      <title>Selling Your House? The Following 943 Words Could Save You A Lot Of Time, Money And Even The Deal </title>
      <description>&lt;p&gt;I know of a couple in another state that employed a contractor to remodel their basement. The contractor worked for several weeks always making a minimum amount of noise, picking up after him self, and seemingly using the best in materials. When he was finished, the job looked perfect. The air conditioning functioned well; the drywall and paint that had been applied looked wonderful; there were plenty of electrical sockets to plug in to. Carpeting, tile, bedroom and bathroom seemed flawless. In fact, the couple lived there another year, found another home, purchased it and moved in. Then they put there home up for sale. It all happened precisely in the order just stated.&lt;/p&gt;
&lt;p&gt;The housing market had been moving very slowly, so they waited for an offer - one month, two, three, and four passed by and no one had even walked thru. Finally during the fifth month of their listing they had a walk thru and shortly after, an offer for only $5,000 less than they were asking with NO additional money to be given the buyers out of the seller's pockets. Knowing they were in the midst of a major recession and fortunate to even have an offer, the sellers were thrilled and celebrated with dinner out that night after they made the offer a Contract.&lt;/p&gt;
&lt;p&gt;On day ten of the Home Inspection contingency, the buyer's inspector came out to the house. Everything passed with flying colors except, you got it, the basement. It wasn't the quality of work, it was that the contractor hadn't been licensed that they had employed for their lower level (although the couple thought he was) and as a result hadn't acquired ONE permit!!! He hadn't gotten a plumbing permit, electrical, air conditioning or any other kind of permit. The buyer had wanted to close in 21 days but it took 40 days and a lot of money to undo what the contractor had done and acquire the needed county and city permits. The young couple nearly lost the deal. In reality, they were fortunate that it closed at all.&lt;/p&gt;
&lt;p&gt;What do we learn from the above story as home owners? When employing a contractor ask six questions:&lt;/p&gt;
&lt;ol&gt;
&lt;li&gt;Are you licensed? &lt;/li&gt;
&lt;li&gt;May I see your license? &lt;/li&gt;
&lt;li&gt;Do you have references?&lt;/li&gt;
&lt;li&gt;Is it you or me that secures the necessary permits?&lt;/li&gt;
&lt;li&gt;What about insurance coverage on you and your employees?&lt;/li&gt;
&lt;li&gt;May I see proof of your insurance coverage? &lt;/li&gt;
&lt;/ol&gt;
&lt;p&gt;By the way, a sharp realtor&lt;strong&gt;&lt;sup&gt;&amp;reg;&lt;/sup&gt;&lt;/strong&gt;, when he/she takes your listing will always ask about improvements, permits, liens, etc.... in reference to your house. These issues if they are going to surface should be dealt with before you receive the offer, not after and while you are in the midst of a contract.&lt;/p&gt;

The surprise would have cost them a considerable amount of money to correct. Moreover, with one of the issues that needed correction, my purchasers could have been set up for a potential fire. By the way, they chose to walk away from this house and purchase another.&lt;br /&gt;&lt;br /&gt;Know that a typical home inspection should cost somewhere around $250 to $600 and sometimes even more depending on the size of the house. This is a relatively small amount when you consider the thousands you could lose by not hiring an inspector. When you are preparing your offer to lock in the deal, make sure your Real Estate agent clearly states that the terms of the purchase are contingent on the approval of a professional home inspector chosen only by you, the buyer. Also request the seller NOT be present at the time of the inspection.&lt;/p&gt;

Take notes about the homes you see. When you think you've found a house that might be the one, ask your Realtor to slow down and let you spend additional time in the home. Often there will be a counter offer and your agent will guide you through any negotiating that needs to occur, if indeed you want to counter. When both you and the seller have come to an agreement and all signatures are complete you will have a contract but perhaps with some contingencies.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Keep All Of Your Contingency Deadlines&amp;nbsp;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Once your offer is accepted several items (generally included on this list is the Home Inspection) are on strict timetables. You will need to act quickly to meet all of the contingencies within the given time frames. You will need to set up the inspection to be completed within the time period stated in your contract. Whatever contingency is in the contract must be met on time - NO EXCEPTIONS!&lt;/p&gt;

Besides, you probably expect the highest level of commitment and loyalty from your agent, so it would only make sense to demonstrate your loyalty and commitment to the person you've chosen to represent you.&lt;/p&gt;

      <title>A Quick Lesson On Interest Rates</title>
      <description>&lt;p&gt;While managing a Real Estate office I watched one of our agents work with some clients who wanted to buy a house and had received their pre-approval for a loan. The Realtor' assumption was this couple with their approval, were actually ready to make their purchase. Her clients continued to look for a house but unfortunately were dragging their feet, taking longer than what the agent thought they would take. The purchasers were first time home buyers, who would be buying an entry level house, which was really all that they could afford and in fact, barely qualified for the mortgage. Here is the kicker and something to always remember.&lt;/p&gt;
&lt;p&gt;This couple failed to get locked in on an interest rate. In the interim, interest rates went up which resulted in a higher monthly payment. They no longer qualified for a house in the price range they had really planned to buy in because the additional interest would put them over the top of their pre-approved limit. They were forced to look for a house that was somewhat less than what they had previously thought they could buy. In their case they were nearly priced right out of the housing market.&lt;/p&gt;
&lt;p&gt;Here is a simple truth to remember: Every time interest rates go up, the amount of house you or I can afford to pay for goes down. In other words, instead of being able to afford a $200,000 house, you maybe can only finance a property for $175,000. Why? The answer is simple: Let's assume that I am approved for a payment of $1,075 per month - a $200,000 dollar Mortgage at 5%. Interest rates rise to 6.5% resulting in a payment of $1264 per month for the same amount of house - $200,000. If I am eligible for a maximum payment of only $1075 then I will have no choice but to look for a property that costs less.&lt;/p&gt;
&lt;p&gt;I would never say to anyone that this is the time for you to buy because only you, as a prospective buyer can determine the best time. On the other hand, you should be aware of the fact that interest rates are very low and we are still in a buyers' market.&lt;/p&gt;

Install smoke detectors as necessary&lt;br /&gt;3. Change the locks on all doors&lt;br /&gt;4. Remove or repair trip hazards such as broken walks, or driveways, loose carpet or flooring&lt;br /&gt;5. Have all chimneys inspected and serviced before operating&lt;br /&gt;6. Remove any wood/soil contact to prevent rotting and insect damage&lt;/p&gt;
&lt;p&gt;These kinds of things you do more often.&lt;br /&gt;1. Clean gutters in spring and fall&lt;br /&gt;2. Check for damaged roofing twice a year&lt;br /&gt;3. Service your furnace or boiler yearly&lt;br /&gt;4. Check furnace filters, humidifiers and any electronic air cleaners monthly&lt;br /&gt;5. Check bathtub and shower caulking monthly and repair promptly if needed&lt;br /&gt;6. If in a climate prone to freezing, shut off outdoor water faucets in the fall&lt;br /&gt;7. Cut back trees and shrubs from the house walls, roof and air conditioning system as needed&lt;/p&gt;
&lt;p&gt;Of course, these suggestions are by no means the be all and end all of home maintenance.&amp;nbsp; On the other hand, it is a good place to begin.&lt;/p&gt;
