      <title>Energy Audits, and What Is It?</title>
      <description>&lt;p&gt;After my last post concerning my new low cost thermal energy audit program. I was asked if I could describe in basic terms what I do when I preform the energy audits. Here is a check list of sorts that even you can do, but I am here to complete it if you want a written report for verification purposes.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;em&gt;&lt;span style=&quot;text-decoration: underline;&quot;&gt;Locating Air Leaks&lt;/span&gt;&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;First, make a list of obvious air leaks (drafts). The potential energy savings from reducing drafts in a home may range from 5% to 30% per year, and the home is generally much more comfortable afterward. Check for indoor air leaks, such as gaps along the baseboard or edge of the flooring and at junctures of the walls and ceiling. Check to see if air can flow through these places:&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;middot;Electrical outlets&lt;/p&gt;
&lt;p&gt;&amp;middot;Switch plates&lt;/p&gt;
&lt;p&gt;&amp;middot;Window frames&lt;/p&gt;
&lt;p&gt;&amp;middot;Baseboards&lt;/p&gt;
&lt;p&gt;&amp;middot;Weather stripping around doors&lt;/p&gt;
&lt;p&gt;&amp;middot;Fireplace dampers&lt;/p&gt;
&lt;p&gt;&amp;middot;Attic hatches&lt;/p&gt;
&lt;p&gt;&amp;bull;Wall- or window-mounted air conditioners.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Also look for gaps around pipes and wires, electrical outlets, foundation seals, and mail slots. Check to see if the caulking and weather stripping are applied properly, leaving no gaps or cracks, and are in good condition.&lt;/p&gt;
&lt;p&gt;Inspect windows and doors for air leaks. See if you can rattle them, since movement means possible air leaks. If you can see daylight around a door or window frame, then the door or window leaks. You can usually seal these leaks by caulking or weather stripping them. Check the storm windows to see if they fit and are not broken. You may also wish to consider replacing your old windows and doors with newer, high-performance ones. If new factory-made doors or windows are too costly, you can install low-cost plastic sheets over the windows.&lt;/p&gt;
&lt;p&gt;If you are having difficulty locating leaks, you may want to conduct a basic building pressurization test:&lt;/p&gt;
&lt;p&gt;1.First, close all exterior doors, windows, and fireplace flues. &lt;br /&gt;2.Turn off all combustion appliances such as gas burning furnaces and water heaters. &lt;br /&gt;3.Then turn on all exhaust fans (generally located in the kitchen and bathrooms) or use a large window fan to suck the air out of the rooms.&lt;/p&gt;
&lt;p&gt;This test increases infiltration through cracks and leaks, making them easier to detect. You can use incense sticks or your damp hand to locate these leaks. If you use incense sticks, moving air will cause the smoke to waver, and if you use your damp hand, any drafts will feel cool to your hand.&lt;/p&gt;
&lt;p&gt;On the outside of your house, inspect all areas where two different building materials meet, including:&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;middot;All exterior corners&lt;/p&gt;
&lt;p&gt;&amp;middot;Where siding and chimneys meet&lt;/p&gt;
&lt;p&gt;&amp;middot;Areas where the foundation and the bottom of exterior brick or siding meet.&lt;/p&gt;
&lt;p&gt;You should plug and caulk holes or penetrations for faucets, pipes, electric outlets, and wiring. Look for cracks and holes in the mortar, foundation, and siding, and seal them with the appropriate material. Check the exterior caulking around doors and windows, and see whether exterior storm doors and primary doors seal tightly.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;When sealing any home, you must always be aware of the danger of indoor air pollution and combustion appliance &quot;back drafts.&quot; Back drafting is when the various combustion appliances and exhaust fans in the home compete for air. An exhaust fan may pull the combustion gases back into the living space. This can obviously create a very dangerous and unhealthy situation in the home.&lt;/p&gt;
&lt;p&gt;In homes where a fuel is burned (i.e., natural gas, fuel oil, propane, or wood) for heating, be certain the appliance has an adequate air supply. Generally, one square inch of vent opening is required for each 1,000 Btu of appliance input heat. When in doubt, contact your local utility company, energy professional, or ventilation contractor.&lt;/p&gt;

      <title>Holiday Lighting </title>
      <description>&lt;p&gt;Well we had our first Christmas light fire the other day. Reports from the fire Marshall was that the home owner had stated that the string of lights were 3 years old and they had left them on over night . The fire Marshall reported that the lights were not rated for outside use and had shorted out. He also noted that the power source was not a breaker outdoor type plug. Have a great day and a safe Holiday. &quot;Be Safe&quot;&lt;/p&gt;
&lt;p&gt;&amp;bull;Use caution with holiday decorations and, whenever possible, choose those made with flame-resistant, flame-retardant and non-combustible materials.&lt;/p&gt;
&lt;p&gt;&amp;bull;Keep candles away from decorations and other combustible materials, and do not use candles to decorate Christmas trees.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&amp;bull;Carefully inspect new and previously used light strings, and replace damaged items before plugging lights in. If you have any questions about electrical safety. Do not overload extension cords.&lt;/p&gt;
&lt;p&gt;&amp;bull;Don't mount lights in any way that can damage the cord's wire insulation. To hold lights in place, string them through hooks or insulated staples--don't use nails or tacks. Never pull or tug lights to remove them.&lt;/p&gt;
&lt;p&gt;&amp;bull;Keep children and pets away from light strings and electrical decorations.&lt;/p&gt;
&lt;p&gt;&amp;bull;Never use electric lights on a metallic tree. The tree can become charged with electricity from faulty lights, and a person touching a branch could be electrocuted.&lt;/p&gt;
&lt;p&gt;&amp;bull;Before using lights outdoors, check labels to be sure they have been certified for outdoor use.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&amp;bull;Make sure all the bulbs work and that there are no frayed wires, broken sockets or loose connections.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&amp;bull;Plug all outdoor electric decorations into circuits with ground-fault circuit interrupters to avoid potential shocks.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&amp;bull;Turn off all lights when you go to bed or leave the house. The lights could short out and start a fire.&lt;/p&gt;

      <description>&lt;p&gt;After driving in this mornings first measurable snow, and seeing how many people were in the ditch.&amp;nbsp;I thought I would post a couple tips that my dad always made sure I had in the car.&lt;/p&gt;
&lt;p&gt;Keep emergency gear in your car. IE:&lt;/p&gt;
&lt;p&gt;Cell phone&lt;/p&gt;
&lt;p&gt;Flash light with extra batteries&lt;/p&gt;
&lt;p&gt;Extra blankets&lt;/p&gt;
&lt;p&gt;Jumper cables&lt;/p&gt;
&lt;p&gt;Shovel&lt;/p&gt;
&lt;p&gt;Sand or Kitty litter for traction&lt;/p&gt;
&lt;p&gt;Chemical heat pouches (extend hours)&lt;/p&gt;
&lt;p&gt;Warning devices such as flares or Reflecting triangles&lt;/p&gt;
&lt;p&gt;A couple read made self heating meals&lt;/p&gt;
&lt;p&gt;Am/FM&amp;nbsp;Radio. They have the new self powered crank units&lt;/p&gt;
&lt;p&gt;Last not least, STAY WITH YOUR CAR!! Wait for help to arrive. More people die trying to go for help.&amp;nbsp; Be safe and leave early to allow you more time to arrive to where you want to get to, and avoid the other dummies.&lt;/p&gt;

      <title>Inspection Report Update</title>
      <description>&lt;p&gt;I had a discussion with a agent this morning over coffee about the number of pages for inspection reports. He stated that all he really like to see as far as the number of pages are any where from 5-25 pages that includes a summary page at the front at the most.&amp;nbsp; Well I have found that I have been including to much information in my reports IE: type of flooring, wall covering, etc for every room in the house, any health or safety issues with photos.&amp;nbsp;I felt&amp;nbsp;I was providing a service for my clients with this information.&amp;nbsp; So I&amp;nbsp;called a inspector friend and asked him what he is reporting on in his reports, and how many printed pages did he end up with including photos? He stated he ended up with 16 pages with summary. He stated that he only includes exterior foundation, roof, electrical condition. Interior, kitchen, bathrooms,&amp;nbsp;electrical, windows/doors, and mechanicals. He stated that if he saw&amp;nbsp;a safety issue in the other rooms he would call them out in the report.&amp;nbsp; So what say you to how many pages and what you are looking for in a inspection report? &lt;p&gt;4. Once you have all of the above done, get the thatcher or plugger out and run it across the yard. This will help get the water and fertilizer down to the roots.&lt;/p&gt;
&lt;p&gt;5. Ok now it is time to spread the Scouts spring fertilizer to help bring to life the yard. Make sure you use the new water save fertilizer. This will hep you save on watering later on and make your yard the green of green on the neighborhood.&lt;/p&gt;
&lt;p&gt;6. Spread some flower fertilizer around in the flower beds&lt;/p&gt;
&lt;p&gt;7. For the trees and bushes. Insert some Scouts tree fertilizer plugs around the trees just below the outer most limb line. This will put it in the feeder roots,&lt;/p&gt;
&lt;p&gt;8. Power wash the wood decks, and the cement side walks to get the dirt off of them and make them look like new.&lt;/p&gt;
&lt;p&gt;Great, now that you have done all of this, it is time to find a new location in the yard for your sign. Having it in a different place will catch the persons eye just because it is not in the same place. Try it, you will be surprised.&lt;/p&gt;
&lt;p&gt;Now you have completed all of this and your house looks better the your neighbors homes.&amp;nbsp; May you have many happy sales and inspections.&lt;/p&gt;

The flashing will fail, the roof will leak, or, as demonstrated by last year's hurricanes, the rains will drive and the waters will rise. Frame a house with blue lumber, though, and the water won't wet the wood in the first place. &lt;br /&gt;&lt;br /&gt;So says Bluwood, whose answer to the glaring question about the glaring color is unsatisfying. (It's a marketing gimmick.) What is satisfying is the Florida company's &quot;infusion film&quot; sealant, a waterproof barrier that they promise will keep moisture out of structural lumber while keeping the wood's insect- and fungus-fighting borates in.       <description>&lt;p&gt;I did a inspection on Monday that when you walked in the back yard, you got ate up. I saw a area where the home owner had their dog tied out. The bugs that were biting were fleas and mosquito's. My client asked me what they could do to kill out the fleas and mosquito's? I told them that they could spread Scott's summer blend fertilizer that has a bug treatment that will kill out the&amp;nbsp; fleas and help kill out the mosquito's. I have been doing this now for 4 years and my dogs have never brought a flea into the house since I started treating, and the mosquito's are almost not ever seen. So I thought I would bring this back up for a rea-read again. I f you have any questions, please feel free to contact me. Seller inspections (sometimes referred to as pre-listing inspections)&amp;nbsp;are becoming more popular because&amp;nbsp;they virtually eliminate all the pitfalls and hassles associated with waiting to do the inspections until a buyer is found.&amp;nbsp; In many ways, waiting to&amp;nbsp;schedule&amp;nbsp;inspections until after a home goes under agreement, is too late.&amp;nbsp;&amp;nbsp;Seller inspections are arranged and paid for&amp;nbsp;by the seller, usually just before the home goes on the market.&amp;nbsp; The&amp;nbsp;seller is the inspector's&amp;nbsp;client.&amp;nbsp; The inspector works for the seller and generates a report for the seller.&amp;nbsp;&amp;nbsp;The seller then typically makes multiple copies of the report and shares them with potential buyers that tour the home for sale.&amp;nbsp;&amp;nbsp;Seller inspections are a benefit to all parties in a real estate transaction.&amp;nbsp; They are a win-win-win-win.&amp;nbsp; Home inspectors should consider offering seller inspections and marketing this service to local listing agents. &amp;nbsp; Advantages&amp;nbsp;to the home inspector:&lt;/p&gt;

      <description>&lt;p&gt;I arrived at my inspection yesterday along with the Realtor and client to find the door unlocked. We looked at the sign in sheet and noticed that a locale Realtor had been there 3 days before my client had signed a contract on the home. I started my inspection in the kitchen and I found that the water was not on at the sink. We went to the basement to check to see if the water main had been turned on. Well, we found that all of the copper pipes and copper wires that were exposed in the basement had been cut out, I went back up stairs and checked under each of the cabinets and found the same thing. The Realtor called the bank and told them what had happened. The bank has agreed to repair the water lines and electrical and to extend his contract time until they are done if he still wishes to buy the home. There were no signs on any of the doors or windows of forced entry, so it appears that they just walked in through the unlocked door. So please Realtors, Inspector, Appraisers or anyone who looks at homes that are vacant. Make sure that you re-lock any windows or doors that you open before you leave. This just might save you a sale in the long run. Have a great day and may you have many happy sales.&lt;/p&gt;

      <description>&lt;p&gt;I inspected a home today that had 2&amp;quot; of water in the finished basement. I found that the GFI had tripped on the plug for the sump pump. I reset it and it fire right off and began pumping. The Realtor stated that the home was fine 3 days before when they walked though it. It is possible that it might have tripped when the electricity went off and the surge might have tripped it. Anyway, just a tip to the Realtor, If you have empty home and it has rain or we are having a melt off of snow. So you need to pull out all the tricks in your bag to make that house look like a million bucks when the perspective buyers drive buy looking for a home. Here is a very simple and very&amp;nbsp;inexpensive tip. Have your client buy the large yellow and white bag of Scott's anytime yard fertilizer with Iron. It covers 5000 square feet and it will make the yard look lush and dark green. I can promise you that it will look deeper green then the next door neighbors unless they are having their lawn treated also. This treatment for one bag is $30.00 and approx. 1/2 hour of time to spread, and you will see the results with in a week after a rain or watering.       <description>&lt;p&gt;Well I made it to Las Vegas just before the snow and freezing rain made its presence in Ohio. I am sitting here&amp;nbsp; looking at 57 degree over cast&amp;nbsp; sky's until my continuing education classes start. I know it could be alot worse. At least when I get done tonight at 10 pm I can take a drive up the strip and look at the lights. I am taking a class on Green buildings that I plan on using for my clients.
