Let us help with your short sale

Dear Friends,

Over the past few months we have been helping homeowners who can no longer make the payments on their homes. This is an uncomfortable situation but nothing to be embarrassed about as its happening all over the country. In most situations the property is sold as a short sale.

What Exactly Is A Short Sale?

A short sale occurs when the lender agrees to accept less than the remaining balance of their current mortgage. It may be an option to keep a foreclosure off their credit report. However, it is not a guaranteed process. How can I find out more?

Contact us if you or a friend is in this situation

We will do a FREE market analysis of the home to determine it's value and explore the options available.

The next step is to contact your lender(s), this will enable us to find out if there are loan modification or other options available.

We at Realty Executives Brio have established a team of professionals with the knowledge and experience to confidently move you through the short sale process. Our Attorneys and Escrow specialize in the short sale process and will be your first line of negotiations with the bank.

If you or a friend are in this situation, don't hesitate to call or pass on our name and number. We will promptly set up a consultation and provide the information needed to make the best educated decision.

Contact us today, for more information about shortsales or options available to those facing foreclosure.

What would you do in this situation

So we have this listing that is priced well below market value for the area as it has some foundation issues and the home could not possibly go FHA without the foundation being fixed or replaced, which the sellers cant/wont do and the home is something bordering a tear down...

This is my gripe and question as to what I should do...

A neighbor from...We'll say the area... (I think it was him as he is the only one that has supplied me with the info I am going to explain in a minute) took all of our fliers out of the flier box and replaced them with some material he put together himself in an effort to...Well I am not sure what their intentions were as he has no interest in the property and I believe it was a feeble attempt to dissuade the next door neighbor from purchasing the home...It goes something like this.

If you are looking for a good deal in such and such a city then this is not the home for you as there are foundation issues that will not allow the home to be sold or even lived in. The home slopes to the south and the foundation is in total disrepair, the well is not registered with the city and the land cannot be subdivided as the city will only allow *** per acre on any given lot. The backyard needs total clearing and at present is unusable except for the timber on the lot that would pay for the tear down of the house. The home is unlivable and I wouldn't put my dog in this house. However if you are interested in seeing what some of the developers have done in the area you can visit the homes located at **** NE *** Street or you can go across the river and see the one at this address or if you would like to see the big green home at this address you can get there by following this road to that road and the home is on your right....and on and on and on!!!! AAAAARRRRHGGGGGHHHHHH!!!!!

We found this out from another agent that was kind enough to call us with the new "flier information"....We just couldnt understand when he did this as two days prior we replaced fliers with the new price. We have now been going by the home twice a day to ensure there are plenty of our fliers in the flier box and hope to catch this individual in the act (which I am not sure where I would go from there).

All of the information is disclosed in the seller disclosure form and every agent/buyer that calls us is made aware of the issues the home has prior to scheduling an appointment to see the home.

So....My fellow AR family members, what would you do in this situation???

Thanks for your input and comments.

I have finally had some time to actually sit down and read some of the remarks that many of you have left and wanted to say thank you for all of your kind words. As I continue posting small thoughts and ideas I might have or may have come across I am finding that this is much easier then I thought and hope to be on here much more to grow my blogging mind.

Have fun, be friendly, and always greet visitors with a smile. Acting approachable and non-threatening will encourage visitors to want to spend time with you.
DON'T: Assume a 'Pitch Posture,' with folded arms, hands in the pockets, or leaning on counters. Eating, drinking, reading, sitting, or talking on the phone sends a message to customers that you don't want to be bothered.

•2. DO: Be a greeter not a guard. Always greet your visitors with a friendly smile, making the move to greet them rather than waiting for them to greet you.
DON'T: Stand or sit with your back to the public, or wait for customers to engage you in conversation.

•3. DO: Ask open ended questions beginning with who, what, where, when or how. Welcome them first and then find out their interest. As a rule, you should be listening 80% of the time and talking only 20%, making the customer feel more relaxed and allowing you to build rapport. Come prepared with a handful of thoughtful questions.
DON'T: Ask "May I help you?" or "How are you doing today?" as these questions prompt either a "no" or a "fine" response, leaving you with little or nothing to respond with.

•4. DO: Avoid Clustering.
DON'T: Ignore potential customers by forming a cozy cluster with co-workers or colleagues that happen to be sitting the open with you. Prospects tend not to interrupt two or more staffers involved in a discussion.

•5. DO: Take notes on prospects. 50% of what people say is forgotten in the first 60 seconds. Make a note on a lead form of key comments.
DON'T: Forget a customer's needs or their name.

A question about posting listings

I have been going through various posts from other members on AR and have seen many posts of their listings. I try to keep myself updated on various techniques about postings so I can market our listings to the fullest amount the the Internet will allow but have yet to figure out the process of posting listings on AR. Does anyone have some ideas for me and if so could you shoot them over as well as some of the rules for posting ones personal listings.

Thanks so much for your help!

Whoo Hooo!!!

After working with a client for only a week (non contingent at that), we are finally writing an offer!!! Keep your chin up fellow AR family members...The buyers are out there! Remember, it only takes one and a positive attitude! We have found that even in the market of short sale situations are going to be beneficial to sales in the real estate world as people still need a place to live and if you are able to capitalize on this you might be pretty well off.

Good luck to you!

I just love this bail out solution!

I'm against the $85,000,000,000.00 bailout of AIG.

Instead, I'm in favor of giving $85,000,000,000 to America in
a We Deserve It Dividend.

To make the math simple, let's assume there are 200,000,000
bonafide U.S. Citizens 18+.

Our population is about 301,000,000 +/- counting every man, woman
and child. So 200,000,000 might be a fair stab at adults 18 and up..

So divide 200 million adults 18+ into $85 billon that equals $425,000.00.

My plan is to give $425,000 to every person 18+ as a
We Deserve It Dividend.

Of course, it would NOT be tax free.
So let's assume a tax rate of 30%.

Every individual 18+ has to pay $127,500.00 in taxes.
That sends $25,500,000,000 right back to Uncle Sam.

But it means that every adult 18+ has $297,500.00 in their pocket.
A husband and wife has $595,000 .00.

What would you do with $297,500.00 to $595,000.00 in your family?
Pay off your mortgage - housing crisis solved.
Repay college loans - what a great boost to new grads
Put away money for college - it'll be there
Save in=2 0a bank - create money to loan to entrepreneurs.
Buy a new car - create jobs
Invest in the market - capital drives growth
Pay for your parent's medical insurance - health care improves
Enable Deadbeat Dads to come clean - or else

Remember this is for every adult U S Citizen 18+ including the folks
who lost their jobs at Lehman Brothers and every other company
that is cutting back. And of course, for those serving in our Armed Forces.

If we're going to re-distribute wealth let's really do it...instead of trickling out
a puny $1000.00 ( "vote buy" ) economic incentive that is being proposed by one of our candidates for President.

If we're going to do an $85 billion bailout, let's bail out every adult U S Citizen 18+!

As for AIG - liquidate it.
Sell off its parts.
Let American General go back to being American General.
Sell off the real estate.
Let the private sector bargain hunters cut it up and clean it up.

Here's my rationale. We deserve it and AIG doesn't.

Sure it's a crazy idea that can "never work."

But can you imagine the Coast-To-Co ast Block Party!

How do you spell Economic Boom?

I trust my fellow adult Americans to know how to use the $85 Billion
We Deserve It Dividend mo re than I do the geniuses at AIG or in Washington DC .

And remember, The Birk plan only really costs $59.5 Billion because $25.5 Billion is returned instantly in taxes to Uncle Sam.

Ahhh...I feel so much better getting that off my chest.
Kindest personal regards,
