      <title>Downsizing and Upsizing!</title>

      <title>Energy to Spare...?</title>
      <description>&lt;p&gt;&lt;strong&gt;Tips for lowering your energy costs!&lt;img title=&quot;Savings&quot; src=&quot;http://activerain.com/image_store/uploads/7/0/0/8/4/ar119017345848007.jpg&quot; vspace=&quot;2&quot; border=&quot;2&quot; height=&quot;100&quot; hspace=&quot;6&quot; align=&quot;left&quot; alt=&quot;Savings&quot; width=&quot;82&quot; /&gt;&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;With the fall approaching and then winter around the corner, what are you doing to protect your wallet and save the green backs?&amp;nbsp; We could be in for a mild winter, or maybe not.&amp;nbsp; At least it would be a good idea to test your heating system before the cold gets here, you don&amp;#39;t want to wait until you need to, then don&amp;#39;t have it.&lt;/p&gt;&lt;p&gt;So here are some tips to consider.&lt;/p&gt;&lt;ul&gt;&lt;li&gt;&lt;strong&gt;Clean your furnace filter&lt;/strong&gt; - Make sure your furnace filter is clean and replaced with a new one.&amp;nbsp; This is one of the most overlooked and yet easiest to fix.&lt;/li&gt;&lt;li&gt;&lt;strong&gt;Add insulation&lt;/strong&gt; - Your attic could use a layer of insulation, this again is an area where you can create a big saving.&lt;/li&gt;&lt;li&gt;&lt;strong&gt;Replace your light bulbs&lt;/strong&gt; - with all the energy savings features available, there are many energy-efficient bulbs such as the fluorescent ones that us 75 percent less electricity.&lt;/li&gt;&lt;li&gt;&lt;strong&gt;Protect your pipes&lt;/strong&gt; - insulating your water lines in crawl spaces and the attic are sometimes overlooked.&amp;nbsp; Hot water lines lose heat and can be wrapped to prevent this heat loss.&amp;nbsp; The distance from the hot water tank to your shower may be long enough to allow a great deal of heat loss.&lt;/li&gt;&lt;li&gt;&lt;strong&gt;Install a programmable thermostat&lt;/strong&gt; - so many to choose from today, these are fairly inexpensive and provide a great deal of benefit.&amp;nbsp; Lower the heat late at night can create a significant savings.&lt;/li&gt;&lt;li&gt;&lt;strong&gt;Redirect the heat&lt;/strong&gt; - here&amp;#39;s a easy one, if you use the ceiling fans, reverse the direction of the fan during the winter to run counterclockwise pushing the warm air away from the ceiling and down the walls to the living area.&amp;nbsp; Close down vents in less used rooms but not all the way.&amp;nbsp; Check the basement duct work for a change in the flow of heat from your furnace.&amp;nbsp; Many new homes today have a directional flow in the duct work that allows more air flow in upper areas of the home.&amp;nbsp; You may see a winter and summer setting on your duct work.&lt;/li&gt;&lt;li&gt;&lt;strong&gt;Use Special Paint&lt;/strong&gt; - there now is a non-toxic ceramic powder you can put in your paint before you paint that room with a fresh coat of paint.&amp;nbsp; This allows a reduction in the amount of heat passing through the walls.&amp;nbsp; It creates a radiant barrier that reflects heat back into the room.&lt;/li&gt;&lt;/ul&gt;&lt;p&gt;There you go!&amp;nbsp; Something to think about the next time you don&amp;#39;t have anything to do!&lt;/p&gt;&lt;p&gt;&lt;strong&gt;David L. The Lord told the man he had work for him to do, and showed him a large rock in front of his cabin. &lt;br /&gt;&lt;br /&gt;The Lord explained that the man was to push against the rock with all his might.&lt;br /&gt;&lt;br /&gt;So, this the man did, day after day. For many years he toiled from sunup to sundown, his shoulders set squarely against the cold, massive surface of the unmoving rock, pushing with all his might!&lt;br /&gt;&lt;br /&gt;Each night the man returned to his cabin sore and worn out, feeling that his whole day had been spent in vain. Since the man was showing discouragement,&lt;br /&gt;the Adversary (Satan) decided to enter the picture by placing thoughts into the weary mind. (He will do it every time)!&lt;br /&gt;&lt;br /&gt;&amp;quot;You have been pushing against that rock for a long time and it hasn&amp;#39;t moved&amp;quot; Thus, he gave the man the impression that the task was impossible and that he was a failure. &lt;br /&gt;&lt;br /&gt;These thoughts discouraged and disheartened the man. Satan said, &amp;quot;Why kill yourself over this? Just put in your time, giving just the minimum effort; and that will be good enough.&amp;quot;&lt;br /&gt;&lt;br /&gt;That&amp;#39;s what the weary man planned to do, but decided to make it a matter of Prayer and to take his troubled thoughts to the Lord.&lt;br /&gt;&lt;br /&gt;&amp;quot;Lord,&amp;quot; he said, &amp;quot;I have labored long and hard in Your Service, putting all my strength to do that which you have asked. Yet, after all this time, I have not even budged that rock by half a millimeter. What is wrong? Why am I failing?&amp;quot;&lt;br /&gt;&lt;br /&gt;The Lord responded compassionately, &amp;quot;My friend, when I asked you to serve Me and you accepted, I told you that your task was to push against the rock with all of your strength, which you have done. And now you come to Me with your strength spent, thinking that you have failed.&lt;br /&gt;&lt;br /&gt;But, is that really so? Look at yourself. Your arms are strong and muscled, your back shiny and brown; your hands are callused from constant pressure, your legs have become massive and hard. Through opposition you have grown much, and your abilities now surpass that which you used to have. True, you haven&amp;#39;t moved the rock. But your calling was to be &lt;u&gt;obedient&lt;/u&gt; and to push and to exercise your &lt;em&gt;faith and trust&lt;/em&gt; in My Wisdom. That you have done.       <description>&lt;p&gt;New versus&lt;strong&gt; Remodeling&lt;/strong&gt;, some thoughts to consider!&lt;img title=&quot;Remodeling&quot; src=&quot;http://activerain.com/image_store/uploads/2/3/5/3/4/ar118974473643532.jpg&quot; vspace=&quot;2&quot; border=&quot;2&quot; height=&quot;249&quot; hspace=&quot;6&quot; align=&quot;right&quot; alt=&quot;Remodeling&quot; width=&quot;200&quot; /&gt;&lt;/p&gt;&lt;p&gt;Sometimes you just like the &lt;strong&gt;neighborhood&lt;/strong&gt; you live in, you really like most everything about your home other than you want a sunroom, or an extra bedroom, updated kitchen and bathrooms, etc...&lt;/p&gt;&lt;p&gt;Well when you get the project completed, you might forget about something that could cost you more later, increasing the value of your homeowner&amp;#39;s policy.&amp;nbsp; &lt;/p&gt;&lt;p&gt;I&amp;#39;m not any different than anyone else, I don&amp;#39;t like paying more than I need to for the insurance on my &lt;strong&gt;home&lt;/strong&gt;, but if you have replacement cost coverage and want to be able to repair you &lt;strong&gt;home&lt;/strong&gt; if a disaster occurs, you are required to have coverage at 80% of the value of your &lt;strong&gt;home&lt;/strong&gt;.&lt;/p&gt;&lt;p&gt;So, here are some questions you can use to determine if you have adequate coverage.&lt;/p&gt;&lt;ul&gt;&lt;li&gt;&lt;div&gt;What is the replacement value of your &lt;strong&gt;home&lt;/strong&gt;, not the market value.&lt;/div&gt;&lt;/li&gt;&lt;li&gt;Have you made any significant changes in your&lt;strong&gt; home&lt;/strong&gt;?&amp;nbsp; Major upgrades are a given, but &lt;strong&gt;remodeling&lt;/strong&gt; the basement, upgrading fixtures, adding expensive wall finishes, window covering and landscaping can add value.&lt;/li&gt;&lt;li&gt;Have you taken a &lt;strong&gt;home&lt;/strong&gt; inventory?&amp;nbsp; It&amp;#39;s a good idea to take a video camera and just walk around your &lt;strong&gt;home&lt;/strong&gt; creating a video of everything you can think of.&amp;nbsp; Talk about the significance of the furnishing and other items. &amp;nbsp;You should even take out jewelry and lay it out on a black cloth and video it as well.&lt;/li&gt;&lt;li&gt;Have you recently purchase valuable fine art, precious metals, jewelry, computer equipment, furs, etc...?&amp;nbsp; More than $1,000 may be considered &amp;quot;scheduled&amp;quot; items and could require a separate rider.&lt;/li&gt;&lt;li&gt;Have you started a &lt;strong&gt;home&lt;/strong&gt; based business?&amp;nbsp; Enough said here.&lt;/li&gt;&lt;li&gt;Have you purchased a &lt;strong&gt;home&lt;/strong&gt; safe?&amp;nbsp; This may qualify for a reduction in your rates.&amp;nbsp; Call your agent.&lt;/li&gt;&lt;li&gt;Have you installed an alarm system?&amp;nbsp; This is so easy today with wireless, again, could provide you a discount on your rates.&lt;/li&gt;&lt;li&gt;Combining your &lt;strong&gt;home&lt;/strong&gt; and auto policies with the same company also provides you a discount.&amp;nbsp; This discount could also help with other members of your family if they live at your &lt;strong&gt;home&lt;/strong&gt;.&lt;/li&gt;&lt;/ul&gt;&lt;p&gt;My best to you!&lt;/p&gt;&lt;p&gt;&lt;strong&gt;David L.       <description>&lt;p&gt;Reasons to consider before purchasing an &lt;strong&gt;iPhone&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;img title=&quot;iPhone&quot; src=&quot;http://activerain.com/image_store/uploads/4/3/0/0/4/ar118904975640034.jpg&quot; vspace=&quot;2&quot; border=&quot;2&quot; height=&quot;150&quot; hspace=&quot;6&quot; align=&quot;right&quot; alt=&quot;iPhone&quot; width=&quot;200&quot; /&gt;I&amp;#39;m interested, as a techie, in looking at new products available to help me with my business.&amp;nbsp; I must also be conscious that I don&amp;#39;t buy something just because it is new on the market or just because I think it would be a great product to have.&amp;nbsp; I&amp;#39;m getting better at this, but I would have to say that I have been intrigued by the &lt;strong&gt;iPhone&lt;/strong&gt;.&amp;nbsp; &lt;/p&gt;&lt;p&gt;Lots have been said about the &lt;strong&gt;iPhone&lt;/strong&gt;, but you may want to consider these reasons why you should consider waiting before jumping on the bandwagon of the &lt;strong&gt;iPhone&lt;/strong&gt;.&lt;/p&gt;&lt;p&gt;Here&amp;#39;s a list of reasons to consider.&lt;/p&gt;&lt;ol&gt;&lt;li&gt;&lt;div&gt;&lt;strong&gt;It costs too much&lt;/strong&gt; - okay that&amp;#39;s better self explanatory.&amp;nbsp; At $500 to $600, this just puts it in an expensive category. &lt;/div&gt;&lt;/li&gt;&lt;li&gt;&lt;strong&gt;It doesn&amp;#39;t fully support ActiveSync&lt;/strong&gt; - this means you can not get your contacts and calendar entries from your computer to your &lt;strong&gt;iPhone&lt;/strong&gt;.&amp;nbsp; ActiveSync is to be supported in the future, but for now you might want to wait.&lt;/li&gt;&lt;li&gt;&lt;strong&gt;Replacement Battery&lt;/strong&gt; - this just seems like a bad idea from the beginning.&amp;nbsp; You must return your &lt;strong&gt;iPhone&lt;/strong&gt; to get the battery replaced.&amp;nbsp; No spare is available.&amp;nbsp; A big reason for you to wait.&lt;/li&gt;&lt;li&gt;&lt;strong&gt;No Keyboard&lt;/strong&gt; - Apple made the conscious choice not to provide this feature, but in world of thumb texting and email, wouldn&amp;#39;t you think you would find a way to make this an add-on?&lt;/li&gt;&lt;li&gt;&lt;strong&gt;Third party Applications&lt;/strong&gt; - for palm and windows mobile users, there are lots of choices for downloading applications to the phone.&amp;nbsp; And in the real estate business, the lockboxes and other features needed must be installed to avoid having several devices to keep track of.&lt;/li&gt;&lt;li&gt;&lt;strong&gt;Only one Provider&lt;/strong&gt; - AT&amp;amp;T is the only provider.&amp;nbsp; Okay, there is a hack that may be available to use for other carriers, but if you use it, you may be voiding the warranty.&amp;nbsp; Verizon and Sprint provide a large customer base that cannot be avoided.&amp;nbsp; There must be a future plan, another reason to wait.&lt;/li&gt;&lt;li&gt;&lt;strong&gt;Slow technology&lt;/strong&gt; - the technology used for the&lt;strong&gt; iPhone&lt;/strong&gt; on AT&amp;amp;T&amp;#39;s network is called EDGE.&amp;nbsp; This is an older and slower technology to the Verizon and Sprint faster EV-DO Rev A network.&amp;nbsp; Phones need to have fast access to the internet, we don&amp;#39;t want to wait!&lt;/li&gt;&lt;li&gt;&lt;strong&gt;Camera Features&lt;/strong&gt; - no zoom or flash could be an issue.&amp;nbsp; It does have 2 megapixels, but maybe that&amp;#39;s why the price is up there!&lt;/li&gt;&lt;li&gt;&lt;strong&gt;Syncing requires iTunes&lt;/strong&gt; - not everyone has or wants to have&lt;strong&gt; iTunes&lt;/strong&gt; installed on their computer.&amp;nbsp; In business cases, you may not be allowed to use &lt;strong&gt;iTunes&lt;/strong&gt; as it may be restricted. &lt;/li&gt;&lt;li&gt;&lt;strong&gt;Dead Zone&lt;/strong&gt; - there are reports that state a problem where the display loses the sensitivity to touch.&amp;nbsp; Since this is the way you use the &lt;strong&gt;iPhone&lt;/strong&gt;, that could be a problem.&lt;/li&gt;&lt;/ol&gt;&lt;p&gt;So, you may want to wait or consider another phone for the short term until changes are implemented and the next release of the &lt;strong&gt;iPhone&lt;/strong&gt;.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;David L. As &lt;strong&gt;Olathe&lt;/strong&gt; grew from a rural community to a large urban center, the need for a more modern facility also grew.       <title>Buyer Beware or Agent BEWARE!</title>
      <description>&lt;p&gt;Use to be there was a saying &lt;strong&gt;Buyer Beware&lt;/strong&gt;, then there was &lt;strong&gt;Full Disclosure&lt;/strong&gt;.&amp;nbsp; Now there is &lt;strong&gt;Agent Beware&lt;/strong&gt;!&lt;/p&gt;&lt;p&gt;&lt;img title=&quot;Agent Beware&quot; src=&quot;http://activerain.com/image_store/uploads/4/9/7/1/3/ar118783699331794.jpg&quot; vspace=&quot;2&quot; border=&quot;2&quot; height=&quot;249&quot; hspace=&quot;6&quot; align=&quot;right&quot; alt=&quot;Agent Beware&quot; width=&quot;200&quot; /&gt;I had a very interesting experience happen today that really made me step back and think, this is a really an &lt;strong&gt;Agent Beware&lt;/strong&gt; market!&lt;/p&gt;&lt;p&gt;Let me explain.&amp;nbsp; I received a call from a listing &lt;strong&gt;agent&lt;/strong&gt; this morning asking about a showing I was to do on Saturday.&amp;nbsp; They asked me a couple of questions and we both soon learned that the person I was to show the condo to had worked several angles and things had gone badly.&lt;/p&gt;&lt;p&gt;It all started with a phone call I received from a lady out of town that had seen my web site and wanted me to show their daughter some &lt;strong&gt;condos&lt;/strong&gt;.&amp;nbsp; I contacted the daughter and arranged to show her several &lt;strong&gt;properties&lt;/strong&gt;.&amp;nbsp; We spent about two weeks looking and she finally narrowed the search down to two units.&amp;nbsp; She called me last Monday to set up showings for her parents who would be coming into town to view the &lt;strong&gt;condos&lt;/strong&gt; on Saturday.&lt;/p&gt;&lt;p&gt;On Wed or Thurs, she called, said plans had changed and that they would have to set another time.&amp;nbsp; I tried to get more details, but the conversation ended with she would be in touch.&amp;nbsp; I didn&amp;#39;t hear from her again.&lt;/p&gt;&lt;p&gt;Today, I learned why.&amp;nbsp; It seems the parents (who were purchasing the unit for their daughter) did come to town on Saturday, did view the &lt;strong&gt;condo&lt;/strong&gt; I had shown the daughter, but with a &lt;strong&gt;different agent&lt;/strong&gt;!&amp;nbsp; The &lt;strong&gt;listing agent&lt;/strong&gt; said the &lt;strong&gt;buyer&amp;#39;s agent&lt;/strong&gt; had been working with this &lt;strong&gt;client&lt;/strong&gt; a long time? (Hmmm)&amp;nbsp; &lt;/p&gt;&lt;p&gt;Anyway, it appears a contract was written on this &lt;strong&gt;condo&lt;/strong&gt; and negotiations went on until Monday with the contract virtually being done.&amp;nbsp; That&amp;#39;s when things abruptly changed and the negotiations ended and the out of town couple hasn&amp;#39;t talked to either &lt;strong&gt;agent&lt;/strong&gt; since.&amp;nbsp; The&lt;strong&gt; listing agent&lt;/strong&gt; told me that there were issues with the Financing Disclosure and other details that raised several eyebrows and when questioned about it, the &lt;strong&gt;buyer&lt;/strong&gt; went into hiding.&lt;/p&gt;&lt;p&gt;At first, I thought, wow, what a deal to have been in (although I have experienced several deals similar to this in the past), I&amp;#39;m sure glad I hadn&amp;#39;t spent my weekend wasted over a 80K &lt;strong&gt;condo&lt;/strong&gt;.&amp;nbsp; Then I reflected back on several &lt;strong&gt;Active Rain&lt;/strong&gt; posts I have read where &lt;strong&gt;agents&lt;/strong&gt; have been burned with similar experiences.&amp;nbsp; I have to say that it really makes an &lt;strong&gt;agent&lt;/strong&gt; wonder why there are so many &lt;strong&gt;buyers&lt;/strong&gt; out there trying to be anonymous and avoid the &lt;strong&gt;real estate agent&lt;/strong&gt;?&lt;/p&gt;&lt;p&gt;It&amp;#39;s no wonder &lt;strong&gt;real estate agents&lt;/strong&gt; are in the position they are today in the &lt;strong&gt;real estate business&lt;/strong&gt; where so many individuals want something for nothing and there seems to be no loyalty.&amp;nbsp; I do try to understand the other side as I have been on both sides, but I guess I was raised in a different time.&amp;nbsp; I feel there should be &lt;strong&gt;honesty, respect and loyalty&lt;/strong&gt; to someone who you are asking to contribute their time and talents to you!&amp;nbsp; Is it so wrong today to expect to have these three factors, &lt;strong&gt;honesty, respect and loyalty&lt;/strong&gt;?&amp;nbsp; &lt;/p&gt;&lt;p&gt;&lt;strong&gt;What do you think?&lt;/strong&gt; &lt;/p&gt;&lt;p&gt;&lt;strong&gt;David L.
