&lt;p&gt;Ignacy Jan &lt;strong&gt;Paderewski&lt;/strong&gt; (1860 - 1941) was a virtuoso pianist and composer.&amp;nbsp; His love of Paso Robles began in the year of 1914 and continued through 1939.&lt;/p&gt;
&lt;p&gt;In 1914, Paderewski purchased Rancho San Ignacio and Rancho Santa Helena in Paso Robles, Ca, which encompassed 2864 acres.&amp;nbsp; Throughout the years, he planted almond trees, fruit orchards and Zinfandel grapes.&lt;/p&gt;
&lt;p&gt;In addition to Paderewski's musical and political accomplishments, he is also remembered for being a pioneer in vine cultivation and credited with bringing Zinfandel grapes to California.&lt;/p&gt;

&lt;p&gt;Okay, this recipe is a little more labor intensive, but it always gets rave reviews!&lt;/p&gt;
&lt;p&gt;9-inch baked pie shell&lt;/p&gt;
&lt;p&gt;I cheat on this and buy the Pillsbury rolled pie pastry in the box.&amp;nbsp; After many years of making my own pie pastry, I finally decided Pillsbury was as good or better than my own recipe and certainly a time-saver.&lt;/p&gt;
&lt;p&gt;Filling:&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;1/3 cup cornstarch&lt;/li&gt;
&lt;li&gt;1 &amp;amp; 1/2 cups sugar&lt;/li&gt;
&lt;li&gt;1/4 teaspoon salt&lt;/li&gt;
&lt;li&gt;4 egg yolks slightly beaten&lt;/li&gt;
&lt;li&gt;1/4 fresh squeezed lemon juice&lt;/li&gt;
&lt;li&gt;2 tablespoons grated lemon peel&lt;/li&gt;
&lt;li&gt;2 tablespoons butter&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;Meringue:&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;8 egg whites at room temperature&lt;/li&gt;
&lt;li&gt;1/4 teaspoon cream of tartar&lt;/li&gt;
&lt;li&gt;3/4 cup sugar&lt;/li&gt;
&lt;/ul&gt;
&lt;ol&gt;
&lt;li&gt;Line pie plate with pie pastry &amp;amp; bake shell.&amp;nbsp; Let cool...&lt;/li&gt;
&lt;li&gt;Make filling:&amp;nbsp; In small saucepan, combine cornstarch, sugar &amp;amp; salt.&amp;nbsp; Gradually add 1 &amp;amp; 1/2 cups of water and stir until smooth.&lt;/li&gt;
&lt;li&gt;Over medium heat, bring to boiling stirring constantly, until smooth and boil for 1 minute.&lt;/li&gt;
&lt;li&gt;Remove mixture from heat.&amp;nbsp; Quickly stir half of the hot mixture into the egg yolks, mix well and then return egg yolk mixture back into sauce pan.&lt;/li&gt;
&lt;li&gt;Over medium heat, return to boiling while stirring constantly, and boil 1 minute.&lt;/li&gt;
&lt;li&gt;Remove mixture from heat and stir in lemon juice, lemon peel and butter.&amp;nbsp; Immediately pour into the pie shell.&lt;/li&gt;
&lt;li&gt;Preheat oven to 400F.&lt;/li&gt;
&lt;li&gt;Make Meringue:&amp;nbsp; In medium bowl, mix egg whites and cream of tartar at medium speed until soft peaks form when the beater is raised.&amp;nbsp; (A KitchenAid Mixer comes in handy here, but you can use a hand-held mixer)&lt;/li&gt;
&lt;li&gt;Gradually beat in 2 tablespoons of sugar at a time and beat well after each addition.&amp;nbsp; Continue to beat until still peaks form when the beater is raised.&lt;/li&gt;
&lt;li&gt;Spread meringue over hot filling sealing to the edge of the crust and make peaks in the meringue with back of a butter knife or spoon.&amp;nbsp; Touch meringue with utensil and lift forming many peaks.&lt;/li&gt;
&lt;li&gt;Bake 7 to 9 minutes or until meringue is golden.&lt;/li&gt;
&lt;li&gt;Cool on a wire rack away from drafts for 1 hour before serving.&lt;/li&gt;
&lt;/ol&gt;
&lt;p&gt;Two more bits of advice:&lt;/p&gt;
&lt;p&gt;Keep an extra dozen eggs on hand just in case your meringue doesn't whip up.&amp;nbsp; This has happened to me more than once.&amp;nbsp; Don't know whether it is because the eggs aren't fresh or I just whipped them too long.&lt;/p&gt;
&lt;p&gt;Secondly, lemon meringue pie doesn't last well in the refrigerator (ingredients tend to separate)&amp;nbsp; so you may as well eat the whole pie:)&lt;/p&gt;

&lt;li&gt;8 tablespoons of butter&lt;/li&gt;
&lt;li&gt;1 cup chopped onion&lt;/li&gt;
&lt;li&gt;2 cups chopped celery&lt;/li&gt;
&lt;li&gt;12 cups Mrs. Cubbison's Herb Seasoned cube stuffing&amp;nbsp; (or whatever is available)&lt;/li&gt;
&lt;li&gt;2 teaspoons of salt&lt;/li&gt;
&lt;li&gt;1/2 teaspoon of pepper&lt;/li&gt;
&lt;li&gt;1/2 teaspoon rosemary leaves&lt;/li&gt;
&lt;li&gt;1/2 teaspoon tarragon leaves&lt;/li&gt;
&lt;li&gt;1/2 teaspoon dried marjoram leaves&lt;/li&gt;
&lt;li&gt;1 cup canned chicken broth or more&lt;/li&gt;
&lt;li&gt;1/2 cup raisins&lt;/li&gt;
&lt;li&gt;1/4 - 1/2 cup walnut pieces&lt;/li&gt;
&lt;li&gt;1 Granny Smith or Pippin apple cubed or diced&lt;/li&gt;
&lt;/ul&gt;
&lt;ol&gt;
&lt;li&gt;Melt butter in skillet and saute' onion and celery until tender.&lt;/li&gt;
&lt;li&gt;Add to rest of ingredients in large bowl and toss with a fork until well combined.&lt;/li&gt;
&lt;li&gt;Add additional&amp;nbsp; chicken broth or water if needed to make stuffing moist but not sopping wet.&lt;/li&gt;
&lt;li&gt;Put in container and heat until hot.&amp;nbsp; Remove cover last 15 minutes for crusty topping.&lt;/li&gt;
&lt;li&gt;Make sure to have either home-made or canned cranberry sauce for your table.&lt;/li&gt;
&lt;/ol&gt;
&lt;p&gt;Most cookbooks these days suggest that you cook the dressing in a separate container for health reasons, but that is up to your discretion.&lt;/p&gt;

      <title>Question for Experienced Agents Performing BPO's</title>
      <description>&lt;p&gt;I wandered into the &lt;strong&gt;BPO&lt;/strong&gt; arena recently and found out that they are a lot of work for not a lot of compensation, but my question does not relate to that.&lt;/p&gt;
&lt;p&gt;The BPO was turned in on time, but this weekend I received an email stating that I needed to revisit the property as the listing agent stated to someone -- I don't know who -- that the property has pest infestation and mold issues.&lt;/p&gt;
&lt;p&gt;I spoke with the listing agent today, and he/she said that he/she only said there &quot;might&quot; be these existing problems and that he/she didn't have the expertise to say whether these conditions existed or not.&amp;nbsp; I asked if there had been any inspections, reports or repair estimates performed on behalf of the agent or seller and was told no.&lt;/p&gt;
&lt;p&gt;Now, I am not a pest inspector or a mold inspector, so how can a BPO company expect me to identify these problems and estimate repairs and costs?&amp;nbsp; I feel these are issues that should be identified by professionals.&lt;/p&gt;
&lt;p&gt;What say you?&amp;nbsp; Have you had a BPO company require you to perform inspections and repair estimates for pest and mold problems?&lt;/p&gt;

      <title>Home Buyer Tax Credit Extended</title>
      <description>&lt;p&gt;Great news for consumers and the &lt;strong&gt;housing market recovery&lt;/strong&gt;!&lt;/p&gt;
&lt;p&gt;November 4, 2009, the U.S. House of Representatives voted to extend the &lt;strong&gt;home buyer tax credit&lt;/strong&gt; formerly available only to first-time home buyers.&amp;nbsp; As of today, the federal tax credit will be extended to April 30, 2010, with a 60-day extension available if a binding contract is in place prior to the deadline.&lt;/p&gt;
&lt;p&gt;&lt;img src=&quot;http://activerain.com/image_store/uploads/3/6/1/3/3/ar125772783633163.jpg&quot; height=&quot;266&quot; alt=&quot;&quot; width=&quot;400&quot; /&gt;&lt;/p&gt;
&lt;p&gt;This tax credit is now available to existing homeowners also with a few caveats.&amp;nbsp; Existing homeowners will be eligible for a reduced credit of up to $6,500 as compared to a tax credit of up to $8,000 for first-time home buyers.&amp;nbsp; In addition, existing homeowners must have lived at their current residence for at least 5 years.&lt;/p&gt;
&lt;p&gt;This bill also increased the qualifying income limits from $75,000 for single tax filers and $150,000 for joint filers to $125,000 and $225,000 respectively.&amp;nbsp; In both instances, the price of the home is capped at $800,000.&lt;/p&gt;
&lt;p&gt;Taxpayers can claim this&amp;nbsp; home purchase credit on their 2009 tax returns, but as always, please consult with your tax preparer or CPA for professional advice.&lt;/p&gt;
&lt;p&gt;Home buyers do not have to pay back the credit as long as the home remains their primary residence for 36 months.&lt;/p&gt;

&lt;p&gt;&lt;em&gt;2. Blow the nose hard once a day and swab both nostrils with cotton buds dipped in warm salt water. This is very effective in bringing down viral population.&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;&lt;em&gt;3. Boost your natural immunity with foods that are rich in Vitamins C and D. If you have to supplement with Vitamin C tablets, make sure that it also has Zinc to boost absorption.&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;&lt;em&gt;4. Drink as much of warm liquids (tea, coffee, etc) as you can. Drinking warm liquids has the same effect as gargling, but in the reverse direction. They wash off proliferating viruses from the throat into the stomach where they cannot survive, proliferate or do any harm.&lt;/em&gt;&lt;/p&gt;

&lt;p&gt;The first &lt;strong&gt;Pioneer Day Parade&lt;/strong&gt; in &lt;strong&gt;Paso Robles&lt;/strong&gt; happened in 1931 at a time when &lt;strong&gt;bank failures&lt;/strong&gt; were at an all-time high.&amp;nbsp; Sound familiar?&amp;nbsp; This event is held each year so Paso Roblans can celebrate their history and the pioneers who built our quaint city.&lt;/p&gt;
&lt;p&gt;At 7:00 am in the park, the volunteers start cooking huge pots of beans. &amp;nbsp; The parade starts at 10:00 am, and that is followed by the &lt;strong&gt;bean feed&lt;/strong&gt; at noon.&amp;nbsp; This event has always been free; even the bean feed.&amp;nbsp; Most downtown businesses close until after the parade so employees can celebrate with their families and friends.&lt;/p&gt;
&lt;p&gt;This year's parade featured community floats, marching bands, wagons, horse &amp;amp; mule teams, antique tractors and equestrian groups.&lt;/p&gt;

&lt;p&gt;When you do qualify for a home mortgage, don't overlook these issues in your search for a new home.&amp;nbsp; Crime levels, the presence of sex offenders, zoning issues, noise issues, general crime levels and location will impact not only your initial purchase price but your sales price when it is time to sell.&lt;/p&gt;
&lt;p&gt;6.&amp;nbsp; Determine your home-buying budget with a loan professional.&lt;/p&gt;
&lt;p&gt;A loan officer can tell you what you can qualify for, but only you know what monthly payment you will be comfortable with.&amp;nbsp; Be realistic...&lt;/p&gt;
&lt;p&gt;7.&amp;nbsp; Watch for REO's.&lt;/p&gt;

      <title>New Construction Down in San Luis Obispo County</title>
      <description>&lt;p&gt;This year looks to be another decline in new construction for &lt;strong&gt;San Luis Obispo County&lt;/strong&gt;.&amp;nbsp; Residential building permits throughout the county dropped 46% through June compared with the same period in 2008.&lt;/p&gt;
&lt;p&gt;For instance, the City of San Luis Obispo has issued only 3 permits for commercial buildings this year compared to 12 permits last year.&lt;/p&gt;
&lt;p&gt;The only projects under construction in Paso Robles are the &lt;strong&gt;Lowe's&lt;/strong&gt; project at &lt;strong&gt;Golden Hills Plaza&lt;/strong&gt;, which includes &lt;strong&gt;Bed, Bath &amp;amp; Beyond&lt;/strong&gt;, and a &lt;strong&gt;Jack-in-the-Box&lt;/strong&gt; on Golden Hill Road.&lt;/p&gt;
&lt;p&gt;Many projects are on hold since the collapse of the real estate market as builders and developers are finding it hard to obtain financing.&amp;nbsp; Adding to the issue is the fact that many &lt;strong&gt;hard money lenders&lt;/strong&gt; have gone out of business, and they were a primary source of funding for commercial projects.&amp;nbsp; Banks also were a primary source of commercial lending, but they, too, have tightened up their lending requirements.&lt;/p&gt;

      <title>10 Home Buyer Turnoffs</title>

&lt;p&gt;1.&amp;nbsp; Dirt&lt;/p&gt;
&lt;p&gt;Nothing turns off a prospective buyer quicker than a dirty house.&amp;nbsp; You must get your home in the absolute best condition it has ever been in.&amp;nbsp; Scrub and then scrub some more.&lt;/p&gt;
&lt;p&gt;Old carpets should be replaced with new.&amp;nbsp; If the carpets are relatively new, then at least have them commercially shampooed.&lt;/p&gt;
&lt;p&gt;Your home must be clean and free of all debris, including outdoors.&lt;/p&gt;
&lt;p&gt;2.&amp;nbsp; Odors&lt;/p&gt;
&lt;p&gt;Make sure your home smells fresh.&amp;nbsp; Remove all evidence of pets, including pet beds, cat litter boxes, water and food bowls.&amp;nbsp; Make sure pets aren't home during showings if you can.&amp;nbsp; Just seeing pet bowls can sometimes make a potential home buyer imagine they are smelling pet odors.&amp;nbsp; Remember, not everyone owns pets or allows them into their home.&lt;/p&gt;
&lt;p&gt;Kitchen odors can also be really bad.&amp;nbsp; It is best not to cook fried food or fish in the house while it is on the market.&amp;nbsp; Also, keep the kitchen and bath trash cans empty and clean.&lt;/p&gt;
&lt;p&gt;If you smoke, repaint walls, remove all ashtrays and clean all drapes/curtains and upholstery.&amp;nbsp; Smoke outdoors while your home is on the market.&amp;nbsp; Nonsmokers are &quot;very&quot; sensitive to smoke odors.&lt;/p&gt;
&lt;p&gt;3.&amp;nbsp; Wallpaper&lt;/p&gt;
&lt;p&gt;Wallpaper used to be very popular in homes -- I had it in almost every room 10 years ago - but it has fallen out of favor.&amp;nbsp; Remember how long it took you to look through those wallpaper books and choose a pattern?&amp;nbsp; What are the odds that a buyer is going to like what you chose?&amp;nbsp; Next to none!&amp;nbsp; Plus, removing wallpaper is quite a chore and just adds one more item to the buyer's to-do list.&amp;nbsp; Long to-do lists usually equal no sale...&lt;/p&gt;
&lt;p&gt;4.&amp;nbsp; Poor Curb Appeal&lt;/p&gt;
&lt;p&gt;Curb appeal is going to be the first thing a prospective buyer sees.&amp;nbsp; I have taken buyers out to see a home where they took one look and said they didn't even want to go in.&amp;nbsp; Your home could be gorgeous and clean inside, exactly what the buyer is looking for, but if it doesn't have good curb appeal, sometimes you just can't get by that.&lt;/p&gt;
&lt;p&gt;Make sure your lawn is trimmed and mowed at least once weekly in the spring and summer.&amp;nbsp; Mulch the flower beds and trim the trees and bushes.&lt;/p&gt;
&lt;p&gt;Power wash the exterior of all wasps and bird's nests.&amp;nbsp; Careful about the wasps, though.&amp;nbsp; There is a right way and a wrong way to deal with them.&amp;nbsp; If the home hasn't been repainted in a long time, consider putting on a fresh coat.&lt;/p&gt;
&lt;p&gt;5.&amp;nbsp; Clutter&lt;/p&gt;
&lt;p&gt;Remove all clutter inside and outside.&lt;/p&gt;
&lt;p&gt;As a rule, there should be no more than three countertop appliances in the kitchen.&amp;nbsp; Bookshelves should be divided into thirds:&amp;nbsp; one-third books, one-third vases and pictures, and one-third empty.&lt;/p&gt;
&lt;p&gt;As for closets, they should be half-full with nothing on the floor.&amp;nbsp; This makes the closets look spacious and inviting.&lt;/p&gt;
&lt;p&gt;6.&amp;nbsp; Too Many Personal Items&lt;/p&gt;
&lt;p&gt;Sellers should try to eliminate most personal items, including family photos and personal effects.&amp;nbsp; Buyers get distracted by these and tend to get caught up in whether they went to school with you, what your children look like, etc.&amp;nbsp; You want the prospective buyers concentrating on all of the positive attributes of your home and envisioning themselves living in it.&lt;/p&gt;
&lt;p&gt;7.&amp;nbsp; Old Fixtures&lt;/p&gt;
&lt;p&gt;New cabinet hardware and doorknobs probably won't cost more than $400 or $500, but they make huge difference.&amp;nbsp; The same goes for replacing dated ceiling fans, kitchen appliances and light fixtures.&lt;/p&gt;
&lt;p&gt;Not replacing these items before going on the market may cost you a lot more in the long run with you not receiving the highest price possible in the sale of your home.&lt;/p&gt;
&lt;p&gt;8.&amp;nbsp; Those Popcorn Acoustic Ceilings&lt;/p&gt;
&lt;p&gt;This is a major turnoff to buyers.&amp;nbsp; If you can't stand the idea of paying the cost and suffering the mess to have them removed, be prepared to credit the buyer for the inconvenience.&amp;nbsp; My best advice is to get rid of them yourselves as they are a major turnoff to buyers and really date your home.&lt;/p&gt;
&lt;p&gt;9.&amp;nbsp; Snoopy Sellers&lt;/p&gt;
&lt;p&gt;It is best to vacate the premises for showings.&amp;nbsp; Realtors(R) and buyers in general get very irritated when a seller remains in the home for a showing.&amp;nbsp; Potential buyers are not able to converse openly with their Realtor(R) about positives and negatives of the home for fear of insulting the seller, and the Realtor(R) is also not able to do their job when the seller is present.&amp;nbsp; Be sure to give them their space so they can candidly discuss whether your home best suits their needs and price range.&lt;/p&gt;
&lt;p&gt;10.&amp;nbsp; Misrepresenting Your Home&lt;/p&gt;
&lt;p&gt;Misrepresenting your home online or on the MLS is a major turnoff to buyers as they will feel that you wasted their time having to drive out there only to find out there is a steel cemetary in view, or a supermarket or train tracks.&lt;/p&gt;
&lt;p&gt;Now, the Realtor(R) should be familiar with any areas where they are showing homes to their buyers, but that isn't true 100% of the time.&amp;nbsp; It is best to just be upfront and disclose any major issues with your home, property lines, etc. when the property is listed for sale.&amp;nbsp; It saves you, the buyers and Realtors(R) from the frustration and inconvenience of making the appointment, showing the home and you having to vacate your home while they are there.&lt;/p&gt;
&lt;p&gt;Remember, all known defects,&amp;nbsp; noises, critters and anything that impacts the desirability of your home is going to have to be disclosed before close of escrow anyway.&amp;nbsp; Better to just it upfront.&lt;/p&gt;
