall home&amp;nbsp;values.One million more foreclosures are expected in 2010 nationwide. &amp;nbsp;&lt;/p&gt;
&lt;p&gt;This is bad news for sellers but good news for buyers.&amp;nbsp; Buyer have to meet tighter criteria to qualify for loans as credit continues to tighten but mortgage rates have remained low and attractive. Hovering just under 5% for a 30 year fixed rate loan.&amp;nbsp; &amp;nbsp;&lt;/p&gt;
&lt;p&gt;But the turn over of banked owned homes is on the rise, in &lt;strong&gt;St. Cloud Florida&lt;/strong&gt; which means people are buying. This year while prices and mortage rates&amp;nbsp;have remained low and inventory has remained high,&amp;nbsp; more homes have sold than in the previous year.&amp;nbsp;This could also be attributed to the first time home buyers tax credit (up&amp;nbsp;to $8000) and relaxed VA and FHA requirements. The tax credit has been extended to April 2010 and was expanded to include second time home buyers (with certain requirements) &amp;nbsp;&lt;/p&gt;
&lt;p&gt;There are approximately 700 homes&amp;nbsp;currently for sale in &lt;strong&gt;St. Cloud, Florida&lt;/strong&gt;&amp;nbsp;(all three zip codes combined) but the market is still price driven.&amp;nbsp; So will 2010 be the year you buy?&amp;nbsp; Or the year you sell?&amp;nbsp; Those people waiting out the market in hopes of another spike or surge may be disappointed- the culmination of the perfect storm is not in the forecast for that to occur.&lt;/p&gt;&lt;div class='agent_signature'&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;

      <title>SMALL BUSINESSES WANTED- ST. CLOUD FLORIDA </title>

      <title>INCENTIVE... WE DON'T NEED NO STINKING INCENTIVE- GRABBING GOOD DEALS </title>
      <description>&lt;p&gt;As 2009 draws close to an end, many people in &lt;strong&gt;St. Cloud, Florida&lt;/strong&gt; will happily be counting their returns. Not holidays gifts which fail to fit, are the wrong size, color, or label.&amp;nbsp; No, they will be counting the dollars their tax returns will give them for having bought a home this year.&amp;nbsp; Closing costs, moving expenses, insurance, and mortgage interest may all be tax deductible.&amp;nbsp; Add to that, the tax incentive of up to $8000.&amp;nbsp; They will be easy to recognize, they will be the ones grinning in April 2010.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Many will be grinning for years to come, as they realize the potential advantages of having bought a home when prices were at their lowest point in nearly a decade.&amp;nbsp; They will be the envy of those who procrastinated when they reveal what they paid for their home five years from now.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Consumers who started looking in June 2009 realized by December 2009 their choices in the lower end home price ranges&amp;nbsp;had slowly diminished.&amp;nbsp; From too many to decide which one was best, to&amp;nbsp;only a &amp;nbsp;few they could afford in the same price range, &amp;nbsp;six short months later.&lt;/p&gt;

&lt;p&gt;&amp;nbsp;&lt;strong&gt;St. Cloud, Florida&lt;/strong&gt;&amp;nbsp;is a bedroom community which services the Lake Nona Area, Disney, and Orlando areas.&amp;nbsp; Located 30 minutes west of Melbourne,&amp;nbsp;30 minutes east of Disney and 30 minutes from orlando Internatinal airport and the beaches it is no wonder why its location as a bedroom community is so popular.&lt;/p&gt;

&lt;p&gt;Barriers that have often sidelined short sales&amp;nbsp;for instance&amp;nbsp;the time it takes a bank to approve an offer, refusing to free borrowers from debt and satisfying&amp;nbsp;claims of subordinate lenders (which recently have been on the rise) will now have guidance from the Treasury Department.&lt;/p&gt;
&lt;p&gt;Frustrating for borrowers,&amp;nbsp; buyers and Real Estate Agents, short sales&amp;nbsp;require that an&amp;nbsp;agreement be reached between the primary lender of a property (that has a &lt;strong&gt;market value lower&lt;/strong&gt; than what is owed against it) as well as any other loans such as a second mortgage or equity loan,&amp;nbsp;often resulting in the lenders taking steep losses on defaulted loans by borrowers who simply cannot keep up with their payments.&amp;nbsp;In tandem with declining market values which left home owners with property which has lost on average 30-40%&amp;nbsp;of its value from the over-inflated market prices back in 2005-2007.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;strong&gt;Real Estate Agents have complained that sales fall through for several reasons.&lt;/strong&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;1) Buyer tired of waiting for as much as 6 months for an answer to their offer&lt;/p&gt;
&lt;p&gt;2) Appraisals do not support&amp;nbsp;what the bank wants to release the lien(s)&lt;/p&gt;
&lt;p&gt;3) Secondary Mortgage holders will not accept what is offered to release their liens&lt;/p&gt;
&lt;p&gt;4) Borrower accountability:&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Buyers do not want to be held financially responsible by either signing a Promissory Note for a reduced payoff over a fixed period of time, or tax consequences if the debt is forgiven it was converted to passive income and&amp;nbsp;income taxes were applicable- both carrying severe consequences for home sellers already in distress situations.&amp;nbsp; Compounding the&amp;nbsp;rush to bankruptcy as a means of debt forgiveness.&amp;nbsp;&amp;nbsp;&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;3) Borrowers would receive $1,500 in relocation expenses.&lt;/strong&gt;&lt;/p&gt;

&lt;p&gt;It also prohibits mortgage servicing companies from reducing real estate commissions on the sale.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;The guidance caps the aggregate proceeds to subordinate lien holders&amp;nbsp; (second mortgages) at $3,000.&lt;/p&gt;
&lt;p&gt;Second lien holders in recent months have begun demanding more money from the first lender, seller, buyer or agent in exchange for releasing their claim, agents have said. Because primary lenders would face larger losses in a foreclosure, some subordinate lenders have felt empowered, the agents said.&lt;/p&gt;

&lt;p&gt;&amp;nbsp;No, &amp;nbsp;Leaving something in the house which IS usable may be a better idea.&lt;/p&gt;
&lt;p&gt;I experimented with several ideas before deciding on this one.&amp;nbsp; I use mine all the time and so do my customers.&lt;/p&gt;
&lt;p&gt;A Magnetic Memo board with an expo pen.&lt;/p&gt;
&lt;p&gt;My photo and phone number are prominently displayed on my business card.&lt;/p&gt;
&lt;p&gt;It works on their refrigerator and I am getting year long exposure.&lt;/p&gt;
&lt;p&gt;It is not likely to get stuck out of view, as it is a practical way of communicating with family members, useful to remember appointments, make a quick note to buy groceries, or write down a phone number when you cannot find a piece of paper.&amp;nbsp; There is a slot for the pen on the bottom of the list, so you have the convenience of never having to search for one when you need it.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;The message I am sending them, is that I pay attention to detail. I am a planner. I think practically and I want their business, and for them to refer me to their friends and family. &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;The back of my business card has a cheesy little calendar they will probably never use, but it was free when I ordered the cards so what the heck-&amp;nbsp; I use it when I am creating the time line for contracts then circle the date for my customers and give the card to them as a reminder.&lt;/p&gt;
&lt;p&gt;But when it came time to look for long lasting impact I did not want them to think of me as the cheesy calendar Realtor.&lt;/p&gt;

&lt;p&gt;Does decorating your home for the holidays help or hinder a potential sale? &amp;nbsp; That depends on how they are done.&amp;nbsp; Garish displays generally do not attract the type of attention a home seller may want.&amp;nbsp; Too many decorations are distracting from the home which is really where to want to keep a buyer focused. Too few, look like a half hearted effort and may make a buyer think that other things in the home may not have been attended too.&amp;nbsp; So how can one achieve the best balance? &amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Light Displays&lt;/strong&gt; &amp;nbsp; Light displays can enhance the architectural design of your home- for instance, lights around dormers on a cape cod style will drawn a buyers attention to that area. Wreaths in the windows add a bit of charm and symmetry while still enhancing the appearance tastefully. Lights along walkways serve to illuminate it as well as add a welcoming feeling to the homes entrance. &amp;nbsp;&lt;/p&gt;

&lt;p&gt;Credit card companies have been busy sending notices of interest rate increases and consumers are responding by using cash and debit cards instead.&amp;nbsp; In fact this year 80% of all purchases during Black Friday were paid for either with cash or debit cards.&amp;nbsp; This is a substantial shift from previous years when credit cards were the prefered method of payment by consumers.&lt;/p&gt;
&lt;p&gt;As credit card lenders continue to pressure consumers by inflating the interest rates before the new laws go into effect in February 2010, many consumers are shifting to cash payment as an alternative to avoid these hefty increases and are buying within their means this year.&lt;/p&gt;
&lt;p&gt;The average American family has over $8000 in credit card debt. The goal for the coming year for most of them is to reduce that debt, and pay off those revolving charge cards to avoid the high interest penalty.&lt;/p&gt;
&lt;p&gt;Increases in home sales have resulted in more cash sales than were reported previously, in part because some homes were far below market value, and consumers saw this as an opportunity to diversify their holdings by purchasing small homes for investment purposes.&amp;nbsp; Families who had downsized recently were opting to look at cash acquisitions in lower price ranges as a means of consolidating debt.&lt;/p&gt;

&lt;p&gt;A shift away from HOA (Home Owner Associations) is also looming on &amp;nbsp;the horizon as many Associations have raised their rates to compensate for non payment of distressed property home owners.&amp;nbsp; Some are taking aggressive actions and placing liens on properties which are a new peril would be owners must be aware of when purchasing.&lt;/p&gt;
&lt;p&gt;The importance of obtaining Estoppel Letters is now paramount.&amp;nbsp; In communities where HOA are disbanded, the rate of foreclosures appears to be lessening, and prices have remained fairly stable although still down 30% from the previous highs of 2006.&lt;/p&gt;
&lt;p&gt;Overall the housing market is inching its way upward slowly.&amp;nbsp; Gains reported over the last several months in sales are attributed to the liquidation of foreclosed homes, bank owned properties and a small percentage of short sale properties.&amp;nbsp; But traditional sellers are also re-entering the market and are pricing their homes attractively.&lt;/p&gt;

      <title>THE &quot;TEMPORARY&quot; MINDSET RENTERS VS HOMEOWNERS</title>
      <description>&lt;p&gt;THE &quot;TEMPORARY&quot; MINDSET OF RENTERS defies logic.&amp;nbsp; Take students for example.&amp;nbsp; They are excellent renters. Usually relocated for the purpose of going to school. Most receive loans which are used for housing, books and tuition.&amp;nbsp; Have a quick look at the rents in some areas, and they boggle the mind.&lt;/p&gt;
&lt;p&gt;Grad students pay high premiums for living in complexes. Some of these rents exceed what it would cost to own a 2500 sq ft home.&amp;nbsp; And yet, they have not been educated to understand the difference between the money spent on rent versus buying a home for the 3+ years they will need to be there. Nor do they undertand how that can help their credit in the future.&lt;/p&gt;
&lt;p&gt;The primary reason they are renting is they feel their situation is temporary. In Miami for example the average rent id over $1200 a month for a 1200 sq ft&amp;nbsp; apartment.&amp;nbsp; That is $14,400 per year. Over $43,000 in 3 years.&amp;nbsp; For a little over the security deposit and first and last months rents combined they could have had a down payment.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Furthermore, once they graduate, they can then rent their home to the next wave of grad students.&lt;/p&gt;
&lt;p&gt;Something to contemplate- the Undergrad and Graduate school student market needs to be further developed.&lt;/p&gt;

      <title>CUSTOMER LETTERS OF APPRECIATION ALL BECAUSE OF ACTIVE RAIN BLOG</title>

&lt;p&gt;Allison Stewart is an absolute gem! Her upbeat attitude and positive&lt;br /&gt;thinking helped keep us motivated when everything seemed to go wrong while&lt;br /&gt;purchasing our home.&lt;br /&gt;&amp;nbsp; &amp;nbsp; Our first contact with Allison was after I found her blog on Active-Rain. I&lt;br /&gt;sent her an email and she got back to me very quickly. Our first phone&lt;br /&gt;conversation lasted at least 30 minutes as she got to know my family and our&lt;br /&gt;needs. She felt she was going to be able to help us relocate to St. Cloud&lt;br /&gt;from Indianapolis, IN.&lt;br /&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp; Our house hunt had a lot of ups and downs. We tried to meet all the&lt;br /&gt;challenges with a dose of humor and kept looking on the bright side of the&lt;br /&gt;situation. We made two offers that failed to yield sales contracts. Allison&lt;br /&gt;took meticulous pictures of the homes we were unable to see in person.&lt;br /&gt;Through the entire process she was constantly in contact with us, stayed&lt;br /&gt;available to answer our questions and made recommendations.&lt;br /&gt;&amp;nbsp; &amp;nbsp;&lt;/p&gt;
&lt;p&gt;The morning of July 2, 2009 we turned a very anticipated corner.&amp;nbsp;Allison&lt;br /&gt;sent us a listing and we fell in love with the home. We made an offer as&lt;br /&gt;soon as she sent us the paperwork. It was a short sale so we know it could&lt;br /&gt;be a long road to a contract. Allison worked with the listing agent and the&lt;br /&gt;bank to get a sales contract.&lt;/p&gt;

We got through&lt;br /&gt;pool maintenance, electrical repairs, multiple termite inspections, and lawn&lt;br /&gt;care thanks to Allison. It seemed like there was a new hurdle every day.&lt;br /&gt;Some days it was hard to believe she had other clients with the amount of&lt;br /&gt;time we took up. Not only was Allison committed to helping us&lt;br /&gt;professionally, she volunteered her time to straighten the misc things left&lt;br /&gt;behind in the garage and cleaned the house before we arrived for closing. (Driving non stop from Indiana)&lt;/p&gt;
&lt;p&gt;&lt;br /&gt;We nearly didn't close on the house but a twist of fate made everything fall&lt;br /&gt;into place. Allison had to tell us we needed yet another termite inspection.&lt;br /&gt;We didn't have anywhere to turn. Frustrated, Allison started looking through&lt;br /&gt;her business card index and one fell out into her lap. It belonged to a&lt;br /&gt;friend who is the district manager for the company that originally treated&lt;br /&gt;the home for termites. She called him up and asked if he would please come&lt;br /&gt;out on a Saturday morning to help us out. His inspection was the last bit of&lt;br /&gt;documentation we needed. Allison came through for us once again!&lt;/p&gt;

&lt;p&gt;A Nationwide survey recently revealed &lt;strong&gt;that less than 1%&lt;/strong&gt; of all home buyers who purchased their homes in the past year did NOT learn about the home they purchased&amp;nbsp;from a Home Book or Magazine.&amp;nbsp; If you are spending your advertising dollars in this&amp;nbsp;medium you may want&amp;nbsp;rethink it. You&amp;nbsp;are missing 99% of successful buyers.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;In fact 90% of them, used the Internet at some point prior to purchase. They generally started their search online and then contacted an agent.&amp;nbsp;&amp;nbsp; What sites were they visiting? Local MLS sites were the most popular (60%) followed by Realtor.com and Real Estate Company site (46% each) Real Estate Agent Web site were a close 4th at (45%)&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;&amp;nbsp;&amp;nbsp; BUYER RESOURCES:&lt;/strong&gt; &lt;strong&gt;CHANGE FROM POINT OF ORIGIN TO CONCLUSION&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Interestingly enough how they begin the process and how a buyer will ultimately end the process by completing the transaction change from the the beginning point to the conclusion.&lt;/p&gt;

&lt;p&gt;Only 36% of the buyers felt commuting costs were VERY Important&lt;/p&gt;
&lt;p&gt;Compared to 42% who felt they were only somewhat important.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;What these numbers suggest is that the quality of the neighborhood still outweighs the convenience of the commute. 78% of the respondents had purchased a single family family home. In the suburbs, giving consideration to the quality of the neighborhood or subdivision, and and smaller more economical sizes of homes than were in demand 2-3 years ago.&lt;/p&gt;
&lt;p&gt;Knowing how to market, to whom we are marketing and the best ways of reaching potential buyers will help us to streamline where to investment marketing dollars for successful sales.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;strong&gt;EFFICIENCY DID HAVE WEIGHTED INFLUENCE?&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;On average 1600 square feet was the size of the home most first time home buyers selected, and 2100 square feet for second time or repeat buyers.&amp;nbsp;This is sharp contrast compared to previous years where buyer demand was for large homes.&lt;/p&gt;
&lt;p&gt;88% of buyers said heating and cooling costs were important.&amp;nbsp; This couold be one reason they are trimming the square footage of the homes they are buying on a National average.&amp;nbsp;&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;WHAT IS OLD IS NEW AGAIN- SAVING MONEY FOR A DOWN PAYMENT ON A HOME&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;39% of home buyers have cut back on luxury items, 38% cut back on entertainment and 30% cut back spending on clothing according to the study.&lt;/p&gt;
&lt;p&gt;And a staggering 80% of first time home buyers are using the Internet. &amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;HOW HAVE RECENT CHANGES IN REAL ESTATE AFFECTED SALES?&lt;/strong&gt; &amp;nbsp;&lt;/p&gt;
&lt;p&gt;13% Experienced&amp;nbsp;a Purchase Agreement that was canceled, terminated or fell through &quot;This raises the question of how many potential buyers were unsuccessful because of problems with appraisals or loan qualifications. The market would be stronger without these problems&quot; Bishop added.&lt;/p&gt;

&lt;p&gt;85% of Successful Home Sellers used a Real Estate Professional. Sellers surveyed want agents to price their homes competitively, find a buyer, market the property and sell within a specific time frame.&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;THE TAX CREDIT &amp;nbsp;EXPANSION INTO 2010&amp;nbsp; &lt;/strong&gt;&lt;strong&gt;&lt;/strong&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;The expansion of the tax incentive program will extend to homes placed under purchase agreements by April 30, 2010&amp;nbsp; and will include home buyers who have owned a home in the past 5 years.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&amp;nbsp; Repeat Buyers&amp;nbsp; surveyed&amp;nbsp; had an average age of &amp;nbsp;48, earning $88,100 and plan to stay in the homes they purchased on average for 12 years.&amp;nbsp; These buyers typically bought more expensive housing.&amp;nbsp;The median price on a National level was &amp;nbsp;$224,500 &amp;nbsp;&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;SUPPLY&lt;/strong&gt;-&amp;nbsp;&amp;nbsp;&amp;nbsp; In order for prices to go up, supply must come down.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Unbridaled consumer demand, was the leading cause of the housing price spike, As word spread of the fortunes to be made in the housing market this escalated demand as consumers rushed to buy anything and everything housing related they could. Regardless of what the &lt;strong&gt;actual value&lt;/strong&gt; may have been.&lt;/p&gt;
&lt;p&gt;Those buyers... no longer exist.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;RESTRICTIONS- THE LACK OF RESTRICTIONS ON CONSUMERS BORROWING MONEY IN 2005-2007&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Unlike the 1980's when inflation pushed mortgage interest rates to over 20%, incredibly people still bought homes. Today the interest rate is 4-6% on home loans yet consumers are not flocking to the banks. WHY?&lt;/p&gt;

&lt;p&gt;Purchasing a home when the market is down is the best long term hedge against rising inflation.&lt;/p&gt;
&lt;p&gt;Purchasing a home now and taking advantage of the additional tax incentive good through 4/30/10 is an excellent hedge against deflation.&amp;nbsp; You can create upto an $8000 buffer. This will offset any drop in value inthe immediate furture.&lt;/p&gt;

Forcing many to seek protection and restructure their debt obligations under Chapter 13 which requires structured repayment. &amp;nbsp;&lt;/p&gt;
&lt;p&gt;Maureen Thompson, legislative director for the National Association of Consumer Bankruptcy Attorneys in Washington, DC said &quot; an economy that puts people back to work will begin to lower the number of Americans filing for bankruptcy, but added that she is not expecting the numbers to turn around in the foreseeable future.&quot; &amp;nbsp;&lt;/p&gt;
