Granite myths...

"5. Granite and Marble are essentially the same:

Other than the fact that they are both natural stones and can be polished, granite and marble are otherwise very different. Marble is generally a calcareous stone, formed from oceanic deposits and then compressed under pressure (metamorphosed). Granite, however, is an igneous rock, essentially molten magma, that is cooled and then hardened below the earths surface."

Did you pay enough attention in school to know your calcerous stones from your igneous rocks?

I did not. I took a geology class in college but don't remember much from it and I doubt I was thinking about counter tops altough I majored in interior design the first 2 1/2 years of college so I should have been thinking about counter tops... more than rocks and stones but I don't believe I was thinking granite counterops back then...

When Worthington's W. Wilson Bridge Rd. moved

Worthington's W. Wilson Bridge Rd. moved?

Wilson Bridge Road is the two squares south of the 270 interchange. Route 23 (High Street) runs straight down the middle.

W. Wilson Bridge Rd. was moved south? In reading 'Worthington Neighborhoods' when it came to reading the chapters about the Worthington Estates and Olentangy Hills neighborhoods and the resistance of residents to shopping malls I understood that W. Wilson Bridge Rd is not exactly where it used to be... or part of the road was rerouted to make what's now called Worthington Square Mall north of Wilson Bridge Road.

Worthington Plaza as it was known according to 'Worthington Neighborhoods' was less undesirable to homeowners in Worthington Estates and Olentangy Hills than another proposed shopping center because it was developed close to 270 with Wilson Bridge Road redirected to south of the shopping center.

'Worthington Neighborhoods' written by Jennie McCormick was published by the Worthington Historical Society in 2006. The book deals primarily with residential neighborhoods in the City of Worthington.

Worthington Ohio Pearl Harbor Day

A photo from 1941 in Worthington Ohio...a radio used to listen to FDR Worthington Ohio Pearl Harbor Day. I believe the boy on the right is Don O'Brien who grew up in the Worthington area. Of this photo he says:

"The radio with which I heard about the Pearl Harbor attack on December 7, 1941."

The photo is from Don O'Brien's Flickr photo stream (Mr. O'Brien is Dok1 on Flickr) and is captioned:

O'Brien has a link on this photo on his Flickr photostream to Roosevelt's speech both a transcript and an audio tape.

O'Briens first comment on the photo also looks like he scanned a diary page. His?

It says:

"Astonishing things happened today. The United States declared war on Japan" the diary snippet goes on.

Another excerpt from the diary on the Dok1 Flickr photostream from December 7, 1941 leads me to believe the first comment on the photo of the boys on December 8, 1941 is from Don O'Brien's father's diary : December 7, 1941

Worthington Ohio Pearl Harbor Day

Don O'Brien was a senior in high school in 1941, at Worthington High* and he was into photography big time. O'Brien's photostream has some amazing photos from Worthington from that era to view. O'Brien's family lived on W. Wilson Bridge Rd. which was "out in the country" at the time.

*I get confused... Was the Packard Building (Now the McConnell Arts Center) the Worthington High School in 1941? Or was what is now Kilbourne Middle School s Worthington High in 1941?

Columbus' Chaseland neighborhood

The neighborhood immediately south of Worthington is the Chaseland neighborhood.

The Chaseland neighborhoods is in the City of Columbus.

Chaseland is just south of Worthington and east of High Street, the three streets south of Selby Blvd, Chase, Lincoln and Stanton are the Chaseland neighborhood. The sign pictured is on the east side of High Street and welcomes you to Clintonville. Chaseland is in the City of Columbus... but it could have been part of the City of Worthington if things had turned out differently.

I never realized until reading the book "Worthington Neighborhoods" by Jennie McCormick that "In 1954, voters approved the annexation of Chaseland into Worthington." Franklin county commissioners would not allow it so the Chaseland neighborhood became a city of Columbus neighborhood.

Confused in Columbus? I am. I wonder why??? Why not Worthington? Why would Franklin County not want the Chaseland neighborhood to be part of Worthington? I wonder too how long after the vote (who was voting?) did Chaseland become part of the City of Columubus?

Chaseland was part of the historic Worthington it was a Worthington farmlot. The land that was developed as Chaseland had been part of Rev. Philander Chase (one of the original settler's) farm. Chase was the first pastor at St. John's Episcopal Church in Worthington.

Columbus' Chaseland neighborhood is part of the Clintonville area.

Silly like as in pointless? In his post Todd says the smile on your face is your ROI.

Todd's post on the blog Speaking of Real Estate which is brought to us by REALTOR® Magazine has a slide show he did about foursquare on his iPhone. Points, badges, mayorhood...

Are you playing the silly game for points?

... I mean foursquare of course.

For the longest time I would see people mention foursquare via Twitter, Facebook and Friendfeed and wonder what I was missing. The first time I went to look FourSquare was not in Columbus. That was when I first noticed people saying they were the mayor of such and such. Todd explains the badges, points and what being the mayor means.

So I joined.

I'd swear I joined but trying to get in after watching Todd's slideshow it does not know any of the email addresses I use...

Would I have, could I have used my work email? Nah.

If Todd has dismissed it as a silly game why am I even trying to recover my password?

Before you dismiss it or leave a comment about how you are too busy for Twitter and certainly not ready to follow the next shiny object.... foursquare is all about mobile and location, location, location.

Or I think I joined up again. Who knows I may have to join again. I got foursquares version of the Fail Whale, the picture at the top, a little girl wearing a crown crying...

Or maybe I'll just wait for the next thing.

Telling tales? Fool to believe...

Is Alan May's story "I would not pay a dime over $850,000 for this house " a true tale from his brokerage?

Or is it a fable, a legend, an allegory, a fractured fairy tale or something else?

Comment #125 from Sherman (Sherman is anonymous or not signed in as a member anyway..) says:

"You can fool some of the people some of the time, and apparently 118 of the people so far have been fooled on this one. This is a fictitious post made up by the author in order to spark an agency discussion, which he knows is always a hot button. Gets a feature to boot?"

I had already commented 3 times... by that time. Am I a fool x 3 to believe it is the truth and comment?

Sherman went on in comment #125 to say why he believed Alan's story was fictional:

"Just days ago, the writer stated sic: "be careful what you say online, as it stays forever." If this were actually a true story, by placing it online here in this forum, there would be immediate sanctioning of the fictitious "sitting agent", and probably a huge lawsuit agains the brokerage firm. If the situation really happened in the writers firm... the writer should also be sanctioned. He needs to take it up with his broker, not further muddy the reputation of agents with fictitious posts."

Who would sanction it? ActiveRain loves juicy posts like this. ActiveRain members comment on stuff like this! Great entertainment value.

Finally Sherman wrote:The only question remains is when will the writer admit it is a fictitious scenario?"

Alan does not admit it is a fictitious scenario. He commented back to "Sherman" that it is not a work of fiction. Comment #133

Does it matter if the tale is true or not?

Columbus Ohio, how is the real estate market?

Maureen McCabe of Real Living HER on Columbus Ohio, how is the real estate market?

It's Central Ohio, not just the City of Columbus. In the blurb from the Columbus Board of REALTORS the president of the board is quoted as saying:

"The month’s supply has dropped 30 percent from last year. Last year at this time, the months supply was 9.82 meaning that if no new homes were added to the market, it would take almost ten months to sell all remaining inventory. Today, that number is down to 6.86. A market is typically considered balanced with around a 6.5 to 7 months supply."

The link is in a post about the release of October market information from the Columbus Board of REALTORS® on Monday November 23, 2009 - Columbus home sales highest since (October sales highest since October 2006.)

The Columbus Board of REALTORS® MLS covers all of Franklin, Delaware, Fayette, Morrow, Madison and Union Counties and parts of Clark, Champaign, Fairfield, Hocking, Knox, Licking, Logan, Marion, Pickaway and Ross Counties.

What is not included are homes and neighborhoods in the 43054 ZIP code in any other school district. This is not a market report (graph or stats) for the 43054 ZIP code. A ZIP code is a delivery route.

Via Sara Bonert {Real Estate Internet Marketing} (Zillow):

Each quarter Zillow tracks Homeowner Confidence by conducting a survey, along with Harris Interactive, to gage homeowner sentiment about the value of their home. When we started 6 quarters ago, perception and reality were quite far apart. But each quarter homeowners have come closer and closer to realizing that values have dropped nationwide, and the spread has narrowed.

However in Q3 of 2009, perception and real estate markets were literally all over the map. People in the Northeast were overly cynical about home values, while those on the West coast were overly optimistic.

From a national standpoint, when asked about their own home's value over the past year:

25% think their home's value has increased

26% think their home's value has stayed the same

49% think their home's value has decreased

In reality, 72 % of U.S. homes lost value over the past year, and 22% of homes increased in value. That's fewer homes declining versus Q2(83%), and a smaller Misperception Index of 10 (vs. 13 in Q2 and 17 in Q3 2008). A Misperception Index of zero would mean homeowners' perceptions were in line with actual values.

Here's a breakdown of homeowner perception vs. reality nationwide:

So what does the general public think about the future of their real estate market? The vast majority of homeowners - 84% - believes their home has reached a bottom and will not decline any further. Specifically:

41% think their home's value will increase in the next six months

43% think their home's value will stay the same

17% of homeowners think their home's value will decrease

There is a lot going on with housing right now, both organically in-market and with government stimulus, so it is hard to predict with any certainty what the future holds.

As Zillow's Amy Bohutinsky, Zillow VP of Communications put it - "Overly optimistic homeowners? Probably. Confused homeowners? Absolutely. And I don't blame them one bit." This is why it is so important people have professional representation to help interpret what is happening locally and maybe, to certain degree, even help look forward.

City of Hilliard - Homes in the City of Hilliard are of course in the Hilliard City School District and include
Brookfield Village, Darby Glen, Heritage Lakes, Hoffman Farms, River Landings, Scioto Farms. Silverton Farms
and other popular neighborhoods.

Worthington - Santa Claus is coming to town

Worthington - Santa Claus is coming to town - Sunday for the Holiday Open House and Christmas Tree Lighting (a pdf from Worthington.org the city of Worthington website with all the details.)

Yes Virginia there is a Santa Claus and Worthington is a city, not a town but Santa Claus will be in Worthington on on Sunday

Sunday November 29, 2009 Open House in the shops and restaurants on High Street in Worthington from Noon to 5:30.

Santa Claus will be hanging out at the Worthington Inn, outfront in the sleigh. The Worthington Inn is at 649 High St. Worthington, Ohio, 43085

Christmas Tree Lighting at 5:30 PM on the southeast corner of the Worthington Green. The Worthington.org document says:

"At 5:30 p.m. gather at the southeast Village Green to watch as hundreds of lights illuminate the sky for Worthington’s annual tree lighting ceremony. Festivities include a visit from Santa, the lighting of candles and the singing of traditional holiday carols."

A gallon of paint is one of the least expensive staging tools and the quickest way to change a room, it is staging magic in a can. One of the biggest mistakes sellers make is to paint everything white, which will make the interior of the home look clean, but does nothing to create emotions. The Goal: Make potential buyers feel and look great in your home.

Bring in some of the year's neutral color trends with a coat of paint. Your walls will look fresh and buyers will get the impression your home has been updated. Using trendy NEUTRAL colors makes finding staging accessories much easier.

Please avoid: Painting your kitchen the red you've always wanted.

Red is the first color the human eye sees in the spectrum so place a red accessory near a room's best feature to draw attention to it. For example, if you want to ensure that potential buyers notice your marble surround on your fireplace, put a pair of red candles on the mantel. This also works in reverse, if you have a view you'd like to de-emphasize place a red accessory on the other side of the room.

Homes in the Grandview Heights area in the City of Columbus School District (a great area) are not included in this market report.

Search for Grandview Heights homes for sale (single family and condominium, there is almost 3 times as much inventory if you look at single family and condominium homes combined for the Grandview Heights School District.)

"Westerville Ohio 43081" is the real address of the property.

The condominium at Carriage Oaks is in the City of Columbus and the Worthington School District, it just has a Westerville mailing address for fun!

More about the house / condominium - 8200 Olde Richmond Ln., Westerville, OH 43081.

Where is the Open House at 8200 Old Richmond Ln. Westerville OH 43081? (there is a map in the link above showing the location in northern Franklin County, just south of the Polaris area and north of 270 of this condo at Carriage Oaks. )

A little bit of Westerville Ohio 43081 in the Worthington School District

Confused in Columbus? There are some parts that can be more confusing than others. The area north of Park Road and South of Lazelle Road between Route 23 (High Street) over to I-71 can be one of those confusing parts of the city of Columbus because it is in one highly recognizable school district (Worthington City Schools) but it's in the ZIP code of another Columbus suburb (Westerville.)

The 8200 Olde Richmond Ln., Westerville OH 43081 address is closer to the Worthington Post Office (and the Polaris Post Office which is in a gas station with a drive thru) than it is to the Westerville Post Office, but the Westerville Post Office is where you will pick up your mail if you live in single family neighborhoods like Worthington Highlands, Lazelle Woods, Worthington Crossing and Schoolside Village which have the Westerville 43081 ZIP code but are in the Worthington School District. Condominiums in the 43081 ZIP code and Worthington Schools include Carriage Oaks and Worthington Lakes... so your mail delivery comes out of a Westerville post office...

You are not alone!

The school districts existed before the City of Columbus annexed and developed much of the "Far North Area." A ZIP code is just a mail route.

Westerville is a lovely town and only minutes away from 8200 Olde Richmond Ln., Westerville OH 43081. Worthington is just south of 270, if you have kids the current attendance areas for this condominium.

Elementary - Park Road Elementary School

Middle school - Worthingway Middle School

High school - Thomas Worthington High School

The Worthington elementary school is in the City of Columbus and has a Westerville ZIP code just like the condos at Carriage Oaks and other residence in the area! The middle school and high school for the property are in the City of Worthington. A large portion of the Worthington City School District is outside the City of Worthington boundaries.

With any home you are interested in, check property records for what school district it is in and check the school district for the current attendance areas.

8200 Olde Richmond Ln., Westerville OH 43081 is 3 bedrooms, 2 1/2 bath, garage, basement with a deck.

The ActiveRain heresy from Ross Hair @ #VREBC

"ActiveRain is for talking to other real estate agents" (that is the ActiveRain heresy)

When I hear the ActiveRain heresy I have to bite my tongue.

#VREBC is virtual real estate barcamp # is a Twitter hashtag

OK I am talking to you now... my peers, people in the real estate industry but I use my ActiveRain blog to talk to consumers a lot, so the ActiveRain is for talking to other real estate agents confuses me. Are the consumer channels broken? They seem to work fine for my content which is on ActiveRain / Localism and my ActiveRain Outside blogs. Disclosure I do have two blogs which are not ActiveRain (and I am an ActiveRain Ambassador... I believe in ActiveRain.)

Ross Hair is a member of ActiveRain.

In his VREBC session Social Media Mind Map Hair said:

"Active Rain is one of my favorite social networks but never forget that it’s primarily a community for real estate professionals. You’re basically interacting with other real estate professionals and not your customers. You need to branch out of Active Rain and into other social networks if your goal is to close more business."

I have to respectfully disagree.

The consumer channels on ActiveRain work fine for talking to consumers.

Isn't Hair's "Active Rain.... is primarily a community for real estate professionals. You're basically interaccting with other real estate professionls" akin to the ActiveRain heresy "ActiveRain is for talking to other real estate agents" can't you?

When I hear the ActiveRain heresy "ActiveRain is for talking to other real estate agents" I have to bite my tongue.

I must have been distracted during Hair's VREBC session because I did not catch the ActiveRain heresy.

I read it when rereading his presentation.

Looks like Ross Hair uses ActiveRain to talk to others in the industry. He uses the professional channels, primarily the channel for Online Marketing, but also the ActiveRain channel.

One of the subtitles on his talk was “How to Convert Social Marketing into More Real Estate Deals and Closings”

In Hair's virtual real estate barcamp session he talks about having a lot of blogs to talk to consumers about real estate.

Columbus home sales highest since in Octber 2009 the sales volume was the highest since "the boom."

The blurb from the Columbus Board of REALTORS® this month is primarily about sales volume and inventory levels. The Columbus Dispatch's take on the news.... "Central Ohio home sales skyrocket" Sales volume. was up. Many of the October home sales were first time home buyers because of the impending (but now extended end of the first time home buyer tax credit.

Columbus home prices or maybe we should say Central Ohio home prices because this is a huge chunk of the middle of the state including:

All of Franklin, Delaware, Fayette, Morrow, Madison and Union Counties

Parts of Clark, Champaign, Fairfield, Hocking, Knox, Licking, Logan, Marion, Pickaway and Ross Counties.

Columbus Board of REALTORS® MLS area home prices:

Average list (for sale) price $231,000

Average sale price for the MLS is $160,000

Median sale price for the MLS is $140,000

The graph is for the whole MLS area and shows the home prices for the past 15 months.
