      <title>Things that went wrong during your transaction and how you fixed them</title>
      <description>&lt;p&gt;Another blog on acive ain prometed me to ask this question.&amp;nbsp;The other blog titled (Is the real estate agent obsolete, but doesn't know it yet/)&amp;nbsp; The whole premise of this was that homes could be marketed all over the internet so why have a Realtor.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Share your real experiences about things that&amp;nbsp;went wrong during your transaction and how you fixed&amp;nbsp;them.&amp;nbsp;&amp;nbsp;Let's show the world that if it wasn't for those extra steps that Realtors do that a buyer may not have been able to purchase the home of their dreams or that a seller would of lost a good sale.&lt;/p&gt;
&lt;p&gt;Here is one of the many of my stories:&lt;/p&gt;
&lt;p&gt;My client was the buyer.&amp;nbsp; We put in a contract on a Countrywide Foreclosure.&amp;nbsp; A Countrywide foreclosure requires pre-qualification from them or they will not look at an offer.&amp;nbsp; My buyer decides to go with Countrywide instead of my lender. &amp;nbsp;Were two weeks into the contract and no appraisal was done. &amp;nbsp;In addition the contract required a loan commitment letter two weeks from date of the contract.&amp;nbsp; I was assured by CW that all is well and the commitment letter would only be subject to the appraisal after reviewing the buyer's documentation.&amp;nbsp; &amp;nbsp;&amp;nbsp;Once you hand over the loan commitment letter the buyer waives his finance contingency in our Florida contracts and the only exceptions would be property related. &amp;nbsp;I then find out that CW did not get the entire buyer's documentation when they along said everything was just fine. &amp;nbsp;&amp;nbsp;I hate when people don't tell the truth.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;It has now come down to the wire where the seller wants' their unconditional approval.&amp;nbsp; I send over an addendum to extend the loan commitment date along with protecting my buyer if the home does not appraise. &amp;nbsp;During this time the appraiser calls and wants me to send them the purchase contract.&amp;nbsp; I guess they didn't get it from the bank.&amp;nbsp;&amp;nbsp;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;I ask for an extension on the loan commitment and let the foreclosure agent know CW said,&quot; there would be no problem with getting it,&quot; and that CW was the cause of the delay. &amp;nbsp;We get our 10 day extension. yeah &amp;nbsp;By the way my buyer has $8500.00 deposit on this contract so time lines are very important so he doesn't loose his deposit if something goes wrong.&amp;nbsp;&amp;nbsp;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Then the nail got put in the coffin by CW.&amp;nbsp; Remember that loan commitment letter that was not supposed to be any big deal.&amp;nbsp; Right..&amp;nbsp;&amp;nbsp; The loan commitment letter stated that my client (who owns his own business) could not use funds from his business to close.&amp;nbsp; Excuse me dummy mortgage person if that was a problem you should have know that up front. What person who owns a business doesn't get paid by that business. &amp;nbsp;&amp;nbsp;CW &amp;nbsp;also wanted his wife to have secured a job in the Ocala area with her current employer Publix.&amp;nbsp; Who the heck is going to leave their current job in a city 3 hours away when they don't even know if they bought the house yet?&amp;nbsp; That did it for me and my buyer.&amp;nbsp; This deal was not going to close under CW. &amp;nbsp;There was no excuse from CW for this crap given what they knew about my buyer from the get go.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&amp;nbsp; I called my other lender and went through everything with him and had him clear the issues with his underwriter so I would know we could switch lenders and save this deal.&amp;nbsp; In our foreclosure contract if you switch lenders the seller can cancel the contract so I had convincing job cut out for me. &amp;nbsp;CW told my buyer that the seller may not accept a new lender as well.&amp;nbsp; Anyhow, I wrote a long detail email to the foreclosure agent on how CW was responsible for this mess we were in and we were switching lenders. &amp;nbsp;To make a long story short we went forward with some more bumps in the road, but finally closed and my buyer got the home of his dreams. &amp;nbsp;I saved this deal because of my experience, education and concern for my buyer.&lt;/p&gt;

      <description>&lt;p&gt;I want to thank the listing agent who was smart enough to send me the buyer's agent flowers for selling their property and managing all the details to get to closing. &amp;nbsp;I want to thank her for the great service she provided me whenever I needed information from the seller.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp; All too often listing agents take for granite a buyer's agent.&amp;nbsp; I can't tell you how many listings agents should be thrown to the curb by their sellers if the seller only knew how nasty their listing agent can be to a buyer's agent or how lazy listing agents are getting information to the buyer's agent.&amp;nbsp; A listing agent with a bad attitude and lazy mindset costs the sale of the property.&amp;nbsp;&amp;nbsp;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Listing agents don't get that a buyer's agent is their best client who will return business to them year after year. &amp;nbsp;Listing agents treat your buyer's agent with high respect and their buyers.&amp;nbsp; Send a big thank you to your buyer's agent after closing. &amp;nbsp;&amp;nbsp;Provide all the information the buyer's agent asks for in a timely manor to help the buyer's agent get your property sold.&amp;nbsp;&amp;nbsp;&amp;nbsp;&lt;/p&gt;

      <title>Will Utilities not be turned on in the future to do inspections for Foreclosures?  </title>
      <description>&lt;p&gt;I had one of our REO Realtors who handles many REO&amp;nbsp;listings in our area state that turning on utilities to foreclosures is going to become a thing of the past.&amp;nbsp; I was told the view of the bank is that your buying the home AS IS, at wholesale, and&amp;nbsp;the bank is not going to&amp;nbsp;do repairs.&amp;nbsp;If the buyer wants the utilities on for inspections they will have to pay to&amp;nbsp;turn them on. &amp;nbsp; Also This REO agent won't&amp;nbsp;turn on gas or water for inspections&amp;nbsp;does that sound right?&amp;nbsp; I was told that if the buyer wanted the water turned on he would have set that up with the water company.&amp;nbsp; My problem with this is if we turn on the utility and damage is done to the house there is no insurance to cover it on the buyer's side.&lt;/p&gt;

      <description>&lt;p&gt;In today's market sellers need to look to the internet to find their Realtor to sell their home. Why?&amp;nbsp; 80% of the buyers who are local, national, and international are looking on the internet to shop for a home. &amp;nbsp;The days of advertisement in home magazines are over.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;Home magazines put out about 30,000 copies a month and many of these magazines are picked up by Realtors to see who is advertising.&amp;nbsp; Sellers pick up these magazines to find a Realtor.&amp;nbsp; Buyers who pick the magazine up have to read all the ads to hopefully find a home they may be interested in.&amp;nbsp; How many people do you know have the time to look through all those ads? The odds of a buyer finding what their looking for are slim.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Why is the internet so powerful? A buyer can view multiple pictures, video, and easily use the MLS search engine to find what their looking for in a matter of minutes.&amp;nbsp; The more people who know your home is for sale the higher probability it will sell. &amp;nbsp;So what separates a good internet agent from an agent with a just web page?&amp;nbsp; Here are the questions you should ask yourself:&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Can you find their web site and can you easily find your home on their site?&lt;/p&gt;
&lt;p&gt;Do their ads have multiple pictures and video to attract attention?&lt;/p&gt;
&lt;p&gt;Do their ads have the agents direct phone number and e-mail so prospects can ask questions.&lt;/p&gt;
&lt;p&gt;How strong of an internet presence do they have?&amp;nbsp; Is listing your home on the main companies web site enough?&lt;/p&gt;
&lt;p&gt;How user friendly is the search engine on their company site or individual site?&amp;nbsp; Try them out and see what you think.&amp;nbsp; Would you go back and use it?&lt;/p&gt;
&lt;p&gt;Everyone has an email on the internet does your agent know how to scan contracts to send by email?&amp;nbsp; You would be surprised at home many agents can only fax contracts. &amp;nbsp;A contract can be faxed once and after that you can't read it.&amp;nbsp;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Remember the more people who know your home is for sale the higher probability it will sell. &amp;nbsp;This is basic marketing.&amp;nbsp; Look to the internet&amp;nbsp;instead of the home magazine&amp;nbsp;to find A Realtor. Look beyond the company website.&amp;nbsp;&lt;/p&gt;

&lt;p&gt;Orange Lake is the largest lake in the North Central Region at 12,550 acres. It is designated as a Fish Management Area and is located about 20 miles southeast of Gainesville. Orange Lake averages 5.5 feet deep with a maximum depth of 12 feet. Water levels fluctuate an average of 2 feet, annually. Outflow is controlled by a fixed-crest weir located at Highway 301 (southeast portion of lake). Orange Lake receives inflow from Newnans Lake through River Styx and from Lochloosa Lake through Cross Creek. Cross Creek (1.8 miles) is navigable to most boats during normal water levels. &lt;br /&gt;Orange lake has an extensive aquatic vegetation community, dominated by spatterdock (lily pads) and periodically hydrilla. Shallow marsh areas are inaccessible to anglers due to the dense growth of vegetation. Bluegill, redear sunfish, black crappie and largemouth bass are generally caught in the deeper spatterdock, emergent grasses and hydrilla. &lt;br /&gt;Marion County and the Florida Fish and Wildlife Conservation Commission allocated funds to establish a fishing pier at Heagy-Burry Park (southwestern part of the lake). The pier is handicap-accessible. A fish attractor is located near the pier, which provides for good fishing.&lt;/p&gt;

      <description>&lt;p&gt;I asked my broker to find out if our E&amp;amp;O covered a Realtor if we were involved in negotiating a short sale with the bank for a seller.&amp;nbsp; The answer was no.&amp;nbsp; I personally would not involve myself with the negotiations as I feel this should be left up to a lawyer.&amp;nbsp; I thought I would put this out there because agents need to check with their E&amp;amp;O insurance to find out if their covered.&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;</description>
