&lt;p&gt;Since the weather&amp;nbsp;was still a bit chilly the decks were covered and the fireplaces were blazing making the atmosphere extremely cozy and romantic.&amp;nbsp; Since the table was ours for the night, we were able to come and go as we pleased, so before finishing our own bottle of Riesling, we trecked downstairs to the wine tasting room where we each had the chance to try 4 of the 14 available wines.&amp;nbsp; One of my other favorites was the &lt;a href=&quot;http://www.arringtonvineyards.com/ourwines.html&quot; target=&quot;_blank&quot;&gt;Encore! 06&lt;/a&gt;. &lt;p&gt;Arrington Vineyards are open 7 days a week and offer FREE wine tastings each day.&amp;nbsp; You can buy cheese and crackers to enjoy with your wine, or bring your own picnic lunch to enjoy on the deck,&amp;nbsp;lawn, or courtyard&amp;nbsp;(please do not bring beer, other wines, alcohol, pets, or grills to the winery).&lt;/p&gt;
&lt;p&gt;This is definitely a place I plan to visit and visit as often as possible.&amp;nbsp; Please let me know if you visit and which of the wines you prefer most.&amp;nbsp; Maybe I will see you there!&amp;nbsp; &lt;/p&gt;

&lt;p&gt;This is one thing that has made me such an effective consultant in real estate.&amp;nbsp; When I&amp;#39;m with a client,&amp;nbsp;I don&amp;#39;t do a lot of talking at first.&amp;nbsp; I listen to what they have to say.&amp;nbsp;&amp;nbsp;If we&amp;#39;re&amp;nbsp;doing a walk-through, I watch reactions, gestures, and listen to comments very intently.&amp;nbsp; Many times I KNOW what my client wants before she REALLY knows.&amp;nbsp; Not because I&amp;#39;m a mind reader, but because&amp;nbsp;I&amp;#39;m an observer.&lt;/p&gt;

      <description>&lt;p&gt;Before I moved to Nashville I had never before tried sushi. For one, we didn&amp;#39;t have a sushi place where I came from. For another, the idea of putting raw fish into my mouth was anything but appetizing. However, some friends of mine, who were frequent visitors to a trendy little place downtown called &lt;a href=&quot;http://www.viragosushi.com/&quot;&gt;Virago&lt;/a&gt;, invited me to try it out. I told them I didn&amp;#39;t think I would like it so they&amp;nbsp;persueded me to at least come&amp;nbsp;have a drink with them there.&lt;br /&gt;
&lt;br /&gt;
So I went.....but I didn&amp;#39;t try any of the food. I just had a drink. This became sort of a weekly ritual. We would all go sit on the cozy red couches; they would enjoy their sushi and risotto while I enjoyed the newest cocktail. The place has a very cool vibe. It is dimly lit except for the light coming off of the huge screen TV which plays the latest music videos. The music is loud enough to feel, but not so loud you are unable to talk to the people at your table.&lt;br /&gt;
&lt;br /&gt;
This went on for some time until one night, someone at the table talked me into trying a piece of her &amp;quot;Crispy Fire Crunch&amp;quot; roll. SUPPOSEDLY, it did not contain raw fish but cooked fish...yeah yeah! &amp;nbsp;Being in a new place, hanging out with new friends has a way of opening your mind to trying new things, so I decided to give it a try, knowing she was probably lying to me about the fish.&amp;nbsp;&amp;nbsp;Not wanting to look out of place, I picked up my chopsticks, carefully picked up the piece of sushi, and dipped it into the soy&amp;nbsp;sauce.&amp;nbsp;It was &lt;strong&gt;DELICIOUS&lt;/strong&gt;! &lt;img src=&quot;http://www.gusto.com/gusto_images/1_10000/5452/feature.jpg&quot; height=&quot;110&quot; width=&quot;135&quot; /&gt; &lt;br /&gt;

      <description>&lt;p&gt;Our economy has been in such a state of chaos for the past few months that I'm really excited about today's inauguration.&amp;nbsp; Although I know it will take time and effort, I have high hopes that the changes about to take place in our country will be positive and will only move us in the right direction to regain our stability and reputation as being the &quot;beacon of hope&quot; that has been spoken of in this past election.&lt;/p&gt;
&lt;p&gt;I feel privileged to witness such a historic event (even if it is from a distance here in Nashville).&amp;nbsp; Just thinking about it almost brings tears to my eyes.&amp;nbsp; My thoughts and prayers go out to President-elect (soon to be President) Obama, his family, and to all the officials he has chosen as well as those elected by the good people of this country.&amp;nbsp; May God guide them to make the right decisions, decisions that will be in the people's best interest, not in the interest of a select few who are already at the top.&lt;/p&gt;
&lt;p&gt;My thoughts and prayers also go out to those who have been laid off from work or who have lost their jobs; may the changes about to come allow those people to get back to work quickly, to have hope once again in a better tomorrow.&lt;/p&gt;

      <description>&lt;p&gt;You've been diligently searching for that perfect home.&amp;nbsp; Hours have been spent on the internet looking at picture after picture and description after description.&amp;nbsp; You and your agent have walked into many homes that you felt might be &quot;it&quot; only to walk right back out because none of them were quite what you expected.&amp;nbsp; You feel as if you're never going to find the house of your dreams, but then, it happens. &amp;nbsp;&amp;nbsp;That beam of light (along with the sounds of the heavenly choir) shoots from the sky, shining its rays onto this beautiful 2 story, 4 bedroom/2.5 bath brick home.&amp;nbsp; FINALLY, this is &quot;it&quot;.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;This home is everything you were hoping for.&amp;nbsp; The layout is perfect, there is more square footage than you had planned to find and the color scheme already matches your living room furniture.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;So you put in your bid.&amp;nbsp; It's a buyer's market, so you go for gold.&amp;nbsp; Your offer is WAY under the asking price.&amp;nbsp; A counter offer is expected. &amp;nbsp;Yet, when that counter offer comes, you don't budge.&amp;nbsp; POOF!&amp;nbsp; The house that took so long to find and that you loved so much is gone.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;What happened?&amp;nbsp; Through verbal talks you know you could have gotten the house for just a little bit more.&amp;nbsp; The comps proved that the house was worth it.&amp;nbsp; The house was within your budget even if you had chosen to meet the seller half way and you know (from all the other homes you looked at) that there are no other homes on the market that even come close to something you like.&amp;nbsp; You LOVED the house!&amp;nbsp; It's a home you would have been happy with.&amp;nbsp; So what happened?&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I grew up in a home that didn't have a lot of money.&amp;nbsp; So I understand the value of trying to find a bargain.&amp;nbsp; But I also believe you get what you pay for.&amp;nbsp; I don't personally know anyone who has ever gotten something for nothing.&amp;nbsp; Most of the truly great bargains that I have seen need a lot of work done to them but you want something move in ready with no repairs necessary.&lt;/p&gt;

      <description>&lt;p&gt;All of my life, I have (for the most part) been a &lt;strong&gt;Positive Patty&lt;/strong&gt;.&amp;nbsp; No, I was never a cheerleader, but &lt;strong&gt;I always tried to look on the bright side of things.&lt;/strong&gt;&amp;nbsp; The glass was always half full.&amp;nbsp; I tried my best to stay away from the Negative Nancy's of the world, because I realized at a young age that negativity tends to overpower positivity (not really a word but it fits).&amp;nbsp; I always used to wonder WHY adults seemed so pessimistic and downright bitter about following your dreams.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;If you asked a Negative Nancy why she was so down on everything, she would simply tell you she was just being a Realistic Ruby.&amp;nbsp; Of course, we all know she's a Donna in Denial, but that's beside the point.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;strong&gt;Now that I'm an adult&lt;/strong&gt; and have been through many disappointments, it's apparent how difficult it really is to remain a Positive Patty.&amp;nbsp; Family, relationships, and jobs can all take their toll, not to mention a plethora of other obstacles that life loves to throw.&amp;nbsp; So how does one prevent herself from becoming a Debbie Downer?&lt;/p&gt;
&lt;p&gt;Obviously &lt;strong&gt;this is not an easy question to find the answer to&lt;/strong&gt;, and no matter WHOM you ask, you will probably get a ton of different answers.&amp;nbsp; Most of the best answers I've heard were very simple and they all seem to boil down to the three &quot;L's&quot;:&lt;/p&gt;
&lt;p style=&quot;text-align: center;&quot;&gt;&amp;nbsp;&lt;strong&gt;Live&lt;/strong&gt;&lt;/p&gt;

&lt;p&gt;For now you might be wondering &lt;strong&gt;what this has to do with real estate&lt;/strong&gt;.&amp;nbsp; The fact is, buying and selling a home can be a very emotionally trying time.&amp;nbsp; For example, while writing this post I received a call that one of my buyers (who is also a good friend of mine) did not win the bid on a home he had already fallen in love with.&amp;nbsp; My mood went from WOO HOO to yipty freakin' do in about 30 seconds.&amp;nbsp; But as an agent, it's my job to keep my clients enthusiasm up, even when they get let down, and sometimes it is not easy.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;It takes work and effort to stay positive, &lt;/strong&gt;but oftentimes &lt;strong&gt;even the smallest things can help&lt;/strong&gt;.&amp;nbsp; So, on the back of my business card I put a quote by Ralph Waldo Emerson that says &quot;Nothing great was ever achieved without enthusiasm&quot;.&amp;nbsp; It has become my motto to live by.&amp;nbsp; And I'm not just being a Hot Air Hannah!!!&amp;nbsp; I have my Pitiful Petunia moments, but I make sure I am always a Positive Patty for my clients.&amp;nbsp; They have enough stress without me adding to it.&lt;/p&gt;</description>

      <title>Resurrect the Dead!!!</title>
      <description>Anyone who lives around the Bellevue, TN area (just west of Nashville) knows that the local mall has seen better days.  For the past few years the mall has slowly dwindled to nothing more than a ghost town.  It&#8217;s time to change all that!&lt;br&gt;&lt;br&gt;

Foursquare Properties out of California bought the property last year and have been making plans to completely renovate the once busy mall.  When finished, not only will it be an amazing place to shop, but it will bring over 4,000 new jobs to the Bellevue area.&lt;br&gt;&lt;br&gt;

Foursquare properties had planned on starting the renovations back in February of this year, but due to the usual thick red tape there have been some delays.  The new proposal leaves room in the new mall for the new Bellevue Library to be built.  Here is where your help is needed.  Metro Council will vote on this proposal this Thursday, August 7.  The more emails supporting this proposal, the better chance of moving past the red tape and beginning the actual redevelopment to our mall.&lt;br&gt;&lt;br&gt;

You may not live in our area (although you might if you ever visit because it is a wonderful community), but your support can still make an impact.       <description>Your house is on the market&#8230;days, weeks, and unfortunately sometimes even months go by with only a few browsing buyers, nothing serious or solid.  You&#8217;ve set up everything in the house so perfectly that it looks like a picture out of &lt;a href=&quot;http://www.bhg.com&quot;&gt;Better Homes and Gardens&lt;/a&gt; yet you still get no offers.  Everything seems to be in order and in top shape so what&#8217;s going on?  It&#8217;s so frustrating.  Maybe it even makes you want to sing the blues&#8230;&lt;br&gt;&lt;br&gt;

Ceiling to ceiling (da DA da DA duh)&lt;br&gt;
And wall to wall (da DA da DA duh)&lt;br&gt;
I&#8217;ve got lots and lots of room (da DA da DA duh)&lt;br&gt;

Ok, so M..A..Y..B..E that only sounds good in MY head, but if you even remotely got the idea of what I&#8217;m singing about, then you already know what I&#8217;m about to say next.&lt;br&gt;&lt;br&gt;

Preparing a home for sale is a daunting task.  Setting up the living room, kitchen and bedrooms are difficult enough, but what about that bonus room?  Sometimes you just want to take everything out and let the buyer figure it out, right?  That would be the easy way out at least, unfortunately that isn&#8217;t always the best way to go about things.&lt;br&gt;&lt;br&gt;

I live in Music City U.S.A, so oftentimes what people are looking for in a bonus room is a place to set up their personal studios or a practice room for their band.  I am actually in a band myself (who isn&#8217;t in Nashville? :) so I completely understand this way of thinking.  Does that mean you need to spend lots of money putting together a professional studio?  No, not at all!&lt;br&gt;&lt;br&gt;  

There are many uses for a bonus room &#8211; a home theater, work out room, office, prayer room, den, and the list goes on and on.  There is no way to know EXACTLY what your buyers will want to use it for, but that doesn&#8217;t mean this room should be neglected when preparing your home for sale.  Sometimes it&#8217;s best to set the room up how YOU would want it to be if you were going to buy your house again.  What do you see this room being used for?  Buyers are going to change things regardless, but that doesn&#8217;t mean they do NOT want each and every room to have character when they walk through your home.  As a seller your goal is to bring that &#8220;WOW&#8221; effect to each and every buyer that walks through your home (obviously hoping that it will only take one to get the offer you want).&lt;br&gt;&lt;br&gt;

Some ideas - If you play an instrument, maybe it would be a good idea to set it up in the bonus room next to your favorite chair or next to the computer instead of storing it away in the closet. (I know the first thing I would think is &#8220;studio&#8221;.)  If you have any type of work out equipment, set it up in the bonus room.  The power of suggestion is a wonderful thing for triggering a person&#8217;s imagination.  So use your own imagination and use the bonus room to your advantage.  You might be surprised at what a difference that can make.&lt;br&gt;&lt;br&gt;
