      <description>&lt;p&gt;Hi all,&lt;/p&gt;
&lt;p&gt;I have been nominated by the Governor to sit in the H I licensing board.&lt;/p&gt;
&lt;p&gt;The executive council will vote on Dec. 18 and then it will be official.&lt;/p&gt;
&lt;p&gt;So, if anyone has questions regarding licensing or related feel free to contact&lt;/p&gt;
&lt;p&gt;me.&lt;/p&gt;

      <description>&lt;p&gt;Hi,&lt;/p&gt;
&lt;p&gt;I want to share this story with Monika (and all)&lt;/p&gt;
&lt;p&gt;I was out in the Lakes Region this morning on this beautiful fall&amp;nbsp;morning performing an inspection&lt;/p&gt;
&lt;p&gt;(#2258 to be exact!)&lt;/p&gt;
&lt;p&gt;While up in the attic I could hear my clients and their realtor talking with a new voice.&lt;/p&gt;
&lt;p&gt;As I am climbing down the pulldown I can see down the hallway in the kitchen this tall handsome&lt;/p&gt;
&lt;p&gt;man standing in the door so of course I walked over to introduce myself.&lt;/p&gt;
&lt;p&gt;Just as I am shaking his hand and making eye contact, I thought, 'I know that I have seen this guy before!&quot;&lt;/p&gt;
&lt;p&gt;I blurted out, &quot;I know you, you are famous!&quot;&lt;/p&gt;
&lt;p&gt;He just looked at me in shock.&lt;/p&gt;
&lt;p&gt;Well Monika, Jay is as good looking in person as he is on the rain!!! Thats right&lt;/p&gt;
&lt;p&gt;it was the famous Jay McGillicudy in person!&lt;/p&gt;
&lt;p&gt;We had a good rainer laugh and I was glad to meet Jay!&lt;/p&gt;

&lt;p&gt;well the committee of conference has conferred on SB212 and today the house and senate will vote on the amended bill.&lt;/p&gt;
&lt;p&gt;looks like we sill soon be another licensed state.&lt;/p&gt;
&lt;p&gt;the effective date is July 1, 2008&lt;/p&gt;
&lt;p&gt;I will keep you posted.&lt;/p&gt;

      <title>NH inspectors soon to be licensed</title>
      <description>&lt;p&gt;Hi all,&lt;/p&gt;&lt;p&gt;After years of debate it looks like NH will be requiring licensing of Home Inspectors.&lt;/p&gt;&lt;p&gt;There have been many meetings, hearings and amendments this session regarding this bill (SB212).&amp;nbsp;Tomorrow the house will be voting on licensing with a recommendation from the Crim. Just. and puplic safety committee as ought to pass.&lt;/p&gt;&lt;p&gt;The effective date is to be July 1, 08 and as of January 1, 2010 all practicing Home Inspectors will be required to hold a NH license.&lt;/p&gt;&lt;p&gt;it&amp;#39;s not enrolled or signed yet but it looks like it will happen this session.&lt;/p&gt;&lt;p&gt;I will be happy to answer any questions about the text of the bill.&lt;/p&gt;&lt;p&gt;thanks,&lt;/p&gt;&lt;p&gt;Carla&lt;/p&gt;</description>

      <description>&lt;p&gt;Hi all,&lt;/p&gt;&lt;p&gt;I thought this was pretty funny and will share with you.&lt;/p&gt;&lt;p&gt;I was inspecting a mobile home this morning and as usual the water heater was located&amp;nbsp; in a closet. in the closet was a large dresser with about 8&amp;quot; to squeeze by the dresser. I did manage to get by the dresser with both realtors and my client watching me.&lt;/p&gt;&lt;p&gt;I proceeded to inspect the water heater which incidentally was leaking and is&amp;nbsp;20 years old. As I was squeaking by to get out of the closet I heard a tear! I said, &amp;quot;that sounded like my pants&amp;quot; the realtor replied, &amp;quot;yep it was!&amp;quot;&lt;/p&gt;&lt;p&gt;I looked at them and said, &amp;quot;thank God I am wearing underwear&amp;quot; they all had a real good laugh!!&lt;/p&gt;&lt;p&gt;one of these days I will start writing a book of all the funny and unusual things that happen on the job!&lt;/p&gt;&lt;p&gt;Carla&lt;/p&gt;</description>

      <description>&lt;p&gt;Hi all,&lt;/p&gt;&lt;p&gt;As the co-chair of the LRBR legislative committee I am currently tracking over 40 bills that are in current session and all pertain to the Real Estate business.&lt;/p&gt;&lt;p&gt;I thought some of you would like updates as the legislation moves through the general court or is ITL&amp;#39;d.&lt;/p&gt;&lt;p&gt;here are a few that are in session.&lt;/p&gt;&lt;p&gt;HB1286 relative to the licensing of mortgage bankers,brokers and originators - in committee&lt;/p&gt;&lt;p&gt;SB 365 relative to testing for lead toxicity in children 4 years of age or younger - in committee&lt;/p&gt;&lt;p&gt;SB 384 relative to the repair of septic systems prior to the sale of waterfront property - in committee&lt;/p&gt;&lt;p&gt;SB 417 relative to changes to the shoreland protection act - in committee&lt;/p&gt;&lt;p&gt;these are a few that are interesting.       <description>&lt;p&gt;Hi all,&lt;/p&gt;&lt;p&gt;With the huge accumulation of snow this winter I would like to pass along a helpful tip. In the event that your bathrooms and&amp;nbsp;or kitchen sink are putting off a septic oder or the drains are gurgling chances are that the vent stacks are burried or blocked with snow. This happens all too often when we have a heavy snow cover like this season.&lt;/p&gt;&lt;p&gt;I have had several calls inquiring with these symptoms and the problem was solved after clearing the snow away from the vent pipe.&lt;/p&gt;&lt;p&gt;Thanks,&lt;/p&gt;&lt;p&gt;Carla&lt;/p&gt;</description>

      <title>Prepare your listing for the Inspection</title>
      <description>&lt;p&gt;Hi all,&lt;/p&gt;&lt;p&gt;I would like to share with the Realtors out there a list that I have compiled over the years of common deficiencies found during the Home Inspection.&lt;/p&gt;&lt;p&gt;These items are reported on probably 60% or more and are very easy to repair or replace before listing.&lt;/p&gt;&lt;p&gt;Top Ten Items that most frequently arise during an Inspection&lt;/p&gt;&lt;p&gt;1. GFCI outlet receptacles are missing at kitchen, bathroom and exterior locations&lt;/p&gt;&lt;p&gt;2. Absence of working smoke detectors.&lt;/p&gt;&lt;p&gt;3.Attic space not properly insulated and or vented.&lt;/p&gt;&lt;p&gt;4. Plumbing leaks and loose toilets.&lt;/p&gt;&lt;p&gt;5. Water heater pressure relief valve missing an extension pipe.&lt;/p&gt;&lt;p&gt;6. Furnace or boiler not in good working order or has not been serviced.&lt;/p&gt;&lt;p&gt;7. Decks are not properly flashed to the building causing moisture damage.&lt;/p&gt;&lt;p&gt;8. Decks are not properly fastened to the building.&lt;/p&gt;&lt;p&gt;9. Missing or nonconforming handrails at interior and deck locations.&lt;/p&gt;&lt;p&gt;10. Roof material in poor condition &lt;/p&gt;&lt;p&gt;I have given this list to new Realtors at new member orientations and they love it.&lt;/p&gt;&lt;p&gt;one Realtor even called me and said that she gave this list to her seller and they had 5 of the 10&lt;/p&gt;&lt;p&gt;items corrected in their home and sold their home with a smooth transaction.&lt;/p&gt;&lt;p&gt;I hope that you find this list useful.&lt;/p&gt;&lt;p&gt;Carla&lt;/p&gt;</description>
