Breaking NEWS!!! Colorado Springs Home Buyer Tax Credit Extened!!!

The Homebuyer Tax Credit bill has passed both chambers of Congress and will be signed into law by the President tomorrow, November 6, 2009. Here is a summary of the changes: The expiration date for the credit will now be April 30, 2010.

First-time buyers who have not had interest in a principal residence for three years are still eligible, and the maximum amount remains the same $8,000 for married couples, $4,000 for those filing separately.

NEW !!! Current homeowners, who have consecutively maintained the home they want to sell as their primary residence for five of the last eight years, are also eligible. However, the maximum amount for those homeowners is lower: $6,500 for married couples and $3,200 for those filing separately.

The tax credit may not used to purchase a home for more than $800,000. All buyers who want to get the credit must include documentation of the purchase on their tax returns. The income limits for both tax credits have been raised to $125,000 for single buyers and $225,000 for married couples.

Are you Kidding me??? Where has my America gone, oh yeah, to the lawyers. Win elections with money and courts, kill small business with the courts and taxes. I am calling for a boycott of the big business model. Since when did one of these big businesses do something good? Oh wait, they employ a few hundred sorry soles that in a few weeks could all be out in the cold while the lawyers and CEO's of said businesses are fat and happy. I am totally for capitalism and serving the public with a good or service. I am happy to see people prosper and grow. I cannot stand by and watch small businesses such as this one get clobbered by legal costs for taking NOTHING away from the sales of their ONE BEER!!! You honestly think that Rock Art brewery in Vermont is competing against anything that Monster Energy drink could produce? I don't think so. At most 100,000 people might have heard about Rock Art and this one line of beer. I guess NO ONE can use the word Monster. CRAZY. I want my America back, TODAY please. What Happens when Uncle Sam stops buying mortgages???

Very Good information as to what the next bubble might look like. We need to start weening ourselves from government help. In the meantime we need to make sure that all our buyers do the right thing and not buy too much house for their paycheck.

Via Maureen Megowan (Remax Palos Verdes Realty - DRE #01368971):

Currently, 85% of new mortgages are guaranteed by Government backed entities( FHA, FNMA, GNMA, Freddie Mac) and the Fed buys 80% of the securities into which these government backed mortgages are packaged. This dominance of the Fed and the reliance upon the Government to fund mortgages can not last forever. The Federal Reserve's $1.25 million special program to buy Fannie Mae and Freddie Mac securities is two-thirds complete and is scheduled to close at the end of the year. What happens then???

More than half of the country's home mortgages are now being originated by only 3 banks; Wells Fargo, Banik of America, and J.P. Morgan Chase. The problem is that these banks are acting only as originators of mortgages, and immediately sell most of the mortgages that they create to Fannie Mae and Freddie Mac and hold very few of them on their own balance sheets. Combined, the 3 dominant banks actually held 3.5 % fewer mortgages on their balance sheets in the firs half of 2009.

This strategy of the banks to sell almost all of their mortgages has fed their bottom line with strong loan origination and mortgage servicing fees with very little risk. The fact that banks are unwilling to hold mortgages for their own investment demonstrates that the interest rates of these mortgages are artificially low , driven down by the government purchase of them, and the banks are thus unwilling to invest their own money in them.

When the government stops funding mortgages, where will the capital come from? In the recent past, capital for mortgages came from mortgage backed securities funded by investors through Wall Street. This type of security is now dead. Investment by private capital ( banks, individual investors, and pension funds ) will only happen if interest rates are allowed to increase to a level to compensate investors for the perceived risk in these investments.

Because of this, I believe that there is a very real risk of interest rates escalating substantially after the first of the year, especially if signs of inflation start to emerge as the economy strengthens. Because of this, I have been encouraging buyers to buy now, if they are buying a home for the long term, as this may be the best time in the foreseeable future to buy a home.

The Briargate Area of Colorado Springs comprises an area in the northeast part of Colorado Springs. This is a master planned community that started in the early 80’s and continues to be built. This area is roughly north of Woodman Rd as the southern boundary, east of Powers, West to I-25 and north to Hwy 83. The school district is award winning Academy District 20.

How To Get The Best Deal On A House - Choosing a Real Estate Agent

Here is the biggest mistake home buyers make when deciding it is time to buy a house.

The most common error is not spending enough time choosing a real estate agent.

Why is interviewing prospective agents so important? If you are looking for the best buy on a house you need the best Colorado Springs Realtor to lead the way. Everybody wants a deal when buying a house. And why not? For most people it is the biggest purchase of their life.

But buyer beware! There is another bargain you need to find before you shop for a house. Look for a great Realtor! It may be the most important deal you make.

But the trick is deciding your criteria for choosing a real estate agent.

Begin with interviewing at least three agents or brokers. Just as you are not going to buy the first house you see, you need to shop for an agent. Just as you will probably look at many houses before you decide which is right for you, don't settle for the first Realtor you meet without interviewing at least two more.

Choosing a real estate agent, the one right for you, to guide you through the entire house buying process is essential to your success.

Here is another tip. A big mistake many home buyers make is skipping from agent to agent to find their dream home. Don't! Instead make it your intention to find an agent you are going to stick with.

Believe me, don't let greed trick you into thinking that you are limiting your opportunities by working with just one specific broker. It is actually just the opposite. If you hunt for the best agent you can find before shopping for a house, you are far more likely to discover that dream home you are looking for. So invite several real estate brokers to your home instead of going to their office. Watch how they relate to you and your family. If you detect they are uncomfortable or judgmental in your environment, they are probably not the broker for you.

Most important, do you feel comfortable with them?

Before they visit prepare a list of questions you will want to ask during the interview. Start by briefly explaining what you want to accomplish. In two or three sentences tell why you need the services of a real estate agent and what type of property you are looking for. It is important that you merely state your intention at first and not launch off into detail. After all, you are the interviewer and the Realtor is the interviewee. Then ask them to explain how they would go about helping you accomplish this task.

Here are questions you can ask as the conversation progresses. #1 What motivated you to become a real estate broker? As they speak with you, observe whether they are passionate about their profession. #2 Do you have any recent clients that I can talk to? In the next day or two, follow through and call them. You can often get a sense from their previous clients how satisfied a customer was. #3 Do you specialize in certain types of property? Personally I like working with agents who focus on certain areas, neighborhoods, or types of property. #4 Finally, ask them to describe their game plan. Because you have a certain goal in mind, you want to know how they will go about bringing you the solution you are looking for. The best brokers with a strategy can easily articulate their plans. See if their strategy matches up with your goals.

After interviewing several Realtors, it is time to make a decision. Try using a process of elimination by asking yourself some of the following questions. What agents do you feel uncomfortable with? Which ones answered your questions directly and which didn't? Are they passionate about their profession? Which ones can you ask any question and they don't make you feel stupid? Do they specialize in the type of real estate you want to buy and in an area you prefer? Can they articulate a specific strategy and if so what is it?

Now it's time to choose a Colorado Springs real estate agent and go find that home you are dreaming about.

Who Needs a Group Health Insurance Plan?

Like many of my fellow brokers finding health insurance is tough at group rates. What does everyone else who has to buy health insurance do? I know that some brokerages offer a group plan but these still seem really expensive. I have looked in to purchasing a HSA and that too seemed a little bit much. Well I was talking to a friend of mine and she mentioned that she started a new business on the side that only cost $300 bucks once and I could then buy into a group plan. I was all ears as you can imagine. The business is pretty cool as well, providing travel services and dream trips at a really good price. So, I signed up and for the program. Colorado Springs First Time Home Buyer Down Payment Loan

Starting this week CHFA has announced that for Colorado Residents a new Down Payment loan. This looks to be a great deal for those people needing help coming up with a Down Payment. This is a one year loan that is interest free!!! Check out the details:

If you are a first time home buyer you must purchase a home before Dec. 1, 2009 and get a tax credit refund of $8000.

If you qualify for the down payment loan with CHFA you can use it for down payment and closing cost assistance. This loan is good for $6000 with an admin fee of $350.

Next year when you receive the tax credit you will pay off the CHFA Loan before June 30, 2010 and pay no interest also you will get $250 of the admin fee returned. If you do not pay this back you will have to pay 8 Percent over 10 years on this loan.

There are income limits that do apply for this program depending on which county and family size. There are also purchase price limits that do apply. Please call me to determine which county you live in.

Lower Amounts of Mortgage Defaults in Colorado

We are now ranking 20th out of the 50 states for people that are more than 2 months behind in their mortgage payments. This is great!!! The number of people who are late in paying is 3.38 percent up from 2.56 percent last year. This means that about 97% of everyone with a mortgage is paying on time.

This should cause the foreclosure rate to stabilize and bring prices back up. The national average of defaults was 3.96 %, making Colorado 15 percent better than nationally. The worst states, FL 7.8% and NV 7.7% are still seeing declines in market value.

So you ask what does this mean for me as a buyer or seller in Colorado? It means as a seller your home value has stabilized. As a buyer, this means that you can find a great price on the home of your dreams. This is a great time to look at financing a home as well. The 30 year mortgage rates fell again this week to a rate about 5.5%.

The real estate market in the US is ready for a comeback. The fundamentals are looking great with low interest rates, good supply, and loosing of lending. Locally, in Colorado Springs we should be better than average as we are expecting an influx of 500 troops to Ft. Carson in May of 2009. Then we are expecting another 5000 troops to hit the ground in 2010 for a total of 25,000 troops by 2011. Colorado Springs tops Denver for relocating singles

While it didn’t make the top 10 list of “best cities for relocating singles,” Colorado Springs ranked 38 out of 100 U.S. cities with the right male-female ratio, culture, night life and jobs to attract unattached 25 to 34-year-olds. Denver came in at No. 59.

The big winners came from the northeast where Boston/Quincy, Mass; Nassau/Suffolk, N.Y; New Haven, Conn., New York/White Plains/Wayne, N.Y. and N.J.; and Edison, N.J. appear to offer more excitement and opportunity.

Survey conductors Worldwide ERC and Primacy Relocation focused on issues impacting a newcomer's experience in the weeks and months immediately following a transfer.

This year's survey placed an increased emphasis on those economic factors most affecting singles, such as an area's unemployment rate, percentage of recent job growth and availability of affordable rental housing.

New data was also incorporated this year, measuring an area's arts and recreation opportunities and the overall population growth.
