To all those Nay Sayers who discount the power of blogging and an Internet presence, let me be the first to say that ActiveRain and blogging ROCKS!

I hear it all the time from agents who say that they're not a writer or really don't feel good about sharing. We all have something to share with the world and can add a unique perspective. So...let's get to sharing!

Because she'd been reading my blogs, the client felt she knew me - even before picking up the phone to call.

She'd bookmarked my blog last year, and in late July, the client phoned me, and within 30 days we had her under contract. She and her family are now happy in their new home.

Here's another example...

Just last month, while I was traveling for business, I received a phone call from an out-of-town agent who found me on...you guessed it - ActiveRain! He agent wanted to give me a referral. I met with the Buyer, and we have begun searching for a home.

Raleigh, NC: First Time Buyers - Here's the Money!

No doubt, you've been watching the news or reading it in the papers or on the Net. And it seems as if it's all doom and gloom, doesn't it? Even in the Raleigh area, home of one of the strongest real estate markets in the country, Buyers and Sellers are concerned about the housing market - and where Buyers are going to obtain the money to purchase the increased inventory of homes on the market.

Although FHA Seller down payment assistance programs no longer exist, there are several programs that allow buyers to close bringing little to no money to the table. Yes...100 percent financing!

BB&T

One program my clients have taken advantage of is CHIP, which is BB&T's Community Homeownership Incentive Program. NOTE: The Website indicates that it's a 97% financing program (with 3% down payment being brought to closing by the Buyer. However, this is OLD information, according to the loan officer I recently worked with a couple of weeks ago to close a loan for my Buyer, who obtained a 100% loan through this program).

North Carolina Housing Finance Agency

Another popular program, the FirstHome Mortgage, is offered through the North Carolina Housing Finance Agency (NCHFA). To help with down payment costs, NCHFA offers an interest-free, deferred second mortgage of up to $7,000 to offset some down payment and closing costs for buyers who fall below 80 percent of area's median income. The organization provides buyers with interest rates that are below market value. (Today, Oct. 14, 2008, the interest rate is 5.99%)

Also, the NCHFA offers a feature called HomeSaver, which helps borrowers keep their homes if they lose their jobs, through, say, company downsizing, which is through no fault of their own. The Agency will provide up to 4 months of principal and interest payments, and the borrower(s) repay the loan at no interest when the property is refinanced or sold.

USDA Rural Development

The USDA (United States Department of Agriculture) offers 100% home financing in rural areas. I've been pleasantly surprised that often, the properties were not in areas that were traditionally thought of as rural areas.

In Wake County, the estimated loan limit is $160,100, while the Durham County limit is $153,800. View the income levels for 1 to 8 individuals living in a household. To view loan limits for other areas within North Carolina or in other parts of the United States, visit the USDA Rural Development Website.

See if a property is eligible for the USDA 100% financing program by following these steps:

Visit the USDA Income and Property Eligibility Website.
On the left under "Property Eligibility Programs", choose the property type. For first-time buyers, this will probably be "Single Family Housing".
Type in the property address; select a state; and type in a zip.

I had something really cool happen to me on Friday morning. I was sitting in Camille's Sidewalk Cafe in Brier Creek having breakfast, and my phone rung. (I try to make it a point to not have extended phone conversations in public, as I find it quite annoying when others do it. However, I was sitting at the back of the restaurant on the couches - away from most patrons so I picked up.)

The person who phoned was the Listing Agent responding to my phone call regarding my questions about the Sellers' counter offer Buyer client. We talked through the offer - and I clearly outlined my client's position on certain items. (The Listing Agent and I had a very pleasant conversation - and each of us walked away feeling good about the possibility of sealing the deal.) I then called my client to provide an update to her.

Fast forward a few minutes...a gentleman who was sitting nearby working on his laptop walked over and requested my business card. He indicated that he'd overheard me negotiating on the phone and was impressed with my skill. What a compliment! (I apologized if I disturbed him - because I know that my voice sometimes "carries".) :-) He informed me that my voice wasn't loud at all. (Thank goodness!)

My interaction with the gentleman really made my day - and started me to thinking about the fact that we, as real estate professionals, never know who is watching or listening.

If this gentleman has a real estate need - chances are, he's going to call.

We should always be on our best behavior in public (and in private, too, for that matter!) because it could make the difference between a impressing a potentially new client - or further perpetuating the negative stereotype that some in the Public have about real estate agents.

When people think of Raleigh, North Carolina, their minds may drift to The Andy Griffith Show – and Mayberry. It is through this show that many around the country first became acquainted with the city. But let me tell you – Raleigh has come a long way since the days when the show first aired (1960 – 1968)!

Often I hear from visitors to the Raleigh-Durham area that they are pleasantly surprised to see what it has to offer. Earlier this week while dining with friends in Downtown Raleigh, someone commented that when she first visited downtown, her initial reaction was, “You call this a downtown?” But she quickly fell in love with the city and the people who live here. (They’re the Salt of the Earth, I tell ya!)

While Raleigh has a ways to go to compare with, say, New York City or Chicago, the city offers so much for newcomers and long-time residents, alike.

Please allow me to share…

As a native North Carolinian, I could go on…and…on…and…on about how wonderful life is here in this beautiful state – especially in the heart of it all – the Raleigh-Durham area, also referred to as the Triangle. I really could and should perhaps be working in public relations for the North Carolina Division of Tourism.

One of the great things about here is that it truly is a great place to live – and consistently makes national lists, such as Kiplinger and Forbes) validating it. Here, we enjoy accolades such as:

Being one of the smartest metropolitan areas in the United States. It’s reported that 41.5 percent of the residents have at least a bachelor’s degree.
Having world-class research universities (such the University of North Carolina at Chapel Hill; Duke University; NC State University, and a host of other universities and colleges.)
Employing some of the best world’s medical professionals (Duke University Medical Center where U.S. Senator Ted Kennedy recently had brain surgery; UNC Hospitals; a VA Hospital and an entire host of medical facilities, and satellite medical facilities throughout the area.) I have clients who say they decided to retire here because of the access to the best medical care.
Research Triangle Park with its nearly 160 companies that employ nearly 40,000 workers within the 7,000 acre area.
Its central location to so many attractions such as the beaches near Wilmington, NC (2 hours); the Blue Ridge Mountains (3 hours); Washington, D.C. (4 hours); and Atlanta (6 hours). In real estate, we always talk about LOCATION! LOCATION! LOCATION! Raleigh has just that—LOCATION!

Forbes.com even went as far as to call the Raleigh area “recession-proof”. Wow!

With the median household income of more than $56,000, some would say that those in the Raleigh area earn a decent living, especially when there are, unfortunately, so many of our beloved citizens in the United States who live below the poverty line.

Although there is reportedly quite a bit of disposable income here in the Triangle, the prudent thing to do, of course, is to try to keep as much as possible in our pockets, right? (We could all learn something from “The Millionaire Next Door.”) One of my favorite quotes is on page 29 of the book: “Being frugal is the cornerstone of wealth-building.” Period.

And with gas prices being a constant topic of conversation, I thought it would be fun to look at FREE (or nearly free) things you can do in the Raleigh area.

Maybe it’s just me – but I really enjoy sniffing out a bargain. Sometimes, I laugh to myself when I think about what one of my friends says about me all the time: “Girl, you can make a dollar holler and a penny scream!” Just call me the Queen of Free.

Not only am I always on the lookout for bargains in my personal life – but I also work diligently to obtain the best prices for home Buyer and Seller clients, too.

When clients move here from out-of-town, they’re often asking me, as their REALTOR®, about what to do. No worries, there’s plenty! And so much of the “good stuff” costs so little. The money saved can go towards building your wealth.

Let’s get started…

THE ARTS

Raleigh has been dubbed the Smithsonian of the South, with more than 20 free museums within the city. Yes, F-R-E-E! There’s something for everyone – from kids museums to art museums to those who are interested in visiting the world’s only Harley Drag Racing Museum. Also, the North Carolina Museum of Art offers outdoor films in the summer, which are $3 for general admission, and free for Museum members and children under 6 years of age.

NOTE: The Dead Sea Scrolls exhibit will be at the North Carolina Museum of Natural Sciences June 28, 2008 through December 28, 2008. While all permanent exhibits are free, there is a charge to see this traveling exhibit.

The Sunday in the Park Concert Series

No admission fee. Held at Fletcher Park (820 Clay Street, Raleigh, NC 27605). If it rains, the event will not be rescheduled.

FREE FAMILY MOVIES

Since 1991, each summer, Regal Entertainment Group has offered the Free Family Film Festival around the country on Tuesdays and Wednesdays at 10 a.m. during the festival. The festival begins on July 1, 2008 and concludes August 7, 2008.

PARKS AND RECREATION

Raleigh has more than 150 gardens, lakes, parks, and greenways. With a relatively mild climate, Raleigh residents are able to enjoy the outdoors a majority of the year. Sometimes, when I'm riding around the city, it seems that there is a park of some sort on each corner!

Greenways

The city boasts a 54 mile, 3,000 acre greenway system that is ideal for jogging, hiking, bird watching, fishing, walking, picnicking, and lots of outdoor fun. Check out the Capital Area Greenway Map.

Lakes

Lake Johnson: Has a 150 acre + lake and more than 300 acres of land surrounding it. Boating, picnic shelters, facility rentals, and more. Open 7 days a week.
Lake Wheeler: 800 acre lake/park which serves as the city’s secondary auxiliary water supply.
Shelley Lake: 53 acre lake and park which surrounds the lake. It has a 2-mile walking path around the lake, and residents can be seen walking their pets, skating around the lake, and just enjoying the scenery.
Fishing Program: The city also offers classes for residents. Fees vary.

In addition, situated in Northwest Raleigh is an etnrance to the William B. Umstead State Park which offers boating, camping, fishing, and a entire list of events either free or for a nominal fee.

FREE Eats (or nearly free):

Raleigh boasts more than 500 restaurants. And while eating out can be a real treat – and can add up quickly. There is some relief, however, at some local area restaurants which offer reduced and even free children’s meals when an adult meal is purchased. I don’t have kids, but when my niece and nephews come to visit, rest assured that I look for the places offering me a bargain!

First Time Home Buyers - Using VA Loan

When I saw that for this week's Makeover2Takeover Challenge Penny Robinson and I would be submitting a First Time Home Buyer's Packet-with a VA Loan twist-my heart literally filled with joy. Really, it did! Here's why...

It seems like yesterday that my former spouse and I purchased our first home using his VA benefit, and I must say that having it available was a blessing to us.

Many Veterans have been helped by this program over the years, and had it not been for the VA laon, I'm not sure we would've been able to purchase a home when we did.

We were young, newly married-with very little money to spare-and we were able to purchase a nice home in Cary, North Carolina with no money down.

The Seller's paid a majority of our closing costs-leaving us an outstanding balance less than $200 to cover outstanding expenses to pay at closing (If I remember correctly, it was a land survey or something of that nature.) The closing attorney remarked that he thought he was going to owe us money back, LOL. What a sweet deal for us!

We didn't really understand the ins and outs of the VA loan, but we're thankful that our real estate agent knew a mortgage broker who could make the loan work. (I believe that it's essential to have a mortgage professional who understands exactly what the Department of Veteran Affairs is seeking in the loan packet - and that everything runs like clockwork. Without that knowledge, a VA loan can turn into a disaster. I know-I nearly had one go South last year.)

I love working with First Time Buyers because I know that I can be instrumental in helping them step onto the path of wealth-building through home ownership.

I know of no other investment that allows one to: Put in so little of their own cash and sell it after as little as 2 years for a profit of $250,000 for singles and $500,000 for married couples-with no capital gains taxes. Wow!

It's a great feeling to help change someone's financial future this way.

I know that the decision to purchase the home literally changed our futures because it enabled us to begin living the American Dream and to begin building wealth.

As real estate professionals-whether we realize it or not-we hold so much power in our hands. If we do our jobs correctly, we are able to make an impact on the world-not just in the present-but for many years to come. Real estate purchased today could mean wealth for generations to come.

Penny and I look forward to submitting our First Time Home Buyer's packet - and once again, we are grateful to have the opportunity to compete against what we consider to be some of the most formidable real estate brokers in the business. When I first received the requests for the Super 2008 MeMe from Cynthia Tilghman and Bonnie Westbrook, I immediately thought about this song about Toby Keith, "I Wanna Talk About Me". Don't ask me why! I guess it's that music is such a part of my life that I associate so much of what happens with particular songs or particular events in life. (Is that weird?)

Maybe...but it's a perfect segue to the first question on the list...

1. Who's your favorite musical artist?

I absolutely love music - so I don't think I have a favorite. (I wake up listing to it and it's sometimes the last thing I do before going to sleep.)

Let's try this - how about I attempt to narrow it down by favorite artist by genre? J Here goes:

Blues: Etta James
Country: Carrie Underwood and Alan Jackson.
Inspirational/Gospel: Kirk Franklin.
Jazz: Dianne Reeves.
Pop: Prince (Love his talent. I believe he plays something like 27 instruments!); Whitney Houston (who has such an incredible, angelic voice.); Phil Collins (I'm thinking he'd be considered Pop/Rock)
R&B/Soul: Jennifer Holliday: I've always loved her songs, especially, "I'm Telling You" that Jennifer Hudson re-recorded in recent years. Patti Labelle: She's one classy lady - who continues to "remake" herself over and over again. What a voice!

2. Who is your favorite artist?

I'm not sure that I have a favorite artist - but I tend to be drawn to the unknown artists who usually will set up shop the local art shows. My favorite local artist is my 11 year-old niece. She has always had such great talent - and from the age of about 3 or 4 years-old, I recall her sketching whatever interested her. A few weeks ago, her art teacher entered her into a county-wide contest - and she was one of three children chosen from the 5^th grade to be published in local art book.

3. Who is your favorite blogger?

That's difficult. There are so many wonderful bloggers here on ActiveRain that I read - so I guess I should NOT name names, if you know what I mean! Let's keep that a secret.

4. If you could meet anyone (alive or dead), who would it be and what is the most interesting thing about them?

Another tough question. :-) I have several people I would love to meet. One person is Dr. Wayne W. Dyer, a very inspirational person, whose books, DVDs, and CDs I list to regularly. He's funny, but always has a positive word to share.

5. What did you want to be when you grew up?

I changed my mind so many times that it's not funny. I used to tell my friends that I was going to be a movie star and a politician. For my birthday one year (7^th grade I believe), one of my friends wrote in a birthday card (that I still have, by the way) "Ms. Political Movie Star..." Like many children, I was fascinated by the glamorous lives of the stars - but I also became quite interested in the political process quite early in life. I think I always wanted to do something to make a difference in the lives of others - and perhaps I thought if I was famous AND a politician I could do a lot of good.

6. What is the most interesting piece of trivia you know? I'm not sure if this is "interesting" or not - but it's surely useless. You know how people say "dot every "i" and cross every "t"? Well, did you know that the little "dot" over the "i" is called a tittle?

7. If you could live in any point in history what would it be and why?

I'm not sure that I would want to go backwards - but would really like to live way into the future. Why? Well, I keep thinking about the really cool things that have yet to be discovered. Look at the way that things are now. For instance, who would've thought that the Internet would've been such a huge part of our lives? Not me! In 1994 when I first started learning to program Web pages, I had no clue that I would be blogging - and using such cool Internet tools such as LinkedIn, Plurk, and thinking of using Twitter. Who knew??

8. What is the most interesting job you have ever held?

The last summer before I graduated from high school and 2 summer in college, I worked at a pickle factory near where I grew up. The shifts were long - approximately 10 hours a day/6 days a week. The first year, my job was to pack pickles into the jars as they came around on the conveyor belt. The second year, I packed the gallon jars of pickles. And my final year, I tested the syrup that goes into the pickles and actually makes them turn green. (I became so "green", in fact, that each summer, I had to trash any clothes I wore to work because they were so stained!

Why Can't "Professionals"Do What They Say They're Going to Do?

WARNING: This is a RANT- because I'm frustrated with the total lack of professionalism amongst some in this industry! (Not all - but some!)

I'm not sure why I continue to be surprised when speaking with clients and potential clients - and they say things to me like:

"Thank you so much for calling me back when you said you would."

"You have a high level of professionalism."

"My last real estate agent stopped returning my calls after we closed the sale."

"If you don't know the answer to my question, you actually say 'I don't know' and go find out for us - instead of pretending to know and giving false information."

What's going on here?

I, a conscientious real estate professional, find that I am constantly apologizing for the lack of professionalism in the ranks.

For instance, last summer, when my niece was visiting, I met a gentleman while we were waiting for the children to be dismissed from day camp.

We had a nice conversation - up to the point when he asked what I do for a living. Then, the conversation went South - quickly!

At a minimum, as professionals in this business, we should do what we say we'll do - when we say we'll do it.

Under promise - over deliver!

I don't rant very often, but it felt good to get it out!

It has been awhile since I've posted a blog here - 18 days to be exact - but there is a good reason, I promise. Over the past few weeks, I've been busy working in my business, as well as volunteering for for Keller Williams Gives Back Yard Sale being held on June 7th in Raleigh. It feels so good to do something for others.

Also, my friend and colleague at Keller Williams, Penny Robinson and I were chosen to participate in the ActiveRain MakeoverToTakeover Contest - and we're soooo excited!!

ActiveRain chose 16 teams - and each week one team will be eliminated until three (3) teams remain. The winner will be crowned at 2008 Inman SF Connect!

Today, we submitted our first challenge - relating to Penny's data base. We gave it our best shot - and we're hoping to move on to Week 2. (We'll find out on Monday, May 26th via the Official ActiveRain Blog. Please send us your best wishes!)

I have absolutely fallen in love with North Carolina's State Farmers Market in Raleigh. A few Saturdays ago was the first time I'd been in awhile, and the place was so lively!

As a real estate broker, it seems that I am always on the go - and had gotten into the habit of eating out more than I should. So...as part of my re-commitment to my health (and waistline!), I've started eating better - more fruits and veggies.

As I was walking around at the Farmer's Market, several times, I saw a woman with a carton of huge eggs - and wondered where she purchased them.

She and I happened to be leaving at the same time so I asked her. She pointed me in the right direction and actually gave me a egg. It was a double-yoked egg - and the biggest and best tasting egg I've ever had!

Last week, I visited the Farmer's Market again - and went up to one of the vendors - Beth Moore's Produce -of Johnston County - to purchase rutabagas. When I arrived, she said that they were going to throw out. The food was perfectly good - but because they had turned a little "soft", they indicated that people would not purchase them. Instead of tossing the rutabagas, the owner gave me quite a few.

These Random Acts of Kindness started me to thinking about the fact that there is still kindness in a world where everything is so hurried - and many people seemingly are concerned only about themselves.

And that we should all try to make someone's day by committing Random Acts of Kindness in our daily lives

What will you do to make someone smile? I guarantee that it'll just Make Their Day!
(It could be something as simple as writing a kind note - or paying for the toll of the person behind you - or letting someone with only a few items get in line in front of you at the grocery store.)

NEVER in a million years would I have thought that I would actually care about points!

But I DO! LOL.

Last year, as I was having lunch with Kristin Little, the mortgage broker who introduced me to ActiveRain, I had no idea that I would become so excited about and addicted to ActiveRain. But I am!

I reached 50,000 points last week - and am now at 54,345 points, with 163 posts.

Wow!

Along the way on this journey has been interesting, and I've met some really great people with a lot of great knowledge here in the Rain.

I won't make a list here because I'll mistakenly leave someone off the list.

There have been days when I absolutely did not feel like typing one word - However, I did because I knew it would benefit my business AND because I knew I had knowledge to share that would help someone in their businesses or everyday lives.

Do You Know...
What Was on Your Property Before You Owned It?
I would venture to say that many of us do not know what existed on our property before lived there. Do you?
A friend and I were chatting yesterday about real estate and things that sometimes go wrong (and they unfortunately, they do!) - and she reminded me of the following TRUE STORY.
A couple built a home in a new subdivision - but had no idea that a stream had originally run through the neighborhood, which for years was wooded before development began in the area.
This couple noticed problems with their floors, and when a contractor came out, they found water running beneath their home!

After checking with residents in a nearby neighborhood, the couple soon learned that the developer had filled the stream with dirt to build the community!
I'm no engineer, but I'm thinking that this would not work!
I'm not quite sure how they were able to obtain permits to build on the property but it did happen.
Yes, this sounds very bizarre - but Folks, I assure you that I'm NOT making this stuff up!
I know...I know...I write about the weirdest real estate-related stories (such as Hot Water in the Toilet). I learn about these things because people just enjoy talking to me - and I to them. (Maybe one day, I'll collect these stories and write a book!)
I also love real estate. And I love to listen to anything about real estate. And believe me, my friends, family, and clients share freely about some of the most unbelievable stories they've experienced personally or that their friends have experienced.
There's always a lesson to every story...
and
The Moral of This Story Is:
Know what was on the property before you lived there!
If you're working with a REALTOR®, then s/he should be able to find this information for you.
If you are not working with a REALTOR®, then you should contact your local Planning and ask to see a copy of the neighborhood plans - and what was there before the development began. They should have an aerial picture of what was there before - and the planned community. Also, check out this Website: TerraServer.com. Google Earth may have historic satellite images, as well.
For the record, I thought this story was a tad bit odd so I asked my friend for the street address and went to TerraServer and looked at the historic photos of the area. There does appear to be water in the satellite photograph.
I also conducted a quick search on the Internet to see if this may have happened to anyone else. I did find one instance of someone having a stream running underneath their home:

Real Estate Is A Lot Like Riding A Bike

Today, I did something that I'd never done before:
I participated in a 45-minute cycling class at the local YMCA. Believe me, I was suffering. Lance Armstrong makes it look so easy!!
While struggling through the class, I started thinking about real estate. (In reality, I was trying to think about anything except what I was doing. LOL.)
I concluded that Real Estate is a lot like riding a bike. How so, you ask?
Well...
For Starters, We MUST Keep Going
Real Estate is a lot like riding a bike because even if you feel like giving up, you just have to keep going.
Since today was my first class, I sat in the back. I just didn't want to be at the front - just in case I couldn't keep up with the pace of the more experienced cyclists.
Several times, I thought: "No one will notice if I just slip out."
BUT ...
In reality, they would have noticed.
You see, the instructor made a huge deal about the fact that I was brave enough to try something I've never done before. This caused me to think about real estate again since ...
We Must Encourage Each Other - and not be Every Person for Him/Herself
When I felt like leaving, the instructor would call out, "Darleen, how are you doing? You're looking great!"
How encouraging! And what a boost for my self confidence. That made me want to paddle harder.
And to my surprise, I didn't stop once!
Real Estate is also about encouraging each other through the tough times. Just like the instructor kept encouraging me, in real estate, we must continue to encourage each other.
Sometimes We Must Slow Our Pace
At the beginning of the class, the instructor said to me that the first 5 classes are the hardest and that sometimes, it will be necessary for me to slow down a little. She didn't say STOP - she said, slow down.
And sometimes, as real estate professionals, we need to slow down and take stock of what needs to happen next in our business. NOT stop the business, but slow down a little bit to evaluate what happens next.
Tomorrow, when I rise, I will probably feel like a train hit me. (Actually, I feel that way now!)
HOWEVER...
Because of how good I felt immediately after the class with all of the encouragement, chances are, I will go back to the class and take some more punishment. After all, it's for my own good!

Quotes can be quite inspiring - so I wanted to share the following ones with you...
I was in Dillard's Bar-B-Que in Durham, NC recently and saw a quote similar to the following:

"Good morning. This is God. I will be handling all of your problems today. I will not need your help - so have a miraculous day."

This led me to think about all the times when I've worried about things that I had absolutely no control over. There is no need to worry because it's in the Master's hands.

I also saw this quote that should help worriers sleep better at night - rather than tossing and turning:
"Give all your problems to God before you go to bed because he's up all night anyways. Sweet dreams and Expect a Miracle."

There's no need to fret about the real estate market - or any of the little annoyances and disappointments that come our way.

Everyone is crying about the high cost of living - but there are ways in which we can cut back and not feel the pinch as much.

I'm the Queen of Cheap! And anyone who knows me will tell you so. As I've shared with you before, one of my girlfriends once said to me: "Girl, you can make a dollar holler and a penny scream!"

As a business owner, I know that every dime that I have to spend comes out of my bottom line. (Yes, I know that marketing and advertising are investments in my business - but I'm thinking about office supplies.)
I am enrolled in the Staples Rewards program. The other day, I received a pleasant surprise from Staples: A check for nearly $12 back in rewards money to spend on additional office supplies. This might not sound like a lot, but that $12 will buy me nearly 1/3 of a box of copy/printing paper.
Also, on my business credit card, I receive a certain percentage off my bill for shopping at certain businesses, including Staples.
OfficeMax offers the OfficeMax Retail Connect Card - which allows employees and independent contractors to receive the corporate discounted rates on items included in the agreement.
Through NAR (National Association of REALTORS®), there are numerous REALTOR Benefits®, including discounts on overnight shipping, computers, etc.
Also, you may wish to look into your individual company discounts. For instance, at Keller Williams, we receive vendor discounts on telecommunications plans, marketing materials from a number of companies, etc.

If we watch the pennies, the dollars will take care of themselves.

As a Buyer, what would you do if you purchased a home and later discovered that there was hot water in the toilet?

OR
As a Seller, would you feel that you even would have to disclose this Buyer - because after all, they will probably have a home inspection, right?

Well...
What I'm about to tell you is a TRUE STORY - and the results may surprise you.
I know someone who purchased a property and the first weekend they moved into the home, they found that there was hot water in the toilet. Yes, you read it correctly!

Apparently, the hot and cold water lines were crossed during construction - and the Seller never requested that the Builder to correct the problem.

The property was approximately 6 years old - and before purchasing, the Buyers had a home inspection to determine if there were any problems with the structure. Hot water in the toilet is NOT one of the required things on the home inspectors' list of items for which to check.

When the Buyer flushed the toilet, there was actually steam coming up from the bowl!

Now...I won't go into details about HOW the Buyer figured out there was HOT WATER in the toilet - but I'll allow you to use your imagination.
But...

Once the "issue" was discovered, the Buyer phoned the Seller and said something to the effect of, "I'm sure you didn't know about this, but there's hot water in the master bathroom toilet, but I wanted to let you know. I'm planning to call a plumber on Monday to see what could be done about it since it'll surely be a problem if/when I go to sell the property later."

Seller's response: "Yes, we knew about it. But it was that way when we moved in. When we called a plumber, he said it would be $2,000 to fix it, so we didn't. It's your problem now."

WHAT???

Oh NO!

Long story short...

The Buyer called a plumber who said this was a problem - and the porcelain toilet could crack or burst, although it hadn't thus far. Also, the hot water had caused rusted toilet parts - and the toilet had to be rebuilt.
The Buyer paid for the hot and cold water lines to be switched, as well as to fix the rusted toilet parts.

The Seller refused to reimburse the Buyers - so the Buyer took the Seller to Small Claims Court in North Carolina and WON!! When the Seller refused to pay up, the Buyer threatened to place a lien on the Sellers' current home. The Seller eventually paid up - with interest.
The moral of this story is...
Sellers DISCLOSE everything that you think may be a problem. And just because "It was that way when we purchased the house" may not hold up in Court. And...

Buyers you have RIGHTS if you feel that something wasn't disclosed to you. There's no guarantee, of course, that you'll win in court, but it's your right if you can't work it out with the Seller.

Last night, as I was reading through ActiveRain blog posts, several of the pictures drew my attention.
Some were quite friendly, and I thought,"Hmmm...this person looks like someone I would consider doing business with."
And then there were others where the individual looked either non-engaging, sad, or just upset about something. There wasn't a smile to be seen anywhere! "What gives?", I thought.
Of course, a picture alone will not decide if someone will pick up the phone to call you; However, it could prevent someone from calling you - and moving on to someone who at least looks friendly. That's just my opinion of course!
So...Go ahead...
Give Us What You've Got! A Big Smile in your picture - and who knows...

Come Be Part of the Largest Military parade in North Carolina's History!
On April 26, 2008 at 10 a.m. - the parade, "Salute to Our Troops", will begin heading North at the intersection of Fayetteville and Davie Streets in Raleigh, NC. The event is being organized by the North Carolina Bankers Association.
F-15E Strike Eagle jets from Seymour Johnson Air Force Base will mark the beginning of the day-long celebration, which will include:
Members of the Air Force, Army, Marine Corps, Navy, and Coast Guard, as well as military bands.
The United Service Organization (USO) mobile unit.
Drill teams, honor guards, and floats featuring military families.
Marching bands from local high schools, colleges, and universities.

Military vehicles, such as armored personnel carriers and medical transport equipment.

10:00 a.m.- Flyover of F-15E Strike Eagle jets, after which the parade procession begins.
11:30 a.m. Military Display of equipment, including weapons, armored vehicles, the making of dog tags, etc. Also, the North Carolina Pork Council will be providing free samples of pork tenderloin.

In addition, at this time, there will be a display of NASCAR Sprint Cup teams show cars sponsored by different areas of the military - plus driver simulation electronics will be available for use by the public.
11:30 a.m. - Active duty and Reserve personnel and their families will have enjoy family fun with at least a dozen rides, slides, and games.
11:30 a.m. - Musical and entertainment by national and local talent, as well as by members of the military.
12:00 p.m. (Noon)- Military personnel (Active Duty and Reserves) and their familes will be served food prepared by the Pork Council of North Carolina.
12:00 p.m. (Noon) to 5 p.m. - Active Duty and Reserve personnel and their families will have access to Marbles Kids Museum. Both the Museum of Natural Sciences & NC Museum of History will be open to the Public at no charge.
7 p.m. to 9:30 p.m.- Professional Soccer team Carolina RailHawks will host a Military Appreciation Night - and will provide at least 1,000 tickets.

Recently, I contributed a post ( Raleigh, NC Event: War Veteran Interviews, April 12, 2008 - Become a Part of History! ) which mentioned the National Veterans Freedom Park, which is located in Cary, North Carolina. Copies of Veteran interviews will also be housed at the Library of Congress.
Veterans have always been near and dear to my heart because my father, as well as his two brothers served in the United States Army.
My dad and one of his brothers served in the Vietnam War in the mid-1960s. They were merely grown men when they left to go serve their country - but were able to come home and have productive lives.
It's time for their stories - as well as the stories of the thousands of other other brave men and women who've serve our country - to be told and preserved for future generations.
Cary philanthropists Ann and Jim Goodnight donated 12 acres of land for the Park. Located on near the corner of Harrison Avenue and Cary Parkway, the Park will house the the stories of all five uniformed branches of service: Air Force, Army, Marine Corps, Navy, and Coast Guard. The Park's purpose is not to strictly serve as a memorial - but also as a place to celebrate the achievements of our Veterans.

Loral Langmeier gives a 1 minute, 15 second tip about making additional money this year.

Recently, while listening to Loral Langmeier, a wealth strategist, talk about leveraging talents/skills - in addition to your day "job" to produce more income this year - I thought about my real estate colleagues who are complaining about how bad the market is and how much money they're not making vs. two years ago.

And then it dawned on me that while many of us are waiting for the market to turn around, our families must still eat, right?

No...I'm not saying to give up real estate - but rather find ways to supplement your income using talents you already possess so that you won't get into financial trouble.

I've often heard friends and colleagues say that they really don't know what their passion is - or what they are good at outside of their current profession. Sometimes, it's necessary to do a little soul searching to figure out our talents and skills.

I recall that when I was a teen, I complained to my Mother that I didn't know what my talents (gifts) were. I've always been a "right now" kind of person - who wants to have it all figured out NOW! (Being in real estate certainly cured that, LOL!)

My mother calmly said to me that I would figure it out in time- and that "Your gifts will make room for you." She was actually paraphrasing the verse in the Bible that says, "A man's gift maketh room for him, and bringeth him before great men." (Proverbs 18:16 - King James Version).
And of course, my Mother was so right! My gifts taken me to some unimaginable places.

Following are some of my Talents and Skills that enable me to be successful in real estate - and that I could use outside of the real estate business if needed.

Please know this is not coming from a place of inflation (of the Ego) - but from a place of Gratitute for the blessings that I've been given.

Analytical and methodical abilities. These come in so handy in real estate.
Ability to make anyone in my presence feel Special - and that they're the only person who matters in the world! This is especially important in any sales environment.
Trained writer and editor. I've edited a book and currently write a real estate column for The Triangle Business Alliance - Grapevine
Resume Writer/Career Counselor/Teacher. Ability to motivate others. I sometimes teach classes to college and high students on how to present themselves when interviewing for a job. It's my way of giving back from all my years of working in Corporate America - and seeing some individuals who didn't know how to dress or interview for a job.
Marketing, Advertising, and Public Relations training.
Poise. This is definitely needed in any work situation! How many times have we seen individuals lose their heads in intense situations?
Win-Win negotiation.

Computer skills (HTML and other technical skills, which are useful for creating Web pages). I also worked in marketing for a technology company (business intelligence software) for 13 years before coming into real estate.
Great Smile. A smile can break through many barriers - and lessen a tense situation.
Attention to Detail.

Self-starter. To be a successful entrepreneur - this is a must!

Sales Training with excellent listening skills.

Scrapbooking. This is something that I do for fun and provide as gifts to friends and family. But it's a huge business, and people do make money at it.
Competitive Intelligence training. Comes in handy when analyzing the market competition for real estate and other industries.

Loyalty to family, friends, and clients.
