Britt, MBA (The Heritage Real Estate Team) Wed, 19 Sep 2007 22:24:33 -0500 http://activerain.com/blogsview/210660/kansas-city-parade-of-homes http://activerain.com/blogsview/210598/downsizing-and-upsizing- Downsizing and Upsizing! <p>While some clients talk about <strong>downsizing</strong>, they still are wanting the amenities!</p><p>As we mature and grow into the years of enjoyment, the thought of <strong>downsizing</strong> tends to come up as a topic.  But <strong>downsizing</strong> doesn't mean giving up on the amenities of comfort, convenience and class.</p><p>So what are some of these amenities your buyer may want in their dream <strong>home</strong>?  </p><p>Well, how about a customized exercise room.  Use that spare <strong>bedroom</strong> to place that weight training equipment, the cardio machines, soft mats, surround sound and a HDTV.  If you have space, how about an outdoor/indoor lap pool and hot tub, that could provide a way to relax and stay in shape.</p><p>Next is the master <strong>bedroom</strong> which may include a fireplace, large walking closets with space for heated mattress pads, warming blankets, robes, towels and of course your wardrobe.  For convenience, you could add a laundry room next to the master, remote controlled window treatments and lighting, and a music and the HDTV.</p><p>Another feature that seems to be catching on is a convenient, assessable place for storing the quick get away luggage.  This way you don't have to stuff that luggage away in attic, basement, or hard to get to closet.</p><p>How about converting the <strong>bathroom</strong> into your own private spa?!  Seating in the shower, and extra long hose for the shower head for convenience, and low silhouette showers for easy access.</p><p>What about a heated driveway and sidewalks for that <strong>home</strong>?  This could be a lifesaver as well as convenience for preventing slips and falls during the winter, spring or fall (no pun intended!).</p><p><img title="No-Mow Lawn" src="http://activerain.com/image_store/uploads/5/0/7/0/6/ar119025439460705.jpg" vspace="2" border="2" height="188" hspace="6" align="left" alt="No-Mow Lawn" width="300" /></p><p> </p><p>Finally, this one was one I hadn't even considered, <strong><a href="http://www.care2.com/greenliving/flowering-lawns-no-mow-lawns.html" title="No-Mow Lawns" target="_blank">no-mow lawns</a></strong>.  Not rock gardens, but actually green grass that you only mow maybe once a year!  Now this one I could get excited about the kind of yard even now!  These <strong><a href="http://prairienursery.com/store/index.php?main_page=index&cPath=11" title="No-Mow" target="_blank">no-mow lawns</a></strong> are a mix of several slow-growing fescue grasses that create a dense, tough turf.  The grasses develop deep roots that allow a tolerance for drought and thrive in shade.  These grasses are low maintenance; need no fertilizer, and no watering.  What could be more convenient! </p><p><strong>Now what are some of your client wants and wishes!</strong></p><strong><p> </p><p><strong>David L. Britt, MBA (The Heritage Real Estate Team) Wed, 19 Sep 2007 21:18:20 -0500 http://activerain.com/blogsview/210598/downsizing-and-upsizing- http://activerain.com/blogsview/209536/energy-to-spare- Energy to Spare...? <p><strong>Tips for lowering your energy costs!<img title="Savings" src="http://activerain.com/image_store/uploads/7/0/0/8/4/ar119017345848007.jpg" vspace="2" border="2" height="100" hspace="6" align="left" alt="Savings" width="82" /></strong></p><p>With the fall approaching and then winter around the corner, what are you doing to protect your wallet and save the green backs?  We could be in for a mild winter, or maybe not.  At least it would be a good idea to test your heating system before the cold gets here, you don't want to wait until you need to, then don't have it.</p><p>So here are some tips to consider.</p><ul><li><strong>Clean your furnace filter</strong> - Make sure your furnace filter is clean and replaced with a new one.  This is one of the most overlooked and yet easiest to fix.</li><li><strong>Add insulation</strong> - Your attic could use a layer of insulation, this again is an area where you can create a big saving.</li><li><strong>Replace your light bulbs</strong> - with all the energy savings features available, there are many energy-efficient bulbs such as the fluorescent ones that us 75 percent less electricity.</li><li><strong>Protect your pipes</strong> - insulating your water lines in crawl spaces and the attic are sometimes overlooked.  Hot water lines lose heat and can be wrapped to prevent this heat loss.  The distance from the hot water tank to your shower may be long enough to allow a great deal of heat loss.</li><li><strong>Install a programmable thermostat</strong> - so many to choose from today, these are fairly inexpensive and provide a great deal of benefit.  Lower the heat late at night can create a significant savings.</li><li><strong>Redirect the heat</strong> - here's a easy one, if you use the ceiling fans, reverse the direction of the fan during the winter to run counterclockwise pushing the warm air away from the ceiling and down the walls to the living area.  Close down vents in less used rooms but not all the way.  Check the basement duct work for a change in the flow of heat from your furnace.  Many new homes today have a directional flow in the duct work that allows more air flow in upper areas of the home.  You may see a winter and summer setting on your duct work.</li><li><strong>Use Special Paint</strong> - there now is a non-toxic ceramic powder you can put in your paint before you paint that room with a fresh coat of paint.  This allows a reduction in the amount of heat passing through the walls.  It creates a radiant barrier that reflects heat back into the room.</li></ul><p>There you go!  Something to think about the next time you don't have anything to do!</p><p><strong>David L. Britt, MBA (The Heritage Real Estate Team) Tue, 18 Sep 2007 22:46:56 -0500 http://activerain.com/blogsview/209536/energy-to-spare- http://activerain.com/blogsview/209509/privacy-invasion- Privacy Invasion...? <p><strong>Do you feel your privacy is being invaded?<img title="Digital Camera" src="http://activerain.com/image_store/uploads/7/4/8/9/1/ar119017162219847.jpg" vspace="2" border="2" height="115" hspace="6" align="right" alt="Digital Camera" width="124" /></strong></p><p>With so many developments since 9/11 there is definitely a reason for us to do what we can to protect ourselves, yet we must also give up some things.  Living in the digital world has provided many benefits that can be taken for granted.  One such technology benefit is the <strong>digital</strong> camera.</p><p>Camera's are everywhere today.  If you are in London, I heard there is one <strong>digital</strong> camera for every six people who live in London.  New York also is placing camera's in many areas of the city to help protect us.  Everywhere you go; stores, malls, businesses, there are camera's taking pictures of you and your face.  </p><p>Are these pictures then stored for viewing later?  If so, how long are they kept?  Are they then stored in a database that is part of an even bigger organization that stores this information for later use?  Who will be allowed to tap into this database?  Will it be used for our good?  Will this database then be connected with our private information, address, phone, date of birth, social security number, credit history, etc...?</p><p>What is the trade off for our convenience and safety?  Experts say this information is crucial for the ability to track and trace people.  Those who could be terrorists, criminals, etc...  But then, there are web sites like <strong>MySpace</strong> and <strong>Facebook</strong> that provide a social network to connect with friends and strangers.  The youth of today seem to accept this as a part of their life.  Those of us who are older tend to be more cautious.  What is the next step?</p><p>So what do you think?  How will this <strong>digital</strong> world change our lives?</p><p><strong>David L. Britt, MBA (The Heritage Real Estate Team) Tue, 18 Sep 2007 22:16:25 -0500 http://activerain.com/blogsview/209509/privacy-invasion- http://activerain.com/blogsview/208248/plaza-art-fair-kansas-city Plaza Art Fair, Kansas City <p><strong><a href="http://www.countryclubplaza.com/plaza.aspx?pgID=913">The 76<sup>th</sup> Annual Plaza Art Fair</a><img title="Plaza Art Fair" src="http://activerain.com/image_store/uploads/8/0/4/4/9/ar119008623394408.jpg" vspace="2" border="2" height="288" hspace="6" align="right" alt="Plaza Art Fair" width="174" /></strong></p><p>This event is one that is really an awesome event here in <strong>Kansas City</strong>.  Our <strong>Plaza</strong> area is really unique and one of the main attractions in <strong>Kansas City</strong>.  Especially, during the Christmas season when all the unique buildings are light up with Christmas lights.  I will write more on this later, but for now we will discover the <strong><a href="http://www.countryclubplaza.com/plaza.aspx?pgID=913">Plaza Art Fair</a></strong>!</p><p>The <strong>Plaza</strong> hosted its 76<sup>th</sup> Annual Art Fair where 230 artists displayed their art work under tents stretched from one end of the <strong>Plaza</strong> to the other and streets were blocked off for standing room only down on the <strong>Plaza</strong>.  </p><p>Along with all the beautiful art on display were culinary, performing and interactive works of art!  Four live music stages allowed for entertainment for kids and adults.  The culinary arts provided tastes from 29 restaurant booths located in three areas of the <strong>Plaza</strong>.</p><p>This outdoor autumn event attracts artists from all over the country and ranges from intricate sculptures to contemporary mixed media and absolutely wonderful works to art.  Visitors can interact with the artists and learn more about how and why they created their works of art.  </p><p>If you haven't had the opportunity to visit this <strong>Kansas City</strong> event, plan to put this on your calendar for your next visit to <strong>Kansas City</strong>!  If you love art, you will enjoy this event!</p><p><strong>David L. Britt, MBA (The Heritage Real Estate Team) Mon, 17 Sep 2007 22:32:09 -0500 http://activerain.com/blogsview/208248/plaza-art-fair-kansas-city http://activerain.com/blogsview/208221/just-push Just Push <p><strong>Just Push</strong> <img title="Pushing" src="http://activerain.com/image_store/uploads/8/6/7/7/6/ar11900843467768.JPG" vspace="2" border="2" height="225" hspace="6" align="right" alt="Pushing" width="150" /></p><p>I wish I could take credit for finding this one, but my wife sent this to me and I couldn't help but pass this on.  Too often we try to rationalize in our human intellect, not understanding what God is asking from us.  </p><p>I have trying too hard to make things happen by myself and I have failed to give God the credit He so justly deserves. My wife would say that I'm a workaholic, and she would be correct in saying this, but I just can't seem to sit still.  I have to be doing something.  Well, over the past couple of weeks I began to once again realize this is not about me, my efforts, my time, etc...  It is about God working through me, on His time, His efforts and His talents in me.  I have made a commitment to focus on time with God, so when my wife sent the quote to me, I found this to be very motivational.  My understanding is the author is unknown, but this is a quote, not my writing.  Still worth the read.</p><p><strong>"JUST PUSH</strong><br /><br />A man was sleeping one night in his cabin when suddenly his room filled with light, and God appeared. The Lord told the man he had work for him to do, and showed him a large rock in front of his cabin. <br /><br />The Lord explained that the man was to push against the rock with all his might.<br /><br />So, this the man did, day after day. For many years he toiled from sunup to sundown, his shoulders set squarely against the cold, massive surface of the unmoving rock, pushing with all his might!<br /><br />Each night the man returned to his cabin sore and worn out, feeling that his whole day had been spent in vain. Since the man was showing discouragement,<br />the Adversary (Satan) decided to enter the picture by placing thoughts into the weary mind. (He will do it every time)!<br /><br />"You have been pushing against that rock for a long time and it hasn't moved" Thus, he gave the man the impression that the task was impossible and that he was a failure. <br /><br />These thoughts discouraged and disheartened the man. Satan said, "Why kill yourself over this? Just put in your time, giving just the minimum effort; and that will be good enough."<br /><br />That's what the weary man planned to do, but decided to make it a matter of Prayer and to take his troubled thoughts to the Lord.<br /><br />"Lord," he said, "I have labored long and hard in Your Service, putting all my strength to do that which you have asked. Yet, after all this time, I have not even budged that rock by half a millimeter. What is wrong? Why am I failing?"<br /><br />The Lord responded compassionately, "My friend, when I asked you to serve Me and you accepted, I told you that your task was to push against the rock with all of your strength, which you have done. Never once did I mention to you that I expected you to move it. Your task was to push. And now you come to Me with your strength spent, thinking that you have failed.<br /><br />But, is that really so? Look at yourself. Your arms are strong and muscled, your back shiny and brown; your hands are callused from constant pressure, your legs have become massive and hard. Through opposition you have grown much, and your abilities now surpass that which you used to have. True, you haven't moved the rock. But your calling was to be <u>obedient</u> and to push and to exercise your <em>faith and trust</em> in My Wisdom. That you have done. Now I, my friend, will move the rock."<br /><br />There are times in our life when we need to hear from God, however, we tend to use our own intellect to decipher what He Wants, when actually what God wants is just simple obedience and faith in Him. Britt, MBA (The Heritage Real Estate Team) Sat, 15 Sep 2007 23:15:58 -0500 http://activerain.com/blogsview/206269/alternative-construction-materials http://activerain.com/blogsview/204228/remodeling-a-home- Remodeling a Home? <p>New versus<strong> Remodeling</strong>, some thoughts to consider!<img title="Remodeling" src="http://activerain.com/image_store/uploads/2/3/5/3/4/ar118974473643532.jpg" vspace="2" border="2" height="249" hspace="6" align="right" alt="Remodeling" width="200" /></p><p>Sometimes you just like the <strong>neighborhood</strong> you live in, you really like most everything about your home other than you want a sunroom, or an extra bedroom, updated kitchen and bathrooms, etc...</p><p>Well when you get the project completed, you might forget about something that could cost you more later, increasing the value of your homeowner's policy.  </p><p>I'm not any different than anyone else, I don't like paying more than I need to for the insurance on my <strong>home</strong>, but if you have replacement cost coverage and want to be able to repair you <strong>home</strong> if a disaster occurs, you are required to have coverage at 80% of the value of your <strong>home</strong>.</p><p>So, here are some questions you can use to determine if you have adequate coverage.</p><ul><li><div>What is the replacement value of your <strong>home</strong>, not the market value.</div></li><li>Have you made any significant changes in your<strong> home</strong>?  Major upgrades are a given, but <strong>remodeling</strong> the basement, upgrading fixtures, adding expensive wall finishes, window covering and landscaping can add value.</li><li>Have you taken a <strong>home</strong> inventory?  It's a good idea to take a video camera and just walk around your <strong>home</strong> creating a video of everything you can think of.  Talk about the significance of the furnishing and other items.  You should even take out jewelry and lay it out on a black cloth and video it as well.</li><li>Have you recently purchase valuable fine art, precious metals, jewelry, computer equipment, furs, etc...?  More than $1,000 may be considered "scheduled" items and could require a separate rider.</li><li>Have you started a <strong>home</strong> based business?  Enough said here.</li><li>Have you purchased a <strong>home</strong> safe?  This may qualify for a reduction in your rates.  Call your agent.</li><li>Have you installed an alarm system?  This is so easy today with wireless, again, could provide you a discount on your rates.</li><li>Combining your <strong>home</strong> and auto policies with the same company also provides you a discount.  This discount could also help with other members of your family if they live at your <strong>home</strong>.</li></ul><p>My best to you!</p><p><strong>David L. Britt, MBA (The Heritage Real Estate Team) Tue, 11 Sep 2007 23:58:31 -0500 http://activerain.com/blogsview/201772/turning-lemons-into-lemonade http://activerain.com/blogsview/195566/iphone-or-not iPhone or Not <p>Reasons to consider before purchasing an <strong>iPhone</strong></p><p><img title="iPhone" src="http://activerain.com/image_store/uploads/4/3/0/0/4/ar118904975640034.jpg" vspace="2" border="2" height="150" hspace="6" align="right" alt="iPhone" width="200" />I'm interested, as a techie, in looking at new products available to help me with my business.  I must also be conscious that I don't buy something just because it is new on the market or just because I think it would be a great product to have.  I'm getting better at this, but I would have to say that I have been intrigued by the <strong>iPhone</strong>.  </p><p>Lots have been said about the <strong>iPhone</strong>, but you may want to consider these reasons why you should consider waiting before jumping on the bandwagon of the <strong>iPhone</strong>.</p><p>Here's a list of reasons to consider.</p><ol><li><div><strong>It costs too much</strong> - okay that's better self explanatory.  At $500 to $600, this just puts it in an expensive category. </div></li><li><strong>It doesn't fully support ActiveSync</strong> - this means you can not get your contacts and calendar entries from your computer to your <strong>iPhone</strong>.  ActiveSync is to be supported in the future, but for now you might want to wait.</li><li><strong>Replacement Battery</strong> - this just seems like a bad idea from the beginning.  You must return your <strong>iPhone</strong> to get the battery replaced.  No spare is available.  A big reason for you to wait.</li><li><strong>No Keyboard</strong> - Apple made the conscious choice not to provide this feature, but in world of thumb texting and email, wouldn't you think you would find a way to make this an add-on?</li><li><strong>Third party Applications</strong> - for palm and windows mobile users, there are lots of choices for downloading applications to the phone.  And in the real estate business, the lockboxes and other features needed must be installed to avoid having several devices to keep track of.</li><li><strong>Only one Provider</strong> - AT&T is the only provider.  Okay, there is a hack that may be available to use for other carriers, but if you use it, you may be voiding the warranty.  Verizon and Sprint provide a large customer base that cannot be avoided.  There must be a future plan, another reason to wait.</li><li><strong>Slow technology</strong> - the technology used for the<strong> iPhone</strong> on AT&T's network is called EDGE.  This is an older and slower technology to the Verizon and Sprint faster EV-DO Rev A network.  Phones need to have fast access to the internet, we don't want to wait!</li><li><strong>Camera Features</strong> - no zoom or flash could be an issue.  It does have 2 megapixels, but maybe that's why the price is up there!</li><li><strong>Syncing requires iTunes</strong> - not everyone has or wants to have<strong> iTunes</strong> installed on their computer.  In business cases, you may not be allowed to use <strong>iTunes</strong> as it may be restricted. </li><li><strong>Dead Zone</strong> - there are reports that state a problem where the display loses the sensitivity to touch.  Since this is the way you use the <strong>iPhone</strong>, that could be a problem.</li></ol><p>So, you may want to wait or consider another phone for the short term until changes are implemented and the next release of the <strong>iPhone</strong>.</p><p><strong>David L. Admission is $5 for adults; and $3 for children ages 5-11. Children under 5 admitted free. Britt, MBA (The Heritage Real Estate Team) Tue, 04 Sep 2007 23:09:59 -0500 http://activerain.com/blogsview/194539/events-and-festivals-in-olathe-kansas http://activerain.com/blogsview/193384/olathe-kansas-new-interchange Olathe Kansas New Interchange <p>More plans for growing the southern boundaries of <strong><a href="http://www.olatheks.org/">Olathe, KS</a><img title="Olathe Kansas" src="http://activerain.com/image_store/uploads/4/6/7/6/5/ar118886886956764.JPG" vspace="2" border="2" height="225" hspace="6" align="right" alt="Olathe Kansas" width="300" /></strong></p><p>There have been proposals and offerings on a new interchange at 159<sup>th</sup> and I-35 for the past few years in <strong><a href="http://www.olathe.org/">Olathe</a></strong>, and it appears as though these changes are developing into reality.  Although, the plan may be a ways off, it is to the credit of our city council and planning committee that they are thinking ahead and planning appropriately.</p><p>The<strong> Lone Elm Vicinity Plan</strong> now appears to have a corporate and retail slate placed on it versus a large lot residential neighborhood that was once on the table.  <strong>Olathe</strong> has a large retail development now at 119<sup>th</sup> Street and I-35 that has placed several major retail and shopping centers on both sides of the interstate.  <strong><a href="http://www.basspro.com/">Bass Pro Shop</a></strong> just moved on the west side and on the east is side there is an <strong><a href="http://www.amctheatres.com/" title="AMC Theaters" target="_blank">AMC 30</a></strong> theater complex, several restaurants, shopping with the <strong><a href="http://www.homedepot.com" title="Home Depot" target="_blank">Home Depot</a></strong>,<strong> <a href="http://www.bestbuy.com" title="Best Buy" target="_blank">Best Buy</a></strong>, <strong><a href="http://www.target.com" title="Target" target="_blank">Target</a></strong>, <strong><a href="http://www.officemax.com" title="Office Max" target="_blank">Office Max</a></strong>, <strong><a href="http://www.dickssportinggoods.com" title="Dick's Sporting Goods" target="_blank">Dick's Sporting Goods</a></strong>, a New <strong>Olathe Pointe</strong> shopping and retail area and many other retailers at this location.  It has taken a few years for this to develop, but it has become a very well traveled area now that development has filled in the gaps.  I have watched <strong>Olathe</strong><strong>'s </strong>growth over the past 20 plus years and it is very encouraging to see why <strong>Olathe</strong> is one of the top growing cities in the nation.</p><p>For the future, 159<sup>th</sup> and Lone Elm currently provide open ground with a few major corporate warehouses like <strong><a href="http://www.pacsun.com" title="Pacific Sun Sunwear" target="_blank">Pacific Sun</a></strong> (a huge complex of it's own).  One area on the other side of the intersection is <strong>Cedar</strong><strong> Lake</strong>, a 56 acre community lake that provides fishing and boating.  I would hate to see this destroyed by building corporate and retail businesses.  I'm sure the city council will keep it in mind as they plan for future growth.  It could take another 20-30 years for development to really take hold, but there are plans for this area to develop in the very near future.</p><p>There is already some major real estate developing communities like Nottington Creek at 175<sup>th</sup> street that will provide competition to a high demand area called <strong><a href="http://activerain.com/blogsview/159721/Developers-Vision-Arbor-Creek">Arbor Creek</a></strong> at 159<sup>th</sup> street east of the proposed interchange.</p><p>This all goes to show how the future of <strong>Olathe</strong> will continue for some time.</p><p><strong>David L. Britt, MBA (The Heritage Real Estate Team) Mon, 03 Sep 2007 20:27:51 -0500 http://activerain.com/blogsview/193384/olathe-kansas-new-interchange http://activerain.com/blogsview/191807/labor-day-celebration Labor Day Celebration <p>Celebration of <strong>Labor Day</strong></p><p>Many of us are celebrating this <strong><u><a href="http://info.detnews.com/history/story/index.cfm?id=150&category=business"><u>Labor Day</u></a></u></strong> with family and friends, possibly at the lake, on the ocean or in the beauty of the mountains!  Wherever you are celebrating, my hopes and prayers are that you are enjoying it safely and are having a great time doing it.</p><p>As you are celebrating it, did you ever wonder why <strong><u><a href="http://info.detnews.com/history/story/index.cfm?id=150&category=business"><u>Labor Day</u></a></u></strong> exists?</p><p><img title="Peter McGuire" src="http://activerain.com/image_store/uploads/1/4/9/6/4/ar118870750146941.gif" vspace="2" border="2" height="199" hspace="6" align="left" alt="Peter McGuire" width="150" />Okay, we all know that <strong>Labor Day</strong> is the first Monday in September and we probably understand that is was a creation of the labor movement dedicated to the achievements of American workers.</p><p>Controversy in history has it that Peter McGuire, an Irish-American cabinet maker and pioneer unionist proposed the day in dedication to all who labor. Old records describe him as a red-headed, fiery, eloquent leader of the Brotherhood of Carpenters and Joiners. </p><p>Peter McGuire introduced his idea at a meeting of the Central Labor Union on May 18,1882. "Let us have, a festive day during which a parade through the streets of the city would permit public tribute to American Industry," he said. </p><p>What I wonder is, do we really appreciate why this day exists?  Do we even think about what the past contributed to the creation of the day?  I wonder?  Maybe, we shouldn't even care, just enjoy it and move on, but I wonder?</p><p><strong>What do you think?</strong></p><p><strong>David L. Britt, MBA (The Heritage Real Estate Team) Sat, 01 Sep 2007 23:33:22 -0500 http://activerain.com/blogsview/191807/labor-day-celebration http://activerain.com/blogsview/191785/tbones-baseball-in-kansas-city TBones Baseball in Kansas City <p><strong>Minor League Baseball in Kansas City<img title="TBones Logo" src="http://activerain.com/image_store/uploads/4/8/9/3/7/ar118870489873984.jpg" vspace="2" border="2" height="159" hspace="6" align="right" alt="TBones Logo" width="170" /></strong></p><p>Tonight our <strong><a href="http://www.kw.com/">Keller Williams</a></strong> office went together as a group to a <strong><a href="http://www.tbonesbaseball.com/">TBones Baseball</a> </strong>game here in <strong>Kansas City</strong>.  Our group took several rows and seats, there must have been close to a hundred of us there.  You could see us from anywhere as we all wore our RED shirts in representation of <strong>Keller Williams</strong>.  </p><p>I guess for me, the joy of the game is really watching other people as they experience the game.  Some for the first time in their young lives as they attended the game.  Mom and dad helping them experience the game, the cotton candy, the hot dogs, the refreshments and hoping to gain that all elusive fly ball!  </p><p>Our receptionist's and her husband had her young daughter there to enjoy the game and as I watched I saw the expression on this young girls face, capping her hands outstretched as if she was saying, "Catch me a fly ball! - Catch me a fly ball!"</p><p><img title="Baseball Catch" src="http://activerain.com/image_store/uploads/9/7/6/2/9/ar118870533492679.jpg" vspace="2" border="2" height="144" hspace="6" align="left" alt="Baseball Catch" width="150" />I thought, what an experience she would have to really catch a fly ball and what memories would she take away from the experience?  How would she remember this experience later in life?  Would she remember it?</p><p>So as my wife and I were sitting there, I thought, "okay, if one comes this way, I'll get it and give it to her!  Well, I didn't have to wait too long and what do you know, a fly ball came our way and I did get it and I gave it to her!  That was the biggest joy I think I could have experienced!  Her mom and dad "thanked me" but the biggest appreciation was the look on her face as she was able to take home a baseball from her first experience at a baseball game!</p><p>I overheard her dad tell her how he had been to so many games and didn't have the opportunity to catch a baseball and how lucky she was to have one on her first game day!  Something in me was saying that I bet she <em><u>will remember</u></em> this day as an experience with her family for some time in the future.  You see she didn't have a dad until this past year and one that has served our country in the armed forces!  I honor all of them and thank them every day for what they have given to keep the rest of us save.  </p><p>Oh, by the way, the <strong><a href="http://www.tbonesbaseball.com/">TBones</a></strong> game was celebrating and in honor of our <strong>Armed Forces</strong>!  What a great day!</p><p><strong>David L. Britt, MBA (The Heritage Real Estate Team) Thu, 30 Aug 2007 23:19:51 -0500 http://activerain.com/blogsview/189954/prairie-village-kansas-4-bd-2-5-bath http://activerain.com/blogsview/185794/last-chance-for-a-vacation- Last Chance for a Vacation? <p><strong>Colorado</strong><strong> Rocky Mountains</strong> <img title="Colorado Rocky Mountains" src="http://activerain.com/image_store/uploads/6/3/0/1/3/ar11881873731036.jpg" vspace="2" border="2" height="225" hspace="6" align="right" alt="Colorado Rocky Mountains" width="300" /></p><p> </p><p>I don't know how many of you enjoy the scenic views of our country, but one of the most enjoyable places of interest for my wife and I, is <strong><a href="http://www.estesnet.com/">Estes Park, Colorado</a></strong> and the entrance or gateway into the <strong><a href="http://www.rocky.mountain.national-park.com/">Rocky Mountain National Park</a></strong>.  </p><p>If you haven't had a chance to visit, you may want to look at this area for it's beauty and breath taking views of the mountains and countryside.</p><p>This quaint little town of <strong><a href="http://www.estesparkcvb.com/">Estes Park, Colorado</a></strong> has the view of the mountains, a beautiful lake called Lake Estes, and a walk through this little mining town.  Depending upon the time of the year, you can also enjoy hiking, climbing, fishing, golfing, sightseeing, wildlife watching and much more.</p><p>One of our visits carried us to a lift taking us up the mountain side to feed the chipmunks.  You can persuade these little creatures to crawl right up your leg and take a peanut from you.  They are quite interesting, (my wife would say "cute") little creatures to watch as they can pack several pieces of food in their jaws before scurrying off to eat or hide for the winter.</p><p><img title="Rocky Mountains" src="http://activerain.com/image_store/uploads/1/7/1/9/2/ar118818745429171.jpg" vspace="2" border="2" height="240" hspace="6" align="left" alt="Rocky Mountains" width="300" />There are several great restaurants and places to stay, like the <strong><a href="http://www.stanleyhotel.com/">Stanley Hotel</a></strong>, or if you want a taste of the fresh mountain air and the sounds of the rushing river, try a cabin on the river. </p><p> </p><p>You will then want to take the drive into <strong>Rocky</strong><strong> Mountain National Park</strong><strong>.  </strong>The views during this drive are incredible.  Valleys, lakes, snow, and wildlife can all be seen in the <strong>Rocky Mountain National Park</strong>.  It was first discovered in 1859 during a hunting trip by Joel Estes and his son.  Then in 1860, Joel Estes moved his family to the area in order to raise cattle.  Others followed in the coming years and settlers and homesteaders staked their claims in the Estes Park region. </p><p> </p><p>There is so much to be said about <strong>Estes</strong><strong> Park</strong> and the <strong>Rocky</strong><strong> Mountain National Park</strong>, it just doesn't do it justice in a blog.  But here are some links to sites you can visit to get a taste of the area.  And here's a <a href="http://www.estesnet.com/CommunityInfo/map.aspx">map of the area</a>.  If you like the mountains and wildlife it offers, check out these sites.</p><ul><li><div><a href="http://www.estesparkresort.com/">http://www.estesparkresort.com/</a> </div></li><li><a href="http://www.explore-rocky.com/">http://www.explore-rocky.com/</a></li><li><a href="http://www.estes-park.com/">http://www.estes-park.com/</a> </li></ul><p>Take a visit and tell me what you think!</p><p><strong>David L. Britt, MBA (The Heritage Real Estate Team) Sun, 26 Aug 2007 23:07:17 -0500 http://activerain.com/blogsview/185794/last-chance-for-a-vacation- http://activerain.com/blogsview/185004/patio-popularity Patio Popularity <p><strong>Patios are Back!</strong></p><p><strong>  <img title="Patio Courtyard" src="http://activerain.com/image_store/uploads/3/7/1/0/6/ar118810158760173.jpg" vspace="2" border="2" height="150" hspace="6" align="left" alt="Patio Courtyard" width="200" /></strong></p><p>It seems the grill on the deck is being replaced with the grill on the <strong>patio</strong>!  The appeal of the <strong>patio</strong> creates a flow extends seamlessly into the landscape of the home.  Decks provide an extension of the home, plus the wood decks require maintenance, but the <strong>patio</strong> doesn't.</p><p> </p><p>Custom <strong>patios</strong> have evolved from the cold concrete slabs to stylish designs with various materials for the outdoor pleasure.  Let's look at three areas to consider when putting in a <strong>patio</strong>.</p><p><em><u>Design:</u></em>  A <strong>patio's</strong> shape and size is limited only to the imagination and the dimensions of the area to be considered.  It could be an attached <strong>patio</strong> (an extension of the home), a freestanding (built to capitalize on a particular aspect of the landscape), a courtyard (pulls the sides of the home into one main area), and a poolside (which focuses on entertaining and recreation).</p><p><em><u><img title="Patio Combination" src="http://activerain.com/image_store/uploads/9/8/2/6/0/ar118810146606289.jpg" vspace="2" border="2" height="200" hspace="6" align="right" alt="Patio Combination" width="300" />Material:</u></em> Concrete, stone, rock, various tiles and even brick can be perfect choices or any combinations of these materials.  Concrete stamping can provide some very interesting and exciting designs.  Couple that with some stone that extends to a pool or pond with a little rock and you can have a very nice flow of the landscape.  Now add a little color to the concrete!</p><p><em><u>Accessories:</u></em> Okay, what are the choices for accessories?  Of course, the grill and <strong>patio</strong> furniture are obvious, but what other choices could you use?  How about an outdoor fireplace, firepits, firedishes, chimimeas or heater!  My wife would really like us to put in a fountain, pond or waterfall.  Preferably all the above!  This again is another excellent choice for a calm relaxing extension of the landscape.</p><p>Now, here's a checklist to consider when putting in a <strong>patio</strong>.</p><p>Know how you want to use the area<img title="Patio Concrete" src="http://activerain.com/image_store/uploads/7/3/5/7/9/ar118810166297537.jpg" vspace="2" border="2" height="225" hspace="6" align="right" alt="Patio Concrete" width="300" /></p><ol><li>Have a budget</li><li>Ask for references if using a contractor</li><li>Make sure the substrate is prepared properly (the <strong>patio</strong> needs to slope away from the home for proper drainage</li><li>Use a reputable company for concrete, stone, brick, and tiles</li><li>Remember to use waterproofing materials when bonding the materials together</li><li>Build a solid base for the <strong>patio</strong></li></ol><p>So what do you think, is the <strong>patio </strong>something you can in your future?</p><p><strong>David L. Cowboy Boots</strong>" Celebrate 150 years of the birth of <strong>Olathe, Kansas</strong>.  </p><p>Where the Oregon and Santa Fe Trails met to go west!  The <strong>Olathe</strong> Chamber of Commerce commissioned these twelve six foot sculptures of the cowboy boy in celebration of <strong>Olathe's 150th birthday</strong>.  Olathe, Kansas is noted as the beginning of the first cowboy boot (see post on the original birthplace of the boot, guess which post!), and as such, seemed to be a fitting representation of <strong>Olathe's</strong> birthday!</p><p>So let's have some fun!  Vote for your favorite of these twelve "<strong>Welcome Home! Cowboy Boots" <p><strong>Olathe-Through the Years</strong> is the last of the twelve six foot <strong>boot sculptures</strong> on display in <strong>Olathe</strong><strong>, Kansas</strong>.</p><p><img title="Olathe Through the Years" src="http://activerain.com/image_store/uploads/5/2/9/1/2/ar118784420721925.JPG" vspace="2" border="2" height="225" hspace="6" align="left" alt="Olathe Through the Years" width="300" />This <strong>boot sculpture</strong> is one of my favorites, maybe because I may fit into this category, artists of <strong>Olathe</strong> 50+!  The designer, Linda Burgess, provides features and images of scenes and items representative of <strong>Olathe</strong><strong>'s</strong> settlement, development and progress from pioneer times through present day.  Three collage areas depict distinct ears of <strong>Olathe</strong><strong>'s</strong> development while the fourth collage represents agricultural heritage.</p><p>The location of this <strong>boot sculpture</strong> is in front of the <strong><a href="http://www.ohsi.com/index.php" title="Olathe Medical Center" target="_blank">Olathe Medical Center</a></strong>, near the intersection of I-35 and 151<sup>st</sup> street, just on the south side of the <strong>Great Mall of the Great Plains.</strong>  There is a lot of detail in this <strong>boot</strong>, so look closely at the images presented.</p><p>The sponsor, <strong>Olathe Medical Center</strong>, is home to the <strong>Kansas</strong><strong> </strong>Cardiovascular Center, The Birth Place and Women's Health Center, the <strong>Kansas</strong> Joint Specialty Center, the <strong>Olathe</strong> Regional Oncology Center and 24-hour board-certified Emergency physicians.  <strong>Olathe Medical Center</strong>, a not-for-profit, is one of the only hospitals in the country to offer 24-hour services for the deaf and hearing impaired through its Hear for You program.  Why not, the Kansas State School for the Deaf is located here as well.</p><p>In 1953, through funds raised by charitable-minded citizens, the first <strong>Olathe</strong> Community Hospital opened with 30 beds. As <strong>Olathe</strong> grew from a rural community to a large urban center, the need for a more modern facility also grew. Cowboy Boots</strong>" sculpture that illustrates the proud past of <strong><a href="http://www.olatheks.org/">Olathe, Kansas</a></strong> and the celebration of Olathe's 150th Birthday.  </p><p><img title="Hyer Boot" src="http://activerain.com/image_store/uploads/6/8/0/7/0/ar118784133907086.JPG" vspace="2" border="2" height="314" hspace="6" align="left" alt="Hyer Boot" width="235" />At first I was skeptical of putting this one on my post, but I have to give all these sculptures their place in history.  I just wish the name used would have been more closely considered before it was printed. </p><p>Anyway, this boot sculpture is sponsored and provided by the <strong>Hyer Family</strong> who created the first <strong>cowboy boot</strong>.  The design was the "Spread Eagle" that is displayed here, that was originally a dress boot of distinction with the in-lay hand sewn and re-laid design.  The foot of the boot was made of black kangaroo and the leg of the boot was dark blue kid.  The eagle design was made of white and red kid.  Stitching was red and white silk thread.</p><p>The <strong><a href="http://www.kshs.org/cool/coolboot.htm">Hyer Boot Company</a></strong> holds a proud place in <strong>Kansas</strong> history as the pioneer of  bootmaking. The company was founded in the1880's by brothers Charles and Edward <strong>Hyer</strong> who where educated by their father, William, a German immigrant. In 1872 Charles found work at the <strong><a href="http://www.ksdeaf.org/">Olathe School for the Deaf</a></strong> teaching shoe and harness making. He opened a small cobbling shop on the side and hired his brother Edward to help him run it. <br /><br />Legend has it that a Colorado cowboy stopped by the <strong>Hyer</strong> shop on his way home from the<strong> Kansas City</strong> stockyards in 1875 and requested a new pair of boots that were different from his Civil War-style boots. He wanted boots with pointed toes that would let him slide into the stirrups; high, slanted heels that would hold stirrups, and high tops with scalloped fronts and backs so he could get in and out of them more easily. As story goes, the unknown cowboy was so pleased with <strong>Hyer's</strong> work that he returned to Colorado and told others about his new boots. With an immigrant workforce from Germany, Sweden and Poland during the early years Hyer made <strong>cowboy boots</strong> for cattlemen, rodeo performers, movie stars and presidents such as Buffalo Bill Cody, Tom Mix, Will Rogers, Roy Rogers, Gene Autry, Harry Garey, William S. Hart, Dwight Eisenhower, Clark Gable, Theodore Roosevelt, Calvin Coolidge, and Richard Nixon. <img title="Hyer Bros" src="http://activerain.com/image_store/uploads/2/2/2/5/3/ar118784142335222.jpg" vspace="2" border="2" height="179" hspace="6" align="right" alt="Hyer Bros" width="400" /><br /><br /><strong>Hyer</strong> needed to reach more customers during the great depression, so to reach potential customers, the company created mail-order catalogs with measuring charts. In WWI, the <strong>Hyers</strong> made boots for the officers at Fort Leavenworth and at Camp Funston. In 1961, governors from the 49 other states were outfitted with <strong>Hyer</strong> boots courtesy of Governor John Anderson. In 1977 the <strong>Hyer</strong> name was sold to the Ben Miller Boot Company of El Paso, Texas. </p><p><strong>David L. Britt, MBA (The Heritage Real Estate Team) Wed, 22 Aug 2007 22:57:58 -0500 http://activerain.com/blogsview/182089/hyer-s-famous-spread-eagle-boot-olathe-kansas-celebration-150th-birthday http://activerain.com/blogsview/182037/buyer-beware-or-agent-beware- Buyer Beware or Agent BEWARE! <p>Use to be there was a saying <strong>Buyer Beware</strong>, then there was <strong>Full Disclosure</strong>.  Now there is <strong>Agent Beware</strong>!</p><p><img title="Agent Beware" src="http://activerain.com/image_store/uploads/4/9/7/1/3/ar118783699331794.jpg" vspace="2" border="2" height="249" hspace="6" align="right" alt="Agent Beware" width="200" />I had a very interesting experience happen today that really made me step back and think, this is a really an <strong>Agent Beware</strong> market!</p><p>Let me explain.  I received a call from a listing <strong>agent</strong> this morning asking about a showing I was to do on Saturday.  They asked me a couple of questions and we both soon learned that the person I was to show the condo to had worked several angles and things had gone badly.</p><p>It all started with a phone call I received from a lady out of town that had seen my web site and wanted me to show their daughter some <strong>condos</strong>.  I contacted the daughter and arranged to show her several <strong>properties</strong>.  We spent about two weeks looking and she finally narrowed the search down to two units.  She called me last Monday to set up showings for her parents who would be coming into town to view the <strong>condos</strong> on Saturday.</p><p>On Wed or Thurs, she called, said plans had changed and that they would have to set another time.  I tried to get more details, but the conversation ended with she would be in touch.  I didn't hear from her again.</p><p>Today, I learned why.  It seems the parents (who were purchasing the unit for their daughter) did come to town on Saturday, did view the <strong>condo</strong> I had shown the daughter, but with a <strong>different agent</strong>!  The <strong>listing agent</strong> said the <strong>buyer's agent</strong> had been working with this <strong>client</strong> a long time? (Hmmm)  </p><p>Anyway, it appears a contract was written on this <strong>condo</strong> and negotiations went on until Monday with the contract virtually being done.  That's when things abruptly changed and the negotiations ended and the out of town couple hasn't talked to either <strong>agent</strong> since.  The<strong> listing agent</strong> told me that there were issues with the Financing Disclosure and other details that raised several eyebrows and when questioned about it, the <strong>buyer</strong> went into hiding.</p><p>At first, I thought, wow, what a deal to have been in (although I have experienced several deals similar to this in the past), I'm sure glad I hadn't spent my weekend wasted over a 80K <strong>condo</strong>.  Then I reflected back on several <strong>Active Rain</strong> posts I have read where <strong>agents</strong> have been burned with similar experiences.  I have to say that it really makes an <strong>agent</strong> wonder why there are so many <strong>buyers</strong> out there trying to be anonymous and avoid the <strong>real estate agent</strong>?</p><p>It's no wonder <strong>real estate agents</strong> are in the position they are today in the <strong>real estate business</strong> where so many individuals want something for nothing and there seems to be no loyalty.  I do try to understand the other side as I have been on both sides, but I guess I was raised in a different time.  I feel there should be <strong>honesty, respect and loyalty</strong> to someone who you are asking to contribute their time and talents to you!  Is it so wrong today to expect to have these three factors, <strong>honesty, respect and loyalty</strong>?  </p><p><strong>What do you think?</strong> </p><p><strong>David L. Britt, MBA (The Heritage Real Estate Team) Wed, 22 Aug 2007 21:46:03 -0500 http://activerain.com/blogsview/182037/buyer-beware-or-agent-beware- http://activerain.com/blogsview/180900/city-of-governors-olathe-kansas-150th-birthday-celebration City of Governors - Olathe, Kansas 150th Birthday Celebration <p><strong><a href="http://olatheks.org/">Olathe, Kansas</a></strong> and the next of the twelve boot sculptures is called the "<strong>City of Governors</strong>".  These boot sculptures are celebrating <strong><a href="http://www.olathe.org/olathe_cvb/OlatheVG_2007.pdf">Olathe's 150<sup>th</sup> Birthday</a></strong>.</p><p><img title="City of Governors" src="http://activerain.com/image_store/uploads/5/0/8/3/7/ar118775192473805.JPG" vspace="2" border="2" height="314" hspace="6" align="left" alt="City of Governors" width="235" />This boot sculpture was designed by Elaine Lierly Jones from Gardner, <strong>Kansas</strong> and it's display celebrates the five governors how lived in <strong>Olathe</strong>.  Thus the <strong>City of Governors</strong>!  Detail is provided of these men in realistic, nostalgic portraits.  At the lower section of the boot provides portraits of street scenes of the early days of <strong>Olathe</strong>.  In 1961, John Anderson, Jr, the Governor of Kansas, outfitted the other 49 governors with the famous Hyer boots made here in <strong>Olathe</strong>.  He is featured on the front of this boot sculpture.</p><p>This sculpture is displayed on the corner of Kansas Avenue and Santa Fe on the west side of the <strong>Olathe</strong><strong> City Hall</strong>.  The <strong>City of Olathe</strong> is the sponsor of this boot sculpture.   </p><p><strong>Olathe</strong> is deep in western history with the coming together of the Oregon and Santa Fe Trails, the birth place of the western cowboy boot, the <strong><a href="http://ksdeaf.org/">Kansas State School for the Deaf</a></strong>, is the national headquarters of the <strong><a href="http://naia.cstv.com/" title="National Association of Intercollegiate Athletics">National Association of Intercollegiate Athletics</a></strong> and is the county seat for <strong>Johnson</strong><strong> County</strong>.</p><p><strong>Olathe</strong> is also the home of <strong>Garmin</strong> Industries, the GPS device for everyone!</p><p>"Partnerships" is the mantra and method this community uses to pursue its goals.
