Time For A Change...Videos Over Virtual Tours!

Through history we have always been in a constant motion of change. We went from horses to cars, fans to AC, fire to light bulbs, washing dishes in the sink to a dishwasher, radio to television. We did these things because it was more convienent, faster, gave us time. Now here we are in the 21st century in the greatest technological age of our existence and yet realtors and brokers in my area and some nationwide are not and have not made the jump to full motion video tours over virtual tours.

Why?

Are you not on the internet everyday!

Have you not noticed that you really can't go to any website without their being a video to watch! Do you not understand that Google puts video tours at the top of search engine results over photos and text! Do you realize if you went on a listing appointment and offered video over photos and virtual tours you are probably going to get that listing over your competition!

IS IT THE COST? I offer video tours for $89 to $179 and can't seem to get a sniff from the realtors in my area. I have even offered to let them pay after closing! NO RESPONSE! Everybody in my area uses Tour Factory and most of the time use the same photos in the virtual tour that are the photos you look at first!

I apologize for my rant, but it is extremely frustrating when you feel that you have a great product and you just can't get it out there.

Virtual Tours over Video is like taking dial up over broadband!

Its time to change, change is always hard but history tells us it is almost always for the better.

Hi My Name Is Chris and I Am Selling My Home! Now I Know What Stress Is!

Do we sometimes forget the stress that a individual goes through when selling their home and trying to buy another one. I now am a part of that group. My wife and I recently decided to move from our country home and become city slickers once again. Four kids and too many things going on in our lives led us to start looking. Luckily our old neighbors had recently purchased an older home remodeled it and wanted us to check it out, we did, we liked it and decided to put ours on the market. I told them we would have to rent from them until ours closed because i didn't want to own two homes at once. They agreed and we moved in this weekend.

I am a Realtor and I shouldn't be worried about my home selling. It will sell I know that, but now I feel the stress of waiting, who is going to buy it, when are they going to show up and what are they going to offer, will their be contengies or will it go smoothly. Can I get people to drive to the country to look at it. I have helped clients sell their home and didn't sense their stress and I am not a stressful person but for some reason this time I am. I want it to go smoothly but I have to be a realist and know that may not be possible. With gas prices the way they are(which is one of the reasons we are moving)does any body want to move ten miles away from the nearest city.

I hope we all take into consideration our wonderful clients who propel our business forward and remember what doesn't seem stressful to you may be doubly stressful to someone else. I know I am living it right now.

Are Open Houses Becoming a Dying Breed!

Beautiful Day, birds singing, gentle breeze blowing, you would think it would be a perfect day for people to take a drive to the country to look at a property, but alas it wasn't to be as only one couple who lived two doors down came to the open house. As a realtor are we wasting our time? I was told in the beginning that open houses were a good way to find prospects but over the years I have noticed fewer and fewer people coming to them. I am currently pushing my website hard and doing video tours to get people out to look at properties. With gas prices going thru the roof this seems like a better option. Any body out there experiencing the same thing?

What Will The Landscape Of Real Estate Look Like In Ten Years?

I am a realtor and I enjoy what I am doing but I would be foolish to think that this game of real estate is going to stay the same over the next ten years. Internet is going to change everything we currently are doing. I see a day when an individual will actually buy a home without ever going in it. A person will buy a car on the internet so I know its a matter of time before someone buys a home the same way. I see a day when an individual will go to one website make an offer wait while the seller is contacted and accepts or counters then they will punch another button or look at a webcam and talk to a financial institution, an appraisal will be done online through comparables already online. Underwriters will put it all together send out the HUD in record fashion and instead of thirty days to close it could be less than 24 hours. So where does that put the brokers and realtors?

Today the MLS is not what it used to be. Anybody can find almost the same info that is on our multi-list. To be honest I would love for some clients to look on the MLS and see exactly how their property is being marketed, because in some cases they would not be happy. I see one picture listings and in some cases no sellers disclosure form or not enough info about the property to make me want to show it to my client.

I am already shifting to video tours. Nobody in my market is doing them and I know its a matter of time before it really starts to take off. Some of the realtors in my market have just shifted to Virtual Tours(sorry panning pictures just don't excite me).

We as realtors have got to get out of the mindset of give them a little and they will call for the rest. I say give them everything and let them make the decision because when they do it will come with a serious offer.

Video Will Change Real Estate!

Its nice to have my own blog. I can voice my views on subjects I feel are relavent to real estate. One of those subjects is Video tours. I just think if you are trying to sell your home you would be doing a disservice to yourself by not doing one. Video can take you to places that an ordinary picture cannot. A video allows a person to view your home the way it should be seen. You can hear the birds singing outside, if there is a fountain you will see the water bubbling. closeups of countertops, fixtures, and just about anything you can think of possible with video. Create a mood and stir the emotions of potential buyers. Video is the most powerful tool available on the internet and it will only get better.
