It is that time of year. The girl scouts are out and selling those wonderful cookies.

The varieties of cookies they are selling are as follows: Samoas, Thin Mints, Tagalongs, Do-So-Dos, Trefoils, Lemon Chalet Cremes, Sugar Free Chocolate Chip Cookies, All Abouts. All boxes of cookies will cost $4.00 this year. Right now they are in the Pre-Orders stage. This means that they will be taking orders for the cookies until February 23, 2008 and this is the date when they will start selling outside the stores.

The IRS and AARP have created a joint effort, to offer free tax preparation and electronic filing services for low and middle-income seniors. From now through April 11 you can set up an appointment.

Grand Opening of New West Valley Animal Care Center.

The new West Valley Animal Care Center in Chatsworth had its Grand opening ceremony Thursday, Nov. 29, 2007.

General Manager of Animal Services Ed Boks, City Engineer Gary Lee Moore, CITY COUNCIL MEMBER Greig Smith and State Assemblyman Lloyd Levine. Was in attendance the expansion of the new West Valley Animal Care Center will help the City better serve residents and their pets, improve animal health and safety, and encourage more people to adopt pets.

Community members were also invited to tour the new facility, pet care vendors had booths with pet care and nutrition information, and professional pet portraits were available for people who adopted animals at the event. The facility is now over 22,000 sqft in size which is more than double what it was. The construction was completed on time, and under budget, and it was funded by city bonds in 2000 under proposition F.

The facility is energy efficient. Includes a new spay, and neuter clinic, larger, and more animal holding areas, and special holding area for farm animals.

Making Funds for Parks

This week the L.A. city council introduced legislation that would make it easier to spend developer fees for parks and open space in the community. This legislation would widen the radius of the area where the Quimby fees could be spent and make the spending of the fees more flexible. The residential housing boom has brought the City Quimby fees a total of $120 million since 2002. However, the funds must be spent within two miles of the development, and sometimes there are no parks or recreational facilities in the area. This is why the city council decided to widen the radius.

The Quimby program requires developers to offset the impact of residential developments by providing access to open space and parkland for nearby residents. To find out more about the Quimby Program click here

Clean-Up and Restoration Jobs After the Wildfires...

Last week the L.A. city council authored legislation enabling them to use State emergency funding for clean up and restoration of areas burned in the recent wildfires this legislation will help create new jobs in the Los Angeles area.

The City's Community Development Department has been granted $770,460 in State emergency grant funds to enable the City to participate in clean-up and restoration of some of the 104,000 acres burned in the fires in Los Angeles County.

The City will create 50 temporary clean-up and restoration jobs, including training and safety instruction, with first priority going to people displaced by the fires.

On Nov. 11: AT O'Melveny Park at 17300 sesnon Blvd, Granada Hills Ca. 91344 the Girls Scouts & TreePeople will be planting 95 trees

The Tree people are a Los Angeles-based environmental nonprofit group.

To celebrate the 95th anniversary of their national organization, The Girl Scouts of the San Fernando Valley is partnering with TreePeople to plant 95 trees. The event is part of a nationwide Girl Scout community service project promoting environmental awareness and civic responsibility. More than 400 Girl Scouts, ages five to eighteen, will plant 95 five-gallon coast live oak trees and other native species. A 36" big leaf maple will also be planted in a special ceremony to honor the 95th anniversary of Girl Scouts

Planting trees in city parks is part of TreePeople's work to expand Los Angeles' urban forest on city streets, school campuses, city parks and the mountains surrounding L.A. The November 11 event is a partnership between TreePeople, Girl Scouts of the San Fernando Valley, the Los Angeles Department of Recreation and Parks and Million Trees LA.

Thursday November 1^st is police officer appreciation Day

I`m sure a lot of people who are reading this right now is probably saying to themselves who really cares. Let's be honest with ourselves the most interaction that most of us have with a policeman is when we are breaking the law. If it is speeding, an illegal turn, drunk driving, or even some other type of crime. The police are there to enforce the law, and keep our communities safe for all of us.

It is because of these special people that we live in a safe community. These same people who risk their lives every day to ensure that we live in a place that is as crime free as possible.

On Thursday, Nov. 1, the appreciation ribbons will be put up on trees, street lights, and in other places where they can be seen by the public. These ribbons will let our local police officers know that we appreciate their work. (The ribbons must be taken down by Nov. 11)

The LADWP Has started A low income refrigerator exchange program. For those that qualify, they will be mailing out 2,500 letters a week. Informing Those specific people.

LADWP customers must meet the following qualifications in order to be eligible to receive one of the new refrigerators.

• The customer must be a current participant in the LADWP residential Low Income Discount Rate

• The customer's refrigerator must be at least 10 years old and be at least 14.0 cubic feet in volume.

• The outlet to which the refrigerator is connected must be grounded (3-prong)

• The customer must be willing to give up (exchange) their old refrigerator to be environmentally recycled

The Los Angeles Department of Water and Power is in the planning stages of evaluating seawater desalination. 85% of L.A city water supply is imported from outside sources.

Due to a drought, high demand from the agriculture, and of course people living in the city. The time has come to find other sources of water. The more water that L.A. can provide for itself. The less of a strain it will put on the sources we have now.

Northridge CA | A good mechanic

Have you just moved to Northridge, Granada Hills, Chatsworth, Reseda, or even any of the other cities in the San Fernando Valley? Maybe you have been living here, and you find it tough to find that good mechanic.

I am writing this post because I want to share with you that special mechanic you should know about. I personally Have been going to Steve`s Express Automotive for over 15 years, and I have never met a better Repair shop ever. I refer this repair shop to all my friends, and clients, and now I am referring them to you. There is no better way to say thank you to someone for a job well done than to refer them to your friends, family, and neighbors.

Steve`s Express opened its doors in 1990. They have been located at the same location this entire time. 10324 Zelzah Ave. Northridge Ca. 91326 That is on the corner of Devonshire, and Zelzah.

The owner Steve is a very pleasant person, and his Manager Mike is very helpful and friendly.

They have done everything from oil changes to installing a new motor in my truck (250,000 miles on this truck since 1996) I am not going to say that they are the cheapest, I am not going to say that they are the most expensive, because I really don`t know. What I do know is that they are the best.

Got junk

Lately I have been driving around my neighborhood, and I have been seeing these trucks that say on the side of them "Got Junk" 1-800-got-junk.

So Today I decided that I wanted to find out more about this company (company Info.) and if it would be helpful for my clients, when they buy, and sell a home.

What I found out is that this company is for hire. They will come out, and pick up your trash, and dump it for you. I found this to be a great idea for my clients. No more having to call a trash company to come out drop off a trash container, fill up, and have to worry about the neighbors filling it up before you do. No more Drop off fee, no more pick up fee, no more weight fee. This company will come out, and give you a price before they take your trash away. What a great idea.

Contracts

When I meet with a new client that is looking to buy a home. We sit down and talk. I am interested in finding out more about my new clients, and how I can help them buy a home. I want to find out what is important to them, and what they are looking for in a home. I then give them a copy of the purchase contract to go over.

I want my clients to understand the purchase contract. I want them to review the contract, and if they have a question about it ask me. Buying a house is going to be the biggest purchase that most homebuyers are going to make in their life. I want them to understand the contract, because if they don`t, they are not going to feel comfortable.

What I find really amazing are the new clients that I work with that have been using a previous realtor. The previous realtor has never gone over the purchase contract with their client. So they don`t have a clue as what to expect when writing an offer.

That Is why when I tell people that I am a realtor, I also tell them that I am a real estate consultant.
