Welcome to my Blog! My name is Brad Baxter and I am a Broker/Owner of Weichert, Realtors - McDonald-McKinney in Indianapolis, Indiana. I am new to blogging. This is officially only my second blog posting. I thought I would let you know a little about me.

I was born and raised in the Indianapolis area. I have been fortunate enough to have traveled all over the United States and several other Countries as well. As much as I loved traveling to so many neat locations, I have always loved what Indianapolis has to offer. I still live within 5 miles of where I grew up. Housing is very affordable and this is a great City to raise a family.

I graduated from Indiana University (Go Hoosiers!) and started my career in sales and sales management (20 years ago already). This career has been a blessing in so many ways. I have had the opportunity work with many great clients that have become good friends. Selling is about building relationships and becoming someone's trusted adviser. I find it very rewarding to provide value added services and products to those that benefit from them. I am always up for a challenge and that has led me through a few industries. I started out in straight commissioned sales, then moved into food manufacturing sales as a regional manager and then into selling high dollar volume business software solutions. Unfortunately, this rewarding career required extensive traveling and time away from my family. I finally decided to be my own boss and launch a career in residential real estate. Now I am excited to be a broker/owner with 2 partners of one of the fastest growing residential real estate brokerage companies in the Indianapolis market.

My professional business experience always comes into play when I am helping my clients search and negotiate for one of the largest investments they will ever make. I use my skills to connect with my clients and help them successfully navigate the emotional roller coaster that they ride while purchasing and/or selling their home. My clients can enjoy the process and stay focused on their goals through my constant communication, where I explain every step in the process through closing and beyond. Business Management, Real Estate and helping those around me are my Passions!

I am extremely blessed with a wonderful wife and 3 amazing children. Two boys and a girl (yes, she is a princess). We spend a lot of time traveling between school, sports practices, tutoring, events, etc...... Our family loves to travel, spend quality time together and with our extended family members, attending church, watching movies, playing games and just hanging out.

My goal is for this blog to help educate my readers on the local real estate market and related topics. I also plan to include posts to help coach other agents in succeeding in this fast paced and always changing industry. I look forward to your feedback as I start adding posts. Hamilton County Market Update - Pendings are moving in the right direction!

As of today, there are currently 2,809 Active Listings in all of Hamilton County.

Hamilton County's Pendings have been increasing over the last several months. In November 2007 we had 43 pendings. Then in December 2007 we had 123 pendings. As of today, January 2008 has already had 158 pendings.

I track the "absorption rate" of Hamilton County per month by dividing the total number of active listings by the number of pendings during the last 30 days. The absorption rate is still high at 17 months of inventory; however, the great news is that the number of Pendings is going up.

The average sale price is still high at 96% of list price and the average days on the market is a little over 90 days.

We saw an increase in activity this weekend with a high number of showings scheduled for prospective buyers to view our listings.
