Not my title, but the title of a recent article by Mark Roth in Business Week. A much better attention getter than The Top 10 Reasons to Buy A Home Today! In a nutshell, prices are low, there's a tax credit, and interest rates will rise from their current historic lows. He has a different translation on the cost of waiting. However, the loss of buying power for every 1% rise in rates is about $10,000 for every $100,000. Get off the fence!

Unclutter Your Home In 10 Easy Steps

Clutter, which is defined as things that lie about untidily, is often linked to creativity. So, just how much imagination will it take to tidy up your space? To be exact, you can make it happen in 10 easy steps.

Step # 1: Set A Schedule

You are much more likely to stick to a routine, whatever it may be, if you work on a schedule. In addition, this allows you to clean when you can minimize interruptions and maximize your time.

Step # 2: Set A Goal For Each Room

If you can visualize what you want, you will be better able to achieve it. By setting goals for each room, you can note the things that need changing and work toward that goal one day at a time.

Step # 3: Create A Timeline

When do you hope to have your home completely free of clutter? One week, two weeks or even a month? Depending on your schedule and the amount of clutter that you have, it may take anywhere from a few days to a few weeks before you can kick back and relax again.

Step # 4: Start Small

The clutter in your home didn't appear overnight, and it won't disappear overnight either. If you start small, you will be less likely to get frustrated and give up midway through your cleanup.

Step # 5: Categorize Your Clutter

When cleaning, it's important to categorize your items into groups. By separating the items that you want to keep, toss and donate, you will be able to move through your clutter quickly and efficiently.

Step # 6: Letting Go

A good rule of thumb for uncluttering your home is to get rid of anything that you haven't used within the past year. If it's still useful, consider donating it to a good cause. Otherwise, toss it.

Step # 7: Storing Your Seasonal Apparel

When storing seasonal clothing, purchase a sturdy plastic storage bin with a lid and roll your clothes instead of folding them in an effort to maximize storage capability. When full, snap the lid on and slide the unit into your closet.

Step # 8: Closet Organization

Did you know that your choice of clothes hangers can greatly impact the storage capacity of your closet? Wire hangers take up less space and can save your shirts from getting that annoying shoulder bump that often arises from the use of plastic hangers.

Step # 9: Shoes Blues

When it comes to storing shoes, many homeowners are fighting a losing battle with clutter. How many pairs of shoes do you own? How neatly are they stored? If your shoe storage has you down, try purchasing clear lidded shoe boxes. These handy creations can house each pair of shoes and can be stacked neatly in your closet. And best of all, you can see your shoe collection without having to sift through a sea of sandals.

Step # 10: Read The Labels

If you have medicine, food or anything else with an expiration date in the home, check to make sure that the items are still good. If the expiration date has already come and gone, throw them away.

Is this project more hype than reality? Today's announcement that their funding has fallen apart is just one more setback that makes you wonder if this project will get off the ground. When the state legislators failed to support the Plymouth Rock project with the infrastructure they were requesting, you had to wonder how this would proceed. The legislators position was that Southfield was where they were going to spend the taxpayer's money.

Yet whatever is planned for Southfield is relatively unknown. Meanwhile, Plymouth Rock Studios has daily video releases about the area, and their plans and progress. Clearly, Plymouth Rock has the talent and expertise to pull this off. However, why did the legislature back out, and now why is this financial backer bailing. Are these guys just great promoters and is this project for real?

Sales in September were 7, the same as last month. Sales/list price ratio in September moved down to 94.3% from 95.8% in August.

Median price for Norwell in September was $623,700. This is up 10.9% from $562,500 in September of 2008. Average sale price (most recent 3 months) is $594,985, way down from $743,996 in 2008.

Inventory is 82, down modestly from 89 in 2008. New listings in September were 23, unchanged from the same month last year.

Days on market of 100 in September was up substantially from 68 in August and way up from 81 in September of 2008. Months of supply in September moved up to 12.1 from 11.3 in August.

Sales in Marshfield in September were 16. This is down 27.3% from 22 in September of 2008. Sales/list price ratio in September moved up to 96.9% from 96.3% in August.

The Median Marshfield price in September was $356,500. This is up 3.3% from $345,000 in September of 2008. Average sale price (most recent 3 months) is $385,245, down moderately from $407,016 in 2008.

Inventory is 186, down considerably from 209 in 2008. New listings of 37 in September were down moderately from 41 in August and down substantially from 48 in September of 2008.

Days on market of 61 in September was down considerably from 127 in August and way down from 186 in September of 2008. Months of supply in September moved up to 12.3 from 11.9 in August.

Are you thinking of putting your home on the market? I have a buyer who has seen everything currently on the market and is anxious to buy in Hingham, Cohasset, Scituate (mid to north), or the north side of Norwell. They are looking to spend up to $700,000, have nothing to sell, and a 20% downpayment.

This family is looking for at least 1900 sq ft, 3-4 bedrooms, preferably with at least 3 bedrooms on the second floor. No busy roads, splits or raised ranches.

After using TP for 4 years, I'm about ready to cancel my subscription. I'm looking for recommendations for a replacement contact/project management solution.

7i was okay and I had spent a lot of time setting up action plans, templates, and learning to use many of the features. Now we will be forced to use the not ready for release 8i. I have found that some of the features I used regularly in 7i didn't make it to the new release. What...you remove functions in an upgrade? Tech support tells you that they'll submit previous functionality as an enhancement request for the new release.

In 7i you could email an individual "showing agent" from a listing. In 8i you can only email all showing agents. Try to send and email to a secondary email address...impossible. Many of the contact fields don't even let you cut and paste the data to try to work around this shortcoming. They charge for training and I can't run it on my mobile phone without paying and additional monthly fee. The upgrade is just too clunky, requires too much scrolling and too many clicks compared to 7i. Software is supposed to improve your productivity, not hamper it. I'm not just a stubborn user who doesn't appreciate software upgrades and enhancements. My previous background is in software. But after using 8i for a few months I'm ready to call it quits.

So if you have a recommendation for a comprehensive real estate specific contact manager with action plans and other automated processes, I'd sure like to hear from you.
