      <title>Katy Fundraiser - 2nd Annual Katy Sunshine Fest to benefit The Sunshine Kids was a HIT!</title>
      <description>&lt;p&gt;The Katy office of Prudential Gary Greene, Realtors recently held their 2nd Annual Katy Sunshine Fest to benefit The Sunshine Kids on Thursday March 27, 2008. Over 600 Guests and our many local sponsors were astounded as they arrived at our office parking lot and were greeted by a 5,000 steel erected tent. This certainly set the tone for the evening and will be talked about for years to come. &lt;/p&gt;&lt;p&gt;The event kicked off with a 4:00 p.m. style show highlighting fashions and commentary from J. Barton Clothiers. Many of the models were agents from our office as well as from our sponsors. The fashion show set up was very &amp;quot;Fifth Avenue&amp;quot; and all guests were greeted by white gloved bartenders bearing a bit of bubbly.&lt;/p&gt;&lt;p&gt;Immediately following the fashion show, the main event kicked off at 5:00 p.m. with an introduction from our manager, Tracy Bogiel. We were very pleased to hear comments from our very own Mark and Marilyn, as well as a special visit from GW Bailey, TV&amp;#39;s &amp;quot;The Closer&amp;quot; MASH, Police Academy and more, who is a national spokesperson for The Sunshine Kids. GW took time out of his very busy schedule to speak to our guests about the mission and goals of The Sunshine Kids and not a dry eye was to be had in the crowd.&lt;/p&gt;&lt;p&gt;The evening&amp;#39;s entertainment focused around live music as well as that of a terrific DJ. Our live music was presented by special surprise guests: Kady Malloy and Colton Berry - past contestants of a nationally recognized television talent show. This wowed the crowd and will be a hard act to follow next year. &lt;/p&gt;&lt;p&gt;Our guests were treated to delicious food provided by four area restaurants, as well as wine, beer and margaritas. Funds for the event were raised from our fabulous live auction, silent auction and raffle prizes. In fact, the bidding was quite fierce at the end for the top items: Tiger Woods&amp;#39; signed Master&amp;#39;s jacket and Hannah Montana signed guitar. Several silent auction items were: JK Rowlings&amp;#39; signed Harry Potter book, 2005 NCAA National Football Champs Team Autographed Helmet, Houston&amp;nbsp;Astro&amp;#39;s Legends Home Plate signed by Craig Biggio, Roger Clemens, Jeff Bagwell, Andy Pettit and Lance Berkman and so much more! Our raffle tickets offered three great prizes: a Colorado Condo escape package for 6 nights including airfare for 2, a four night Carnival cruise to Mexico from Galveston and a Golf and Spa week-end getaway for two to the Fairmont Scottsdale in Arizona.&lt;/p&gt;&lt;p&gt;We are proud to announce that the event raised $ 20,000 - which was double last years&amp;#39; effort! In May, we will hold&amp;nbsp; a special event to thank our wonderful sponsors and will use this opportunity to present a check for $ 17,000.00 directly to the Sunshine Kids with the remaining funds to go toward kicking off next years&amp;#39; event to be held in early Spring of 2009 - exact date to be announced. &lt;/p&gt;&lt;p&gt;If you are interesting in sponsoring this fabulous Katy event, please contact me at christi@christiborden.com.&lt;/p&gt;</description>

      <title>The Pitfalls of Flipping in the Houston Market Pt.1</title>
      <description>&lt;p&gt;Having worked with many aspiring &amp;quot;flippers&amp;quot;, I felt I should share the agent&amp;#39;s view of the process.&lt;/p&gt;&lt;p&gt;First let me say, nothing is like is it on TV. The garden variety show on flipping only highlights the highs and rarely tells the lows of this venture. &lt;/p&gt;&lt;p&gt;As an agent, the first thing I would advise is to get your real estate license. Now, I am not a proponent of losing business by telling folks to get licensed and do it on their own, but for flipping purposes, this is truly a cost saving matter. You will need to spend a lot of time analyzing the various neighborhoods, the market value of improved properties, days on the market, etc.&amp;nbsp;Asking an experienced&amp;nbsp;Realtor to give the tremendous amount of time necessary to help you find the right investment vehicle is a tall order. In fact, the savvy Realtor experienced in this type of investment property most likely would start investing them-self if they found a true &amp;quot;diamond in the rough&amp;quot;. &lt;/p&gt;&lt;p&gt;Second, you will need to align yourself with terrific and trustworthy tradesmen: carpenters, flooring specialist, roofers, foundation repairmen, electricians, plumbers, etc who can view the property prior to your purchase to give you a true estimate of the costs involved in bringing the property up to current market standards. This is where many would-be flippers fail. They always underestimate the money and time needed for the rehabilitation of the property.&lt;/p&gt;&lt;p&gt;Third, please, please get&amp;nbsp;the home inspected before you purchase. Read that sentence again and again as there are so many hidden items that can cost you a future sale and break the bank.&lt;/p&gt;&lt;p&gt;Last, you need to have very deep pockets to absorb the &amp;quot;mistakes&amp;quot; such as underestimating repair needs, overestimating market value of the property when finished, underestimating time on the market before you are able to sell, etc.&amp;nbsp; This is not a venture for the faint of heart.&lt;/p&gt;&lt;p&gt;One more thing to consider, the most successful flips are occurring in neighborhoods that have unique architecture as opposed to the cookie cutter homes that have been built for the last 20 years. &lt;/p&gt;&lt;p&gt;Good Luck to you&amp;nbsp;and Happy Flipping.&lt;/p&gt;</description>

      <title>Real Estate Perspectives in The Netherlands/ Inbound and Outbound</title>
      <description>&lt;p&gt;I had the privilege of attending my monthly FIABCI-Houston luncheon this past Wednesday, March 19th with special guest speakers: The Honorable Geert C. Visser, Houston Consul General of The Netherlands, as well as Mr. Frans Gilebaard, Developer.&lt;/p&gt;&lt;p&gt;The Hon. Geert C. Visser began the presentation with the many accomplishments of his country in the fields of transportation, engineering, banking and more. The discussion then focused on the tremendous amount of Dutch foreign investment in the US as well as the remainder of the Americas. What was surprising is that in the past, the Dutch were the # 1 foreign investor in the States. This number is now believed to the #3, which astounded the FIABCI members and guests in attendance.&lt;/p&gt;&lt;p&gt;His Honor stated, &amp;quot;Holland is the doorway to Europe&amp;quot; and went on to explain how any US investor would be wise to consider a partnership with The Netherlands when seeking entry into the EU, as well as Asia, Russia and Africa. As The Netherlands has been a trading country for over 900 years, he explained that businessmen and women in his country are well educated, multi-lingual and very savvy as to the customs and nuances of doing business throughout the world and would be a great asset to educate a US investor so as to avoid costly and perhaps deadly mistakes when trying to go it alone. An example of such a mistake was the Tandy Corporation, who brought in Radio Shack stores into England and Europe. In doing business as they had in the States, they started advertising pre-Christmas sales way in advance of the accepted&amp;nbsp;norm to do so in the area. This caused such a furor that it basically denied this company any chance at establishing a good business base over what was simply a timing error. Naivete can be very costly when dealing with foreign&amp;nbsp;customs and cultures and is even more reason that an investor should consider partnering with an entity able to bridge the gap between the two.&lt;/p&gt;&lt;p&gt;Our second speaker was Mr. Frans Gilebaard, a local developer who was born and raised in The Netherlands and brought to us his first hand knowledge of both inbound and outbound investments. He highlighted the various contributions to the world, including the engineering feat of keeping afloat The Palm Island development in Dubai, United Arab Emirates. Dutch engineers were also consulted with regard to design and correction of the levies in New Orleans, La. &lt;/p&gt;&lt;p&gt;Mr. Gilebaard also stated, &amp;quot;Whatever country you go to, you have to have an understanding of the nuances of business that affect you&amp;quot;. He highlighted the incredible history of KLM, the national airlines of The Netherlands based out of Amsterdam&amp;#39;s&amp;nbsp;Schiphol International airport, located 20 minutes (17.5 km) southwest of&amp;nbsp;the city. KLM first came to Houston in 1957 when they recognized the potential for investment for their countrymen in the oil industry.       <title>How are Foreclosures Affecting Katy, TX?</title>
      <description>&lt;p&gt;Our Houston market, and Katy in particular, is very strong and looks to be great for 2008. While we do have certain areas that have a higher than normal foreclosure rate, you will usually see a direct connection between the rate of foreclosures and the problem of overbuilding in the same area. &lt;/p&gt;&lt;p&gt;I feel that inexperienced developers and builders are very much a party to the foreclosure mess as they have continued to over-build in certain areas and allowed (encouraged, I should say) unqualified buyers to purchase homes using loan vehicles (ARM&amp;#39;s, Balloon Notes, etc.) that the buyers could not afford then or now. This is exactly what has happened in the North Katy area, (North of Interstate 10) and has had a negative impact on appreciation and days on market for both new and resale homes.&lt;/p&gt;&lt;p&gt;Now, to see the effect of controlled growth, take a look at the South Katy Market (South of Interstate 10 and North of 1093), which remains very strong and has consistently been the hottest market in Houston. Why is that? Our well-known developers have built master planned communities with respected builders as opposed to throwing up a fence, building 100 identical boxes and calling it a &amp;quot;neighborhood&amp;quot;. Drive the neighborhoods along Fry Road or Mason Road, both north and south of I-10 to see what I am talking about. &lt;/p&gt;&lt;p&gt;In the North Katy market (Area 25 and KISD schools only), today there are currently 75 Foreclosure properties listed on the HAR MLS,&amp;nbsp;13 of which are under contract, leaving&amp;nbsp;62 properties to compete against non-foreclosure resale homes. Compare that to the South Katy area with 30 Foreclosures listed, 5 under contract - leaving 25 foreclosure properties to compete in this market. &lt;/p&gt;&lt;p&gt;When I work with buyers in our area, I tell them that the neighborhood is as important, if not more important, than the property itself. I need to repeat that: &lt;strong&gt;The neighborhood is as important, if not more important, than the property itself.&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;This is why it is crucial to work with an experienced local Realtor when purchasing a home, one who knows the areas as well as the inventory.       <title>A Beginner's Guide - Part 2</title>
      <description>&lt;p&gt;Okay, so you have chosen your Broker, now what?&lt;/p&gt;&lt;p&gt;The first and foremost thing to consider is whether you plan to have a hobby or a career? &lt;/p&gt;&lt;p&gt;Well, that seems to be a stupid comment, right? We all plan to get our license, send out our annoucements that we are in business and BAM, we are Top Producers - living the dream. Sure, it always works lke that. My comments go to those that view real estate as a business rather than something you try to get rich quick.&lt;/p&gt;&lt;p&gt;The difference between a hobby and career is simply treating your work like a business. And the first lesson most of us learn is realizing that a true business takes capital (MONEY) to get it going. If you are starting your real estate career without funding, you are going to have a very steep hilll to climb to not only make a name for yourself, but to convince the everyday consumer that you are worth the money you plan to charge. This is why so many new agents go the limited (discount) service route as they do not have the cash to properly market a home fully to charge a full commission for their services. If you cannot compete on service, then you I guess all you have to offer is&amp;nbsp;price. Name any other successful business in the world that was started on zero capital. I am always amazed when I talk to students at the local real estate school that not only have&amp;nbsp;little, if any,&amp;nbsp;money to open their business, but they have nothing to live on while learning the ropes. &lt;/p&gt;&lt;p&gt;Next, TRAINING, is the name of the game. If you think that the classes you took to get your license prepares you to handle complex transactions in the real estate world, please run (don&amp;#39;t walk) to the nearest attorney of law for protection. The licensing coursework is the bare minimum that an agent needs to hang their shingle but should always be seen as the beginning of a life-long pursuit of higher education. I always suggest that newbies earn their GRI their first year to get a good base upon which to build a successful real estate career. NEVER take the quickie online classes to cover your backside for CE points but actually take a class that is geared toward your desired niche or that will enhance your service to your client. I take fabulous classes yearly that not only interest me but add value to my business. I have never taken a class simply for the credits. What a waste of time and money. Does this not indicate a lower level of commitment from the agent to their career?&lt;/p&gt;&lt;p&gt;Finally, READ, READ and READ again every book about client service, real estate, inspiration, or anything that lifts your soul. The more you know, the better you are!!! I read every day and&amp;nbsp;the only thing that takes away from my reading time is the time I now spend on ActiveRain. I hear, &amp;quot;I don&amp;#39;t have time to read!&amp;quot;. If you have time to watch TV, you have time to read. If some reality show is more important than learning more about running a business, then ...       <description>&lt;p&gt;I have spent&amp;nbsp;a lot of time helping my manager recruit new agents for our office, not for compensation&amp;nbsp;but to help bring in great new agents and to strengthen our team. I&amp;nbsp;always am questioned on the type of brokerage model that they should follow. I offer the following advice:&lt;/p&gt;&lt;p&gt;Do you view yourself as an Entrepreneur or an Employee? Do you know the difference? If not, then you must read the this following book, the E-Myth by Micheal&amp;nbsp;E. Gerber (see link to Amazon)&amp;nbsp;&lt;a href=&quot;http://www.amazon.com/E-Myth-Revisited-Small-Businesses-About/dp/0887307280/ref=pd_bbs_sr_1?ie=UTF8&amp;amp;s=books&amp;amp;qid=1204345425&amp;amp;sr=8-1&quot;&gt;http://www.amazon.com/E-Myth-Revisited-Small-Businesses-About/dp/0887307280/ref=pd_bbs_sr_1?ie=UTF8&amp;amp;s=books&amp;amp;qid=1204345425&amp;amp;sr=8-1&lt;/a&gt;&lt;/p&gt;&lt;p&gt;This book follows the pathway from disgruntled employee with a skill to the pursuit of independence to almost certain failure due to the lack of ability to be a true entrepreneur (hence the &amp;quot;E&amp;quot; in the title) and then finally&amp;nbsp;to success. &lt;/p&gt;&lt;p&gt;I have re-read this book many times and loaned it out so many times that I&amp;nbsp;have multiple copies floating around at all times. Many new agents think that all you have to do is get your license and the money will come. They&amp;nbsp;are&amp;nbsp;rarely prepared to finance their new venture. Which is such a surprise to me as a business person&amp;nbsp;as any true entrepreneur always lines up his financing before beginning the venture while most agents hit the road with very little money to fall back on, much less very little cash on hand for marketing themselves and their client&amp;#39;s homes (the backbone of&amp;nbsp;our business).&lt;/p&gt;&lt;p&gt;Another trap that many new agents fall into is the 100% commission&amp;nbsp;business model&amp;nbsp;that is so enticing in the beginning when they have no idea of the cost of overhead of a successful business. While the 100% method may work for some, most agents need to realize that by sharing the commission with their broker, they are sharing the overhead costs. When they contribute nothing back to their broker for overhead.... they generally get what they pay for.&lt;/p&gt;&lt;p&gt;As for going with an established Brand for a split fee or going with an unknown&amp;nbsp;independant for no fee, I tell this story: &lt;/p&gt;&lt;p&gt;If you were planning to open a burger shop - you have a couple of choices. You can open a small no-name, one-man shop and get all of the proceeds or you can open a McDonald&amp;#39;s and share in the profits. In the end, which do you think will net the most business and profits? I guess it depends on the service and quality of the product (you) but how long will it take to develop a following at a one-man stand versus a Mickey D&amp;#39;s? Something to ponder...&lt;/p&gt;&lt;p&gt;This said, I am always available to help new agents and love to hear success stories.       <title>Texas Real Estate Update from the TAR Winter Meeting, Austin TX</title>
      <description>&lt;p&gt;We had a terrific TAR (Texas Assoc. of Realtors) Winter Meeting held this past weekend in Austin, TX. For those of you who have never attended the bi-annual TAR event (both the Winter Meeting and the Convention), this is a terrific event for learning more about your profession, our economic forecast and the networking opportunities are endless. Where else can you meet the most dynamic Realtors from other areas who may one day be a terrific source of incoming and outgoing referrals.&lt;/p&gt;&lt;p&gt;One&amp;nbsp;highlights of the event was hearing Tim Irvine, Administrator with TREC (Texas Real Estate Commission) speak at the Education Forum, who addressed many issues such as&amp;nbsp;MCE course administration, on-line education and professional standards. This was a lively discussion that brought forth issues such as treating MCE students as adults and allowing them the freedom to take a call or leave the room for a short period of time while still maintaining the integrity of the course and test. Another issue brought up was the oversight (or lack thereof)&amp;nbsp;by sponsoring&amp;nbsp;Brokers over the multitude of agents that are basically paying a flat fee for sponsorship but are &amp;quot;on their own&amp;quot;. Much was made about professional standards but in my opinion, nothing will be fixed until the Brokers&amp;#39; are held accountable for the many agents that they never see or train. Okay, off my soapbox... for now.&lt;/p&gt;&lt;p&gt;Another great item for the weekend was the yearly economic forecast delivered by Mark Doutzer of The Real Estate Center at Texas A&amp;amp;M. Mark is probably the only economist with a devilish wit and thoroughly entertained the standing room only crowd as well as covered a very important subject to all... the future of real estate in Texas. While I do not have his presentation at this time, you can probably download it from the web site:&amp;nbsp; &lt;a href=&quot;http://www.recenter.tamu.edu/&quot;&gt;www.re&lt;strong&gt;center&lt;/strong&gt;.&lt;strong&gt;tamu&lt;/strong&gt;.edu&lt;/a&gt;&amp;nbsp; . This provides a wealth of information that all Realtors should access on a weekly basis.&lt;/p&gt;&lt;p&gt;We were also fortunate to have attended a TREPAC breakfast where the keynote speaker was Susan Combs, Texas State Comptroller, who was awarded the prestigious Legend Award from TAR for her extraordinary&amp;nbsp;level of commitment to homeowners in our beloved State.&lt;/p&gt;&lt;p&gt;In closing, the TAR sponsored events are well worth your time and effort. The next event is in late September and will be held at the new Grand Hyatt along the Riverwalk in Sunny San Antonio.       <description>&lt;p&gt;While good news regarding real estate is rare these days, Katy, TX is still a great place to relocate, especially the area known as South Katy (South of I-10 and East of Hwy 6). For those of you who have never heard of Katy, we are located just 20 miles west of Downtown Houston, TX along the Interstate 10 corridor. &lt;/p&gt;&lt;p&gt;One of the problems&amp;nbsp;facing our&amp;nbsp;seller&amp;#39;s&amp;nbsp;in the Katy, TX real estate market is that potential buyers are listening to the national media about the real estate woes and assuming that the entire nation is facing a slump. Not so for South Katy, TX - still the hottest real estate market in Houston. &lt;/p&gt;&lt;p&gt;One issue that I face over and over again, whether I am working for the seller or the buyer (I never do both, by the way... and that is another blog subject entirely) is the buyer comes in thinking that the home can be bought for a song and a dance without regard to comparable sales and the local market statistics.       <title>Who needs a HOA anyway?</title>
      <description>&lt;p&gt;If you live in the&amp;nbsp;Katy/ West Houston Area, you do!&lt;/p&gt;&lt;p&gt;We have the dubious distinction of living in an area with basically&amp;nbsp;no zoning restrictions. This means that you could potentially&amp;nbsp;buy a nice tract of land, build a beautiful home and end of living next to a strip mall or trash dump, and&amp;nbsp;literally watch the value of your property plummet with no recourse. &lt;/p&gt;&lt;p&gt;One of the ways that developers battle this lack of zoning is to create their own ordinances for their particular developments and have them governed by Home Owner Associations (HOA). Many of my out of town buyers come from areas that do not have this type of governance, because&amp;nbsp;their former town/city takes care of zoning regulations so there tends to be confusion as to the purpose of the HOA.&lt;/p&gt;&lt;p&gt;The rules are&amp;nbsp;put in place to&amp;nbsp;make sure that not only&amp;nbsp;do you act in accordance with the rules and regulations set out by the developer but that your neighbor does as well. While some feel that the rules can be a bit restrictive, the majority of homeowners in our area are appreciative of the outcome. Just drive through an area without such controls and you may even appreciate the little &amp;quot;nasty grams&amp;quot; we all receive when our home needs power washing or our trash cans are put out two days too early. &lt;/p&gt;&lt;p&gt;I have buyers&amp;nbsp;requesting&amp;nbsp;that I&amp;nbsp;find them a home without&amp;nbsp;HOA&amp;nbsp; I am happy to help them with this, but want them to understand the ramifications of living in an area where every homeowner and tenant may do as they wish without consequence. &lt;/p&gt;&lt;p&gt;Of course, not all HOA&amp;#39;s&amp;nbsp;are&amp;nbsp;created&amp;nbsp;equal. Some do a terrific job of maintaining the common areas, keeping the pools clean, trimming the trees, and keeping the occasional errant neighbor in line. Take a drive through Cinco Ranch, Grand Lakes, Seven Meadows, Kelliwood, etc to see the impact of a strong HOA. Of course, the fees for these areas are higher but they offer more amenities to the residents and cost more money to maintain: pools, tennis courts, lake systems, walking trails, fountains, lush landscaping, etc. Usually, the fewer the amenities, the lower the HOA fees. &lt;/p&gt;&lt;p&gt;HOA fees in the South Katy Area run the gamut from $ 2400 a year for an exclusive,&amp;nbsp;gated community of million dollar plus homes to $ 500 per year for smaller, independent communities. The average for master-planned communities in our area runs from $ 750 to $ 1200 per year.&lt;/p&gt;&lt;p&gt;A strong HOA can have a very positive impact on property value so this should be kept in mind when buying a property in our area. You should also request a copy of the deed restrictions and covenants when you make an offer so that you fully understand what will be expected of you as a homeowner. It is always painful to discover that you are prohibited from a particular activity after you close on the home, such as:&amp;nbsp;parking your RV on you&amp;nbsp;lot, cutting down the existing trees, or having numerous pets, etc. . These things are easily discoverable during the purchase process and can actually allow you to be released from the contract, if worded properly on the purchase agreement. A local&amp;nbsp;Realtor, knowledgeable about the neighborhood and the area&amp;nbsp;can help with that provision and guide you through the HOA issue.&lt;/p&gt;&lt;p&gt;So, who needs an HOA?       <title>Renovate, update or simply wait?</title>
      <description>&lt;p&gt;Your KatyBlogger:&lt;/p&gt;&lt;p&gt;I am constantly asked by friends, clients and neighbors about the need for renovations to their home and how this will impact their pocket book when and if they decide to sell.&lt;/p&gt;&lt;p&gt;In Katy/West Houston, Texas, our market is fast-moving and ever changing. Due to the availability of land and the low costs of home production, our resale homes are constantly being compared to new construction. Because of this I suggest the following:&lt;/p&gt;&lt;p&gt;If your home is older than 5 years, there is certainly some updating that would be of benefit to not only you and your family but to your future buyer as well, such as&amp;nbsp;flooring, paint, landscaping, etc.&amp;nbsp;At 10 years or more, you are looking at a pretty major kitchen and master bathroom renovation/update as these are the areas that today&amp;#39;s builders are concentrating on to attract buyers.&amp;nbsp;&lt;/p&gt;&lt;p&gt;While building styles may go in and out of fashion, these are items that you really cannot change so it is best to concentrate on those that you can.&lt;/p&gt;&lt;ol&gt;&lt;li&gt;Counter tops - What is &amp;quot;in&amp;quot; today? The biggest bang for your buck is to&amp;nbsp;update your kitchen with solid surface counter tops. Even the entry level builder is including granite or quartz surfaces in their homes so your Formica or older Corian style counters will scream &amp;quot;Update me, please&amp;quot;. Be sure to update your back-splash at the same time - again, visiting model homes will demonstrate materials and styles in vogue today.&lt;/li&gt;&lt;li&gt;Appliances - At age 10, your dishwasher, stove top, ovens and microwave have certainly outlived their normal life expectancy and could use a much deserved rest. While the nation is fascinated with Stainless Steel, all black or all white are still viable choices. &lt;/li&gt;&lt;li&gt;Cabinetry -&amp;nbsp;If you have solid wood cabinets, why not consider painting or re-staining as well as replacing the old hardware for a fresh new look. If you have typical builder grade cabinetry, you may be in need for replacement - depending on the condition and style.&lt;/li&gt;&lt;li&gt;Floors - Tile flooring is the material of choice while wood or laminate wood products are popular as well. Vinyl... not in today&amp;#39;s world. &lt;/li&gt;&lt;li&gt;Fixtures -&amp;nbsp;Go visit model homes to see what is being used today. If you still have shiny gold fixtures, you are in need of an update. &lt;/li&gt;&lt;/ol&gt;&lt;p&gt;If you have specific questions, ask a Realtor in your area as they know exactly what is in demand from buyers and how your planned renovation can impact your future sales price.       <title>Pulpwood Queens Katy Chapter - February book selection and review</title>
      <description>&lt;p&gt;We started off our new year as an official book club and began our journey by selecting the memoir written by the Pulpwood Queens&amp;#39; founder, Kathy L. Patrick.&lt;/p&gt;&lt;p&gt;The nice thing about this book is that all of our members have met and gotten to know the author so it was a pleasure to read her book and enjoy her first publication. We felt the characters were well fleshed out and that the writer&amp;#39;s compassion and heart felt love for them was apparent through the pages. Kathy&amp;#39;s description of her adopted home town of Jefferson, TX was spot on and highlighted the joys of small town living.&lt;/p&gt;&lt;p&gt;This was a great book that got our group&amp;nbsp;delving into&amp;nbsp;pretty deep discussions ranging from our relationships with our mothers, friends and our community. This is my first book club although I am an avid reader (more books and less tv for me) and I can already see the advantage to sitting around with friends you love and learning more about their perspective of not only the book selected but life in general.&lt;/p&gt;&lt;p&gt;While the content is fairly lighthearted, it does have very deep moments and makes you appreciate all that Mrs. Patrick and her family have been through to get to where she is today. If anyone every wanted to write a book, they need to meet Kathy. She is an inspiration to the author hiding in all of us and you can learn more about her at &lt;a href=&quot;http://www.beautyandthebook.com/&quot;&gt;www.beautyandthebook.com&lt;/a&gt; . &lt;/p&gt;&lt;p&gt;Next month we will read &amp;quot;A Model Summer&amp;quot; by Paulina Poriskova.
