Selling Tactics: Buyer's Incentives for a Slow Market

In a slowing market, sellers can find it tempting to believe in magic solutions. With unsold inventories growing in most areas, some sellers resort to offering flashy incentives for buyers. Everything from big-screen TV's to vacation packages are being tacked onto listings in the hope of luring in interested buyers.

In truth no amount of flash or gimmickry will change how buyers feel about your home's core qualities, but incentives that appeal to a buyer's wallet can be effective in certain situations. Below are some buyer's incentives that may help set your home apart from the rest:

Paying Points - The current housing slump has placed mortgage concerns in the minds of many buyers. Sellers who offer to pay mortgage points for the buyer (sometimes referred to as "buying down the mortgage") are more likely to attract buyers who are nervous about their monthly payments or interest rate. Each point you pay equals 1 percent of the loan amount, so mortgage buy downs lower both the interest rate and the monthly payment.

Down-Payment Aid - One of the biggest hurdles for many homebuyers, especially first-time homebuyers, is the down payment. Help with the down payment may in many cases be more important to the buyer than the actual asking price itself. This incentive works well for those selling "starter" homes that are more likely to draw first time homebuyers.

Closing Costs Help - Legal fees, title insurance, filing fees - closing costs can add up in a hurry for buyers, typically totaling somewhere between 2 and 7 percent of the total loan amount. Sellers who offer to assist with the closing costs will appeal to cash buyers short on cash

Home Warranty - Including a year (or two) of home warranty coverage serves as a peace of mind for the buyer that they won't have to foot the bill for unexpected repairs in the first year or two of ownership. Most policies include service to the home's HVAC, interior plumbing, appliances and major fixtures. The low cost of home warranties (typically a few hundred dollars) makes them a low risk-high reward incentive to offer.

Maintenance Fees - Some features of a home that you may consider "selling points" (pool, hot tub, sauna, gas fireplace, AC system, etc) can actually seem like detractions to buyers due to their related maintenance costs. You can assuage a buyer's concerns by offering to pay for the first year's worth of maintenance.

Landscaping - Offering to spring for a few additional landscape features can be a nice way to let buyers add personal touches to the property without taking on personal expense. Keep in mind that adding such touches on before putting the home on the market may have a greater impact (provided, of course that your landscaping choices aren't woefully misguided).

Condo/Homeowner's Association Fees - In a condominium complex or planned community, homeowner's dues add to the monthly cost of ownership. If the first year's worth of dues are taken care of by the seller, potential buyers have one less early-expense to worry about.

Price Reduction - Price reductions don't usually come to mind when discussing incentive strategies, but really no single factor is more important than the asking price. A well-timed price reduction can indicate to buyers that you are flexible and serious about selling the home.

Upgrades - In most cases major home repairs and touch ups should be completed prior to putting the listing on the market. However, offering to finance certain aesthetic changes, such as new exterior or interior paint, can be marketed as a means for the buyer to add their own personal touch to the home.

Extras - If you're going to offer a "throw-in" as an incentive, why not tailor the offer to the charms of your home? For example, the antique hutch that perfectly compliments your entryway might be included in the list price. If you've invested time and money in a prized back deck, including a premium gas grill could be a logical pairing. Buyers often view wild incentive offers with skepticism, but "thoughtful throw-ins" don't carry the same air of desperation.

Reduce the paper clutter!!!

Sort your repair bills and warranties and store them in a three ring binder so you'll know where to find them. Take a minute to write the phone numbers of repair services you use.

Keep a binder for medical bills and records and organize them by date using tabs. This is definitely much better than a pile of papers.

Picture albums are hard to keep up, but you want to save the photos. Invest in photo boxes or organizers and arrange them by subject and date, in the order you choose.

Winter is a good time to get caught up on some interior projects.........

Start a to-do list. Walk through your home, jotting down projects and maintenance problems you notice or that have been on your mind. Carry a screwdriver and a can of machine oil so you can immediately take care of minor issues, such as loose door handles and squeaky hinges.

Declutter your closets. Throw away anything you don't need. If you haven't worn it this year, you probably won't ever again. Buy additional shelves, hooks and boxes to organize everything that remains. Next: Declutter the laundry room, another often disorganized, small space.

Consider your flooring. January is a slow month for carpet sellers and floor refinishers, so it's a good time to get a deal on a replacement or spruce-up.

Weekly Update of "What's Happening In The Market With Patrick"

Home construction dropped a stronger-than-expected 14% in December while building permits for future construction dropped 8.1%. While media headlines show housing construction fell to its lowest point in 16 years, the details are less discouraging. December single-family housing starts were actually only down 2.9%, and the balance of the outsized drop in home construction came from the multi-family segment of the report; construction of housing with two or more units fell 40.3%, while groundbreaking for homes with 5 or more units plummeted 41.1%.

Initial jobless claims for the week ended January 12^th posted a surprising decline of 21,000 after seasonal adjustments. There are now three straight weeks of claims data that reflect a very low level of layoffs. These labor numbers suggest that while hiring may not be strong, there is no indication that businesses (outside of the construction and financial sectors) are retrenching in terms of payrolls and moving into recessionary mode.

Fed Chairman Bernanke told members of the House Budget Committee this morning that if they plan to develop a fiscal stimulus package to boost economic growth, they need to do it quickly. He concluded by stating that any fiscal stimulus program should be temporary, both to avoid unwanted stimulus as well as to limit the long-term impact on the federal budget deficit.

Keep in mind that if and/or when a fiscal stimulus program is approved by Congress and signed by the President, the prospects for higher interest rates within the next 90 days of the announcement date will grow exponentially. Fed rate cuts and government stimulus packages are specifically designed to sharply increase economic activity, which in turn sharply increases the demand for capital, which in turn ultimately pushes up both short and long-term interest rates.

Monthly Home Maintenance Tips - November

If you invest a few hours each month, you can keep you home looking great and avoid expensive repairs down the road. Here are a few reminders for you to check on this month.

Tidy up your yard. Trim plants, remulch gardens and rake up the last leaves to keep your yard looking nice through March.

Clean and stow lawn and garden tools. Use a wire brush to remove any rust and apply a thin layer of oil to metal-on-metal surfaces.

Replace the batters in fire and carbon monoxide detectors. You should usually try to do this when you adjust your clocks for daylight savings time. It's also a good idea to vacuum out the smoke detectors when you change the batteries so that they stay clean and operate at peak efficiency.

Insulate for winter. On a windy day, feel around the edges of doors, windows and fireplaces for any air leaks. Look for dust piles as clues to leaks. Cault any leaks that you find.

Helping Kids Adjust To A Move

Moving can be an exciting time for you and your children. It can also be a stressful time for your children especially if they are of school-age. The thought of going to a new school and making new friends can be overwhelming. How well your children handle stress and change depends on their personality and developmental age. Therefore, it is important to be patient and supportive of their feelings. There are things you can do to ease your children's fears and apprehensions as well as helping them adjust to the move.

Before Your Move:

Get as much information about your new area as possible. Contact the local Chamber of Commerce, Welcome Wagon and Board of Realtors.
Tell older children about the move several months in advance and invovle them in the house hunting process, if possible.
Share information about your new home, town and state with your child. Give them brochures and postcards, create a fun project that offers information about the new place - make a map or draw pictures of the new house.
Let them design how they want their new room to look - have them sketch it out or create something on their computer. This will begin to get them excited about the move and take some of the focus off their anxiety.
Take your child to see their new town, house and neighborhood whenever you can.
Visit your child's future school. Schedule time to meet the principal and some of the teachers and future classmates.
Plan a farewell/moving party for your child. Get them invovlved in the planning. Help them get addresses and phone numbers of friends and family they will be leaving.

After Your Move:

Help your child decorate their room - be sure to remember to give them some basic guidelines otherwise, you will be fighting another battle.
Make some exploratory trips into the community such as visiting parks, nearby restaurants or a skating rink.
Take your child to enroll in their new school and meet teachers and classmates.
Discuss the importance of extracurricular activities with your child and sign up for some things such as piano lessons, gymnastics, Girl/Boy Scouts, sports or clubs at schools.
Encourage your child to call or write friends and family to let them know about their new home.
Listen to your child's feelings (sad, scared, excited) about the move and offer extra support.
Help your child take pictures of your new home to send to friends and relatives - computers & digital cameras are GREAT for this.
Get to know some of the other parents and find out about their activities and their children's interests.
