Here Is The First Step To Take When Purchasing a House

I am a simple person. Similarly, in Real Estate, I have simple rules that I follow as a Real Estate Agent when working with clients who want to purchase a home. Right at the top of my list is this: Everyone, without exception, MUST be pre-approved for a mortgage (unless they are cash buyers) before I will show them even one house in the Northern Virginia Real Estate market or anywhere in Northern Virginia! Why? When you are pre-approved, you then know how much house you can afford and it also informs the seller that you are a serious buyer. Furthermore, once you have your pre-approval, I will then take you to any house that you want to see; up to the amount the lender has pre-approved you for. It is that simple!

There is a problem though and that is, many people do not understand the mortgage process and as a result are not adequately prepared to go house hunting. Sellers: Should You Request An Open House From Your Listing Agent?

I've listened to many home sellers, at times, express frustration because their Real Estate Agent prefers to not hold an Open House for them. As a fellow agent, I certainly understand that the worth of holding a house open in some agents eyes is really quite debatable. On the other side of the coin, I for one have sold many homes because of hosting a traditional Open House.

I know some of you who are reading this Blog don't even want to think about what this Real Estate Agent is referring to in this writing. Here is the truth though. Late fall and the winter season is just around the corner. In fact, Thanksgiving is just a few weeks away. Most people agree that in the more northern parts of these United States, selling a house in the middle of the winter can be a bit more challenging. Some even wonder if it is worth the time to list their house for sale.

My personal experience is that I've done very well in the heart of the winter season when it comes to listing and selling property. I've personally sold million dollar plus homes in February with the snow flying and 20 degrees for a high temperature in the mid-afternoon was the actual high for the day. So what does it take to prepare your house and then to see a sale actually occur?

Selling Your House? The Following 943 Words Could Save You A Lot Of Time, Money And Even The Deal

I know of a couple in another state that employed a contractor to remodel their basement. The contractor worked for several weeks always making a minimum amount of noise, picking up after him self, and seemingly using the best in materials. When he was finished, the job looked perfect. The air conditioning functioned well; the drywall and paint that had been applied looked wonderful; there were plenty of electrical sockets to plug in to. Carpeting, tile, bedroom and bathroom seemed flawless. In fact, the couple lived there another year, found another home, purchased it and moved in. Then they put there home up for sale. It all happened precisely in the order just stated.

The housing market had been moving very slowly, so they waited for an offer - one month, two, three, and four passed by and no one had even walked thru. Finally during the fifth month of their listing they had a walk thru and shortly after, an offer for only $5,000 less than they were asking with NO additional money to be given the buyers out of the seller's pockets. Knowing they were in the midst of a major recession and fortunate to even have an offer, the sellers were thrilled and celebrated with dinner out that night after they made the offer a Contract.

On day ten of the Home Inspection contingency, the buyer's inspector came out to the house. Everything passed with flying colors except, you got it, the basement. It wasn't the quality of work, it was that the contractor hadn't been licensed that they had employed for their lower level (although the couple thought he was) and as a result hadn't acquired ONE permit!!! He hadn't gotten a plumbing permit, electrical, air conditioning or any other kind of permit. The buyer had wanted to close in 21 days but it took 40 days and a lot of money to undo what the contractor had done and acquire the needed county and city permits. The young couple nearly lost the deal. In reality, they were fortunate that it closed at all.

What do we learn from the above story as home owners? When employing a contractor ask six questions:

Are you licensed?
May I see your license?
Do you have references?
Is it you or me that secures the necessary permits?
What about insurance coverage on you and your employees?
May I see proof of your insurance coverage?

By the way, a sharp realtor^®, when he/she takes your listing will always ask about improvements, permits, liens, etc.... in reference to your house. These issues if they are going to surface should be dealt with before you receive the offer, not after and while you are in the midst of a contract.

Sellers Don't Give Away Your Negotiating Edge

I've sometimes been amazed at what sellers share with prospective buyers as to their reasons for moving when purchasers are touring their home. In fact, I believe when sellers share too much, they without knowing give prospective buyers an unfair negotiating advantage. If the buyer believes the seller has to sell, in other words is desperate to sell, you can bet on the fact they will offer less than they would have otherwise. A seasoned Realtor knows this to be true.

An experienced Realtor will coach their seller as to what and what not to say. Perhaps they will even urge their sellers to go have a cup of coffee at the neighborhood coffee shop while their home is being toured. A seller's failure to listen could cost him/her big bucks! All of us know and understand by personal experience that energy is not costing us less, but in fact, prices continue to rise. Buying A Home? You Need A Home Inspection

The best possible way to experience peace of mind - translated "Honey, I can sleep tonight" - when purchasing a house is to employ the services of a qualified, well trained home inspector. A competent inspector will make sure the house's structure and systems which include, but are not limited to, the roof, heating, plumbing, electrical and air conditioning systems, are in good condition. An inspector will also offer to check for mold and radon. You should expect to pay an additional fee for these two services, especially a radon test.

Now, for my true story: It has been a while now, but sometime back, I accompanied my purchasers on their home inspection, which I always do. This particular house appeared on the surface to be in really good condition. In fact, some questions arose as to why would my buyers even need a home inspection on this property? As always, I insisted just as much as I possibly could. My statement that I've always used is, "Everybody, including Realtors, needs a Home Inspection."

When the inspector, at the very end of the sale wrote his summary and then explained it, we were all stunned to find out there were some major issues, most of them not visible to the naked eye. Without the inspection, for sure my purchasers would have bought the home only to be very unpleasantly surprised after moving in. The surprise would have cost them a considerable amount of money to correct. Moreover, with one of the issues that needed correction, my purchasers could have been set up for a potential fire. By the way, they chose to walk away from this house and purchase another.

Know that a typical home inspection should cost somewhere around $250 to $600 and sometimes even more depending on the size of the house. This is a relatively small amount when you consider the thousands you could lose by not hiring an inspector. When you are preparing your offer to lock in the deal, make sure your Real Estate agent clearly states that the terms of the purchase are contingent on the approval of a professional home inspector chosen only by you, the buyer. Also request the seller NOT be present at the time of the inspection.

Finally, if the seller has fixed anything at all that was noted during the inspection; make sure you get the receipt! This way you will know the repairs in question were performed by a qualified, licensed technician.

Easy Steps To Follow When Purchasing A House

Down thru the years, people have asked me, "What steps should I follow when purchasing a property?" I've responded that while some home purchases can be complicated the majority only need a few simple but yet important things to be in place. When the important things are in place the process will generally run smooth. On the other hand, if you fail to have the various steps ready to go your purchase will in all probability be a nail biting experience. Here are the steps:

Shop for and secure Mortgage Approval

In order to have Mortgage Approval you will need to work with a Mortgage Professional. It pays to speak with more than one Mortgage Company because interest and actual mortgage cost can vary. Once you've chosen the company, your Loan Officer will determine an amount you can safely afford in a house, pre-approve you and prepare a letter that tells the seller you are approved and ready to buy.

Determine what you are looking for in a property

What is your timeframe? Are you two months, three months, six months or two years away from purchase? Are you planning to purchase a New Home, something that is older in a Single Family, or perhaps a condo or townhouse? Do you want a country setting or perhaps you may want to live by the Metro. Do you want to look at Fairfax Homes For Sale or consider all of the Northern Virginia Real Estate market? Determine what you are looking for in purchasing a home.

Find A Realtor^®

Whatever you do, don't go it alone. I will say it again as I've written in the past. I am a Realtor^® that refuses to represent himself. I believe I am good at what I do. In fact, I've managed large volume Real Estate offices that have many agents, but I so much believe in representation that I look for someone to represent me in every part of the process of a home purchase. This means, even YOU will need a Realtor^®

You Will Need To Tour A Variety Of Properties In Your Price Range

Remember, you are not bothering your agent when you ask him/her to show you homes. Any agent should be willing to show you several - helping to fine tune your search as you go along. Take notes about the homes you see. When you think you've found a house that might be the one, ask your Realtor to slow down and let you spend additional time in the home. Perhaps a second, even a third walk thru would even be in order.

When Ready Make an Offer

When you've found the right home, your agent will guide you in putting together an offer. This consists of how much you want to offer the seller, your earnest money deposit, previewing any disclosures and any contingencies that are involved such as inspections, possession, etc. Once the offer is sent to the seller's agent they will have a specific time frame to respond. Once your offer is accepted several items (generally included on this list is the Home Inspection) are on strict timetables. You will need to act quickly to meet all of the contingencies within the given time frames. You will need to set up the inspection to be completed within the time period stated in your contract. So you have made the decision to sell your home and you have to quickly prepare it "For Sale"? Many believe "quick" preparation to sell a house is simply about hiring an agent, agreeing on a price and slapping a "For Sale" sign in the front yard and then they are ready to go and the sale will just happen. Often this kind of individual fails to think about, "What is the real price that I will have to pay?" If you are to adequately prepare your house to sell, then you must consider the cost of time, the cost of labor needed to complete the work and of course there will be at least a small investment of money. Here is a truth to remember: Getting your house ready for this market is no puny project. For certain, it can't be taken lightly in this competition filled market where you are in all probability going to see more than one "For Sale" sign on your street.

Here is what all home sellers must remember. First impressions must be a positive thing. It isn't enough to get a prospective buyer inside the front door. I've observed buyers in the past who enter, turn around and immediately walk out! The goal must be to get the buyers walking the entire house. To do that your home must be adequately prepared for marketing. Here is a simple five step plan to follow, should you have to quickly get your house on the market that will make your house more desirable and ready to give an encouraging first impression.

Step One: Say "Good Bye" to clutter! How much clutter you have, really depends on how you've dealt with it thru the years. Here is the good news: You can take what you have and donate it, sell it or simply box it and store it. Your home must be de-cluttered.

Step Two: Clean, clean and clean your house some more. A clean home will help make the right impression. Some people will even employ a Maid Service. If you yourself are doing the work, while cleaning, care for things like refrigerator's, laundry rooms, kitchen cabinets and drawers and especially bathrooms.

Step Three: If you can't paint, then at least try to get rid of marks on walls with a good cleaning solution. There really isn't anything though like a good paint brush to freshen up the walls.

Step Four: Good lighting is absolutely essential. Suitable lighting is a huge plus when marketing your home. I generally recommend hiring professional window cleaners to clean screens and windows. You can do it yourself, but if you are like me, there will always be some streaks you didn't count on when the sun rises the next morning.

Step Five: Think about drive bys and what people see. This means your lawn must be mowed and kept that way throughout the marketing period. All landscaping must compliment your house. Freshen up your decks, patios and the like. Don't forget to place some flowers on the deck.

Burrows Rule To Follow: Bake cookies, chocolate chip cookies when you know there is going to be a showing. There is nothing like the aroma of something that smells good in the house. Perhaps you should leave some on the table for your prospective buyers. Included with the cookies might be a thank you note for viewing your home.

Whenever I talk with someone who would like to sell their home, I think about two truths they will have to consider. First, I remind them that they must know who their competition in their particular neighborhood is. In other words, what about the house down the street or around the corner? How is it priced, does it have curb appeal, what will a potential home buyer see when they walk thru it?

Second, Sellers need to center in on why potential buyers might want to acquire their house above another one in the same neighborhood or on the same street. It is amazing the stories I have heard from Home Buyers in reference to the mistakes they've made through the entire purchasing process. Some of these mistakes have cost MEGA Dollars. Here is a list of what I've heard down through the years that you would be wise to pay attention to.

I failed to learn about a problem I had on my Credit Report

Do you really want to buy a house? Before looking at one listing or visiting even one Real Estate site, you should go to a Credit Reporting Agency Site and check out what your Credit Report and Scores say about you. Failure to have this in order can cost you in interest (translated dollars), heartache (translated being turned down for a loan) and sometimes pure embarrassment. You can and should know what your report says before sitting down with a Loan Officer.

I didn't take time to shop for a Mortgage

I have a friend who just finished with his mortgage and he told me that he had contacted three different Mortgage Companies. He had offers from 5% - 5.75% with a varying amount of money required down. Because he shopped, both he and his wife saved tens of thousands of dollars based upon a thirty year fixed mortgage.

I thought I could go it alone and NOT use a Realtor®

Note my credentials: I am a Realtor® in Virginia and a former office manager of a large well known Real Estate company in Northern Michigan. I was convinced I could use more than one Realtor®

It is smart to speak with or interview multiple real estate agents before you begin to look at houses or list yours for sale. Then, choose one you believe will best represent your interests. When you've chosen a Realtor®, you will sign a contract. Remember, once you've signed a contract, it will then be a breach of contract for you to work with another agent. Besides, you probably expect the highest level of commitment and loyalty from your agent, so it would only make sense to demonstrate your loyalty and commitment to the person you've chosen to represent you.

I wish I wouldn't have Spent so much for my House

Remember this: Just because you are approved for $500,000 doesn't mean you should spend that much. Perhaps $375,000 would be better so that you are NOT Real Estate poor! After the newness of the houses wears off, you might just want to go out and see a movie, take a vacation or go out to dinner. Buying somewhat of a lesser house will enable you to do this.

I really did believe I could do it ALL on the Internet

Despite advertising claims to the contrary, the internet is not a substitute for an experienced Real Estate Professional. It cannot consult, counsel, advise, have knowledge of local laws and market conditions, make judgments, or most importantly, understand your individual goals, needs and care about you as a Client. You need an accurate interpretation of any information you are receiving online. You need a Realtor®.

I somehow forgot in the height of my excitement - it IS about location, location, location

I've sold many houses and helped many purchasers buy houses. One thing is true: Location has a lot to do with future value. If it's a three floor Condo building - the top floor, end unit will probably bring in more and be easier to sell than a lower level unit (but check with your Realtor). A house backed up to trees on a quiet street will be easier to sell than a house backed up to a super highway and NO trees.

I thought the Builder was trustworthy and failed to become familiar with his reputation

If you are considering a new house, think about the builder's reputation. What do you know about him, his company, his customer service, his construction workers, his sub-contractors and most of all - have you checked with any of his previous clients who have purchased homes in the past? Don't forget, even with a New Home Builder, you can (in all probability) use your Realtor.

I believed what the Seller said rather than getting it in Writing

I know a wonderful family that moved into a house 26 years ago. They were told by the previous home owner the land behind them would never be developed. In fact, they were under the belief there would always be trees to enjoy with plenty of deer to observe. Perhaps you've already guessed it! The trees disappeared at year 23 and now the land is built up with Condos. Get it in writing!

I failed to do my homework

Finally, homework is essential in preparing to shop for a house. You should read, study, and spend time researching. You should do your homework on your Realtor®. You should study your location, churches, schools, and shopping. Make yourself aware of future plans for development by the city, state, and county. You should know the Association rules and that most Associations stand by them. Are they acceptable to you? Homework is critical!

For the majority of my years in Real Estate I would have to say that most of the closings I've attended have been a very positive and an exciting experience. Buyers and Sellers meet, exchange greetings, keys and helpful information about the property being purchased. They shake hands and wish each other the best! Again, most closings are especially uneventful!

Unfortunately, like other Realtors, I've had a handful of closings that has been a nightmare. Perhaps the Sellers felt taken advantage of during the negotiations or they interpreted the contract one way while the buyers read it in another manner. Here is an interesting writing, one of the best I've read on the subject. Some Steps To Follow When Purchasing a Home

This was published before but is worth publishing again. Here we go.....

"Wonderful experience" or "What a Nightmare" is how many people describe the home buying experience. As a Realtor, I've met several individuals and couples who truly did not know, "How to Buy a House". In fact, many people think it's about touring houses first and then doing whatever else is necessary to make the purchase happen. Nothing could be farther from the truth.

Here in a very simple format are several steps to follow to make your purchase happen. Please feel free to write or call me with additional questions.

1)      Know your Credit Score - Click here to discover how
2)     Find a lender and get your Pre-Approval - Here is an interesting article worth reading on this subject.
3)     Find a Realtor - You will need guidance in this process. You will need someone you can trust to prepare paper work, show you houses, supply phone numbers of trusted vendors and work with all contingencies.
4)     Use the internet for your Search for Homes. Look for houses ONLY in your price range.
5)     Drive by some of the houses you like without your Realtor so as to "fine tune" your search. Perhaps you should park your car and walk the neighborhood.
6)     Ask your Realtor to show you some homes - perhaps a tour of six or seven. If you believe you've found the house you are looking for, ask for a second or even a third walk thru.
7)     Have your agent assist you in making the offer. Your Realtor will run some comparables for you. These important numbers will assist you in making a good offer to the sellers.
8)     Stay on schedule with all of your contingencies. Remember to write down ALL of your appointments.
9)     Expect there to be some bumps and allow your Realtor to absorb them. Real Estate transactions are seldom "smooth sailing". There is almost always a surprise or two.
10)   Don't be nervous on the day of your closing. Instead, learn from it and allow it to be an experience to personally grow from.
11)   Immediately have your house re-keyed before moving in. I don't care how nice the sellers were, you do not know who might have keys to the house you just bought. Do this before sleeping there even one night. When purchasing a new house, this is often done for you automatically.
12)   Move in and begin making your new house your new HOME.

This is certainly one of the most important topics for Home Owners to be familiar with. For sure, one of the greatest frustrations many homeowners face is high insurance premiums, when to file a claim and somehow avoiding having their policy canceled for what we will call a variety of often what seems to be ridiculous reasons, at least in the eyes of the insured. In this economy, we all know that saving money in reference to energy is important. All of us understand by personal experience that energy is not costing us less, but in fact prices continue to rise. Every year we anticipate hearing on the news that our Natural Gas and Electric costs will be going up two percent, five percent and sometimes more. A Quick Lesson On Interest Rates

While managing a Real Estate office I watched one of our agents work with some clients who wanted to buy a house and had received their pre-approval for a loan. The Realtor' assumption was this couple with their approval, were actually ready to make their purchase. Her clients continued to look for a house but unfortunately were dragging their feet, taking longer than what the agent thought they would take. The purchasers were first time home buyers, who would be buying an entry level house, which was really all that they could afford and in fact, barely qualified for the mortgage. Here is the kicker and something to always remember.

This couple failed to get locked in on an interest rate. In the interim, interest rates went up which resulted in a higher monthly payment. They no longer qualified for a house in the price range they had really planned to buy in because the additional interest would put them over the top of their pre-approved limit. They were forced to look for a house that was somewhat less than what they had previously thought they could buy. In their case they were nearly priced right out of the housing market.

Here is a simple truth to remember: Every time interest rates go up, the amount of house you or I can afford to pay for goes down. In other words, instead of being able to afford a $200,000 house, you maybe can only finance a property for $175,000. Why? The answer is simple: Let's assume that I am approved for a payment of $1,075 per month - a $200,000 dollar Mortgage at 5%. Interest rates rise to 6.5% resulting in a payment of $1264 per month for the same amount of house - $200,000. If I am eligible for a maximum payment of only $1075 then I will have no choice but to look for a property that costs less.

I would never say to anyone that this is the time for you to buy because only you, as a prospective buyer can determine the best time. On the other hand, you should be aware of the fact that interest rates are very low and we are still in a buyers' market.

I've pulled together some helpful tips (I've published this before) as referenced by www.HomeInspectorLocator.com in maintaining your home. I would urge you to follow the link and become more informed about how to keep your house in good repair.

These kinds of things you do just once.
1. Locate and mark the shut-offs for the heating, electrical and plumbing systems
2. Install smoke detectors as necessary
3. Change the locks on all doors
4. Remove or repair trip hazards such as broken walks, or driveways, loose carpet or flooring
5. Have all chimneys inspected and serviced before operating
6. Remove any wood/soil contact to prevent rotting and insect damage

These kinds of things you do more often.
1. Clean gutters in spring and fall
2. Check for damaged roofing twice a year
3. Service your furnace or boiler yearly
4. Check furnace filters, humidifiers and any electronic air cleaners monthly
5. Check bathtub and shower caulking monthly and repair promptly if needed
6. If in a climate prone to freezing, shut off outdoor water faucets in the fall
7. Cut back trees and shrubs from the house walls, roof and air conditioning system as needed

Of course, these suggestions are by no means the be all and end all of home maintenance. On the other hand, it is a good place to begin.
