A Home Stager Gets "Lucky"!

I've never been one you'd consider lucky.

Never found four leaf clovers . . .

always lost my rabbits foot . . .

and never had a special lucky number.

Usually when I wished on the wishbone - I didn't win.

But I've decided I've finally found my lucky charm!

We didn't realize it was special when we bought it-- but it must be a lucky charm and was worth every penny!

My lucky charm has to be the new furniture we bought.

Sound like an odd lucky charm? (Good thing I don't have to carry it around with me in my purse!) It must be LUCKY because in the three houses we've used it in, each has sold in record time.

First house - on the market for seven months - staged and under contract within seven days

Second house - on the market six months - staged and received an accepted offer within two days.

Third house - on the market five months - staged and received an offer within five days.

Looks like rather ordinary furniture to me -- but what else could be causing these listings to receive offers in a "slow" market?

Since the house this furniture is in has received an offer already it looks like it will be moving on soon.

We have a couple of jobs lined up but I've been thinking that maybe I should use this lucky charm furniture in a really special house --

Hope it's one that continues this incredible tradition!

We've been too busy to post anything about our most recent jobs but hooray - the real estate agent has done it for us! It's our first chance to work with Mel Wagner of Coldwell Banker here in Salem . . . but from her reaction it won't be the last!

I recently had the opportunity to get to know a local home stager, Margaret Oscillia, of Creative Concepts and Contracting, through some local blogging and social networking classes. After several months of my many, numerous questions, and viewing her before and after photos and results once she staged a home, I decided that maybe there was something to this "staging stuff". I went ahead and booked her for two of my listings/sellers.

Here are some before and after pictures of one of my seller's homes. This home began as a vacant home, but the great thing about a home stager is that they have several different levels of staging. You can do a full stage, or a partial or minimal stage. You can also start off with a consultation to see what kind of suggestions they have that can bring you a "Top Dollar" offer. Many times they can work with your current furnishings, just making minimal changes, and adding a little "pop" to the rooms.

Environmentally Friendly Cleaning Inspiration!

I confess – I don’t like to clean. I love to make things beautiful and I like things to be clean, but to me cleaning isn’t fun.

I love love love the cleaning product I’ve been using from Caldrea. It is the Countertop Cleanser in Ginger Pomelo. Each time I use it the wonderful scent reminds me of a lotion I received from a swanky hotel in California – delicious!

They have seasonal scents as well and “From relaxing herbal to energizing citrus, these distinctive fragrances bring luxury to every household task.”

Now I think most of us feel the same way about cleaning - so why not add a little inspiration and joy into our routine. If a product can help us be inspired or invigorated while cleaning it's well worth the cost!

Why do we love walking into a luxurious hotel or spa? Because it is so nicely decorated and so spotlessly clean, right? Well this cleaning line not only cleans, has beautiful containers but smells incredible! I find that once I start cleaning I’m looking for things to clean just so I can see how great it works and how good it makes the room smell! If I’m inspired to clean I’m certainly recommending them to my clients as well!

Caldrea Countertop Cleanser is safe and effective on all non-porous surfaces. Since I was so thrilled with this product, I had to check out their website and see what other items they had available! Loved the opening line on their website that said “We believe that luxury and utility are perfectly compatible, so every product is made to perform beautifully.” Guess I’m not the only one that feels luxurious using these products!

So many of my friends will especially love the fact that this is that it is a environmentally friendly product line. Their tag line is “Beautifully clean – Elegantly green”!

I’m going to give myself a treat and get their window cleaner – maybe I’ll like cleaning them better without the ammonia smell!

The countertop cleanser was purchased at Pomagrantes in Silverton and you can check here for a local store that carries their product line. In addition to cleaning products they have a variety of laundry, baby, skin and cleaning tools that look interesting.

Real Estate Shows - Love them? Hate them? Compare!

Say slide show and I still think of sitting in my aunt's living room with the lights down low, watching reel after reel of slides from travels and drifting off into "the zone".

You know "the zone".

Your eyes are open but you aren't really "seeing". That's the last think I want to happen when people check out our photos!

Fantastic photos are key to real estate so today I've been playing on with different "slide" shows.

For several months I've been using Real Estate Shows. Love how they post and link to the MLS, youtube and so many real estate sites. But there are some drawbacks as well.

Today I tried Picnik's new slide show. Wow - lightening quick to create. Lacks the feature on automatically posting to multiple sites and doesn't have a music option (which I find annoying anyway).

Used the same photos for both shows -- Which one do you think is best? Please note - this is not a staged home, but an occupied home we have done a consultation on last week so no comments on the staging please!

It's already received a lot of interest - why? - Because established bloggers and newbiies alike always can learn something new to improve their blogging skills! Here's some great basic tips to keep in mind from an expert!

Common Mistakes A Blogger Makes

These are some areas that can have an impact on you and your Blogging experience. No matter who you are and what you do for a living, if you decide to start Blogging, here's a few suggestions that might help make your Blogging experience more enjoyable and successful. These following suggestions are NOT intended to isolate any one individual, network, or community. In fact, these suggestions come from an entirely different perspective which you'll discover at the end of this post.

Finish What you Start

Some folks simply don't finish what they start. They become inconsistent and give up too soon to experience the results and rewards that can and will come from their Blogging efforts. Don't give up. Stay the course. You will only get out of it what you put into it. A quitter never wins, and a winner never quits.

Be Creative With Original Ideas

Don't try to imitate other people. Be Yourself and don't be afraid of who you are and what you choose to share. You are unique and bring something of value to the table no matter who you are. Finding your own voice is really nothing more than using the same voice you talk to others with on the phone and in person everyday. You are original, now just be creative and share your originality.

Have a Purpose and Be Professional

Networking and Blogging require some time, direction, and focus. Avoid the pitfalls of being hurried, sloppy, and unprofessional. Your Blog and content are a direct reflection of who and what you are. Autograph your work with a signature of "quality!" Always be professional, ethical, moral, and kind towards others.

Mix it Up With a Variety of Content

Only posting charts, statistics, and marketing reports etc. will make your Blog seem like a marketing machine. Add a little color and flavor by creating a variety of personal, business, and hyper-local posts. You'll find that offering a variety of content on your Blog will bring you a variety of readers and visitors.

Know Your Topics and Share Your Experience

Not being informed about subject matter can be a "Bloggers Nightmare!" There's nothing worse than getting sucked into questions you can't answer. The research and time it takes you to find out about a topic or subject matter and get answers can be consuming and discourage you from Blogging again. Better to share what you do know and your experience, than to claim you're the expert at something you're not.

Engage Your Readers

Writing with no substance can be harmful or even fatal to your Blog. Writing content that draws the reader in and makes them want to come back for more should be the goal. Often, Bloggers will post articles that share only their view point and they aren't open for discussion.

Use Visuals To Make Posts Appealing

Try not to always write articles that are just a "Wall Of Words" No visuals or photos, or even worse... bad photos can do more harm than good. Having posts that are cosmetically pleasing to the eye will help to draw readers in and bring your topics to life.c

Be Careful Overselling - Everyone's a Buyer

Purely self-promoting blogging can come across to others as not giving anything of value, even though your product or service is the greatest on the planet. Remember that everyone wants to buy, but no one wants to be sold. This in my opinion is one of the key differences between WEB 1.0, and the new WEB 2.0 world.

Protect Your Reputation

You can't please all the people all of the time, but coming across in writing like you are scolding the reader, whether in a post or a comment, can lead to frustration and discouragement to both author and reader. Sharing your opinion just as I am here is better than creating deliberate conflict. Always treat others online as you would offline and in person.

Be A Blogger, Not Just A Visitor

Not enough content or consistency will slow down your traffic and returning visitors. Try to not be repetitive or let your Blog become stale. Finding the proper balance of how many times to post each week is up to you. I suggest a minimum of 2-3 times per week. Your readers will come back as often as you post. Whatever works for you, just be consistent.

Interacting, Conversing, Dialog and Threads

Being unresponsive to the readers and their comments will have a negative impact on your Blog. If you just "post & go" never returning to engage or converse with others, then the value of a good thread or conversation will be lost. Many Bloggers create posts where the greatest value actually comes from the dialog in the comments.

What's In A Title

Everything. Not just for SEO either. Having a catchy title can make the difference of whether someone wants to read your post or not. Taking a bit more time to come up with a good title that is relevant is worth the extra effort. Don't take title's for granted, and be careful using a catchy title that has nothing to do with your subject matter or topic.

Be Part of the Solution and NOT the Problem

Complaining, writing with negativity, and using a blog to attack others may be attractive to a certain audience, the question you have to ask yourself in this case is, "Is this the audience I wish to attract?" When sharing your opinions and experiences where there is a negative or questionable subject matter, try to find the roses and not the thorns, something that will help and benefit your readers.

Write With Transparency

Some Bloggers like to cut and paste from pre-written content that may not even be their own. Not being transparent can easily be detected in ones writing. Somehow that little 10pt font has a way of revealing more than you think. Be yourself, be sincere, be honest, and just be you. Don't plagiarize! As simple as this sounds, it is difficult for some, but must be overcome if you want to be a successful Blogger.

Participate - Read, Write, and Comment

This is a big and common mistake. Taking time to read will only help you learn and grow. Taking time to write will only better your Blog post quality and increase your traffic, visitors, and business. Taking the time to comment on others posts will only build your reciprocating visitors and traffic and will do miracles for building new and exciting relationships.

I share these thoughts, common mistakes, and suggestions with you today not because of what YOU are doing wrong, but because these are many of the things I have done wrong. I've had to learn much over the past couple years of Blogging. Call it trial and error, but most of what I have learned about Blogging was learned here, and by doing it wrong. At times, I do see others doing the same things. Sharing my own experiences and shortcomings might help you save some time and frustration as you press onward toward your own Blogging aspirations and goals. Making mistakes is how we all learn and grow.

Nearly every home I visit has a stash of no longer used "valuables" -- an old computer monitor, cameras, pdas, game consoles. These items were expensive when we purchased them, and even if no longer in use, it's hard to give them away and finding someone to buy them may be challenging.

Here's a great option I just came across that I had to share! Costco has partnered with Gazelle and is offering Costco cash for your unwanted:

Sounds easy . . enter what you would like to trade in and Gazelle lets you know the value. They send you a shipping box and pay for the postage. You get a Costco Cash Card and don't send these items to a landfill! Sounds like a win-win to me! Real Estate Agent - I'd like to recommend you but . .

Dear Real Estate Agent –

I’ve enjoyed getting acquainted with you and think you have a great many admirable qualities that home sellers will find important. Perhaps your attention to detail, negotiation skills and networking abilities set you apart from other agents, and I should start referring clients to you. I know you have lots of experience and vast areas of expertise. Yes, your personality is fun, witty and entertaining, but your real estate photos online are killer.

Killer in a bad way. They kill any thought of me referring business to you and are an example of what I tell my clients to look for when choosing an agent. With over 85% of home buyers looking online for a home they can’t afford to go onto the MLS or real estate listing site with too few or poor photos.

Now I know you have probably received training on taking great photos and marketing -- then WHY am I continuing to see . . .

Cars - in the driveways drawing attention from the house and blocking the view or parked in front on the house.

The house is for sale - not the cars - right?

Tilting Photos -- I'm sure the house doesn't have a structural problem, but when your photos lean to the right or left I'm feeling like I'm going to slide out of the room. Any simple photo editing software can help remedy this problem -- Let's all straighten up please!

The mysterious photos of . . . who knows what. Photos that don't feature the focal points, room sizes or architecture shouldn't be posted. Sometimes less is more - seriously!

I'm sure this home has other features to highlight than this!

Please don't keep me in the dark! I've looked at your listing photos and they are all so dark, that I still don't have a clue on what your listing looks like. Additionally, when I look at this photo I have no concept of this room's size or flow.

Clutter . . . I am overwhelmed by the stuff in the photo that I can't see the room. When it's wall to wall furniture or counters full of stuff the photos buyers are going to click on by. At minimum - have the seller move some items out of the area to get a better photo. Better - refuse to take photos and list until the house is properly prepared for sale!

Your help is needed to make a difference for Salem homeless families

As you drive down Edgewater Street in west Salem, you can easily pass and not notice the day center of Salem Interfaith Hospitality Network (Salem IHN). It is in an area of older homes converted to business use and apartment buildings. The unpretentious sign gives only a small clue as to what business this location contains. Salem Interfaith Hospitality Network is a safe haven to families experiencing homelessness. The program unites dozens of churches and hundreds of volunteers to serve the goal of self sufficiency for homeless families.

The humble exterior does not portray the mission contained within these walls: To stand against homelessness and enable families to achieve self-sufficiency. To understand the full scope of this mission – it is key to understand the emphasis is on hospitality. Why Hospitality? Each family that enters Salem IHN is valued as an honored guest. These families are our neighbors needing safe places to go and positive people to mentor them. They are families needing help accessing education, housing and resources.

In an economic time when so many families are living paycheck to paycheck, facing foreclosure or unemployment problems the need for a safe haven such as Salem IHN is overwhelming. Families who never dreamed that homelessness could touch their lives seek the resources and expertise Salem IHN provides.

This year Salem IHN celebrated 10 years of serving the Salem area homeless and was also awarded a remodeling grant from the City of Salem. The remodel will enable Salem IHN to improve their office and family day center – the non-descript building on Edgewater Street. Remodeling is nearing completion and operations will move from temporary quarters to resume operations there in September.

What can YOU do?

Sponsor a space. Needs have been identified – large and small that can make a difference in the successful ongoing operation of Salem IHN. From large needs like furniture for the family room, durable window coverings, ongoing yard maintenance to small needs like new towels and bedding.

Blueberries -- This year is providing an incredible crop -- especially at MelRose Farms in SE Salem. Usually they have commercial pickers come in so the quantities available for the public are limited. This year the berries need more pickers (can't you hear them calling for you?)! Support your local farmer and local economy here in Salem Oregon!

We enjoyed our second time this month picking there this morning. The berries are huge and sweet and hang like large clusters of grapes on the bushes. In no time at all we had picked 40 pounds and now the possibilities . .

blueberries muffins, blue berry pie, freeze most of them, blue berry pancakes . . . my blue heaven!

The berries are ripening quickly so I'd recommend you get to picking and get your freezer filled up as well! They make a wonderful healthy snack!

Yesterday evening I was enjoying dinner at my moms house. I went to their Sunday newspaper as I always do to see what was happening in the Real Estate section. The cover had an obviously distressed man in a wheel chair. I though to myself THAT'S IT!!!!!! I really want to read articles dedicated to those who have great things going on in their lives, and not only that are grateful for what they have in their lives even if its not ideal for the moment. Its really ok to be grateful for the small stuff such as health, roof over our head, food in the fridge, and the friends and family in our lives.

I noticed being grateful on a daily basis has really increased the amount of things that I am grateful for. As soon as I stopped focusing on what I don't have and started focusing and appreciating what I do have, I noticed a huge difference in my opportunities on a daily basis. I've been reintroduced to great people and have had a chance to know them better (thank you Daniel and Melissa), I've experienced the kindness of a generous heart (thank you Margaret) I am blessed with a great family (thank you Mom, Dad, my girls and Ric) I'm grateful to have opportunities to be of service (thank you Sharon) and I am grateful for a wonderful company who is so supportive and a ton of fun to be at (thank you Sue and Terri). I am grateful for all those people who help me succeed and keep me in line (thank you Cynthia).

On that note I went out today and as I ran into people I stated in no uncertain terms "TELL ME SOMETHING GOOD". I hope people prove me right that we like to hear how well people are doing and that they have a chance to do things that make them happy. And so it begins......

Comparing Custom and Big Box Cabinet Options - Surprising Results!

We've been involved in many kitchen and bathroom remodels and cabinetry is always key to not only a beautiful but highly functional room.

Recently we were doing a full kitchen remodel and decided to compare the big box store to custom cabinetry options.

First I set up an appointment with "big box" store kitchen designer. I had measurements of the space and ideas of what I wanted. The designer was wonderful, but since she wasn't in the room her ideas were limited. This home's price range is moderate, and the lower end cabinets were inferior quality in my opinion. I would not order them for this home. I selected the lowest end cabinet options that looked of passable quality. Big box stores charge extra to come out and measure/view the room which was the next step.

Then I contacted a custom cabinetmaker, Chris Lemon of CL Woodworks. Chris has helped us transform several kitchens and bathrooms. I trust his advice and workmanship. He evaluated the space and offered some innovative options that we hadn't considered that improved functionality and flow for the kitchen. The next day we received faxed computerized plans of a few options and the according prices. His custom cabinetry for this kitchen was less than the bid from the big box store and the quality difference was significantly better!

Home Staging and Home Selling - When it Doesn't Work

This week we removed staging from a home that has been for sale since April. A routine task for us, but this "de-staging" job was unique. This is the only house we have staged in 2009 that hasn't sold. Usually when we remove staging the owner is getting to move on to their new home, maybe a new town and it's a story of wonderful new beginnings. Not so in this case. When we remove staging there frequently hugs and glowing testimonials about how staging worked so well for them. I wasn't looking forward to removing this staging!

What went wrong? The owner and listing agent were thrilled with the staging and had given us referrals for other jobs. We had received new clients after they saw our work at this home. It was a home people could fall in love with - but no one did.

As we were driving to the job I was concerned not only for the seller whose home wasn't sold, but for her attitude toward our company as we were unable to help her achieve her goal and she paid a lot of $$$ to our company for staging.

The owner greeted us graciously and came to sit down in the room I was packing up, chating warmly. She went on to exclaim over the staging, the raves it received and how she wanted to use us in the future to help her furnish her new home.

She let me know of her plans about the future of the house - she is working on a deed in lieu of foreclosure. She went on to explain that the listing price was too high and the house couldn't sell because of the high price. The agent had listed and priced in accordance to what was loaned on the home and in anticipation of negotiating a short sale as well.

She had to prove to the bank that she made due diligence to sell the home and she knew that by staging it she was making every possible effort to sell. She thought the staging was fabulous and wanted to be our reference - even though her house didn't sell. Yes - she knew the staging worked -- it brought in more showings, looked great online and got raves from agents and buyers -- she wanted to be our reference.

Our staging didn't get the house sold, but we got a new home staging fan and reference for our business. The situation doesn't look good for our statistics, but according to the realtor and seller the job was a huge success and worth every penny. So now when sceptics ask if staging always works, I guess I'll have to say no - not every house we've staged this year has sold. But yes -- every home seller we've worked with this year is a reference and "staging believer".

When Nice Looking Just Isn't Enough

Curb appeal - maybe an overused phrase? According to studies, buyers are extremely influenced by curb appeal. People really do want to buy a beautiful home - and the view from the curb is key to enticing them to make an appointment to see more.

This newer home in a great neighborhood had so much going for it - especially a fantastic back yard. While discussing curb appeal with the owners I recommended several things - one of which was painting the front door. I recommended a few bold colors which would draw attention to the front door and add come much needed contrast to this manilla view.

The owners really hesitated to paint the door a bold color, but rather than discard my recommendation, they decided to drive through some high end neighborhoods and see how they compared. Very quickly they realized the value of zipping up their door color. Custom homes usually have rich colored doors, and more visual interest than this cream colored home.

The door knob was brass and worn, which they replaced with a new oiled bronze color set which matched the light fixture. Other changes are also being made over the next few days which will add some finishing "zing" on their curb appeal project.

The original pictures were taken on a cloudy day, the lights in the home are not very bright so the exposure was not the true color. Get with your photographer and PLAN the day, look at the weather forecast and if you cant find a good day, BRING EXTRA LIGHTS!!! What a great way to show this property. i am so proud!
