The $8000 homebuyer tax credit will be extended and will allow all homebuyers not just first timers but they'll be income limits. This should be voted on this week. More details to follow.

What does this mean?
Well it means that if your waiting for prices to go down 10% or so before you buy, you should consider that when that happens the interest rates may be more than today's interst rates.

For example: If you buy a $300,000 home and wait til it goes for $270,000 (10% savings) and the interest rate jumps to 6.99% which is quite possible, you'll be paying approx. $516,600 over 30 years based on 20% down.

If you buy that home NOW at $300,000 at 5% interst rate, you'll be paying approx. $463,680 over 30 years based on 20% down.

In conclusion, you pay less for the $300,000 home now, than you will for the $270,000 home later.$463,680 for the home now and get to live in in now and save money, even prices go down.

Thus the theory, BUY NOW BEFORE PRICES GO DOWN !

That's right... there are 1,014 new jobs coming to Charlotte in the near future. Neighborhood Assistance Corp. of America (NACA), a nonprofit community advocacy and home ownership organization, plans to hire these positions soon. The total hirings will take about five years to complete.

NACA Hiring Explained

New jobs and a reduction in the number of layoffs is exactly what the Charlotte real estate market needs these days. Further, over the next five years NACA plans to invest $4.5 million in Charlotte as part of an expansion. Currently, the housing market in Reno/Sparks is experiencing a high volume of properties on the MLS that are now owned by the Lender. The property was foreclosed upon and the Lender took repossession.

Generally these properties demand an asking price less than traditional sales. However, that also comes with a price to the Buyer.

These properties are sold in an "as-is" condition. No repairs will be made by the Seller-Lender.The Buyer is encouraged to have a home inspection on the property. Regardless of what is found, the Seller will make no concessions. It is entirely up to the Buyer to accept the inspection or else to walk away from the purchase. The Buyer must also waive their legal rights for other disclosures that are mandatory with traditional purchases. Given all of that, and a complete understanding of foreclosures by a Buyer, there are some very good foreclosure deals to be found in this bad Market.

Where did Company paid Health Care come from?

Back in the 1940's and WWII there was a WAGE FREEZE.

Dating back to the 1940's and WWII, the government imposed a wage freeze. Companies, with the inability to increase wages, needed to attract and keep workers another way. They decided to pay for employee's individual surgical or hospital insurance premiums; pension plans also began. At the end of WWII employers wanted to discontinue the insurance payments and pension arrangements, the employee didn't like this idea and took employers to court. The Supreme Court declared employee benefits, including health care benefits were considered wages and therefore subject to collective bargaining under the Taft-Hartley Act.

Wages and benefits are part of a total package and now health care costs are driving companies out of business....is this what goes around ...comes around?

$8000 Tax Credit needs to be Credit at Closing

As a Realtor I'm don't see any difference in our housing market in CT because of the $8000 Tax Credit.

In my opinion, if the Government wanted to kick start the housing market, they would Alter the Tax Credit law to be a Credit at Closing

Home buyers need the help on closing they can't wait a year for the money.
How about putting $80 billion into a fund to be used for closing costs.

Then offer $8000 towards closing costs to ANY homebuyer who buys a single family home this year until the $80 billion is used up.

The banks didn't have to wait a year for their money.

The auto makers didn't have to wait a year for their money

The recently enacted stimulus package has a Tax Credit of $8000 for homebuyers who buy homes in 2009. If you bought a home in 2008 there was a $7500 credit but you have to pay it back $500/yr.
The 2009 tax credit doesn't have to be paid back. As long has you keep the home for 3 years.
You are a first time buyer if You (and your spouse if married) did not own a home 3 years prior to your purchase. Income Limits apply. Less than $75,000 adjusted gross income single and less than $150,000 income if married.

CT doesn't have as many foreclosures as other States but we have enough. Don't be scared of foreclosures in your neighborhood or the so called experts saying that "your neighborhood values will go down". That's true but ONLY Temporarily. The appraisers only go back 6 months so the foreclosures will work their way through the market and the market value will come back just like they did in the 90's.
The RTC worked and properties were foreclosued and sold then the values returned, so don't believe the pundits.

It'll be OK!
