      <title>Changing Home Sale Market in Chicago and Suburbs</title>
      <description>&lt;p&gt;What is the next glitch in the changing home sale market for Chicago and the Suburban Market?&lt;/p&gt;
&lt;p&gt;What also affects those property owners who want to refinance their property or do a mortgage modification?&lt;/p&gt;
&lt;p&gt;Its the Appraisal....&lt;/p&gt;
&lt;p&gt;Since May 1, home appraisals must be ordered at arm's length, often through a national management company. Gone are the days when a mortgage broker or lender could hire a familiar appraiser to close a deal. Now, communication between the appraiser and real estate agents is discouraged.&lt;/p&gt;
&lt;p&gt;The new rules were proposed by New York Attorney General Andrew Cuomo, who pushed for the standards after spending more than a year investigating industry appraisal practices. They govern only loans that will be sold to Fannie Mae and Freddie Mac, government-run mortgage companies that buy most of the nation's home loans, and not loans guaranteed by the FHA or VA.&lt;/p&gt;
&lt;p&gt;One problem, real estate agents and mortgage brokers say, is that the management companies assign appraisers who don't know the area and lose experienced appraisers by taking a large percentage of the fees.&lt;/p&gt;
&lt;p&gt;Another common complaint: appraisers value properties on the low end to appease lenders, which are scrutinizing appraisals now after suffering large loan losses in recent years&lt;/p&gt;
&lt;p&gt;Appraisals are coming in very low right now.&amp;nbsp;.. To make matters worse it's no longer OK for the lender's loan officer to actually talk to their own appraiser about the values of these properties. It's a knee jerk reaction to the mortgage meltdown. Whatever the appraiser says, goes... even if they don't have the foggiest notion of values in a given area.&lt;/p&gt;
&lt;p&gt;So what is a person to do?&lt;/p&gt;
&lt;p&gt;Request&amp;nbsp;a second appraisal. This time around make sure to have recent sales from your Realtor to provide to the appraiser. Recent sales are preferably less than 120 days old from the closed date.&amp;nbsp;Also, give the appraiser a list of property highlights and improvements.&lt;/p&gt;
&lt;p&gt;Finally, let your voice be heard by calling your elected officials!&lt;/p&gt;

      <title>Arlington Heights, IL Market Update for Single Family and Attached Homes</title>
      <description>&lt;p&gt;Did you know that homes ARE selling in Arlington Heights? As of June 10, 2009, 14% of the single family homes that are listed for sale in&amp;nbsp;MRED (our area multiple listing service) are under contract! This has held steady since my last market statistic blog on May 5, 2009. This is still a relatively low number compared to statistics during the peak real estate&amp;nbsp;years. However,&amp;nbsp;it does mean&amp;nbsp;there are buyers out there that are buying homes! In the past month, there also have been&amp;nbsp;19 homes that have closed.&amp;nbsp;Hopefully we'll see this number increase in the coming weeks.&lt;/p&gt;

In the coming weeks, hopefully we'll see a significant increase in the amount of properties that have actually closed.&lt;/p&gt;

      <description>&lt;p&gt;Did you know that homes ARE selling in Arlington Heights? As of April 23, 2009, 13.1% of the single family homes that are listed for sale in&amp;nbsp;MRED (our area multiple listing service) are under contract! This is a 15% increase in the past three weeks! This is still a relatively low number compared to statistics during the peak real estate&amp;nbsp;years. However,&amp;nbsp;it does mean&amp;nbsp;there are buyers out there that are buying homes!       <title>Arlington Heights Real Estate Market Update</title>
      <description>&lt;p&gt;Did you know that homes ARE selling in Arlington Heights? As of March 30, 2009, 11.4% of the single family homes that are listed for sale in&amp;nbsp;MRED (our area multiple listing service) are under contract! This is a 16% increase in the past two weeks! This is still a relatively low number compared to statistics during the peak real estate&amp;nbsp;years. However,&amp;nbsp;it does mean&amp;nbsp;there are buyers out there that are buying homes! In the past month, there also have been 16 homes that have closed.&amp;nbsp;Hopefully we'll see this number increase in the coming weeks.&lt;/p&gt;

      <description>&lt;p&gt;Did you know that homes ARE selling in Arlington Heights? As of March 15, 2009, 9.8% of the single family homes that are listed for sale in&amp;nbsp;MRED (our area multiple listing service) are under contract! In the coming weeks, hopefully we'll see a significant increase in the amount of properties that have actually closed.&lt;/p&gt;

&lt;p&gt;According to the National Association of Realtors 2008 Profile of Home Buyers and Sellers, the median age of a first time homebuyer is 30 years old with a median income of $60,000.&lt;/p&gt;

In addition, there are many financial incentives from federal and state programs that are only available to first time homebuyers.       <title>Arlington Heights Real Estate Market Update</title>
      <description>&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Did you know that homes ARE selling in Arlington Heights? As of February 25, 2009, 9% of the single family homes that are listed for sale in&amp;nbsp;MRED (our area multiple listing service) are under contract! That is still a relatively low number compared to during the booming real estate market but it does mean that there are buyers out there! However, there has been no change in the total number of listings currently&amp;nbsp;for sale or the total number of listings that are under contract since my last update on February 19, 2009. There were some properties that did close last week as well as some new properties that came on the market. Fortunately, these properties offset each other so the inventory in Arlington Heights for single family homes has stayed the same.&lt;/p&gt;

      <title>What You Should Know About the First-Time Home Buyer Tax Credit</title>
      <description>&lt;p&gt;&lt;strong&gt;The American Recovery and Reinvestment Act of 2009 features an $8,000 tax credit for first-time buyers who purchase a home on or after Jan. 1, 2009 and before Dec. 1, 2009.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Highlights of the&amp;nbsp;tax credit include:&lt;/p&gt;
&lt;p&gt;* The temporary tax credit is only available for home purchases made from January 1, 2009 to&amp;nbsp;December 1, 2009 and is equal to 10 percent of the cost of the home, up to a maximum credit of $8,000.&lt;/p&gt;
&lt;p&gt;* Buyers can claim the credit on their federal tax return to reduce their tax liability. If the credit is more than their total tax liability that year, the buyer will get a refund check for the balance.&lt;/p&gt;
&lt;p&gt;* Only first-time homebuyers can take advantage of this tax credit. A first-time homebuyer is&amp;nbsp;defined under the tax credit as an individual who has not owned a home in the last three years. For married homebuyers filing jointly, both&amp;nbsp;individuals must meet the first-time homebuyer test to take the tax credit.&lt;/p&gt;
&lt;p&gt;* Eligible properties include anything that will be used as a principal single-family residence. This includes condominiums and townhomes.&lt;/p&gt;
&lt;p&gt;* The tax credit does have&amp;nbsp;income guidelines. Individuals with an adjusted gross income up to $75,000 (or $150,000 if filing jointly) are eligible for the full tax credit. The credit is phased down for those earning more than the income limits. The tax credit is not available&amp;nbsp;for those with an income above $95,000 (or $170,000 if filing jointly).&lt;/p&gt;
&lt;p&gt;* The new tax credit does not have to be repaid if the buyer remains in the home for at least three years. If the home is sold before that time, the entire amount of the credit is recaptured on the sale.&lt;/p&gt;
&lt;p&gt;*&amp;nbsp;Individuals that&amp;nbsp;purchased homes under the 2008 $7,500 tax credit program will still be required to repay that credit to the government over a 15-year period.&lt;/p&gt;

      <title>Short Sales</title>
      <description>&lt;p&gt;What is a short sale? In today's marketplace, we hear this term&amp;nbsp;used frequently. But what does it really mean? Let's start with the legal definition.&lt;/p&gt;
&lt;p&gt;A short sale is a sale of a house in which the proceeds fall short of what the owner still owes on the mortgage.&amp;nbsp;Many lenders will agree to accept the proceeds of a short sale and forgive the rest of what is owed on the mortgage when the owner cannot make the mortgage payments. By accepting a short sale, the lender can avoid a lengthy and costly foreclosure, and the owner is able to pay off the loan for less than what he owes.&lt;/p&gt;
&lt;p&gt;So how can a buyer use a &quot;short sale&quot; to their benefit? If you aren't in a hurry to purchase a home, or perhaps you would like to purchase a home for an investment property, a short sale could save you money. In general, it is possible to purchase a home that is in a short sale situation for less than the current market value. One thing to keep in mind is that a short sale deal is a very time consuming process. Sometimes it takes weeks or even months to get a response from the lender whether to accept your initial offer.&lt;/p&gt;
