Floresville Christmas Along the Corridor and Festival of Lights! Floresville, Texas!

The 2009 Christmas Along the Corridor and Festival of Lights Paradewill take place in downtown Floresville on Saturday December 12th beginning at 2pm. The event will feature Arts and Crafts booths, food vendors, music, an appearance from Santa Clause, a parade Festival of Lights after the sun goes down, and the lighting of the tree on the courthouse lawn. If you haven't been or are new to the Floresville area, this is a must due event.

Bring your jackets, thermos of hot chocolate and favorite lawn chair out and enjoy the festivities.

I'm sure, if asked, you could name an agent that is difficult to work with. An agent that has a chip on his/her shoulder, who looks at other agents as if the are stealing directly from his/her pocket. Do you know someone who fits this description? Do you fit this description?

This week I took on the responsibility of assisting in mentoring a new agent in our office. Before getting her license she worked as a receptionist in a local real estate office that has a reputation for being difficult to work with. Most agents in this office have a very territorial approach to real estate. They look at other agents as encroaching on their territory. They can only see what might be lost in playing nice with these agents, not what there is to gain.

What do you gain in playing well with others?

A professional reputation for being easy to work with. Having a good reputation gives you a professional advantage over your competition. Other professionals will want to work with you. Buyer's and Seller's will be attracted to your positive attitude. Your business will benefit directly from this attitude.

We live in a time when many people are selling their homes not because they're upgrading or moving for their job. Many are selling their homes because the have lost their jobs and can no longer afford the lifestyle the have. These families that worked hard to obtain the dream of home ownership are forced to sell, a lot of times at a loss, due to the current economic situation and less than stellar housing market. These tougher times make it necessary to be over diligent in educating potential home buyers to be considerate in respect to the homeowners emotions in selling their home.

Home buyers must understand that while they look at a property from the cost stand point, to a homeowner this is their home. A home where they may have watched their children grow. A home where they may have said good-bye to a spouse. A home with love and memories. REALTORS© and potential home buyers need to be respectful of this and have tact when critiquing someones home.

Floresville ISD Needs to Rename New Floresville North Campus--Calaveras Campus--Floresville, TX 78114

The 2010 school year will welcome a new elementary school to the Floresville area. This event is highly anticipated and necessary for the growth and development of the Floresville community.

Construction is nearing completion, and the Floresville North campus is looking great, the only change I would like to see is in the name. The new school is in an older area 'historically' known as 'Calaveras' and the school should reflect this in its name.

Calavares was originally established in the early 1860's as 'Wright, TX', originally in part of Bexar county. In 1869 a boundary change placed Calaveras in Northern Wilson county. In 1885 the name was changed to 'Calaveras' with the granting of a post office.

The Floresville ISD should research the area history and rename the Floresville Elementary North Campus the Calaveras Campus to preserve the history of this area.

If The Saints Go To The Super Bowl I Will Be There!! Never Say Never!

I have been 'Happily' married to the most wonderful man for 13 years. The secret to our marriage has been that we are very 'like minded' on most subjects. The one area we disagree is on who we follow in sports. I tease my husband that he is a 'fair weather fan'. He follows the Dallas Cowboys, and theTampa Bay Buccanears (just to annoy me). He tends to be more of a fan for the team that is playing better, this year that's Dallas. I am and have always been a 'die hard New Orleans Saints fan. I have endured YEARS of great starts, and disappointing finishes, but have never faultered in my devotion.

Several years ago my husband promised me that if my 'Aints' as he calls them ever made it to the Super Bowl he would take me. At the time he stated that this would not happen in my lifetime, so he had nothing to worry about. I upped the stakes and told him that he would have to wear a Saints jersey and paint a flore de lis on his face. He agreed, thinking this was one promise that he would never have to honor.

Well it's now 2009, and half way through the season my beloved Saints are undefeated. They look strong to make it to the play-offs. My husband is getting a little nervous.

Never say never. Murphy's law has a way of coming back to bite you.

A cowboy rode into town and stopped at a saloon for a drink. When he finished his drink, he found his horse had been stolen. He went back into the bar, handily flipped his gun into the air, caught it above his head without even looking and fired a shot into the ceiling. "Which one of you yella bellies stole my horse?!?!?" he yelled with surprising forcefulness. No one answered. "Alright, I'm gonna have another beer, and if my horse ain't back outside by the time I finish, I'm gonna do what I dun in Texas! And I don't like to have to do what I dun in Texas!"

Some of the locals shifted restlessly. The man, true to his word, had another beer, walked outside, and his horse has been returned to the post. He saddled up and started to ride out of town.

The bartender wandered out of the bar and asked, "Say partner, before you go... what happened in Texas?"

Wisdom! Have A Little You Can Spare? Today's Words Of Wisdom.

Proverbs 4:6-7
Do not forsake wisdom, and she will protect you; love her, and she will watch over you. Wisdom is supreme; therefore get wisdom. Though it cost all you have, get understanding.

Wisdom is the ability to discern or judge what is true, right, or lasting.

Do you share the wisdom you have learned through personnel experiences with others? Do you share your wisdomwith others in a way that encourages and doesn't belittle? There is always something more we can learn and something more we can pass on to others.

Let me start with a lesson I had to learn the hard way; As a child I had to learn the hard way why my Granny told me not to run with scissors in my hands. It took 6 stitches and a scar that is still visible in my eyebrow for me to learn that you shouldn't run with scissors, but I have passed on my wisdom in this matter to my children. I do not just tell them not to do it, I show them the scar, that gets there attention.

I believe that wisdom is gained in learning from your mistakes in life, and not repeating those mistakes. Everyone needs a second chance just don't blow it by making the same mistakes. Learn from the mistakes of your past, forgive yourself and move on. Then use those life lessons to pass on your wisdom to the next generation.

In July of 1938, plans for the first festival to celebrate the farming and harvesting of the peanut crop were discussed. This festival was planned to promote the peanut and to show the world wide success of Wilson County's farming program.

In August of 1938, the name of this proposed festival was changed from "Floresville Peanut Pow Wow" to "Floresville Peanut Festival." This festival was considered the first of its kind in Texas.

This years is the 65^thAnnual Floresville Peanut Festival, and promises to be fun for the entire family.

Urgent Prayer For This Sweet Baby Girl!

Yesterday 9/28/09

Urgent Prayer For This Sweet Baby Girl! I ask anyone reading this to take a few moments and pray in Jesus name for the complete and total healing of 6 year old Angelina Villareal. Angelina is the daughter of some very dear friends and one of my daughters best friends. She got the flu and it turned into pneumonia, and she has not been responding well to treatment. She is in surgery right now to place a chest tube and a central line. The illness has also caused her platelet levels to drop to a very low level.

This sweet and vibrant child needs your prayers, please take a moment out of your day and say a prayer for her in Jesus most precious name. Also pray for her family, pray for strength and comfort as they go through this ordeal.

Riley is in car seat and Angelina in in the seat belt.

I thank all you prayer warriors, in advance for for your prayers in this matter. May God bless you and your family.

Thank-you for your prayer. I received this letter as an update from Lina's mom this morning.

Hi there

Thank you sooo much for your prayers. The latest on Lina is that after her platelets were 19 she had a transfusion and then they were 118.

Went to surgery for 2 hours and got a central line and they removed gelantin like junk from outside her lung. It was nasty, we got a pic. Also blood loss was 20cc.

We didnt go to ICU! She didnt require a ventilator afterwards and was breathing better. She coughed in recovery but all night long hasnt coughed anymore. Her heartrate dropped to a normal rate too! Also, she had a fever in recovery but none all night, praise God. She slept all night, poor baby and has gotten up twice to the bathroom in pain but does so well.

We will most likely be moving to a surgical ward today and just wait and see what she does. She needs very minimal oxygen and the chest tube was left in to drain, and thats draining well. Also, her platelets last night were 115.

They took cultures in the OR but we still dont know what germ this is except a positive rhinovirus (common cold)

Banks vs. Mortgage Lenders-- Too Many Choices! How Do You Know What Your Getting?

If you are buying a home chances are you will be using a mortgage, and there are some BIG differences between mortgage brokers and bank loan officers. I hope this information assist you in making an educated decision as to which will better suit your needs.

Bank loan officers or credit union loan officers are employees who sell and process mortgages for their employer. The loan officers offer a wide variety of loans that all originate from one lending institution, the bank where they are employed.

A loan officer assist you in completing an application and provides you with a list of required documents needed for loan approval. After your personal credit is approved the loan officer moves forward to close your purchase.

Mortgage brokers are independent contractors who are paid a fee to bring borrowers and lenders (investors) together. They provide their services for a pool from a few to several hundred lenders.

Mortgage brokers find you the home buyer, evaluate your credit and determine which lender is the best fit for your needs. The broker submits your application to several lenders in order to sell it and earn a commission. Once a lender is selected they work with the lender, to meet their requirements, until the loan closes.

Brokers are paid a fee for each transaction and the more appealing the loan is to the lender the more they make.

As a consumer it is somewhat difficult to tell if you are truly dealing with a bank or a mortgage broker. Some mortgage brokerages use the words 'bank' or 'banker' in their company name, it is always a good idea to ask.

There are pros and cons to using either a bank loan officer or a mortgage broker, the best thing to do is shop around. Interview the people you are interested in using, without allowing them to run your credit. Only submit a credit application after you have chosen the person you wish to work with. Buying a home can be and is very stressful use someone you can trust to get the job done.

Are You A Pessimist? Do You Fail To See Opportunity When It Comes Knocking? Stop making excuses and start looking for opportunity.

Current market conditions make now one of the best time in recent history to take advantage of the buyer's market and purchase a home. Whether you are a first-time home buyer, buying your next home, purchasing a second or vacation home, or buying investment property, current market conditions work to your favor. As a buyer you have a slight advantage when negotiation price with current housing inventory levels.

If you are a First-Time Home Buyer, you have the additional incentive of the soon to expire up to $8000 Tax Credit. This $8000 Tax Credit requires that your home loan must close and fund before December 1, 2009.

If you are trading-up your home it is also a great time to do so. In most cases you will more than make-up any loss in price in the selling your home when purchasing the larger/upgraded home. Let me explain; Let's say that in 2006 you thought about listing your home and had your REALTOR© prepare a Competitive Fair Market Analysis. This analysis showed your home to have a Fair Market Value of around $160,000. In current market conditions your homes Fair Market Value is around$140,000. This may make you hesitant to list your home because you are only looking at the smaller picture. You are only seeing a loss of $20,000. Let me show you the bigger picture; you want to upgrade to a home that under current market conditions is in the $250,000 price range. If we can assume based on the difference in your property the same percentage of loss in value on the upgraded home, then you actually come out ahead trading-up in a down market.

Let Me Show You.

Your home decreased in value 12% since 2006 this is a decrease of 4% per year until now, not unrealistic numbers. Using this 12% you can assume the upgraded home would have sold for somewhere around $280,000, a $30,000 decrease from 2006. This means that you are coming out $10,000 ahead trading-up in a down market.

If you are looking to buy a home, or sell your existing home and trade-up, there may not be a better time. Do not let today's opportunities pass you by. Give me a call!

Shannon Ridge Subdivision, Floresville, TX 78114! A Great Place to Live! For a little over nine years I have called the Shannon Ridge Subdivisionin Floresville my home, and it is a great place to live and raise a family.

Shannon Ridge is a subdivision located in northern Wilson County, Texas, about twenty five miles southeast of downtown San Antonio and six miles north of Floresville. We are close enough to easily access the amenities of San Antonio, yet we enjoy a peaceful country setting. Our properties average about two- five acres in size and many are heavily wooded. Our soil, a rich sandy loam, is easily tilled, making gardening and landscaping a joy.

Children living in Shannon Ridge attend school at the TEA recognized campuses in Floresville. The Floresville ISD offers a wide range of programs and curriculum, focusing on encouraging children to graduate and continue on to college.
