      <description>&lt;p&gt;I hear snow is on the way here in upstate New York, just in time for our holiday Candle Lite Night in the historic village of Kinderhook. We don't have alot of business going on here but what we lack in that department we make up for in spirit. The Village square is decorated with lights,wreaths,trees, and pots of greeens done by a hand full of residents. Fairpoint communications again have gotten the team of horses to pull the wagon filled with smiling vistors around the town. There will be food and cookies and wine and lots of&amp;nbsp;goodies to eat. Santa will be at The National Union Bank. Stroll the shops and business for merriment and a good time. This truly is a family time so bring the family and enjoy. Kinderhook is a great place to live and enjoy. Be here or be square.&lt;/p&gt;</description>

      <title>I just became one of those people!!!!!(by mistake)</title>
      <description>&lt;p&gt;Not long ago I responded to a posting about someone not answering a referral... &lt;strong&gt;UGH&lt;/strong&gt;! I replied, &quot;send me one and see how fast you get a reply,&quot;&lt;/p&gt;
&lt;p&gt;&lt;span&gt;&lt;strong&gt;Fast forward.&lt;/strong&gt; Monday I am on the AR enjoying my day off, before we went to the fair to hear JO Dee Mackinaw, and I go to check my stats. Well I see this registration sign up for referral under a blog in July. I click and I see someone had sent me a referral for an area I love to show houses. A second home buyer who wants immediate sale. Oh man, how did I not see this!!!!!&amp;nbsp;&amp;nbsp; &lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span&gt;I &lt;strong&gt;immediately e-&lt;span&gt;mail&amp;nbsp;&lt;/span&gt; the sender and apologize for not responding.&amp;nbsp; When I have gotten comments on my blogs it always show up on my e-mail and I know right away to check my blog or just click the e-mail line to read it.&lt;/strong&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span&gt;&lt;strong&gt;&amp;nbsp;Why didn't it happen with a referral. Different rule???&amp;nbsp; Do you need to check your &lt;span&gt;blogg&lt;/span&gt; everyday in-case&lt;/strong&gt; you might have a referral? Maybe someone in Seattle can come up with a signal that make your referral e-mail blink off and on so you know you have one, then we would know right away and reply ASAP. Anyway I was ticked off that I missed on on this. I just sent a referral to Paul &lt;span&gt;Huckabee&lt;/span&gt; in Wilmington NC. and have had a great time with it. &lt;strong&gt;I am so sorry I have become one of those people. (the ones that are to busy to answer a referral)&lt;/strong&gt;&lt;/span&gt;&lt;/p&gt;</description>

      <title>How do you have all this time??</title>
      <description>&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Last month I had the opportunity to show some property in the next county to&amp;nbsp;a cousin of a friend of mine.She wanted to rent, but for a very weird time period, four months in the Fall. I couldn't find them anything, so&amp;nbsp;they said they would look at active property's for sale since that was their ultimate goal any way. I made the calls for appointments to show several homes. I noticed that one of the properties were listed by a member of active rain that has a trillion points and is always coming up for her blogging to be read. I thought I would call personally, introduce myself and say how I use the Rain as a learning tool everyday. Well it turns out she is not in the country at the time but the secretary will be happy to help me. I give her the MLS number and time I would like to show the house. The nice lady calls back and says&amp;nbsp;&amp;nbsp;there is no notation&amp;nbsp;of the combination for thelock box&amp;nbsp;on the listing agreement. to get in. &amp;nbsp;She will have to call in the morning and hope to catch the LA and get the combo. As I am picking up my lookers at the train station I get a call from nice secretary letting me know the combination and wants me to know that the lawn maintenance man has not been there&amp;nbsp;this week FYI. Ok A lovely Victorian in town, could be a mother-in -law apartment. All Set,&amp;nbsp; Well I get to number five on my list&amp;nbsp; of showings and we were pretty sure the lawn man has not been there in some time as we tromp threw the grass. Finally, find the right door to use the combination on and fall head over tea-kettles over the vacuum cleaner inside the dining room entrance. There was&amp;nbsp;a lot&amp;nbsp;of deferred maintenance and I was very surprised that LA was not more on top of her game. I guess my point is that there are times I wish I was a&amp;nbsp;better blogger, posting interesting lists of educated items for all to read. I&amp;nbsp;wonder how some of you do it&amp;nbsp;continuously with&amp;nbsp;great ease. Two days later LA had a fabulous blogg about a happening in her home town, pictures and all. My point, less blogging, more real estate.&lt;/p&gt;

      <description>&lt;p&gt;&lt;strong&gt;After a summer hiatus I thought&amp;nbsp;I had better get back on the band&amp;nbsp;wagon with my blogging We went to the the band concert on Friday night and the sisters at the Carolina House Restaurant thanked me for writing about their Restaurant. Now the Columbia County Historical Society is&amp;nbsp; a Happening on September 6th at the beautiful Luykas Van Allen house on route 9h in kinderhook. Our own kelley Love Ensemble will be playing jazzy live music for all to enjoy and the Bindlestiff Family Cirkus will have live circus acts. No tigers or lions.&amp;nbsp; On the lawn you should BYO: Buddies, Blankets, Brie, Beverages, Bread, and Bon Bons. A good time to be had by all.Adults $15.00 and children under 15 yrs $5.00, those under 10 are free. Fire fly watching will be free.&amp;nbsp; See you there.&lt;/strong&gt;&lt;/p&gt;</description>

      <title>WHO IS UP FOR SOME EXCERCISE????</title>
      <description>&lt;p&gt;The 5th annual Northern Columbia Triathlon is scheduled for Sunday August 9th. Start planning now. There are levels for all ages&amp;nbsp;and degrees of competition.&amp;nbsp; The swim is 1/4 mile in beautiful Queechy Lake and then take a 18 mile bike ride thru the countryside to Ghent, then if your legs can keep you going it is a 4.5 mile run in to the village of Kinderhook. You can do it alone or with a team of three people. If you can't participate take a minute to be at the finish line and cheer the participants over the line. This whole event benefits the Cystic Fibrosis foundation. All registration fees and donations go to the foundation. It is another reason to live here in Columbia County. Don't get caught sleeping like Rip Van Winkle or you'll miss it.       <title>Kinderhook-Music In the Air</title>
      <description>&lt;p&gt;Last weekend the Village (Kinderhook that is) was so busy. With the opening of the Farmers Market and the OK run with 500 participants you couldn't&amp;nbsp;find a place to park for the first time in months. All the vendors came back to their place from last year plus two new ones. Oh boy a fresh pie every weekend until October. This weekend there will be something different....Music!!! A core group has gotten together and found musicians to perform for&amp;nbsp;nothing in front of Michael Devines Home store from 9:30-11AM. That should put a little Music in the Air. Ampersand, featuring Beth Lawton and Rob Sunderland will play Folk and Early American Traditional songs for all to enjoy. come for the music but stay and discover our unique shops, cozy cafes and the freshest local produce, baked good and seasonal plants on the village square green. Weather permitting we will see you there. Don't miss it, if you stay in bed the weekend will be over and you will have missed another event that makes Columbia County special.&lt;/p&gt;</description>

      <description>&lt;p&gt;The Kinderhook Faire and the Military Muster and&amp;nbsp;Parade are behind us. The tents are down and the sound of drums and rifle fire are gone for another year. OK get ready for this coming weekend. The 11th annual OK 5K race will be taking off at 9AM in the village square sponsored by the Kinderhook Bank. Race forms and information at email address &lt;a href=&quot;mailto:ok5krace@hotmail.com&quot;&gt;ok5krace@hotmail.com&lt;/a&gt;. There is a 1 mile youth race at 8:30 am for runners from ages 6-13. That race is sponsored by Fairpoint Communications. The village will be alive with water bottles, nylon running gear and amateur camera buffs. Trophy's are awarded in front of the Bank after the race. At 10AM theso popular Farmers Market sponsored by the KBPA will start for the year. Additions this year are Cheese and Bread booths. Flowers, pies, suppers, desserts and produce will be available. Also there is two great Book Sales happening also.&amp;nbsp; Kinderhook Memorial Library Lawn Sale and at St. Paul's Episcopal Church McNary Center. There is an Early Bird admission to both sales at 8AM for $5.00. both continue until 2Pm. So if you can't find something to do in Kinderhook this weekend you must be in bed the the blanket pulled up over your head. Get out there and do something. If you don't it will be Monday and&amp;nbsp;you will have missed the weekend in the country.&lt;/p&gt;</description>

The evening will benefit Community Hospice and the chefs are all connected to our local Hospice Community. Jason Wertheim, Carole Heaney and Tom Barber have all volunteered to cook supper for us:&lt;/p&gt;

      <description>&lt;p&gt;Tomorrow at 1 o'clock The Easter Bunny will arrive in town. He/she will actully put on their Easter bonnet and garb right here in the Century 21 office. The village will have eggs on the lawn of the Van der Poole&amp;nbsp;historic home&amp;nbsp;where village children will search high and low to find them. Children then&amp;nbsp; will line up for a personal picture with Mr. Rabbitt at the bandstand where each child will receive a candy bag Decorated with balloons and Easter decorations the attractions on Broad Street will be easy to find. I heard youngsters at Bagel Thyme saying that the Easter Bunny comes tomorrow. It's a big deal. The snow has melted and KP has planted pansys already around the Village.You'll see them tomorrow, if you come, if not you will have missed another great day in Kinderhook. PS we already have more vendors then we had last year for the craft fair on May 30th.&lt;/p&gt;</description>

Combine similar prices ranges and styles of homes. Give the seller time to get the house ready, Flowers, candles, music, garbage, the pets.&lt;/p&gt;
&lt;p&gt;Group what your ideal home would be.&amp;nbsp;A $169,000 starter home, a $285,000 ranch, a foreclosure, and a $475 Victorian is not what you should call to make appointments for. Ask to see ranches in a particular school district between $200,000 and $300,000. Make your life easy. To see so many homes all over the board is exhausting for everybody.&lt;/p&gt;
&lt;p&gt;Bring along your camera, a bottle of water and a fiber grain bar. Listen to your agent. Focus on house hunting, not the grocery list,&amp;nbsp; your presentation at work, or the Macy's one day sale. Now in it's 14th year the students arrive on a Sunday and stay until after lunch on Thursday. Cynthia starts at 9&lt;span&gt;am and goes right &lt;span&gt;thru&lt;/span&gt; until 3PM helping beginners and those who have been doing it for a long time wi&lt;span&gt;th&lt;/span&gt; her &lt;/span&gt;&lt;span&gt;expertise. Breakfast, lunch, and dinner are served right at the hall where the class is given. Debbie &lt;span&gt;Friendberg&lt;/span&gt;, the owner of &lt;/span&gt;&lt;strong&gt;Spice&lt;/strong&gt; &lt;strong&gt;of&lt;/strong&gt; &lt;strong&gt;Life&lt;/strong&gt; catering manages to create a wonderful plate full at each meal, salmon, steak, roast pork, chicken salad and who could forget the three tied marble and chocolate cake. YUM! Some students stay with us at our &lt;strong&gt;Bed&lt;/strong&gt; &lt;strong&gt;and&lt;/strong&gt; &lt;strong&gt;Breakfast&lt;/strong&gt;, others stay in motels or with friends in the area. Fifteen students, from NJ, Mass, NY, get to enjoy each other, learning more about what they love, how to cope with upstate weather, and to look at the beautiful mountains, farm land, and historic homes. I have never sold a student a house, but I have taken a couple of them out to look in the last three years. Who knows when someone will see the Hudson R&lt;span&gt;&lt;span&gt;iver&lt;/span&gt; sparkle, or the sun shining over &lt;/span&gt;&lt;span&gt;&amp;nbsp;the Catskill Mountains, the train humming down the &lt;/span&gt;&lt;strong&gt;Hudson&lt;/strong&gt; &lt;strong&gt;Valley&lt;/strong&gt;&lt;span&gt;and make a decision to enjoy this &lt;/span&gt;&lt;strong&gt;Columbia&lt;/strong&gt; &lt;strong&gt;County&lt;/strong&gt; every day, like I do.&amp;nbsp;&amp;nbsp;&lt;strong&gt;&lt;/strong&gt;&lt;/p&gt;</description>

&lt;p&gt;All the attention on Broad Street in Kinderhook NY this weekend was because of the spectatular display of ice creatures on the front yard of John Hanaham.&lt;/p&gt;
&lt;p&gt;John's friend, Haminio is a graduation of culinary school and has been doing ice sculptures for quite awhile. He started out with one or two last year, but this season he went all out. There are eight now. This morning they were all hold OBAMA signs and American flags. Quite a sight for Rebuplicans and Democrats alike.&lt;/p&gt;
&lt;p&gt;The cold weather has helped to maintain the statues. My favorite is the lion, being a Leo and all.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;All weekend the cars from all over stopped to take pictures. Youngsters sat on them and for a while Haminio was out giving everyone the details of the makings.&lt;/p&gt;
&lt;p&gt;This is just another reason to be part of Kinderhook, the people, the talent, the joy.&lt;/p&gt;

Ken was a great guy and the town never forgets how important he was to the community. He was a politician, carpenter, father, husband, Library Board member. He had a great sense of humor,he was fair, honest, and a friend of mine. The Park is on Sharptown Road in Stuyvesant. Join local community members for&amp;nbsp;the walk, stargazing, looking for nocturnal wildlife, a bonfire, and warm refreshments. Bring snowshoes or cross-country skis and a flashlight. Beginners are welcome. A limited number of snowshoes will be available. to reserve a pair call 754-6259. This all happens Saturday, January 10th at 7:00 PM. Stuyvesant is just a few miles below &lt;strong&gt;Kinderhook&lt;/strong&gt;, It is on the &lt;strong&gt;Hudson&lt;/strong&gt; &lt;strong&gt;River&lt;/strong&gt; and the view from the landing should be spectacular since we have had another meausurable snow fall as of last night.       <title>Don't be a couch potatoe in Kinderhook, NY</title>
      <description>&lt;p&gt;With another snow storm on the way Wednesday it looks like another day off from school. Here is something to think about while we sit infront of the fire. Get up and start running. Every year the &lt;strong&gt;Kinderhook Memorial Library&lt;/strong&gt; forms a team to run the &lt;strong&gt;Kinderhook&lt;/strong&gt; &lt;strong&gt;Bank's&lt;/strong&gt; OK-5K run in June. But what about the rest of the year? Would you like to be part of a friendly active running club? It would be a great way to meet new people in the area if you have just moved here and it would be good for your health. The &lt;strong&gt;Kinderhook&lt;/strong&gt; &lt;strong&gt;Runners&lt;/strong&gt; &lt;strong&gt;Club&lt;/strong&gt; is holding an informal meeting for all interested runners at the Kinderhook Village Hall on the second floor. Time is Sunday, January 11 at 7:00 PM. You will meet some of Kinderhooks nicest people and share a common interest with someone new. If you prefer to be inside grab your school age chldren ages 6 and up and join in Afternoon Discoveries at the Library. You will learn about and celebrate the Chinese New Year. You will hear stories and talk about various tradtions during the Chinese New Year. Children will have the opportunity to play games and make a craft. Wear something red. Now today another snow storm is making Columbia County a Winter wonderland and the ski resorts are so happy with this white gold. Our village square is a picture from a Currier and Ives post card. Most of the small retail stores are opened, the Christmas bells in the trees continue to shine as our two man public works team work hard to clear the parking spaces. Number one daughter stopped earlier for coffee and go over plans for Wednesday, number two daughter calls hourly from Boston hoping I will say the snow has stopped and all the roads are clear and come home. She went to a college room mates wedding on Saturday pm, I am sure&amp;nbsp;she won't be home until Monday afternoon in her new Jeep she bought all by her self.&amp;nbsp;Our local appraiser has a huge party this evening. Food from Good Food Catering is to die for and lots of spirits from the OK Package store. He always shops locally. The &lt;span&gt;Kinderhook&lt;/span&gt; Business and Professional Association has decided to nearly empty&amp;nbsp;the treasury&amp;nbsp;for the year and give a big check to the food pantry. So many seem to be in need this year. We at Century 21 decorated some of our listings that were going to be on the house tour Candle lite Night. That was canceled also, but we decided that next year we would decorate our vacant listing for the holidays. Good PR for the Lister's and&amp;nbsp;it may&amp;nbsp;create interest to&amp;nbsp;attend an OPEN HOUSE.&amp;nbsp;&lt;/span&gt;&lt;/p&gt;
