I think his best this decade was <a href="http://www.imdb.com/title/tt0307901/" target="_blank">25th Hour</a>, which I would put in my top 15.</p> <p>Here are my top ten:</p> <p><img src="http://www.famouswhy.com/ddd/images/lists/thumbs_small/The_Notebook.jpg" height="45" alt="" width="45" style="float: left;" /><strong>10: <a href="http://www.imdb.com/title/tt0332280/" target="_blank">The Notebook (2004)</a></strong> - much of this movies was filmed in are around the Charleston area (the low-country).&nbsp; It is a story of love and commitment that hearkens back to days gone by and pulls on the heart strings every step of the way.</p> <p>&nbsp;</p> <p><img src="http://profile.ak.fbcdn.net/object3/952/35/q19120343558_6486.jpg" height="50" alt="" width="50" style="float: left;" /><strong>9:<a href="http://www.rottentomatoes.com/m/the_dark_knight/" target="_blank"> The Dark Knight (2008)</a></strong>- stellar performance by Heath Ledger in his rendition of The Joker.&nbsp; I love this "dark" version of the Batman series.&nbsp; This is how the comics were originally written.&nbsp; Classic quote - "You want to know how I got these scars?"&nbsp; Note - Batman Begins would be in my top 15.&nbsp;</p> <p>&nbsp;</p> <p><img src="http://profile.ak.fbcdn.net/object2/894/97/q9483700417_6856.jpg" height="50" alt="" width="50" style="float: left;" /><strong>8: <a href="http://www.imdb.com/title/tt0209144/" target="_blank">Memento (2000)</a> </strong>- great mind bending movie that explores the mind of a man with no memory.&nbsp; Guy Pierce is an amazing actor and his skills were on full display in Memento.</p> <p>&nbsp;</p> <p><img src="http://www.famouswhy.com/ddd/images/lists/thumbs_small/Finding_Nemo_2.jpg" height="45" alt="" width="45" style="float: left;" /><strong>7: <a href="http://www.rottentomatoes.com/m/finding_nemo/" target="_blank">Finding Nemo (2003)</a></strong> - its more than just a cartoon.&nbsp; Of course, it always is with Pixar.&nbsp; This movie provides kids and adults a good time and one-liners.</p> <p>&nbsp;</p> <p><img src="http://img.freebase.com/api/trans/image_thumb/en/man_on_fire_2004?pad=1&amp;maxheight=64&amp;mode=fillcropmid&amp;maxwidth=64" height="64" alt="" width="64" style="float: left;" /><strong>6:<a href="http://www.imdb.com/title/tt0328107/" target="_blank"> Man on Fire (2004)</a> </strong>- Denzel Washington's best movie this decade.&nbsp; In this movie we see the lion come out in a man that was once living life asleep.&nbsp; Also, Dakota Fanning will always be "Pita" to me.</p> <p>&nbsp;</p> <p><img src="http://userserve-ak.last.fm/serve/64s/3583821.jpg" height="64" alt="" width="64" style="float: left;" /><strong>5: <a href="http://www.amazon.com/Kill-Bill-Volumes-Amazon-com-Exclusive/dp/B001BR5F4C/ref=sr_1_3?ie=UTF8&amp;s=dvd&amp;qid=1260911724&amp;sr=1-3" target="_blank">Kill Bill (series 1 and 2)</a> </strong>- I only counted this series as one movie because it is really one long movie, but the attention span of most people would not tolerate such a long movie.&nbsp; These movies are Tarantino at his best.&nbsp; The movie has a ton of violence and some gory images, but the Tarantino goes to black and white for the goriest of parts making it watchable.&nbsp; Brilliant writing!</p> <p>&nbsp;</p> <p><img src="http://bestuff.com/images/images_of_stuff/64x64crop/the-incredibles-244.jpg" height="64" alt="" width="64" style="float: left;" /><strong>4: <a href="http://www.rottentomatoes.com/m/incredibles/" target="_blank">The Incredibles ((2004)</a> </strong>- this is my favorite animated movie of all time.&nbsp; It deals with the concept of aging heros mixed with the correlation of our everyday lives.&nbsp; We all feel invincible at some point in our lives.&nbsp; But, complacency and age tends to rob us of hero self image.</p> <p>&nbsp;</p> <p><img src="http://img.freebase.com/api/trans/image_thumb/en/the_lord_of_the_rings_film_trilogy?pad=1&amp;maxheight=64&amp;mode=fillcropmid&amp;maxwidth=64" height="64" alt="" width="64" style="float: left;" /><strong>3: <a href="http://www.amazon.com/Lord-Rings-Picture-Platinum-Extended/dp/B000654ZK0/ref=sr_1_2?ie=UTF8&amp;s=dvd&amp;qid=1260911611&amp;sr=8-2" target="_blank">Lord of the Rings (Triology) (2001-2003)</a></strong> - fantastic set of movies that Tolkien originally wrote as one book.&nbsp; This is why I am counting it as one movie as it is one long storyline.&nbsp; It is an amazing story with many themes but the prominent theme is that power corrupts.&nbsp; Peter Jackson (Director) did an amazing job pulling a movie off that many felt was almost impossible to put on film.</p> <p>&nbsp;</p> <p><img src="http://www.tbwe.com/pub/categoryitems/Almost_Famous_tn.jpg" height="96" alt="" width="96" style="float: left;" /><strong>2: <a href="http://www.imdb.com/title/tt0181875/" target="_blank">Almost Famous (2000)</a> </strong>- "The only true currency in this bankrupt world is what we share with someone else when we're uncool."&nbsp; I love this quote from this movie from it's sage like character, Lester Bangs (Phillip Seymour Hoffman).&nbsp; Almost Famous is loosely based upon the life of a young Cameron Crowe, the director and writer of the movie, who wrote for Rolling Stone Magazine while in his teens in the 70's. The movie has a great cast and also a really good soundtrack with many original songs from the movie's fictional band Stillwater</p> <p>&nbsp;</p> <p><img src="http://userserve-ak.last.fm/serve/64s/13647537.jpg" height="64" alt="" width="64" style="float: left;" /><strong>1: <a href="http://www.imdb.com/title/tt0259711/" target="_blank">Vanilla Sky (2001)</a></strong> - you will either love it or hate it!&nbsp; There is usually no in between with this mind bending love story/sci-fi masterpiece by Cameron Crowe.&nbsp; I first saw Vanilla Sky at the movie theater when it initially came out.&nbsp; I was blown away and exhausted at the end of the movie.&nbsp; Cameron Crowe is usually really good with movie soundtracks and this is no exception.&nbsp; Each song is strategically placed throughout the movie.&nbsp; I am not usually a big fan of Tom Cruise but he does an exceptional job of relying on more than his "good looks." &nbsp;</p> <p>&nbsp;</p> <p>&nbsp;</p><div class='agent_signature'><p>&nbsp;</p> <p><img style="float: right;" src="http://activerain.com/image_store/uploads/1/8/3/5/5/ar125079279855381.jpg" alt="" width="146" height="134" /></p> <p><strong>Michael J. (Where has the year gone?)&nbsp; One of my favorite places to bring my family in Charleston to get into the holiday spirit is the <strong>Holiday Festival of Lights.&nbsp; </strong>Located at the James Island County Park, the festival of lights is barrage Christmas lights and exhibits that includes a <a href="http://www.ccprc.com/index.aspx?NID=1098" target="_blank">"Winter Wonderland,"</a> and <a href="http://www.ccprc.com/index.aspx?NID=499" target="_blank">"Santa's Village."</a>&nbsp;</p> <p>Much of what you will see will be from the comfort of your car as you travel down the road that encircle the park, gazing and pointing to the different light exhibits.&nbsp; You can make the circle in your car as many times as you would like until the park closes for the evening.&nbsp;</p> <p>At some point during the drive you will have the option to stop, park, and walk around the <a href="http://www.ccprc.com/index.aspx?NID=1098" target="_blank">Winter Wonderland.</a>&nbsp; This is an area that has a carousel, a rock climbing wall, and vending that includes hot chocolate and marshmallow's that can be roasted over an open fire.&nbsp;</p> <p><img src="http://editor.spire.com/images/festival-of-lights-charleston-sc.jpg" height="213" alt="" width="222" style="float: right;" />Just a short trek down a walking path and you will find yourself at <a href="http://www.ccprc.com/index.aspx?NID=499" target="_blank">Santa's Village.</a>&nbsp; This area has several shops to buy different Christmas items.&nbsp; My wife and I love to buy our yearly ornament from here and put the year on it.&nbsp; There is also a holiday train depot where tickets can be bought to take a small train ride around the park.&nbsp;&nbsp;</p> <p><a href="http://www.ccprc.com/index.aspx?NID=507" target="_blank">Admission to the Holiday Festival of Lights </a>varies based on the number of people that are in a vehicle.&nbsp; Console - Nintendo</p> <p style="text-align: left;"><img src="http://userserve-ak.last.fm/serve/64s/26778937.jpg" height="64" alt="" width="64" />5.&nbsp; The Sims - Warning!&nbsp; This game is verrryyy addictive.&nbsp; It is amazing the different perspective you get on life when you watch and interact with these little life simulators. Console - PC</p> <p style="text-align: left;"><img src="http://upload.wikimedia.org/wikipedia/en/c/c7/Ffviibox.jpg" height="97" alt="" width="98" />4.&nbsp; Final Fantasy VII - you have to like the storyline games genre to enjoy this game and this series of games.&nbsp; I do alot!&nbsp; It was not uncommon for me in my early 20's (before kids) to play this 4 or 5 hours at a time and not even know that the time had passed. After all, as Mark Twain once put it, "Buy land, they're not making any more."&nbsp; When getting involved in real estate it is important to make the distinction between the two major types of property and the rights involved in each.&nbsp; The two types of property are <strong><em>Real Property</em></strong> and <strong><em>Personal Property</em></strong>.&nbsp;</p> <p style="text-align: left;"><span style="text-decoration: underline;"><strong>What is Real Estate?</strong></span>&nbsp; Generally speaking, real estate is defined as any interest in land.&nbsp; Note that <em>interest</em> in this case is defined as one's rights, powers, privileges, and/or immunities in real estate.&nbsp; <strong>Land</strong> is best described as the surface of the earth extending downward to the center of the earth and upward to infinity, including things put there by nature such as trees and water.&nbsp; The seller usually secures a new place to live and begins the process of moving his/her household goods into another home or storage. The earnest money ensures that if the buyer backs out (apart from what is allowed in the contract) the seller is compensated for the risk of any potential buyers that were lost as well as their time and trouble involved.</p> <p><img src="http://3poundsofrealestate.com/wp-content/uploads/2007/09/Writing_Check_small1.jpg" height="244" alt="" width="195" style="float: left;" />So how much is required?&nbsp; I know many places around the country have an unwritten rule of 3%-5%.&nbsp; The only time you will see that around Charleston is with some new construction builders and with some bank owned properties.&nbsp; In the Charleston SC market, anything under 125K usually calls for an earnest money deposit between $500-$1000 (unless otherwise specified from the seller).&nbsp; Anything from 125K-250K usually calls for an earnest money deposit of $1000-$1500.&nbsp; Anything from 250K-500K usually calls for earnest money between the amounts of $1500 and $2500.&nbsp; Anything above that is usually specified by the seller.&nbsp; Just like anything else in real estate, earnest money is usually negotiable.</p> <p>The key thing to remember about earnest money is that is should be used to strenghthen&nbsp; the offer of the buyer.&nbsp; A solid offer, a preapproval letter, and a reasonable sum of earnest money can go a long way in convincing the seller to accept the offer of a buyer.</p><div class='agent_signature'><p>&nbsp;</p> <p><img style="float: right;" src="http://activerain.com/image_store/uploads/1/8/3/5/5/ar125079279855381.jpg" alt="" width="146" height="134" /></p> <p><strong>Michael J.
