OK, so in my last blog, I began sharing with you someone I think is extremely incredible, James Arthur Ray! First, let me start with you can find him at http://www.jamesray.com/ and there you will find the resources to change your life as I have begun changing mine!

James has launched a new book called Harmonic Wealth that EVERYONE should read and take part in. It will change your life! If you don't believe me, follow the links I am going to put in here for you, my reader and then after you have seen it for yourself, ORDER THE BOOK! Wait, you thought that was it right? James has spend a lifetime studying, learning and experiencing "everything" and brings that knowledge to all of those that are willing to embrace it. Phoenix Suns Lost but the Arizona Diamondbacks are RED HOT!

Alright, so my beloved Phoenix Suns lost and not only did they lose, but they looked horrible doing it! They only really looked good in one game for the WHOLE game. Yes, sure, they had flashes of greatness in most of the games but could not sustain it. San Antonio proved why they were the defending NBA Champions!

Now of course all of the questions start rolling in...Who will be back? Will Mike D'Antoni return? Was he really a good coach? It's all ridiculous of course because he definitely is a good coach and the suns are a good team, but they aren't great yet! Great teams find a way to win, they don't make turnovers at the most crucial of times and they presevere so they can reach the outcome the have envisioned and worked so hard for. (Sort of like The Reid Team here in Arizona, but I digress.)

Arizona Diamondbacks

Next up, we have the Arizona Diamondbacks, who so far have shown us what a TEAM looks like! They have really put together an impressive start and with help from everyone. Every night a different player steps up and helps the team somehow! The starting pitching, well what can you say, that is an awesome line-up and then you throw in some great middle relief and a closer that is coming in to his own and that my friends, is a lethal combination that could spell MLB WORLD CHAMPIONS!

We need to stir up some controversey around here, how about a little Roger Clemens"esque" story every once in a while or something?? I know this is all about Real Estate and there are mixed opinions on both sides of the fence when it comes to blogging. Should you only talk about Real Estate and your business? Should you be yourself so people can see who you are upfront and relate to you? Should you keep it very "vanilla" and only talk fluff and business and how great everything is? Should you get to the nuts and bolts of it all?

Well, first of all, I am a very positive person so I will always talk about how the cup runneth over because it does, ALL THE TIME! If you think you are broke, try visiting a village anywhere in Africa, pretty sure you won't call yourself brooke after that! Always complaining about something, FIX IT, NOW! Go volunteer and help people less fortunate than yourself, make a difference in someone else's life and then come back and tell me how you feel! If you are reading this, you must be on a computer and are probably pretty saavy so you just jumped up to upper half, maybe upper third of society, so I am pretty sure you don't have much to complain about, excpet the kids didn't do their dishes, maybe the dog peed in the house or gas for your Hummer is killing you?!?!? (by the way, gas for my crossover SUV thing is KILLIN' ME!!! and I need a hybrid, like yesterday!!! LOL)

OK, back to my point, if you are experiencing these negative thoughts and you want to make a change, then do it! If you need help, I have an awesome book you need to read! Have you heard of James Ray? Maybe not, but I know you have heard of "The Secret" who hasn't right? Well, James was in the secret and has done much more than that. He has a ton of GREAT for you to read and BUY and LIVE BY!

Did anyone see the President's Address today? What do you think about the state of the US ECONOMY??

I am just curious if anyone watched the President's address today and what your thoughts are on what he had to say? The thing that really stood out to me was that he made a strong point to say that he told congress he would not agree to more than a $108 Billion package to continue the war in Iraq.

What do you think? Which side of the fence are you on?

It really depends on where you look and what news source you want to cite, however either way, the cost of the Iraq war is way up into the hundreds of billions of dollars! How do you feel about that?

Should we go out and create democracy across the world at ANY expense? What if they want to democracy? Why haven't we ever gone to China and forced democracy?

What about our economic crisis here at home? Should we put that money into our own economy and focus on securing our borders, tightening our security at all of our airports, educating our youth, providing health care for the millions that don't have it?

What about the oil issues? Some might say the war is about that, do you think with a portion of that money could be used to create alternative fuel sources? How about all new technology that completely removes the need for fossil fuels? Has anyone else heard about the oil reserves the United States has? I heard something like 100 or 200 years of Oil reserves?

Should we open Alaska and what is ANWAR? Do you think we would need to if we had all that money here to infuse into our own economy?

How about when President Bush was asked about Jimmy Carter and his negotiating in the Middle East with Hamas and Israel? Did he completely skirt the issue by saying "Hamas is the problem with the peace process in the Middle East and that's why I won't talk to them," or do you think he was right and he was supporting Jimmy Carter with that statement?

Mortgage and Housing Issues

What if we took some of that money that is being spent on the war, maybe $50 billion? Maybe $100 billion, I don't know the right number but whatever the number is and used it for cleaning up the mortgage mess, bailing out the banks, bailing out the citizens of this country? OR do you think that bailing them out is the wrong thing and they need to learn their lesson, so to speak?!?!

Immigration - Illegal or Legal?

What about our immigration situation? Do you think we could use some of that money to come up with an extensive Guest Worker Program? How about an immigrant ID system that would allows immigrants to have an ID system for tracking that would allow them to come work in the US.

Where would be today had we not spent the last 5 plus years in IRAQ?

Tell me, would be where we are today? Would something else have happened had we not gone to IRAQ?

OR Do you believe we are a safer place to live and that because of our presence in Iraq and Afghanistan more attacks since 9/11 have been avoided???

I could give you my opinion on all of this or have I?

I could answer these questions for you but then what would you think about? OR IS THAT WHAT YOU LIKE, SOMEONE ELSE ANSWERS AND GIVES YOU THEIR OPINION TO MAKE YOUR OWN AND YOU DON'T HAVE TO TAKE A STAND?

Our hits, searches and search engine traffice has really increased with some of the keyword and meta tag changes. Not to mention the overall content and the home page pics and news feed I added look INCREDIBLE!

Free Directory Assistance on your Cell Phone from GOOGLE!

OK, I don't know about you but I was always having to call 411 on my cell phone to get telephone numbers and it was getting very costly at more than $1.00 per call! Well, I have a tip I would like to share with you that will help you save all of those costs and it is quite simple and cool!

How does it work?

So, you would like to know how it works right? OK, here goes. Grab your cell phone and we will get started!!!!

On your cell phone, get to the place where you would go to send a "NEW" text message. Now, input the following number into the field where you would put the "TO" number: 466453

Now in the body of your text message type in something you would like the telephone number for...like maybe you need the number for Walgreens in your area? So you would type in "Walgreens Scottsdale, AZ" or if you know the zip code you can type "Walgreens 85258" and in a few moments you will get a text with the information you need! It is awesome!

Maybe you want to know what your favorite stock price is? Then you would type in the word stock and the symbol like this: stock: goog and in a second it will return the price of that stock!

There are many things you can do with this and best of all, it is free! I would recommend if you don't have a text package or aren't a big texter, then add one to your phone plan. You can get like 500 texts for a few dollars a month.

The Great Arizona Picnic in Scottsdale is coming...

Have you heard about it? Have you ever been? Well, the Great Arizona Picnic or you may know it as the Scottsdale Culinary fest is almost here!

This event is one of my favorites of the whole year to attend and no, not just because I love to eat! The weather is almost always perfect, mid 80's, warm sun, low humidity, just a picture perfect spring day in Arizona! There are thousands of people just walking around and enjoying themselves, listening to live music, eating various foods from all of the local restaurants and vendors that have set up their booth, cold drinks including alcoholic ones if that is your thing and many great areas on the grass to sit back and soak it all up.

I love this festival because having grown up here, I usually see people I haven't seen in a long time, or at least since last year when we were here and said, "wow I haven't seen you in a long time!" This year is the 30th anniversary of the Scottsdale Culinary Fest and they promise to make it bigger and better than the previous years, so I can't wait to go. Besides the parties on the lawn and all of the food they also have several events you can pay to attend and meet several famous chefs and sommeliers.

This year there are like 13 different events with a wide range of people there, from celebrity chefs to the occasional celebrities that attend the event every year! There will be chefs from Bravo's Top Chefs, Hell's Kitchen and the Food Network. There is even a James Beard benefit dinner for $250 per person if that is your thing!

Whatever you prefer, shorts and sunshine with friends and food to munch on or a formal evening with a world class prepared meal and incredible wine pairings with your friends, it can all be had at the Great Arizona Picnic/Scottsdale Culinary Festival!

The Weather is here - wish you were nice??

Or is it the other way around? The weather is nice wish you were here? Well, in Greater Phoenix, Arizona it is definitely the latter! The weather is beautiful here, we will be 80 today, almost no humidity and just beautiful! I don't want to mention to any of you cold weather states that might be reading this that it has been that way for the last month or so. How's it been where you are? Cold? Snow? Rain? ICE?

OVER 300 Days of Sunhsine a Year!

That's right, we enjoy over 300 days a year of sunshine and it is truly beautiful! Golf, Hike, Run, Bike, you name it we have it. World class athletes come here to train because of our great weather! In the summer when it warms up, you can take a short two hour drive and be in the mountains of Northern Arizona and enjoy temperatures that are 20-30 degrees cooler and a higher altitude that is perfect for training!

Here is a picture of Camelback Mountain, can you see why it is called Camelback Mountain? Isn't it beautiful? This is one of the many great places we have right in the city to hike and enjoy this beautiful place.

We have recently set up a website for our team, The Reid Team at Keller Williams Arizona Realty Our website is www.reidteamrealty.com and it is pretty basic right now. We actually just received our first lead from the site in several months so that was pretty exciting. I am not sure at this point where we can go and so I am looking for some feedback. I already have a list of questions to ask my developer and support person at this company just from reading profiles and blogs on AR. We would like to make sure we are maximizing it and would like to increase our leads through the web. I did find this cool tool online and I think I read about it in someone's blog also after I went there, it is www.websitegrader.com and I just want to tell you to go there and check out your website and see how it scores! !

There is an old saying I like to use frequently that is very relevant in Real Estate today, "No time like the present" and that is fitting to this market. There is NO time like the present to purchase Real Estate, especially in The Greater Phoenix Area. Phoenix, Arizona and the surrounding cities are still some of the fastest growing in this great nation. That has been the case for several years and will continue to be for several more years to come!

Let me ask you a personal question, When would NOW be the right time to start living in your dream home? Here are several reasons why you should buy Real Estate, especially in Scottsdale, Arizona. Scottsdale doesn't have much land left to expand to, unlike some of the outlying areas that are experiencing a lot foreclosure issues, Scottsdale is pretty much landlocked and that is why values continue to hold steady. While some areas have seen double digit drops in price equity, some as high as 20%, Scottsdale Zip Codes have weathered the storm pretty well. For example, the zip code I live in, 85258, saw just under a 4% drop last year. After an 88% run up in the previous years I am pretty sure I can deal with a 4% drop!

I was thinking about a top ten list, but I couldn't effectively rate these so here they are in a more random order but all equally relevant.

1. Location, Location, Location - There are many great homes on the market throughout the valley, not just on the outskirts, like Queen Creek and Buckeye. There are many very well priced homes near everything you need, like shopping, transportation lines like our new light rail system, and family! There are some very well priced homes in great neighborhoods that are very central to the entire valley.

2. Financing is hip again! No more sub-prime, no documentation loans. Fixed rates are in and they are the lowest they have been in a long time. Many of the risky loan scenarios are gone and I aren't you glad? Isn't that a contributing factor as to what got us where we are in the first place?

3. Availability - There are approximately 54,000 (changing daily and actually declining) resale homes on the market in the Greater Phoenix area or Maricopa County. There is a wide variety of price ranges out there for every buyer to choose from! Unlike just a few short years ago when we had only about 5000 resale homes on the market and people were making ridiculous offers on homes trying to outbid the other 12 or 13 buyers with the highest price OVER asking price!

4. The investors have gone away and homes that have sat vacant are now being sold at great prices! Buyers can look at several homes and make an informed decision instead of just rushing to put in offers out of fear the home would be gone in an hour!

5. Over 300 days of sunshine to enjoy!

6. Spring Training, FBR Open and the 16th Hole, Barrett-Jackson Auto Auction and 7 other Auto Auctions just in case you missed one, The Arabian Horse Show, One of the greatest Super Bowl Games to date in 2008 with more on the way, 2009 NBA All-Star Game, The Phoenix Suns and The Big Shaqtus, Arizona Diamondbacks, I could probably continue this one forever!

7. Outdoor Living, dining on your patio and Pool Parties in your brand new Dream Home!

8. Hiking, Biking, Walking trails, Golf, Camelback Mountain, Squaw Peak and many more amenities right around your house! World Class Shopping and dining too.

9. Sedona and Flagstaff, so if you do really miss the SNOW you can drive up and visit it and then come back home after a few hours and you remember why you moved away from that!

10. Since this is the last one and I am not sure, did I mention SUNSHINE?

11. I couldn't end at 10 because then I would have left out Pizzeria Bianco, voted the BEST PIZZA in the Country!

So, if I haven't convinced you yet let me shout it out - NOW IS THE TIME TO BUY REAL ESTATE in Scottsdale and the Greater Phoenix Area!

Bay Area to Arizona...

I see so many people go from the Bay Area to Arizona and I think it is fascinating. I lived in the Bay Area, Walnut Creek to be exact, for a short period of time when I was working for Home Depot. I loved it in the bay area and I met a lot of people that moved from the bay to Arizona. The winter weather is pretty similar to Arizona except of course there is a lot more moisture in the air in the bay. I would like to network with anyone from the Bay that is looking to move to Arizona or has clients that frequently move here. Please feel free to contact my self or my team.

Hi all, I am new to Active Rain and am looking to just meet people and network! I want to grow my business and meet a lot of people! I have been reading many of the blogs on here and looking at what everyone is talking about. I think this is a great site and a great way to meet and socialize with other people in and associated with the Real Estate Profession.

I am born and raised in Arizona and I absolutely love it here! I live in Scottsdale Ranch but I have lived all over the valley from the West Side, North Phoenix, South Scottsdale, North Scottsdale, Downtown, you name it and I have probably lived there or near there!

I hang my license with Keller Williams Arizona Realty and am part of an awesome team, The Reid Team. I have a very diverse background having worked in corporate america for the last 15 years. I finally decided that it was time to do something I love and I have always loved real estate. So, now I am just working to build my business and network with as many people as I can.

HI all, my name is Dave Klatch and I am with Keller Williams Arizona Realty in beautiful Scottsdale, AZ. I am new to Active Rain and obviously to this group! I wanted to reach out to all of my fellow KW friends throughout the country and offer my knowledge to anyone who might need it! I am born and raised in Phoenix, AZ and have been to every nook and cranny of this state and would be happy to help answer any questions you or a client you are working with might have! The main thing you should know right off the top is we have over 300 days of sunshine and I have never had to shovel any of it since I have lived here! That's right, not a single day of shovelin' sunshine! You might say, oh yea but it is sooo hot there in the summer and that is true it is hot here however, you know the old cliche, it is a dry heat! It does make a difference that it is a dry heat but I will confess it is still hot!

That's why everyone has a pool and you go from air conditioned building to your air conditioned car to another air conditioned building! One thing many people may not realize is that you have to carry a sweater with you many times in the summer because you will be outside and you will begin to sweat and then you will go into a restaurant and it will be freezing in there and you will get cold so you have to put your sweater on. Now, if you weren't from here and didn't know that was what happened in the summer you would think those people with their sweaters in the summer were crazy, but now I have shown you the way and enlightened you and you too will appear as though you are a native and have lived here all your life!
