      <title>The tide has turned!</title>
      <description>&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; I believe we are ready for a change in the market.&amp;nbsp; The tide turned for a client of mine this past Saturday.&amp;nbsp; &lt;strong&gt;Countrywide reworked his loan by lowering his interest rate by 4%.&amp;nbsp; Can you believe it?&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; He has been on the phone with them for almost nine months.&amp;nbsp; We have been strategizing, hoping and praying for something like this for almost a year now.&amp;nbsp; I actually listed his home about a month ago in anticipation of doing a short sale and lowered the price on Friday to get serious.&amp;nbsp; On Saturday morning, low and behold my client called with the good news.&amp;nbsp; We are both doing the HAPPY DANCE!&amp;nbsp; I&amp;#39;m so pleased to be able to withdraw this listing from the market.&amp;nbsp; One less piece of inventory and a happy client!&amp;nbsp; &lt;/p&gt;&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; The best part is that he never missed a payment, and his credit is still intact.&amp;nbsp; He was just getting ready to stop making payments to save up enough money to rent another place and walk away from this one.&amp;nbsp; &lt;/p&gt;&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; I think Bank of America taking over Countrywide has been a good thing, and we will be seeing less foreclosures as a result of their superior management.&amp;nbsp; Hurray!!!!&lt;/p&gt;</description>

      <description>&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; I just helped a seller get his tri-plex into excrow after two and a half months of marketing.&amp;nbsp; Hurray!&lt;/p&gt;&lt;p&gt;The reason I&amp;#39;m&amp;nbsp;so tickled is because we originally listed it about 25K higher than I suggested to satisfy the seller.&amp;nbsp; He had an independent appraisal done prior to talking to me and this was the number he chose to use.&amp;nbsp; &lt;/p&gt;&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; After two months of nada, actually we had a very lowball offer that insulted him after about a month, so I suggested we do that price reduction.&amp;nbsp; Surprise, we got an offer the next week.&amp;nbsp; It&amp;#39;s so refreshing to see progress when a seller actually listens to your advice.&amp;nbsp; &lt;/p&gt;&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; Good luck to everyone out there with your sellers, and buyers too.&lt;/p&gt;</description>

      <title>Knowing when it's time to cut your losses and move on.....</title>
      <description>&lt;p&gt;&lt;em&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; Just want to share an experience that I know is not new to this business.&amp;nbsp; I just had to go through it with a client the other day.&amp;nbsp; After months of working with lenders, we&amp;#39;re on the second one now; and finally getting acceptance on the short sale we got down to doing insoections.&lt;/em&gt;&lt;/p&gt;&lt;p&gt;&lt;em&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&lt;strong&gt; If only sellers would disclose defects in properties&lt;/strong&gt;, we could make life a whole lot simpler.&amp;nbsp; The defects that became horribly apparent upon a&amp;nbsp;closer look, that being the professional inspector&amp;#39;s job, not only blew the deal on this house, but on any others for the moment.&amp;nbsp; Why, do you ask?&lt;/em&gt;&lt;/p&gt;&lt;p&gt;&lt;em&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; The financing was one of those 100% programs with Bank of America Acorn Program.&amp;nbsp; As of Friday last week all purchases had to be locked down with rates, addresses and contracts.&amp;nbsp; Well, we had all of that in place, but when the house fell apart, (literally from underneath) so did the financing.&amp;nbsp; As of Monday morning all new deals had completely new underwriting guidelines.&amp;nbsp; No more 100%, etc. etc.&amp;nbsp; The buyers&amp;#39; loan can not be transferred to a new property.&lt;/em&gt;&lt;/p&gt;&lt;p&gt;&lt;em&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; So now we are back to square one.&amp;nbsp; Find financing, and finding a home.&amp;nbsp; I guess the good news is that they found out about the full extent of repairs before they owned it.&amp;nbsp; An extra $20K just isn&amp;#39;t in order for repairs of the new abode at this time.&amp;nbsp; So continue doing those inspections, and please ask seller&amp;#39;s to disclose the known problems, instead of trying to cover it up with bleach!&lt;/em&gt;&lt;/p&gt;</description>

      <title>What a Party!!</title>
      <description>&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; I just have to share how good it feels to get in the holiday spirit!&lt;/p&gt;&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; We had our &lt;strong&gt;Benicia&lt;/strong&gt; tree lighting street open house last night.&amp;nbsp; What a great time!&amp;nbsp; I saw friends and clients I hadn&amp;#39;t seen for months.&amp;nbsp; Everyone was happy and having a good time.&amp;nbsp;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; We had our double doors open for everyone to come in and sit with Santa.&amp;nbsp; Children, &lt;strong&gt;no, people of all ages&lt;/strong&gt;, stopped in to see Santa and enjoy the festivities.&amp;nbsp; Todd Willis, a fellow Realtor, did an outstanding job of being Santa and wowed the kids with his charm and good cheer.&amp;nbsp; &lt;strong&gt;HO!&amp;nbsp; HO!&amp;nbsp; HO!&lt;/strong&gt;&amp;nbsp; Outside of our door we had two popcorn machines going nonstop to compliment the cotton candy machine in between.&amp;nbsp; We also had a group of young musicians who had set up shop on the street serenading the public with their flute and clarinet expertise as the parents sat by on lawn chairs to enjoy and broadcat their children&amp;#39;s talents through their small speaker setup.&amp;nbsp; &lt;/p&gt;&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; The &lt;strong&gt;streets were roped off&lt;/strong&gt; from the cars for blocks, and filled with holiday cheer in every form.&amp;nbsp;&amp;nbsp;We had&amp;nbsp;&lt;strong&gt;dressed up dogs&lt;/strong&gt;&amp;nbsp;and &lt;strong&gt;children with blinking Rudolph noses strapped onto their cute little faces&lt;/strong&gt;.&amp;nbsp; We had&amp;nbsp;adults in everything from Santa Hats to Elf costumes, complete with striped stockings and pointed slippers.&amp;nbsp; &lt;/p&gt;&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; After briefly cleaning up the office last night,&amp;nbsp;I went home, got a few hours sleep and then&amp;nbsp;had to meet with a client bright and early this morning at 7:30 AM.&amp;nbsp; The fun began all over again as he looked around with amazement and exclaimed, &amp;quot;What happened here?&amp;nbsp; Did you have a party or what?&amp;quot;&amp;nbsp; The office was a mess, full of wine glasses and popcorn all over the floor.&amp;nbsp; It was the perfect opportunity to explain to one of my newest clients about the charm of living in Benicia.&lt;/p&gt;&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; Now this is just the beginning........The Christmas music is playing, I have my holiday sweater on, and I&amp;#39;m going shopping tonight!&lt;/p&gt;</description>

      <title>Welcome Back!</title>
      <description>&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; These are the words I&amp;#39;ve been hearing for the last few days as I try to get back into the swing of things.&lt;/p&gt;&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; I took an eight day cruise on the &amp;#39;Carnival Spirit&amp;#39; with family to Mexico during the Thanksgiving break.&amp;nbsp;&lt;strong&gt; WHAT A TREAT!&amp;nbsp;&lt;/strong&gt; I was able to leave the work, office and everything behind, and just immerse myself with family into the decadent world of cruising.&amp;nbsp; Luckily, I have a great friend in the office who takes care of my business&amp;nbsp;during my absence so I can leave everything behind, and not have to worry about a thing.&lt;/p&gt;&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; I came back so refreshed &lt;strong&gt;I &lt;/strong&gt;actually &lt;strong&gt;tried to fax&lt;/strong&gt; information &lt;strong&gt;upside down&lt;/strong&gt; via the fax machine.&amp;nbsp; I didn&amp;#39;t even remember which way to put the papers in!&amp;nbsp;&lt;strong&gt; LOL!!!&amp;nbsp; Now that&amp;#39;s what I call a Vacation!&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; I&lt;strong&gt; &lt;/strong&gt;think everyone needs a litle down time once in awhile to refresh and renew.&amp;nbsp; I highly recommend cruising as the way to go.&amp;nbsp; I have tried a few of the different cruise lines.&amp;nbsp; The most recent,&amp;nbsp;&lt;a href=&quot;http://www.carnival.com/&quot; title=&quot;Carnival&quot; target=&quot;_blank&quot;&gt;Carnival&lt;/a&gt;, has an 8 day cruise out of San Diego that stops in three ports, Acapulco, Zihuatanejo/Ixtapa, and Manzanillo.&amp;nbsp; I knew my husband and I would have a good time, but was concerned about my 16 year old.&amp;nbsp; She had never been with before, but had an absolute blast.&amp;nbsp; There must have been 50 to 60 other teenagers on the ship that were all hanging out in the teen center every evening.&amp;nbsp; I agree the FUN ship does describe it well.&amp;nbsp; Personally I can&amp;#39;t think of a better way to be pampered, and spoiled&amp;nbsp; on a 24 hours basis.&amp;nbsp; I don&amp;#39;t want to bore you with all of the details, but will sum it all up with &amp;quot;&lt;strong&gt;It&amp;#39;s the best&lt;/strong&gt;!&amp;quot;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; So take some down time for yourself before this year passes you by..........It will be gone before you know it.&lt;/p&gt;</description>

      <title>STONE SOUP</title>

I thought with Thanksgiving coming up so soon, it would be nice to share.&amp;nbsp; Enjoy............&lt;/p&gt;&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&lt;strong&gt; Stone Soup&lt;/strong&gt;:&amp;nbsp;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; &amp;nbsp;&lt;strong&gt;Three soldiers trudged down a road in a strange country&lt;/strong&gt;.&amp;nbsp; They were on their way home from the wars.&amp;nbsp; Besides being tired, they were hungry, in fact, they had eaten nothing for two days.&lt;/p&gt;&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; &amp;quot;How&lt;strong&gt; I would like a good dinner tonight&lt;/strong&gt;,&amp;quot; said the first.&amp;nbsp; &amp;quot;And a&lt;strong&gt; bed to sleep in&lt;/strong&gt;,&amp;quot; added the second.&amp;nbsp; &amp;quot;But &lt;strong&gt;that is impossible,&lt;/strong&gt;&amp;quot; said the third.&lt;/p&gt;&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; On they marched, until suddenly, ahead of them, they saw the lights of a village.&amp;nbsp; &amp;quot;&lt;strong&gt;Maybe we&amp;#39;ll find a bite to eat and a bed to sleep in&lt;/strong&gt;&amp;#39;&amp;quot; they thought.&lt;/p&gt;&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; Now the peasants of the place feared strangers.&amp;nbsp; When they heard that three soldiers were coming down the ropad, they talked among themselves.&amp;nbsp; &amp;quot;Here come three soldiers,&amp;quot; thet said.&amp;nbsp; &amp;quot;Soldiers are always hungry, but we have so little for ourselves.&amp;quot;&amp;nbsp; They hurried to hide their food.&amp;nbsp; They hid the barley in hay lofts, carrots under quilts, and buckets of milk down the wells.&amp;nbsp; &lt;strong&gt;They hid all they had to eat; then they waited.&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;strong&gt;At each house, the response was the same&lt;/strong&gt; -- no one had food or a place for the soldiers to stay.&amp;nbsp; The peasants had very good reasons, like feeding the sick and children.&amp;nbsp;&amp;nbsp; The villagers stood in the street and sighed.&amp;nbsp; They looked as hungry as they could.&lt;/p&gt;&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; The soldiers talked together.&amp;nbsp; The first soldier called out, &amp;quot;&lt;strong&gt;Good people!&amp;nbsp; We are three hungry soldiers in a strange land.&amp;nbsp; We have asked you for food and you have no food.&amp;nbsp; Well, we will have to make stone soup&lt;/strong&gt;.&amp;quot;&amp;nbsp; The peasants stared.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;The soldiers asked for a big iron pot, water to fill it, and a fire to heat it.&amp;nbsp; &amp;quot;And now, if you please, three round smooth stones&lt;/strong&gt;.&amp;quot;&amp;nbsp; The soldiers dropped the stones into the pot.&lt;/p&gt;&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; &amp;quot;&lt;strong&gt;Any soup needs salt and pepper&lt;/strong&gt;,&amp;quot; the first soldier said, so children ran to fetch salt and pepper.&lt;/p&gt;&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; &amp;quot;Stones make good soup, but &lt;strong&gt;carrots would make it so much better&lt;/strong&gt;,&amp;quot; the second soldier added.&amp;nbsp; One woman said, &amp;quot;Why I think I have a carrot or two!&amp;quot;&amp;nbsp; The peasants thought it&amp;nbsp;over, then ran to fetch what they had hidden in their cellars.&amp;nbsp; A rich man&amp;#39;s soup, and all from a few stones!&amp;nbsp; It seemed like magic!&lt;/p&gt;&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; The soldiers said, &amp;quot;&lt;strong&gt;If only we had a bit of barley and some milk, this soup would be fit for a king&lt;/strong&gt;!&amp;quot;&amp;nbsp; And so the peasants managed to retrieve some barley and milk.&lt;/p&gt;&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; &amp;quot;&lt;strong&gt;The soup is ready&lt;/strong&gt;,&amp;quot;&amp;nbsp;said the cooks, &amp;quot;and &lt;strong&gt;all will taste it, but first we need to set the tables&lt;/strong&gt;.&amp;quot;&amp;nbsp; Tables and torches were set up in the square, and all sat down to eat.&amp;nbsp; Some of the peasants said, &amp;quot;&lt;strong&gt;Such a great soup would be better with bread and cider,&amp;quot; so they brought forth the last items and the banquet was enjoyed by all&lt;/strong&gt;.&amp;nbsp; Never had there been such a feast.&amp;nbsp; Never had the peasants tasted such delicious soup, and all made from stones!&amp;nbsp; They ate and drank and danced well into the night.&lt;/p&gt;&lt;p&gt;&amp;nbsp; &lt;strong&gt;The soldiers asked again if there was a loft where they might sleep for the night&lt;/strong&gt;.&amp;nbsp; &amp;quot;Oh no!&amp;quot;&amp;nbsp; said the townfolk.&amp;nbsp; &amp;quot;&lt;strong&gt;You wise men must have the best beds in the village&lt;/strong&gt;!&amp;quot;&amp;nbsp; So one soldier spent the night in the priest&amp;#39;s house, one in the baker&amp;#39;s house, and one in the mayor&amp;#39;s house.&lt;/p&gt;&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; In the morning, the villagers gathered to say goodbye.&amp;nbsp;
