Original oak floors and decorative trim may make you think twice about passing it up in favor of something newer and less expensive.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt; In short, it is critical &amp;ldquo;to weigh the cost of renovation&amp;hellip;against the home&amp;rsquo;s overall distinction and charm.&amp;rdquo; Conversely, you must also think about the home&amp;rsquo;s renovations. If the home has been renovated so many times that it retains none of its original features or charm, plus it has serious structural issues, you may be better of purchasing something newer and more reliable. Above all, the house must be worth paying $15,000 or more for structural repairs.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt; The next thing to consider is whether the house is a fit for your lifestyle. Many older homes have features that may not be appealing for the modern lifestyle. On the other hand, you must be willing to get creative in your thinking. For instance, don&amp;rsquo;t eliminate a house just because it has a lot of small rooms. If there is a wall between the dining room and kitchen, it is possible that it can be removed to allow for a more open living space. Or, you can combine two smaller bedrooms into one, large master suite. You can also consider making a small room into a reading room, library or study.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt; Finally, in renovating an old home, you must be willing to let some things go.       <title>What Makes a Good Buyer's Agent?</title>

Hopefully that convinced you that there are benefits to consistently working with a good buyer's agent to identify and purchase investment properties. That still leaves the question of how to identify a good buyer's agent. As with any business relationship gut feeling, dumb luck, and/or trial and error can often lead you to a great buyer's agent, but if you'd like to be a little more scientific about who you choose to work with consider the following guidelines:&lt;/p&gt;
&lt;p&gt;1. Look for an agent who really &lt;strong&gt;knows and understands the market(s)&lt;/strong&gt; where you plan to invest. This one is a no-brainer, you want an agent who knows the ins-and-outs of the neighborhoods where you'll be investing. It's relatively easy to find these agents by attending neighborhood association meetings or searching through neighborhood-focused newspapers or websites to see which real estate agents seem to keep popping up. A quick interview about local neighborhood happenings can help you confirm an agent's depth of local knowledge. One caveat is that it can sometimes be good to work with an agent who knows several similar markets within a region, as opposed to focusing exclusively on one neighborhood. For example, I'm very familiar with multiple areas of Philadelphia, so I can help investors compare their investment options in South Philly with similar options in the Overbrook, Germantown, Fishtown, or Francisville neighborhoods - there are pros and cons to investing in each neighborhood that I can assist my clients in sorting through.&lt;/p&gt;
&lt;p&gt;2. Find an agent who you &lt;strong&gt;communicate well with&lt;/strong&gt;. This is absolutely essential to establishing a long-term relationship and getting the most out of your chosen buyer's agent. If you like to use email and texts to communicate find a buyer's agent who's tech-savvy. If you can only see properties in the evenings find an agent who's schedule works with yours. Above all give feedback to help your buyer's agent serve you better and welcome their feedback as it pertains to your real estate investment strategy. One good way to determine how a prospective buyer's agent communicates is to speak with their past clients - any agent should be willing to put you in touch with a few happy clients who can give you an idea of their communication style.&lt;/p&gt;
&lt;p&gt;3. You need an agent who &lt;strong&gt;gets your business model&lt;/strong&gt;. As an investor you probably have your own unique set of criteria for what is and isn't a good deal and it's very important that a prospective agent understands your criteria well. This may take a few weeks, but if you've looked at dozens of properties with an agent and they're still showing you deals that don't even come close to what you're looking for they probably don't really understand your criteria (or they're just too lazy to weed-out bad deals before showing them to you).&lt;/p&gt;
&lt;p&gt;4. Finally, if at all possible, find &lt;strong&gt;an agent who has other clients similar to you&lt;/strong&gt;. This may sound counter-intuitive because you want a loyal agent, not one who shows every deal to multiple clients. However, if an agent has several similar clients he or she will have that much more exposure to the market and will find many more deals and unique opportunities than if they're only working with one client at a time. This is where it's important to make sure your agent REALLY understands your business model and what you're looking for. No two investors are exactly alike and a good agent should be able to send deals only to the client(s) for which they make the most sense. An agent with multiple investor clients can also arrange partnership opportunities for investors with complimentary skill sets or business models - such as matching up an investor with lots of capital but little time for property management with an investor who's short on capital but has property management down cold.&lt;/p&gt;
&lt;p&gt;If you're a Philadelphia area investor I'd be happy to chat to see if I'm a potential fit as a buyer's agent for you. If you're from somewhere else I hope these criteria are helpful in finding the right agent, and feel free to comment on any other important criteria you can think of.&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;This is &amp;nbsp;interesting&lt;/strong&gt;&lt;strong&gt;....&lt;/strong&gt;&lt;strong&gt;....&lt;br /&gt;&lt;/strong&gt;&lt;strong&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&lt;br /&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;If any of you have ever &amp;nbsp;been to a military&lt;br /&gt;funeral in which taps was &amp;nbsp;played;&lt;br /&gt;this brings out a new meaning of it.&amp;nbsp;&lt;/strong&gt;&lt;strong&gt;&amp;nbsp;&amp;nbsp; &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Here is something Every &amp;nbsp;American should know. Until I&lt;br /&gt;read this, I didn't know, but I &amp;nbsp;checked it out&lt;br /&gt;and it's true: &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;We in the &amp;nbsp; United &amp;nbsp;States &amp;nbsp;have all heard&lt;br /&gt;the haunting song, 'Taps.' It's the &amp;nbsp;song that&lt;br /&gt;gives us the lump in our throats and usually&lt;br /&gt;tears &amp;nbsp;in our eyes.&lt;br /&gt;&lt;br /&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&lt;br /&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;But, do you know the &amp;nbsp;story behind the song? If&lt;br /&gt;not, I think you will be &amp;nbsp;interested to find out&lt;br /&gt;about its humble &amp;nbsp;beginnings. &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&lt;br /&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&lt;br /&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;/strong&gt;&lt;strong&gt;Reportedly,&lt;br /&gt;it all began in &amp;nbsp;1862 during the Civil War,&lt;br /&gt;when Union &amp;nbsp;Army&lt;br /&gt;Captain Robert Ellicombe was with&lt;br /&gt;his men &amp;nbsp;near &amp;nbsp; Harrison 's Landing in&lt;br /&gt;Virginia . The &amp;nbsp;Confederate Army was&lt;br /&gt;on the other side of the narrow strip of &amp;nbsp;land.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;/strong&gt;&lt;strong&gt;During the night, Captain &amp;nbsp;Ellicombe heard the moans of&lt;br /&gt;a soldier who lay severely wounded &amp;nbsp;on the field.&lt;br /&gt;Not knowing if it was a &amp;nbsp; Union&lt;br /&gt;or &amp;nbsp;Confederate soldier, the Captain&lt;br /&gt;decided to risk his life and &amp;nbsp;bring the stricken&lt;br /&gt;man back for medical attention. Crawling on &amp;nbsp;his&lt;br /&gt;stomach through the gunfire, the Captain reached&lt;br /&gt;the &amp;nbsp;stricken soldier and began pulling him &lt;br /&gt;toward his &amp;nbsp;encampment. &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&lt;br /&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;When the Captain finally &amp;nbsp;reached his own lines, he&lt;br /&gt;discovered it was actually a &amp;nbsp;Confederate&lt;br /&gt;soldier, but the soldier was &amp;nbsp;dead.&lt;br /&gt;The Captain lit a &amp;nbsp;lantern and&lt;br /&gt;suddenly caught &amp;nbsp;his breath and went numb with &amp;nbsp;shock. &lt;br /&gt;In the dim &amp;nbsp;light, he saw the face of the soldier.&lt;br /&gt;It was his own son. &amp;nbsp;The boy had been studying music&lt;br /&gt;in the South when the war broke &amp;nbsp;out.&lt;br /&gt;Without telling his father, the boy&lt;br /&gt;enlisted in the &amp;nbsp;Confederate Army. &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;br /&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&lt;br /&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;The following morning, &amp;nbsp;heartbroken, the father asked&lt;br /&gt;permission of his superiors to &amp;nbsp;give his son a&lt;br /&gt;full military burial, despite his enemy &amp;nbsp;status.&lt;br /&gt;His request was only partially &amp;nbsp;granted. &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;/strong&gt;&lt;strong&gt;The Captain had asked if &amp;nbsp;he could have a group of &lt;br /&gt;Army band members play a funeral &amp;nbsp;dirge for his son at the funeral. &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&amp;nbsp;&amp;nbsp;&lt;/strong&gt;&lt;strong&gt;The request was turned &amp;nbsp;down since the soldier was a Confederate. &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&lt;br /&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;But, out of respect for &amp;nbsp;the father, they did say they&lt;br /&gt;could give him only one &amp;nbsp;musician.&lt;br /&gt;&lt;br /&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;The Captain chose a &amp;nbsp;bugler. He asked the&lt;br /&gt;bugler to play a series of musical &amp;nbsp;notes he had&lt;br /&gt;found on a piece of paper in the pocket of &amp;nbsp;the&lt;br /&gt;dead youth's uniform.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&amp;nbsp;&amp;nbsp;&lt;/strong&gt;&lt;strong&gt; &amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;This wish was &amp;nbsp;granted.&lt;br /&gt;&lt;/strong&gt;&lt;strong&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&lt;br /&gt; &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;The haunting melody, we &amp;nbsp;now know as 'Taps' used&lt;br /&gt;at military funerals was &amp;nbsp;born. &lt;/strong&gt;&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;The words &amp;nbsp;are:&lt;br /&gt;&lt;br /&gt;Day is done.&lt;br /&gt;Gone the &amp;nbsp;sun.&lt;br /&gt;From the lakes&lt;br /&gt;From the &amp;nbsp;hills.&lt;br /&gt;From the sky.&lt;br /&gt;All is &amp;nbsp;well.&lt;br /&gt;Safely rest. &lt;br /&gt;God is &amp;nbsp;nigh.&lt;br /&gt;&lt;br /&gt;Fading light.&lt;br /&gt;Dims the &amp;nbsp;sight.&lt;br /&gt;And a star.&lt;br /&gt;Gems the &amp;nbsp;sky.&lt;br /&gt;Gleaming bright.&lt;br /&gt;From afar.&lt;br /&gt;Drawing nigh.&lt;br /&gt;Falls the &amp;nbsp;night.&lt;br /&gt;&lt;br /&gt;Thanks and praise.&lt;br /&gt;For our &amp;nbsp;days.&lt;br /&gt;Neath the sun&lt;br /&gt;Neath the &amp;nbsp;stars.&lt;br /&gt;Neath the sky&lt;br /&gt;&lt;/strong&gt;&lt;strong&gt;&lt;br /&gt;&lt;/strong&gt;&lt;strong&gt;As we &amp;nbsp;go.&lt;br /&gt;This we know.&lt;br /&gt;God is nigh&lt;br /&gt;&lt;br /&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&lt;br /&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;I too have felt the &amp;nbsp;chills while listening to&lt;br /&gt;'Taps' but I have never seen all the &amp;nbsp;words to&lt;br /&gt;the song until now. I didn't even know&lt;br /&gt;there &amp;nbsp;was more than one verse . I also&lt;br /&gt;never knew the story &amp;nbsp;behind the song and I&lt;br /&gt;didn't know if you had either so I &amp;nbsp;thought I'd&lt;br /&gt;pass it along.. &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&amp;nbsp;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;I now have &amp;nbsp;an even deeper respect for the song&lt;br /&gt;than I did &amp;nbsp;before. &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&lt;br /&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&lt;br /&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Remember&lt;br /&gt;Those Lost and &amp;nbsp;Harmed While Serving Their&lt;br /&gt;Country.&lt;br /&gt;&lt;br /&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&lt;br /&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;/strong&gt;&lt;/p&gt;

&lt;div&gt;The buying public is utterly&amp;nbsp;ambivalent about what you owe to whom as it relates to pricing your property. They only care about their own needs. What you need isn't on their radar, and if you aren't priced in line with the current perception of value, your listing will get stale and sit unsold for months as you chase the market.&amp;nbsp;&lt;/div&gt;
&lt;div&gt;&lt;br /&gt;&lt;/div&gt;
&lt;div&gt;&lt;strong&gt;Chasing the market &lt;/strong&gt;is always being one price point behind what the public is willing to pay. You enter the market at $599,000 when you really ought to be at $549,900. You lower to $575 when the market for the house is $525,000. By the time you hit $499,000, it could be a year later and the public isn't willing to pay more than $450,000. Each price drop seems harsh, but your real enemy was starting out too high.&amp;nbsp;&lt;/div&gt;
&lt;div&gt;&lt;br /&gt;&lt;/div&gt;
&lt;div&gt;&lt;strong&gt;Sellers are in a war of&amp;nbsp;attrition&lt;/strong&gt;&amp;nbsp;with buyers who lurk before they call, call before they look, and look at everything before they buy. You won't get a call, look or offer until your price conforms to what the public deems fair. The only offers overpriced homes get is low ball offers from bold types who wouldn't pay as much as fair minded people would on a fairly priced home. The only way to win the battle is to price as aggressively as possible and not allow your ego or personal preferences to cloud your objectivity.&amp;nbsp;&lt;/div&gt;
