First Time Buyer when Buying Realestate in New Hampshire Checklist

By the time we complete the Inspection, you will know the Home or Commercial Property better than the owner does!

The following checklist will help you to evaluate and compare the quality of homes for sale that you are considering for purchase. Baker Realestate Commercial Properties Inspections and Consulting will inspect the major components of the house, and will provide you with a complete and detailed computer generated report. The following checklist considers a number of items which are normally beyond the scope of a real estate inspection, but are important factors to consider when purchasing a home. Make your own inspection before you decide to make a purchase offer, even if you are not sure exactly what to look for. Make a list of things that you are not familiar with or that just don't look right; then you can ask myself or the seller about them later.

[ ] [ ] Evaluate the community and neighborhood. Visit the site both during the day and at night.

[ ] [ ] What are the age, condition and value of the house compared to others in the neighborhood?

[ ] [ ] Is the site free from flooding? In a 100 year floodplain?

[ ] [ ] Is the house conveniently located near your place of employment, Schools, shopping, library, medical care, park & ride, church.

[ ] [ ] What are the local zoning laws or deed restrictions?

[ ] [ ] How do local property tax rates and services compare with other similar areas?

[ ] [ ] Are adequate fire and police services provided?

[ ] [ ] Check the surrounding neighborhood for possible hazardous waste Sites, air and/or noise polluting industries, etc.

[ ] [ ] Is the house old enough for lead paint, asbestos, lead soldered Pipes etc. to be present? (Homes built before 1978 may have Lead paint.)

[ ] [ ] What is the condition of walkways, driveways and steps? Any Trip hazards?

[ ] [ ] Does the lot have good drainage? Any yard or downspout drains?

[ ] [ ] Is there any indication of water pending next to the house or Ground contoured to slope toward the house?

(Detrimental to the foundation.)

[ ] [ ] Is the home oriented for maximum benefit and protection from Sunlight, wind, rain etc.?

(A north-south orientation is generally more desirable.)

[ ] [ ] Does the yard have adequate privacy? Room for kids to play?

[ ] [ ] Has the landscaping been well maintained?

[ ] [ ] Has the house been remodeled, added on, or had any foundation Repairs performed? Does the seller have building permits?

Warranty information, or other documentation?

[ ] [ ] Is there a potential for foundation damage from tree roots or Shrubs which have been planted too close to the house?

[ ] [ ] Has the house, garage, or any other structures on the property been built without proper setbacks or built on utility Easements, right of way etc.? Check your survey.

[ ] [ ] Are all open able windows screened?

[ ] [ ] Is adequate exterior lighting provided at entry, porches, Driveway, etc.?

[ ] [ ] Do exterior doors open and close without dragging or sticking?

[ ] [ ] Is the age and condition of the shingles comparable to others in the neighborhood?

[ ] [ ] What is the average life expectancy for this type of roofing Material? ________ Yrs.

(3 layers maximum) Does the roof sag?

[ ] [ ] Is the attic well ventilated? Are attic vents screened and in good condition?

[ ] [ ] Type, condition and thickness of insulation? (Modern homes Have 6 to 8 inches of attic insulation.)

[ ] [ ] Are water pipes in attic insulated?

[ ] [ ] Do bath or kitchen vents terminate in the attic where they could cause potential moisture problems?

[ ] [ ] Any indication of past or present insect, bird or rodent Infestation in attic?

[ ] [ ] Is storage space available in attic?

[ ] [ ] Is the attic easily accessible?

[ ] [ ] Evaluate the floor plan by walking through the house as if going about your daily routin

[ ] [ ] Does the house have enough bedrooms and bathrooms?

[ ] [ ] Adequate room sizes and storage space? (Measure if in doubt.)

[ ] [ ] Does placement of windows and doors allow for a variety of furniture arrangements?

[ ] [ ] Do windows provide good cross ventilation and adequate natural Illumination?

[ ] [ ] What is the general condition of carpets and hard surfaced Floors?

[ ] [ ] What is the general condition of drywall, wallpaper, and paneling and any wall tile in baths or kitchen?

[ ] [ ] What is the general condition of cabinets, vanities and counter Tops?

[OK] //// [NEEDS ATTENTION] ----------HEATING AND AIR CONDITIONING

[ ] [ ] What is the age of the furnace and air conditioning system? ______ Yrs. Is it efficient? (Older conventional furnaces May be only 60% efficient.)

[ ] [ ] Has the heat and air been serviced annually?

[ ] [ ] Is the A.C. properly sized? (“Rule of thumb" is 1 ton per 550 square feet.)

[ ] [ ] Are filters adequately sized and located where they can be easily replace or cleaned?

[ ] [ ] Is ductwork in good condition?

[ ] [ ] Are there air registers in every room? (Older homes may not have registers in bathrooms.)

[ ] [ ] Is equipment located where it can be easily serviced, and is protected from physical damage?

[ ] [ ] Is there excessive dirt or mildew around ceiling vent (This result from filters not being changed or improper Sizing of ducts and equipment.)

[ ] [ ] Is equipment located where normal noise levels will not be objectionable or annoying?

[ ] [ ] Is there a separate disconnect switch for the compressor, if located out of sight from the breaker panel?

[OK] //// [NEEDS ATTENTION] ----------ELECTRICAL

[ ] [ ] Does the house have at least 100 amp service? Is the service Entrance wires located at least 10 ft. above grade level or higher if over a driveway? Away from pool or other possible Hazards?

[ ] [ ] Is the house wired with aluminum wiring? Some houses built from the mid 60's to early 70's may have dangerous wiring?

[ ] [ ] Is exterior wiring installed properly with weatherproof outlet Covers and switches? Is exterior wiring installed in conduit?

[ ] [ ] Are adequate electrical outlets provided in every room? (Any Point along a wall should not be more than 6 feet from an outlet.)

[ ] [ ] Are light switches conveniently located at the entrance of each Room, at both ends of hallways and at top and bottom of stairs?

[ ] [ ] Is the service panel located where easily accessible, or is it in a clothes closet or other potentially hazardous location?

[ ] [ ] For older homes: Are electrical outlets grounded? Is G.F.C.I. (shock saver) outlets provided in baths, exterior and Garage locations?

[ ] [ ] Any "handy man" or do-it-yourself type modifications to wiring?

[ ] [ ] What type of piping does the house have? Galvanized pipe can Corrode or buildup mineral deposits. Copper pipe may be soldered with lead based solder (houses built before 1989). Polybutylene pipe has a history of coupling related failures.

[ ] [ ] Is there a main shut off valve to the house, and do fixtures Have individual shut off valves for servicing and repairs?

[ ] [ ] How old is the water heater? Heaters become inefficient with age due to mineral buildup. (Normal life expectancy is 10-15 years.)

[ ] [ ] What is the distance from the water heater to the fixtures which will be used most often? (Water temperature drops approximately one degree per 1 ft. of piping.)

[ ] [ ] Does the house have a main sewer/drain cleanout?

[ ] [ ] Are sinks and tubs free from rust, chips etc.?

[ ] [ ] If the house has a tiled shower, is there any indication of previous leaking or heavy caulking around the drain or base Tiles? This could be an indication of a leaking shower pan; this can be expensive to repair.

[ ] [ ] Are washer and dryer hookups conveniently located?

[ ] [ ] Is there an access panel to inspect the tub plumbing and drain?

[ ] [ ] If the house has a private well, has the water quality been tested. How far is the well from the septic system if present? How deep is the well? Does seller have a copy of the well? Log?

[ ] [ ] If the house has a septic system; how large is the tank? When it was last serviced or pumped out? Where is the drainage Field or seepage pit located?

[ ] [ ] Any indications of previous smoking or not drawing properly?

[ ] [ ] Does the damper work?

[ ] [ ] Is there a buildup of creosote in the flue? Has the fireplace ever been cleaned?

[ ] [ ] Is it dry? Any indications of previous water penetration? Any indication of previous plumbing leaks or poor drainage?

[ ] [ ] Has the foundation been leveled or additional supports added?

[ ] [ ] Any history of termite infestation or wood rot?

[ ] [ ] Has the house been previously treated for termites, carpenter Ants or other wood destroying insects? If so, when? ________ what type of chemical was used? ____________ is the home under contract? Company and renewal date. __________________________

[ ] [ ] Any rotted wood on house? Any wood forms imbedded in slab or Wood debris in crawlspace? Any wood to ground contact? An Excessive moisture conditions? (These are common conductive Conditions.)

[ ] [ ] If security bars are present, can they be opened easily in an Emergency?

[ ] [ ] Is the home equipped with U.L. approved smoke detectors?

[ ] [ ] Are both gas and electric dryer hookups available? Dryer vented to the exterior?

[ ] [ ] Does the neighborhood have street lights?

[ ] [ ] Is mail delivered to the house or neighborhood mail Distribution center?

First Time Home Buyer when Buying Realestate in New Hampshire, whether your a First Time Home Buyer, A Move Up Home Buyer, or your a Relocation Home Buyer. There will be alot of thoughts that will be going through yours and your family's minds. One thing you'll find out, buying a home can very well take time to do.

One of the first things you and your family will want to do. That is find a good Realestate Buyer Agent to work with, that knows the area very well, you're looking at. Your Agent should also be able to stay on top of details, one that knows how to clearly communicate with a Client. Be sure to have a Buyer Agent contract to represent the buyer in a home search and home sale transaction, signed and in your hand, before you and your family ever go out looking at those very first homes for sale with the Buyer Agent you pick to work with.

First Time Home Buyer when Buying Realestate in New Hampshire, a Buyer Agent is going to usual be knowledgeable about homes for sale, the area neighborhoods, schools and any other facts you and your family might want to know about the area. Your Buyer Agent will also handle the financial and most legal details of the transaction through the closing.

Things your Buyers Agent can help you with, recommending contract contingency clauses to protect your interests. Your Buyers Agent can also run a CMA ( Comparable Market Analysis ) for you, of the home selling prices of the area you and your family are looking at. And usual will have other inside information that he or she can very well share with you.

Even when your working with a Buyer Agent, remember you and your family are the decision-makers, during the home purchase process. Please never let your Agent make the decisions for you and your family. I repeat, please never let your Agent make the decisions. By letting your Agent make decisions for you and your family, could very will lead to trouble if for some reason you and your Agent don't see things in the same light.

First Time Home Buyer when Buying Realestate in New Hampshire, I sure would also recommend that you and your family also have a Realestate Attorney to also work with. The reason I make this recommendation is because all Realestate Agents work on commission, and they are only human, and want to make money to feed their familys. I could very will tell you storys, about some of the conversations that the Home Buyer's Agent and the Listing Agent have had between each other, as I have been doing an Inspection for my Client. But I won't get into that now.

Be sure to do some preliminary homework here on the Internet, by doing so, it will help you be better equipped to evaluate what your Buyer Agent is telling you and your family. I would also recommend that you should never let a Realestate Agent ever talk you into leting them work as a Dual Agent. And you really don't want to make an offer on a home that is listed by the same Realestate company that your Buyer Agent works for. Thats if you have gone with an Agent, that works out of a Realestate office that handles both homes for sale listings and buyers.

Home Fire Safety For First Time Home Buyers Series P A S S, is to help you understand how to operate and use a fire extinguisher, in case you should ever need to. Which I sure do hope you never will need to.

P A S S

Pull the Pin, at the top of a fire extinguisher. You find a pin that releases a locking mechanism and will allow you to discharge a fire extinguisher. In the event of a small fire has started.

Aim at the base of the fire, not at the flames themselves. This is highly important for you to understand. In order to put out a fire, you need to extinguish the fuel feeding the fire.

Press the fire extinguisher lever slowly, this will release the extinguishing agent in the fire extinguisher. Be sure to have a good hold of the lever, if the handle is released for any reason, the fire extinguisher is going to stop discharging.

Sweep from side to side, using a sweeping motion, move the fire extinguisher back and forth until the fire is completely out. Operate the fire extinguisher from a safe diistance, several feet away, and then move towards the fire as it starts to diminish. But remember to be sure to read the instructions on a fire extinguisher, before you may need to use it. Different fire extinguishers recommend operating them from different distances. Remember to aim at the base of the fire, and not at the flames!!

Home Fire Safety For First Time Home Buyers Part 1 of 12 Fire Extinguishers, seen that a home, just might be the biges purchase you and your family dose. So you should know about Home Fire Safety. This blog 12 part series will help you. Theres a link to each post, on the post before the next one.

The first things to remember. Is to be sure everyone in the home has left, or is leaving your home. And be sure the Fire Department has been called, before you ever begin to fight a small fire. I repeat fight a small fire!

Don't ever fight a fire yourself if: The fire is spreading fast or if its already has became a large fire.

The fire could end up blocking your escape route, your family needs you to be around.

Your not trained in the proper operation of your home fire extinguisher.

If you don't know for sure the extinguisher is designed for the type of fire at hand, or if its large enough to fight the fire.

Home Fire Safety For First Time Home Buyers Part 1 of 12 Fire Extinguishers, for a fire even to exist it requies the following items.

Oxygen, heat, a source of ignition, fuel, and the chemical reaction of fire.

In order to put out a fire in your home, you'll need to remove at least one of those items from the equation.

How do you what fire extinguisher you should use? Will that really depends on the classification of the type of fuel that is burning.

Your home fire extinguishers will display on their casing just what class of fire you can safely use them on.

Water extinguishers, can be used on a class A fire only. Those are trash, wood, and paper fires. Do not ever use this kind of extinguisher on a flammable liquid that is already on fire, or near any kind of spilt or open containers of flammable liquid. Water will spread a flammable liquid and cause the fire to become larger. You also never want to use it on electrical equipment thats still connected to the home's power.

Carbon Dioxide extinguishers, these are filled with highly pressurized carbon dioxide, known as CO2. its a non-flammable gas and does not conduct electricity. Because of ice may form at, and fly from the horn. This extinguisher is going to displace the oxygen and will cool the fuel as well. This kind of extinguisher is suitable for class B and class C fires only. Not recommended for use on someone that might be on fire. It can cause frost bite, chemical burns, and also death if inhaled.

A Dry Chemical extinguisher, is usual recommended for class A,B, and C fires. But also be aware some are only rated for class B and C fires. This extinguisher puts out a fine dust/powder that coats the fuel, so the fire can't get oxygen. The powder also works to interrupt the chemical reaction of the fire. This is why you should be sure to aim at the base of the fire, where the fuel is, if you don't do so will mean it will be totally ineffective. Theres also an optimal diswtance from the nozzle to the fuel for best coverage. If you stand too close to the fire and you could, very well waste the powder and run out before your able to cover all the burning fuel. If you stand too far away and the powder will be way too thin to be effective.

Home Fire Saftey For First Time Home Buyers Part 1 of 12 Fire Extinguishers, before you rush out to invest in any fire extinguishers for your home. There are somethings to consider, like where you need them. Where in your home are fires most likely to start? What kind of fire would be most likely? As we talked about above, not all extinguishers work on all kinds of fires.

You can discuss your needs with your local Fire Department. They are always willing to help folks choose the best kind of extinguisher for your home. Be sure to select an extinguisher which can be easily handled by all members of your family.

Keep your extinguishers in a handy location. The best location in most situations is just inside a door or entrance area, but keep them out of the reach of small kids. Do your best to avoid locating your extinguishers right next to where a fire might start. Smoke, heat, or flames from a fire just might keep you from being able to reaching the extinguisher. Be sure all member of your family, knows where all the fire extinguishers are located and how to use them.

Home Fire Safety For First Time Home Buyers Part 2 of 12 Spirt of Fire Got Mad, T'was the night for Spirit of Fire

T'was the night before Christmas, when all through the house. Not a creature was stirring, not even a little ole mouse. When down out of the chimney, all covered eith soot. Came the Spirit of Fire, an ugly galoot. His eyes glowed like embers, his features were stern.

As he looked all around him for something to burn. What he saw sure made him grumble, his anger grew higher. For there was not a single thing that would start a good fire. No door had been blocked by the Christmas Tree. It stood in the corner, leaving passageways free.

The lights that glow brightly for Ceil and Carl. Had been hung with precaution, so none touched a limb. All wiring was new, not a break could be seen. And wet sand at its base kept the tree nice and green.

The tree had been trimmed by Brutus insistent. That the ornaments used shold be fire resistant. Brutus had known the things to avoid. Like cotton and paper and plain celluloid. Rock wool, metal icicles, and trinkets of glass.

Gave life to the tree, it sure had class. And would you believe it, right next to the tree. Was a suitable box for holding debris. A place to hold wrappings of paper and string. From all of the gifts Santa will bring.

The ugly galoot was so mad he could bust. As he climbed back up the cimney in utter disgust. For the folks in this home had paid close attention. To all of the rules of fire prevention.

Because the most common safety problem and the most common fire starter in a Home or at a Commercial Property is electrical.

When purchasing a home, be it new construction or a previous owned home. You're going to want to know the condition of the home's electrical system. The same goes for companys that are looking to purchasing or renting new propertys to operate out of.

Some facts you should know about: 57 percent of homes that are between 15 and 50 years old have been re-wired or have had modifications done to the electrical system of the home.

68 percent of the home owners out there have reported that they did hire a Electrician to do the electrical work for their home. But 32 percent of the home owners, said they did not, they either did the work them selves, had a friend or some family member did it.

Home Fire Safety For First Time Home Buyers Part 3 of 12 Electrical Safety, very easy for you and your family to practice electrical safety in the home. Just remember that electricity will always take the shortest way to the ground, it will go through wire, metal, wet objects, or you. Even though electricity is invisible, you and your family need to remember its very real and deadly, so be sure to always treat it with respect.

Wires run through out our homes, and every year hundreds of folks are electrocuted in their home, and thousands more are injured in electricity related accidents all over the Country. Most of those accidents could have been prevented with just a little foresight, and a bit of common sense.

Keep your appliances like hair dryers away from water filled sinks and the tub.

Be sure to always unplug all appliances before you start to clean them.

Only use appliances and equipment that has been approved by the Underwriters Laboratories, and be sure to always look for the UL label, or any of the other recognized testing laboratories.

Pleace do not overload outlets in your home with cords. If for some reason you see your TV's picture shrink or it starts flickering when a major appliance is turned on, or if a circuit breaker or fuse blow frequently in your home, you should have your circuits and wiring checked by a Professional Electrician.

Keep electrical cords away from the reach of kids. Please teach them that electricity and water dose not mix. Keep your radios, hair dryers and all other appliances at least secured or totaly out of your bathrooms.

Please make it a habit to unplug all small appliances when your not using them, and push them to the back of your counters. Be sure to use all three prongs of your electric plugs, and if an appliance has a worn or frayed cord please have it replaced immediately. And never force a plug into an outlet if it dose not fit.

Please teach your kids not to poke things into any electrical outlet, toasters, or and kind of appliance, whether if it is on or off. Its a very good idea to use plug covers or inserts in any outlet that is not being used.

Home Fire Safety For First Time Home Buyers Part 3 of 12 Electrical Safety, be sure never to use oversized circuit breakers or fuses in your Service Panel, so the circuit or fuse will be able to hold more or to enhance the performance of your appliances. In fact, it can actually cause them to overheat and may even lower the efficiency.

Always take care of cords and electrical outlets in your home. Always remove cords by the plug, and not by tugging on the cord its self. Never break the ground prong of a three prong plug to make it fit into a two prong outlet-use an adaptor.

GFCI's (Ground Fault Circuit Interrupter) outlets should be tested monthly, as per the manufacturer's instructions, to ensure they are operating property. You'll be able to identify a defective GFCI outlet, by pushing the test button, if the power dose stay on after you have pushed the test button. The GFCI is defective. Defects are alot more common with older GFCI products.

Diming or flickering lights can be a sign of a loose connection in a lighting circuit, the fixture, or the electrical service of your home.

Turn it off and the oven or the microwave's door closed. And do not use which ever one it may have been, again until you have has it looked at and serviced.

Never leave your kitchen you or anyone in your family, has food cooking on the stove.

There are many kinds of safer candles out there on the market now for folks to use. Like the battery operated flameless candles. There are even some that are even remote controled. New how easy is that.

You should always place a candle holder on a sturdy, and uncluttered surface. They should also be kept away from the edge and out of the reach of kids hands.

Keep hair and loose clothing away from a lit candle.

Candle wicks should be kept trimmed. Its usual recommended that the wick be kept one-quarter inch from the top of the candle.

Extinguish a candle when it has burnt down to within two inches of the holder or any decorative material. And it should not be used again.

Be sure to extinguish candles carefully. One should never leave the room until the wick of any candle

When your Home Inspector is Inspecting a home for you and your family, he or she should make note as if there are or are not Smoke Alarms in the home, this fact should be in the Home Inspection Report you raceive.

Smoke Alarms are very critical for the early detection of a fire in you'res and your family's home, and could very will mean the difference between life and death of you and your family. A fire can occur in a variety of ways and in any room of your home. Thats why its so important to have, and Smoke Alarms are the first key step towards your family's safety.

Home Fire Safety For First Time Home Buyers Part 7 of 12 Smoke Alarms, most fire fatalities occur in homes, mainly when folks are sleeping. A fire is quiet and it moves very fast, if you're sleeping you can't smell smoke. A Photo-electric smoke alarm is the best way to wake you and your family from a deep sleep and give y'all time to escape your home safely, in the case of a fire.

A fire produces heat, smoke and toxic gases, smoke rises and moves along the ceiling, it moves up stairwells and any vertical openings. When smoke can't rise anymore its going to build up, and then will work its way back down again.

Home Fire Safety For First Time Home Buyers Part 8 of 12 Space Heaters, space heaters come in all kinds of different shapes and sizes. There are electric, propane, and kerosene space heaters. Sometimes during colder weather folks turn to using portable space heaters to supplement their home's main heating system. When folks misuse a space heater sure can cause them to become a fire hazard to their home.

Back in 1994 the U.S. Consumer Product Safety Commission estimated that electric space heaters were associated with 2,400 fires resulting in 80 deaths, 240 injuries, and $48.2 million in property loss for folks. Be sure to maintain a three foot clearace between all heating equipment and anything that can very will end up causing a fire to start in you home.

Be sure to look for a space heater, that is listed with a nationally recognized testing laboratory. These space heaters have been tested to meet specific safety standards, and manufacturers are required to provide the use and care information to folks. On heaters that are not listed, folks have less assurance that the safety features and operating instructions are adequate.

Home Fire Safety For First Time Home Buyers Part 9 of 12 Tips for Babysitters, its important to always be prepared, no matter the job. Know the address of the home your babysitting at, what the phone number that the parents can be reached, a atternative phone number, like for another family member, or the phone number of one of the neighbor. And of course if its a major kind of emergency, call 911.

Ask the parents about there household fire escape plan, and where its posted. You'll be able to find out what they expect you to do, and you'll be giving them a friendly reminder to plan ahead for any fire emergencies.

If this is your first time babysitting at the home, ask them if they will give you a tour of their home. Learn where all the windows and doors are, and be sure you can open them.

Find out where the family's outside meeting spot where everyone is supposed to meet at, when they escaped a fire. That way you'll be able to count everyone to be sure everyone is out of the home and safe. If someone is not a counted for, tell a firemen as soon as they arrive, and let them know the last location of the child was. You should never return to the inside of the home.

My 2009 Thanksgiving Day here on ActiveRain has been an Adventure, well folks, I signed on to ActiveRain at 10:35 A.M. this morning. That was a battle with in itself to do. It took six times to findly to even get signed in to the community this morning the 26 of Nov. So far I've gotten only three comments made on blog posts. I keep geting this here message, even when uploaden photos I've been geting it.

As I write this blog post the message keeps poping up even. Will being the mule headed Missourian, that I sure can be at times. And not at all knowing the meaning of, or how to give up. I'm a writing away. And not at all leting it get me down, so I'm looking at it as an Adventure, one of many that I've been on in my life.

My 2009 Thanksgiving Day here on ActiveRain has been an Adventure,The Holiday activity of members of a Social Media community, can go one of two ways. They could very will think, they could get caught up with their blog writing, to the public and the other members in the community, or they could very will just take the day off from the community. It would be nice if the folks that are in charge of the community, or at least the folks that are in charge of doing the maintenance or updates of the community, would let the members know ahead of time, that this would be going on. Sure would be nice. If a member is having this problem.

What kind of proplem or problems, is the public having to read our blogs, for the info they just might be looking for. To help them with their home buying needs?

Home Fire Safety For First Time Home Buyers Part 10 of 12 Woodstoves, are you thinking about using that woodburning stove or fireplace to offset the high cost of heating your home this season?

Most fire deaths occur between 11:00 P.M. to 5:00 A.M.

Many folks consider alternate heating methods such as woodstoves type appliances, that they may have not even used in years, all because of the high cost of heating their home. Using a woodburning stove has not been properly inspected or cleaned, sure can lead to a real serious fire or even carbon monoxide danger in your home.

Home Fire Safety For First Time Home Buyers Part 10 of 12 Woodstoves, any wood burning appliance or device needs to be thoroughly inspected and cleanded at least once a year, by a professional. Even if you have only used it a couple of times a year. Home Fire Safety For First Time Home Buyers Part 11 of 12 Your Escape Plan, more than eighty percent of the fires here in the Unite States occur in homes. Our familys are very familiar with the fire drills, that occur in Schools and some Offices, but too few families have a fire escape plan for their home. Baker Home Commercial Properties Inspections and Consulting urges you and your family to make a Fire Escape plan, and to practice fire drills in your home.

By working on a Fire Escape Plan together, you and your family will then know the safest way out of your home. A very useful tip; after you and your family have completed your Fire Escape Plan, give a copy of the plan to each member of your family. And also post a copy of it in a common area in your home so everyone can look at it every day.

Home Fire Safety For First Time Home Buyers Part 11 of 12 Your Escape Plan, its always a good idea to plan two ways out of each room of your home, if your able to do so. Identify each as the first way out and the second way out. An example is, the first way out should be a door, and the second way out could be a window. Be sure every member of your family, can open the windows easily. Not all rooms have two exits, so pleasehave every member of your family Practice your home's Fire Escape Plan. If you have a two story home, plan your escape through a window onto a porch roof, if at all possible. If a escape ladder should need to be used, be sure everyone in the house hold knows how to use it. Your kids should only practice this only with you there.

Be sure to have a pleace where your family members should meet up at outside your home, and mark it on your Fire Escape Plan. Here are some good meeting places, a neighbour's house, a telephone pole or a tree away from your home. Be sure eveyone understands the planned escape routes.

Home Fire Safety For First Time Home Buyers Part 11 of 12 Your Escape Plan, you should have smoke alarms outside each bedroom, and on each additional level of your home. Sleep with your bedroom door closed. A closed door will help keep smoke out of the room, and give you some time to escape. Its also a very good idea to have a smoke alarm inside each bedroom. If you do suspect theres a fire, be sure to touch the door surface before opening any door, but do not touch the door handle first, it very will could be hot enough to burn your hand. Its hightly recommended that you should test all smoke alarms in your home, on a monthly basis. And the batteries should be replaced at least twice a year. You should also replace all smoke alarms over ten years old, at that age, they are considered outdated.

You and your family should be sure to practice your family's escape plan, if anyone should see smoke on their way out, they should use the secondary way out. If anyone should have to escape through smoke, be sure to crawl low under it where they will find the air to be cleaner. Along with practicing your primary escape route, also practice your second way out as well.

Home Fire Safety For First Time Home Buyers Part 12 of 12 A Checklist, if your a First Time Home Buyer or a Move up Home Buyer, fire safety sure should be a major concern to you, and your family.

The U.S. has one of the highest fire death rates in the industrialized world. Home fires sure can endup causen death and injury. Last year in the United States.

There were 3,320 folks that lost their lives as a result of fires.

There were 16,705 folks injured as the result of a fire.

There were 118 firefighters killed while on duty.

Fire killed more Americans than all natural disasters combined.

Eighty four percent of the deaths occurred in homes.

An estimated 1.5 million fires occurred in 2008.

Many fires are caused by misuse or poor maintenance of electrical devices, careless use of candles, smoking in bed and kids playing with matches and lighters.

Home Fire Safety For First Time Home Buyers Part 12 of 12 A Checklist, all areas of your home:

Its a good idea to cover unused electrical outlets.

Arrange electrical cords so that they don't dangle loosely or entagle with one another.

If your home has radiators, the covers should be made of a non-heat absorbent material.

Wood stoves and fireplaces should have screens to prevent sparks from reaching flammable materials.

Chimneys should be cleaned and inspected by a reputable professional every year.

There should be a smoke detector installed on every level of your home, in the hallways leading to the bedrooms. For an extra precaution, you should have them installed in every bedroom or sleeping areas.

Set the thermostat on water heaters between 130 to 135 degrees fahrenheit.

You sould formulate an escape plan for every room in your home, with an alternate plan in case the first escape route is blocked by fire. Be sure to practice these escapes until every member of your family can perfom them in their sleep.

Only use space heaters on non-combustible surfaces and least three feet from the furniture and walls.

Store all flammable and combustible products in a cool, well ventilated area and locked securely out of the reach of kids.

Your basement and garage:

Flammable liquids such as fuels should not be kept in your home.

Keep paints thinners and all other combustible chemicals out of the reach of kids. Ideally, these materials really should be kept in a locked metal cabinet, away from all heat sources.

Keep dirty rags in a metal can and dispose of them, by following the same disposal directions of the products they were used with.

When not in use, lawn mowers and all gas powered equipment should be stored empty.

Keep electrical outlets covered and do not leave anything plugged in, when not in use.

Store gasoline only in approved containers.

Turn pot handles in while using burners on your stove.

Store cleansers and other chemicals out of the reach of kids, preferably in a locked cabinst.

Make sure that kids are in a safe location when your cooking with hot liquids.

Keep cookies and all sweets away from your stove.

Make sure electrical cords are not hanging over the counters and appliances are unplugged when not in use.

Keep a fire extinguisher near the farthest exit from the stove.

Never use water to douse a flaming pot. Smother with a cove or a baking sheet, or use a fire extinguisher.

Your bedroom:

Keep your bedroom doors closed while sleeping.

The use of candles in a bedroom is the most common fire source of a residential fire.

Be prepared to exit a bedroom in case of a fire. If at all possible, have an alternative route than the bedroom door to exit a bedroom, like the window if required. Have a emergency window ladder in the bedroom, in an accessible location in any bedroom thats on a second or higher floor of your home.

Fun in New Hampshire, Visiting MT. Kearsarge Indian Museum on Pow Wow Day's in Warner P-1 (Baker Home Inspection and Consulting)

Lets talk a little about Pow Wow Etiquette when visiting a Pow Wow.

You will see benches in or just outside the dance arena. These benches are reserved for the dancers. When a dancer has reserve a space on the bench they place a blanket in that space before the dance begins.
The Master of Ceremonies will announce who is to dance.
Always show respect to the flag and honor songs by standing during any special songs, stand quietly until the song is completed. One song, is The Flag Song, or may be called Indian National Anthem, this song is sung when the American Flag is raised or lowered. Please stand and remove hats during the singing of this song. It's not a song for dancing.
Be aware of anyone that may be standing behind you. They may not be able to see over you. Make room, step aside, sit, or even kneel if someone is behind you.
Pow Wows are usually a non-profit. Most of the time Pow Wows depends upon donations, blanket dances, for support. Anyone can drop money onto the blanket to aid in the Pow Wow expenses.
It's good to bring a chair with you. Most Pow Wows will not have seating for the public or enough seating for everyone. Also remember the benches in the arena are only for the dancers.
Never bring Alcohol or Drugs to a Pow Wow, they are not allowed.
If you are thinking of taking pictures, you need to ask the dancer first. Remember common courtesy and ask permission. Group photos are usually ok to take, but you may want to ask the committee first.

Remember that in each area you travel to and visit, things may and can be slightly different than the area you are from. Different groups have different customs and methods of doing things. Different is not wrong, just different. Always be respectful of the uniqueness of each and every area you may go to Pow Wow.

A Friday Night Rant

A Friday Night Rant, as folks know I sure don't usually write rant blog posts. But theres a leads service company calling me that just won't take No for an answer. Service Magic has called me many times now, the last call come today, they e-mail me at least 4 times a week.

But todays phone call I just could no belive what their so called salesmen said to me! they usual sart out by asken if you can use more business. This time I said I'm doing fine with the areas that use on the net, with geting business. So then he said so you have a website, told him yes, and that I belong to some blogging communitys.

And the main blogging community that I use is for Real Estate Professionals, so he goes off and asks, so you selle Real Estate. So I told him, no I do not. Then he comes back with, how can you say your a Real Estate Professional, when your just a Home Inspector. Thats sure was it for them. Do you think I'll ever do business with them? You sure can bet your boots, that I 100% will not.

Did a bit of checken on them, and two complaint sites come up with all kinds of folks talking about the bad service they give. Complaints coming from both the public and business's that have signed up with them. One site had 8 pages and the other one had 12 pages.

Bring New Life to the Windows of Your Home, Here a little trick, that professional use. Install a curtain rod above your windows to help make them look taller, or use a extra long curtain rod if you'er wanting a window to look wider.

Folks find swag curtains are among the easiest for them to installed. Tie a large knot at the tip of the rod. Use a sheer fabric to filter the light and let the swag hang all the way down to the fioor for an elegant look for the room.

Bring New Life to the Windows of Your Home, A tab top panel over a fancy roll type shade works well together. You can use any kind of curtain rod for tab top curtains.

A tailored Roman shade is functional as well as smart styling. As with curtains, to help make a window look larger than it really is, install the Roman shade on the outside of the window, overlapping the window on both ends. Its not good to use a Roman shade for windows larger than six feet as the weight of the shade makes it difficult to raise and lower it. Its best to use more than one shade instead.

Bring New Life to the Windows of Your Home, A Roman shade with a coordinating valance for a layered effect. A good rule of thumb for a valance size is one-fourth to one-third the height of the window. You can even trim your valance with fringe or tassels for some added detail.

We all need to Help Protect Santa

We all need to Help Protect Santa, soon Santa will be arriving at the local malls and stores in your area. Kids look forward to Christmas all year, so we need to be sure to only bring our kids to see Santa if they are in good health. We all need to help protect Santa from coming down with H1N1 Flu.

Can you just imagine, what it must be like to face hundreds or even thousand of kids with sniffling, and sneezing nose's siting on your lap and having them end up rubing their germy selves on you. The only thing at this time Santa will have for protecting himself, is a bottle of hand sanitizer, and hope that parents that have kids that are really sick, will keep their kids at home.

We all need to Help Protect Santa, Santa sure can't deliver toys to all the kids all over the world, if he ended up geting the H1N1 Flu now can he?

If you have ever seen The Year Without A Santa Claus, you sure should be able to say Amen to that!

Some Santas will be haven their elves screen the lines for kids who may be really sick.

You see Santa can not get vaccinated, unless Santa has a condition that puts him at risk to end up with complications from geting the H1N1 Flu, he is haven to wait until after Thanksgiving, to be vaccinated for the H1N1 Flu, just like everyone else has to right now.

Please We all need to Help Protect Santa, and keep him healthy!

When You and Your Family are Going on a Trip, Saftey Tips, with the Holidays apon us, some folks might be planning on visiting relatives and or friends, for a day or two, and in some cases even longer. You sure don't want to come back home, to find it has been broken into. So before you and your family pack up the car or your trusty pack mule. Please be certain that your home is and will be protected. A bit of advanced preparation on your part, sure can help protect your little ole homestead while your gone.

Before leaven your home:

If your going to be away, for longer than a day or two:

Be sure to stop mail and newspaper deliveries, or ask a neighbor or friend to pick up your mail and newspaper daily.

Be sure not to leave empty garbage cans out in sight.

Ask a neighber to keep your yard maintained, maybe they would also be willing to park a car in your driveway.

Put some automatic timers on lights, your television, or radios. Use timers that changes what times the lights come on and goes off. By using lighting patterns that vary appear alot more natural.

Look all your windows and doors, including your basement and garage doors.

Leave your blinds or shades in the positions, you would usually have them. This will give your home a normal, folks are home look.

When You and Your Family are Going on a Trip, Safety Tips, be sure to tell a trusted neighbor when you and your family will be leaving, and when y'all will be returning date. Also supply your neighbor with phone numbers in case of an emergency and leave them a key to your home.

Let your local police department or if live out in the country, then let the Sheriff's department know, and ask either one of these departments, to periodically stop by to check your residence.

Be sure not to put a, your out of town message on your home answering machine, voicemail, or in your personal e-mail account.

If your home has a alarm system, let the alarm company konw you and your family are going to be gone, and ask them to perform routine maintenance on your home's alarm system prior to y'all leaving.

Okay Whats For Lunch, The next time you go out to have a picnic, you just might want to take along some kind of wild nuts and berries food with you. Beare are very curious, highly intelligent, and at times they can be potentially a dangerous animal.

Undue fear of bears sure can endanfer bears and folks a like. There are alot of bears killed every year, by folks just because they are afraid of bears and no other reason. If folks would just respect bears, and learn proper behavior when visiting the territory of bears, sure will help if they should encounter a bear on an outing, then neither of y'all will end up suffering needlessly from the experience. Most of the time bears will avoid folks. And if folks will give a bear the opportunity to do the right thing, they usual will.

Okay Whats For Lunch, bears are always looking for something to eat, they only have about six months to build up their fat reserves for their long winter hibernation. Don't let bears learn human foods or garbage can be a easy meal for them. Its illegal and foolish to feed bears,either on purpose or by going off and leaving food or garbage that will attract them.

First New Hampshire Real Estate Professional to Reach 400,000 on ActiveRain, this is truely the first real milestone that I have made it to, in the ActiveRain Real Estate Network community. Back when I first joined ActiveRain in 2007, I sure did not imagine that I'd be the very first New Hampshire member of the community to reach the 400,000 points milestone.

I actually reached this milestone last Tuesday 10 November 2009, but there were two other posts that I wanted to write and post before this one. Plus I was getting ready to go out opening day of Deer season, which was last Wednesday.

First New Hampshire Real Estate Professional to Reach 400,000 on ActiveRain, with this 400,000 milestone post I have wrote 619 blog posts now, have made 11,026 comments that count's that is. Seeing that I usual make more then 10 comments a day, I have received 5,342 comments, rank in New Hampshire #1 out of 907 members, rank in Sullivan County #1 out of 9 members, and rank in the town of Claremont, New Hampshire #1 out of 4 members.

One thing is for sure its not about the points. But about the many good friends that I sure have made in the ActiveRain Real Estate Network community, from all over the Country and in Canada. The personal rewards we receive sure dose out weighs the points. These personal rewards comes from the learning about search engine optimization, doing better with our online marketing, how to write even better content in our blog posts. All the members share unconditionally their tips and ideas with each other. You sure ain't going to meet more amazing and inspiring folks anywere, than the members in the ActiveRain community. And thats for sure!

This Post is Dedicated to a Fine Bellingham Wa Inspector, many of you know Steven L. Smith, the owner of King of the House Home Inspection. Not only has he wrote many fine Home Inspection, Localism blog posts for folks to read and learn about Home Inspections and his local area, Steven also writes a series of blog posts called Twin-Pick Music Trivia Quiz, for folks to have some fun.

This is Steven and his Certifried Assistant Nutsy, for those of you that don't know him.

At one time in Steven's life he was in the radio business, I know he wrote in a blog post what did in that line of work, I'm thinking he was a station manager. If you have not visited Steven's blog, be sure to. He a real good guy!
