      <title>CELEBRATE LIFE!!</title>
      <description>&lt;p&gt;Today is my mother's 89th birthday, a fantastic achievement to say the least!&amp;nbsp; She has been illness free all this time, just plugging away as she does, talking all the time, asking questions, giving her opinion, just like she did when I was a wee lass.&amp;nbsp;&amp;nbsp; I would very much like to take the trip to the Florida Nursing Home where she resides, but the budget says otherwise.&lt;/p&gt;
&lt;p&gt;The year 2009 has not been a great one for real estate practioners.&amp;nbsp; Yes, my overhead is low, I am very frugal with my expenses, but should I spend my extra cash to visit a loved one that may not even recognize me?&amp;nbsp;&lt;/p&gt;
&lt;p&gt;You all know the answer to that question- yes I should and yes I will!!&amp;nbsp; I will just have to work harder, spend less, and pray for better times in 2010.&amp;nbsp; I want to hug my mom and tell her I love her whether she knows who I am or not, I know who she is,&amp;nbsp;what she has done for me,&amp;nbsp;and that is what matters.&lt;/p&gt;
&lt;p&gt;It's too easy to put off doing the important family things with excuses like &quot;I'm too busy at work&quot;, or &quot;Gas is too expensive, airfare is too expensive&quot; etc.&amp;nbsp; Let's resolve to make 2010 &quot;Family Before Business Year&quot;. Maybe doing that will&amp;nbsp;help disperse the fog that we have been working in.&lt;/p&gt;
&lt;p&gt;Mom's longivity is to be celebrated- she is a success- her life is to be celebrated, now, before it is over. We LOVE YOU MOM!!!&lt;/p&gt;

      <title>LET'S GIVE THANKS!</title>
      <description>&lt;p&gt;As Thanksgiving approaches, I am sitting here thinking about all the things that I have to be thankful for this year. As a real estate broker, I am very thankful that I am still in business.&amp;nbsp;&amp;nbsp;Even in our small community, I know of other realtors that have had to seek employment elsewhere in order to make ends meet. Some brokers have sold their businesses, or gone to work for other brokers, I am thankful that I still want to and can keep my doors open.&amp;nbsp; Sales are definitely down from last year, the traffic and the calls are half of what they were. All the sales classes and books say numbers equate to sales, the more people you talk to or see, the more likely you'll be able to sell something.&amp;nbsp; I have confidence that things will improve, new opportunities will present themselves, I need to be ready and willing to change.&lt;/p&gt;
&lt;p&gt;I am thankful for a loving considerate spouse, who continues to plug away at his job in the Health Care Industry, even though the future may hold turmoil ahead for that industry. My children continue to bless me with grandchildren (new bundles of joy Jack and Ruthie!). That joy is indescribable.&lt;/p&gt;
&lt;p&gt;As Bandera County's Veterans Service Officer, I am thankful for the opportunity to serve the veterans of this county and am extremely thankful for their service to this country. What I do for them pales in comparison to what they do for us.&lt;/p&gt;
&lt;p&gt;As a citizen of the United States, I am thankful for the freedoms that I have to express myself and to have my own business, doing what I love, unencumbered.&lt;/p&gt;
&lt;p&gt;Take time today and on Thanksgiving to tell those you love how important they are to you, and how grateful you are for knowing them.&lt;/p&gt;

      <title>IT'S THAT TIME AGAIN! BANDERA COUNTY'S HUNTERS BAR B QUE </title>
      <description>&lt;p&gt;As I grow older, it seems as though the years just fly by- it wasn't really a whole year ago that we were planning on attending the Chamber of Commerce's biggest fundraiser of the year, Hunters Bar b que. Where did all the time go?&amp;nbsp; I was so involved in doing those things that produce business that I hardly noticed what day and month it was.&amp;nbsp; Course, my busyness was helped by the fact that my daughter and new grandson had moved in with us temporarily.&amp;nbsp; That would tend to distract anyone, including me.&lt;/p&gt;
&lt;p&gt;Now I barely have two weeks to get it together for the 47th Annual Hunters Bar b que and Outdoor Expo, taking place at Mansfield Park on Friday, November 6th 2009.&amp;nbsp; Originally started by the local businesses of Bandera in appreciation for the hundreds of hunters that desend on the county once hunting season starts, it became the mainstay of the Bandera County Chamber of Commerce ever since.&lt;/p&gt;
&lt;p&gt;The festivites begin at 3PM and continue until 10PM, with exhibitors and crafters showing their wares, both related to hunting and hunters and those of us that stay at the campsite( meaning clothing, jewelry, edible concoctions, stuff to soften and beautify us while we wait for our heroes).&amp;nbsp; There are also booths to occupy the very young, aspiring hunters as well.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;A beef brisket meal with tea and dessert is $10 for age 12 and older, $8 for age 3-11 and under 3 is free. Live music while you eat so that you have energy to bid on the auction items that begins at 7PM. Each year there is a raffle, this year is no different, with most of the items for the hunter.&lt;/p&gt;

Another year has come and gone, but wait, you still have time to make it to &lt;br /&gt;Bandera, Texas for our annual &quot;Celebrate Bandera&quot; spectacular. Events have already kicked off at Mansfield Park with the Circle of Life Powwow and the Cowboy Mounted Shooters this evening at 7PM.&lt;/p&gt;
&lt;p&gt;A don't miss starts at 11AM with the Longhorn Cattle Drive through downtown Bandera. All around the Courthouse are arts and crafts booths and &amp;nbsp;food booths to satisfy the hunger in you. At&amp;nbsp; City Park from 12noon to 6PM will be the Brazos Bottom Cowographers, the Buffalo Soldiers, Concho Cowboys, San Antonio Living History and Interactive Childrens Activities.&lt;/p&gt;
&lt;p&gt;The Wild West Show starts at 5:30pm at Mansfield Park, with Bull Riding at 8pm.&amp;nbsp; On Sunday, the fun continues with an Invitational Tie Down Roping, Barrel Racing shootout and NPBR Bull riding at 7pm.&lt;/p&gt;

      <title>Bandera Honors Veterans Saturday, November 8, 2008</title>
      <description>&lt;p&gt;The Bandera Honors Veterans Committee is geared up to hold its 4th Annual Veterans Day celebration this Saturday, November 8th starting at 9:30AM with the flag raising ceremony at the Bandera County Courthouse.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;The Committee will honor local veterans as well as local elected officials after the flag raising, to include County Judge Richard Evans, and County Commissioners and City Mayor.&amp;nbsp; Guest speaker will be Bridadier General Victor M. Ortiz, Jr. US Army who resides in Castroville.&amp;nbsp; After the ceremony, a parade will commence down Main Street starting at 11AM.&amp;nbsp; Lunch will be served for all the veterans of the county and distinguished guests after the parade.&lt;/p&gt;
&lt;p&gt;There will be several vendors in place at the courthouse, including non profit agencies and Texas Veterans Commission representatives to help veterans find employment and services in the area.&amp;nbsp; I will be there as Bandera County Veteran Service Officer to speak to veterans about VA services that they are entitled to, and how to go about receiving those benefits.&lt;/p&gt;
&lt;p&gt;I look forward to the celebration and getting the opportunity to meet the veterans and their families.       <description>&lt;p&gt;It's hard to believe another year has passed, and it's time again for Hunter's Bar B Que.&amp;nbsp; This years big event is this Friday, October 31- Halloween to those of us trick or treaters.&lt;/p&gt;
&lt;p&gt;This is the event that kicks off the deer hunting season in South Texas, and locals and visitors from far and wide celebrate the extravaganza.&lt;/p&gt;
&lt;p&gt;The doors open at 3 PM for those of us who can't wait to partake in the delicious bar b que beef and sausage, and hopefully, dessert. Live entertainment is also in store for your listening pleasure, while you eat and visit with both old and new friends.&lt;/p&gt;

Fifteen years ago, my future husband and I had our first date at the Cajun Festival.&amp;nbsp; I had also just moved to Lakehills with my 2 children and had never attended the event before that day.&amp;nbsp; I got all dressed up in my&amp;nbsp; best party dress, and I took along my 12 year old son for a chaperon.&amp;nbsp; Can't be too careful,&amp;nbsp; I worked with this guy, but didn't know him well.&amp;nbsp; I also had volunteered to work on the food line, handing out crawfish etoufee, jumbalaya, and bread pudding (my fav). I soon found out party dresses were passe at the festival.&lt;/p&gt;
&lt;p&gt;Well, the rest is history, the date was a success- we ended up getting married a year and a half later, and have made the Cajun Festival an annual tradition in our house.&amp;nbsp; This year we ran into alot of the old friends, and some new ones as well. The music is , impossible to sit still and just listen.&amp;nbsp; The weather cooperated this year- usually it is beyond hot without much relief.&lt;/p&gt;
&lt;p&gt;The founders of the Festival, Bob and Barbara Caswell were everywhere, directing the numerous volunteers and visiting with their numerous friends. Bob in no way lets his battle with MS stop his enthusiasm for all things Cajun.&lt;/p&gt;
&lt;p&gt;You missed a really great event if you didn't make it to Lakehills Texas and the Cajun Festival yesterday. So, mark the&amp;nbsp;fourth Saturday of September on your calendar for 2009, for great food, great music, and a cajun good time.&lt;/p&gt;

Quite a feat, considering all the screaming fans as they strole by.&amp;nbsp; After the parade, time to spend your hard earned cash at the Bandera Courthouse where the lawn is filled with vendors and artisans displaying their unique designs, such as hand-made jewelry, barnwood furniture and fixtures, quilts and handbags, military and religious goods, and plenty of food and refreshments to replenish your energy.&lt;/p&gt;
&lt;p&gt;The Dude Ranches are hosting several events throughout the day, the Flying L Ranch presents &quot;Historical Reenactments, the Dixie Dude Ranch is presenting the&quot;Circle of Life Intertribal Pow Wow&quot;, the Medina River Ranch Resort is presenting the &quot;Cowboy Capital Mounted Shooters&quot;, on Saturday and Sunday nite is the &quot;National Professional Bull Riders Challenge&quot;.&lt;/p&gt;

There were several participants, the Texas Veterans Commission, the VA Hospital System, The Veterans Administration, the Texas Veterans Land Board, TVC Employment Counselors from San Antonio and Kerrville, the American Legion from Bandera and Lakehills Chapters, and a VA approved loan officer. All of these representatives were there for two hours to explain their jobs and to answer veterans questions, and to assit them in filing for benefits.&lt;/p&gt;
&lt;p&gt;Besides myself, there were Service Officers from Gillespie County and Kerr County. I had a table setup with VA benefit books, important phone numbers for the veterans and their dependents, relevent website addresses, and info on real estate properties that would qualify for a Tx-Vet loan.&lt;/p&gt;
&lt;p&gt;I was amazed at how crowded the room was, I'm not sure of the count, but somewhere around 100-150 had attended, and they all had questions.&amp;nbsp; I even got up in front of the group to say a few words about Veteran Service Officers and what they do (will explain in a subsequent post). A big deal for me because I dislike public speaking. I better get used to it because I'm sure we'll be doing this again next year.&lt;/p&gt;
&lt;p&gt;I also was pleasantly surprised when I was the last table to fold up to leave, because I had so many stop by my table to say hello, and to let me know how their request for evaluation for benefits was going. I also talked real estate with several people that wanted to use their low,low interest rate offered by the Veterans Land Board-&amp;nbsp; 7.2% with 5% down, such a great deal!&lt;/p&gt;
&lt;p&gt;Some of the veterans and their spouses drove 100+ miles to be there, just for the chance to speak with VA and TVC staff. Everyone got their questions answered, and felt good about the event and what it accomplished. I look forward to meeting again with those that need my help, and hopefully, I will find them land or a home they will want to use their VA benefits to buy!&lt;/p&gt;

      <title>Finding Opportunity in Changing Times</title>
      <description>&lt;p&gt;&lt;p&gt;Many of my clients&amp;nbsp;have commented and asked about HR 3221 and the changes in the mortgage industry and for homeowners in general.&amp;nbsp; Here are some of the changes explained by a San Antonio Loan Officer.&lt;/p&gt;

Change is the name of the game, today, and some say it's barely half-time.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Congress passed, and the president signed into law, &lt;a href=&quot;http://www.govtrack.us/congress/bill.xpd?bill=h110-3221&quot;&gt;HR 3221 (the Housing and Economic Recovery Act of 2008)&lt;/a&gt; at the end of July. This law has many provisions and it's not my intention to discuss them all. Here's a highlight of some of the changes...&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;ul type=&quot;disc&quot;&gt;
&lt;li&gt;&lt;strong&gt;&lt;span style=&quot;text-decoration: underline;&quot;&gt;Registration / Licensure of all originators&lt;/span&gt;&lt;/strong&gt;: This provision requires all originators to be licensed/registered with the &lt;a href=&quot;http://www.mortgagenewsdaily.com/2232007_RMLS.asp&quot;&gt;National Mortgage Licensing System and Registry&lt;/a&gt; (except Federally Chartered Institutions). Although this will be a logistical nightmare for some in the industry, it &lt;em&gt;should&lt;/em&gt; help &quot;clean up&quot; the industry.&lt;/li&gt;
&lt;li&gt;&lt;strong&gt;&lt;span style=&quot;text-decoration: underline;&quot;&gt;Tax Credit for First Time Homebuyers&lt;/span&gt;&lt;/strong&gt;: This provision allows for any first time homebuyer who purchases/purchased between the dates of April 9, 2008 and July 1, 2009 (it's in effect now) receive a $7,500 tax credit for the year in which they bought their home. This is a tax credit and not a tax deduction and is paid back to the IRS over the next 15 years (or sooner if the property becomes a rental home). There is no interest charged on the tax credit funds which are repaid. As always, there are some exceptions. I am not a CPA, but I was told on an industry conference call that this will not affect alternative minimum taxation and phases out above $150,000 combined, married annual income. I would imagine there are other implications, so check with your tax advisor to find out how it would affect you, specifically. Either way, an interest free loan from the IRS doesn't happen every day!&lt;strong&gt;&lt;/strong&gt;&lt;/li&gt;
&lt;li&gt;&lt;strong&gt;&lt;span style=&quot;text-decoration: underline;&quot;&gt;Conventional Loan Limits Increased&lt;/span&gt;&lt;/strong&gt;: The formula for determining loan limits in high cost areas was adjusted, but it shouldn't affect us here in TX.&lt;strong&gt;&lt;/strong&gt;&lt;/li&gt;
&lt;li&gt;&lt;strong&gt;&lt;span style=&quot;text-decoration: underline;&quot;&gt;Fannie/Freddie Oversight&lt;/span&gt;&lt;/strong&gt;: This provision establishes a new federal regulator with powers similar to a Federal Bank regulator to oversee the activities of Fannie and Freddie. The funding source for this regulator and the associated funds is being paid for by an additional 4.2 basis point fee added to loan interest rates.&lt;strong&gt;&lt;/strong&gt;&lt;/li&gt;
&lt;li&gt;&lt;strong&gt;&lt;span style=&quot;text-decoration: underline;&quot;&gt;Fannie/Freddie Stability&lt;/span&gt;&lt;/strong&gt;: This provision authorizes the Secretary of the Treasury to extend lines of credit and to, if necessary, purchase equity in Fannie or Freddie to ensure solvency and calm the credit markets.&lt;strong&gt;&lt;/strong&gt;&lt;/li&gt;
&lt;li&gt;&lt;strong&gt;&lt;span style=&quot;text-decoration: underline;&quot;&gt;FHA Rescue/Hope Now&lt;/span&gt;&lt;/strong&gt;: These two programs are designed, in different ways, to help those experiencing serious delinquency or feeling a serious house payment crunch. The exact details of how the plans will be administered (and the details of the plan itself) have not yet been ironed out. More to follow when it's known.&lt;strong&gt;&lt;/strong&gt;&lt;/li&gt;
&lt;li&gt;&lt;strong&gt;&lt;span style=&quot;text-decoration: underline;&quot;&gt;FHA Modernization&lt;/span&gt;&lt;/strong&gt;: Ok, here's the biggie. As of the end of September, FHA will no longer insure loans which involve Seller Funded Down Payment Assistance (SFDPA). This doesn't sound like such a big deal until you consider that over 1/3&lt;sup&gt;rd&lt;/sup&gt; of First Time Homebuyers who use FHA for financing utilize SFDPA, because if they can't pay the entire down-payment themselves, get a gift from a blood relative, receive Down payment Assistance from a community or grant based program (will be used up quickly), receive the money from their employer, or borrow the money out of their retirement, that's the only option left. So, in order to buy a home with little to no money down after the end of September, borrowers will have to be VA eligible, find and qualify for community grant money, have such high credit scores and reserves that they can qualify for one of the very few and far between portfolio zero down home loans, or have an employer or relative willing to GIVE them the down payment. As if that doesn't tighten up things, enough, they are increasing the minimum down payment requirement from 3-3.5%, while also raising upfront and monthly mortgage insurance payments. I can understand needing to change some of the requirements for SFDPA or providing a 1-2% down program which requires a stronger credit profile, but HUD insists that if these changes aren't made, then they will have to be supplemented by taxpayers to the tune of $1.4 billion in 2009.&lt;strong&gt;&lt;/strong&gt;&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;HUD also sites that loans with SFDPA suffer almost 3 times the delinquency rates as traditional FHA loans. I'm not sure what the best answer is, but I do know that for millions of Americans who have the ability to reliably make a house payment and be responsible home owners, if they do not close on a FHA loan by the end of September, they will no longer be able to purchase a home without a sizeable down-payment, thus taking them out of the housing market until their savings or industry changes allow them to purchase. These loans are not inherently bad. Proper budgeting and planning before the purchase of a home and working with a mortgage professional who desires to see you in a good position go along way to ensuring a happy homeownership experience.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;It's a buyer's market, San Antonio (and most of Texas) have seen stable real-estate markets (albeit a little slower), the IRS is offering $7,500 interest free &quot;loans&quot;, you can still utilize SFDPA and move in with little to no money down up to $332,500, and all this while rates are historically low. Although no one can predict the future, it would seem that the rest of August and September would be an excellent opportunity for FHA buyers (especially first time homebuyers) to realize the American dream and become homeowners before the process becomes even more difficult.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;So change is still (and will continue to be) the name of the game. The upside is that with change comes opportunity. Ramsay Clark once said, &quot;Turbulence is life force. It is opportunity. Let's love turbulence and use it for change.&quot; I think he's got something there.&lt;strong&gt;&lt;/strong&gt;&lt;/p&gt;&lt;/blockquote&gt;&lt;/div&gt;</description>

&lt;p&gt;Shoe Biz, owned by Peggy Ashmore opened on April 17, 1987 and has been a constant in Bandera ever since. The store carries not just shoes, (Keds, Clarks, and many other distinguished brands), but a full line of womens clothing, accessories and jewelry. Hers was the place to find out what styles were new and what colors were in this year.&amp;nbsp; It is where the menfolk could buy that oh so special blouse or dress, or necklace that the Mrs. wished was her own.&lt;/p&gt;
&lt;p&gt;It seemed as though the rebuilding process was going oh so slow as well, there was the Fire Marshall's report, the Insurance Inspector's report, the wait for the insurance proceeds and the hiring of a company to rebuild the store.&amp;nbsp; Never mind all the trips to market to decide what to buy to put into the store, everything was destroyed in the fire, everything had to be replaced.&amp;nbsp; Gone were all the lay-away receipts, all the customer records and invoices.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Nearly 9 months to the day, on May 22, 2008 the store was finally ready.&amp;nbsp; The party was on, Bricks did the catering, the &quot;Almost Patsy Cline&quot; Band was performing for all the guests. A good time was had by all, and everyone in Bandera was reveling at the Rebirth of Bandera's Shoe Biz.&lt;/p&gt;

      <title>ANOTHER GREAT MEAL AT THE OST IN BANDERA!</title>

That is important because that call determines where my husband an I will have lunch that day.&amp;nbsp; If the OST is having something that I don't like (turkey and dressing for example) then we go somewhere else for lunch.&amp;nbsp; I've called each Sunday morning so often, that Linda (the hostess with the mostess) already knows it's me (by my phone#)&amp;nbsp;and just tells me what the buffet is that day.&lt;/p&gt;
&lt;p&gt;Well, today was roast beef, broccoli with cheese, boiled potatoes, succotash,&amp;nbsp;ribs, rolls, plus a salad bar with potato salad, jello and pudding. Who could ask for better? And only $7.95 per adult, such a deal!&lt;/p&gt;
&lt;p&gt;The night before, we were greeted with a new menu with higher prices on all menu items at another of our local restaurants. Bandera has yet to see $2.00 for a glass of iced tea, tho, I guess we're pretty lucky at that.&lt;/p&gt;
&lt;p&gt;When we got to OST, the place was jammed pack with people, with a waiting line crowding the entrance. Lucky for us, we were ushered to a select location near the entrance before anyone the wiser.&amp;nbsp; I could tell it was a happy crowd of tourists because the din was way louder than usual. There has been times when I couldn't even have a decent conversation with my husband because of all the words floating around the room at once.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I relished every bite of my meal, unfortunately my hubby had to wait 30 minutes for his made-to-order omelet.&amp;nbsp; He gobbled his down rather quickly tho, so I guess he forgave them.&lt;/p&gt;
&lt;p&gt;All in all, it was a fantastic lunch, I always see someone I know, or one of my clients- so I get to catch up on news and also get a chance to talk with Linda and my favorite servers (you know who you are).&amp;nbsp; Life in a small town is grand- I look forward to next weeks buffet!!&amp;nbsp; Hope it's baked chicken!!&lt;/p&gt;</description>

&lt;div&gt;But, what I didn't know was a feature that Samsung and Sprint haven't released to the public- It's BABYSITTING FEATURE!!&amp;nbsp; Whenever the baby is fussing, you're in public and she or he is crying, or wants attention and you're kinda busy shopping for groceries, eating your dinner, or having intelligent conversation with a bonified adult, just turn on the tv feature and tune to the Disney Channel, Nickelodeon, recorded cartoons or even the internet or some of their favorite music that you have downloaded to the phone, and wha laa! instant quiet!!&amp;nbsp; It's magical- believe me, I have used this feature repeatedly when&amp;nbsp; I get the opportunity to visit my grandson.&amp;nbsp; It helps that the phone has the touch screen and he can bounce from screen to screen with just a touch.&amp;nbsp;&lt;/div&gt;
&lt;div&gt;Of course, there's no throwing or dropping or slobbering on the phone, and if there is an accident, Grammy has insurance on the phone.&amp;nbsp;&amp;nbsp; A problem that I see, tho, is becoming addicted to the video features, much like texters and how they can walk right into traffic while they're texting(that can be dangerous).&amp;nbsp; While driving down the highway, I have been known to turn on the tv to listen to the news(I'm a news junkie). Of course, I watch the road and not the screen,&lt;/div&gt;
&lt;div&gt;Someone needs to tell Sprint- I can see the commercial now-&amp;nbsp; Every Baby needs their own portable amusement device- a mommy reliever- it's definitely worth the extra monthly cost, or on family plans, no extra monthly cost. I wish that when my kids were little I had something like this while I was pushing the cart in the supermarket, would have saved the money I spent on snacks, toys and assorted distractions.&lt;/div&gt;</description>

      <title>Ear Plugs Standard Issue for Bandera, Texas Residents!!</title>
      <description>&lt;p&gt;This morning, as we drove past the Frontier Times Museum and saw the remnants of the American Cowboy celebration that was held last night, we couldn't help but feel sorry for the homeowners that lived behind the museum. Right out their bedroom window were 50+ revelers enjoying the food, music and lively conversation till who knows, what hour of the night.&lt;/p&gt;
&lt;p&gt;Then our discussion turned to the neighbors of the 11th St. Bar with neighbors behind, and alongside it. It becomes especially loud when they have special events, such as chili cook-offs, cabrito cook-offs, that spill out into the street.&lt;/p&gt;
&lt;p&gt;The City of Bandera has taken steps to help the homeowner's in the city by enforcing a noise ordinance. I'm sure this helps put limits on businesses like the 11th St. Bar, but does little to stop the huge&amp;nbsp;intrusion that special events like the Cowboy Celebration put upon it's citizens. Music and revelry are a huge part of Bandera, past and future, banning these &amp;nbsp;events would be harmful to the city as a whole.&amp;nbsp; So what is the solution, you ask?&amp;nbsp; Is it ear plugs for all its citizens? Grin and bear it for the good of the city? I'm not sure if this has been tried before, but don't other cities use zoning as a way to buffer residential properties from commercial enterprises?&lt;/p&gt;
&lt;p&gt;All the saloons, hotels, restaurants and event facilities&amp;nbsp;could&amp;nbsp; be designated at the center of town, and offices and clinics and the like be in a buffer zone between residential and bars and dance halls. This is pretty simplistic on my part, but hopefully you get my drift.&amp;nbsp; This way, revelers won't be passing out in someone's front yard- ya hope.&lt;/p&gt;</description>

&lt;p&gt;There were cowboys on horseback strolling the main thoroughfare in search of something (drink, maybe) and wannabe cowboys watching them.&amp;nbsp; We ran into Jeanne Parker, owner of Bandera Carriage, hanging out on Main Street with her buddy Boots.&amp;nbsp; Jeanne operates a horse and carriage business in&amp;nbsp;town, just the thing for special occasions -like a date with your sweetie.&amp;nbsp; Today she was offering photo ops with her miniature pony Boots.&amp;nbsp; For $10 your little cowboy or&amp;nbsp;cowgirl can pose atop Boots- maybe she'll even stroll you a few feet or so for the thrill of your young life.&amp;nbsp; I happened to snap my pic of Boots just as a wee one&amp;nbsp;was examining her girth.&lt;/p&gt;
&lt;p&gt;Unfortunately, he wanted no part of sitting on Boots- I missed the tearful shot as he ran off.&amp;nbsp; I'm sure tho, that Jeanne had many takers today and didn't miss this little guy.&amp;nbsp; Come this Saturday the town will be filled with real and pretend cowboys- bring your hat and best girl or guy for one fun day!&amp;nbsp;&amp;nbsp;&lt;/p&gt;</description>

      <title>I JUST LOVE MY NEW PHONE!  THANKS SPRINT!</title>

Shared minutes with my spouse- boy do I go over that a month!&lt;/p&gt;
&lt;p&gt;Well, I was determined to get something from Sprint, I wasn't sure what, but something (more minutes, for sure). I went to the Sprint store and pretty much had my mind made up for the Palm Centro(I think that's what it's called) mainly because of all the features and ability to access MLS from the phone.&amp;nbsp; The phone I did have had internet access, e-mail access, but not video or tv or music capability.&amp;nbsp; What I didn't have is what I wanted, by golly, and I was going to get it.&lt;/p&gt;
&lt;p&gt;The salesman (store manager) was trying to steer me away from the Palm and was showing me their new gadget- the Samsung Instinct, the phone that rivals the iphone. Same design and features, touch screen, tv channels, e-mail, internet access, easy set up and quick(don't ask me how quick). Nice big tv screen, 2.0 megapixal camera- so much more than I had with my Motorola Q.&amp;nbsp; Of course, I wanted the phone for free, being that I'm such a loyal Sprint customer- guess what the answer was-NO!&amp;nbsp; But the manager did suggest I talk with the retention department- they can do more for me.&lt;/p&gt;
&lt;p&gt;Of course I called them and told them what a loyal customer I am, blah, blah, - I want you to do something for me.&amp;nbsp; For $5 a month more, I got 1500 minutes (not a whole lot, but better) and unlimited internet, tv, text pretty much everthing and not a free phone, but they billed my account for the $129 the phone cost after instant discount of $220- but I had to go back to the Sprint store to get it.&lt;/p&gt;
&lt;p&gt;Well, I went to the store and decided on the Instinct because of the big screen and cool features (almost an iphone).&amp;nbsp; It is easy to set up, no glitches(unlike iphone), and it's cute and I got a pink cover for it- I'm in hog heaven!&amp;nbsp; I recommend it highly-&amp;nbsp; my thanks to the Sprint store manager for his gentle push and great sales technique. Sprint has a great video on it's website about it- worth a look:-)&lt;/p&gt;</description>

      <title>MY PHONE IS NOT RINGING!!</title>

&lt;p&gt;This 4th of July weekend was an exception, though.&amp;nbsp; All the 3 hour way up to see my beloved grandson in Temple, the phone did not ring- I really got worried.&amp;nbsp; I thought -maybe I didn't forward the phone, maybe I was out of range, maybe the ringer was off.&amp;nbsp; I almost couldn't enjoy the peace and quiet.&amp;nbsp; But that was not good- a good real estate brokers phone should always be ringing- are we really in an economic downturn?&lt;/p&gt;
&lt;p&gt;I quickly forgot my troubles when I saw that sweet angelic face - who cares about the phone ringing anyway?&amp;nbsp; It was time to enjoy the hamburgers and hot dogs and great conversation with people that I love.&amp;nbsp; The phone did not ring on the way back either- I said, &quot;Well, that's because it's Sunday and everybody is either resting from the long weekend, or driving back from the long weekend.&lt;/p&gt;
&lt;p&gt;Tomorrow it will sink in,&amp;nbsp;&amp;nbsp; I sure need to get busy! Vacations are fun, and I definitely need them, but now it's time to get back to brass tacs- the rest of the year depends on it!&lt;/p&gt;</description>

      <title>BANDERA'S  POLISH  ROOTS</title>
      <description>&lt;p&gt;The earliest settlers of Bandera came from Poland, in search of a better place to live.&amp;nbsp; The beautiful Medina River afforded them shelter and a budding business in cypress tree shingles. Many of the ancestors of the first residents are still living in Bandera,&amp;nbsp;few have returned to visit and rekindle with those they left behind in the&amp;nbsp;home country.&lt;/p&gt;
&lt;p&gt;What started as an exchange of flags with the relatives in&amp;nbsp;Poland,&amp;nbsp;has evolved into week long visits to Poland and Bandera by decendants of the first settlers and local government officials and businessmen.&lt;/p&gt;
&lt;p&gt;Last year, Bandera residents toured the native land, this year they came to Bandera and were treated to a week long celebration of all things Bandera.&amp;nbsp; Thursday was the grand finale with a banquet at the Flying&amp;nbsp;L Ranch, with entertainment provided by the Bandera&amp;nbsp;High School chorus and local minstrel Dusty Britches.&lt;/p&gt;
&lt;p&gt;Our Polish visitors treated us with a video of their town, then and now, with personal greetings from their Archbishop and Mayor.&amp;nbsp; Judge Richard Evans presented each Polish visitor with a Distinquished Service Award from Bandera County, and a Betsy Ross US Flag for them to take to their town.&lt;/p&gt;
&lt;p&gt;Though many of our visitors did not speak English, you could sense the love and enthusiasm they had for Bandera and the USA.&amp;nbsp; Lots of hugs and smiles both ways, great for Bandera, great for Poland and our new friends from Eastern Europe.&amp;nbsp;&amp;nbsp;Plans are already underway for our trip to Poland next year.&lt;/p&gt;</description>

      <description>&lt;p&gt;The Cowboy Capital Rodeo Association's Rodeo will be held this Memorial Day Weekend, May 23, 24, and 25th at Mansfield Park, Bandera Texas.&amp;nbsp; This year's event promises to be bigger and better than rodeos&amp;nbsp;past.&lt;/p&gt;
&lt;p&gt;The slate of events and entertainers is full, including calf roping, team roping, saddle bronc riding, bull riding, bareback riding, barrel racing and steer&amp;nbsp;wrestling.&amp;nbsp;&amp;nbsp;For the young riders there will be mutton bustin', calf scrambles, and stickhorse races.&amp;nbsp; Entertainment will be by Amanda Payne of the One Arm Bandit &amp;amp; Company.&amp;nbsp; For the budding chefs in the audience, there is a &quot;Get your Cook-On&quot; cook-off that begins on May 23 and winds up on Sunday the 25th.&lt;/p&gt;

      <description>&lt;p&gt;In the New York Times Great Homes and Destination section of April 18, 2008, Robert Strauss describes the sleepy town of Bandera as &amp;quot;A Not-Too-Wild-West Cowboy Town&amp;quot;.&amp;nbsp; He goes on to describe how part time residents and full time real estate agents came to make Bandera their home.&lt;/p&gt;&lt;p&gt;Being that this article is about Real Estate, he goes on to describe what average prices are on residential and ranch property.&amp;nbsp; Homes range from $105,000 for a cottage in town, to $10,000 an acre for ranches.&amp;nbsp; He doesn&amp;#39;t describe individual listings, but talks mostly about why the residents moved here and what they did&amp;nbsp;before they moved here and how they feel&amp;nbsp;about Bandera. &lt;/p&gt;&lt;p&gt;It wouldn&amp;#39;t be an article about Bandera if you failed to mention the 11th Street Bar, or the Longhorn Saloon and&amp;nbsp;the drinking and partying that goes on each weekend.&amp;nbsp; The Chamber of Commerce makes sure we have plenty of special events to draw the tourists to our city. &amp;nbsp;&lt;/p&gt;&lt;p&gt;Hats off to Mr. Strauss for his article about the Cowboy Capital of Texas and it&amp;#39;s lure.&amp;nbsp; We as residents, are thankful for the stream of visitors and potential new residents.&amp;nbsp; Their tax dollars help keep&amp;nbsp;our residents safe and our&amp;nbsp;coffers full. Keep coming, whether for the scenery or the nite life &amp;nbsp;&amp;nbsp;&amp;nbsp;&lt;/p&gt;</description>
