&lt;p&gt;Why would you even consider firing a client?&lt;/p&gt;
&lt;p&gt;Purely and simply, even the best client relationships can turn bad...and when they do, it's time to end them by firing the client.&lt;/p&gt;
&lt;p&gt;Most of us are too busy to allow deteriorating client relationships to drain time and energy from attracting new clients and serving existing clients. With that in mind, here are 5 reasons for firing a client.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;1. Perfection Obsession &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;These are the buyers who are obsessed with finding a perfect home, in a perfect location and at a perfect purchase price.&lt;/p&gt;
&lt;p&gt;Or they are sellers who insist on selling their homes terms and conditions that they consider perfect.&lt;/p&gt;
&lt;p&gt;Perfection rarely exists in our world, and besides, your responsibility is to give clients the &lt;a href=&quot;http://www.real-estate-marketing-link.info/client_service.html&quot; title=&quot;client service&quot; target=&quot;_blank&quot;&gt;best possible service&lt;/a&gt;, helping them find the best possible deal...not the perfect one.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;2. Lack of Trust &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;This can cut both ways.&lt;/p&gt;
&lt;p&gt;For whatever reason, you no longer trust your client or vice versa.&lt;/p&gt;
&lt;p&gt;Since &lt;a href=&quot;http://real-estate-marketing-link.info/trust.html&quot; title=&quot;trust&quot; target=&quot;_blank&quot;&gt;trust is a key element&lt;/a&gt; of all client relationships, once the trust is gone for either party, the relationship is essentially over.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;3. Miscommunication &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Sometimes miscommunication is inadvertent or accidental.&lt;/p&gt;
&lt;p&gt;Others times it is deliberate.&lt;/p&gt;
&lt;p&gt;In either case, when miscommunication becomes a common element it represents a problem to be addressed.&lt;/p&gt;
&lt;p&gt;If the problem of miscommunication itself cannot be resolved, it's time to end the relationship.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;4. Conflicting Advice &lt;/strong&gt;&lt;/p&gt;

&lt;p&gt;Some of these people are professionally trained, qualified and well informed.  Others are well intentioned but otherwise poorly informed and mis-directed friends relatives and acquaintances.&lt;/p&gt;
&lt;p&gt;It is the second group of advice-givers that have the most potential for causing problems in client relationships.&lt;/p&gt;
&lt;p&gt;When clients start to be guided more by this group than by your professional advice, it's best to  reserve your time, energy and expertise for clients who value it.&lt;/p&gt;
&lt;p&gt;If clients do not value what you offer them...fire them.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;5. Indecision &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Certainly changed circumstances result in changes in clients needs and wants.&lt;/p&gt;
&lt;p&gt;However, when clients continually change their minds for no obvious reason, it's hard to be sure of what they really want.&lt;/p&gt;
&lt;p&gt;If they don't know what they really want...how can you help them?&lt;/p&gt;
&lt;p&gt;Is it not better to devote your resources to helping clients achieve what they know they want?&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;What other reasons might there be for firing clients?&lt;/p&gt;

      <title>If I Were a Listing Agent (or 8 things to remember when listing property)</title>
      <description>&lt;p&gt;Actually I&amp;nbsp;am a listing agent.&amp;nbsp;I also work with many buyers.&amp;nbsp; When representing&amp;nbsp;buyers it baffles me when basic professionalism is lost on listing agents.&amp;nbsp;&amp;nbsp;Some&amp;nbsp;listing agents do a disservice to their clients and waste a lot of their own and buyer's agent's time.&amp;nbsp; So, here are 8 reminders for some of the listing agents out there to improve their&amp;nbsp;representation. &amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;span style=&quot;text-decoration: underline;&quot;&gt;1.&amp;nbsp; All available information in the MLS should be included and&amp;nbsp;be correct.&lt;/span&gt;&lt;/strong&gt;&amp;nbsp; &lt;br /&gt;This&amp;nbsp;sounds so obvious yet there&amp;nbsp;are&amp;nbsp;so many mistakes, missing data, and unprofessional presentation of the listed property.&amp;nbsp; &lt;em&gt;&lt;strong&gt;First&lt;/strong&gt;&lt;/em&gt;, spelling should be checked and double checked.&amp;nbsp; If you're not good at&amp;nbsp;spelling, ask someone else to look over the listing. It really isn't difficult to see that &quot;pols&quot; should really be &quot;pools.&quot;&amp;nbsp; &lt;em&gt;&lt;strong&gt;Second&lt;/strong&gt;&lt;/em&gt;, don't have conflicting information. If you say that the property is vacant&amp;nbsp;and I should just go, it confuses me if another area says that there is a tenant living there and I must make an appointment. Which one is it?&amp;nbsp;&lt;strong&gt;&lt;em&gt;Third&lt;/em&gt;&lt;/strong&gt;,&amp;nbsp;include what type of financing&amp;nbsp;will be considered.&amp;nbsp; Several buyers right now have FHA or VA financing, and some sellers don't want to consider those types of financing.&amp;nbsp; When the financing isn't listed I have to call and/or email to get the information from you.&amp;nbsp; If it's already there it would save all of us a lot of time.&amp;nbsp; &lt;strong&gt;&lt;em&gt;Fourth&lt;/em&gt;&lt;/strong&gt;, please update the listing as needed.&amp;nbsp; I enjoy reading that an open house is scheduled for &quot;this Sunday&quot; four months ago. One of my favorites is, &quot;This home will go fast,&quot; and the listing has been on the market for 200 days.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;&lt;span style=&quot;text-decoration: underline;&quot;&gt;2.&amp;nbsp; Numerous, quality photos should be included in the listing.&lt;/span&gt;&lt;/strong&gt;&amp;nbsp; &lt;br /&gt;As we all know&amp;nbsp;buyers love photos.&amp;nbsp; Why not include as many as your MLS will allow?&amp;nbsp; Our MLS just began allowing us to include up to 20 photos.&amp;nbsp; Buyers lose interest if there are only&amp;nbsp;a couple photos.&amp;nbsp;&amp;nbsp;Worse, buyers become&amp;nbsp;suspicious that the home&amp;nbsp;must really be in bad shape since&amp;nbsp;photos aren't there.&amp;nbsp; In addition,&amp;nbsp;please use quality photos.&amp;nbsp; If the television is on while taking pictures, turn it off for the photo.&amp;nbsp; Dirty dishes can be removed from the kitchen sink&amp;nbsp;for the few&amp;nbsp;minutes the kitchen is being photographed.&amp;nbsp; Underwear and socks thrown around a bedroom&amp;nbsp;probably doesn't make for the most impressive picture.&amp;nbsp;Turn on lights and open blinds&amp;nbsp;for more lighting. &amp;nbsp;Because there are so many bad photos included in listings, the website &lt;a href=&quot;http://www.lovelylisting.com/&quot;&gt;Lovely Listings&lt;/a&gt;,&amp;nbsp;was created to document some of them.&amp;nbsp;&amp;nbsp;&amp;nbsp; &amp;nbsp; &lt;br /&gt;&lt;br /&gt;&lt;strong&gt;&lt;span style=&quot;text-decoration: underline;&quot;&gt;3.&amp;nbsp; Be available to talk&amp;nbsp;to&amp;nbsp;agents about your listing.&amp;nbsp;&amp;nbsp;&lt;br /&gt;&lt;/span&gt;&lt;/strong&gt;If I have a question about your listing, returning my phone calls or email&amp;nbsp;would be most helpful.&amp;nbsp;&amp;nbsp;In San Diego many listings are selling&amp;nbsp;quickly with multiple offers, well over list price. Sometimes there are so many offers that a seller no longer will&amp;nbsp;accept offer submission.&amp;nbsp; If I knew that in advance, I wouldn't need to show my client the home and write up an offer.&amp;nbsp; With many listing agents handling numerous foreclosure listings, the ability to reach anyone is sometimes&amp;nbsp;impossible.&amp;nbsp;If you're too busy to&amp;nbsp;actually talk to the buyers' agents, maybe it's time to hire an assistant. &amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;span style=&quot;text-decoration: underline;&quot;&gt;4.&amp;nbsp; Make it easy to show your listing.&amp;nbsp; &lt;br /&gt;&lt;/span&gt;&lt;/strong&gt;Before even listing the home, counsel your client about the importance of making the home available to show, and look for ways to help them understand that it may not always be possible for a prospective buyer to see the home only on Tuesday and Thursday between 4 and 6 pm.&amp;nbsp; If my client wants to see a home and the small window of time allowed by the seller isn't workable they'll probably skip the home altogether.&amp;nbsp; Sometimes a seller is very insistent on when a home can be shown, and no amount of counseling or recommendations by you can change their mind, or a tenant living in the home requires 24 hour notice, or other types of issues exist.&amp;nbsp; I'm not talking about those instances.&amp;nbsp;I get the sense, however, that many sellers just haven't been educated on some basic concepts of home showing. &amp;nbsp;&lt;/p&gt;

While this may be inconvenient, it&amp;nbsp;is all part of the process of selling their home. &amp;nbsp;&lt;/p&gt;

Remind the sellers that they must provide disclosures&lt;/span&gt;&lt;/strong&gt;.&amp;nbsp;&lt;br /&gt;Not only those specifically listed in forms, but more.&amp;nbsp;Disclosing the good and the bad helps the seller to possibly avoid future lawsuits for non-disclosure, and, besides, it&amp;nbsp;is required.&amp;nbsp; Even if a disclosure form doesn't have a space for a specific disclosure have the seller put it in writing and give it the&amp;nbsp;buyer.&amp;nbsp; If the buyer asks questions, have the seller answer them, even if they seem trivial to the seller.&amp;nbsp; In addition to discussing the disclosure requirements when talking with a seller I&amp;nbsp;tell them&amp;nbsp;that if they don't want to disclose something&amp;nbsp;because it may &quot;ruin the deal,&quot; &lt;span style=&quot;text-decoration: underline;&quot;&gt;they better disclose it&lt;/span&gt;.&amp;nbsp; Seller disclosure requirements can be expansive.&amp;nbsp; Recently a California appellate court ruled that where a seller of a condo disclosed previous water intrusion and repairs but didn't disclose the &lt;em&gt;previously settled&lt;/em&gt; lawsuits&amp;nbsp;by the condo association over the water intrusion, he may be held liable for the non-disclosure of the lawsuits. &lt;p&gt;Licensed&amp;nbsp;real estate agents&amp;nbsp;have access to the official Multiple Listing Service (MLS), and one of the greatest reasons to only allow licensed agents to access and change data in the MLS is for data integrity.&amp;nbsp; Like any other profession where reliability of information is imperative, the more people who have the unrestricted ability to change the information the greater the likelihood of poor data being included. &amp;nbsp;&lt;/p&gt;
&lt;p&gt;Whether a buyer a seller, working with a Realtor has incredible benefits.&amp;nbsp; One of those benefits is being able to get the most up to date and accurate&amp;nbsp;information available.&amp;nbsp; Sites outside of the MLS have some great information, but only a licensed agent can provide the best data available.&lt;/p&gt;</description>

For example, I am seeing more and more bank owned homes being priced substantially below market value. Of course this produces a frenzy of multiple offers and the home sells for more than if it had been priced at or above market value. If you don't understand how pricing works and have a rigid rule in coming up with a price you will probably be extremely disappointed after losing several homes to realistic buyers. &amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;10. Don't forget that owning a home costs money.&lt;/strong&gt; As a renter you are used to calling your landlord when the home needs something fixed.&amp;nbsp; You pay your monthly rent, and costs associated with maintaining a home are not your responsibility.&amp;nbsp; When you own your own home you have costs that you never had before. Regular maintainance, necessary repairs, certain utilities, property taxes, insurance, home owner association fees, and home improvements, will all now be your responsibility.&amp;nbsp;Once you own your own home, you must&amp;nbsp;keep enough money available to cover these costs.&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;1.&amp;nbsp; Admit you don't know everything.&lt;/strong&gt; Sure, this sounds harsh,&amp;nbsp;but just because you read daily articles&amp;nbsp;about the market or look everyday online at the interest rates, it doesn't mean you know more than the professionals who are working in this market each day. Loan requirements, for example, have dramatically changed from where they were even six months ago (or for that matter, six days ago). The housing market can be completely different from one area of the city to another so articles that deal with&amp;nbsp;the general market are often not helpful.&amp;nbsp;Many buyers have&amp;nbsp;some&amp;nbsp;idea of what the market is doing, read several articles&amp;nbsp;about the subject and use the ones that support their opinion to show that they&amp;nbsp;are experts. But if you aren't actually working in this business you probably don't understand all of the rules, changes and nuances.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;2.&amp;nbsp; Understand that you must have a down payment.&lt;/strong&gt;&amp;nbsp; Gone are the days of 100% financing. Unless you can obtain a VA loan, which still supports&amp;nbsp;100% financing, you'll have to have a down payment in order to buy a home.&amp;nbsp; If you can qualify for an FHA loan, you'll need at least 3% of the purchase price.&amp;nbsp; If you get a conventional mortgage, you'll need more money for a down payment.&amp;nbsp; Many buyers insist that they can get a loan with no money down and get frustrated when they are told that they can't.&amp;nbsp; Buyers should start saving immediately so they'll have enough money for a down payment. &amp;nbsp;&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;3.&amp;nbsp; Know that you need money for closing costs.&lt;/strong&gt;&amp;nbsp; Like having a down payment, buyers don't realize that they will&amp;nbsp;need to have money to cover&amp;nbsp;closing costs.&amp;nbsp; Sometimes&amp;nbsp;sellers are willing to pay closing costs, but buyers cannot count on that.&amp;nbsp;&amp;nbsp;Buyers&amp;nbsp;should&amp;nbsp;save money for closing costs while also saving for a down payment.&amp;nbsp; If a seller ends up paying the closing costs then&amp;nbsp;the money intended to cover those costs can&amp;nbsp;continue to be saved or can be used to make improvements to the home. &amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;4.&amp;nbsp;Credit scores will impact your ability to get a loan.&lt;/strong&gt;&amp;nbsp; Credit scores are more&amp;nbsp;important than ever.&amp;nbsp;&amp;nbsp;Lenders are taking a much stricter approach&amp;nbsp;to credit scores.&amp;nbsp;&amp;nbsp;Do your homework in advance.&amp;nbsp; Have your credit report run and review it carefully.&amp;nbsp; If there are items that are incorrect try to get them modified or removed.&amp;nbsp; If you have excessive debt or a seriously delinquent debt, have a plan to pay those down and stick with the plan.&amp;nbsp;&amp;nbsp;&lt;img title=&quot;San Diego Real Estate Buyers&quot; src=&quot;http://activerain.com/image_store/uploads/7/1/6/1/2/ar12179185821617.jpg&quot; height=&quot;90&quot; alt=&quot;Target&quot; width=&quot;120&quot; style=&quot;float: right;&quot; /&gt;&lt;/p&gt;

Underwriting guidelines are so strict these days and change so often that you cannot overlook this vital step.&amp;nbsp;Speak with a bank or loan broker and submit a loan application. Be completely honest on the application&amp;nbsp;about your assets and debts. All of the information you include will have to be verified.&amp;nbsp; When you submit an application, your credit will be run and the information on the application will be used to figure out if you can obtain a mortgage.&amp;nbsp; If you cannot you'll be able to figure out what you need to do in order to buy a home in the future (like improve your credit score, pay down debt, etc).&amp;nbsp; If you can get a loan, you'll be able to understand how much you can afford and what your monthly payment will be so that you're looking at homes in the correct price range.&lt;/p&gt;

      <title>My New Pen Pal</title>
      <description>&lt;p&gt;As a child we would learn about writing to pen pals from all over the world.&amp;nbsp;In school we were given an address of a child about the same age from somewhere in another part of the world.&amp;nbsp;We would enthusiastically and carefully write a letter to our very own pen pal, address an envelope, close it and put a stamp on.&amp;nbsp; About 3 weeks after sending it, we would get a letter back&amp;nbsp;from our very own pen pal. It was written to answer all of the questions that we had asked in our letter. I couldn't even remember what I had asked.&amp;nbsp;Some people wrote back again to their pen pal. Sometimes I did, but not usually. It got boring to me.&lt;/p&gt;
&lt;p&gt;A couple years ago I met a local couple from an online lead.&amp;nbsp; They were interested in buying a home.&amp;nbsp; The husband was in the military and had just returned from Afghanistan. They had two children and wanted to buy a home in the area because they thought highly of the area.&amp;nbsp; They couldn't pursue it at the time because the husband then got deployed to Iraq. Twice.&lt;/p&gt;
&lt;p&gt;A couple months ago, the husband located me again while still in Iraq. He emailed me explaining that he was hoping to buy a home when he got back from Iraq in a couple months and had several questions.&amp;nbsp; We exchanged emails a few times and his wife called me this week to see a home that had just come on the market.&amp;nbsp; The husband left a message for me from Iraq wanting to talk with me about the home and asked to talk to me online, via &quot;chat&quot; (real-time communication).&lt;/p&gt;
&lt;p&gt;We chatted about the home for awhile.&amp;nbsp; It was a short sale so I explained what a short sale meant.&amp;nbsp; After a bit, we started &quot;talking&quot; about the area, the market, his wife and his kids.&amp;nbsp; The next day we talked more&amp;nbsp;about education, movies, exercize, and of course his job in Iraq. I now look forward to having rich and conversations with him as time permits.&lt;/p&gt;
&lt;p&gt;I realized that&amp;nbsp;he&amp;nbsp;has become my&amp;nbsp;new&amp;nbsp;pen pal.&amp;nbsp;The problem with&amp;nbsp;pen pals when I was a child was that there was no real way to have a conversation that maintained my interest and enthusiasm.&amp;nbsp; The amazing ability&amp;nbsp;to &quot;speak&quot; with someone anywhere in the world via computer has made so&amp;nbsp;many things possible. Certainly as a Realtor the ability to reach people all over is a wonderful&amp;nbsp;way to connect with so many people.&amp;nbsp; Who&amp;nbsp;knew that this wonderful technology that I have used since 1994 could make me finally understand how fun it can be to have a&amp;nbsp;real pen pal?&amp;nbsp;Maybe I'll just call him my &quot;ePal.&quot;&lt;/p&gt;</description>

&lt;p&gt;In my business, I frequently run across agents, transaction coordinators, escrow officers and others who want to take the &quot;easy way&quot; by not doing something correctly.&amp;nbsp; Today I&amp;nbsp;spoke with an escrow officer who insisted that his escrow instructions were correct, even though there were two directly conflicting provisions in them.&amp;nbsp; I pointed them out to him and he explained that the information on the first page would &quot;supersede&quot; the information on the second page and the instructions didn't need to be amended.&amp;nbsp;I&amp;nbsp;said to him&amp;nbsp;that nothing on the first page contains language that it supersedes&amp;nbsp;the information on the second page, and that this could lead to a potential conflict.&amp;nbsp; He chuckled and said he could redo it &quot;if you want.&quot;&amp;nbsp; What?&amp;nbsp; If I want?&lt;/p&gt;
&lt;p&gt;Why is this standard&amp;nbsp;generally acceptable?&amp;nbsp;Why is it that he thinks it's MY problem? Why does he make me feel&amp;nbsp;that I am being difficult&amp;nbsp;because I&amp;nbsp;want something to be clear and accurate and&amp;nbsp;to avoid a potential issue? How many times have you been on the receiving end of wanting someone to do something correctly, only for the other person to think you're demanding and gossiping about how demanding you are.&amp;nbsp;How many times&amp;nbsp;do you ask for something to be done correctly, the other person blows it off saying it's&amp;nbsp;&quot;no big deal,&quot; and later it becomes a big deal?&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I am on the receiving end of this too many times.&amp;nbsp; I'm not talking about whether there is cheese on my hamburger; I'm talking about things like escrow instructions, bank balances, signing/initialing a contract, putting agreements in writing, etc.&amp;nbsp;&amp;nbsp;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;As a society we let so many things slide and either don't care or don't understand when something needs to be done correctly.&amp;nbsp; How many serious mistakes could be avoided if&amp;nbsp;people cared about doing something correctly?&amp;nbsp; What about those people who point out an issue, only to be&amp;nbsp;mocked or made to feel that they shouldn't have said anything in the first place?&lt;/p&gt;

      <title>C'Mon Buyer, Trust Me or Don't!</title>
      <description>&lt;p&gt;Seriously, if you don't trust me, why waste both our time?&lt;/p&gt;
&lt;p&gt;Every agent that I know has the same story: you work with a buyer for a long, long time, and then all of a sudden, out of the blue, you get the &quot;Dear John&quot; letter that they've bought a home with someone else.&lt;/p&gt;
&lt;p&gt;I've been on the positive and the negative side of that, but either way, I just don't get it.&lt;/p&gt;
&lt;p&gt;I educate my buyers up front about how I work.&amp;nbsp; Do I use a Buyer Broker agreement?&amp;nbsp; No, not usually.&amp;nbsp; Most of the time I trust my buyers and they trust me. I am a licensed attorney and practiced 10 years before becoming a full time Realtor.&amp;nbsp; I understand the need for contractual commitments.&amp;nbsp; Still, Buyer Broker agreements don't settle well for me.&amp;nbsp; If someone doesn't want to work with me and I don't want to work with them, why bother?&lt;/p&gt;
&lt;p&gt;Still, I get burned every once in awhile and I always question why I didn't use a Buyer Broker Agreement.&lt;/p&gt;
&lt;p&gt;Case in point:&amp;nbsp; I worked with this couple who could afford very little, for about a year. The husband wanted north San Diego County but the wife wanted south San Diego County (about a 45 minute distance difference). I patiently showed them properties in both areas, always meeting them whenever convenient for them.&amp;nbsp; I listened to the wife complain how her husband wants to keep her in the suburbs while she wanted to be closer to the City.&amp;nbsp; I worked really hard for the both of them while they figued out what they should do.&lt;/p&gt;
&lt;p&gt;I worked with them for a long time until they finally told me that they would wait to figure out where they wanted to be.&amp;nbsp; Then, they said, they would start looking again.&lt;/p&gt;
&lt;p&gt;Agents, you know the rest....I got an &quot;unsubscribe&quot; email from them from the property listings that I had been sending them.&amp;nbsp; I contacted them since I just knew this had to be a mistake.&amp;nbsp; Apparantly it wasn't.&amp;nbsp; They found something they liked and bought it with another agent.&amp;nbsp; Of course they &quot;appreciated my help&quot; when I asked what happened.&lt;/p&gt;
&lt;p&gt;This kind of situation makes me rethink my &quot;trust&quot; issue when it comes to buyers and a Buyer-Broker agreement.&amp;nbsp; My problem is that I don't really want to work with someone who doesn't respect the time and commitment that I give them.&amp;nbsp; I have learned to educate my buyers up front, and I rarely have an issue with a buyer just throwing me aside, but it certainly doesn't make it easier when it happens.&lt;/p&gt;
&lt;p&gt;So....buyers:&lt;/p&gt;
&lt;p&gt;If you work with an agent, realize that the time and energy they give you is all theirs.&amp;nbsp; They don't get paid for it.&amp;nbsp; We could be focusing on clients who understand and appreciate what we have to offer.&amp;nbsp; Or maybe, instead of showing property to you, we could instead relax and spend time with our families.&lt;/p&gt;
&lt;p&gt;If you know that you don't want to work with the agent, let them know immediately so they don't use their valuable time helping you when they could help someone who values their work.&lt;/p&gt;
&lt;p&gt;Have the decency to discuss any issues you may have with the agent to see if they can be worked out.&lt;/p&gt;
&lt;p&gt;And....if this doesn't work....either communicate with them that you don't want to work with them OR ask to sign a Buyer-Broker agreement to commit both of you.&lt;/p&gt;
