      <title>News from the opera house....</title>
      <description>&lt;p&gt;Those of you that have followed my posts know that I have split my time for years between a career in opera, and in real estate. &amp;nbsp;As the rigors of the road have not meshed very well with my family life, and as we've been in an incredibly difficult economic climate for arts organizations, opera has taken a back seat over the past few years. &amp;nbsp;I still sing professionally, but it has become a hobby, and real estate has become my full time career. &amp;nbsp;Until recently, I'd been able to keep singing locally with the Baltimore Opera Company, which sadly fell victim to the recession last year, and closed its doors after a rather storied tradition. &amp;nbsp;It was like a giant punch in the gut to many of us here in Baltimore, and we wondered how we'd ever recover.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Some of us decided to make lemonade out of lemons, and start our own company, &lt;a href=&quot;http://www.baltimoreconcertopera.com&quot; target=&quot;_blank&quot;&gt;The Baltimore Concert Opera&lt;/a&gt;. &amp;nbsp;There are a number of other exciting operatic ventures taking place in Baltimore right now, including the &lt;a href=&quot;http://www.lyricoperahouse.com&quot; target=&quot;_blank&quot;&gt;Lyric Opera House&lt;/a&gt;&amp;nbsp;which will present international opera start Renee Fleming this week, and a production of Carmen in February. &amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;All in all, it is an exciting time to be an opera fan in Baltimore. &amp;nbsp;If you have interest in following the operatic landscape in Baltimore, you can sign up on &lt;a href=&quot;http://www.baltimoreopera.com&quot; target=&quot;_blank&quot;&gt;www.baltimoreopera.com&lt;/a&gt;&amp;nbsp;where a colleague of mine purchased the old domain name of the Baltimore Opera at auction, and now uses that site to keep the public informed of operatic events in town. &amp;nbsp;With Opera Vivente, American Opera Theater, and Baltimore Opera Theatre, as well as the Washington National Opera, there is no shortage of Opera in and around Baltimore.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;These organizations are struggling, however, and need your help. &amp;nbsp;Please remember them in your end-of-year charitable giving.&lt;/p&gt;

      <title>Devil's advocate...is the extension of the First Time Homebuyer tax credit a bad idea?</title>
      <description>&lt;p&gt;I know that I have been writing a good deal about the first time homebuyer tax credit as of late, and what can I say...it is on my mind. &amp;nbsp;A big segment of our client population happens to be first time buyers, so I am obviously wanting to stay in the loop.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;At the surface, this seems like a really good idea. &amp;nbsp;Most realtors that I speak to seem to be really hoping for the extension/expansion, as I am. &amp;nbsp;Anything that can stimulate this housing market is obviously something that I stand to gain from personally. &amp;nbsp;Or do I?&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;First, let's start with the positives&lt;/strong&gt;:&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;Obviously, my first time buyers are inclined (in theory) to &quot;get off the fence&quot; and take advantage of some great deals out there.&lt;/li&gt;
&lt;li&gt;If the expansion is approved for existing homeowners, my business could really benefit. &amp;nbsp;People that are already living in a housing stock that is appealing to a first-time buyer, would presumably have an easier time selling, and potentially trading up into a part of the market where there are outstanding values, while collecting a tax credit.&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Now, some questions and reservations&lt;/strong&gt;:&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;What if, in the long term, this credit is just continuing to prevent the market from making a necessary correction? &amp;nbsp;Home prices were rather inflated, and a lot of us certainly enjoyed the ride, but is this credit just going to prolong the inevitable and ultimately make the fall even harder?&amp;nbsp;&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;Why is it that the credit is the same regardless of the market? &amp;nbsp;Why is there the same incentive in healthy markets as in those that are hardest hit? &amp;nbsp;That doesn't seem to make sense, and the taxpayer is left paying the bill.&lt;/li&gt;
&lt;li&gt;Where on earth does the FIVE YEAR qualification come from for existing home-owners? &amp;nbsp;What about those that have been in their homes for three years, and are under-water? &amp;nbsp;&lt;/li&gt;
&lt;li&gt;As it looks to me, the credit is available to those buying a principle residence, but it doesn't REQUIRE that you sell your current home...there are some scary implications here.&lt;/li&gt;
&lt;/ul&gt;
&lt;div&gt;You may be interested in the post that sparked all of this thought. &amp;nbsp;A very bright writer named Jamie Smith-Hopkins that covers the real estate beat here in Baltimore wrote this &lt;a href=&quot;http://weblogs.baltimoresun.com/business/realestate/blog/2009/10/home_buyer_tax_credit_wheres_my_cheese.html&quot; target=&quot;_blank&quot;&gt;post on her blog&lt;/a&gt;. &amp;nbsp;It is interesting that most people seem to be in favor of the idea, but the comments on the blog post are particularly interesting.&lt;/div&gt;
&lt;div&gt;&lt;br /&gt;&lt;/div&gt;
&lt;div&gt;In summary, I don't really know where I stand on the subject. &amp;nbsp;In the short term, I probably stand to gain a lot of immediate business. &amp;nbsp;I know that I go above and beyond to make sure that people are very qualified to purchase, as I am looking to not just make one sale to each client...I want to hear from them in six or seven years when they move. &amp;nbsp;So, I guess I am not overly concerned that one of my clients would be &quot;victimized&quot; by the credit, I do however wonder what the implications are to the market as a whole, and to my tax bill. &amp;nbsp;On the surface it seems like a great deal, but it appears to be rather poorly thought out in an effort to &quot;do something quickly.&quot; &amp;nbsp;&lt;/div&gt;

      <title>Make it a productive Monday with GOOGLE TASKS competition.</title>
      <description>&lt;p&gt;We all know how rewarding it feels to cross something off of our TO-DO list. &amp;nbsp;I know that I am guilty occasionally of adding things to the list that I've already accomplished, just so that I may have the pleasure of crossing them off! &amp;nbsp;If there is anyone out there that doesn't know about &lt;a href=&quot;http://mail.google.com/mail/help/tasks/&quot; target=&quot;_blank&quot;&gt;GOOGLE TASKS&lt;/a&gt;&amp;nbsp;then let this be the day you figure it out! &amp;nbsp;Google's free web based programs are very easy to use, and I find that the TASKS program is one of the most valuable.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Since it is web based &quot;cloud&quot; computing, no longer do you need to carry around a big TO DO LIST with you! &amp;nbsp;On Monday mornings, I set my tasks for the week, in multiple different categories. &amp;nbsp;I currently have a Buyers category, a Listings category, a Prospects category, then a personal TO DO list, a Shopping list, and a list of tasks for volunteer organizations that I am involved with. &amp;nbsp;I can access this list wherever I have an internet connection, and even on my phone while I am at the grocery store. &amp;nbsp;As I cross things off the list, it is updated everywhere. &amp;nbsp;I am able to take advantage of those fifteen minute windows between appointments in ways I never have before!&lt;/p&gt;
&lt;p&gt;Once a task is &quot;checked off&quot; you have the ability to leave it visible, with a line through it, and UNCHECK it the following week. &amp;nbsp;This is terrific if you like to keep track of contacting that prospect once a week, writing a blog post a few times a week, remembering to make updates to your website weekly, etc. &amp;nbsp;Dates can be assigned to tasks, and they can show up in your Google Calendar...&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Gone are the days of freaking out because you've misplaced your To-Do list.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Set up a Google Task list today, and chime in at the end of the day to let me know how many things you've accomplished. &amp;nbsp;Blog post was number seven for me today! &amp;nbsp;Good luck!&lt;/p&gt;

      <description>&lt;p&gt;So, my blog posts have been lackluster as of late. &amp;nbsp;Partially from feeling a little beaten down about the market, partially from getting used to having our first child, and partly due to my latest project.&lt;/p&gt;

&lt;p&gt;Now, although this takes a good bit of time, I try very hard to not let it take time away from my business. &amp;nbsp;Occasionally, it is a big challenge, as there is so much energy surrounding this project, the excitement is reminiscent of the real estate boom. &amp;nbsp;I realized very recently that there is a lot to be learned from this experience that can be translated into my business. &amp;nbsp;Rather than whine about the loss of our beloved Baltimore Opera company, we got to work...created something wonderful, and felt great along the way. &amp;nbsp;Our tumultuous environment in the real estate world certainly presents opportunities for us to re-tool, examine the way we do business, the way we ask for referrals, what we are thankful for, what used to be easy that is now hard work. &amp;nbsp;&lt;/p&gt;

&lt;p&gt;With every performance that we present, I marvel at the work...from our volunteers, our singers, our pianist, the employees at our incredible venue. &amp;nbsp;There is a reason, after all, that opera is latin for WORK! &amp;nbsp;However, that work is appreciated by our audience, and at the end of the day, we take great satisfaction in that.&lt;/p&gt;
&lt;p&gt;Running a business in a tricky business climate is work indeed, almost an art. &amp;nbsp;The next time that I get to the settlement table, I promise to reflect a little bit on the amount of work that went into the deal on behalf of my client. &amp;nbsp;I'll realize that I have a unique skill set that allowed this transaction to happen smoothly, or God forbid if something went wrong, I had the skills to &quot;right the ship.&quot; &amp;nbsp;With that attitude, I don't see why my &quot;audience&quot; won't grow to standing room only!&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;

&lt;p&gt;I have a lot of buyers that have scurried to get in under the November 30 deadline, and although THEY might be slightly annoyed, I personally think that extension and expansion is necessary. &amp;nbsp;There is some talk that the credit could be expanded to include all buyers, as long as it is a primary residence. &amp;nbsp;Although I think that is a long shot, it would come a whole lot closer to accomplishing the goals that the tax credit was designed to do. &amp;nbsp;It would certainly get our industry a little more active! &amp;nbsp;It would make for a pretty great time to &quot;trade up.&quot; &amp;nbsp;Those who are in &quot;first time homebuyer&quot; type houses, could more easily attract buyers if the credit were extended, and they could use the credit to help with some expenses involved in &quot;trading up.&quot; &amp;nbsp;&lt;/p&gt;

      <title>Two years ago, I would've traded you five buyers for one listing...how times have changed.</title>
      <description>&lt;p&gt;For years, my business partner and I have specialized in marketing listings. &amp;nbsp;Buyers, we'd work with as a &quot;favor&quot; to a friend! &amp;nbsp;We prided ourselves on our &quot;ahead of the curve&quot; marketing techniques that would make our listings stand out. &amp;nbsp;Today, although we certainly haven't given up, it seems that the only thing that will get a house to move is the right price....fancy websites and videos can only do so much.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;The silver lining to all this, is a chance to reconnect with why I got in this business to begin with. &amp;nbsp;It is quite rewarding to work with a first-time homebuyer, to guide them through the steps of buying a home, to go to bat for them in negotiations, and to help them stretch every dollar. &amp;nbsp;This is the best opportunity that we've had to make &quot;clients for life&quot; as long as I have been in the business. &amp;nbsp;Sellers (some!) are starting to be reasonable about pricing, and repairs, the government is rewarding first time homebuyers with $8k, there is a TON of inventory to look at (increasing the chances of really finding that dream home). &amp;nbsp;It's almost too easy!&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Yes, there are some pitfalls, financing can be a little more challenging...helping buyers make a decision when there is so much inventory can be challenging, we certainly put more miles on the car...but...I wish that two years ago, I wasn't offering (even jokingly) to trade you five buyers for one seller. &amp;nbsp;This is where the personal connection is...this is what gets me out from behind the video-camera and the computer...and incidentally, in five to seven years...these are our listings!&lt;/p&gt;

      <description>&lt;p&gt;The entertainment budget in our household (as well as many others I'm sure) has been slim as of late.&amp;nbsp; Thank goodness we live in Charm City!&amp;nbsp; This is the first of a series of posts which will document how easy it is to enjoy Baltimore on a budget.&amp;nbsp; I will chronicle ten outings, in and around Baltimore, and I am giving myself a whopping budget of fifty bucks!&amp;nbsp; Wish me luck!&lt;/p&gt;

&lt;p&gt;Yesterday evening was one of those occasions.&amp;nbsp; As part of the Cathedral Music Series, Daniel Sansone gave a recital of organ music on the brand new &lt;a href=&quot;http://www.schantzorgan.com/RecentDetail.cfm?yJob=2275&quot; target=&quot;_blank&quot;&gt;Cathedral organ&lt;/a&gt;, completed one year ago by the &lt;a href=&quot;http://www.schantzorgan.com/&quot; target=&quot;_blank&quot;&gt;Schantz Organ company&lt;/a&gt;, of Orville Ohio.&amp;nbsp; Although I am rather educated in classical music, my knowledge of the organ repertoire is blissfully limited.&amp;nbsp; This allows me to truly &quot;unplug,&quot; rather than being in &quot;work&quot; mode.&amp;nbsp; I spent ninety minutes bathed in glorious sound as I enjoyed the inspiring architecture of the Cathedral.&amp;nbsp; The recital began just as the sun was setting in the stained-glass window on the western wall above the altar.&amp;nbsp; Mr. Sansone chose to play the first selection (Bach's Fantasy in G Major) from the front console, giving the audience a unique perspective, one couldn't help but feel as though they had just stepped into the cockpit of a jet, with the four keyboards and myriads of controls...thank goodness this organist knows how to fly!&amp;nbsp; The majority of the recital was played from the gallery, which features 104 Ranks, and 75 stops, a truly impressive instrument that was handled with virtuosic flare.&amp;nbsp; The highlights of the program for this listener were the &lt;em&gt;Toccata, Fugue and Hymne sur &quot;Ave Maris Stella&quot; &lt;/em&gt;by Flor Peeters, and the &lt;em&gt;Sonata in G Major &lt;/em&gt;of Sir Edward Elgar, which closed the program.&amp;nbsp; As I sat there in this remarkable space, I reflected on the great deal of work that went into creating such beauty...the countless man-hours spent building and maintaining this limestone miracle known as the Cathedral of Mary our Queen, the ornate stone and woodwork, the miles of stained glass, the mamouth task of building the new cathedral organ, the hours that went into planning this recital not to mention the lifetime of devoted practice that allows the organist to bring this music to life.&amp;nbsp; All of this work, which inspires the cathedral's parishoners (whether consciously or not) on a weekly basis, provided me with ninety minutes of pure relaxation, reflection, decompression...joy.&lt;/p&gt;
&lt;p&gt;An added bonus, this great evening didn't effect my entertainment budget in the least...the Cathedral Concert series is free to the public (they do accept a free-will offering, but for the purpose of my project, we're calling it free~)&amp;nbsp; Check the &lt;a href=&quot;http://www.cathedralofmary.org/&quot; target=&quot;_blank&quot;&gt;cathedral's website&lt;/a&gt; for a schedule of upcoming events...and stay tuned for more posts!&lt;/p&gt;

      <description>&lt;p&gt;OK, we are in a tough time right now, and every piece of business in important, but I still feel that in a &quot;karmic&quot; sense, educating the public needs to be priority number one.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I am in a rather unique situation at my current brokerage, the agents are busy!&amp;nbsp; My partner and I are two of only a handful of agents that are doing any on-line marketing.&amp;nbsp; As a result, when someone sees a sign in front of a home and &quot;googles&quot; our company name, our info tends to come up.&amp;nbsp; We do get a number of qualified leads this way, and for the most part, the listing agents are too busy to field all of the calls, and are pleased that we are working the business.&amp;nbsp; After all, the buyers are contacting us directly through OUR private website, or AR, so I do not feel as though we are poaching any leads.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;This scenario leads to usually 7-10 phone calls per week.&amp;nbsp; I continually marvel at the percentage of those calls where the buyer thinks that they are saving money by contacting the listing brokerage directly, and even more, the number of people that actually verbalize that thought.&amp;nbsp; All that I have to do is explain that if they contact the listing agent directly, they are not represented, and the listing agent gets paid twice!&amp;nbsp; Today, the lead did not go to me...it went where it belonged...to an agent who had been working with this client for weeks (apparently without a brokerage agreement...but that's another story) and was about to get cut out of the deal because the buyer thought they could save some cash.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;How as an idustry can we get the idea out there to the public that buyer representation is important, and for all intents and purposes, free.&amp;nbsp; Any thoughts, short of &quot;one buyer at a time?&quot;&lt;/p&gt;

      <description>&lt;p&gt;I had the opportunity yesterday to tour &lt;a href=&quot;http://www.turnerdevelopment.com/&quot; target=&quot;_blank&quot;&gt;Turner Development's&lt;/a&gt; newest project in Baltimore's Locust Point neighborhood yesterday, and the day before.&amp;nbsp; I feel that I need to consult a thesaurus prior to making this post, as I don't think that my feeble vocabulary is stocked with enough superlatives to describe this truly amazing project.&amp;nbsp; I want to be clear, that I have been skeptical of this project since its inception, but am truly blown away by the progress, and with the finish line is sight, the end result.&amp;nbsp; I originally and naively thought that it would be crazy to build a luxury development like this in South Baltimore, without the businesses in place to cater to the residents, but now firmly believe that Silo Point is about to be the anchor that turns Locust Point into one of the premiere neighborhoods in Baltimore.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;a href=&quot;http://www.silopoint.com/flash.html&quot; target=&quot;_blank&quot;&gt;Silo Point&lt;/a&gt; is a 228 unit development is a conversion of a 1920's grain elevator silo, nestled in perhaps the most attractive piece of water-front in Baltimore, near Fort McHenry.&amp;nbsp; The northern side of the building has absolutely stunning views of the Baltimore City Skyline, and the Inner Harbor.&amp;nbsp; The neighborhood has building restrictions in terms of height, but Silo Point is grandfathered, meaning that nothing is going to block these truly extraordinary views.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;To me, this project redefines luxury.&amp;nbsp; The insdescribable views aside, this development offers every amenity one could look for.&amp;nbsp; I found myself speechless at the level of workmanship that went into the conversion of this structure, retaining much of the original concrete (especially breathtaking are the columns in the main lobby) while bringing all of the modern amenities one could want, including &lt;a href=&quot;http://www.amx.com/&quot; target=&quot;_blank&quot;&gt;AMX touchpad technology&lt;/a&gt;, closets by &lt;a href=&quot;closet innovations&quot; target=&quot;_blank&quot;&gt;closet innovations&lt;/a&gt;, a myriad of available floor-plans (I think 30 at my count), terrific restaurants, a concierge, 24hr gym, and the list goes on.&lt;/p&gt;

&lt;p&gt;My clients and I stopped in on Sunday afternoon while we were touring other properties in the area and were met by very friendly staff, and a stunning sales center.&amp;nbsp; Sadly, we were unable to take a tour that day, but quickly rescheduled for the following day.&amp;nbsp; We were met the next afternoon by Scott, the very personable and extremely knowledgeable sales manager.&amp;nbsp; We viewed a number of different floor-plans and models, and were impressed by just about everything, including the price (most of what we looked at was under the $750k mark).&amp;nbsp; There was a flurry of activity, with workmen everywhere as they get ready for an opening event in the coming weeks.&lt;/p&gt;
&lt;p&gt;If city living is your thing, take a look at Silo Point...here I am, publicly &quot;eating crow,&quot; I was wrong...way wrong...Congrats to the folks at Turner Development, this project is a home run (did I mention you can see Camden Yards)&lt;/p&gt;

      <title>Is this the right platform to share your political beliefs?</title>
      <description>&lt;p&gt;I am amazed that the number of blog posts on AR regarding the presidential campaigns of John McCain and Barack Obama.&amp;nbsp; I understand that this is a great format where people can truly speak their minds, but is it really a good idea to broadcast your political beliefs like this?&amp;nbsp; I mean, I am just as happy to sell a home to a John McCain supporter as I am to a Barack Obama supporter.&amp;nbsp; I don't mean to discount the importance of this election.&amp;nbsp; I have very strong beliefs about who I am going to vote for and why.&amp;nbsp; I just really would hate to alienate a potential customer who happens to disagree with my politics.&amp;nbsp; Shouldn't the laws of a first date apply to blogging?&amp;nbsp; Never discuss politics or religion?&lt;/p&gt;

      <title>I can't sell it if I can't show it...</title>
      <description>&lt;p&gt;At the risk of turning an otherwise positive blog into a world-class rant fest, I thought I'd share an experience that just boggles my mind in this slow market.&lt;/p&gt;
&lt;p&gt;I have a young, qualified, eager and responsible client who is looking to purchase a multi-family here in Baltimore to live in one unit and rent the other.&amp;nbsp; We had scheduled to see eight properties today, and were actually able to view TWO.&amp;nbsp; Of the other six, there were five who just didn't return my calls for showings (after three days of trying) and one who insisted that the key must be picked up at his office (miles out of our way) in order to show.&amp;nbsp; I left early, so as to not take time from my client to play go-fetch, and headed to the listing agent's office (incidentally, and office that I was once affiliated).&amp;nbsp; Needless to say, the key was not there, after I was assured that it would be waiting for me at the front desk.&lt;/p&gt;
&lt;p&gt;Long story short, people...I cannot sell it if I cannot show it.&amp;nbsp; You are not serving your client well if you cannot arrange a showing on THREE days notice.&amp;nbsp; I can almost guarantee that these agents are also the ones who are complaining about how bad the market is.&amp;nbsp; Do your job, I want to sell your listing...at least call me back...you remember the phone, right?&amp;nbsp; That thing that used to ring off the hook when the market was HOT?&lt;/p&gt;
&lt;p&gt;I take solace (as does my client) in the fact that if we have to work so hard to view the property, so do other folks...I'm a persistent bugger, and we'll get in there before the competition.&lt;/p&gt;
&lt;p&gt;Thanks to those of you who have called back this week....I'll return the favor!&lt;/p&gt;

      <title>My favorite neighborhood</title>
      <description>&lt;p&gt;I realized a long time ago that I don't just sell houses, I sell neighborhoods.  It's a good thing that I love my neighborhood!  Here is some video footage that was shot on a lovely Spring day this year of the Mount Vernon Cultural District in Baltimore City.  It is home to the Baltimore Opera Company, The Baltimore Symphony, The Peabody Conservatory, Walters Art Gallery, Center Stage and many more wonderful arts organizations, not to mention a ton of fabulous restaurants.  I hope to get some more little video tours of my favorite place up and running soon!&lt;/p&gt;

      <title>Hunger Strike?</title>
      <description>&lt;p&gt;I am not a big complainer about the slower market, in fact, things have never been better for my business.  I am not the type that stares at the phone and wonders why it doesn't ring.  My business partner and I have been able to move a large number of listings in this challenging market through proper pricing, adequate preparation, and aggressive marketing.  For the most part, our strategies are working...this makes it all the more frustrating when we can't move a particular property.  Why do strategies work in some places and not others?&lt;/p&gt;
&lt;p&gt; &lt;/p&gt;
&lt;p&gt;We have a wonderful listing in a beautiful, highly sought after neighborhood, a stone's throw from our office in Baltimore City's Mt. Vernon neighborhood.  We've had an huge number of showings, and the feedback is always stellar.  The owners really prepared the property well, priced it right, and are incredibly flexible about showings (even with a newborn and a two year old!).  Our website gets about 7500+ unique visitors per month looking at this property, yet nobody has been able to pull the trigger. &lt;/p&gt;
&lt;p&gt; &lt;/p&gt;
&lt;p&gt;Normally, I would trust that this is just going to take a little time...we're doing everything right, and a buyer is truly around the corner.  Unfortunately, the sellers NEED to move as with their newborn they have outgrown the place, and they have already located the property that they would like to buy.  Short of advising them to have a firesale, or staging a hunger strike until we get it sold, I just don't know what to do to get this listing any more attention. &lt;/p&gt;
&lt;p&gt; &lt;/p&gt;
&lt;p&gt;My bag of tricks is nearing empty...if there any any ACTIVERAINERS out there who happen to be looking for a STUNNING two bedroom condo in Mt. Vernon at a great price, give me a call...and bring me a sandwich.

      <title>We've all had this happen...</title>
      <description>&lt;p&gt;So, I get the call on Thursday...an excited investor that found me (of all places) on ActiveRain.&amp;nbsp; The investor is pre-approved, and unlike many calls I've been receiving from graduates of some awful &quot;investor class&quot; they are actually looking to take title to properties rather than wholesale, and start a portfolio of rental properties.&amp;nbsp; We discuss some strategies, and decide to meet on Sunday.&lt;/p&gt;
&lt;p&gt;I set up eight showings on some rather distressed properties requiring total rehab.&amp;nbsp; The investors gladly watched as I unboarded home after home with my screw-gun so that they could take a look.&amp;nbsp; The&amp;nbsp;second to&amp;nbsp;last one of the day was a winner, they asked me how we would go about writing an offer.&amp;nbsp; I explained the process, and notified them that there were special bank addendums that would be required, and that I would obtain them from the listing agent.&lt;/p&gt;
&lt;p&gt;Of course, that morning when we met, I provided the buyers with &quot;Understanding whom Agents Represent&quot; and with a copy of my buyer broker agreement.&lt;/p&gt;
&lt;p&gt;So, after 45 minutes or so on the initial phone call, 30 min setting up appointments, and five hours away from my beautiful wife and child on a Sunday morning...you all know what's coming.&lt;/p&gt;
&lt;p&gt;The investor is not comfortable signing a buyer broker agreement.&amp;nbsp; They have located an agent who will work without one.&amp;nbsp; They wrote an offer on the property with that agent.&lt;/p&gt;
&lt;p&gt;Now, really, this was a very small sale, and a very small commission, but we have worked long term with some investors in Baltimore City who have bought multiple properties through us, and I am all about building the long-term relationships.&amp;nbsp; I realize that we all &quot;waste&quot; a few hours here and there with buyers that end up going elsewhere, and that my tiny payday on this sale is hardly worth crying over, but I realized something this time around.&amp;nbsp; The general public has a really poor understanding of how our industry works.&amp;nbsp; Occasionally, someone will get enough information to be dangerous, and really miss the forest for the trees.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I explained to these folks that my exclusive agency agreement is pretty buyer friendly.&amp;nbsp; They can cancel the agreement at any time if they are not happy with my work, and 14days later, they are free to work with whomever they wish.&amp;nbsp; Of course, I am entitled to comission, should they purchase anything that I had showed to them (for a period of three months after the agreement is ended).&amp;nbsp; Yet, they don't really listen to that...all they hear is &quot;I am commited to working with this person only...&quot;&lt;/p&gt;
&lt;p&gt;We generally try to have a &quot;sit down&quot; meeting with anyone before we will take them out to&amp;nbsp; view properties but occasionally people will balk at that idea, and I realize that it's a gamble if we decide to meet with them anyway, but I have a few questions for the group:&lt;/p&gt;
&lt;p&gt;1) what is it about our industry that gives the public the perception that they can abuse our time and take advantage of us?&lt;/p&gt;
&lt;p&gt;2) what are some ways that we can further limit our risk?&lt;/p&gt;
&lt;p&gt;In the end, when I look at the big picture, this is all for the best...I don't really believe that these particular investors are experienced, motivated, intelligent or realistic enough to really build a portfolio that would be an important part of our business.&amp;nbsp; They were seemingly incredibly naive about costs of renovation and what kind of work it would entail to manage a portfolio of rental properties in Baltimore City.&amp;nbsp; I did my best to share my knowledge with them (free of charge) whilst risking life and limb to show them $20k shells...but again, they obviously had their own information and ideas from another source.&lt;/p&gt;

      <title>Peaks and Valleys</title>
      <description>&lt;p&gt;In my relatively short eight years in this business, I have experienced many peaks and valleys.&amp;nbsp; Months with eight settlements, followed by months with one, or none.&amp;nbsp; If there is one thing that I have learned, it is that the most important times seem to be the valleys.&amp;nbsp; If you put your nose to the grindstone in the tough times, you will reap the rewards.&amp;nbsp; It&amp;#39;s also important, however, to remember that when you are in that month of eight closings, you need to be finding some way to spend some time focusing on the next couple of months, or these peaks and valleys get worse and worse.&amp;nbsp; You work for fingers to the bone when you&amp;#39;ve got the business, then crash when it&amp;#39;s all done.&amp;nbsp; When it is easy, everyone does it...it is what we do in the rough times that set us apart from the crowd.&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;Happy selling,&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;Brendan&lt;/p&gt;&lt;p&gt;&lt;a href=&quot;http://www.opera-houses.com&quot;&gt;www.opera-houses.com&lt;/a&gt;&lt;/p&gt;</description>

      <title>A lesson in agency for the public...</title>
      <description>It never fails to amaze me how few consumers have a clear understanding of agency relationships.&amp;nbsp; It is a pretty simple concept, muddied no doubt by the countless lawyers that must prepard documents with which to protect us and our brokers, but simple nonetheless.&amp;nbsp; Why is it that so few people have an uderstanding of how WE get paid?&amp;nbsp; A number of times in my years in the business, a buyer has &amp;quot;pumped me for information&amp;quot; then gone and purchased a home directly from the listing agent, truly thinking that they are saving money.&amp;nbsp; We try to explain this in our homebuying seminars, but this is a venue for people that have already decided that they&amp;#39;d like to get educated about the homebuying process.&amp;nbsp; Any thoughts regarding how we as an industry can demystify AGENCY to the public?</description>
