&lt;p&gt;It probably isn't a real shock to those of us that call &lt;a href=&quot;http://www.ci.perrysburg.oh.us&quot; title=&quot;Perrysburg Ohio&quot; target=&quot;_blank&quot;&gt;Perrysburg, OH&lt;/a&gt; our home, but it has been named as a &lt;strong&gt;top 10 city for raising a family&lt;/strong&gt; in the August issue of &lt;em&gt;Family Circle&lt;/em&gt; magazine.&amp;nbsp; And this is following the naming of Perrysburg, OH as a top 5 city to live in Ohio by &lt;em&gt;Ohio&lt;/em&gt; magazine.&amp;nbsp; So why did Perrysburg, OH make the list?&amp;nbsp; There are many reasons, and I will try to fill you in on some of them.&lt;/p&gt;
&lt;p&gt;First, I'd like to point out what some of the criteria was for choosing the award winners.&amp;nbsp; The initial group of 1,700 cities had to have a population between 15,000 and 150,000 residents.&amp;nbsp; Also of importance were the school system, parks &amp;amp; recreation, places of worship, and history.&amp;nbsp; &lt;strong&gt;Affordable housing&lt;/strong&gt; also played a role in the decision. &lt;p&gt;Perrysburg boasts many parks and recreational areas.&amp;nbsp; There are 12 &lt;a href=&quot;http://www.ci.perrysburg.oh.us/CityDepartments/Parks/tabid/112/Default.aspx&quot; title=&quot;Municipal Parks Perrysburg Ohio&quot; target=&quot;_blank&quot;&gt;municipal parks&lt;/a&gt; in Perrysburg.&amp;nbsp; The recreational division offers summer programs and camps for children of all ages.&amp;nbsp; This year there were 26 camps offered, ranging from sports camps to yo-yo, sports writing, and science camps.&amp;nbsp; Also, there were 39 other recreational programs offered, from tee ball to dodgeball to one called Games 'N Giggles (my boys loved all 3 of them, by the way). Municipal Park has a wonderful pool that is used for open swims as well as water aerobic, diving, and swimming lessons.&lt;/p&gt;

&lt;p&gt;What do the numbers mean? Overall, it is good news for buyers, not so good news for sellers. There is a larger inventory of homes for sale versus 2008 and they are selling, on average, for less than in 2008. Also, it is taking longer, on average, for homes to sell.&lt;/p&gt;
&lt;p&gt;This means that if you are a seller, you need to be serious about your asking price as well as the condition of your home. Are you competitively priced? Is your home in top notch condition, or does it need some sprucing up and updating?&lt;/p&gt;
&lt;p&gt;If you are a buyer, know that you should be able to get a great home at a very reasonable price. This doesn't mean that you can get any home you want at half of the listed price, as homes in great condition that are priced correctly are still selling quickly. An example is that my neighbor's home across the street had an accepted offer in one week! Why was this? It was because it was competitively priced and was in great, updated condition.&amp;nbsp;&lt;/p&gt;

&lt;p&gt;These results are a little bit difficult to interpret.  The average &amp;amp; median list price has gone up, which usually means the market is improving, but the average &amp;amp; median sales prices are down significantly, which typically means the market is declining.  There have been slighly more homes sold and also fewer listed, which is indicating a stabilization in inventory.&amp;nbsp; This is supported by the average DOM and inventory accumulation as well.  I would say that overall, buyers have been able to negotiate better deals this year versus last year, but that possibly prices are beginning to stabilize in this area.  Time will tell, and this is still a great time to get a deal on a home.&lt;/p&gt;

&lt;p&gt;Units Sold:55 vs 64 (-9)&lt;/p&gt;
&lt;p&gt;Average Days On Market (DOM):114 vs 126 (-12)&lt;/p&gt;
&lt;p&gt;Inventory Accumulation: 6.33 mo. vs 6.23 mo. (+0.01)&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;These results are a little bit difficult to interpret.&amp;nbsp; The average &amp;amp; median list price has gone up, which usually means the market is improving, but the average &amp;amp; median sales prices are down, which typically means the market is declining.&amp;nbsp; There have been fewer homes sold, but also fewer listed, which is keeping inventory relatively stable, as shown by the average DOM and inventory accumulation.&amp;nbsp; I would say that overall, buyers have been able to negotiate better deals this year versus last year, but that possibly prices are beginning to stabilize in this area.&amp;nbsp; Time will tell, and this is still a great time to get a deal on a home.&lt;/p&gt;

&lt;p&gt;These are definitely mixed results.&amp;nbsp; The positives are that homes are selling slightly faster, and that the inventory is going down, leading to a more balanced market.&amp;nbsp; That being said, the list and sales prices are down.&amp;nbsp; The biggest reason for this is that the foreclosure and short sale rates have been rising sharply.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;This is generally good news for buyers, in that you can likely get a very good deal on a home right now.&amp;nbsp; For sellers, it depends on your situation.&amp;nbsp; If you are &quot;moving up&quot; into a larger home, this can be good news also, since while you may lose money on your sale, you will likely save a much larger amount when you purchase.&amp;nbsp;&lt;/p&gt;

My wife works in Perrysburg, and I've had the pleasure of helping folks buy &amp;amp; sell their homes in Perrysburg. It is nice to be able to brag once in a while about where you live, and although we aren't in the middle of a mountain range or on the ocean's coast, Perrysburg (and the Toledo area in general) is a great place to work, live, and raise a family.We have historical Fort Meigs, a school system that consistently gets Ohio's top rating, Owens-Illinois world headquarters, First Solar production facility, and many other great features and attractions.&lt;/p&gt;
&lt;p&gt;Ohio Magazine recently awarded Perrysburg with the title &quot;Ohio's Best Hometown 2009&quot;. It was one of 5 cities selected in Ohio. One of the reasons that Perrysburg was selected is because of it's wonderful blend of historical and modern elements. &lt;p&gt;1. &lt;strong&gt;De-clutter:&lt;/strong&gt; Stop talking about it and start doing it! Get rid of clothes that you haven't worn since 2007. Get rid of those 5 boxes of who-knows-what that are &lt;span style=&quot;text-decoration: underline;&quot;&gt;still&lt;/span&gt; in your storage room or garage from when you moved into your house. Shred old statements, bills, and receipts that you no longer need.&lt;/p&gt;
&lt;p&gt;2. &lt;strong&gt;Organize:&lt;/strong&gt; Create new files for your 2009 tax-related papers and receipts. These could include medical bills, charitable contributions, and home improvements. Try to organize your schedule so that your work &amp;amp; personal life can be balanced (&lt;em&gt;see #4&lt;/em&gt;).&lt;/p&gt;
&lt;p&gt;3. &lt;strong&gt;Review:&lt;/strong&gt; Look at and review your insurance policies - homeowners/renters, auto, life, disability, etc. Make sure that the coverage is the best fit for your current situation and life stage. If you've gotten married or had children since you originally took out the policy, chances are it needs to be revised and updated. If you've changed jobs, you're needs may be different as well. If you are able, consider raising your deductible in order to lower your premiums.&lt;/p&gt;
&lt;p&gt;4. &lt;strong&gt;Reflect:&lt;/strong&gt; Look back at 2008. What was your schedule like? Take an open, honest look at your schedule and responsibilities.&amp;nbsp;Make sure that you are taking the time you need to stay healthy and feel good. If it's difficult to find time to work out or spend time with family &amp;amp; friends, write it into your schedule. It will make your life that much more enjoyable, for you and those around you!&lt;/p&gt;
&lt;p&gt;5. &lt;strong&gt;Check your gift cards:&lt;/strong&gt; Many gift cards don't expire, but you don't want to be stuck with one that does. Check the expiration and terms of the card to make sure that you can use it when you want to.&amp;nbsp; Also, with some retailers going out of business, you may need to spend the money now so that you don't lose out later. What a good excuse to go shopping!&lt;/p&gt;

      <title>What's your New Year's Resolution?</title>
      <description>&lt;p&gt;Another year gone, another year's worth of resolution's not followed through on...is that what you've been thinking the past couple of days?&amp;nbsp; Maybe you need to think of them less as resolutions and more as goals.&amp;nbsp; I think that I tend to focus at least&amp;nbsp;a little better on completing goals than resolutions (why, I'm not quite sure).&amp;nbsp; Try to think of 2 or 3 areas of your life that you'd like to improve, and work on goals that are relevant to those life areas.&amp;nbsp; Areas could include work, family, relational, physical, emotional, spiritual, and so on.&amp;nbsp; Work related goals could be to have a few more sales or&amp;nbsp;help improve processes.&amp;nbsp; Family goals could include eating dinner together a certain number of nights per week or having a family night once a week.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Once some potential goals are in place, try to prioritize them and focus on the top few.&amp;nbsp; Otherwise, you could feel overwhelmed by having so many to attain.&amp;nbsp; Put your goals in writing and assign a time frame to each of them.&amp;nbsp; Eating dinner as a family, for example, might mean a gradual increase from twice a week at first to 5 times a week in 6 months (or whatever time frame you determine).&amp;nbsp; Keep the goals in sight so that you are regularly reminded of them, and find someone to whom you can be accountable.&amp;nbsp; If your goals seem too difficult (or too easy), talk to your accountability partner and see if modification is necessary.&amp;nbsp; Once goals are met, celebrate!&amp;nbsp; Go out with your family or co-workers and enjoy your accomplishments!&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Once some of the goals are met, you may want to re-evaluate your circumstances and see if there are new goals with which to challenge yourself.&amp;nbsp; My guess is that if you're like me, there will always be areas of improvement in your life.&amp;nbsp;&lt;/p&gt;

      <title>Have you voted today? </title>
      <description>&lt;p&gt;Well, I made it to the polls and it wasn't too bad.&amp;nbsp; About 20 minutes from start to finish, and my voice was heard.&amp;nbsp; My 2 boys were with me, and they behaved quite nicely.&amp;nbsp; It was nice to be able to expose them to our democratic system at such young ages (6 &amp;amp; 4).&amp;nbsp; They actually voted at their schools yesterday to get a small understanding of what's going on as well.&amp;nbsp; Pretty cool stuff!&lt;/p&gt;

      <title>So...where do I begin?</title>
      <description>&lt;p&gt;Well, I tried this whole blogging thing a year ago and didn't make the most of it, so here's to hoping the second time is a charm!&amp;nbsp; I'm hoping that as time goes on, I will be able to provide some useful information relating to real estate in the Toledo, OH area, as well as some other general posts related to Toledo and northwest Ohio.&amp;nbsp; Who knows, maybe I'll even put some interesting personal and family stories on here from time to time!&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Another hope that I have for this blog is that you will want to post comments on what I've written, as well as ask questions and even make suggestions for future posts.&amp;nbsp; I don't want this to just be a place for you to come and get some information, but a place for you to communicate and grow with me and others in our area.&amp;nbsp; Northwest Ohio is a great place, I think that people around the country and world need to know more about us!&amp;nbsp;&lt;/p&gt;
