Are You Ready For A Pizza Take Over?

Coldwell Banker Solano Pacific has a team supporting The Cancer Relay For Life. Our team is called the Cancer Buster Sole Patrol. Round Table Pizza in Benicia, CA is allowing us to take over their restaurant for an evening to help support the Cancer Relay event. 20% of the proceeds will promptly be donated to the Relay For Life fundraiser.

On Tuesday, May 6th from 5 to 9 p.m. at the Southampton Shoping Center in Benicia, California we will be taking over. Our team and supporting Realtors will be serving pizza, and clearing tables to do our part. Round Table Pizza will do their part by baking up their delicious pizzas for us to enjoy, and donate 20% of all proceeds rceived within this four hour period.

Now my appeal to all of you in our area:

Please come support the cause. All you have to do is come down, and have a pizza dinner. Bring your family and friends. Tell someone else to join you. The more, the merrier. I hope it's standing room only, and if it is; I promise to give you my seat. :-)

The tide has turned!

I believe we are ready for a change in the market. The tide turned for a client of mine this past Saturday. Countrywide reworked his loan by lowering his interest rate by 4%. Can you believe it?

He has been on the phone with them for almost nine months. We have been strategizing, hoping and praying for something like this for almost a year now. I actually listed his home about a month ago in anticipation of doing a short sale and lowered the price on Friday to get serious. On Saturday morning, low and behold my client called with the good news. We are both doing the HAPPY DANCE! I'm so pleased to be able to withdraw this listing from the market. One less piece of inventory and a happy client!

The best part is that he never missed a payment, and his credit is still intact. He was just getting ready to stop making payments to save up enough money to rent another place and walk away from this one.

I think Bank of America taking over Countrywide has been a good thing, and we will be seeing less foreclosures as a result of their superior management. Hurray!!!!

Meet The Empress Theatre

Growing up in Vallejo, CA has a lot of fond memories for me. One of them being Saturday matinees at "The Crest", now known as the original and once again, Empress Theatre. Located in the historic downtown area of Vallejo it has a very colorful history, and is being brought back to life with the help of our local community. I remember many Saturday afternoons spent venturing downtown with my friends to hangout and enjoy each others company and take in a movie, ooh and a cigarette! Wow! Those were the days of innocence.

I want to invite you to enjoy a New Years Gala Celebration at the historic Empress Theatre in Vallejo, California. The theatre was originally built in 1911 and has undergone many changes throughout the years. Recently it was damaged in 1989 due to the Loma Prieta earthquake and sat vacant for almost 20 years. It was then rehabbed, and reopened to it's former glory and is now offering a glorious evening of food fun and entertainment on new years eve. All proceeds will benefit the Empress Theatre Restoration Fund.

This special new years eve celebration will begin by offering coctails at the Vallejo Center for Performing Arts, a gourmet buffet, and then next door live music and dancing to Le Jazz Hot, the sultry Parisian swing, gypsy jazz quartet of The Hot Club of San Francisco. The evening will be complete with a midnight champagne toast to wrap it up, and ring in the new year 2008. Tickets can be purchased for $100 in advance or $140 at the door. Don't miss this chance to have some fun, enjoy a little history and ring inthe new year.

While catching up on my email today I came across a link to one of the best displays of lights and music I have seen in a long time. I want to share this link with you. It rivals the musical light shows you see at Disneyland with their new laser shows done to music.

I don't know where this was done, so I can't give credit where it is due, or who should take the bows for it. I can say thank you, job well done to them!

Food Bank of Solano County wants you...........

Providing meals for local families for years the Food Bank of Solano County is looking for donations of food during this holiday season. Please contribute packaged foods like canned meats, vegetables, soups, [lastic containers of spaghetti sauce, peanut butter, juices, dried pastas, noodles and dry mixes. Canned goods are always welcome too! The sky is the limit.

Drop off bins can be found at our local offices of Coldwell Banker Solano Pacific in both the Vallejo and Benicia locations. Addresses are 900 First Street in Benicia, and 2581 Springs Road in Vallejo.

All contributions are greatly appreciated and provide assistance to needy families, not only during the holidays, but all year long. So please help support the cause. The deadline to drop-off is December 29th, 2007, so hurry on down with your donations.

The Seller Gets It!

I just helped a seller get his tri-plex into excrow after two and a half months of marketing. Hurray!

The reason I'm so tickled is because we originally listed it about 25K higher than I suggested to satisfy the seller. He had an independent appraisal done prior to talking to me and this was the number he chose to use.

After two months of nada, actually we had a very lowball offer that insulted him after about a month, so I suggested we do that price reduction. Surprise, we got an offer the next week. It's so refreshing to see progress when a seller actually listens to your advice.

Just want to share an experience that I know is not new to this business. I just had to go through it with a client the other day. After months of working with lenders, we're on the second one now; and finally getting acceptance on the short sale we got down to doing insoections.

If only sellers would disclose defects in properties, we could make life a whole lot simpler. The defects that became horribly apparent upon a closer look, that being the professional inspector's job, not only blew the deal on this house, but on any others for the moment. Why, do you ask?

The financing was one of those 100% programs with Bank of America Acorn Program. As of Friday last week all purchases had to be locked down with rates, addresses and contracts. Well, we had all of that in place, but when the house fell apart, (literally from underneath) so did the financing. As of Monday morning all new deals had completely new underwriting guidelines. No more 100%, etc. etc. The buyers' loan can not be transferred to a new property.

So now we are back to square one. Find financing, and finding a home. I guess the good news is that they found out about the full extent of repairs before they owned it. An extra $20K just isn't in order for repairs of the new abode at this time. So continue doing those inspections, and please ask seller's to disclose the known problems, instead of trying to cover it up with bleach!

Toys For Tots - Annual Benicia Drive

Most everyone has heard of Toys For Tots! This program has been around since the first campaign began in Los Angeles in 1947 by the United States Marine Corp. TOYS FOR TOTS is celebrating their 60th year anniversary this year. 1947 - 2007 Their anniversary celebration video/song is inspirational, check it out.

The Primary Goal of Toys For Tots remains to be delivering a message of hope through a shiny new toy at Christimas to needy youngsters that will motivate them to grow into responsible, productive, patriotic citizens and community leaders.

The U.S. Marine Toys For Tots Foundation began in 1991 and has been supporting Toys For Tots in many ways. They provide administrative, advisory, financial, logistic and promotional support of local campaigns to raise funds to provide toys to deserving children.

Locally here in Solano County, we have collection boxes at our Coldwell Banker Solano Pacific offices in both the Benicia, 900 First Street, and Vallejo, 2581 Springs Road, locations. What a Party!!

I just have to share how good it feels to get in the holiday spirit!

We had our Benicia tree lighting street open house last night. What a great time! I saw friends and clients I hadn't seen for months. Everyone was happy and having a good time.

We had our double doors open for everyone to come in and sit with Santa. Children, no, people of all ages, stopped in to see Santa and enjoy the festivities. Todd Willis, a fellow Realtor, did an outstanding job of being Santa and wowed the kids with his charm and good cheer. HO! HO! HO! Outside of our door we had two popcorn machines going nonstop to compliment the cotton candy machine in between. We also had a group of young musicians who had set up shop on the street serenading the public with their flute and clarinet expertise as the parents sat by on lawn chairs to enjoy and broadcat their children's talents through their small speaker setup.

The streets were roped off from the cars for blocks, and filled with holiday cheer in every form. We had dressed up dogs and children with blinking Rudolph noses strapped onto their cute little faces. We had adults in everything from Santa Hats to Elf costumes, complete with striped stockings and pointed slippers.

After briefly cleaning up the office last night, I went home, got a few hours sleep and then had to meet with a client bright and early this morning at 7:30 AM. The fun began all over again as he looked around with amazement and exclaimed, "What happened here? Did you have a party or what?" The office was a mess, full of wine glasses and popcorn all over the floor. It was the perfect opportunity to explain to one of my newest clients about the charm of living in Benicia.

Now this is just the beginning........The Christmas music is playing, I have my holiday sweater on, and I'm going shopping tonight!

So it's holiday time, and another good excuse to have a parade. Yes, Benicians love a parade!

Saturday, December 15th will bring the Christmas Parade to First Street, along with the Holiday Gourmet Craft Market to downtown Benicia. Mark your calendars for the 10 a.m. to 3 p.m. time slot to come and watch the parade, or just stop by for some fun shopping the craft faire. A great place to find those special treasures.

Benicia Main Street shop will be open from 11 - 4 p.m. selling their goodies and the ever famous Sees Candy. Check out the old depot building they redid to house our own Benicia Main Street.

I just heard about this website on my way to work this morning, and I want the world to know about it; so here I am. Let's Say Thanks.com is a web site that gives anyone the opportunity to send a free printed postcard to our military personnel overseas.

This web site is supported by Xerox, who has compiiled a collection of messages that can be sent to our U.S. troops around the world. The cards are beautiful designs that were created by our own children around the states ranging in ages from as young as seven, to fifteen years of age. It doesn't get any easier than this to send a kind word, and reminder to our troops of how much we really appreciate what they are doping for all of us.

On the site there are additional links that allow you to see feedback from the troops receiving the messages, and other comments.

Any decorated home can be highlighted on our website, so as to share beautiful decorations for the holiday season. So many of us like to drive around and look at the holiday lights and decorations. We have made it a holiday tradition in our home. In years past we have had competitions for decorating homes. This year, we want to highlight all of the beautiful decorations, not just the winners, so we've decided to compile a list for all of you to enjoy.

Santa Claus Is Coming To Town

That's right! Santa's coming to Benicia on December 7th during the Open House Holiday Tour to Coldwell Banker Solano Pacific. Bring a canned food item and have your picture taken with Santa Claus. Santa comes every year to talk to all of the boys and girls hoping to share their Christmas wishes with him. Free photos for all who stop by, with or without the canned food.

The Food Bank of Solano County would certainly appreciate the canned food donations. Coldwell Banker Solano Pacific has a drop off bin at both the Benicia (900 First Street)and Vallejo (2581 Springs Road) offices. They provide meals for local families, and all contributions are gladly accepted.

Don't miss out on the fun of the downtown Benicia Holiday Tour. The annual tree lighting ceremony at the foot of first street, in front of the depot, kicks off the evening of fun and entertainment. The Benicia Youth Commission will be serving hot beverages and holiday cookies.

"Kris Kringle & The Mistletones" will be there with a live performance. Mark your calendars for December 7th from 6:30 p.m. to 8:00 p.m. for entertainment and the tree lighting.

Welcome Back!

These are the words I've been hearing for the last few days as I try to get back into the swing of things.

I took an eight day cruise on the 'Carnival Spirit' with family to Mexico during the Thanksgiving break. WHAT A TREAT! I was able to leave the work, office and everything behind, and just immerse myself with family into the decadent world of cruising. Luckily, I have a great friend in the office who takes care of my business during my absence so I can leave everything behind, and not have to worry about a thing.

I came back so refreshed I actually tried to fax information upside down via the fax machine. I didn't even remember which way to put the papers in! LOL!!! Now that's what I call a Vacation!

I think everyone needs a litle down time once in awhile to refresh and renew. I highly recommend cruising as the way to go. I have tried a few of the different cruise lines. The most recent, Carnival, has an 8 day cruise out of San Diego that stops in three ports, Acapulco, Zihuatanejo/Ixtapa, and Manzanillo. I knew my husband and I would have a good time, but was concerned about my 16 year old. She had never been with before, but had an absolute blast. There must have been 50 to 60 other teenagers on the ship that were all hanging out in the teen center every evening. I agree the FUN ship does describe it well. Personally I can't think of a better way to be pampered, and spoiled on a 24 hours basis. I don't want to bore you with all of the details, but will sum it all up with "It's the best!"

So take some down time for yourself before this year passes you by..........It will be gone before you know it.

STONE SOUP

A traditional fable called Stone Soup has been around for a very long time. I heard this story many years ago, and just came across this version today. I thought with Thanksgiving coming up so soon, it would be nice to share. Enjoy............

Stone Soup:

Three soldiers trudged down a road in a strange country. They were on their way home from the wars. Besides being tired, they were hungry, in fact, they had eaten nothing for two days.

"How I would like a good dinner tonight," said the first. "And a bed to sleep in," added the second. "But that is impossible," said the third.

On they marched, until suddenly, ahead of them, they saw the lights of a village. "Maybe we'll find a bite to eat and a bed to sleep in'" they thought.

Now the peasants of the place feared strangers. When they heard that three soldiers were coming down the ropad, they talked among themselves. "Here come three soldiers," thet said. "Soldiers are always hungry, but we have so little for ourselves." They hurried to hide their food. They hid the barley in hay lofts, carrots under quilts, and buckets of milk down the wells. They hid all they had to eat; then they waited.

The soldiers stopped at the first house. "Good evening to you," they said. "Could you spare a bit of food for three hungry soldiers?" We have no food for ourselves," the residents lied. "It has been a poor harvest.

The soldiers went to the next house. "Good evening to you," they said. "Could you spare a bit of food," they asked? "And do you have a corner where we could sleep for the night?" "Oh no," the man said. "We gave all we could spare to the soldiers who came before you, and our beds are full," lied the woman.

At each house, the response was the same -- no one had food or a place for the soldiers to stay. The peasants had very good reasons, like feeding the sick and children. The villagers stood in the street and sighed. They looked as hungry as they could.

The soldiers talked together. The first soldier called out, "Good people! We are three hungry soldiers in a strange land. We have asked you for food and you have no food. Well, we will have to make stone soup." The peasants stared.

The soldiers asked for a big iron pot, water to fill it, and a fire to heat it. "And now, if you please, three round smooth stones." The soldiers dropped the stones into the pot.

"Any soup needs salt and pepper," the first soldier said, so children ran to fetch salt and pepper.

"Stones make good soup, but carrots would make it so much better," the second soldier added. One woman said, "Why I think I have a carrot or two!" She ran to get the carrots.

"A good stone soup should have some cabbage, but no use asking for what we don't have!" said the third soldier. Another woman said, "I think I can probably find some cabbage," and off she scurried.

"If only we had a bit of beef and some potatoes, this soup would be fit for a rich man's table." The peasants thought it over, then ran to fetch what they had hidden in their cellars. A rich man's soup, and all from a few stones! It seemed like magic!

The soldiers said, "If only we had a bit of barley and some milk, this soup would be fit for a king!" And so the peasants managed to retrieve some barley and milk.

"The soup is ready," said the cooks, "and all will taste it, but first we need to set the tables." Tables and torches were set up in the square, and all sat down to eat. Some of the peasants said, "Such a great soup would be better with bread and cider," so they brought forth the last items and the banquet was enjoyed by all. Never had there been such a feast. Never had the peasants tasted such delicious soup, and all made from stones! They ate and drank and danced well into the night.

The soldiers asked again if there was a loft where they might sleep for the night. "Oh no!" said the townfolk. "You wise men must have the best beds in the village!" So one soldier spent the night in the priest's house, one in the baker's house, and one in the mayor's house.

In the morning, the villagers gathered to say goodbye. "Many thanks to you," the people said, "for we shall never go hungry now that you have taught us how to make soup from stones!"

He labeled each murder with a letter of the alphabet. Jonathon becomes a suspect, as well as, a potential target. Woven into the suspense is a story of love, both lost and found, with musical and poetic interludes to act as counterpoint to the fear and death composition of a maniacal maestro.

I had the opportunity to read his rough draft while it was still in the infant stages, and had to stay up until the wee hours (way past my bedtime) to finish it. I'm so excited for him, and just had to share this with all of you.
