I woke up a little grouchy today. Ok, I woke up so grouchy nobody wanted to talk to me. It’s difficult when you wake up with a million things running through your head. The little bit of sleep I did get wasn’t all that sound either. I remember at one point dreaming about work…not fun! If I’m going to dream I would much rather dream about lying on a beach (or playing music near the beach).

As I drank my coffee, and slowly began coming out of my grumpiness, I started to think about how our perspectives on things are so affected by our mood. My pre-coffee thoughts of the day were doomy and gloomy, but my post-coffee thoughts started to be more positive and normal.

If you’re going to be making decisions (especially BIG decisions like buying or selling a house), make sure you are NOT in the pre-coffee state of mind.

When planning a day out to look at homes with your Realtor, make sure you are well rested. Take a snack if you will be out looking at several homes and have a tendency to get low-blood sugar or have your Realtor stop to get a snack or have lunch. It’s usually not a good idea to look at more than 4 or 5 homes in a day, but I have had relocation clients that need to spend an entire day because they HAVE to find the right house in that one day.

Whatever decisions you will be making today, make them AFTER you’ve had coffee!

Mistake #1 -- Placing the Wrong Price on Your Property

Mistake #2 -- Mistaking Re-finance Appraisals for the Market Value
Unfortunately, a re-finance appraisal may have been stated at an untruthfully high price. Often, lenders estimate the value of your property to be higher than it actually is in order to encourage re-financing. The market value of your home could actually be lower. Your best bet is to ask your realtor for the most recent information regarding property sales in your community. This will give you an up-to-date and factually accurate estimate of your property value.

Some buyers, however, caught up in the excitement of buying a new home tend to overlook some items. Their home purchase turns into an expensive process. These errors generally fall into three areas:

Paying too much
Losing a dream home to another buyer
Buying the wrong home

When you have a systematic plan before you shop, you'll be sure to avoid these costly errors. Here are some tips on making the most of your home purchase:

Bidding without sufficient information
What price do you offer a seller? Is the seller's asking price too high? Is it a deal? Without research on the market and comparable homes, you could lose thousands of dollars. Before you make that offer, be sure you have researched the market. A professional realtor, can offer an unbiased opinion on the value of a home, based on market conditions, condition of the home and neighborhood. Without knowledge of the market, your offer could be too much. Or worse, you could miss out on a great buying opportunity.

Buying a mis-matched home
What do you need and want in a home? Sounds simple. Yet, clearly identifying your needs and bringing an objective view to home shopping, leaves you in a better position. Sometimes, home buyers buy a home that is too large or too small. Perhaps they didn't consider the drive to work, the distance to school, or the many repair jobs waiting for completion. Plan ahead. Use your needs list as a guideline for every home you view.

Unclear title
Before you sign any document, be sure the property you are considering is free of all encumbrances. As part of their services, a realtor can supply you with a copy of the title to ensure there are no liens, debts, undisclosed owners, leases or easements.

Outdated survey
Before the purchase is completed, an updated survey is essential. This report will indicate boundaries and structural changes (additions to the house, a new swimming pool, neighbor's new fence which is extending a boundary line, etc.).

Unexpected repairs
For $300 - $500 a professional inspector will conduct a thorough inspection of the home. This way, you'll have an idea of the cost of future repairs. Make the final contract subject to a favourable report.

Shopping without pre-approval
It only takes a few days to get financing pre-approval. When you are shopping for a home, this gives you more power. A seller is more likely to consider an offer from a serious buyer.

Arrington Vineyards...another Jem of nearby Nashville

Valentine's Day was such a wonderful day for me. The highlight was a surprise visit to a truly hidden jem near Nashville called Arrington Vineyards.

Although I'm no connoisseur, I do enjoy trying new wines, especially when they are made close to home.

Arrington Vineyards was founded in 2005 by country superstar, Kix Brooks (Brooks & Dunn) along with Fred Mindermann and winemaker Kip Summers.

As for my experience, here's the summary: Valentine's Day was special in more ways than one. Although food is not normally served at the vineyard, we purchased the Valentine's Day package, including food catered in by The Henpeck Market which was packed into neat little picnic baskets. Along with the delicious food, we received a bottle of our choice of wine (we chose the Riesling which won Best in Show: Wines of the South Regional Wine Competition 2008. Gold Medal: Indianapolis International Wine Competition 2008.) It was crisp, sweet - but not TOO sweet - and very easy to drink...maybe a little too easy!

Since the weather was still a bit chilly the decks were covered and the fireplaces were blazing making the atmosphere extremely cozy and romantic. Since the table was ours for the night, we were able to come and go as we pleased, so before finishing our own bottle of Riesling, we trecked downstairs to the wine tasting room where we each had the chance to try 4 of the 14 available wines. One of my other favorites was the Encore! 06. This wine is made completely from grapes grown at Arrington Vineyards. It is a bit more stout since it is more of a brandy, but very good!

Arrington Vineyards are open 7 days a week and offer FREE wine tastings each day. You can buy cheese and crackers to enjoy with your wine, or bring your own picnic lunch to enjoy on the deck, lawn, or courtyard (please do not bring beer, other wines, alcohol, pets, or grills to the winery).

This is definitely a place I plan to visit and visit as often as possible. Please let me know if you visit and which of the wines you prefer most. Maybe I will see you there!

Thinking Like a Millionaire

"I would LOVE to win a million dollars!" How many of you have ever said that? I'm going to go out on a limb and guess EVERYONE who is reading this. Here's another question: how many of you, while browsing through home listings, have ever looked at a million dollar home and said to yourself, "I would LOVE to own a home like that"? Probably the majority of you, right? I know I have said that MANY times.

So if we all want to be "millionaires", why do so many of us settle for less? Don't get me wrong, I don't believe success is necessarily measured by $$$, but I do believe we sell ourselves short far too often.

The definition of success is different for everyone. For some, it IS owning a million dollar home or having millions of dollars in the bank. For others it is the freedom to work without the pressure of a boss or corporation breathing down your neck. Still for others it is being able to go home and not think about work until the next day. The real question is, whatever your definition of success might be, are you living it? Or do you get up each day wishing something...ANYTHING would happen to get you out of the rut you have found yourself in?

What is it that keeps us from owning our dream home, or having our dream job? Is it laziness? Maybe. But I believe the biggest culprit is our negative way of thinking.

That has almost become cliche we hear it so often, but it's SO true. If I had a quarter for every negative comment I hear (or make unfortunately) each and every day, I would literally never have to work another day in my life. Negativity is infective. It's like a parasite that attaches to your soul and completely sucks the life out of you. And just like any other life-threatening infection, it is something you MUST fight against if you wish to see your dreams come true.

3 Powerful Tips to Start Thinking Like a Millionaire - This is an article I ran across while browsing the internet. To summarize, if you want to think like a millionaire take these three steps:

1. Take 100% Responsibility - stop blaming your problems on someone or something else, EVEN if it might be someone else's fault.

2. Master Your Attitude - my Dad always told me never SAY something is going to happen unless you WANT it to. If you constantly say something bad will happen, it eventually will and vice versa.

3. Search for Mentors and Build Strong Networks - never feel ashamed to "copy" off of the success of another person. Feel ashamed if you DON'T. This doesn't mean steal or plagiarize, it means fashion and structure your mindset, your techniques, etc. after someone who has proven to be successful. I'm Really not THAT quiet....

People who don't know me well often comment on what a quiet person I am, which is funny to me because I usually feel like I talk too much. But it made me stop and think, I guess in new situations I am fairly quiet. Not because I'm shy or afraid, but because I like to observe the people and situations around me.

This is one thing that has made me such an effective consultant in real estate. When I'm with a client, I don't do a lot of talking at first. I listen to what they have to say. If we're doing a walk-through, I watch reactions, gestures, and listen to comments very intently. Many times I KNOW what my client wants before she REALLY knows. Not because I'm a mind reader, but because I'm an observer.

This is what a good agent does, and I want to be the best I can be for my client. It helps prevent both my client and me from wasting a lot of unecessary time. For some, making a decision is very difficult, so part of my job is to help my client make a desicion.

The Best Raw Fish in Nashville!!!

Before I moved to Nashville I had never before tried sushi. For one, we didn't have a sushi place where I came from. For another, the idea of putting raw fish into my mouth was anything but appetizing. However, some friends of mine, who were frequent visitors to a trendy little place downtown called Virago, invited me to try it out. I told them I didn't think I would like it so they persueded me to at least come have a drink with them there.

So I went.....but I didn't try any of the food. I just had a drink. This became sort of a weekly ritual. We would all go sit on the cozy red couches; they would enjoy their sushi and risotto while I enjoyed the newest cocktail. The place has a very cool vibe. It is dimly lit except for the light coming off of the huge screen TV which plays the latest music videos. The music is loud enough to feel, but not so loud you are unable to talk to the people at your table.

This went on for some time until one night, someone at the table talked me into trying a piece of her "Crispy Fire Crunch" roll. SUPPOSEDLY, it did not contain raw fish but cooked fish...yeah yeah! Being in a new place, hanging out with new friends has a way of opening your mind to trying new things, so I decided to give it a try, knowing she was probably lying to me about the fish. Not wanting to look out of place, I picked up my chopsticks, carefully picked up the piece of sushi, and dipped it into the soy sauce. It was DELICIOUS!

From that point on I have been a HUGE sushi fan. Virago has a variety of rolls that are very delicious. "The Bomb" is another favorite and rumor has it this was a creation of a famous customer, Bon Jovi. They also have some of the best risotto I have ever tried.

Pending Home Sales Rising...

According to National Association of REALTORS® pending home sales have significantly increased due to the affordability in the market right now.

The Appointment Desk used by my office reported record showings over the past two weeks. In Nashville, showings tripled from numbers for last January. Buyers are ready to take advantage of the current incentives.

As of now, the $7500 tax credit applies only to those first time buyers who close by June 30, 2009. Since closing can take anywhere from one to three or more months (depending on the conditions of the sale), those who don't make the decision to buy within the next month or two may lose out on these deals.

That doesn't mean anyone should make hasty decisions, but it should help anyone on the fence jump one way or the other.

Our economy has been in such a state of chaos for the past few months that I'm really excited about today's inauguration. Although I know it will take time and effort, I have high hopes that the changes about to take place in our country will be positive and will only move us in the right direction to regain our stability and reputation as being the "beacon of hope" that has been spoken of in this past election.

I feel privileged to witness such a historic event (even if it is from a distance here in Nashville). Just thinking about it almost brings tears to my eyes. My thoughts and prayers go out to President-elect (soon to be President) Obama, his family, and to all the officials he has chosen as well as those elected by the good people of this country. May God guide them to make the right decisions, decisions that will be in the people's best interest, not in the interest of a select few who are already at the top.

My thoughts and prayers also go out to those who have been laid off from work or who have lost their jobs; may the changes about to come allow those people to get back to work quickly, to have hope once again in a better tomorrow.

The Deal or No Deal Syndrome

You've been diligently searching for that perfect home. Hours have been spent on the internet looking at picture after picture and description after description. You and your agent have walked into many homes that you felt might be "it" only to walk right back out because none of them were quite what you expected. You feel as if you're never going to find the house of your dreams, but then, it happens. That beam of light (along with the sounds of the heavenly choir) shoots from the sky, shining its rays onto this beautiful 2 story, 4 bedroom/2.5 bath brick home. FINALLY, this is "it".

This home is everything you were hoping for. The layout is perfect, there is more square footage than you had planned to find and the color scheme already matches your living room furniture.

So you put in your bid. It's a buyer's market, so you go for gold. Your offer is WAY under the asking price. A counter offer is expected. Yet, when that counter offer comes, you don't budge. POOF! The house that took so long to find and that you loved so much is gone.

What happened? Through verbal talks you know you could have gotten the house for just a little bit more. The comps proved that the house was worth it. The house was within your budget even if you had chosen to meet the seller half way and you know (from all the other homes you looked at) that there are no other homes on the market that even come close to something you like. You LOVED the house! It's a home you would have been happy with. So what happened?

I grew up in a home that didn't have a lot of money. So I understand the value of trying to find a bargain. But I also believe you get what you pay for. I don't personally know anyone who has ever gotten something for nothing. Most of the truly great bargains that I have seen need a lot of work done to them but you want something move in ready with no repairs necessary.

Be careful of falling into the trap where you are so wrapped up "looking for a bargain" that you miss the good opportunities that fall right in your lap. Every now and then you will find the "perfect" bargain. But more often than not, you just missed the chance for a good deal. I think of it as the "deal or no deal syndrome". Every time I watch that show I want to scream through the TV for them to TAKE THE MONEY! It might not be a million dollars, but it's a LOT more than they had when they started.

5 tips to Winterizing a Southern Home

Compared to some of the states up north, Tennessee doesn't have a lot of cold winter weather to speak of. We don't have blizzards, if it snows it usually melts off the next day, and nobody I know (who is native to the south) has ever owned a snow shovel. However, despite our mild weather, there are 5 important things home owners should do to "winterize" their homes.

Make sure hoses are disconnected from outdoor faucets - this is one of the most important things to remember. Although we don't get a lot of freezing temperatures, we do have enough to cause busted pipes. My sister recently made this mistake. There was one night of below freezing temps, the next day she went out to water the dog and the hose had frozen causing water to leak into her newly built house. Luckily there was no permanent damage, but it could have causes need for major repairs.

Insulate exposed plumbing pipes

Secure crawlspace entrances - this not only helps prevent plumbing issues, but will also save you money by making your home more energy efficient.

Use weather stripping around exterior doors and caulk around windows.

If you go on vacation, set your thermostat to at least 55 degrees to prevent plumbing disasters.

Home Made Holiday Ornament...

If you're looking for a fun craft to make for the holidays try this cinnamon scented holiday ornament:

Take a small amount of applesauce and add cinnamon spice to it until it has the consistency of a molding clay. Divide into portions and shape it into your favorite holiday figure (snowman, snowflake, Santa if you're really good :)

Allow to dry.

If you plan to hang it on your tree simply make a small hole before it dries to thread a string through. Not only is it a fun decoration but it smells good too [;)]

This is great a great craft for adults and kids alike!!!

Jump Off That Fence!!!!

It's been a very long time since I blogged last. Life has been so hectic as I'm sure it has been for all of you. Between work, family, the band and just the general craziness of the holidays the last thing I want to do when I get home is get back on the computer and try to hold a train of thought long enough to complete a sentence; however, I need to get back into the swing of things.

Besides, I HAD to write and remind everyone about the amazingly low interest rate opportunities there are right now. If you are on the fence about buying it is time to jump off! FHA fixed 30 year rates are as low as 5% according to today's report. Even if you are not considering buying a new home it is a great time to refinance.

I actually called my mortgage company yesterday to see about refinancing and they had to take my number to call me back because their phones are blowing up. This is a great opportunity to get a great deal on a new home or to save you and your family some money on your current mortgage.

But I'm not a cheerleader...

All of my life, I have (for the most part) been a Positive Patty. No, I was never a cheerleader, but I always tried to look on the bright side of things. The glass was always half full. I tried my best to stay away from the Negative Nancy's of the world, because I realized at a young age that negativity tends to overpower positivity (not really a word but it fits). I always used to wonder WHY adults seemed so pessimistic and downright bitter about following your dreams.

If you asked a Negative Nancy why she was so down on everything, she would simply tell you she was just being a Realistic Ruby. Of course, we all know she's a Donna in Denial, but that's beside the point.

Now that I'm an adult and have been through many disappointments, it's apparent how difficult it really is to remain a Positive Patty. Family, relationships, and jobs can all take their toll, not to mention a plethora of other obstacles that life loves to throw. So how does one prevent herself from becoming a Debbie Downer?

Obviously this is not an easy question to find the answer to, and no matter WHOM you ask, you will probably get a ton of different answers. Most of the best answers I've heard were very simple and they all seem to boil down to the three "L's":

Live

Love

Laugh

Simple, right? I know, not always. But when you break it down to the basics, that's what you've got. (I will expand more on that in future posts.)

For now you might be wondering what this has to do with real estate. The fact is, buying and selling a home can be a very emotionally trying time. For example, while writing this post I received a call that one of my buyers (who is also a good friend of mine) did not win the bid on a home he had already fallen in love with. My mood went from WOO HOO to yipty freakin' do in about 30 seconds. But as an agent, it's my job to keep my clients enthusiasm up, even when they get let down, and sometimes it is not easy.

It takes work and effort to stay positive, but oftentimes even the smallest things can help. So, on the back of my business card I put a quote by Ralph Waldo Emerson that says "Nothing great was ever achieved without enthusiasm". It has become my motto to live by. And I'm not just being a Hot Air Hannah!!! I have my Pitiful Petunia moments, but I make sure I am always a Positive Patty for my clients. They have enough stress without me adding to it.

Bellevue Triumphs!!!

Just a quick update on the Bellevue Mall redevelopment proposal:Metro Council has agreed to the proposal of putting the Bellevue Public Library in the newly renovated Bellevue Mall. Foursquare Properties is now able to move forward to the next phase of redevelopment.

This is a huge triumph for the Bellevue Community. The new open air mall will have an outdoor ampitheater, public meeting space, and an indoor playground and will bring over 4,000 new jobs to the Bellevue area.

If you like to eat, and if you like visiting well kept little "secrets" that are off the beaten path, then there is no doubt you will LOVE the Loveless.

The Loveless Cafe was opened in 1951 by Lon and Annie Loveless when they started serving their well known fried chicken and homemade biscuits right out of the front door to travelers on US Highway 100.

Although this little gem has changed hands over the course of the years and new items have been added to the menu, the secret recipe used to make the original scratch biscuits remains the same. The Loveless' famous "Biscuit Lady", Carol Fay, has made guest appearances on The Ellen Degeneres Show, The Today Show , The Martha Stewart Show, and Late Night with Conan O'Brien.

She's traveled to promote the new Southern Country Cooking from the Loveless Cafe which highlights dozens of recipes straight from the Loveless kitchen. But don't expect to find the biscuit recipe. The only way to get those is to visit the Loveless Cafe.

So whether you live in or near the Bellevue community or are just passing through Nashville, TN, stop in and enjoy!

Resurrect the Dead!!!

Anyone who lives around the Bellevue, TN area (just west of Nashville) knows that the local mall has seen better days. For the past few years the mall has slowly dwindled to nothing more than a ghost town. It’s time to change all that!

Foursquare Properties out of California bought the property last year and have been making plans to completely renovate the once busy mall. When finished, not only will it be an amazing place to shop, but it will bring over 4,000 new jobs to the Bellevue area.

Foursquare properties had planned on starting the renovations back in February of this year, but due to the usual thick red tape there have been some delays. The new proposal leaves room in the new mall for the new Bellevue Library to be built. Here is where your help is needed. Metro Council will vote on this proposal this Thursday, August 7. The more emails supporting this proposal, the better chance of moving past the red tape and beginning the actual redevelopment to our mall.

History and Mystery in Nashville, TN

If you are getting ready to move to Nashville (or if you already live here), chances are pretty good that you are a musician. The majority of people I meet here are involved with the music industry in some way or another, whether in a band or in the business aspect of the industry. That’s what I moved here for!

However, even if you are not a musician, the nostalgia of the music scene here in Nashville is enough to inspire you to occasionally pull out your dusty guitar or your old records of The Castle Recording Studio. When you drive up to this place you feel as if you’re driving up to some medieval…well…castle! It’s even surrounded by an enchanted forest, or you might think it’s enchanted (or haunted) after spending hours locked away in the studio (this is actually something I enjoy though). Of course, there is no moat, but it is still one of Nashville’s famous landmarks.

Some stories say this was one of Al Capone’s hideaways, whether that is true or not is still somewhat of a mystery. Others say it was once a private casino (if you look close enough you will see heart shaped jewels in the sidewalk.

If you’ve been considering a move, rest assured that Nashville has many things to offer. With gas prices soaring it’s nice to live in a place where you don’t have to travel far to experience new things, especially if what you like to experience involves music!

Bonus Room Blues

Your house is on the market…days, weeks, and unfortunately sometimes even months go by with only a few browsing buyers, nothing serious or solid. You’ve set up everything in the house so perfectly that it looks like a picture out of Better Homes and Gardens yet you still get no offers. Everything seems to be in order and in top shape so what’s going on? It’s so frustrating. Maybe it even makes you want to sing the blues…

Ceiling to ceiling (da DA da DA duh)
And wall to wall (da DA da DA duh)
I’ve got lots and lots of room (da DA da DA duh)
But no one will call (da DA da DAH)
I painted the kitchen (da da DA da duh)
Redid all the floors (da da DA DUH)
But what to do with the rec room (da da DA da DUH)
It’s just one giant chore
I’ve got blues
I’ve got the bonus room rec room blues

Ok, so M..A..Y..B..E that only sounds good in MY head, but if you even remotely got the idea of what I’m singing about, then you already know what I’m about to say next.

Preparing a home for sale is a daunting task. Setting up the living room, kitchen and bedrooms are difficult enough, but what about that bonus room? Sometimes you just want to take everything out and let the buyer figure it out, right? That would be the easy way out at least, unfortunately that isn’t always the best way to go about things.

I live in Music City U.S.A, so oftentimes what people are looking for in a bonus room is a place to set up their personal studios or a practice room for their band. I am actually in a band myself (who isn’t in Nashville? :) so I completely understand this way of thinking. Does that mean you need to spend lots of money putting together a professional studio? No, not at all!

There are many uses for a bonus room – a home theater, work out room, office, prayer room, den, and the list goes on and on. There is no way to know EXACTLY what your buyers will want to use it for, but that doesn’t mean this room should be neglected when preparing your home for sale. Sometimes it’s best to set the room up how YOU would want it to be if you were going to buy your house again. What do you see this room being used for? Buyers are going to change things regardless, but that doesn’t mean they do NOT want each and every room to have character when they walk through your home. As a seller your goal is to bring that “WOW” effect to each and every buyer that walks through your home (obviously hoping that it will only take one to get the offer you want).

Some ideas - If you play an instrument, maybe it would be a good idea to set it up in the bonus room next to your favorite chair or next to the computer instead of storing it away in the closet. (I know the first thing I would think is “studio”.) If you have any type of work out equipment, set it up in the bonus room. The power of suggestion is a wonderful thing for triggering a person’s imagination. So use your own imagination and use the bonus room to your advantage. You might be surprised at what a difference that can make.
