Real Estate Flyers, Virtual Tours & Websites

Wikipedia defines a Vritual phone number as: a telephone number without an associated phone line. Usually these numbers are programmed to be forwarded to either a Voice over IP service such as skype, or to a different phone line, fixed or mobile.

The addition means that you can get a local phone number and this phone number will ring wherever you have your laptop connected. Yes this means that if your in Hawaii, if your laptop happens to be connected, skype would ring on it and you would pick up the phone call free of charge just as if you were back home!!!

What if you have a 1800 number? Simply forward your 1800 number to your virtual number and this number would ring on your laptop.

Virtual numbers run at around 20 dollars per year. Quite affordable if you ask me.

Reducing your telephone bill:

Skype also has a service for 15 dollars per year that allows you to call anywhere in the U.S. and Canada.

Skype is also selling phones that are constantly connected to broadband in case you do not have your laptop on all the time.

Researchers at Enquiro did an eye tracking study to see what users looked at on the screen. Results show that eyes stay within a zone they call the Golden Triangle.

72% click on the first entry that meets their criteria within the Golden Triangle!!

This graph compares the three Major Search Engines. MSN - Yahoo - Google

Where according to author Aaron Wall from the SEO Book in general, Google gets twice as much traffic as yahoo and Yahoo twice as much traffic as msn.

How to create space next to and around an image

To create a horizontal space next to an image

Add hspace= x to the code <img src="image.gif" hspace=8">

To create a Vertical space next to an image:

Add vspace=X to the code <img src="image.gif" vspace=8">

Where x refers to the number of pixels between the image and the text

How to put your text next to an image

Add align left <img src"file.gif aligh=left

Similarly, interchange left with right for the opposite results.

How to apply a border next to an image

Add border= x <img src="archive.gif" WIDTH=48 HEIGHT=40 border=8>

To eliminate this border simply set border=0

How to make a pic or text clink on screen - also called marquee

Type: <marquee> text</marquee>

I remember reading an article a while back on various ways to get links to your site (If i remember where i read it ill link back to it). One of the methods that cought my attention was by writing testimonials for companies you would recomend and include a text link or link in it.

Many companies, just like any of us, are proud to place testimonials on their web pages and many a time even on the home page of a website. After all, social proof is hard to beat.

I remembered this while I was developing my real estate marketing blog and I was adding some testimonials on my site. While I did not add any on my home page, I did add some In many of my Internal pages.

If your lucky the company has a Page Rank of 3 or higher and will work nicely in your SEO efforts.

These characters require the following format: &xx where xx refer to a character

To use the special characters follow these steps:

Then the code of the symbol
Finish with (;)

For example:

Accents &xacute; replace the letter x with the letter with the accent

Footer

A footer is usually used to indicate one of the following:

Theme of the page
Date of last page actualization
Name and e-mail of author
Company info

To include the footer, you should do the following:

Type: <address>text</address>

E-mail

The footer can include your mail address

To include a link to an email follow type the following:

On the 31st of August I wrote a post on some of the very best SEO posts on Active Rain called the Rainer's SEO guide.

Having just finished posting, I thought to my self. With so many posts written on SEO and so many good ones, it is clear some of us on AR are being successful in ranking our websites in search engines.

However, how is this traffic being converted?

Effective copy writing is important and there are also many articles written about this on Active Rain -

How about the good old e-mail marketing and staying top off mind? I did a good search on e-mail marketing to do a possible review on the best e-mail marketing posts on Active Rain and found VERY few posts on e-mail marketing compared to SEO.

I then did a search for an e-mail marketing group, guess what? I didn't find any!! For this reason I started the E-mail Marketing Group in hope that we can all post our experiences and learn from this still very powerful advertising medium.

I am just conducting a small research on the importance of having online and offline marketing material in Spanish.

As many of you know, I run the Free Software Initiative (Free Real Estate Flyers & Virtual Tours) I have been contemplating making the final product available in Spanish as well.

i.e. having the titles in a virtual tour or flyer in Spanish, instead of price we would have precio or contact would change to contacto -

This would then enable bilingual Realtors to write the property info in Spanish and have flyer's in Spanish and virtual tours in Spanish.

Also would like to know if translation services from English to Spanish for flyers and virtual tours is something anyone would be interested in.

Just finished making my new Real Estate Marketing Blog and this is my personal profile on my blog - your thoughts and comments are appreciated!

If you have ANY questions ANY, I usually go out of my way to answer them. I get hundreds of e-mails a day and literally go through each and every one of them.

This is Guru Real Estate Marketing.

I constantly work on making the Guru Software Brand more accessible. Thus, the “Donation Driven Free Software Initiative”.

Keeping quality Real Estate Software accessible is my Goal.

I am constantly working to create an on line environment where you're not talking to a wall. An environment where your thoughts ideas and concepts are heard and applied.

My Background

I studied Marketing and International Business at the Asper School of Business. I found myself always out of place in classroom and spent more time in the library than in class.

Curiosity is satisfied at a faster pace than lectures. I found lectures slow and most of the time spent regurgitating text books. During the many hours I spend in the library, I read everything from the beginnings of law with hamurabis code to the development of the insurance industry. I was still trying to find my little place in this world, my passion. Three years into university, i started to find my place.

At the time, I was working as a Real Estate Agent. I was looking for affordable marketing solutions for my business and found it amazingly hard to come across any. Until I stumbled upon the on line world.

The WWW makes anything and everything possible. My passion quickly became online marketing, technologies over the web and of course Real Estate.

Since then, I have taken HTML, XHTML, PHP and MY SQL courses. I am in no way a programing genius, but knowing their applications and principles has helped me develop better on line products for the real estate industry.

On line Marketing: I have literally read hundreds of books on SEO and SEM. I find it a fascinating subject and continue my studies on a day to day basis. Its amazing how much junk I had to go through in the beginning before I found any coherent, usefull and relevant information.

My first product was www.guruhomevisions.com, I was charging a modest fee of $149.99 per year to create unlimited virtual tours. This wasn't enough for me. I asked my self; What about an agent just starting? $149.99 may not be a heck of a lot when it comes to virtual tours but for a small business it could definitely be.

I started looking into different business models and came up with the first Donation based on line Real Estate Software for Real Estate Agents world wide.

Are you just starting out and cant afford it? Don't worry, its free and i know you will get me back when your up on your feet and running.

Life Experience

I had a very fortunate childhood. My father worked for the International Division of a Bank and I spent my childhood traveling the world. I have lived in Mexico, Japan, England and Korea.

My childhood is probably the main reason as to why I like the web so much. The web just makes the world so much smaller, more integrated. I can be in contact with an agent in New Zealand about their business and similary talk to an agent in Nebraska. No restrictions.

My Work Ethic

I am at the computer probably 15 hours a day, yes this seems insane, but my work is my hobby is my passion.

Remember when you were playing for hours on end and would nag your parents for making you go indoors for supper or to sleep?

In todays HTML Crash Course we are going to view:

Marker – Hyper link between pages – – Linking Pictures

Marker-

Markers link different parts of the same page.

First the destination of the page is set then text which will take you to this destination is set.

To create one follow these steps:

Type <a href= “link”> text that the link receives</a>

To create the hyperlink to that point:

Type <a href= “#link”>text to activate link</a>

# indicates the system to look for the word that follows in this case its link. Link or whatever you decide to call your marker makes reference to where the link should go once clicked on.

Have you ever been to a page where you click on an item and it takes you to another part of that same page? That is exactly what the marker does.

Hyper link between pages

To create hyper links between your pages follow these steps:

Type <name= “link”> text that receives the link</a>
Type <a href= “nameofpage.html#link”> text to activate link </a>

Where # indicates the system to look for the word that follows in this case its link. Link or whatever you decide to call it makes reference to where the link should go once clicked on.

Miniature images; how to make the image appear larger in another window

You can link a small image to a larger image.

Follow these steps:

Where you would like the miniature graphic to appear type: <a href= “images/archive.jpg”>

Where a href is the link to the large image and img src indicates the smaller image with Width and Height as reference of its seize.

Notice it is all enclosed within the <a> tag </a>

Today we will continue learning some important tags within they HTML code.

We will apply these tomorrow in to your single property website.

Hyperlinks

Hyperlinks link pages and images. Local File are found in the same Folder.

To link a local file:

Create the document and save it as x.htm
Type: <a href=“x.htm”>text of your hyperlink</a>

Hyperlinks in Buttons

It is sometime preferable to have hyperlinks in the form of a button.

Follow these steps:

Type: <a href= “folder.htm”><img src= “folder/file.gif”><a/>

Where the image is inserted in the second portion of the code. <img src= “folder/file.gif”>

Image Folder

Creating an image folder will hep you organize your images better.

Follow these steps:

Create a folder called images and cut and past it into your website folder.

Save your images in your images folder

In each link add images before your image name <a href= “images/x.gif”>text<<a/>

Index.htm

Servers prefer your main page on your site to be named index.htm for the main page of your site.

To change the name of the of your main web page do the following:

Right click on your file
Select Rename and type: index.htm
Hit enter

External Hyperlinks

External Hyperlink simply means a link to another page on the web, not within your web page.

To make one follow these steps:

Type: <a href=“webaddress”>text of hyperlink </a>

The text will appear underlined and in blue.

In todays HTML crash course i am going to go over a few tags, then dive straight into starting our single property web page.

Styles

Its quite simple to apply styling to your text.

To apply styling to your text do the following:

Type the desired tag before and after the text you would like to stylize:

text Bold
text Italics
<tt>y</tt> Type write Text

You can also apply more than one style to the same text. For example:

<tt>text</tt>

Lists

There are two types of lists; ordered lists and unordered lists.

Ordered lists are ordered by numbers: 1,2,3,4,5,6,

Type <ol>name of list - before the name of the list and ending tag at the end of list </ol> and <li> before every element in the list.

Example:

<ol> Testing List

<li>point 1

<li>point 4

</ol>

Where </ol> closes your ordered list. You can similary do this without the name of the list and simply put <ol> before your first point <li>.

Unordered lists are made with bullets.

Pictures

Before inserting pictures please consider the following points:

Images are always located in the same file where your HTML document is located.
Including to many images slows page download.
Same picture can be used more than once on the page.

Inserting Pictures

To insert an image do the following:

Type <img src= “file/nameofpic.jpg”>

How to align text next to a picture:

Type align=xxx in the image tag

Where xxxx = middle, left or right

Ok so lets start with your single property website!

Note: my web folder is on my desktop and within that folder theres a sub folder called images that contain the sample property images.

Open a new folder on your desktop and name it: singleproperty
Open your note pad write and write open your html,head,title and body tags and save the file as website.html

It should look like this:

<head>

<title> Your Property Address </title>

</head>

<body>

</body>

</html>

Open your html file in your note pad
Insert the color you want as your background inside the opening body tag <body>
Insert the text color you want for your document inside the opening body tag <body>
Insert the your H1 and align it in the center or <h1>
Insert an image and align it in the center <center>
make an unordered list with the property details <ul>
Insert three images and keep them aligned in the center
- <img src="images/bruno002.jpg" width="250" height="200">
- Close your center, body and html tags.

The HTML would look like this:

<head>

<title> Your Property Address </title>

<H1 align=center>115 Beautiful Website Av </H1>

Sorry guys i KNOW yesterday i said that i was going to get all into the good stuff with adding photos into your single property website and everything.

However, after reviewing the program i thought it would be better to review the following first:

Modify background of your single property website

How to add texture to your single property website

How to add color to your text.

How to adjust font size

How to change font style

How to modify thickness of lines which we learn't yesterday: the hr tags

This will allow us to make a decent looking website using only html :)

Background color

To modify background color follow these steps:

Modify the <body> line at the top of your html document it should appear like this:
1. <body bgcolor=xxxxxx> (where bg = background)

The x's refer to the color.

You can use the following colors:

Aqua
Blue
Navy
Purple
White
Black
Fuchsia
Olive
Red
Yellow

As you know there are MANY more colors to choose from, however, the rest have to be added by their number codes.

To insert a number code you must first know the code you want to use, you can find all the codes on this website:

http://html-color-codes.com/

The only thing that would change in the HTML code would a # sign before the code like this:

Background Texture

So maybe you don't want to use a plain color as your background. Thats fine!

First you must find a suitable background image for your single property website.

There are many free background image providers on the net here's a sample of a website:

http://www.fg-a.com/backgrounds.htm

So to the juicy stuff!

To insert an image as part of your background follow these steps:

Add the following code within your body tag.
1. <body background= “properties/front.jpg”>

Where properties/front.jpg is the location of your file on your computer.

Text Color

To change the color of the text of your entire document you have to modify the body tag, if you ever want to make a document wide change, like background color, text color, text font etc you must do this within the opening body tag.

So, to change the text color you can do the following:

<body text=xxxxx link= xxxxx vlink=xxxxxx>

Where:

Text is to change the color of your text

Link is to change the color of the links

Vlink to change the color of the links you have visited.

Xxxx is the color you want your text, link or Vlink to be.

FONT color, style, and size.

So now you know how to change the font color for the entire document. But, what if you want to change the font color, style and size for only some text within the document?

To change the color:

Write: text

To change the font size:

Write: text (where n is from 1 -7)

To change the font style:

Write: text (where xxx is the style such as Verdana)

Lines

You can adjust the thickness, width and dimensions of lines.

From yesterdays class you know that hr is the tag for line where tags are always surrounded by <>

To adjust the thickness:

add size the you hr tag size=x <hr size=x>

To adjust the width:

add width to your hr tag width=x% <hr width=x%>

Al lines appear with a shade you can remove this shade by adding noshade within your hr tag

Line with shade:

<hr>

Line without shade:

Day 1

Before we move on to starting our single property website, we will continue learning some of the basics.

Headers

It is very common to use headers on a page. There are 6 types of headers.

To use a header, follow these steps:

Type <n1> text </n1> (this applies an H1 header to “text” where n=h sorry AR changes it automatically to header so i have to use n )

H1 is used for the most important header, H2 for the second most important and so on to H6

How to Align text and headers.

To align a header:

Type <Hn align=center>text</Hn> where n=1-6

To align text without header:

<n align=center>text</n> (where n=p and p is used to open a paragraph sorry AR changes it automatically to header so i have to use p)

Lines and page breaks or line jumps help us organize text better.

To insert a line we use hr:

Type -hr - (Note i am using - instead of <> because AR automatically converts it into a line)

To insert a break/line jump we use br (break)

Type - br - (Note i am using - instead of <> because AR automatically converts it into a space)

Lines and page breaks do NOT need to be closed i.e. </hr>

Tomorrow we will use what we have learned in the first two classes to start our basic single property web page.

Please put all of the photos for one of your properties in a new file on your desktop.

Hi everybody, I have seen a recent trend on the net for having single property websites.

They seem to be quite expensive! Ranging up to couple hundred dollars wooooooooooooooow!

So this 30 min a day for 10 days course is meant to teach you two things:

Learn HTML
Be able to make a single property website in a matter of minutes once you understand the basics of HTML, and allow you to save hundreds of dollars and impress your clients! Yeah!

Course 1 DAY 1

What is HTML?

HTML is an acronym that stands for Hyper Text Mark Up Language. It is the language that allows us to see web pages.

It is important to understand for marketing your real estate website on the Internet and as a bridge for understanding more sophisticated programs live php or java.

What are tags?

Tags allow the page to understand the format of the text.

They are applied before and after the text.

Before: <>

After:</>

Follow these steps:

Write < , name of the tag, and >.
Write the desired text
Write </, name of the tag, and >.

Example: text (this b tag makes the text BOLD)

Note: The second tag has /.

HTML allows for Upper case and Lower case letters.

What are the basic tag requirements for an HTML document?

<html>...</html> - Contains entire document

<head>...</head> - Contains the Header

<title>...</title> - Top bar title ( top left hand corner of your screen when a website is open)

<body>..</body> Contains the sections of the document

Every HTML document consists of three parts: Head, Title, and Body

To create the header:

Write <head> (This opens the header tag)

Write the text ( Put your article title and keywords here for SEO)
Write </head> (this closes the header tag)

To create the title:

Write <title> (This opens the title tag)
Write the title of the page
Write </title> (This closes the title tag)

To create the body:

Write <body> (This opens the body tag)
Write text.
Write </body>. (This closes the body tag)

How do i view the HTML of a web page?

Open a website
Go to View
Click on Page Source

How do i create an HTML document?

Go to start
Open note pad
Open the html tag <html>
Close the html tag </html>
Save your .txt file in .html – i.e. Myfile.html

Example:

What would the ideal link look like? Following is a VERY good (re-edited) excerpt i found from someone looking to outsource their SEO on www.e-lance.com.

The ideal link would be:

A Link from a topicaly relevant site
Static & Permanent One way link
Link should not be located on a page with more than 20 outbound links (this diminishes the PR spread)
Link page is cached on a regular basis
Link should include the target keywords and or key phrases as a title tag on the text hyper-link. Ideally link would be followed by description of text.
NO RelNoFollow (rel="nofollow") links in the code.
Link should not be through a JavaScript and or a redirect script.
Link should not be on Flash sites or pages.
Link should not be listed on drug, porn, illegal and other offensive websites (spam, ban, or blacklisted).
Link should not be on a page that is disallowed by robots.txt tag.
No framed pages, as the bots have trouble reading these.
Link must be in text, no graphics.
Link should not be posted and or participate web directory or in any commercial link exchange programs/ web rings/ link farms/ exchange programs. i.e linkpartners.com.

Real Estate Advertising

I'm sorry to disappoint you but I'm probably not! However, you did open this post and you are reading it aren't you?

Yesterday, while i was going through my junk e-mail, i came across one of those power point presentations that somehow gets to you through a list of friends you don't know. This power point presentation had a VERY powerful Advertising message that could help everybody here on AR.

The story goes like this (not verbadum):

A blind guy sitting on the streets of Paris is begging for money, he has his hat in-front of him and a sign that says " I'm blind" a marketer goes by him in the morning and sees his hat empty, he happens to go by him a couple of hours later and still the hat is empty. The marketer buys a marker, flips the sign around and writes down " It's spring in Paris, and i cant see it".

As the story goes on to tell, that day the blind man made more money than he usually did through out the week!

So this gets me into thinking, with so much competition out there and so many people using the same slogans or the same tag-lines - is it time to rethink what your communicating to your audience?

It definitely got me to re-think my strategy.
