      <title>So Much for Which to be Thankful</title>

&lt;p&gt;This weekend we celebrated Thanksgiving, which in addition to being an excuse to gorge on amazing food and stand in line for hours for Black Friday deals, is a time to consider our blessings in life.&lt;/p&gt;
&lt;p&gt;Mine are many.&lt;/p&gt;

&lt;p&gt;I was fortunate enough this last week to see my sister-in-law&amp;nbsp;wonderfully in love and getting married to a terrific man.&lt;/p&gt;
&lt;p&gt;I saw both of my sisters and one of my little sister's twins.&lt;/p&gt;

&lt;p&gt;I saw my niece who currently resides on the other side of the country.&lt;/p&gt;
&lt;p&gt;I got time with my family.&lt;/p&gt;
&lt;p&gt;I had time to relax and just enjoy.&lt;/p&gt;
&lt;p&gt;In addition, I have been blessed this year to assist several people buy a new home and perhaps even more blessed to help distressed home owners and make their lives a little easier.&lt;/p&gt;
&lt;p&gt;I have two wonderful children and a husband.&lt;/p&gt;
&lt;p&gt;I have great friends with whom I have created many amazing memories.&lt;/p&gt;
&lt;p&gt;All in all, I am blessed and am thankful for the time to have with all of those I love.&lt;/p&gt;
&lt;p&gt;I hope you too have the time to contemplate all that you truly have.&lt;/p&gt;

      <title>Disneyland is Dressed for Christmas</title>

&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Disneyland is one of my favorite places, and Christmas is my favorite time of year.&amp;nbsp; So, when you combine the two, you come up with my personal Fantasy Land.&lt;/p&gt;
&lt;p&gt;In addition to the Christmas decorations being gorgeous, it has become a Christmas tradition for my family to visit nearly every year. As you'll see from the photos below, we've been doing this for a few years.&lt;/p&gt;

&lt;p&gt;Enjoy a stroll down Main Street USA all decked out in its finest holiday gear.&lt;/p&gt;
&lt;p&gt;Enjoy Sleeping Beauty's Castle transformed to be part of a Winter Wonderland.&lt;/p&gt;
&lt;p&gt;My favorite is It's a Small World which takes a crew of 20 seventeen days to decorate while working 10 to 12 hours per day.&lt;/p&gt;

&lt;p&gt;Originally no more than a way station built by Spanish missionaries, Costa Mesa's first real estate development occurred in the 1880s.  This failed to prosper, but Costa Mesa 

&lt;p&gt;Long time residents may remember when the area was called Fairview and Paularino, but today, the city is a focal point in Orange County with the Orange County Performing Arts Center, South Coast Repertory Theatre and South Coast Plaza as major drawing points.  It is hard to believe that Costa Mesa was once nicknamed &quot;Goat Hill&quot; because of its rural flavor. &lt;/p&gt;          
&lt;p&gt;The modern day &lt;b&gt;Costa Mesa real estate&lt;/b&gt; market began as beach bungalows just minutes from the ocean. Even then, Costa Mesa, bordering Newport Beach, captured the best of Newport Beach living at a fraction of the cost.  While Costa Mesa may be more affordable than comparable homes in Newport Beach or Corona Del Mar, this is a relative matter as all of Orange County real estate is perceived to be some of the most desirable in the United States. &lt;/p&gt;                                           &lt;br /&gt;     The market report for Costa Mesa is below:

&lt;p&gt;The Mesa Verde neighborhood of Costa Mesa was largely built around the Mesa Verde Country Club, a private club and golf course Costa Mesa Country Club, which is a public course, is also located within Mesa Verde's boundaries.&lt;/p&gt;
&lt;br /&gt;
&lt;p&gt;Most &lt;b&gt;Mesa Verde Costa Mesa homes&lt;/b&gt; were built in the 1960's and 1970's, with several of the homes actually built right along the golf course.&lt;/p&gt;

&lt;p&gt;Mesa Verde is bordered by Fairview Regional Park and the Costa Mesa Golf Course on the south, Harbor Boulevard on the east, the Santa Ana River to the west, and the 405 (San Diego Freeway) on the north.&lt;/p&gt;

&lt;p&gt;The Estancia Adobe, built in the late 1800's is also located within Mesa Verde in Estancia Park, and provides insight into the history of this wonderful area of Costa Mesa.&lt;/p&gt;

&lt;p&gt;Southwest Costa Mesa, better known as the Westside or Westside Costa Mesa, is a wonderful area of Costa Mesa which borders both Newport Beach and  Huntington Beach. &lt;p&gt;This is not the case in&#160;today's Orange County real estate market.&lt;/p&gt;
&lt;p&gt;With many homes being distressed and &lt;strong&gt;short sales&lt;/strong&gt; (meaning people owe more on their home than they are worth), it means a house may have to be sold many times before it is sold.&lt;/p&gt;
&lt;p&gt;

&lt;p&gt;In a typical sale, the home must be &quot;sold&quot; to three people.&lt;/p&gt;
&lt;ol&gt;
&lt;li&gt;The seller of the home - when they agree to the listing price and/or accept the buyer's offer.&lt;/li&gt;
&lt;li&gt;The buyer who offers to buy the home.&lt;/li&gt;
&lt;li&gt;The appraiser - who verifies value for the bank.&lt;/li&gt;
&lt;/ol&gt;
&lt;p&gt;In a short sale the number of times a home has to be sold is multiplied significantly.&lt;/p&gt;
&lt;ol&gt;
&lt;li&gt;The seller of the home - when they agree to the listing price and/or accept the buyer's offer.&lt;/li&gt;
&lt;li&gt;The buyer who offers to buy the home.&lt;/li&gt;
&lt;li&gt;The seller's lender's appraiser or agent who values the home for a potential short sale. 
&lt;ul&gt;
&lt;li&gt;It can take months to get this person out to do a value, and during a declining market this is not good for getting the home sold.&lt;/li&gt;
&lt;/ul&gt;
&lt;/li&gt;
&lt;li&gt;The appraiser for the buyer's lender.&lt;/li&gt;
&lt;li&gt;A new buyer, when the first one gets tired of waiting for the seller's lender to make a decision on the short sale.&lt;/li&gt;
&lt;/ol&gt;
&lt;p&gt;&#160;&lt;/p&gt;
&lt;p&gt;In a time when it can take an average of 2 to 6 months to get a short sale approved, it is not uncommon for values to drop or buyers to get tired of waiting and simply walk away from a home they once wanted to own.&lt;/p&gt;

&lt;ol&gt;
&lt;li&gt;Communicate with the buyer's agent once a week and make sure that he communicates with his buyer. 
&lt;ul&gt;
&lt;li&gt;A buyer is much less likely to walk away in frustration if they know what is going on with the shor sale.&lt;/li&gt;
&lt;/ul&gt;
&lt;/li&gt;
&lt;li&gt;Make sure the buyer and the buyer's agent understand the nature of the short sale process and that the buyer is willing to wait while the seller's lender makes a decision.&lt;/li&gt;
&lt;li&gt;Communicate with the seller's lender frequently to see where they are in the process, and if they need any documentation.&lt;/li&gt;
&lt;li&gt;If the seller's lender request documentation, provide it quickly so that your file doesn't go back to the bottom of the pile.&lt;/li&gt;
&lt;li&gt;Price the property reasonably and accept a reasonable offer so that the seller's lender is more likely to accept the offer.&lt;/li&gt;
&lt;/ol&gt;

&lt;p&gt;Originally no more than a way station built by Spanish missionaries, Costa Mesa's first real estate development occurred in the 1880s.  This failed to prosper, but Costa Mesa 

&lt;p&gt;Long time residents may remember when the area was called Fairview and Paularino, but today, the city is a focal point in Orange County with the Orange County Performing Arts Center, South Coast Repertory Theatre and South Coast Plaza as major drawing points.  It is hard to believe that Costa Mesa was once nicknamed &quot;Goat Hill&quot; because of its rural flavor. &lt;/p&gt;          
&lt;p&gt;The modern day &lt;b&gt;Costa Mesa real estate&lt;/b&gt; market began as beach bungalows just minutes from the ocean. Even then, Costa Mesa, bordering Newport Beach, captured the best of Newport Beach living at a fraction of the cost.  While Costa Mesa may be more affordable than comparable homes in Newport Beach or Corona Del Mar, this is a relative matter as all of Orange County real estate is perceived to be some of the most desirable in the United States. &lt;/p&gt;                                           &lt;br /&gt;     The market report for Costa Mesa is below:

&lt;p&gt;The Mesa Verde neighborhood of Costa Mesa was largely built around the Mesa Verde Country Club, a private club and golf course Costa Mesa Country Club, which is a public course, is also located within Mesa Verde's boundaries.&lt;/p&gt;
&lt;br /&gt;
&lt;p&gt;Most &lt;b&gt;Mesa Verde Costa Mesa homes&lt;/b&gt; were built in the 1960's and 1970's, with several of the homes actually built right along the golf course.&lt;/p&gt;

&lt;p&gt;Mesa Verde is bordered by Fairview Regional Park and the Costa Mesa Golf Course on the south, Harbor Boulevard on the east, the Santa Ana River to the west, and the 405 (San Diego Freeway) on the north.&lt;/p&gt;

&lt;p&gt;The Estancia Adobe, built in the late 1800's is also located within Mesa Verde in Estancia Park, and provides insight into the history of this wonderful area of Costa Mesa.&lt;/p&gt;

&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Today, I spoke with a client about selling their home as a short sale.&amp;nbsp; During our discussion, I learned that Wachovia is their lender.&amp;nbsp; This is actually great news for a &lt;strong&gt;short sale seller&lt;/strong&gt; in &lt;strong&gt;Orange County&lt;/strong&gt;.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;

&lt;p&gt;WHY?&lt;/p&gt;
&lt;p&gt;This is great news because Wachovia has a great new program for its&amp;nbsp;&lt;strong&gt;Orange County&amp;nbsp;short sales&lt;/strong&gt;.&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;Local Wachovia representatives will meet with the seller and their agent to gather information.&lt;/li&gt;
&lt;li&gt;Wachovia will quickly order an appraisal or broker price opinion (BPO).&lt;/li&gt;
&lt;li&gt;Wachovia will have a response to a short sale request in 7 to 10 days.&lt;/li&gt;
&lt;li&gt;Wachovia will provide a &quot;net&quot; proceeds amount without need for an offer.&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;Why is this is a big deal?&amp;nbsp; There are several reasons.&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;Most lenders won't consider a short sale package until a purchase offer is received.&lt;/li&gt;
&lt;li&gt;It can take four months or more for some lenders to respond to an offer which can result in frustrated buyers, sellers and agents.&lt;/li&gt;
&lt;li&gt;This gives sellers closure quickly.&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
