I am truly loving the urban lifestyle! As some of you may already know, I live right in the heart of the action in Old Town Scottsdale. I woke up this morning and took one of my dogs, my pitbull Candy, for a 4 mile run to the park. Now we are back at the condo for breakfast. After breakfast, I'll walk over to Starbucks at Scottsdale Fashion Square mall to do some work on my computer and possibly meet some new prospective clients!
As I was on my way out for my run this morning at 6AM, I couldn't help but notice people were already in their cars hustling to work. It's scary to think that one alternative to my morning as I described above would be to drive 30-45 minutes to ‘work' everyday & report to my cubicle Yikes, how can anyone do this for any length of time???

From the virtually no maintenace living to the luxury amenities such as a 24/7 concierge, luxury high rise condo living can be a very attractive choice when you are considering your next home purchase. However, below are some things to take into consideration before you are sold on high rise condo living and put in that purchase offer.
Storage: Luxury high rise condo living may not be for those of you who can't seem to throw away anything you've ever owned since childhood! Storage space is precious and costly when it comes to condo living. Consider yourself lucky if the condo you are considering purchasing has a decent size storage closet inside the unit. In most buildings, extra storage is available for lease or purchase. Generally the extra storage is in the underground parking area near your assigned parking space(s). Keep in mind though that limited storage can be a good thing as it will leave you no choice but to rid yourself of all those boxes of ‘stuff' and allow you to live ‘light'!
HOA: HOA fees for high rise condos work similar to other HOA's that you may be familiar with. The dues are paid monthly to cover landscaping, building maintenance, blanket insurance, & reserves. Luxury High rise condo towers have set of rules and noise control is one of the strictest of them. Most buildings enforce a quiet period from early evening to morning during which residents are required to keep the noise down. Make sure to review the HOA's rules on noise control to make sure it fits with your lifestyle before purchasing your luxury high rise condo!
Parking: In order to accommodate the required number of parking spaces for a high rise condo development, parking is commonly built underground. Generally, at least one underground parking space comes with the purchase of a condo. However, some buildings allow an owner to purchase, sell, or lease out additional parking spaces that may be desired by the other residents. Don't forget to make sure that the luxury high rise condo project you are considering purchasing in has adequate parking for your guests, preferably close to the elevator and/or close to your unit.

Most buildings do allow domestic pets but have rules against exotic pets - no Snakes in a High Rise! With dogs, there will likely be restrictions on size and sometimes even breed. If you have a dog, make sure that either the condo development has adequate green space to walk your 40lb. or less ‘best friend' or that there is a park close by. The last thing you want is to have to walk your dog 10 blocks to the park on a toasty 115 degree August afternoon!

I attended the outdoor Green Building Expo this weekend in Old Town Scottsdale - the weather couldn't have been more perfect! It was amazing to see how many exhibitors were there promoting products & services and how many visitors attended to learn about ways to live more 'Green'. Over the next couple of weeks, I will write about various Green Building practices that I learned about at the expo.
The first is Xeriscape which doesn't really apply to traditional condo living however, I found it quite interesting...
Xeriscape Landscaping - What is Xeriscape? This question confuses many people who expect Xeriscape to be a specific look or specific group of plants. Xeriscape is actually a combination of seven common-sense gardening principles that save water while creating a lush and colorful landscape. These fundamental principles of Xeriscape are:
(1) Plan & design for water conservation and beauty from the start.

(2) Create practical turf areas of manageable sizes, shapes, and appropriate grasses.

(3) Select low water plants and group plants of similar water needs together.

U.S. mortgage foreclosures rise 30%, Ariz. up 74%

U.S. foreclosures rose 58 percent in the first half of 2007 from a year earlier, led by California and Florida, as more homeowners fell behind on their monthly mortgage payments, RealtyTrac Inc. said.

Arizona ranked No. 8 in the country, with 27,515 foreclosure fillings in the first six months of the year, according to RealtyTrac. That figure is a 74 percent increase on the previous six months and represents one foreclosure filing for every 92 Arizona households.

Lenders sent notices of default, scheduled auctions or repossessions to 573,397 properties in the January to June period, the Irvine, California-based seller of foreclosure data said in a report today. California foreclosures surged 170 percent to 104,572, the highest in the nation, and Florida gained 77 percent to 64,250.

Homeowners with adjustable-rate loans who are seeing their payments jump are finding it harder to avoid foreclosure by selling or refinancing their properties as the U.S. housing slump worsens. The inventory of homes for sale, measured in the time it would take to sell them all, was 8.8 months in June, matching the prior month as the highest since 1992, the National Association of Realtors said last week.

"Foreclosure activity shows no sign of slowing down," James Saccacio, RealtyTrac's chief executive, said in the report.

The results today reflect a new methodology by RealtyTrac. The company for the first time reported on what it calls "unique addresses," or properties that have had at least one foreclosure- related legal filing. In previous reports, RealtyTrac had only reported the number of legal filings, which could have resulted in properties being double and triple counted.

We have all been there and no matter how many clients you have, how many sales you have closed that first impression is critical. Making a good first impression is priceless. Here are 7 steps the Luxury Condo Team takes to ensure we are remembered positively:

1. Respond within 24 hours. Answering an e-mail or phone call within 24 hours shows we care.

2. Greet people with enthusiasm, in person or on the phone. Sounding too busy to talk is a turn off.

3. Make eye contact. People feel like you value them when you give them your fullest attention.

4. Leave smart voice messages. Repeat your phone number, and don't leave long rambling messages on voicemail. The listener may never get to the end.

5. Respect your contacts. If someone gives you a business card, it's an invitation to open a dialog, not permission to bombard him with sales material.

6. Keep e-mail concise. Use a short subject line and keep correspondence to two or three short paragraphs.

7. Small things count. A handwritten note or other personal message that isn't focused on sales makes the recipient feel valued as a person.

1. Fix any visible problems that might be a red flag for potential buyers, including repainting stained walls.

2. Cover damaged kitchen or bathroom floors with inexpensive peel-and-stick vinyl floor tiles - if a more expensive change seems out of the question.

3. Repaint rooms that will garner a lot of a buyer's attention, including the kitchen, dining room, and living room.

4. Rent a storage unit and get rid of about half the furniture and most of the personal items.

5. When showing the property, turn on every light in the house and tune radios on each floor to the same classical music station.
