Everybody is Somebody .....Get to know your neighbors

I live in a town called Snellville and the slogan for my town is "Snellville where everybody is somebody". As I've written previously Snellville is growing and changing, yet I realize it still very much the same in some ways. I can still get to know all the people at the local establishments that I frequent and I can make sure those people know me and what I do. Can you imagine how many people frequent the same places you do and if you develop a relationship with these people they can recommend you to those who need your services and they may need your services also. Everybody is somebody and get to know your neighbors and watch your business grow.

My suggestions are:

Get to know the cashier at your local supermarket.
Get to know the people at your local print shop or sign store.
Get to know the loan officers at your local bank or credit union
Get to know the teachers at your local schools
Get to know the wait staff at your favorite restaurants

If real estate is local why are we doing everything except getting involved locally? I have been looking at what separates successful REALTOR® from those who are not as successful. To me the common denominator has been that the successful REALTOR® are very involved in there communities and the things that are happening locally. One of my goals over the next several months will be do just this. Everyone I talk to will know and will be given a card. I began doing this today as I gave my card to the police officer today when I stopped for speeding.

First Time Home Buyer, is that Program Truly Helping You?

Recently I spoke with a first time buyer who has some blemishes on her credit report and signed up for a program for a home buying program that advertises rent to own opportunities and says that they will help you improve your credit through this. I personally don't believe that this is the way to go.

Rent to own or lease purchase should not be your first option, but repairing your credit is the way to go. A program that ask you pay them monthly for 6 month and they report that to the credit reporting agencies is not repairing your credit. This can actually be more harmful, if you want to establish new credit I suggest you obtain a prepaid credit card.

What exactly is repairing your credit?

To repair your credit you must get a current copy of your credit report and review the credit report to resolve any delinquencies, or inaccuracies. You must pay accurate bills on time and in addition you must:

Disputing any inaccurate information on your credit report
Make payment arrangements for any past due
Work out settlement for delinquent bills

Only after you have done these things would I say it's okay to enter into a lease purchase arrangement. I say this because if you enter into a lease purchase agreement you want to want to be in a position to finance this property in your name in the next 6-18 months. If your credit is blemished during this time you will not be able to do this!

In my experience lenders want to see that you handle credit responsibly! This means that you do not over extend yourself and you pay your bills on time. As a first time homebuyer you don't need perfect credit to qualify for a home loan, but you can not have delinquencies and judgments.

He Refused a good offer 1 year ago, and now the house is still on the market.

A year ago I listed a home for sale; this home was just a year old and when I took the listing I told Mr. Seller I think we priced this home too high. We added a special stipulation to the listing agreement reducing the price after 30 days. About 10 days after listing this property we had a potential buyer who interrupted her vacation to come and view the home. This buyer drove 7 hours to see this home and was ready willing and able.

The buyer placed an offer and provided earnest money. I presented the offer to my seller and provided the sellers net to show his profit. He refused the offer. I also offered to reduce my commission since I was the only agent involved and this would present a win-win for everyone involved.

Mr. Seller was not happy with this and the buyer would not budge on the price. I informed Mr. Seller that if he chose not to accept this offer, I though it would be best that he take his home off the market. Mr. Seller was rejecting an offer that was $30,000 more than what he paid for the home. Mr. Seller did not want to pay the withdrawal fee so he chose not to show the home each time I called to show it.

The buyer decided to purchase another property just a few miles away, which settled earlier this year. In the mean time, Mr. Seller re-listed with another agent and 2 other agents after that. The home is currently on the market one year later and the listing price is now several thousand dollars less than what he paid for the home 2 years ago.

Mr. Seller will most likely sell the home at a loss, when it gets sold. I took a look at the listing today and here are some of the pictures. BTW, these pictures were taken by an experienced agent who has tons of listing. In my opinion this agent would have been better off not to include these pictures. Tell me what you think?

Snellville is growing

Snellville is changing and not everyone is happy about this. Change in my opinion is generally a good thing, but it takes adjustment.

With the expansion of highway 124, Snellville has become more accessible. With this came more traffic, this is good and bad. There are lots new subdivisions going up in the Snellville area and with that lots of new residents. Everywhere you look there is construction and the residents who lived in Snellville when no one knew of Snellville are not happy.

So it seems many long time residents are on the move to places a little less developed. Currently there are over 1139 active residental homes on the market in Snellville. 154 homes are pending sale.

I am celebrating! Why am I celebrating? I am celebrating because I see homes in my area going under contract. This is normal for the Atlanta area. If always seems that activity picks in July and August just in time for school. In some counties such as Walton county school starts August 1, 2007. In Gwinnett and Dekalb county school starts August 17,2007. If you plan on moving before school starts don't wait...the time is now!
