And less than</p> <p>1% found their home via a real estate book or magazine.</p> <p>About 90 percent of <strong>home buyers</strong> responding to the survey said they used the Internet to assist their home search, 87 percent said their agent assisted the home search, 59 percent used yard signs, 46 percent attended open houses, and 40 percent viewed print or newspaper ads.</p> <p>This survey definitely speaks out that the Internet is playing an important role in a <strong>home buyer's </strong>home search in this market which is why Realtors need to be on it. <strong>Where are home buyer's finding homes in this market? </strong>Most of them are starting with Internet searches and having their agent's assist them with the search.</p> <p>The one thing <strong>home buyers </strong>need to remember and understand is, often there are "pocket listings" an agent will know about that&nbsp;are not listed on the Internet. Also there are listings that might be coming up within a Realtor's network that could be a perfect match! Aside from extending the deadline, the new extension includes existing home owners who want to move up or down. While we are not out of the woods yet, with the newly extended bill moving out to April 2010 I predict we will see the housing market continue to improve and pricing will continue to stabilize.</p> <p>When I work with buyers, I suggest they buy with the thought process they will be staying in their new home for at least five years... no less... maybe more. Get this step done before you start looking and you will be ready to submit your offer on the spot. The banks will not look at an offer without a pre-approval letter and many times they want the proof of funds up-front with the offer as well.</p> <p>2) <strong>There is little room for negotiation!</strong> Where a normal seller usually prices their home expecting to come down in price, bank owned properties are priced competitively so they will move quickly. Always look at the recent comps to determine value.</p> <p>3) <strong>You are buying the house AS-IS! </strong>What you see is what you get. You may still perform an inspection at your own expense, however, the buyer is expected to pay for repairs.</p> <p>4) <strong>You will not receive disclosure!</strong> In a normal sale the seller is required to disclose all problems they know about the house. You will not get this from the bank. As they are only holding the on their books they have no knowledge of the history of the house.</p> <p>5) <strong>Work with a Realtor who works directly with the bank! </strong>Receiving first-hand information on properties from an agent who works directly with the bank gives you an edge. It is possible to find out what will be coming up even before the properties hit the MLS database.</p> <p>6) <strong>Contingency periods are very short! </strong>Often the contingency period the bank will allow is only seven days for the physical inspection. In a normal sale it is usually 17 days in California. This means you must move quickly to get your inspections done.</p> <p>In truth, buying a foreclosed home can be challenging. However, if you are patient and work closely with your agent, you can often find a good bargain.</p> <p>On the other hand, if&nbsp;you are cash-poor coming in with minimum down payment and very little left in the bank after the transaction, this might not be the best avenue for you. Foreclosed homes usually have deferred maintenance issues and need some TLC to get them back in shape. The new office location is conveniently located at 195 E. Hillcrest Drive, Suite 95, right behind Office Depot.</p> <p><img src="http://activerain.com/image_store/uploads/7/3/7/8/9/ar124715202898737.jpg" height="229" alt="" width="189" style="float: right;" />Walking into their office&nbsp;was like walking into a beautifully decorated designer showroom. The atmosphere is friendly and the energy is bright. The name "Consumer's" Title represents the focus of their marketing. They are marketing to the consumer to bring awareness to the fact that consumers have a choice when it comes to choosing your title company. Consumer's Title has the lowest rates in Ventura County. They pride themselves in being an intimate, "boutique" title company that puts the consumer first.</p> <p>President, Joe Beckerle stated that the company is already turning a profit and business is booming. Senior Account Manager, Scott Mazza gave a short description of the company and one interesting point he made was that Consumer's Title has an extensive educational format for Real Estate agents as well as the consumer. Classes are scheduled regularly at Real Estate offices in the&nbsp;Conejo Valley and surrounding areas&nbsp;to provide education about title reports.</p> <p>One of the highlights of the event for me was meeting people face to face with whom&nbsp;I always talk&nbsp;with on the phone who give me superior service. This will hopefully enable more home owners to refinance who owe more than their home is worth.</p> <p>However, according to the <a href="http://www.mbaa.org/default.htm" target="_blank">Mortgage Bankers Association</a>, the recent uptick in mortgage interest rates have put a huge halt on the refinance AND new purchase loan market. Refi applications fell 30% last week to the lowest level since last November. Although interest rates have slowly been edging downward over the past few weeks, it seems that refi activity hasn't rebounded.</p> <p>What will happen if mortgage rates continue to go up? It could slow the housing market down even more.... and you know what that means... values will drop further and more home owners will be pushed into foreclosure.</p> <p>In April a 30-year fixed mortgage was at 4.78 percent. We are now sitting at 5.32% and that is with rates dropping a little. So it seems that inflationary pressure is pushing interest rates higher and the housing market is definitely a little slower than it was in April and May. Mortgage applications dropped 19% last week.</p> <p>When 67% of home sales in the nation are attributed to first-time buyers, a slight shift in the interest rates makes a BIG impact on their ability to qualify, not to mention the affordability factor. <strong>H</strong><strong>owever</strong>, at <strong>5.32% today</strong>, this is still an <em>all-time low interest rate</em>! If you are buying for the long-term you have no worries. This is a great time to pull the trigger and jump in.</p> <p>Buyers in this market are getting to great value for their money. More square footage, more amenities and larger lot sizes! The <strong>Conejo Valley</strong> offers the fabulous combination of great weather, terrific school districts, fabulous amentiies and family designed communities.
